It's game over for 2023. Time to talk about the best games I played during the year. I finished many enjoyable titles on various platforms, crossing genres and time to visit even decades old games. I finished a total of 38 games this past year. And because I apparently didn't have enough choice for devices to play all these games on, we got an Xbox Series X to our household on Christmas week.
Anyhow, here are the winners of my personal Game of the Year 2023 awards. *drumroll*
1st place: Vampire Survivors (PC)
My addictive substance of choice. Doesn't shine in the graphics department with modern tech. Doesn't try to impress with thought-provoking narrative. The incredibly simple yet satisfying gameplay however is engineered to perfection. A true masterclass of game design.
+ Infectiously fun, action-filled reverse bullet hell roguelike gameplay. Just one more run! + Bold artistic identity. + Humorous touch in character/enemy design and fun nods to other videogames. + Superb soundtrack. + Tons of quality content for an incredibly cheap price. Free updates and paid DLC with even more content. - The flashing effects can go a little overboard and cause discomfort. - Later stages of game can lag even decently powerful hardware.
See my posts about Vampire Survivors
2nd place: Castlevania: Aria of Sorrow (Wii U Virtual Console, originally on Game Boy Advance)
A classic Castlevania that holds up nicely even 20 years from release and on a big screen. With a bit more memorable music and a small quality of life improvement, Aria of Sorrow would have earned the coveted 5/5 stars in my book.
+ Balanced and fun gameplay with a good sense of progression. + Top tier level design with a concise map. + Nice art style in environments, sprites and character portraits. Great animation and enemy design. + Fitting music and audio. + Good story. - Lacks item to warp to last save room or outside castle.
See my posts about Castlevania: Aria of Sorrow
3rd place: Touhou Mystia's Izakaya (PC)
Chill vibes managing your restaurant, gathering ingredients and talking to characters by day turn into frantic cooking and serving action by night. This game got its recipe right.
+ Fun, rewarding gameplay loop mixing leisurely action and challenges testing your attention. + Enjoyable story with funny events. + Wonderfully cute pixel art. + Catchy music. + Lots of content for a low price. - Starts slow, even a bit boring in the beginning before you get special customers and unlock more recipes. - Final battle had annoying RNG. - English translation could use a little polish.

Honorable mention: Crimson Shroud (Nintendo 3DS)
This surprisingly challenging table-top RPG inspired game impressed me with its quality and satisfying gameplay. This is a hidden gem worth visiting.
+ Challenging gameplay with long and brutal battles make for a rewarding experience. + Good, well-written story with two endings. + Cool art direction with 3D models mimicking table-top RPG figurines, pretty illustrations. + Great music. + Game's length is just right to keep player invested. - Overall difficulty is higher than usual for JRPGs and Game Over wasn't a rare occurrence on my playthroughs. Slight frustration ensued due to having to retry the long battle from the beginning. - Confusing equipment UI (comparison of current vs new gear).

Honorable mention: Ghost Trick: Phantom Detective (Nintendo DS, played on 3DS)
Unique experience with tricky chain reaction puzzles and fantastic characters. Prominently fluid and amazing animations - I can't believe it's a Nintendo DS game! This is no trick - it's a treat.
+ Inventive gameplay and mechanics, perfect fit for touch screen. + Interesting story that definitely doesn't forget humor despite the grim subject. + Memorable characters (Cabanela and Missile were my favorites). + Awesome art style and marvelous animation quality. + Great music throughout the game. - I almost lost interest at some point and got impatient to finish the game. - I guessed one of the key plot twists but luckily that didn't put a dent on the ending.

Honorable mention: Gears of War 2 (Xbox 360, played on Xbox Series X)
Entertaining cover shooter with varying missions. The game never had a boring moment and the length of the single player campaign was just right. I'm looking forward to playing Gears of War 3 next!
+ Fun gameplay that sets expectations for other shooters. + Interesting setting and story with some cool events. + Fun dialogue that made me chuckle many times. + Good music and great English voice acting. + The challenge on Normal difficulty was just right for me. - AI controlled companions got stuck occasionally, leaving you alone in dangerous enemy territory. - I didn't always understand the mission objectives in the hectic situations. - Cutscenes can't be skipped (thankfully this is not a Kojima game).
Honorable mention: Signalis (PC)
Atmospheric sci-fi survival horror paying homage to older games. Puzzles are different from usual and require attentive skill and logical thinking to solve. This game deserves a sequel.
+ Intriquing sci-fi story with an impactful ending (there are multiple endings too). + Great art direction, appealing PS1 era inspired retro graphics with skillfully crafted pixel art. I very much enjoyed the nod to Ghost in the Shell. + Unique, well-designed puzzles and good level design. + Great atmosphere. - A bit clunky combat. - Tiny inventory space forced me to backtrack more than I would have liked. - Annoying design choice to not include a map in a couple of areas.

Can you rank the Asian models in ANTM?
Okay, so my ranking of the Asian ANTM models would be:
13th - Julie Titus - Honestly, all of the Asian models on ANTM have had some positives for me so I'm surprised to be ranking Julie last, but her look probs had the least potential.
12th - Justine Biticon - More obvious potential, still sad she was first out, done a bit nasty on Cycle 23 to be honest, like most Asian contestant it seems.
11th - Claire Unabia - Strong look, but her portfolio was generally quite mediocre for me. Always looked a bit older than she was.
10th - Sara Racey-Tabrizi - Big jump up, had some solid photographs, but never fully wowed me.
9th - Jenascia Chakos - Close with Sara, but honestly Jenascia has more memorable shots for me, so giving her one spot up. Very close though.
8th - Gina Choe - One of the strongest looks for an Asian model which is what gets her this high, but so little confidence and her best shots seemed to be lucked into. Still love her Swarovski shot though.
7th - Sheena Sakai - If this was a personality ranking, obvious number 1. Sheena was still a really solid model on the show though, but her portfolio was again quite middling a lot of the time. Never felt she fully lived up to her potential.
6th - Anchal Joseph - My favourite look ever on this show, if she had more confidence I'd have her higher, but that held her back. So many stunning photographs, and deserved so much better on her cycle. A running theme with Asian contestants.
5th - Justin Kim - Another person robbed right before the trip section of the show, Justin is a contender for the best male model we saw on the show. Love his look, he should've easily made top 4.
4th - Jennifer An - Jennifer probably the only person in the top 6 who got mostly her fair dues on the show. She got rightful praise for several great shots (her underwater remains one of my all time favourites), for pushing the boundaries, and while I think there is a case for her to be the runner-up of Cycle 13, I think final 4 was still fair.
3rd - Shei Phan - This girl was paid dust on Cycle 21, criminally underrated, and relegated to being the catwalk model, which she did absolutely demolish. Stunning photographs, great body and face, just all around brilliant model. Easy top 2 in her cycle with Lenox.
2nd - Jeana Turner - ANTM should've finished with Jeana becoming the first Asian to win, such a brilliant model. Her look was fascinating, and her portfolio the most diverse of the season. The show villainizing her instead was disgusting.
1st - April Wilkner - No doubt, Cycle 2 had the first Asian contestants, but they hit a home run with April. Stunning girl, incredible portfolio, everything you could've asked for. Deserved to be the first Asian winner of ANTM.
So the big thing to conclude from this ranking is that the show did Asian models completely dirty both in terms of their treatment of them and their casting of them. Can't believe there was only 13 across 24 cycles, including a stretch from 14-20 where none were cast. Ridiculous.

Fave 2021 national finals songs
Since I don't have anything better to do with my life at the moment I decided to ramble about stuff. Okay, here are my thoughts about my fave songs from the national finals of 2021, in no particular order!
Norsk Melodi Grand Prix
• Monument was my absolute favourite and I still can't believe to this day that it didn't win :( Keiino are fking fantastic and they killed the stage (though I kind of preffered the black outfits from the 1st heat over the final ones, they suited the song's athmosphere better). I cried real tears when I saw they lost, for real. Heartbreak 💔
• Hero was such a nice throwback to 80s music style, the staging was also really neat. Would love to see Raylee come back next year in the selection, she has a cool stage presence
• Okay but Vi er Norge was a banger and I'm still listening to this one, a real shame it didn't even qualify nor win the 2nd chance round. As you already knew before, I have a weakness for violins because yes. The performance was so energetic and fun, should have def qualified. Underrated.
• Ut av mørket/Fallen angel was really good too. I wanted it to be kept in norwegian for esc but oh well. The stage show was just a tad messy but memorable.
• I can't escape was something I'd hear from Roxen ngl, the style matches her perfectly, even her cursive singing, everything. Either way I loved this one too, this song feels like a hug.
• Pages was so magical, I'm glad we got another joik song, sadly this didn't qualify 😥
• World on fire was kind of generic but puts me in a good mood everytime I listen to it, it's really catchy.
• Let loose is so g r o o v y and cool, it was my fave from the 1st heat when I got to listen to the songs. I'm lowkey happy it advanced to the final instead of Elevate, I'm sorry but I saw everyone praising that one in youtube comments, I never saw the hype, it was too regular and plain for me.
• Own yourself was so cute and funky, loved how it showed her ethnic background a lil with that disco sound.
• Witch woods...ehhh...While it's funny and unique, I think it's suited more for a witch Disney musical than Eurovision. But I like it anyway.
• Faith Bloody Faith oh yes I needed a rock song in this nf. Relieved it won the 2nd chance. Oh and I just realized, the superfinalists in mgp were literally the ones from the 1st heat. Crazy huh?
• Nordlyset is something I'd listen to near a fireplace with a cup of hot chocolate in hands watching the snow fall in my cottage located in a forest far away from civillization. So soothing and beautiful <3
• Eyes wide open was epic just like his 2020 viking schlager song (i prefer his 2020 song over this one but that's another story)
Melodifestivalen
• Little tot was amazing but def not as good as Bulletproof. It's still catchy asf and one of my favs from this selection.
• Dandi Dansa aka a banger, again another catchy song.
• Every minute sounds like a summer hit, it's awesome. It's also the spawner of all those haha eric on a kitchen tile memes I've seen around during that time.
• The world and especially Sweden wasn't ready for the masterpiece called Rena Rama Ding Dong. They should tone down their preference for safe pop songs and choose meme worthy songs like this one in the future tbh. They didn't even qualify, Sweden = coward.
• One Touch is a fun club track, I can see this as a summer hit as well. But her stage show...go girl give us nothing
• In the middle, once again The Mamas delivered.
• And finally Voices, which its nf staging was superior to the esc one. We are so sorry Tusse 😔
Festivali i Këngës
• Zjarri Im a total banger, it wasn't even in the top 5 ffs Era Rusi queen.
• Njësoj has such a nice party vibe, should have qualified.
• Haven't paid any attention to Karma until it won, then I said hey this isn't so bad, it's traditional and ethnic, I can actually see Albania in the final with this.
Dora
• Rijeka was the only one I thought it will win by a landslide and I was surprised it didn't. The staging was a bit too over the top, though
• Tick Tock grew on me after it won and quickly became one of my faves of this year's esc. I'm still sad it didn't qualify 😔
• She's like a dream is super uplifting and also sounds like an 80s song.
• Colors is something I heard a million times before but for some reason I'm jamming to this? Also I heard she's blind, is it true?
Eesti Laul
• Took me a while to have a fave from this nf but after some listens Magus Melanhoolia stole my heart 🧡 it's so different from the others and the staging looked so proffesional.
• Lost in a dance had me d a n c i n, I noticed we had a lot of 80s throwbacks in this nf season, this included. The live was so dissapointing though 😔
• Not so keen on 6 at first but now I absolutely love it, she has such a nice style and the song's athmosphere is so magical.
• Time was amazing, surprised it came 2nd!
• I actually liked The lucky one lmao, I found it much better than his previous entry.
• Heaven's not that far tonight was the party 80s bop we didn't knew we needed
Dansk Melodi Grand Prix
• Probably my biggest letdown of this nf season but I actually managed to like Står lige her, digging the electro 80s (again) sound
• I also liked Øve os på hinanden as well, this one really feels like a legit 80s track rather than a throwback.
• Silver Bullet was interesting as well, it was the early frontrunner when the songs first came out from what I remember.
Uuden Musiikin Kilpailu
• I love you is so wacky and catchy, and in finnish! I'd hear this as a soundtrack in an old video game.
• Dark Side was the definite winner ever since I heard it, and they even got a top 10 finish for Finland for the first time in years! Couldn't be more proud 😭
• Hurt was also one of my favs, Aksel needs to come back to esc, maybe in 2022 methinks 🤔
• Wait what is Laura Põldvere, an estonian singer tm doing in finnish nf? While I liked Play, I knew it wasn't strong enough to win, and she even came last. Do you get any flashbacks from another estonian entry with the same name that came last? 👀
C'est vous qui decidez
• Voila was the clear winner and that's about it, she deserved the win, it's just too beautiful for this world 😭
• Alleluia was an interesting sound of afrobeat, too bad their chances were killed because of messy staging :(
• Amour fou was so catchy and I loved the horse head thing lmao
Pabandom iš naujo
• Discoteque all day any day. The Roop world domination 💛
• Where'd you wanna go is so calming. I listen to this when I'm stressed and it works wonders, this was really beautiful.
• Open is so unique and soothing, a total contrast from her 2014 entry.
• Never fall for you again is a total earworm, even now as I'm writing this...even if I haven't listened to it since February.
Sanremo
• Zitti e Buoni was my instant fave, it simply stood out from the others by a lot.
Festival da Canção
• Por um triz is a beautiful ballad, was my fave.
• Saudade was the early favourite, reminds me of Telemoveis with its weird but artsy style.
Israel NF
• ...I really only liked Set me free tbh.
• La la love had a good potential but I can't not cringe at the corona reference like...ugh. Such a fun party song killed by one lyric, such a shame.
Russia's NF
• Just Russian Woman was the only one who deserved to win.
Spain's NF
• Yeah, they were both good but I liked Voy a Quedarme more.

