Westerly Apartments
14300 Detroit Ave.
Lakewood, OH
The Westerly Apartments complex, located at 14300 Detroit Avenue in Lakewood, Ohio, was Ohio’s first HUD Section 202 project in the 1960s. Built in 1963, the complex is listed on the National Register of Historic Places.  The Westerly Apartments is also the first complex of its kind in the United States to include an onsite senior community center offering a full service health clinic, a 110-seat dining room, a 175-seat auditorium, and activity center.
     The Westerly Apartments has been extremely well maintained by Lakewood Senior Citizens, Inc. (LSC). The buildings all share similar aesthetic styling as well as similar building systems. However, the buildings were designed and built according to the market needs and building techniques of the 1960s – alcove apartments, inefficient mechanical systems, and inappropriate configuration for today’s needs. CHN Housing Partners partnered with Lakewood Senior Citizens, Inc. to renovate the Westerly Apartments, a 3-building, 492-unit complex. Each building will be renovated separately to more effectively address tenant needs by correcting issues associated with building layout and the age of the structures.
     LSC, in partnership with CHN, has implemented a plan to rehabilitate and recapitalize the Westerly Apartments. Mechanical systems will be upgraded with high efficiency systems; finishes will be updated with more durable products; apartment layouts will change to address current market trends; accessibility and visitability issues will be addressed; and all renovations will meet Enterprise Green Communities standards. Its renovation will mark the first LIHTC project in Lakewood, Ohio—preserving affordable homes for low-income seniors.
     Lakewood Senior Citizens has significant experience as owner and proactive property manager for numerous other affordable housing projects. CHN was chosen as its development partner after a thorough RFP process that included other local and national nonprofit and for-profit developers.  The Westerly Apartments is an apartment community located in Cuyahoga County and the 44107 ZIP Code. The location of this community is on Detroit Ave in Lakewood.  This area is served by the Lakewood City attendance zone.

The action in this week's Indian Wells 1 Challenger started with Daniel Cukierman, who defeated Vasek Pospisil 3-6, 6-1, 6-4 in a rollercoaster match a few days ago, facing James Kent Trotter, who previously defeated Aidan Mayo 7-6(2), 6-2 in the first round as well to set up an all-college clash. While Cukierman graduated from the University of Southern California in 2021, J. Trotter graduated from the Ohio State University in 2023, with a contrast in game styles, this could be interesting to see what it took for players to stand out in this match. This turned out to be a close set, but one needed to clutch it out to prevent further problems as the set went by.
The first set started with Cukierman's forehand passing shot as a crucial equalizer before J. Trotter's DF caused the former's break point creation, but the latter still averted some trouble and held his service game to 1-0. Cukierman followed suit with another hold to 1-1 thanks to a cat-and-mouse net game with his volley to close it (got to J. Trotter's failed volley), but J. Trotter's failed slice in response to Cukierman's forehand resulted in the break to 3-1.
The next few games then became even more dramatic as Cukierman's forehand running passing shot allowed him to double the break (4-1), only to be broken back a point after J. Trotter's defense-to-offense mechanism was finished with a smash. Cukierman then broke back again to 5-2 thanks to a working volley only to be broken back when he should have served for the first set (5-3) due to his own forehand errors. He earned his second chance after J. Trotter held his service game to 5-4, where he eventually took the first set 6-4 after surviving another deficit due to a double fault, avoiding trouble with an ace before J. Trotter's forehand error created the set point.

Hi, I'm joe. I'm going to use my first post to let y'all get to know a little about me.. let's start with the good stuff first.. I've been alive for 28 years now.. hobbies include playing music, yoga, knife making, studying EVERYTHING! Drawing, painting, technology, welding, mechanics, experimenting with whatever I get curious about..
continuously traumatic childhood, emotionally disconnected teen years. Foster kid during most of it. Psychologically curious in early adult hood until I lost my mom.
Made a solid attempt at fixing my life.. certified in brick/block and cement masonry, residential and industrial carpentry, forest management. Ive been able to start my own business once. I have 8 different i.ds by my last actual count in 2021..
And then covid happened.. my handyman company was barely 3 months old. I only had 4 customers pay for my services so far, and everyone had become scared of each other. . No more new clients. No new job openings. Anywhere. Had to sell most of my tools just to barely get by.. eventually had to sell my truck..
Caused some kind of depression or anxiety or something because I found myself strung out; riding my 20" bicycle from Kentucky to Ohio 4,5, sometimes 6 times a day! doing favors for people who were readily and happily profiting from such misfortunes. By the time those stimulus checks came round, I was already a spun out dope fiend. I don't think I need to finish that sentence, do I.. in my infinite free time, I've been able to expand deeper into my sporadic interests... Now im halfway decent at playing guitar, ukulele, and didgeridoo. Both connected with and disconnected from the religions of earth. (There is some truth in all of them) blasé blasé, et. Cetra. Et. Cetra.. so on and what-have-you. And by now I've lost your interest because "oooh look, its another junkie has-been". I get it. I tend to ramble these days.. feel free to talk with me.

