Home Sellers: What To Do Prior To A Home Inspection?
Home Sellers In Redwood City: What To Do Prior To A Home Inspection?

Check list to follow If you have arranged to have your home inspected, you should plan to go with the inspector during the entire process. This information will help you when you are looking at an offer to buy your home. If it is a buyer initiated inspection, it would be preferable if you were not present. Being notified before had is important for any inspection. The real estate agent will schedule the inspection for a time convenient to both you and the buyer. This is to allow you enough time to make preparations for this important day. Do you know the systems of a home

Do you know the systems of a home Whether you, as the seller, or by the buyer, have arranged the home inspection you can take several preparatory steps, which will benefit you and help the inspection process: Make sure the inspector can get access to all areas of the house. Clear all furniture, boxes, clothes, toys and other personal items that may block access to the furnace, water heater, electrical panels, attic crawl spaces, etc. Inspectors will not enter inaccessible areas. If access to your attic crawl space is in a closet, remove clothing, shoes, and other items. Not only might they be in the way, but when opening the hatch door, debris (dust, insulation, loose plaster) is likely to fall from the ceiling upon items left in the closet. If you are expecting a visit from an inspector and prospective buyer: - Ensure that filters are clear in air conditioners, heaters, vents, drains, etc. - Clearing areas under sinks makes for a thorough inspected. - Have the house cleaned thoroughly. The fewer problems an inspector finds with the property, the better overall image the property presents to the prospective buyer. Obviously, it is to your advantage if the buyer hears the inspector saying, “Everything on this property is right except for a couple little issues here and there,” and not hearing a long list of concerns. Additional notes to home sellers The home inspector may override your timers or reset clocks if outlets (such as appliance clocks, outdoor lighting etc.). You should check them after the inspection to make sure they are reset properly. Remember to allow two to three hours for the home inspection. Five Deadly Mistakes Homeowners Make When Selling A Home

The Five Deadly Mistakes Made When Selling A Home

A SOLD Home! Sooner or later, most homeowners will be in a place to sell their home. This post summarizes the top five mistakes that home sellers make. It's simply because the experience is new to them and they don't know any better.
Mistake #1. Using a Real Estate Agent Instead Of a Realtor
When you’re looking for help in selling your home, it’s important to remember that the terms “real estate agent” and “Realtor” are not synonymous. - Realtors are a member in good standing of the National Association of Realtors (NAR). NAR is a non-profit trade organizations that promote real estate information, education and professional standards. - NAR members adhere to a strict code of ethics founded on the principle of providing fair and honest service to all consumers. This would include Realtor business practices on the local levels are regularly monitored. Arbitration and disciplinary systems are in place to discuss complaints from the public or board members. This local monitoring keeps Realtors directly accountable to the individual consumers they serve. - The National Association of Realtors also has earned a strong reputation for actively championing private property rights and working to make home ownership affordable and accessible.
Mistake #2. Failing to Maximize the “Curb Appeal” of Your Home
When you’re preparing your house for sale, remember you only have one chance to make that first impression. A buyer’s first impression can decide whether or not they’ll choose to look inside. It’s estimated that more than that 50 percent of shoppers decide to buy a home even before they get out of their car. Recently Redfin did a study and found out 44% of home buyers purchased in San Francisco without even seeing the house! With that in mind, be sure to stand outside your home and take a realistic “fresh look.” Then ask yourself (and your Realtor) what you can do to enhance your home's “curb appeal.” It will bare significant impact in your last sales price as well as the speed of your sale.
Mistake #3. Not Appreciating the Buyer’s Point of View