Real Estate Problem Solver
Tumblr media
Advantages There are many areas one can invest in. Since I was 15 yr old I have looked for the fastest, most effective way to accumulate a lot of huge selection, with the least amount of risk. I am now 58. Even while looking for this road to truth, I spent time and effort in the school of hard knocks. The school of very hard knocks is a very interesting but painful school to attend. It is also the most expensive way to learn something, but if you graduate you have a PHD in what to do and not do together with time and money. The schools I attended happen to be: Investing in businesses as a silent partner, owning my own enterprises, working for another family member-in my case my father, selecting publicly traded stocks and securities, penny mining stock option, commodity trading, investing in gold and silver, real estate private lending, housing development, real estate remodeling, buying foreclosure properties. I equally worked as a real estate problem solver/matchmaker, bringing business owners as well as business buyers, and matching up real estate owners utilizing real estate buyers. Writing about all of these activities would take the encyclopedia, so we will limit this essay towards the kinds of situations you can run across in the real estate school for hard knocks. I will present my solution with the assigned situation. There are more than one possible solution and I receive you to come up with other possible solutions as you read. Any time you get some value from my experiences that will hopefully decrease tuition to the real estate school of hard knocks. Experience free to e-mail me your comments, alternate solution or perhaps stories. Do, please, let me know that it is all right in my circumstances to publish them. My Real Estate Philosophy As a way of presenting myself, I thought you might find what lessons I have discovered, after all these years of real estate, interesting. Buy real estate property instead of stocks, bonds, mutual funds, or commodities. If you pick a winner in one of these non-real estate areas you can take 5-10 times your money. When you are wrong, in one of these non-real estate areas, you can actually loose up to 90% of your bucks. In real estate, if you are not greedy-not trying to get rich quick-in one year, you can make 100 times your money, on the upside. The particular downside risk is only based on how well you looked at the possibilities ahead of time. If you did, the downside risk is without a doubt reduced to only the holding time to fix an error. If you rush in and do not explore all the possibilities of a small business venture, you can actually loose 100% of your money. In my thought process an upside of 100 times profit is better than 10 times profit. My philosophy on real estate ownership seems to have changed in the last 15 years. I used to think that reselling at the top of the market was the smart move and buying from the crash. Now I feel that buying when prices are actually down is still a smart move but never selling will be way to go. In order to hold on to a property in a down market you require the most proper planning to survive the crash. This I call up a back door or emergency plan. This is have a very good plan and knowing what you will do if everything travels wrong with you original plan. When you have a backup prepare, you rarely need it. This is the basis of my vision. With this understanding, you might more clearly see why I did exactly what I did in these situations. The Stories and content: The area of real estate investing is one of the most complex mainly because it is a combination of law and real estate. It is one of the most helpful because fortunes are made and lost in this area, and the statistics are so enormous. Lastly it is an area where criminals can make a lot of money and many times get away with it. Following will be some stories (case histories) I have dealt with and some posts I have written on the subject of fraud in real estate. Finally, I had included an article on the basics of foreclosures and properties in general, for your interest. I hope you enjoy them. The Memories: Story #1: It was early March 2000 and That i received a call from Kevin. He said that he had heard about me from some mutual friends. The guy wanted to speculate in buying HUD houses (Properties the fact that the Government had foreclosed on). He wanted to buy them, take care of them up and then sell them at a profit. He previously heard that I had bought many foreclosures in the 70's and 80's and he was hoping I could encourage him. We met for lunch and he told me his life story. The important part of this conversation will be that he had bought a boarded up 14 appliance apartment building in downtown San Bernardino, across the street, collected from one of of the roughest high schools in California. By the last part of the meeting, I had figured out that he had overpaid with regards to $75, 000 for the building, he had already wasted $200, 000 trying to remodel it, and it was still $100, 000 away from being finished. He had bought it 1 . 5 years ago and a large part of his costs was the eye on all his loans, related to this project. She was now broke, and in deep trouble, but also in his mind, the badly needed money was upcoming. It is interesting to note where he got the money to get this project. 4 years earlier he was given cash to buy an apartment building by his father. He was given enough money that he only needed a very small $150, 000 real estate loan to purchase a building in Pasadena that cost him a total of $525, 000. To buy the San Bernardino rehab project, he first refinanced the first trust deed on the Pasadena building and ran the loan balance to $385, 000. When which will money was gone he borrowed $74, 000 in the form of second Trust Deed on both the Pasadena and San Bernardino properties. By the way, that loan cost him 15% interest and $15, 000 in up front fees to see the money. Before we parted, I told him that they made a very expense mistake in buying San Bernardino. I explained that from the day he bought a building it was a sure bet that the project may fail. I then had to tell him that I would not lend the pup any money on San Bernardino, to save his butt. Covering the next 2 months I received periodic phone calls, sharing me the progress of the fund raising. One of those posts I was told that the existing 2nd Trust Action lender was saying that he might give Kevin all the added $100, 000 he needed to finish the venture. At the same time, Kevin also believed he had found a bank or investment company that might refinance all the loans of San Bernardino. The issue with the bank loan was that the appraisal fee was $3, 000, and it had to be paid in advance, even to just simply apply for the loan. Again Kevin asked me for money. Again I refused to put more good money along his black hole. Then one morning I got a label from Kevin, "If I don't make the $2, 000 payment to the 2nd trust deed holder, he'll almost certainly start foreclosure in 2 days. Kevin also explained "The 2nd trust deed lender said that he would certainly buy the Pasadena apartment building for what I had settled it, 4 years ago, $525, 000. " The feature had a stipulation to it. Kevin had to bring the actual loan current first. In my mind, if Kevin could quite possibly bring the loan current, why would he sometimes bother to sell the property for a wholesale price? I wasn't able to believe what I was hearing. After hearing involves I decide that it is time I stop saying hardly any and help. What Kevin thought he wanted was initially a real estate loan for a lot of money. The truth is, that finances was not the solution to his problem. The problem had to be distinct from what Kevin believed, which is why the problem persisted. The real issue was not more borrowing. More borrowing meant more money downward the drain. Experience has taught me, "If this challenge was what Kevin thought it was, it wouldn't deemed a problem. " What does this phrase mean? The businessman has a financial set back. He thinks that through some short term funding he can recover from the set back not to mention return to the top. After looking around, our businessman will usually have the money, but strangely enough the problem doesn't resolve. When the problem did correct itself, then the businessman was ideal about what the problem was, and the problem would be gone. Normally the money doesn't help, but the businessman doesn't understand that. The person doesn't realize that the problem wasn't money in the first place. Should it were, the problem would now be gone. Lets us continue the explanation. The last money borrowed is now gone as well as problem persists, so our businessman goes out to find a higher cost to solve the problem that didn't solve with the money she borrowed, the first time. What happens the second time? The same thing. The money is required up and still the problem continues. Our businessman is implementing the wrong problem. The problem is not money, or the problem would've been gone. Kevin thought the problem was money. The software wasn't. He had already poured $300, 000 into the San Bernardino building, on top of the $209, 000 1st Put your trust in Deed loan that came about when he bought any building. Before he was finished, he spent through $500, 000 in a building that needs $100, 000 to accomplish, but was only worth $475, 000, after it had been finished. What could I do? Use what the good master gave me. 30 years of experience, on the subject of arising from problems that I created when I was young and eco-friendly. Here was the war strategy. I got Kevin for you to agree to turn over total management of the two properties with me. Knowing that I was managing the property and working on the things I believed was the correct problem, I felt snug about loaning money on this deal. If I can't put your trust in myself to solve this problem, whom can I trust? I begun by loaning Kevin $25, 000 to make needed vehicle repairs to the Pasadena building, pay the property taxes and to produce the first and second loans current on the Pasadena place only. Nothing was to be spent at this time, on the San Bernardino building. Now that I controlled the Pasadena flat building, I discovered what repairs the building needed. Typically the list was so long it took one man with three months, full time, to fully handle it. I then did a very descriptive market study and determined what the market would spend in rents. I asked the tenants for a menu of everything they wanted done in their apartments to be content. I then did everything the tenants requested and I then raised their rents 30%. After the building was 100 %, I raised the rents another 15%. The value of your building went up and I received an deliver for $725, 000. This was $200, 000 more than the value 6 months earlier. I put it into escrow, then I realized that I could raise the rents some more. I just raised the rents again in escrow and pressured the buyer to pay another $25, 000 for the building. Sending the price to $750, 000. That $225, 000 turn a profit was needed to help cover the money being lost throughout San Bernardino. Author's Note: The escrow fell by means of and the building was kept until this update, 12 , 5, 2004. The building is now in escrow pertaining to $1, 583, 000 What did I do about San Bernardino? I contacted the seller/lender and asked your pet if he would like me to pull the safety guard out of the building and let him have it instruction online foreclosure. He didn't want it back, even though he pretended that he was willing to do that. He offered me $25, 000 in incentives to get me to personally provide loans the money necessary for the completion of the building, so the person wouldn't have to take it back. For 3 months he attempted to get me to put money into the building, with the indisputable fact that once I put my money in I wouldn't disappear from it. The real story was that I wouldn't put the dime into that black hole until I discovered how to make it recover at least $100, 000 of Kevin's lost money. I asked for a $70, 000 lower price on the note, and offered to pay him off. We all negotiated for two months. Just when I was ready to surface finish the deal, the seller sold his note to someone else just for only a $30, 000 discount. I was not able to produce the money I wanted because now the new note holder sought 100% of interest and principal due. This used a monkey wrench into my negotiating. All this occasion, I had a buyer standing in the wings to buy the particular building from Kevin while I was negotiating. My spouse and i was then forced to sell the property to this buyer and also Kevin recovered only a little bit of his investment. The lender plus I were both playing a high stakes poker adventure. I lost this round. If I could have gotten typically the payoff reduced, Kevin would received a large hunk in money from an "as is" sale. This is what When i call playing "Craps" on a very big Monopoly panel. Author's Note: The buyer, thinking he was going to put $125, 000 to finish the remodeling, notified me, after one year, that he had spent $300, 000 to finish the making. The apartment building values were increasing rapidly do your best period, so Kevin's project was increasing in importance at the same time the buyer was going deeper and deeper to construction costs. The buyer made out all right in the end. Should the market had died, he would have lost $200, 000 on this building after Kevin had already lost a lot. It's all about timing, isn't it? Kevin learned that dollars alone was not the answer to his problems; he expected a Genie, to turn his turkey into a swan. Tale #2 Janet is the daughter of one of my oldest and wealthiest friends and clients. We have been doing realty deals together since 1975. Janet and her groom started buying distressed real estate in Phoenix Arizona through 1994, which was 8 years ago when it was the thing to try. It was now Dec 2000. The market appears to be slowing down as well as did after September 11, 2001. Janet had been continuously borrowing money from her father, whenever things received too difficult. She later sold everything in The phoenix airport and bought property in Northern California. Then on 1999, one year before I was brought in, she began buying real estate in Kansas City. One day Janet's papa called me and asked for my help. He had credited his daughter $200, 000 and felt that every little thing she owned was upside down. (Loans more than the market worth. ). This was further complicated by the fact that if your lover sold her properties, to pay off her father, the capital advances taxes would eat up any cash, from the sale. As well as all this, Janet kept asking for more money to keep up the installments on the properties that had a negative cash flow and couldn't have enough rental income. He hired me to help the daughter and agreed to pay my fee. I would manage this 40 years old kid, to get her to return the woman fathers $200, 000 and make herself totally arrears free. Janet and I met. She was remarkable. She did know what she was doing, as far as selecting good real estate deals. She owned, at the time of our appointment, 10 properties located in 2 different states, and it has $500, 000 in equity. If we could get it through, before her father had a stroke things could well be great. Janet agreed to the arrangement, happily, if I might be her adviser, not his. Her father agreed to fill whatever money was requested as long as I approved the software. Also I had to be the one to ask Janet's dad for the money, since the upset between the farther and daughter was basically getting unbearable. This is what we did. A list of needed maintenance tasks was created for each of the 11 properties. Bids were been given and the work ordered to be done within 30 days. I thought this was not to take months. It had to be done immediately therefore we could go to step two. Step 2 was to put on the market many of the expensive Northern California property. To my disbelief, Janet wanted to move her family, to a new city, in the center of all this and her father agreed to let her complete the work. She had found an old run down house that the woman felt was undervalued. That meant that her good old residence was put into the group of properties to sell. Market is what we planned to do. Everything was to be placed on the market, and sold at the best price to be been given, but sold regardless. The property in Kansas was that should be repaired and fully rented. The properties that could be offered for sale at what we thought was full retail, were even put on the market. The plan was that when everything was advertised, the father would get paid off; the loans on the staying properties would be paid off and the balance of the cash will be put into the bank. Since all of the Kansas deals appear to be a good quality investment, Janet could now continue to buy more Kansas property, (she had only been spending $25, 000 on each deal) but for all cash. The rental prices coming in would generate enough income for her family to live a life on without having to ask for money from dad or touching her investment nest egg. That was the plan. I forgot one last thing. Because many of the properties had been bought yrs ago on a 1031 exchanges (tax-free exchange), the capital gain tax burden was going to eat up the cash proceeds. That was one of the traps Jesse fell into. She felt she couldn't sell with out buying a replacement. Of course by not liquidating before starting anew, she would never get out of debt with her real estate providers or her father. The solution, for this problem was much easier than one would think. First, the father did a 1031 exchange with Janet for one of the big profit properties. The father sold Janet his personal residences for basically no money down. Now Janet rented her father the place he lives in. So much for capital gains place a burden on on the $150, 000 profit in that one big selling. The second big profit was in the house Janet currently were living in. That was tax-free under the current laws. Since the other sorts of houses sold had smaller profits, it was decided the business decision to get out of debt was more crucial than avoiding paying any taxes. Author's Note: Which was the plan. So what happened? Janet decided she didn't would like to sell the junk in Kansas and fired others. She refused to pay her father back and as regarding December 2004 he had not seen a dime. Dad has deducted what she owes him from him / her inheritance, which will be put into a trust administered by the brother for the benefit of the grandchildren. Real estate in Los angeles skyrocketed after 9/11/01 terrorist attack and her real estate all doubled in value. Summary: Everyone thinks the fact that his or her problem is not confrontable and therefore unsolvable. I have found who someone other than myself can solve my un-confrontable challenges in 10 min and I can do the same for the kids. It is not a question of being smarter, or more experienced, nonetheless experience helps a lot when coming up with easy solutions, promptly. It is really that we all are willing to confront someone else's problems quite easy than our own. When we are willing to confront our own problem head-on, solutions begin to appear miraculously. What I do is guidance people take their mountains and turn them within molehills. The molehills are then flattened with ease. Instructions to learn: First, do not think you are smarter than the individuals passed this way before you; you're not. Second, markets never go up forever, have not performed as if they will. Third, if you are not even prepared for the worst, it will kill you. If you are completely ready, it will only hurt a little. You will survive and can be purchased away much richer in the end.