Pulsed Laser Deposition
One of the most important developments in the field of thin-film PVD coatings is pulsed laser deposition. This technique can deposit materials at any pressure and offers greater flexibility than other deposition methods. It allows control over the background pressure, substrate-to-target distance, and film density. However, some problems have been encountered, particularly when large areas need to be deposited. The large clusters of particles produced by this process can introduce roughness in the film, making it a challenging process to scale.
The first method of pulsed laser deposition was developed in 1965 by Smith and Turner. While the process could be used for thin film deposition, the quality of objects produced was lower than those produced by other methods.
Magnetron Sputtering
Magnetron sputtering is a type of physical vapor deposition (PVD) process that forms thin films on target surfaces using a closed magnetic field. This method is faster and less expensive, and produces high-purity coatings. It is commonly used for metallic and insulating coatings.
The method is based on the fact that electrons are attracted to the substrate under high-pressure gases, and a high negative voltage between the cathode and anode initiates ionization. The ions, which are made up of positive argon, collide with the negatively charged target material. The collision causes atoms to eject from the plasma, propelling them onto the substrate. The process produces high-density plasma, which increases the rate of deposition, and prevents damage to the substrate.

Postal Service workers quietly resist DeJoy’s changes with eye on election
Many USPS employees see recent cost-cutting changes that have slowed mail delivery as violating the spirit, if not the letter, of the law.
This summer, as controversial new procedures at the U.S. Postal Service snarled the nation’s mail delivery and stirred fears of how the agency would handle the election, rank-and-file workers quietly began to resist.
Mechanics in New York drew out the dismantling and removal of mail-sorting machines until their supervisor gave up on the order. In Michigan, a group of letter carriers did an end run around a supervisor’s directive to leave election mail behind, starting their routes late to sift through it. In Ohio, postal clerks culled prescriptions and benefit checks from bins of stalled mail to make sure they were delivered, while some carriers ran late items out on their own time. In Pennsylvania, some postal workers looked for any excuse — a missed turn, heavy traffic, a rowdy dog — to buy enough time to finish their daily rounds.
“I can’t see any postal worker not bending those rules,” one Philadelphia staffer said in an interview.
With the Postal Service expected to play a historic role in this year’s election, some of the agency’s 630,000 workers say they feel a responsibility to counteract cost-cutting changes from their new boss, Postmaster General Louis DeJoy, that they blame for the mail slowdowns. They question whether DeJoy — a top Republican fundraiser and booster of President Trump — is politicizing the institution in service to a president who has actively tried to sow distrust of mail-in voting, insisting without evidence that it will lead to massive fraud.

Summary: After Kurt's Christmas party, after Sebastian drops, he has a difficult time drifting off to a peaceful sleep. So Kurt opts to wake him up and share a peaceful morning. (1710 words)
Notes: Okay, so this actually sends us back to right after the Christmas tree incident. This was a vignette I wrote for right after 'A Dalton Boy Learns the Truth' but it got corrupted on another computer. I managed to recover it an finish it so, yeah. Here you are. It's one of the softer love scenes in the series.

