I'm a big fan of building commie blocks to ameliorate the US housing crisis -- and putting them in the public parks that were stolen from other communities to give colonisers some trees to look at -- but what policies should be enacted to get suburbanites into beautiful and efficient bedspace apartments with kitchens and washrooms shared by a floor?
As a good social democrat, I'm contractually obligated to prefer Red Vienna to your proper commie block. Short of a complete class revolution that completely upends the social hierarchy, a significant part of ensuring that social housing pulls off being "a living tapestry of a mixed community" is building it to middle-class standards (including aesthetic standards) so that people with the money to find alternatives don't all leave. Art Deco is a hell of a lot chic-er than the boring minimalist crap that luxury developers are getting away with these days.

Also, don't build them in parks: green space is not only important for environmental sustainability but also the health and mental health of working-class and poor communities who can't afford houses in the suburbs, and we should be encouraging in-fill development instead. (Build them on golf courses instead, because they are classist, invasive, artificial monocultures that do nothing for the environment.)
In terms of how to make suburbia more in synch with dense, sustainable social housing, there are a number of necessary changes:

Commuter rail: suburbs predate the car by a fair few decades, and originally sprung up along the routes of commuter rail lines. Well, it turns out that transit-oriented development and dense transit corridors go hand-in-hand: if you can build higher-density units near transit lines, people will use mass transit to commute, and if there are well-planned areas of higher density around major urban areas, the increased number of commuters can support more regular transit services.

Planning/zoning/ligitation revolution: as I mentioned in my student housing post, one of the major reasons why it's so hard to build affordable housing projects is that local NIMBY groups use every legal tool in the book to bury them. So there needs to be pretty comprehensive reforms of zoning regulations (banning single-family zoning, reducing set-backs and eliminating mandatory parking, getting rid of "unrelated persons" limitations, getting rid of building heights limits, etc.), standardization of the permitting and development approval process, streamlining of the public comment/hearing process and environmental review process for model projects, and extreme limits on litigation for model projects.

Financing reform: as I sort of imply in my Red Vienna section above, a big part of making social housing/public housing successful and avoiding replicating or increasing class and racial segregation is adhering to middle-class minimum standards. This has important knock-on implications:
you need to eliminate requirements for absolute lowest possible land costs (which restrict social housing to economically and socially isolated areas).
you need to raise allowable construction costs, so that you can achieve those aesthetic standards and avoid corner-cutting like smaller rooms and lower ceilings, single-thickness walls/floors/ceilings, no doors on cabinets or closets, cheap cladding and wiring and pipes and other building materials, low-quality insulation and HVAC, etc. Not only do middle-class folks notice this stuff and go elsewhere, but it's all penny-wise and pound-foolish, because cheap construction runs down faster which increases maintenance costs, and sometimes it just straight-up kills people.
you need to adequately finance maintenance, services, and amenities. This is crucial to keeping tenants with deeper pockets, but it's also another one of those things where penny-pinching is counter-productive in the long-run. The more you save on maintenance costs, the faster the buildings run down and the more expensive repairs you have to make. The more you save on services like superintendants and doormen, the more your tenants end up having to spend on handymen and the more you have to spend on police and repair costs. And so forth.
And there is a real potential here for all kinds of positive feedback loops: spending money on achieving higher standards of construction and operation means that you can hang onto and attract higher-income tenants, which means you can have sliding scale rents that cross-subsidize tenants and pay for higher construction and operating costs, and the poor and working class tenants who couldn't have paid for those higher costs and amenities on their own enjoy a "positive externality" for once.

Our AC still isn't fixed and it's going to be in the 90s for the next week. 😭
There's nothing for it, unfortunately. The service contractor our home warranty company assigned us to was TERRIBLE and I had to chase them down for two full months to get appointments and updates, and six weeks after we finally got a tech out, they STILL hadn't sent the report to the warranty company so they could order parts. No wonder all their Google reviews are 1 star. (Like seriously, what part of "Our HVAC system doesn't work at all and the temperatures upstairs are rising to a dangerous level on hot days" says meh, this can wait? Fuck you, Reliance.)
Thankfully, I was able to get us assigned to a different company and they were at the house the very next day and had the report in and parts ordered by the end of the week. So we're waiting on delivery and a repair date. But because of that two-month delay, we're kind of screwed here. Seriously, we put the request in in MID-APRIL hoping this could be resolved before the summer heat waves hit.
On top of that, our HOA doesn't allow window AC units because Gentrified Aesthetic Bullshit. So I called and explained (read: gave somebody a barely-polite earful) about our situation and our request was still denied, but we have until mid-July to remove the unit we put in our bedroom so that the upstairs doesn't get hot enough to be a health hazard for us and the cats.
(The HOA does allow indoor units with a low-profile window exhaust panel, but they cost twice as much as a window unit and we could only afford the cheaper model at the time that the temps were really starting to rise and we had pest control coming so the cats HAD to be upstairs overnight. I'm holding aside a little money just in case we need to get one.)
We'll manage though. We have proper curtains now and plenty of fans, and if worst comes to worst, I'll just spend the weekend in the bedroom with the cats and the AC. It's currently a toss-up as to whether we'll have thunderstorms or just swampy humidity.
I do not enjoy summer. 😑