NFL Championship Weekend Reaction
My Picks:
1. Kansas City over Cincinnati 24-17 (L)
2. Los Angeles over San Francisco 17-14 (W)
Playoff Record picking winners: 7W-5L
Tumblr media
1. Cincinnati Bengals Def. Kansas City Chiefs 27-24
Underdogs do win and dreams do come true.
The Cincinnati Bengals and their fans deserve this.
Seriously, through the Carson Palmers era, Andy Dalton years, the Marvin Lewis era, it’s really not a stretch for Bengals fans to say “they never thought this could be their team, in this position” and Joe Burrow having won rookie of the year in his 2nd year as the Bengals starting quarterback, has an opportunity to bring a super bowl to Cincinnati.
Burrow was incredible in this game. 250 yards and a passing touchdown, he is everything they wished for when they drafted him.
The Bengals defense more than did their part in this one and I mentioned in my preview that they had not allowed 20 or more points in the playoffs going in to Championship weekend. Sacking Mahomes 4 times and picking him off twice, is all you can ask for and it paid off.
However with that, Mahomes is not blameless in this loss.
For the vaunted Kansas City Chiefs offense to score just a single field goal in an entire 2nd half and an overtime.
The Kansas City Chiefs led this game 21-3 at the end of the 2nd quarter.
Overtime begins with the two team tied 24-24 and Kansas City winning the coin toss. Mahomes overthrows Demarcus Robinson on 1st down. No big deal. Then on 2nd, another short attempt to Robinson is almost picked by Eli Apple.
Then on 3rd down is the moment Kansas City’s post season ends when Mahomes tries to find Tyreke on a go-route and it’s picked by Von Bell.
The Bengals would get the ball back and “Cool” Joe Burrow finds Tee Higgins and get the Bengals on to field goal range and Evan McPherson would ice the walk off kick attempt.
The Chiefs are going to have several sleepless nights as a result of this one. There is no doubt they should have won this game and when you’re up by 18 points but somehow your leading rusher, Jerrick McKinnon, only has 12 carries the whole game, and it’s very disappointing. Mecole Hardman had some incredible rushing plays against the Bills, and he only carried the ball twice in this game.
In fact the Chiefs had 24 run attempts, versus their 39 pass attempts, in a game that you pretty much lead the whole way. That’s janky and it’s the wrong way around.
Tumblr media
2. Los Angeles Rams Def. San Francisco 49ers 20-17
Look, I told you so.
I told you, “you cannot pick Jimmy G in a game this big, even if he has 2 years of history and momentum on his side”.
In contrast Mathew Stafford and the Rams passing attack were incredible, both Odell and Cooper Kupp had more than 100 yards receiving, Stafford threw the ball plenty of times, accurate on 31 of 45 attempts, finishing with 337 yards and 2 touchdown passes. He was as good as it gets and he stepped up to the challenge because none of the Rams running backs even got close to a 100 yards rushing.
The Rams offense was on point, but on defense they managed to overcome the physical disadvantages at the line and stop the 9ers from running the ball. When the Rams scored the game’s first touchdown in the 2nd quarter of the game, you knew it could spell trouble for the 9ers and you had to wonder if they would commit to the run game.
Fortunately, Deebo Samuel was incredible both at catching and running the football, and he got the the 9ers back into the game with a sensational 45 yards run to tie the game 7-7. Deebo took his share of hard hits as well.
For all the ways this game highlighted why the 9ers cannot consider bringing back Jimmy Garoppolo, Kyle Shanahan has his share of questions to answer too.
The San Francisco 49ers were up by 10 points at the end of the 3rd quarter. They lead 17-7 after a Robbie Gould field goal and a Jimmy G pass to George Kittle, gave the 9ers what appeared to be control of the game as the 3rd quarter winded down.
The Rams come out on their first drive of the 4th quarter and it ends with a Stafford touchdown pass to Cooper Kupp.
Cool but the 9ers are still up 17-14.
Jimmy G and the 9ers offense get a big run from Eli Mitchell and get to the 50 yard line until they find themselves in a 3rd and 2. Jimmy hands the ball to Kyle Juszczyk and he get stopped.
Mathew Stafford almost throws a pick on the first play when Rams got the ball back and the 9ers defense did well to hold firm and limit the Rams to just a field goal. Score now 17-17 with the biggest possession of the 9ers season coming up.
So of course, the 9ers pick up a flag on first down and are set back 5 yards to put them in 2nd and 15. Might as well have ended the drive right there. Cos you knew Jimmy and this offense ain’t getting out of that.
And of course, Kyle Shanahan calls two passing plays in a row and the Rams get pressure on Jimmy both times. 9ers punt, Stafford finds Kupp on 3rd and 3 and the 9er defense comes up big again to sack Stafford on 2nd and 11. Rams are held to a field goal to give them a 20-14 lead.
So one final drive for Jimmy G with 1:46 on the clock and the 9ers still have 1 timeout.
1st and 10 at the 20 yard line. Jimmy get the ball deflected by Greg Gaines.
2nd and 10, Garoppolo throws to Jauan Jennings in the flats, he get stopped quick for a 3 yard loss.
3rd and 13, another predictable pass play and the Rams are all over it, Aaron Donald flings Jimmy to the ground and on Jimmy’s way down he tries to flick the ball to JaMychal Hasty and of course it’s picked by Travin Howard.
Why did Kyle Shanahan stop giving the ball to Deebo Samuel? Why didn’t he run the ball more down the stretch. Once again you’re watching his team meltdown in the post season because his play calling late in the 4th was just “vibes”. it was give the ball to Jimmy, when the 9ers got this far precisely because they avoided giving the ball to Jimmy.
The Rams have their shot at a superbowl but a lot of that was about a combination of Kyle and Jimmy helping them out with bad decisions and bad play.

<<Lobotomy Corporation Unofficial Fan Art Contest Winners>> - Illustration
. . . 1st.
Wish the event will go smootley! [Leafy] https://goo.gl/m9Vg8y . ----------------------------------------- . (Gallery director) . Objectively, this seems to be the best. . ----------------------------------------- . (contest organizer) . He has just given relief to the pain of one of his employees. Did the peace given to him lead to happiness in the staff? I'm not sure. We'll just have to mourn. Until he gives us eternal rest. . (Translate plz.) 솔직히, 더 이상 무슨 말씀을 드려야 될 지 모르겠습니다. 내 관점에서는 당신이 최고입니다. . ----------------------------------------- . (Gallery sub director) . The whole body was excited and it was really cool and to my taste. I think he(or she)'s winning my appetite. The realistic paintings and unique atmosphere fascinated me.
. ----------------------------------------- (Sponsor-1) . Looking at the picture, It was worth 150,000 won invested in the competition. I am happy to find such a good quality for 150,000 won. (150,000 won -> about $ 140) . ----------------------------------------- (Sponsor-2) . It was the foreign participant that made us realize that this was an international competition.
I got the mail and looked at the pictures in advance, but I don't think I have any problem getting the first prize.
Their expressions and techniques also had the perfect technology and the right filters for the atmosphere.
I think it suits the atmosphere of the game. I will give you the highest point in both quality and original interpretation.
. ----------------------------------------- .

2nd.
Artworks for awesome mood in game  [ N_9] https://goo.gl/wcAqMt . ----------------------------------------- . (Gallery director) . +) The cuteness that covers the horror completely and separation. -) The dimple is so doll looking. If someone have only seen Pan Art, they don't think it's a horror game.
. ----------------------------------------- . (contest organizer) . The atmosphere of the old version of the game is fantastic. So why did you submit three? If you are a foreigner, but you are a Korean ... . ----------------------------------------- . (Gallery sub director) . Admiration, Admiration, Admiration. . ----------------------------------------- . (Sponsor-1) . The atmosphere is fantastic and the employees of the previous game version. It is an adaptation of a scene from a legacy trailer. It is an old user's picture that
shows that he has played the game since the previous version. . ----------------------------------------- . (Sponsor-2) . It looks like a professional illustrator. The atmosphere is really good. I liked the idea of perfectly implementing a game picture like a book illustration. Its structure, lighting, and old atmosphere were all perfect.
However, only two pictures can be submitted. While agonizing over it, I examined the third painting except for it, and it was sadly well drawn.
Older versions of the game staff seem to be the norm. Clearly, previous versions of the staff were even more eerie as they were round and cute, compared to game settings. Once again it has been proven.
. ----------------------------------------
.
.
.
3rd.
Slime girl and the queen of hatred [moolon]   https://goo.gl/pqQty5 . ----------------------------------------- . (Gallery director) . +) A soft flowing Slime girl and a cute queen of hatred. -) But let's not meet in the game. . ----------------------------------------- . (contest organizer) . Ho Ho Ho, I love the Slimes girl. The Queen of Hatred is pretty. Ok, Hong, Hong, oh! . ----------------------------------------- . (Gallery sub director) . It is a beautiful picture of " Molten Love. " Just like a slime, I want to add a little more clarity or shine. The Queen of Hatred is brighter than the Slimes. It doesn't matter, anyway. . ----------------------------------------- . (Sponsor-1) . I'd like to tell the writer that I used 3 packs of tissue. (It's still growing.) . ----------------------------------------- . (Sponsor-2) . well implemented the glittery of the Slimes and the glitter of the Queen of Hatred. The Queen of Hatred could have become too colorful. But he painted it very cute, elaborate and without eye pain.
Slimes might have been nice to have a more shiny description. But the melting expression is very good.
The only regret is that I'm not a fan of both. So I could not give additional points. . -----------------------------------------

<<Lobotomy Corporation Unofficial Fan Art Contest Winners>> - Novel
. ***All the judges participated in the review.*** . . . 1st.
No one will be left [5boonmander]   https://goo.gl/YqQsnY . The beginning the and end of a new recruit [5boonmander] https://goo.gl/FShVro . ----------------------------------------- . (contest organizer) . The subject of the fog war. Clearness as well as clarity.
. The process of family members disappearing was impressive. I did not expect to do so with only the " setting of game " of the fog war.
. ----------------------------------------- . (Gallery sub director) . Are you worried that there are no photobias, no blood, no trials, no stories? You can see Lobotomy's grim world view through any unnamed employee, sometimes perfect in writing except for a few paragraphs that have been too long for description. Personally, I like a rich description.
. ----------------------------------------- . (Sponsor-2) . A good article feels the moment you see the first sentence. This article did. It is my favorite way to end the first and last sentences in the same form. The novel was a perfect beginning and ending, especially with its combination of writing power and plot. A story without a story or story that could not be used went off the rails.
In particular, it is a story from Lobotomy Corporation " Outside. " But it wasn't awkward at all. It is a novel that mixes elements of the world view that did not appear in the game.
. It was a novel about how the staff who worked at Lobotomy worked. It was a perfect way to boost tension and finish it. The spelling is also correct. We give you the highest marks in the quality of the novel and the original interpretation.
. ----------------------------------------- . . . 2nd.
Eternal Meal [Carania]   https://goo.gl/ZPyThF . ----------------------------------------- . (contest organizer) If it was in the form of " recording, " the script format was not bad. But at the end, the character himself said, " This is not a recording. " So I had to re-evaluate the assessment. It has been a long time since I took the introduction speech of the previous version of midnight.
. ----------------------------------------- . (Gallery sub director) It was an interesting story that was created by linking the text from this book. It was a great victory. It was so cool.
. ----------------------------------------- . (Sponsor-2) It is very similar to the story of " Ppodae. " Are you a prophet? So I gave him extra points. It is also ironic that the main character was chosen as a safety team. Nezach cries... overly descriptions and dialogue between overly agreeable characters were a bit annoying. But this is a good novel.
. ----------------------------------------- . . . 3rd. [*spoiler*] A person standing by [Hwatottbool]   https://goo.gl/GvzYgg . . (Gallery sub director) Angela's mind was revealing well. The sight of me made me feel lonely. . ----------------------------------------- . (Sponsor-2) I remember that it was a novel that was just before the Ending Update. it was a prophecy. It has a pretty style and description. Character interpretation worked well. But this is not a novel. This is a memoir of a person. I was bored because there was no incident.
Since this contest is a novel contest, it was judged on the basis of novels. . -----------------------------------------