Sebastian eventually settles into a cozy, happy place lying beside Kurt in bed – that floaty, blurry-edged, cloud-like space that usually follows a particularly strenuous scene. But unlike other times, Sebastian finds it difficult to fend off stressful dreams. According to what he hears Kurt murmur in his ear the times he startles himself awake, Sebastian dropped pretty hard, pretty fast. Every thought that fills his mind after he finally drifts off to a solid sleep is steeped in melancholy and ‘sad’, even over things he’d once been excited about.
Things he’d been looking forward to.
He’d never before seen graduating high school and leaving Westerville as an ending. Even though he isn’t entirely grounded in what he wants to do with the rest of his life, he saw it as a beginning. Even if he doesn’t leap straight into college, the possibilities are endless. He recognizes that he has a certain amount of privilege, and he loves it. He’s one lucky fuck. He could travel the world, volunteer overseas, go to a trade school and slum it learning something mundane like refrigerator repair or aluminum siding installation.
His dad would probably hate that. He wouldn’t say it outright, but he’d allude to it in every conversation they’d have. His dad isn’t an asshole where class systems are concerned. He owns enough properties that he respects blue collar workers, appreciates the services they provide.
He’s just never pictured his son becoming one.
His father can’t really complain if he does. Trade work is a good living. And seeing where the economy is headed, it might even be better in the long run than getting a degree in business. Every day Sebastian reads articles claiming trade school’s where it’s at for his generation.
Besides, he could see Kurt digging it.
His dad’s a mechanic. Sebastian has heard them talk shop over the phone, watched him give Elliott’s bike a once over when he complained it was making a funny noise. It was hotter than hell watching Kurt get his hands dirty changing the oil in his Navigator.
Maybe watching Sebastian get his own hands dirty would have the same effect on Kurt.
Sebastian could go to New York and try his luck on the Broadway stage, or Hollywood and try to break into network television. If he gets off his ass tomorrow and starts a YouTube channel, he could land himself a role on a CW television show. That happens a lot, doesn’t it? To people with a lot less talent than him? His parents might not be over-the-moon about that idea either, but it’s his life. They keep saying so. How he lives it is up to him.
Which is obvious when he considers his current circumstances.
At the start of his senior year, there wasn’t a single thing keeping him tethered to Westerville. He’d come back to visit his parents, of course, but once he graduated Dalton, he’d have no unfinished business in Ohio. He could close this chapter of his life, consider it over and done.
All that changed the night he showed up at Pavarotti’s Prison.
The night he became Kurt’s pet.
Now when he graduates, he’ll be leaving something extraordinary behind - Kurt Hummel, and the claim he’s staked on Sebastian’s heart.

One more week. 
Her mom had texted her during English class to remind her, but truth be the told the thought hadn’t left her head since the day started. Nobody was seeing her preoccupation, only the occasional nudge from the teacher to feign attention to the last few lesson plans before graduation. 
One more week.
The rest of the class shuffled out of the classroom as the bell finished ringing, the volume of the chatter drawing out the last few pages of homework that Ms. Johnston was in the middle of assigning. A class full of seniors weren’t planning on making the last few days of their high school career count, especially as everybody was swapping details about the end-of-the-year parties and summer plans before heading to college. Anybody with even the slightest excitement planned for the next few weeks way far past paying attention to the last assignments of the year.
With a few more scribbles of the last pages, Marley slid the yellow notebook into her bag and stood to slip into the hallway. It was a long trek across the school to get to geology, going through the back hallways avoided the groups of seniors and juniors that blocked entire pathways with their groups. Attempting to go around them had her bag knocked off her shoulder on more than one occasion.
“Wait--” Marley froze, one foot out the classroom door as she glanced to Mrs. Johnston, an older woman that had been at McKinley since her mother was a teenager. There were only a few times that they had interacted before, usually when a volunteer was picked to answer a question about the previous reading. There was still a taste of bitterness each time Marley thought about the fact that she never raised her hand, but she swallowed the feeling in change for the small pleasantry. “It was good to have you in class this year. I wish I would’ve heard from you more.”
A small shoulder shrug, nearly impossible to see under the long, brunette hair hiding the sides of her face and frame. There was nothing to say except the excuses she gave to every teacher that made the same comment, except this time there wasn’t another opportunity next year.
“Any thoughts after graduation?”
A small beat, then the reluctant response.
“I have a cousin out in California, she offered me to stay with her out there while I take a few classes.”
“I’m quite serious. You have some good things going for you, Mary.”
Marley was out the door before the sting revealed itself on her face, biting the inside of her cheek as she navigated the hallway. 
A few corner turns, and she was in the service hallway. Long, closets and empty rooms lining the sides. The lonesome entrance for the maintenance workers, the only one wide enough to fit some of the machinery in. The volume of the more popular hallways was still heard in echos, but it was the most silence she was going to get until the school cleared completely of students later in the day.
It was a few brief moments of solitude, a break from the noise constantly swirling around her head. Peace.
She hadn’t even noticed her eyes closed, her steps slowing to a slow shuffle as the few minutes she had alone ticked away. They only opened with a new sound, a sharp scraping across the tile. A flash of black, and a familiar face sped around the corner with careless speed.
Jake.
Back in their freshman year, he was riding the same scooter down the halls and nearly knocked her head against the wall. It was only a surprising moment of grace that saved her from a trip to the nurse, but it left an impression. A few more near-misses of interaction, a few shared classes where they didn’t say a word. It was stupid that she let herself feel the way she did, it was even more stupid that she never acted on it in the years they had spent in proximity. 
Mom’s voice was in her head, the same advice that was given hours after her first run in with the mysterious boy from the hallways. The same advice that was readily given each and every time Marley complained about her desire to talk with him ever since then.
It was only now that Marley realized that saying now or never wasn’t the same as feeling now or never. Now that the time to act was truly running out, the words couldn’t be restrained. Even if she had tried to hold it back, her lips were moving far before her mind had caught up.
“You’re Jake, right?” Her sudden confidence was too late, her words drowned as he streaked past her. 
No hesitation, no pause. Not even a turn around. A few moments later, and he turned down another hallway. Towards the biology and chemistry rooms, probably heading towards the one exit that the school always forgot to alarm.
“Good things going for me.” She muttered under her breath, another sting in her chest with the reminder repeating in her head. 
He didn’t even look at you, he didn’t even look at you.

