Shri Venkateshwara University/Institute in collaboration with Youth 20 Chaupal, SPMRF New Delhi & VGI Meerut organized a 1 day seminar on nation building & career counselling for the students of western UP.
Senior IAS/IPS Officers along with renowned Educationist Prof. S K Chaddha gave tips on patriotism, character building & exhorted the youth to make India a world leader.
The Group Chairman Dr Sudhir Giri, IAS Pratibha Singh, Pro Chancellor Dr Rajiv Tyagi, IPS Aditya Langhe, Dean of Central Law University Lucknow Pro Sanjeev Chaddha inaugurated the event by lighting a lamp to Goddess Saraswati.
The District President of Yuva Morcha Shubham Chaudhary, DSP Anjali Kataria, and DSP Shetab Bhaskar also assisted them in inaugurating the seminar.
The Group Chairman Dr Sudhir Giri announced that in collaboration with the Government, the Venkateshwara Group will provide free Civil Service coaching to the underprivileged youth of the country.

Axis Ecorp launches Lake City in Goa - Aditya Kushwaha
Axis Ecorp has ventured into the commercial plots segment with the launch of Axis Lake City. Located in the heart of Goa, the project offers tranquil lake views and an exclusive unmatched opulence, according to a press release.
With this project, buyers get an opportunity to own commercial plots on which they have complete control to build villa, estate, townhouse or holiday home, it said further.
Located in Dodamarg, Axis Lake City is 35 km away from Panjim City Centre and 18 km from MOPA airport, which is expected to be operational by 2022.

Repo Rate Hike By RBI To Make Home Loans Costlier
In a bid to control inflation, RBI has announced a change in the key lending rates. On Wednesday, the apex bank announced a hike by 40 basis points (bps) in the lending rate. Furthermore, RBI has also announced a rise in the amount of deposits that banks are required to maintain as cash reserve by 50 basis points to 4.5 per cent.
While announcing these measures RBI Governor Shaktikanta Das said that MPC judged that the inflation outlook warrants an appropriate and timely response through resolute and calibrated steps to ensure that second-round effects of supply-side shocks on the economy are contained and long-term inflation expectations are kept firmly anchored.
While this is the first hike in the policy rate since August 2018 but it may have an adverse impact on the real estate sector. Repo Rate Hike After being hit by the pandemic, the sector was on a path of recovery. Experts believe that this hike may thwart the current growth momentum.
“The mid-cycle rate hike by RBI has taken everyone by surprise. The growing inflation rates and the current geo-political environment necessitated this move,” said Vinit Dungarwal, Director at AMs Project Consultants Pvt Ltd.
“From a real estate perspective, this move will dent the current demand momentum and add to the woes of developers. The developers were already grappling with the growing prices of raw materials and this move will make home loans costlier,” Dungarwal added.
Samantak Das, Chief Economist & Head of Research, India, JLL, echoes a similar sentiment. “After a hiatus of five years, we have observed a robust comeback in residential sales and launches in the last couple of quarters due to ‘affordability synergy’. However, this repo rate hike coupled with cost-push inflation in construction is likely to slow down the growth trajectory of the residential sector, which does not augur well for the Indian real estate sector,” Das said.
There are some realtors who still remain optimistic about the current growth run. They believe that this move may push homebuyers that are still deliberating to seal the deal.
“RBI had been maintaining an accommodative stance so far but now it has raised the policy rate by 40 bps to 4.40 per cent. As a result, the SDF rate was increased to 4.15 per cent and MSF rate to 4.65 per cent,” said Aditya Kushwaha, CEO and Director, Axis Ecorp.
“The geopolitical situation caused by Russia’s invasion of Ukraine is weighing on the economy and steps are being taken to mitigate the impact. The current rate increase will have a direct impact on the EMIs but we are still bullish about the real estate sector,” he said.
“We believe that this may also incentivise the fence-sitter to make the most of the current schemes and take the plunge,” Kushwaha added.

The company intends to operate these luxury smart service villa and expand to more cities which attracts tourists.
  “We have close to 22-acre land in Goa. Located in proximity with upcoming airport, the project has attracted interest from investors, especially those living outside India. With the covid, HNIs are looking forward holiday home and second home,” said Aditya Kushwaha, CEO and Director Axis Ecorp.
The company which runs a college in Kanpur, had acquired land parcels at various parts of the country to expand the college portfolio but is instead focusing on real estate.
  “Place like Siliguri is turning into a hub and is an emerging business district. We will come up with hotel and retail area. Similarly, we are identifying more such domestic destinations,” said Kushwaha.
  Company is also coming up with concepts of kids centric hotel and Yog Villas. Comprising over 69 units with a built-up area of 1400 sqft for each unit and the project is expected to be completed by 2023. Located in Dodamarg, these villas are 35 kilometers away from Panjim city center.
  “The market for holiday homes has been witnessing a steady increase in the last couple of years especially after Covid-19 where people are looking for spaces with more comfortable work from home setups. Our offering in the segment is an amalgamation of luxury lifestyle, lush green surroundings, and full-serviced property,” said Aditya Kushwaha.
  Axis Ecorp intends to fulfill the demand for fully-managed luxury homes and expected to achieve a sales target of Rs 100 crore in the next six months.
  “While the overall real estate industry is still recovering from the pandemic-related downturn, the secondary and holiday homes sector has gained much traction owing to the increasing demand for luxury living standards, stable investment options, and higher rental yields. Non-metros like Goa are clear winners for smart investors looking to move from hectic cities to serene holiday homes that offer the best of luxury and natural beauty,” he said.