<<Lobotomy Corporation Unofficial Fan Art Contest>> - Inspection details for Foreign participants
.
Hello! [bakaiju]
https://goo.gl/A7Zizy . ----------------------------------------- . (Gallery director) A work of high quality and full of hard work But I am sorry that letitia's eyes are only pretty. . ----------------------------------------- . (contest organizer) . Nice judge. Many abnomarlity. And, thank you for your participation. . ----------------------------------------- . (Gallery sub director) The image of the referee bird and the employee who died next to him was so good and great. If you had paid more attention to detail, I would have given you the high marks.
But the second picture felt strange. I find the Queen of Hatred strange. . ----------------------------------------- . (Sponsor-1) It places significance on the first foreign participation. The background and quality are unfortunate. The first picture seems to be done by hand and the second picture by computer. The Queen of Hatred and Latitia are a bit sad.
. ----------------------------------------- . (Sponsor-2) It was thought that foreigners should participate in the event, so I went around foreign sites for three days. And I was worried if no one attended. However, this arts immediately gave an impression. I was personally impressed.
So I gave him extra points. The quality is also good. Thanks to this work, I gained confidence that it is okay to put effort into promoting this contest.
However, quality did not give the highest point for some details. Thank you. . ----------------------------------------- .
. . I hope this… [7-Tek]
https://goo.gl/1PiiCm . ----------------------------------------- . (Gallery director) +) A solemn yet colorful butterfly -) Nothing. . ----------------------------------------- . (contest organizer) butterfly is the best. NA. BI. ZO. AH. . ----------------------------------------- . (Gallery sub director) GOOD! Neat light and shade, proper background, and beautiful work. . ----------------------------------------- . (Sponsor-1) It is a fairly good painting, " The funeral of dead butterflies. " It was neat and well-colored. The flying butterflies keep the background from getting bored. He worked hard at expressing the back of his coffin. But it's just a " funeral of dead butterflies. " lol
. ----------------------------------------- . (Sponsor-2) High quality is the " funeral for dead butterflies ". This is a work which really
excited me. Color selection and line description are outstanding. The dark clothing, which can become a lump in the face, is described wisely with lights and dividing lines.
It faithfully depicts butterfly men and has a serious quality. But it's simply that I don't have any additional points because I don't like the guy. Haha...
. ----------------------------------------- .
. . Good day [Mushroomliang]
https://goo.gl/9BN7Qy . . ----------------------------------------- . (Gallery director) +) Well represented the characteristics of each upper layers sepiroth. -) I saw a beer on the table, but this is not a beer place. . ----------------------------------------- . (contest organizer) Netzach's bedtime is impressive. but Yesod's clothes are preety bad. How many penalty points? . ----------------------------------------- . (Gallery sub director) A painting with a beautiful, calm, water-coloured expression and a sense of calm that is rarely seen in the Lobotomy corporaton.
I can feel another emotion from the mess of Nezach. . ----------------------------------------- . (Sponsor-1) You must love your Jacques. Me too ... It's not good, but I'd like to have a beer with him.
. ----------------------------------------- . (Sponsor-2) Looking at the picture of Nezach lying upside down, I thought I should let him in. Thank you for accepting the invitation.
I was glad to see that the picture was submitted. The eye of art has no borders. Without digital work, they painted only manually. The book gave the original interpretation the highest point in that it revealed the character's individuality through proper setting, not just by expressing characters.
However, I could not feel my preference in the characters submitted. Failure with additional points.
. ----------------------------------------- .
. . art contest [Midson Vonjungle]
https://goo.gl/t4am7B . ----------------------------------------- . (Gallery director) +) His "noting there" is good. -) His final form of evolution requires holes in the ship. I was embarrassed. . ----------------------------------------- . (contest organizer) So simple message. So simple art. I love simple. . ----------------------------------------- . (Gallery sub director) I liked the scary and wonderful " Nothing " that " Goodbye. " However, I want to feel more Gore. I think it is enough to be expressed by hand.
For " Dream of the Black swan, " I'm sorry. Honestly, I didn't like it. When I first saw it, I didn't understand what it was, so I thought it over. If you had painted each characteristic alive, I would have given a much higher score.
. ----------------------------------------- . (Sponsor-1) It is regrettable that the lines are neatly aligned and uncoloured. If you had painted the color, I would give high scored the picture .
. ----------------------------------------- . (Sponsor-2) "Nothing there", waving an ax, shouting " Goodbye. " "Black swan's dream"s brother, who looks like he is screaming at his sister, " Get some
money. " It is also a mysterious work that although it is a simple, creased painting, everything
is expressed. However, they did not get high scores in terms of quality as they did not have any painting and had no other explanation besides drawing.
If you had submitted it more carefully, it would have been at least middle class. When the artist painted this painting, it is regrettable that the painting might have been painted roughly due to his impulsivism.
. -----------------------------------------
.
.
. I like Snow White’s apple [JeeJee]
https://goo.gl/ME21Ly . ----------------------------------------- . (Gallery director) +) Painted apples like a cruel fairy tale -) It is regrettable that the wings of "White night" are not sharp but round. . ----------------------------------------- . (contest organizer)
The end of the story is that " Finally, she was happy with another prince." Stop resisting. I am cure you. Pretty art. . ----------------------------------------- . (Gallery sub director) It was nice to reinterpret the story of the apple. Let's wish her happiness. The grandeur and beauty of the white night was a little trim. It would have been even cooler if you had put in a clock unique to the white night instead of the Magic Circle behind you and instead worked more carefully on the description of the wings.
. ----------------------------------------- . (Sponsor-1) Our apples can't be that good. The paintings are neat and reveal the author's personal desires. Applelover!
. ----------------------------------------- . (Sponsor-2) Snow White's apple can be cute, and white night can be dignified with the SD ratio. I like hard work in background, excellent lighting, and SD ratio and structure. However, Deporme is so severe that the detailed description of characters is regrettable that it does not give the highest quality score.
This drawing style is similar to the Lobotomy Corporation game. With a little attention, it is likely to be able to produce an impact no less than the original.
. ----------------------------------------- . . . owo TwT [Michin]
https://goo.gl/4oyWgV . ----------------------------------------- . (Gallery director) +) It's amazing and amazing that Malkuth's right hair got longer when she broke up. -) Nothing. . ----------------------------------------- . (contest organizer) It's a pretty cool mood. . ----------------------------------------- . (Gallery sub director) I gave the highest marks in the original interpretation part. I was impressed by the neat and clear portrayal of each character's bad side. It's like a party for all the people. A picture that seems to reveal each other's character in a warm and warm manner.
I wish it had actually ended this way. . ----------------------------------------- . (Sponsor-1) The contrast between the first painting, which is quite dark, and the second painting,
which displays the characters, is impressive. But i think hod is not good. . ----------------------------------------- . (Sponsor-2) I think, most foreign fans prefer the upper layers to the middle layers, cuz they are more important the psychological description.
This fan also seems to draw a lot of upper class fan art. I was impressed by her emphasis on the double personality of ** in the upper tier factoid.
I also liked the way the upper layers were destroyed. So i give that the best score about original interpretation part. . ----------------------------------------- . . . Daily work [白華]
https://goo.gl/gKCKVy . . ----------------------------------------- . (Gallery director) +) It's like a old-Maker game. If the main character of the game was an employee, this game's style would have appeared this way.
-) What the h...er character?
. ----------------------------------------- . (contest organizer) Deep Dark Lobotomy's daily work. . ----------------------------------------- . (Gallery sub director) The highest-quality piece of dot art that has appeared on this contest. It felt like a game script with a graphic like a classic game. Just after a friend dies, he joked, " Who's going to get rid of this?" I felt another strange feeling.
. ----------------------------------------- . (Sponsor-1) Management, log-like, simulation - > Maker Game Event Personally, that sounds like a pretty good challenge. Overall, the quality is good. . ----------------------------------------- . (Sponsor-2) Pan-Art turned Lobotomy corporation into an old game atmosphere by mixing dot art and scripts properly.
She laughs at her fellow body and says she won the bet. It shows the broken minds of Lobotomy's employees.
The quality of the object expressed in dots and the detailed Easter egg implementation are very good. It gave him the highest point in the original translation.
It was a piece that showed how the mental state of employees who say they miss the smell of blood was felt by foreigners alike.
. ----------------------------------------- .
. . Fan Art Contest(Angela :x) [清川淀武]

Does that punitive bird go to punish Angela? Or did they just follow up?
I don't know the purpose, but it seems possible to interpret in many ways. Is it Angela who has just been made and hasn't gone through the TT2 protocol? . ----------------------------------------- . (Gallery sub director) Beautiful and dreamlike. Originally, the punishing bird is not matched about this atmosphere. However, I liked the unique atmosphere as a point.

Angela seems to have expressed her desire for what Ending showed her. Using an accurate but distinct description and depth, the background reflects slightly beyond Angela's clothes, creating a mysterious atmosphere.

A picture of a magic girl hurts her eyes. I like the fact that while using strong colors, the colors do not play separately and melt into one piece.
The character interpretation was also well implemented without any differences, but the original interpretation part score is not the best.

Who Controls The Senate Republicans Or Democrats
Tumblr media
Th Congress 2015 And 2016
The 114th Congress was notable because Republicans won their largest majorities in the House and Senate in decades after voters used the midterm election in 2014 to express dissatisfaction with a Democratic president, Barack Obama. Democrats lost control of the Senate in the 2014 elections.
Said Obama after the results became clear:
“Obviously, Republicans had a good night. And they deserve credit for running good campaigns. Beyond that, I’ll leave it to all of you and the professional pundits to pick through yesterday’s results.”
White House: Democrat
House: Republicans held 246 seats, Democrats held 187 seats; there were two vacancies.
Senate: Republicans held 54 seats, Democrats held 44 seats; there were two independents, both of whom caucused with the Democrats.
Who Now Controls The Senate
Chuck Schumer became majority leader following the swearing in of Democratic Senators Jon Ossoff and Raphael Warnock of Georgia and Alex Padilla of California by Kamala Harris on January 20, 2021.
Warnock, 51, and Ossoff, 33, had won special elections earlier in the month that determined control of the Senate.
Schumer said in his first speech as majority leader: We have a lengthy agenda, and we need to get it done together.
“This will be an exceptionally busy and consequential period for the United States Senate.”
The ceremony officially cemented a shift in power in the chamber in the wake of the US election.
There is now a 50-50 split in the Senate which means the new Vice President will be able to break any possible ties as she will have the casting vote.
The Vice President also serves as president of the Senate.
What Is A Senate Runoff
The candidates in Georgia were forced into the January runoff contests after no candidate reached the 50 per cent threshold needed to win outright in multi-candidate races.
States require runoff elections when no candidate receives a majority of the vote.
The National Conference of State Legislatures said that the runoff system was intended “to encourage candidates to broaden their appeal to a wider range of voters, to reduce the likelihood of electing candidates who are at the ideological extremes of a party, and to produce a nominee who may be more electable in the general election.”
What Are Senate Runoff Elections And Why Do They Happen
Senate runoff elections do not happen in every state, and only 12 states abide by the runoff election system.
A runoff election happens when more than two candidates run for an office seat, and the electorates votes do not give one candidate a 50% majority. The two candidates that received the most votes in that election hold another election , where the electorate votes again to give one of those two a majority and decide a winner.
Georgia Election: Democrats On Course For Senate Control
Tumblr media Tumblr media
US election 2020
The Democratic Party of US President-elect Joe Biden is on the verge of taking control of the Senate as results come in from two elections in Georgia.
Pastor Raphael Warnock is projected to win one seat. Fellow Democrat Jon Ossoff leads narrowly in the other.
If they both win, Mr Biden will control Congress fully and have a much better chance of pushing through his agenda.
He said it was “time to turn the page. The American people demand action and they want unity”.

The 116th United States Congress was the meeting of the 116th legislative branch of the United States federal government, composed of the and the House of Representatives. It convened in Washington, D.C., on January 3, 2019, and ended on January 3, 2021, during the final two years of Donald Trump’s presidency. Senators elected to regular terms in 2014 finished their terms in this Congress, and House seats were based on the 2010 Census.
In the November 2018 midterm elections, the Democratic Party a new majority in the House, while the Republican Party its majority in the Senate. Consequently, this was the first split Congress since the 113th Congress of 20132015, and the first Republican SenateDemocratic House split since the 99th Congress of 19851987. This Congress was the youngest incoming class by mean age in the past three cycles and the most demographically diverse ever.
As of 2021, the 116th United States Congress is the most recent Congress in which:

Which Party Holds The Advantage In The 2022 Senate Elections
The 2022 Senate elections are expected to be hotly contested once again as the Democrats try to build on their majority while the GOP attempts to once again regain control. Which party holds the advantage following the 2022 US Senate elections will factor heavily on the performance of President Joe Biden.
If his policies during his first two years gain traction and are viewed favorably by voters, then the DNC will have a solid shot at retaining, or adding to, their current majority. The odds produced by the top legal election betting sites will be revealed before too long, and quite often, they reflect a more accurate election result than pundit predictions.
New York State Senate
New York State Senate Senate Chamber at New York State Capitol, Albany Website
The New York State Senate is the upper house of the New York State Legislature, the New York State Assembly being the lower house. Its members are elected to two-year terms; there are no term limits. As of 2014, there are 63 seats in the Senate. The New York State Senate is the highest-paid state upper house and state senate in the country.
Who Controls The Senate 2021
THE Democrats are now officially in charge of the Senate – but only by the narrowest of margins.
That means President Joe Biden has inherited a -controlled House of Representatives and Senate.