“One more, Jake.”
The last straggler, Greg. He had a spot at the bar since the first shift at the factory had let out, racking up drink order after drink order. Only bits and pieces of his sob story had spilled out throughout the night, more than enough for Jake to know that the tab wouldn’t be paid off tonight. Last call had been thirty minutes ago, the rest of the patrons had left to carry on at their own houses and let him close in peace.  
“No,” It was a simple enough answer, and probably the expected answer since Grad had pulled this stint a handful of times since Jake took ownership of the bar a few years ago. Whatever confidence the liquid courage granted him, it was enough for him to try his luck again.
“C’mon,” The man slumped back in the chair, obviously not realizing the glazed look in his eye giving away his true state. The half-on tie didn’t help either, on the whole it was almost like watching a used car salesman that got dropped in a washer. Sad, pathetic, but a small part of him wanted to laugh. “You tellin’ me you have something going on the rest of the night?”
A single push of his palm pressed the cash drawer into the machine, the mechanical latch grinding into place. Likely going to need replaced in the next few years, not immediate enough to happen during the upcoming fiscal cycle. He was still in the red from the past few months of stagnant patrons, no reason to push the non-emergent. It was still a useful enough tactic to break any train of thought coming out of drunk patrons, especially once they started comparing lives to his.
“Keys.” Jake didn’t glance over, instead moving his hands to fastening the rest of the bottle stoppers. A few beats of silence, and he did meet Greg with a knowing look. His face white, the red flush from the beer disappeared. It was a quick way to get people out of the building, even if they had to walk. “You got a place nearby to sober up?”
A groan. “Yeah, Mike’s staying late in the shop.”
“Guess you better get going, that’s a block and a half away.” It was almost satisfying getting an eyeroll in response. The customer service aspect of bars usually took this route. “Keys.” A small reminder, met with the sound of metal hitting the bartop. 
“You’re a son of a bitch, you know that?”
“A son of a bitch that’ll let you shift some money around so your wife doesn’t find out how much you’ve spent here tonight.” That did the trick, well enough for a chuckle to come out of the poor man. “You have a week, I mean it.”
“Sure, sure.” He stood up from the bar stools, confirming Jake’s suspicion to take the keys away early. A few steps, nodding along to the promises to pay the tab off in full. Another promise to pay extra, a couple of empty notions that would be forgotten by the morning. It was all heard before, the same routine each time.
“You know,” Greg’s face was serious this time, probably some other attempt at coming up with a grand gesture of appreciation. It looked like he was sending a probe deep into his mind, obviously coming back empty. The uncomfortably long beat ended with the hint of a smirk, stench of Jack hitting Jake’s face like a wall. “Maybe you’ll have a missus one day, then I’ll repay the favor.”

Get a grip. The thoughts were shaken off, left on the floor to be swept up later. 
One hand reached up to turn the deadbolt of the door, latching it as the other hand reached for the switch to the outdoor sign. The same motion he did on every closing shift, but with one glance out the window his eyes froze on a sight across the street. A flash of blonde, meant to be hidden under a grey hoodie. A face he hadn’t seen in almost a decade.
That was a lie, but barely. It was a face he saw constantly, almost to the point of being sick of it. She always looked different than she did in high school, she changed her hair and it was on the front page of a magazine. Internet articles were the first to start popping up, the occasional editorial by the local newspaper whenever they caught wind of the girl from Lima living in Los Angeles. Then the music found it’s way over here, and the town may have well caught on fire. Everybody was seeing her photos at award shows, photo shoots, concerts. It took over a year before he listened to anything himself, and he had run out of excuses to avoid it six months before that. All the articles about multi-platinum albums, Billboard singles, awards with the qualifier of “youngest ever” before them. She was kind of a legend around here, the girl that got out. Not only that, she was the girl that got out and made it.

