Case Study: Extending the Life of Roofs with UNISIL Coatings

Roofs are one of those things people tend to forget—until they fail. By then, it's too late. Water damage, insulation breakdown, rusted substrates—it all adds up quickly. But here’s the thing: with the right protective coating, many of those failures aren’t just avoidable. They’re preventable for years longer than most expect.
At UNISIL, with our operations in Hungary and the USA, we’ve worked with clients across climates and continents to develop silicone-based roof coatings that don’t just look good—they perform. And in this article, I want to share a real-world case study that demonstrates how the right chemistry can make all the difference.
Let’s rewind to early 2022. A logistics company in southern Hungary was struggling with its warehouse roofing. Originally installed in 2009, the roof—galvanized sheet metal with basic bituminous sealing—was nearing the end of its functional life. Every winter brought new leaks. Every summer, surface temperatures soared past 70°C, degrading the seams and joints further. Replacing the entire roof would have been expensive, disruptive, and—honestly—not entirely necessary.
We were brought in for a consult.
After site visits, surface testing, and water ingress analysis, our team recommended a full clean-and-coat using a modified silicone elastomer coating from UNISIL’s industrial lineup. What made this coating different wasn’t just its UV and thermal resistance. It was the way it adhered to old surfaces, flexed with expansion and contraction, and most importantly—repelled standing water.
Roof coatings are all about compromise. Too rigid, and they crack. Too soft, and they wear away. We needed something that would maintain flexibility across temperature swings, bond tightly even on aged metal, and resist ponding.
We prepped the roof—cleaned it with a low-VOC degreaser, patched active leaks, and applied a primer specifically matched to the existing substrate. Then came the silicone topcoat: a white, high-solids formula that reflected heat and sealed every joint and screw hole. It took two days. No tearing, no structural changes, no warehouse downtime.
Three years later? The roof is still holding strong. Thermographic imaging shows lower surface temps in summer, and post-rain inspections show zero penetration. The client reported a noticeable reduction in internal cooling costs—unexpected, but a welcome bonus.
What stands out here isn’t just the outcome, but the approach. This wasn’t about selling a product. It was about extending the life of an existing structure, using chemistry tailored to the context. It’s the kind of work we’re proud of—quiet, durable, effective.
And it’s not an isolated case. We’ve supported similar projects in the U.S. where aging commercial flat roofs were transformed from liabilities into assets. One client in Arizona even joked that our coating was the only reason their HVAC tech stopped complaining.
These stories matter—not just as proof of performance, but as a reminder that maintenance and longevity can go hand in hand. You don’t always need to rebuild. Sometimes you just need the right barrier, applied at the right time.
That thinking ties into a larger conversation happening across industries: how do we reduce waste, extend infrastructure lifespan, and design smarter systems for a resource-constrained world?