You've got this. Unreasonable though it may be, a prospective buyer would like to see a perfect home from top to bottom and inside and out. To improve the likelihood of an easy, fast and profitable home sale, we suggest that you make sure the following items are in tip top shape: On the outside - Sweep the front walkway. - Remove newspapers, bikes and toys. - Park extra cars away from the property. - Trim back the shrubs. - Apply fresh, clean paint on your home, wooden fence, and outbuildings. - Clean windows and window coverings. - Maintain sprinkler systems. - Maintain sealants around windows and doors. - Make sure roof and gutters are clean and in good condition. - Mow the lawn often and plant flowers. - Keep pet areas clean. - Take down out-of-season decorations. On the inside - The kitchen and bathroom should look and smell clean. - Vacuum rugs and carpets (and have them professionally cleaned, if necessary). - Place fresh flowers in the main rooms. - Put away dishes, unless setting a formal display for decoration. - Make all beds and put away clothing. - Open drapes and turn on lights for a brighter feel. - Straighten closets. - Put away toys. - Turn off televisions. - Play soft music on the radio/stereo. - Keep pets out-of-the-way and pet areas clean and odor-free. - Secure jewelry, cash, prescription medication and other valuables. - Consider removing unnecessary furniture and appliances from counter tops to create a greater sense of space. - Consider baking cookies or lighting scented candles to create a homey atmosphere.
Mistake #4. Thinking It's Okay to Be In Your Home During Showings
Allow your Realtor to do his or her job without you on site. Most potential buyers feel more comfortable if they can speak freely to their real estate agent without the homeowner present. It may hurt your feelings to hear what a prospective buyer may want to do to your home. However, if they go down this path they have already moved in their mind and your home is SOLD! As a side not if anyone unaccompanied by an agent ask you to see your home don't allow them in your home. Instead refer them to your real estate professional for an appointment.
Mistake #5. Over-Pricing Your Home

Neon dollar Perhaps the most challenging aspect of selling a home is listing it at the correct price. It’s one of areas where a skilled real estate agents can pay for themselves versus you trying to sell your home yourself. If the listing price is too high, you'll miss out on a percentage of buyers looking in the range where your home should be priced. Some people think that if they leave some “wiggle room” in the price, they'll always be able to negotiate and accept a lower offer. This is not necessarily true. Chances are the offers won't even come in for fear of alienating the home owner. Buyers who would be most interested in your home will not consider your home because of the high price, and fear of alienating you. By the time you correct the price, you've already missed exposure to a group of potential buyers. Listing price The listing price becomes even trickier to set when prices are quickly rising or falling. Being aware is critical of where and how fast the market is moving – both when setting the price and when negotiating an offer. An experienced, well-trained real estate agent is always in touch with market trends. Usually more often than appraisers, who typically focus on what a property is worth if sold as is, today.