Still, Democrats will have one chance per year to bypass Republicans altogether and try to pass major legislation. Each year the Senate can pass a budget reconciliation bill, which is exempt from the filibuster and only needs a majority to pass. In theory, these bills need to pertain to the federal budget, but that can be interpreted widely. Republicans tried to use a budget reconciliation bill to repeal the Affordable Care Act, only to fail to gain 50 Republican votes.
The Georgia results give Bidens ability to tackle the climate crisis, one of his priorities, a big boost. The new Senate opens the door to raising spending, whether it relates to the federal budget or the next coronavirus aid package, on climate, resiliency, and environmental justice efforts. Theres also now a greater chance that Congress confirms Bidens environmental appointees.
But the incoming administration still faces an uphill battle in passing any new, bold climate laws, the kind needed to meet Bidens goal of dramatically cutting climate pollution from the transportation, buildings, and energy sectors in the coming decades.
Tied Senate: Who Controls A 50
Tumblr media Tumblr media
The results of the 2020 election continue to be finalized, but one possible outcome is an evenly divided Senate sometime after January 5, 2021. This raises questions regarding which party will hold the majority and who the majority leader will be, as well as whether we should anticipate a completely deadlocked Senate on every vote, among others. Here are seven things you need to know
Statement from Bipartisan Policy Center President Jason Grumet: BPCs Bipartisan Approach to a Partisan Process
Weve Had A Split Senate Before And They Mostly Figured It Out
The most recent 50-50 Senate occurred following the 2000 election. Sens. Tom Daschle and Trent Lott , then Democratic and Republican leaders of the Senate respectively, formed a powersharing agreement to guide the chamber. Key features of the agreement included:
Majority Leader: Lott was recognized as the de factor majority leader following Inauguration Day, based on the tie-breaking vote of Republican Vice President Dick Cheney.
Committees would have equal numbers of Republicans and Democrats;
If a tie vote prevented a measure or nomination from being reported to the full Senate, the majority or minority leader could move to discharge the committee from further consideration; Debate on the question of discharge was limited, and therefore, a filibuster could not block it.
Debate: Cloture motions, which are used to bring debate on a measure or nomination to a close and prevent filibusters, could not be filed on any amendable item of business during the first 12 hours of debate.
Scheduling and agenda: the leaders were to attempt to balance the interests of the parties in setting the Senates schedule and deciding what matters to bring up for consideration.
An important caveat in the agreement noted that Senate Rules do not prohibit the right of the Democratic Leader, or any other Senator, to move to proceed to any item.
Tie Votes In The Senate Are Broken By The Vice President
A Senate split evenly between Democrats and Republicans raises the potential for tie votes. Article I, Section 2 of the Constitution states that, The Vice President of the United States shall be President of the Senate, but shall have no Vote, unless they be equally divided.
The vice president may decline to vote on a tied matter. In recent history, the vice presidents presence in the Senate is a rare occurrence, but in an evenly divided Senate, he or she may need to break tie votes more often if the parties cannot agree. Senator Harris, the vice president elect, may not be getting far away from Capitol Hill after all.
Democrats Control House And Senate For First Time Since 2011 As Schumer Ousts Mcconnell
Mitch McConnellChuck SchumerKamala Harris
On Wednesday, Democratic Senator Chuck Schumer of New York took on the role of Majority Leader, taking the title away from Republican Senator Mitch McConnell of Kentucky as regained control of both congressional chambers for the first time since 2011.
Control of the Senate shifted over to a 50-50 party split on Wednesday as Democratic Georgia Senators Jon Ossoff and Raphael Warnock were both sworn in as the 49th and 50th Democratic senators, leaving Vice President Kamala Harris as the deciding vote should the chambers’ votes ever end in a tie.
Also sworn in on Wednesday was Democratic Senator Alex Padilla of California. Padilla was appointed by California Governor Gavin Newsom to fill the vacated seat of Vice President Kamala Harris, who had previously served as a Californian senator. On Wednesday, Harris swore in Padilla, Ossoff and Warnock.
At the virtual 2020 Democratic National Convention, Schumer said that Democrats would work with Biden to help him achieve his ambitious agenda.
“We will make health care affordable for all, we’ll undo the vicious inequality of income and wealth that has plagued America for far too long, and we’ll take strong, decisive action to combat climate change and save the planet,” Schumer said.
Lindsey Graham Thinks Donald Trump Will Remain Strongest Republican Voice
Newsweek contacted Schumer’s office for comment.
The Winding Road To Democratic Control
Following an anxious four days of waiting after the 2020 general election, nearly all major news networks declared that Joe Biden had exceeded 270 electoral votes and won the presidency. Democrats also retained control of the U.S. House, although their majority has been trimmed back .
But the U.S. Senate still hung in the balance, a tantalizing prize for Democrats dreaming of a trifecta, and a bulwark against a Democratic agenda for Republicans who seek to hold onto some power under the new Biden administration that will be sworn in on Jan. 20, 2021.
Republicans claimed 50 Senate seats after the November election, two more than the 48 seats claimed by the Democratic Caucus at that time.
The Senates balance of power teetered on the fulcrum of Georgias two seats, both of which were decided by the January 5th runoff election. Georgia law requires candidates to be voted in with at least 50% of the votes cast; if a candidate does not reach that threshold the two candidates who received the highest number of votes face one another in a runoff election.
Georgias runoff election featured these match-ups:
Incumbent David Perdue versus Jon Ossoff .According to Georgias Secretary of State, received 88,000 more votes than , but came up just shy of the 50% needed to avoid a runoff. This is in part due to the 115,000 votes that went to Libertarian candidate Shane Hazel who will not appear on the January ballot.
Republican Memo Warns Us Senate At Risk Of Falling Into Democratic Control
Memo summarizes senate races of 10 states and how the outcome of each could determine who controls the Senate
A memo by Senate Republicans campaign arm has admitted that control of the upper chamber is at risk and that Democrats could win the Senate in Novembers elections.
The September 2020 political update from the National Republican Senatorial Committee summarizes the state of the race of 10 states with Senate races around the country and how the outcome of each could factor into whether Republicans or control the chamber in January.
The memo, obtained by the Guardian, has been circulating among political operatives, donors and interested parties. It comes just shy of 50 days before the November 2020 elections.
The next few weeks will define the future of our country for generations to come, the NRSC memo reads.
Memos like these are often shaped like dispassionate updates but in actuality they are often used to convince interested parties that races slipping out of reach are still in play. They are also often used to juice donations to lagging candidates and counter trending narratives.
Democrats need to pick up three or four seats to take control of the Senate. The fact that the NRSC memo categorizes seven Senate races as ones that simply cant be lost or deserve serious attention suggests that its possible, but not certain that Democrats can take control of the Senate.

Joe Manchins desire for a bipartisan deal. And there still isnt an obvious path forward to cut a bipartisan infrastructure deal with Republicans. On voting rights, Manchin said hell the For the People Act that the Senate will take up later this month. And last month, Senate Republicans even filibustereda bill to create an independent commission to investigate the Jan. 6 attack on the Capitol.First Read is your briefing from “Meet the Press” and the NBC Political Unit on the day’s most important political stories and why they matter.www.nbcnews.com

Us Election 2020: Democrats’ Hopes Of Gaining Control Of Senate Fade
Democrats are rapidly losing hope of gaining control of the US Senate after underperforming in key states.
Controlling the Senate would have allowed them to either obstruct or push through the next president’s agenda.
The party had high hopes of gaining the four necessary seats in Congress’s upper chamber, but many Republican incumbents held their seats.
The Democrats are projected to retain their majority in the lower chamber, the House, but with some key losses.
With many votes still to be counted, the final outcome for both houses may not be known for some time.
Why don’t we have a winner yet?
Among the disappointments for the Democrats was the fight for the seat in Maine, where Republican incumbent Susan Collins staved off a fierce challenge from Democrat Sara Gideon.
However, the night did see a number of firsts – including the first black openly LGBTQ people ever elected to Congress and the first openly transgender state senator.
The balance of power in the Senate may also change next January. At least one run-off election is due to be held that month in Georgia, since neither candidate has been able to secure more than 50% of votes.
This year’s congressional election is running alongside the battle for the White House between Donald Trump and his Democratic challenger Joe Biden.
Of the 35 Senate seats up for grabs, 23 were Republican-held and 12 were Democrat.
Senators serve six-year terms, and every two years a third of the seats are up for re-election.
What Democrats Want To Do
Tumblr media Tumblr media
Democrats widely agree a new Covid-19 relief and response package should be their first priority. A new bill would likely be modeled on the House-passed HEROES Act, which included $75 million for testing and contact tracing, strike teams to tackle challenges around long-term care and prisons, and funding to help cash-strapped state and local governments.
Next, Democrats say they want to deal with the stagnating economy. Biden has released a $2 trillion green jobs plan, aiming to create millions of jobs through green infrastructure, retrofitting houses, and manufacturing electric cars, among other things. There are a number of ways Bidens White House can work on achieving these goals, but he needs Congress to fully realize it.
In addition to fighting and containing the coronavirus, we will work aggressively to create jobs and improve the unemployment crisis caused by President Trump, Senate Minority Leader Chuck Schumer told Vox in a statement earlier this fall.
Biden shares the broad goal of getting the United States to net-zero emissions by 2050, but hes also set more aggressive targets, like getting to 100 percent clean electricity in the US by 2035. House Democrats also passed a $1.5 trillion infrastructure bill in July, which could be merged with Bidens climate plan.
Democrats will likely push for a climate component in any future infrastructure package, but Republicans may balk at that idea and push for a more targeted bill.
Diversity Of The Freshman Class
The demographics of the 116th U.S. Congress freshmen were more diverse than any previous incoming class.
At least 25 new congressional representatives were Hispanic, Native American, or people of color, and the incoming class included the first Native American women, the first Muslim women, and the two youngest women ever elected. The 116th Congress included more women elected to the House than any previous Congress.
Democrat Jon Ossoff Claims Victory Over David Perdue In Georgia Runoff
Sen. Chuck Schumer of New York is expected to replace GOP Sen. Mitch McConnell as majority leader and will determine which bills come to the floor for votes.
The ambitious proposals addressing climate change and health care and other domestic priorities touted by Biden and Harris will be difficult, if impossible, to advance with more moderate Democrats especially those facing competitive 2022 midterm reelection campaigns reluctant to sign onto partisan proposals. The much House Democratic majority compounds the challenge for the party.
Instead, Biden will need to consider which domestic priorities can get bipartisan support since Senate rules now require anything to get 60 votes to advance. The president-elect has already indicated that additional coronavirus relief will be his first priority, but he has also said he plans to unveil an infrastructure plan that could get support from Republicans.
In a statement Wednesday, Biden said that “Georgia’s voters delivered a resounding message yesterday: they want action on the crises we face and they want it right now. On COVID-19, on economic relief, on climate, on racial justice, on voting rights and so much more. They want us to move, but move together.”
The president-elect also spoke to Democrats’ potential total control of Washington.
Why Is There An Election In Georgia
The election is being rerun because of Georgia’s rule that a candidate must take 50% of the vote in order to win.
None of the candidates in November’s general election met that threshold.
With 98% of votes counted, US TV networks and the Associated Press news agency called the first of the two races for Mr Warnock.
Control of the Senate in the first two years of Mr Biden’s term will be determined by the outcome of the second run-off.
Mr Warnock is set to become the first black senator for the state of Georgia – a slavery state in the US Civil War – and only the 11th black senator in US history.
He serves as the reverend of the Atlanta church where assassinated civil rights leader Martin Luther King Jr grew up and preached.
Claiming victory, he paid tribute to his mother, Verlene, who as a teenager worked as a farm labourer.
“The other day – because this is America – the 82-year-old hands that used to pick somebody else’s cotton went to the polls and picked her youngest son to be a United States senator,” he said.
If both Democrats win, the Senate will be evenly split 50-50, allowing incoming Democratic Vice-President Kamala Harris the tie-breaking vote. The Democrats narrowly control the House of Representatives.
Mr Ossoff has also claimed victory in his race against Republican Senator David Perdue, but that race is even tighter. At 33, he would be the Senate’s youngest member for 40 years.
Mr Biden won at least seven million more votes than the president.
Th Congress 2001 And 2002
White House: Republican
House: Republicans held 221 seats, Democrats held 212 seats; there were two independents
Senate: Republicans held 50 seats, Democrats held 48 seats; there were two independents
*Notes: This session of the Senate began with the chamber evenly divided between Republicans and Democrats. But on June 6, 2001, U.S. Sen. James Jeffords of Vermont switched from Republican to independent and began caucusing with the Democrats, giving the Democrats a one-seat advantage. Later on Oct. 25, 2002, Democratic U.S. Sen. Paul D. Wellstone died and independent Dean Barkley was appointed to fill the vacancy. On Nov. 5, 2002, Republican U.S. Sen. James Talent of Missouri replaced Democratic U.S. Sen. Jean Carnahan, shifting the balance back to the Republicans.

Tumblr media

Which Party Holds The Advantage In The 2022 Senate Elections
youtube
The 2022 Senate elections are expected to be hotly contested once again as the Democrats try to build on their majority while the GOP attempts to once again regain control. Which party holds the advantage following the 2022 US Senate elections will factor heavily on the performance of President Joe Biden.
If his policies during his first two years gain traction and are viewed favorably by voters, then the DNC will have a solid shot at retaining, or adding to, their current majority. The odds produced by the top legal election betting sites will be revealed before too long, and quite often, they reflect a more accurate election result than pundit predictions.

Tied Senate: Who Controls A 50
Tumblr media
Committees would have equal numbers of Republicans and Democrats;

The Winding Road To Democratic Control
youtube

After President Biden signed his $1.9 trillion Covid relief legislation into law back in March, political observers were calling him a transformational president.Since then, however, there hasnt been a lot of transformation in Washington at least when it comes to Bidens legislative agenda. On infrastructure, Senate Democrats dont have 50 votes to go it alone, given Sen.