The door couldn’t open fast enough, by the time he felt the outside air on his skin and called out her name again she was already inside her car and starting to leave the parking lot. He still heard it echo back to him, bouncing off the concrete walls with nobody else to hear it.
She was in a hurry, enough of a hurry to nearly run to her car from the late-night convenience store. The last anyone remembered seeing her within Lima city limits was graduation, but now she was here again. In town, in the middle of the night, running from a convenience store in a piss-poor attempt at a disguise. He could see peering over her shoulder as she reversed out of the parking lot, a clearer look at her face. 
“Marley!” He called again, but she put the car in gear and drove down the street. Just like that, the street was once again quiet and frozen. 
She didn’t even turn around. He was alone again, the dark wood of his bar barely lit with the fluorescent lights. Most had given up hope that she’d ever acknowledge her history with the little Ohio town post-graduation, but she was here again. She was here, and she was definitely hiding.
The switch to the outside sign flipped, the buzz of the neon sign died. Why didn’t she turn around?

I read Patty Seyburn’s Threshold Delivery in one sitting with both admiration and envy. I kept looking for a lame, even a mediocre poem, but (alas) (I mean thankfully!) found none. This is intimidating for fellow poets but absolutely fantastic for readers. Rather magically, Seyburn charts a poetic landscape that maps memory, the voices of her children, philosophical inquiry, the Talmud, and the persistent presence of death. Oh, and Mah Jongg. I remain in awe of her wit, both wry and sly as well as her sense of craft. Realistic yet revelatory, lyric yet lapidary, dark yet delightful, in the Charleston that is this life, I’d be happy to be passed Threshold Delivery in every hand. It is a remarkable book.

Energized by an uptick in #coal business and a renewed emphasis on #safety, mechanical employees on Norfolk Southern’s Pocahontas Division recently reached 500 days without a reportable injury. That achievement follows Pocahontas’ recognition as NS’ most productive mechanical division during the first quarter of 2018. Storekeeper Kathy Hatfield, who chairs the safety and service committee in Williamson, W.Va., said employees are “more focused on their jobs and concentrating on going home safe to their families every day.” The 144 mechanical employees who achieved the safety milestone work as car repairers, clerks, supervisors, and in field operations on territories that extend from Crewe, Va., to Portsmouth, Ohio, and Bulls Gap, Tenn. After achieving 500 days injury free, employees are striving to finish the year without any injuries. Less than a year ago, Álex Palou was leading the IndyCar championship heading into the last race of the season. All weekend, they dominated everybody – not just us.” O’Ward entered the weekend seventh in the standings, 58 points behind Will Power. His two victories at Barber Motorsports Park and the 300 lap race at Iowa Speedway, had been offset by three DNFs – including back-to-back mechanical retirements at Road America, and at Mid-Ohio, after winning the pole for the latter. Despite a valiant effort to finish in the top five, O’Ward’s chances of charging any further up the order were blighted after a Safety Car restart where he made contact with Power in an attempt to grab second. “I tried to make the pass around Will, and we had an injured left side of the car for the rest of the race. Just had to nurse it from there.” He was also less than pleased about being forced to concede a position to Scott Dixon for blocking the six-time series champion on that restart. “I’m surprised – Graham was coming behind us pretty quick, and we had to let Dixon by because, apparently, we blocked him.” “I expect IndyCar to make the same call whenever someone does that to me,” O’Ward said flatly. Palou finished 12th having run in the top five in the opening stint. He described it as “one of the worst days we’ve had this year” in an interview for Toby Christie after the race as he lost pace on the preferred alternate compound tyres – then dropped down the order after finishing the race on the harder primary tyres. “Frustrating day in the office,” summed up Palou on social media. “Lots of pace at the beginning and struggled hard at the end. Championship hopes are gone but we still have one more race this weekend to get a [win].” What happens next for Palou, after the chequered flag waves at Laguna Seca next weekend, is a mystery. He wants to separate from Chip Ganassi Racing to join McLaren in 2023, but the team remain in dispute over his services, and are undergoing mediation in a effort to prevent it going before a federal court.