The ceiling is falling in due to leaking Air Conditioning units that need to be replaced/repaired and the ceiling as well.

so our hvac is fucking dying [ISSUE RESOLVED]

in truth the entire thing has needed replacing for some time but we (my mom & I) can't even afford to get it serviced currently. I've been trying to find some alternative means of funding to avoid ebegging but the situation is getting to a breaking point & might end up with us not having heating during the winter either
a patch job that'll last the rest of the year (which we had done last year) would take about $780. though the patch job from last year only lasted for so long, it'll at least allow us to sleep through the rest of this year's godforsaken heat (& it'd be around/over $10k to get a new ac entirely - which, again, is money we don't have)

we've had to set the ac well above 90F every day in order to prevent it running 24/7 bc it's physically incapable of cooling the house & even by opening the windows and buying portable mini air coolers (which is all we can afford) we're having problems sleeping & being functional during the day bc we can't get the house cool enough at night either. AND the control panel just shat itself so the ac is stuck on 95F (though it might just need a new battery. hopefully). the heat in the house is ALSO overtaxing our refrigerator, which is ALSO outdated & on the verge of failing if we aren't careful
my mom can barely afford to pay every other expense we have to deal with & I'm not in a position where I can get a job right now. normally my dad (who doesn't live with us) would cover part of the expenses but this year he isn't even willing to help with the district taxes let alone maintenance issues, so we're a little bit in a rough spot rn

Do you have any marketable skills? Have you had one kind of job for long enough you could bow work in management of that job? Do you have any computer certs? Trade school? Some jobs will literally pay you to go to cc or trade school and become an apprentice welder/plumber/hvac/ electrician etc and you can be in a union! and make like 50k after a year or so of training...
anon I appreciate that you're trying to help but there's a couple issues here
yes, I do have marketable skills. nobody seems to care. even when I am absolutely without question qualified for a job they will typically ghost me.
computer certs generally cost money (which I cannot afford to spend, because I can't find a job that pays enough for me to live comfortably) and require a lot of studying (which I don't want to fucking do, because I want to use my free time as free time and not unpaid self-directed training)
I've actually considered going into the trades but like. that would basically mean 1. throwing the education I already have in the garbage and going "whoops! wasted four years of my life!", 2. I would almost certainly have to start Driving again, which is something I specifically moved to an urban area with one of the best transit systems in the country to avoid, and 3. it's just not really something I want to do with my life and I'm fairly sure that most trade jobs would drive me insane for the same reason that working in food service drove me insane
what I would actually like is to find a job that fairly compensates me for the skills I've already developed and gives me opportunities to develop them further, not upend my entire life for something that might suck just as bad, union or not

If you want to be a home owner please look into local assistance for first time home buyers.
In the US there are special loans for first time home buyers as well as assistance if you want to live in a rural area ( FHA and USDA loans). Special loans are more flexible with minimum down payment and credit score minimums as well as don't have some requirements that Conventional Loans have.
Ie one thing that helped us is Conventional loans require you to work full time consistently in the same field for 2 years. FHA only requires 6 months of employment and a letter explaining your history and to have an income that can afford the loan. I didn't have the work history needed for a Convention Loan.
The Loans, Grants, and Assistance vary state to state and you may have other options if you live in a major city. (Our second grant was only for our area.)
There also may be government backed housing assistance agencies which will help you with going through the process for free or a low payment (our state requires you to do some education with them for the FHA loan, and it was free).
My partner and I recently bought a house with a FHA Loan/Grant and a First Homeowners Grant from our lender (which has the qualifications of being a low income area, low income, as well as first homeowners). We were able to forgo any down payment or closing costs and will be paying less monthly costs then the rentals we were considering month to month.
We still had to pay some things. We paid for inspection, appraisal, insurance upfront, refundable deposit and 1000 dollars at closing.
FHA loans also have the added cost of loan insurance for month to month costs, but overall is still cheaper then renting so 🤷 I am not complaining.
Another thing to expect as a lower income buyer is you likely will only be able to afford fixer uppers so expect to have a lot of initial repair costs as well as maintaining your home over time. There is assistance for those things as well but be careful of loan scams when looking for those.
If you do consider going this route, make sure to be thorough with inspections and negotiate with what you find. It is a lot of upfront costs for something you may not go with, but can save you thousands in the long run. We needed to change out knob and tube in our house and since we found it in the inspection we were able to negotiate 12k from the sellers to fix it rather than paying that out of our pockets later. We also saved over a thousand by getting them to service the neglected HVAC. You're not likely to get a seller to fix everything, but you can save a lot with negotiating.
More homeowners can stabilize communities and help rent to not skyrocket uncontrollably. Especially if the homeowners arent nimbys who only care about their property values and instead actually care about their renting neighbors. Homeowners also have more power in your local politics, so taking advantage of these programs and getting more power to disadvantaged people and communities is so important.
