MARKET TRENDS...It’s A GREAT Time To Buy!!| . ✨ The real estate market is softening and I feel it has just begun! Many people are calling it a market “price correction” saying homes have been escalating at such rapid numbers for years a correction at some point was needed. . ✨ I believe January-June 2019 you will see some great deals out there with lower prices than today. I feel sellers will have felt the market price adjustment & will list accordingly. . ✨ I’m seeing the market soften in #ny #miami #la Also, interest rates are rising. Another 2-4 rate hikes in the next 12 months are expected. This makes payments higher for borrowers so purchase prices will need to make up for that higher buyer’s housing cost, by reducing the list price of a home. . ✨ THE MARKET FROM 800K-1.2M ✨ Still quite strong with multiple offers and selling for at or just above list price. Not a lot of inventory. . SELLERS- Carefully consider your agent’s suggestions on range of list price. . BUYERS- You’re still going to need to come in strong & expect multiple offers. . ✨ THE MARKET FROM 1.4M-7M ✨ I’m seeing a lot of significant price reductions. Anywhere from 1M (at the higher price points) to 500K-250K at the lower price points. . SELLERS- This being said, if your property is properly priced it will still get multiple offers & sell very close to list price within a week and a half. If after 3 weeks you have no movement with offers, I highly recommend a price reduction of 2-5% of your currently listed price. . BUYERS- If a property is still on the market after 25 days, offer a lower price. If it has been on the market longer than 50 days offer an even lower price. . ✨ SELLERS- Remember if you listed too high to begin with you’re price reduction will have to be significant enough to drive up the excitement and attention again on your home.