The Chronicle of Christmas

The Chronicle of Christmas I want to wish each and every one of you the best of your Holiday Season and a very Merry Christmas. This is always a time of year when we all treat each other like we should all the time. The spirit of the Holidays warms my heart and I hope it does yours too. Enjoy! The Chronicle of Christmas Starting in the 1600's 1600's: The Puritans made it illegal to mention St. Nicolas' name. Therefore it was also illegal to exchange gifts, light a candle, or sing Christmas carols. 17th century: Dutch immigrants brought with them the legend of Sinter Klaas. 1773: Santa first appeared in the media as St. A Claus. Christmas Presents 1804: The New York Historical Society was founded with St. Nicolas as its patron saint. And then members engaged in the Dutch practice of gift-giving at Christmas. 1809: Washington Irving, writing under the pseudonym Diedrich Knickerbocker, included Saint Nicolas in his book "A History of New York." Nicolas after that is described as riding into town on a horse. 1812: Irving, revised his book to include Nicolas riding over the trees in a wagon. 1821: William Gilley printed a poem about "Santeclaus" who was dressed in fur and drove a sleigh drawn by a single reindeer. 1822: Dentist Clement Clarke Moore is believed by many to have written a poem "An Account of a Visit from Saint Nicolas," which became better known as "The Night before Christmas". In other words Santa is portrayed as an elf with a miniature sleigh equipped with eight reindeer. They were named in the poem as Blitzem, Comet, Cupid, Dancer, Dasher, Donder, Prancer, and Vixen. Others attribute the poem to a contemporary, Henry Livingston, Jr. The start of Santa 1841: J.W. Parkinson, a Philadelphia merchant, hired a man to dress up in a "Criscringle" outfit and climb the chimney of his store. 1863: Above all illustrator Thomas Nast created images of Santa for the Christmas editions of Harper's Magazine. These continued through the 1890's. 1860s: President Abraham Lincoln asked Nast to create a drawing of Santa with some Union soldiers. After that this image of Santa supporting the enemy had a demoralizing influence on the Confederate army. Maybe an early example of psychological warfare. 1897: Francis P Church, Editor of the New York Sun, wrote an editorial in response to a letter from an eight year-old girl, Virginia O'Hanlon. She had written the paper asking whether there really was a Santa Claus. Therefore It has become known as the "Yes, Virginia, there is a Santa Claus" letter After the 1900's 1920's: The image of Santa became so well known as a bearded, over-weight, jolly man dressed in a red suit with white trim. 1931: Haddon Sundblom, illustrator for The Coca-Cola ™ company drew a series of Santa images. Until 1964 Coca-Cola used their Santa images in their Christmas advertisements. The company holds the trademark for the Coca-Cola Santa design. Christmas ads including Santa continue to the present day. 1939 Copywriter Robert L. May of the Montgomery Ward Company created a poem titled Rudolph, the ninth reindeer. He created an ostracized reindeer with a shiny red nose. The Chronicle of Christmas. Rudolph became a hero one foggy Christmas eve. Santa was part-way through deliveries when the visibility started to degenerate. Because of the foggy Christmas Eve Santa added Rudolph to his team of reindeer to help illuminate the path. 1949 famous song 1949: Johnny Marks wrote the song "Rudolph the Red-Nosed Reindeer". Rudolph was rejected by the other reindeer therefore Santa relocated him to the North Pole. They wouldn't let him play in their reindeer games because of his strange looking nose. Gene Autry recorded his all time best seller. Next to "White Christmas" it is the most popular song of all time. 1993: In addition an urban folk tale began to circulate about a Japanese department store. The Japanese department store supposedly displayed a life-sized Santa Claus crucified on a cross. It never happened. 1997: In conclusion Artist Robert Cenedella drew a painting of a crucified Santa Claus. First showed up in a window of the New York's Art Students League. The painting received intense criticism from some religious groups. However, his drawing was a protest. He was trying to show how Santa Claus had replaced Jesus Christ as the most important personality at Christmas time. References: References: Barbara G. How To Tell Your Mother You Love Her And Know Why

How To Tell Your Mother You Love Her And Know Why
Mother's Day ~ How It Came About... In the United States, on the second Sunday in May Mother's Day ~ How It Came About is our annual holiday celebrated by recognizing our mothers,

Happy Mother's Day Including motherhood and maternal bonds in general, as well the positive contributions that they make to society. Woman’s peace groups were the first to start Mother’s Day. The groups were Mothers who sons had died in the American Civil War from both sides. These groups had their celebration of Mother’s Day during the 1870’ and the 1880’s. Unfortunately, none of these celebrations had any National support they were only observed at the local level. “Mother’s Friendship Day” was started in 1868 by Ann Jarvis. This day was to unite families and friends divided over the war. Ann Jarvis died in 1905 before the celebration became popular and the gauntlet was carried on by her daughter Anna Jarvis. In New York. On June 2, 1872 there was a Mother’s Day anti-war rally led by Julia Ward Howe. The rally ended with a Mother’s Day Proclamation. The War Continues This anti-war rally continued for another 10 years in Boston and then died out. Then on May 13, 1877 in Albion, Michigan there was another Mother’s Day observance and the difference revolved around the temperance movement. “According to local legend, Albion pioneer Juliet Calhoun Blakeley stepped up to complete the sermon of the Rev. Myron Daugherty who was distraught because an anti-temperance group had forced his son and two other temperance works to spend the night in a saloon and become publicly drunk. From the pulpit Blakeley called on other mothers to join her. Juliet Calhoun Blakeley's two sons were both traveling salesmen. They were so moved of their Mother they vowed to return each year to pay tribute to her. Both started on a campaign to urge their business contacts to do likewise. At their urging, in the early 1880's, the Methodist Episcopal Church in Albion set aside the second Sunday in May to recognize the special contributions of mothers.” The First Public Plea The first public plea for a national day Americans could celebrate their Mothers made by Frank E. Hering who at the time was the President of the Fraternal Order of Eagles. The year was 1904. Anna Jarvis in 1905 began campaigning to set up a Mother’s Day first as a national holiday and then the rest of the world. In 1910 West Virginia officially declared Mother’s Day as a legal holiday. Many State followed West Virginia’s lead and in 1914 on May 8th the U.S. Congress passed a law. It designated that the second Sunday in May was to be known as Mother’s Day. The following day President Woodrow Wilson issued a proclamation declaring everyone should fly the American flag in honor of these Mothers who sons had died in the war. In 1934 FDR approve a postal stamp commemorating Mother’s Day.