What Democrats Want To Do
Tumblr media

The 2018 UFC Calendar That Remains And One Man’s Stupid Attempt To Book It
Joey
July 23rd
Before we begin, I began this project the day before the UFC's debut in Boise. I figured all things considered it would take me about a week give or take to flesh this whole thing out. It took me a week JUST to get through October. I got to the Denver show on Friday and that was when the UFC dropped all sorts of news about Edgar/Korean Zombie and Mike Perry/Donald Cerrone co-headlining said show. I haven't edited it. I'm not going to edit it. IF ANYTHING, I think not touching what I did before Friday is an important piece of the puzzle. Nothing really puts this project into perspective like having to look at what you did and then something immediately changing that renders it moot. Everything AFTER the UFC in Denver was done pretty much on Sunday night.
The UFC released their schedule this week for the rest of the year. There's a lot of fights upcoming, perhaps more than you can shake a stick at. You're talking 14 events, 7 in the US, 1 in Russia, 1 in China, 2 in South America (Brazil and probably Argentina), 2 in Canada and 1 in the always cool Australia. If you give the UFC it's usual average of 12 fights a show then you're looking at probably 168 fights across the course of four months. We've got 3 in September, 2 in October, 5 in November and 4 in December which is about close-ish to what we got last year. Of course two of those cards are on Fight Pass, one is on Big Fox, five are on PPV and unless I'm mistaken the remaining 6 are on FS1. I did this in the beginning of the year (foolishly I might add) but now with the year coming to a close, I might as well take one final swing at it am I right? Here's my belief on what we're going to get from the UFC to close out 2018 from show to show and as Brock Lesnar once lovingly said "From sea to shining sea!"
September 8th
Dallas, Texas
UFC 228
Main Event: Tyron Woodley vs Colby Covington
Co-Main Event: Valentina Shevchenko vs Nicco Montano
There's really nothing immediately on the docket to feel comfortable about as a headliner.  A natural-ish fit would be Ortega vs Holloway in a rebooking but Holloway's return to action is unknown. Jeremy Stephens, if he beats Aldo of course, could fight Edgar or Ortega for an interim title fight here if need be. Frankie is apparently a week away from being able to train again so an early July to early September set up is plenty of time for a dude who is  well known for his ability to be ready regardless of the circumstances. Already announced we have Zhabit/Yair and Jon Dodson vs Jimmie Rivera plus it seems pretty likely that Montano vs Shevchenko is getting announced soon-ish. That's not a main event and shouldn't be confused as such BUT it could be a respectable #2 on the bill.
September 15th
Moscow, Russia
UFC Fight Night
Main Event: Mark Hunt vs Aleksei Olynik
Co-Main Event: Shamil Abdurakhimov vs Andrei Arlovski
Consider this a mild, tepid dipping of the toe into the Russian fight market. The UFC's first event in Russia is a Fight Pass card; not even cracking the likes of FS1 or a PPV setting. While China got Anderson Silva and Kelvin Gastelum, Russia was getting Fabricio Werdum and Alexey Oleynik. That's still a fine main event but clearly not on the same level as the perceived GOAT and the top MW prospect in the division. That fight got USADA'd and in its place, we got Hunt vs Oleynik which is totally fine. A co-main event of Curtis Blaydes vs Alexander Volkov fell apart with Blaydes being hurt and Volkov opting to get paid to weigh in as a UFC 226 replacement. The UFC cut prices before the event to, in so many words, allow for poor people to get into the event and seats apparently are going to be at your standard UFC Fight Pass levels where they open up the bowl sections and ground floor only. There's been some rumors of the likes of Islam Makachev, Jorge Masvidal, Jimi Manuwa, Petr Yan, Nikita Krylov and Mairbek Taisumov (!) all getting a chance to fight but I'm betting when all's said and done, we're looking at Arlovski and Abdurakhimov being our co-main event of the evening. Or morning depending on where you are.
September 22nd
Sao Paolo, Brazil
UFC Fight Night
Main Event: John Lineker vs Raphael Assuncao
Co-Main Event: Alex "Cowboy" Oliveira vs Neil Magny
The UFC's brazilian ranks are being casually wiped out be it due to injuries, ineffectiveness, fighters leaving or retiring. The last show of the year from Brazil needs A GUY but finding A GUY who can headline is sort of tough in this market. The one thing I hold steadfast is the possibility that they could actually try giving a female fighter a chance to headline (Gadelha vs Calderwood at 125 lbs was something I thought of). I even figured Demian Maia is always like a phone call away as well but I can't think of a guy I'm excited to see him fight (or just a guy for him to fight at all). Gimme Lineker vs Assuncao in a true #1 contender fight since Marlon Moraes' two amazing highlight reel KOs probably vaults him about Raphael even with the loss. Also keep an eye on Formiga vs Pettis here as well since it's a natural "no shit" #1 contender fight at flyweight.
October 6th
Las Vegas, Nevada
UFC 229
Main Event: Conor McGregor vs Khabib Nurmagomedov
Co-Main Event: Holly Holm vs Ketlein Vieira
We've already got the unofficial official announcements of Sean O'Malley and Frankie Edgar/Korean Zombie for Vegas. One of the rumors going around is that the UFC plans on doing something, likely an interim placeholder title, for Holm vs Vieira. If so, you should absolutely do it on THIS card because the only way you're going to get folks excited about that fight is if it's got a McGregor-esque support attached to it. Conor vs Khabib will probably happen this year, if not in October then I'd bet in MSG. Conor vs Khabib IMO is a serious test of what is or isn't a big buyrate these days. The last BIG fight we had was Gennady-Canelo which did (IMO) a somewhat surprisingly meh 1.2 million----and this should beat that and comfortably. If it doesn't then we've got shit to talk about. Conor/Khabib, Holm/Vieira, Edgar/Zombie, O'Malley plus Darren Till (who apparently is a lock for this card) seems like a damn good top 5 to me.
October 27th
Moncton, Canada
Fight Night on FS1
Main Event: Rafael Dos Anjos vs Kamaru Usman
Co-Main Event: Ilir Latifi vs the winner of Glover Teix/Corey Anderson
I don't know what necessarily is in Moncton but the UFC tries in theory to go to new markets and bring special cards. The problem is they always tend to get picked apart due to injuries. As for this card? Well there were rumors that Usman vs RDA was the next fight to make in the Fall sometime and this seems like a fine enough time for it. Usman could also be a sleeper for the 170 lb title picture if there's an injury or whatever. As for the co-main? By all accounts Ilir is expected to be back in the middle of the Fall and so I'm betting this could be a good enough time. Latifi vs the winner of Glover/Corey Anderson isn't a perfect fight but there are worse fights to be co-main events. If anything it's a relevant fight at a division that's still trying to figure out what relevant is. Throw in PVZ vs Rachael Ostovich (come on now it HAS to happen) and Elias Theodorou for good measure for main card related purposes.
November 3rd
New York, New York
UFC 230
Main Event: Jon Jones vs Daniel Cormier
Co-Main Event: Brian Ortega vs the Jeremy Stephens/Jose Aldo winner or Max Holloway Third title fight: Cody Garbrandt/TJ Dillashaw winner vs Marlon Moraes Yoel Romero vs Ovince St. Preux Chris Weidman vs Paolo Costa
I'm betting that we're going to get the Jon Jones news any day now of a one year suspension redacted to July. If so, I'm betting the UFC puts Jones vs DC together with Cormier knowing that win or lose, the Brock fight awaits. DC seems really open to fighting at 205 lbs in the interim while he waits for Brock so I'm guessing/betting that if it's not Jones then it's a Shogun or a Gus here in this spot. The co-main event is a little more....prickly. Until I hear something about Max Holloway, I'm going to continue to believe that the rumors about him suffering something traumatic during his weight cut are true enough for me to not think we see him again this year. That means Ortega's going to have to fight somebody for the belt and if so, the winner of Stephens/Aldo lines up pretty damn well time wise. If Stephens knocks off Aldo then he'll have earned this shot no questions asked. The third title fight (because MSG tradition says three) was a toss up between Mighty Mouse coming back, the rumored Nunes/Cyborg fight or the TJ/Cody winner. Marlon Moraes is coming off of TWO 1st round finishes of the highest order and I think that puts him above Assuncao who has a better overall resume (and the win tie breaker) but no flashy "This is my title shot" moment. Moraes has that. As for the rest of the main card? Yoel Romero vs Gus seems like THE perfect fight to make but Gustafsson is seemingly not up for a Romero clash. That could in turn open the door for Romero vs OSP since they seem to gel up timeline wise (Romero had surgery, OSP has a family matter he's dealing with). Chris Weidman vs Paolo Costa is a rumored fight the UFC wants to put together for MSG and I'd be totally okay with that fight for both guys.  Throw in some "names" on the undercard and this card could/should be the 2nd biggest show of the year. If Jones vs DC III with two title fights doesn't get people excited then I'm not sure what else there is to offer y'all.
November 10th
Denver, Colorado
25th Anniversary Fight Night
Main Event: Tony Ferguson vs Dustin Poirier/Eddie Alvarez loser
Co-Main Event: Donald Cerrone vs Mike Perry (at 170)/Kevin Lee (at 155)
The UFC has built a whole marketing promotion for this one so this show might get a big damn deal. Tony Ferguson vs the loser of Poirier/Alvarez seems like a natural-ish fit for this card given that Ferguson is expected to be back by the end of 2018. Ferguson isn't getting the Khabib/Conor winner and I get the feeling that if Poirier wins, he's getting the title shot. This is a damn important stay busy fight at lightweight for both guys. As for Cerrone vs Perry? Donald Cerrone is a big deal in Colorado and if he stays at WW, this is a damn good fight for him. Otherwise? I like Cerrone vs Kevin Lee as a fight if Cerrone TRULY wants to try 155 lbs again. He shouldn't but if he does? Good fit for me. I like this fight a bunch. Throw in Sage Northcutt (!!!!!!!), Chad Mendes vs Mirsad Bektic, Do Bronz Oliveira vs David Teymur, Cat Zingano vs Rocky Pennington and the Rivera/Dodson winner vs Alejandro Perez and we're off to the races!
November 17th
Buenos Aires, Argentina
Fight Night
Main Event: Santiago Ponzinibbio vs Leon Edwards
Co-Main EVent: Dominick Reyes vs Jan Blachowicz
Take two! The UFC heads into Argentina (after flirting with a November 2017/Feb 2018 visit) and with Ponz healthy and ready to go, I'd imagine Argentina is about to experience a Ponzi Scheme. Ya like that? I like it. Ponzinnibio vs Edwards feels like a great piece of matchmaking given their respective winning streaks and the fact that Till, Covington and Usman have all leapfrogged them in the division. Good easy work here. The co-main is more about finding out what Dominick Reyes CAN'T do at this point. I've seen him steamroll dudes with enough ease to get a little curious/froggy as to what necessarily else he's got for us. I am, dare I say, intrigued. Jan has proven himself again after an up and down UFC run. The time is now and it'll never be more ready than now for thesetwo. Blachowicz might even be overqualified for the job but who cares? There's plenty of fun developing Latin American talent to find a spot for on this show, like Julio Arce, Moggly Benitez, Vicente Luque (Brazilian with Chilean roots), the eternally underrated Enrique Barzola and some of the other fine Latin American fighters in the UFC and trying to get into the UFC.
November 24th
Shanghai, China
UFC Fight Night (likely on Fight Pass)
Main Event: Francis Ngannou vs Marcin Tybura
Co-Main Event: Walt Harris vs the Arlovski/Shamil Adburahkhimov winner
Would the UFC try to run back Anderson Silva in China? I'm not sure they wouldn't consider it. As more and more decent Chinese fighters start to filter into the UFC, the Chinese market seems to actually be on the verge of finally breaking through.  If there's one thing the UFC is frequently "good" at; it's sending big dudes to foreign markets to try and appeal to casual audiences with size. With the likes of Song Yadong, Li Jingliang, Guan Wang, Kenan Song and some of the Chinese female mixed martial artists at the ready; the undercard should be loaded up with local-ish talent who can be relied upon for undercard support. With that being laid down? Go big at the top. I can't think of a more direct message to send to Francis Ngannou than to put him on a Fight Pass event while still getting max value out of him with a big main event for an international crowd. Ngannou vs Tybura is a fine test for Francis and it trumps a rumored JDS fight which doesn't make a whole bunch of sense given that JDS is coming off his first win in forever while Ngannou has dropped two in a row.  Throw in a Yushin Okami fight as well just to confirm you hate your audience. We all know you do! Also would be totally down for Li Jingliang vs Chad Laprise or someone of that ilk.
November 30th
Las Vegas, Nevada
TUF Finale
Main Event: Derrick Lewis vs Justin Willis
Co-Main Event: One of the TUF Finales (below that though and another TUF finale, Brad Tavares vs Thiago Marreta)
If big dudes throwing punches isn't your thing then November might be a rough month for y'all. I ALMOST went with JDS here but I'll pass on that one to be honest. Lewis vs Justin Willis is a good test for Willis and with a lengthy stretch of time off, the Black Beast can maybe get his back right. Wouldn't be opposed to Mark Hunt vs Lewis II either. This is the last TUF of all time and it features HWs so might as well give them a HW fight too.
December 1st
Adelaide, Australia
Fight Night
Main Event: Israel Adesanya vs Derek Brunson
Co-Main Event: Alexander Volkanovski vs Josh Emmett
The Australian/Kiwi/NZ fighter's revolution is still off and popping. Right on time too as the UFC is heading to Australia in December with dudes like Tai Tuavasa, Dan Hooker, Alexander Volkanovski, Jessica Rose Clark and Israel Adesanya at the top of the run. RIGHT off the jump we've got a problem as Yoel Romero and Luke Rockhold are out of the division, Weidman and Costa are matched up, Jacare and Brunson are matched up and you've got Gastelum waiting on Whittaker. That in turn leads us to Adesanya vs Derek Brunson win or lose vs Shoeface. At this point I feel like Adesanya has been sped up so fast that it's basically a lock that he'll take on a Brunson type next. That brings us to the co-main where it's time for Volkanovski to get a bigger name. Dude's earned this shot. Volkanovski vs Emmett makes sense or even Volkanovski vs Lamas, Bektic or any of THOSE guys would be damn cool. Throw in Tai Tuavasa vs a fun punching bag and you've got one hell of a top three and Tyson Pedro vs Devin Clark too.
December 8th
Toronto, Canada
UFC 231
Main Event: Rose Namajunas vs Karolina Kowalkiewicz/Jessica Andrade winner
Co-Main Event: Junior Dos Santos vs Mark Hunt 2 Anderson Silva vs Uriah Hall Stephen Thompson vs Gunnar Nelson Jordan Mein vs Michael Chiesa
The UFC is going to try and give Toronto something special. This SEEMED on paper like the perfect spot to roll out the Whittaker vs Gaselum title fight but Rob is out into February. An interim fight here doesn't make much sense I guess. The best option is probably the most likely option and that's going to be a 115 lb title fight at the top of the bill. In the mean time and in between time, I'm a big fan of the idea of giving the strawweight division EVERY chance to succeed. Maybe a 115 lb title fight won't draw a major crowd on its own but JDS vs Mark Hunt 2 and Anderson Silva (!) makes for a damn fine balance of options across the board for a main card. Throw in two good WW fights plus every Canadian under the sun in the prelim spots and I think we're good to go here!
December 15th
Milwaukee, Wisconsin
UFC on Fox
Main Event: Alexander Gustafsson vs Luke Rockhold
Co-Main Event: Anthony Pettis vs Al Iaquinta
Outside of just popping a number for old time's sake, the UFC really has no incentive to do anything "big" here. It's a finale for Fox, one last chance for them and the UFC to put on a good show before Fox goes into bed with pro bowling and the UFC moves on to ESPN. The main event is a fine enough rebooking as Rockhold's debut at 205 vs Alexander Gustafsson still SEEMS like a pretty great idea. It's not a Milwaukee showcase without Anthony Pettis as the dude looks to continue his career rebuild at 155 lbs. I'm not entirely all in on yet on his return BUT I'm loving the idea of it. I ALMOST went with Mighty Mouse here vs Sergio Pettis as the main event but I don't know if that fight happens on Fox since there's really no major incentive for it to be on Fox. Throw in Mackenzie Dern vs Jessica Aguilar in a showcase fight/test for Dern and Edson Barboza vs David Teymur and we should be fine enough to go here.
December 29th
Las Vegas, Nevada
UFC 229
Main Event: Amanda Nunes vs Cris Cyborg
Co-Main Event: TJ/Cody loser vs Dominick Cruz
Carlos Condit vs Robbie Lawler Cynthia Calvillo vs Michelle Waterson Khalil Rountree vs Jimi Manuwa
And so we might as well end the year hot. With the final show in Vegas, it sure seems like some form of Nunes vs Cyborg is happening. In truth it's the biggest fight that WMMA can conjure up currently so I have no issue with that. Beyond that though? I think no fight is going to sell like that one will so you might as well support the undercard for thee last remaining WMMA anti-fans. Don't want to see Nunes vs Cyborg? Well how about a rematch of the best WW fight ever @ your mom about it? Lawler should be back by then and Condit has already said he wants one more go of it at 170 lbs. If ANY fight is going to get people up for one last final run, it's that one. TJ or Cody vs Dom Cruz buys us some time for Assuncao and company to maybe get a title fight in the interim. That and TJ vs Cruz 2 still has some high upside appeal to me. Calvillo vs Waterson may not appeal to everybody but Waterson is usually in a fun fight and I'm still high up on Calvillo's upside. Khalil Rountree probably fights four times between now and this show but I really think Rountree vs Manuwa can be a bonkers striking battle. Throw in Zhabit Magomedsharipov, Claudia Gadelha vs Felice Herrig, some combination of DWTCS guys, a HW fight of a high caliber and plenty of fake rumors about a second title fight and we're off to the races!