Mommy Remember your Mother today as she is the only person who all your life has thought you to be the most beautiful and perfect person in the world. Aren't Mothers great! Easter And Why Do Rabbits Bring Easter Eggs?
Easter And Why Do Rabbits Bring Easter Eggs? Easter is close at hand and the celebration start today on Good Friday. On Sunday Christians will be celebrating Easter. It's the day Christians believe their Lord and Savor, Jesus Christ rose from the dead into heaven. Christians will celebrate the day by going to church/mass dressed up in their Sunday finest. It spring time and the time for renewal of nature. With Easter here I have often wondered why in the world does a rabbit bring Easter eggs? A rabbit doesn’t produce eggs, nor do they eat eggs so what’s the deal with the bunny rabbit delivering eggs for all the children? Don't you agree? Research on Rabbits When I started to do my research on the subject I thought a simple Google search would show me the solution. I didn’t realize I was opening a can of worms! This is pretty serious stuff the rabbit and these Easter eggs. What I found out it is strictly a religious matter. Because of differences fought between Pagans and Christians. The Pagans believe in the Anglo-Saxon goddess, Eostre, and of course the Christian didn't. The Christians believed in Jesus Christ. Therefore, there is no answer except for it depending on your own personal beliefs. Who was Eostre? Eostre was a Pagan Goddess whose symbols were the rabbit and the egg. First of all in pagan religion, both the egg and the bunny are symbols of fertility. In the pagan religion, Easter was the "spring festival". It was time for celebrating fertility and requesting of the Gods that they would give good crops. On the other hand some believe that the only connection to Eostre and Easter is that they are both issues spoken in English. For example As a result, people like Catherine Beyer, believe in that the Romantic languages, the word for Easter is based on Pesach, the Hebrew word for Passover, which Jesus was celebrating at the time of his execution. And that is all Easter is about according to Catherine Beyer. They say, to bring anything else into the picture referring to something like eggs and rabbits is just not worthy of discussion. In conclusion: From a historical standpoint all I can say is that the answer to the age-old question about why we have Easter egg hunts. Furthermore, we see little bunnies everywhere hence it is for you to decide for yourself. I know what is in my heart. Do, you know now Why Do Rabbits Bring Easter Eggs? I am going to go look for some See’s Candies chocolate eggs. Those are the eggs I enjoy most Happy Easter #easter #egg #rabbit #HappyEaster #realestate #sfbayhomes #sellmyhouse Read the full article

This is to allow you enough time to make preparations for this important day. The Five Deadly Mistakes Made When Selling A Home

The Five Deadly Mistakes Made When Selling A Home Sooner or later, most homeowners will be in a place to sell their home. This post summarizes the top five mistakes that home sellers make. It's simply because the experience is new to them and they don't know any better. Mistake #1. Using a Real Estate Agent Instead Of a Realtor When you’re looking for help in selling your home, it’s important to remember that the terms “real estate agent” and “Realtor” are not synonymous. Mistake #2. Failing to Maximize the “Curb Appeal” of Your Home When you’re preparing your house for sale, remember you only have one chance to make that first impression. Mistake #3. Not Appreciating the Buyer’s Point of View Unreasonable though it may be, a prospective buyer would like to see a perfect home from top to bottom and inside and out. Mistake #4. Thinking It's Okay to Be In Your Home During Showings Allow your Realtor to do his or her job without you on site. Mistake #5. Over-Pricing Your Home Perhaps the most challenging aspect of selling a home is listing it at the correct price.