The Blogfather
New Post has been published on https://walrusvideo.com/the-blogfather/
The Blogfather
He wasn’t an Arsenal fan, but he was at the 1971 FA Cup final. I wasn’t born yet (I didn’t arrive until September of that double winning year), but he saw Charlie George score that winner and lie flat on his back on the Wembley turf to celebrate.
Like so many of his generation, he came to England from Ireland to find work in the late 1950s, and I’m sure my love of football came from him. There was always a ball, always a kick-around in the garden, or on the front lawn of the castle we lived in for a while (honestly, it was a castle).
Back then you could just go to a football match. Rock up on a Saturday, and pay your way into the ground depending on who was at home. He lived and worked in West London, and nominally he was a Fulham fan. He loved Johnny Haynes, but he was a huge admirer of Jimmy Greaves too. He liked players who could do things with both feet, and he went to matches all over the city, just because he could.
Some of my earliest memories are of him playing football. He started life as a forward (like my brother), but by the time I came along and he was togging out for the village team in Bishopthorpe (near York), he’d moved back to centre-half (where I played my whole life). I’d stand on the sidelines with my mam. I don’t remember the games or the performances, just the fact that I was there and so was he.
..
He was pretty strict when we were young. I think it was because he had very clear ideas about what young men should and shouldn’t do. They should look smart, for example, and definitely not wear jeans. They really shouldn’t watch Grange Hill, because those children were basically juvenile delinquents and didn’t respect figures of authority sufficiently.
He worked a lot though, so it was often drive-by stuff. He spent most his working life in the hospitality industry – bars, restaurants, hotels. Long hours, late nights.
Once, in the back garden, I was winding my brother up, as big brothers do. He reached breaking point and unleashed a wave of expletives that would have made a sailor blush. Dad, probably trying to get a bit of rest upstairs, heard everything, stuck his head out the bedroom window and it was the most trouble any little boy has ever been in before or since. I felt bad, and I bought Tim some Cadbury’s Creme Eggs to say sorry.
..
In 1996 he was away on a golf trip in Spain and fell ill. Cardiomyopathy. The prognosis was not good. He needed a heart transplant. In the mists of time it feels like it happened quickly, but it didn’t. He spent months and months gravely unwell, in and out of hospital, but in the end they took his actual heart out and put someone else’s in.
It’s basically a miracle, isn’t it?
When you think about it, it’s absolutely crazy, but as I said at his eulogy, it changed his life and it saved his life. He became a fierce advocate for organ donation. He helped found the Irish Heart and Lung Transplant Association, and he went onto to chair the European Heart and Lung Transplant Federation. He wanted to ensure as many people as possible could benefit from the incredible medical advancements, and the work carried out by doctors and transplant teams.
As you might imagine, that kind of thing gives you a new perspective on life. He was certainly mellower post-transplant, but it coincided with us reaching a stage of adult life where your relationship with your parents changes anyway. We did a lot of stuff together. Golf, pints, dinners, holidays, even the Arsenal.
I don’t know if the trip we took to London was specifically to see a game, or if it coincided with something else, but he came with me to the Emirates to see us play in the Champions League. We played PSV and a late goal from on-loan Chelsea defender Alex saw us crash out. Not exactly a stellar night on the pitch, but it was still a good one off it. We had post-game pints in The Tollington, he met many of the Arseblog crew, and he often talked about how much he enjoyed it.
He loved Arseblog and what it became. He’d read most days. He’d say ‘Some of those chaps on the Arses are a bit fruity, aren’t they?!’.  He even listened to a podcast, impressed and somewhat astonished with how often, and with such variation, Ian Wright said my name.
..
He hadn’t been well for a couple of weeks. I took him to the doctors on February 1st. She told me she was worried about his kidneys. Years of anti-rejection and immuno-suppressant drugs take their toll. Blood test results came back that afternoon. He needed to be in hospital.
I remember him waving to us from the ambulance before it pulled away, his big overcoat pulled tightly around him on a cold evening. Over the next couple of weeks he was treated for the infection, he was getting there, but slowly.
On Monday February 15th I got a phone call from a doctor. He’d been unwell, so they ran more tests. One of them was for Covid-19. It came back positive. We spent a year doing everything we could to keep him safe during the pandemic, and somehow he picked it up in the Coronary Care Unit of a hospital.
Yet over the next week, he didn’t really develop any of the major symptoms. On Monday February 22nd he called from his bed, we spoke about him coming home. He couldn’t wait to get back to his chair, in front of the fire, to watch golf and CNN. We wondered how strong he’d be, what care he might need. How we might have to adapt the house. Downstairs bedroom, stairlift, that kind of thing.
Then … day 10. Covid hit.
Did you ever get winded? It’s scary, isn’t it? Those few seconds where you can’t catch your breath. Imagine that all the time. He needed oxygen, then more oxygen, then all the oxygen it’s possible to give someone.
We were lucky in that we were allowed in to see him. We got to talk to him. That will always be a comfort, but seeing your dad on his own in a six bed ward, surrounded by and attached to machines, struggling to breathe is brutal. You want to help somehow, but you can’t.
We were clad in so much PPE, gown, masks, goggles, gloves, that he thought we were doctors at first. Maybe that’s why he told ‘them’ he didn’t want to die in hospital.
He died in hospital … in the early hours of March 2nd.
He’d been through so much. The heart transplant, he beat a lung cancer situation, he had an ongoing prostate cancer situation, but he couldn’t beat this. He was 84 and he’d lived a good life, but it doesn’t make it any easier to see someone you love die like that.
I’m not going to preach to anyone, but I can only urge you to be cautious. I know we’re all fed up with restrictions and life being the way it is. I know there is light at the end of the tunnel as vaccines are being rolled out, but this virus is still out there and it’s still dangerous. The most vulnerable among us are still loved and cherished family members and friends. Please don’t lose sight of that amid frustration, we all have a responsibility to each other. Someone’s age or their underlying condition doesn’t make them expendable.
Be careful. Look after each other. Each one of those statistics released daily is a real person, with many more left behind. Wash your hands. Wear a mask – at worst it’s a mild inconvenience, at best it saves lives, maybe even your own. Get the vaccine when you can.
My daughter, who I haven’t seen in person for over a year now, couldn’t get home for her grandad’s funeral. The funeral at which only ten people were allowed. That’s not how we do things in Ireland. There was no wake, no telling of stories about the one just gone. The laughs you have at events like that seem incongruous to the situation, but they’re a big part of how get through it.
Like so many other families over this last 12 months, we were apart at a time when we needed to be together. Just a couple of weeks previously my big cousin Adrian, a Gooner and only a few years older than I am, was taken by Covid too. He wasn’t elderly, he wasn’t high risk. I had to ring my dad in hospital and tell him, and while the staff in there were so lovely, he had nobody to share that grief with in person.
The support mechanisms we have in place to cope with things like this aren’t there any more. There are very obvious impacts of Covid on our lives, but there are malingering ones which I don’t think we’ll come to understand for some time yet.
..
Whatever nurses are paid, they deserve twice that, and more. They are amazing. They don’t need to be clapped, they need to be paid properly. You might not need them now, so perhaps they don’t register, but there will come a time when you will, and they will be amazing for you and your family too.
They shouldn’t have to fight for the compensation they deserve. We should be fighting for them. We should be angry on their behalf. Fight for healthcare.
Pay them properly.
..
My dad was an amazing man. Really funny, kind, generous, a good person who was the linchpin of our family, and we’re going to miss him terribly. He was well cool too, I mean, look at that 1960s shades/rollneck action he had going on.
I’m experiencing a lot of emotions right now, and it’s going to take some time to process, as they say. Today though, I just want to remember him in a positive way. A man who had a huge influence on who am I, someone who – when I think of him – makes me smile.
It’s absolutely shit he’s not going to be around anymore, and the circumstances of his passing were deeply unpleasant. It’s been a really rough few weeks, to be honest. However, he gave me the strength to get through this, and on this Arsenal blog I’m gonna take the owner’s privilege and set myself up with a tap-in to finish.
Love you Dad, and as a wise man once said, you were f*ckin’ excellent.

Realty Problem Solver
Tumblr media
Introduction There are many areas one can invest in. Since i have was 15 years old I have looked for the fastest, most effective way to accumulate a lot of wealth, with the least amount of risk. Now i'm now 58. While looking for this road to facts, I spent a lot of time in the school of hard knocks. The school of hard knocks is a very interesting though painful school to attend. It is also the most expensive way to find out something, but when you graduate you have a PHD in the way to turn and not do with your time and money. The high schools I attended were: Investing in businesses as a silent mate, owning my own businesses, working for another family member-in our case my father, buying publicly traded stocks and sec, penny mining stocks, commodity trading, investing in gold and silver, real estate property private lending, real estate development, real estate remodeling, buying property foreclosure properties. I also worked as a real estate problem solver/matchmaker, bringing business owners together with business buyers, and matching " up " real estate owners with real estate buyers. Writing about all of these hobbies would take an encyclopedia, so we will minimize this essay to the kinds of situations you can run across in your real estate school of hard knocks. I will present my personal solution with the given situation. There are more than one possible treatment and I invite you to come up with other possible products as you read. If you get some value from my experience that will hopefully lower your tuition to the real estate school about hard knocks. Feel free to e-mail me your remarks, alternate solution or stories. Do, please, let me understandthat it is all right for me to publish them. My Real Estate Vision As a way of introducing myself, I thought you might find exactly what lessons I have learned, after all these years of properties, interesting. Buy real estate instead of stocks, bonds, mutual dollars, or commodities. When you pick a winner in one of these jadescape condo areas you can make 5-10 times your money. When you are erroneous, in one of these non-real estate areas, you can actually loose roughly 90% of your money. In real estate, if you are not greedy-not trying to get rich quick-in one year, you can make 100 times your hard earned dollar, on the upside. The downside risk is only based on ways well you looked at all the possibilities ahead of time. If you did, the actual downside risk is reduced to only the sustaining time to fix a mistake. If you rush in and do not experience all the possibilities of a business venture, you can actually loose 100% of this money. In my mind an upside of 100 conditions profit is better than 10 times profit. My philosophy regarding real estate ownership has changed in the last 15 years. I actually used to think that selling at the top of the market was the intelligent move and buying in the crash. Now I feel that selecting when prices are down is still a smart move and yet never selling is the way to go. In order to hold on to a property from a down market you require proper planning to survive the accident. This I call a back door or unexpected plan. This is have a plan and knowing what you will achieve if everything goes wrong with you original plan. Should you have a backup plan, you rarely need it. This is the structure of my philosophy. With this understanding, you might more appears see why I did what I did in these situations. Any Stories and article: The area of real estate investing has become the most complex because it is a combination of law and realty. It is one of the most interesting because fortunes are made and forfeited in this area, and the numbers are so enormous. Lastly it will be an area where crooks can make a lot of money and many times depart with it. Following are some stories (case histories) I had dealt with and some articles I have written on the subject of fraud within real estate. Finally, I have included an article on the basics connected with foreclosures and real estate in general, for your interest. I hope you love it them. The Stories: Story #1: It was early March 2000 and I received a call from Kevin. He said that he had heard about me from numerous mutual friends. He wanted to speculate in buying HUD houses (Properties that the Government had foreclosed on). The guy wanted to buy them, fix them up and then sell individuals at a profit. He had heard that I had bought a large number of foreclosures in the 1970's and 80's and he is hoping I could advise him. We met for lunch time and he told me his life story. The important area of this conversation is that he had bought a boarded up 14 unit apartment building in downtown San Bernardino, across the street, from one of the roughest high schools around California. By the end of the meeting, I had figured out that she had overpaid about $75, 000 for the building, he'd already wasted $200, 000 trying to remodel it, also it was still $100, 000 away from being finished. He previously bought it 1 . 5 years ago and a large part of his particular costs was the interest on all his loans, regarding this project. He was now broke, and inside deep trouble, but in his mind, the badly important money was coming. It is interesting to note where she got the money to invest in this project. 4 years early on he was given money to buy an apartment building by his / her father. He was given enough money that he only expected a very small $150, 000 real estate loan to purchase a fabulous building in Pasadena that cost him a total for $525, 000. In order to buy the San Bernardino rehab venture, he first refinanced the first trust deed on the Pasadena building and jumped the loan balance to $385, 000. When that money was gone he took $74, 000 as a second Trust Deed on both Pasadena and San Bernardino properties. By the way, that payday loan cost him 15% interest and $15, 000 for up front fees to get the money. Before we parted, Document told him that he made a very expense mistake during buying San Bernardino. I explained that from the evening he bought the building it was a sure decision that the project would fail. I then had to tell him which would not lend him any money on San Bernardino, to store his butt. Over the next 2 months I got periodic phone calls, telling me the progress of the fill raising. One of those updates I was told that the pre-existing 2nd Trust Deed lender was saying that he will probably give Kevin the added $100, 000 he should finish the project. At the same time, Kevin also believed he found a bank that might refinance all the loans in San Bernardino. The difficulty with the bank loan was that the value determination fee was $3, 000, and it had to be paid prior to, even to just apply for the loan. Again Kevin asked me for money. Again I refused to put further good money down his black hole. Then one morning I got a call from Kevin, "If I won't make the $2, 000 payment to the 2nd faith deed holder, he will start foreclosure in 2 months. Kevin also told me "The 2nd trust deed mortgage lender said that he would buy the Pasadena apartment building pertaining to what I had paid for it, 4 years ago, $525, 000. " The offer had a stipulation to it. Kevin had to bring the loan current first. In my thought process, if Kevin could bring the loan current, the reason would he even bother to sell the property for a from suppliers price? I couldn't believe what I was researching. After hearing all of this I decide that it is time That i stop saying no and help. What Kevin believed he wanted was a real estate loan for a lot of finances. The truth is, that money was not the solution to his dilemma. The problem had to be different than what Kevin believed, which is why the situation persisted. The real situation was not more borrowing. More accepting meant more money down the drain. Experience has coached me, "If the problem was what Kevin thought it had been, it wouldn't be a problem. " What does the phrase mean? A businessman has a financial set back. She thinks that with some short term funding he can live through the set back and return to the top. After looking around, the businessman will usually find the money, but strangely enough the drawback doesn't resolve. If the problem did correct itself, then businessman was right about what the problem was, and the predicament would be gone. Usually the money doesn't help, but the entrepreneur doesn't understand that. He doesn't realize that the problem wasn't money in the first place. If it were, the problem would at this time be gone. Lets continue the explanation. The last money coppied is now gone and the problem persists, so our n entrepreneur goes out to find more money to solve the problem that didn't fix with the money he borrowed, the first time. What happens the second occasion? The same thing. The money is used up and still the problem continues. The businessman is working on the wrong problem. The problem is not dollars, or the problem would have been gone. Kevin thought this challenge was money. It wasn't. He had already poured $300, 000 into the San Bernardino building, on top of the $209, 000 1st Trust Deed loan that came about while he bought the building. Before he was completed, he spent over $500, 000 in a building that has to have $100, 000 to finish, but was only worth $475, 000, after it was finished. What could I do? Utilize what the good lord gave me. 30 years regarding experience, on the subject of getting out of problems that I created when I appeared to be young and inexperienced. Here was the war prepare. I got Kevin to agree to turn over total management belonging to the two properties to me. Knowing that I was managing the house and working on what I believed was the correct condition, I felt comfortable about loaning money on this put up. If I can't trust myself to solve this problem, whom do i trust? I started by loaning Kevin $25, 000 to make needed repairs to the Pasadena building, pay the home and property taxes and to bring the first and second loans latest on the Pasadena property only. Nothing was to be expended at this time, on the San Bernardino building. Now that I operated the Pasadena apartment building, I discovered what repairs any building needed. The list was so long it had one man three months, full time, to fully handle it. I then did a very detailed market study and determined the things the market would pay in rents. I asked the particular tenants for a list of everything they wanted done of their apartments to be happy. I then did everything the tenants requested and I then raised their rents 30%. Following the building was full, I raised the rents a second 15%. The value of the building went up and I just received an offer for $725, 000. This was $200, 000 more than its value 6 months earlier. I use it into escrow, and then I realized that I could improve the rents some more. I raised the rents again throughout escrow and forced the buyer to pay another $25, 000 for the building. Bringing the price to $750, 000. Who $225, 000 profit was needed to help cover the income being lost in San Bernardino. Author's Note: The particular escrow fell through and the building was kept until finally this update, December 5, 2004. The building will now be in escrow for $1, 583, 000 What had I do about San Bernardino? I contacted the seller/lender and asked him if he would like me to make sure you pull the security guard out of the building and help him have it back in foreclosure. He didn't want it to come back, even though he pretended that he was willing to do that. The person offered me $25, 000 in incentives to get others to personally lend the money necessary for the completion from the building, so he wouldn't have to take it back. Just for 3 months he tried to get me to put money towards the building, with the idea that once I put my profit I wouldn't walk away from it. The real story was that wouldn't put a dime into that black target until I figured out how to make it recover at least $100, 000 of Kevin's lost money. I asked for an important $70, 000 discount on the note, and offered to spend him off. We negotiated for two months. Just whenever i was ready to finish the deal, the seller sold his pay attention to to someone else for only a $30, 000 discount. My spouse and i was not able to make the money I wanted because now the newest note holder wanted 100% of interest and most important due. This threw a monkey wrench into great negotiating. All this time, I had a buyer standing from the wings to buy the building from Kevin while When i was negotiating. I was then forced to sell the house and property to this buyer and Kevin recovered only a little bit of his or her investment. The lender and I were both playing an excellent stakes poker game. I lost this round. Only could have gotten the payoff reduced, Kevin would been given a large hunk of money from an "as is" sale. This is what I call playing "Craps" on a highly big Monopoly board. Author's Note: The buyer, thinking the person was going to put $125, 000 to finish the remodeling, alerted me, after one year, that he had spent $300, 000 to finish the building. The apartment building values happen to be increasing rapidly during this time period, so Kevin's project was first increasing in value at the same time the buyer was going more deeply and deeper into construction costs. The buyer made through all right in the end. If the market had died, he would experience lost $200, 000 on this building after Kevin received already lost a fortune. It's all about timing, isn't the software? Kevin learned that money alone was not the answer to the problems; he needed a Genie, to turn his chicken into a swan. Story #2 Janet is the daughter of merely one of my oldest and wealthiest friends and individuals. We have been doing real estate deals together since 1975. Janet and her husband started buying distressed real estate through Phoenix Arizona in 1994, which was 8 years ago once it was the thing to do. It was now Dec 2000. Market trends appears to be slowing down and did after September 11, 2001. Janet had been continually borrowing money from her papa, whenever things got too difficult. She later advertised everything in Phoenix and bought property in N . California. Then in 1999, one year before I seemed to be brought in, she started buying real estate in Kansas Place. One day Janet's father called me and asked for my best help. He had loaned his daughter $200, 000 plus felt that everything she owned was upside down. (Loans more than the market value. ). This was further complicated by your fact that if she sold her properties, to pay off the father, the capital gains taxes would eat up any hard cash, from the sale. On top of all this, Janet kept asking for a higher cost to keep up the payments on the properties that had damaging cash flow and didn't have enough rental income. He retained me to help his daughter and agreed to pay the fee. I would work with this 40 years old kid, so you can get her to return her fathers $200, 000 and produce herself totally debt free. Janet and I realized. She was brilliant. She did know what she was initially doing, as far as picking good real estate deals. She had, at the time of our meeting, 10 properties located in 2 unique states, and there was $500, 000 in equity. Should we could get it out, before her father had the stroke things would be great. Janet agreed to the understanding, happily, if I would be her adviser, not his. The father agreed to fund whatever money was requested provided that I approved it. Also I had to be the one for you to ask Janet's father for the money, since the upset between the farther and daughter was getting unbearable. This is what we does. A list of needed repairs was created for each of the 11 components. Bids were received and the work ordered to be completed within 30 days. This was not to take months. It needed to be done immediately so we could go to step two. Step 2 was basically to put on the market all of the expensive Northern California property. For you to my disbelief, Janet wanted to move her family, towards a new city, in the middle of all this and her father endorsed let her do it. She had found an old rundown house that she felt was undervalued. That designed that her old residence was put into the list of properties to sell. Sell is what we planned to do. Every little thing was to be put on the market, and sold at the finest price to be gotten, but sold regardless. The property on Kansas was to be repaired and fully rented. Typically the properties that could be sold at what we thought was 100 % retail, were also put on the market. The plan was that whenever everything was sold, the father would get paid off; typically the loans on the remaining properties would be paid off and the harmony of the cash would be put into the bank. Since all of the Kansas deals appear to be a good investment, Janet could now continue to keep buy more Kansas property, (she had only long been spending $25, 000 on each deal) but for most of cash. The rents coming in would generate enough source of income for her family to live on without having to ask for money as a result of dad or touching her investment nest egg. That has been the plan. I forgot one last thing. Because many of the real estate had been bought years ago on a 1031 exchanges (tax-free exchange), the capital gain tax was going to eat up the cash proceeds. Which was one of the traps Janet fell into. She felt the woman couldn't sell without buying a replacement. Of course by not even liquidating before starting anew, she would never get out of debt through her real estate lenders or her father. The solution, in this problem was simpler than one would think. First, the daddy did a 1031 exchange with Janet for one of your big profit houses. The father sold Janet his particular residences for no money down. Now Janet hired her father the house he lives in. So much just for capital gains tax on the $150, 000 profit because one big sale. The second big profit was in the place Janet currently lived in. That was tax-free under the present laws. Since the other houses sold had smaller profit margins, it was decided that the business decision to get out of arrears was more important than avoiding paying any taxation's. Author's Note: That was the plan. So what happened? Janet made a decision she didn't want to sell the junk in Kansas and fired me. She refused to pay her dad back and as of December 2004 he had not personally seen a dime. Father has deducted what she owes him from her inheritance, which will be put into a put your trust in administered by her brother for the benefit of the grandchildren. Real estate in California skyrocketed after 9/11/01 terrorist episode and her properties all doubled in value. In summary: Everyone thinks that his or her problem is not confrontable therefore unsolvable. I have found that someone other than myself can resolve my un-confrontable problems in 10 min and I could do the same for them. It is not a question of being smart, or more experienced, though experience helps a lot when discovering easy solutions, quickly. It is really that we all are willing to confront someone else's problems much easier than our own. When we are willing to are up against our own problem head-on, solutions begin to appear miraculously. The things I do is help people take their mountains as well as turn them into molehills. The molehills are therefore flattened with ease. Lessons to learn: First, do not think you may be smarter than the people who passed this way before you; you're not. Subsequently, markets never go up forever, have not performed as if the can. Third, if you are not prepared for the worst, it will destroy you. If you are prepared, it will only hurt a little. You are likely to survive and come away much richer in the end.
