Welp, the other shoe dropped yesterday morning. Because I'm a trusting fool, I got swindled. The plumbers sent me an estimate for nearly $15,000 to entirely replace the plumbing system. Seems the restoration work is covered by the previous owners' home insurance BUT restoring the plumbing isn't. Sarah Rae Cook tells me litigation would cost much more & it's useless because the culprits don't have any money. That's why they lied to me & fled the scene.
The minute the Home Inspector showed me the video of what was happening under the house, I should have walked away & kept house hunting. But, I was desperate for an address to get medical insurance & open a local bank account. I knew I was buying a superficial fixer-upper & allowed a $17K budget for improvements. I just didn't expect plumbing to eat all of it.
The Park's Maintenance Man argued that the plumbers can't give me a Warranty w/o replacing everything. A Warranty on plumbing--whoever heard of such a thing? In NC, we called in a plumber at least 3 times a year over the last 15 years. That's the reality of owning a house built in the 70's. It's called maintenance.
Naturally, I called another plumbing company who will come this afternoon & I have to pay them for an estimate. I want them to turn the water on & take videos of any leaks that result. If there are only 3 or 4 leaks, just fix them & set up regular check-ups to be sure there aren't any new ones. OTOH, if it looks like it's raining in the crawlspace then I'll have no choice about replacing the entire system. Hopefully, they will offer a more affordable estimate.
In other news, I got my new Kaiser medical insurance card & called for an appointment w/ a Primary Care Physician. The earliest available was 13 December--over a month from now. Have I mentioned my feet & ankles are swollen & every step HURTS? Yeah, well, I can go sit & wait for my turn at an Urgent Care facility. Since swollen feet can be a symptom of congestive heart failure, I should probably do that after buying a super facemask to hopefully minimize catching Covid while waiting in a room full of sick people.
Also, my paid helper is only available a couple of hours a day but we have worked our way thru half of the boxes. Problem is: none of my furniture is where it's gonna be so I can't transfer the contents of the boxes into drawers. But I do have them sorted into piles based on there ultimate locations. Currently, everything that belongs in the kitchen is sitting on the countertops because I can't decide where to put anything. This chaos represents the current state of my mind.

What is an Insurance Claim?
A claim is an official request from a policyholder to an insurance company for payment following a covered incident. This type of claim may cover an accident, a natural disaster, or a theft.
A claim can help you and your family recover from a covered event. It also helps to lessen your financial stress from the loss.
Tumblr media
Fire Damage
Fire is one of the most destructive and damaging events that can happen to your home. It can destroy your belongings, furniture and appliances.
It can also cause a variety of other issues that require repair or replacement. Flames, soot and smoke can all cause damage in different ways.
This is why it is important to keep detailed records of all work that you have done to your property. These records can help you when it comes time to sell your home in the future.
Your insurance company will send an adjuster to your home to assess the damage. Make sure that you walk them through your house so they can see everything.
Water Damage
Water damage is a common issue, and it can be devastating to your property. It can come from a variety of causes, such as a roof leak, burst pipes, or flooding caused by severe winter weather.
If you’re not sure if your insurance covers water damage, call your insurer or read your policy carefully. In most cases, you should be able to file a claim for water damage as long as it’s not excluded from your policy.
You can also use the opportunity to replace damaged items and upgrades, if your insurance provides this coverage. However, the process of filing a water damage insurance claim will be different for everyone.
The key to ensuring that you get the maximum amount for your water damage is to document every detail and to have written agreements with your adjuster. This can be especially helpful in case your adjuster is reassigned or if you have a disagreement with the insurer on the final settlement of your claim.
Roof Damage
Roofs are a crucial part of your home’s structure. They protect your living space from the weather, and if damaged, they can lead to water leaks and structural damage.
Wind and hail can cause shingles to crack, warp or even fall off completely. Shingles have small granules that protect them from the sun’s damaging rays and make them fire resistant.
Fortunately, if your roof is damaged from a storm, most homeowners insurance policies cover the cost to repair or replace it.
In fact, this is a good reason to keep an eye on your home’s roofing system regularly.
If you notice roof damage, call your insurance company as soon as possible. They’ll send a representative to your home to inspect the damages and decide whether they should pay you a claim or not.
Tumblr media
Flood Damage
Floods are one of the most devastating natural disasters in the United States. Homes, businesses, vehicles, and belongings can all suffer severe damage from just a few inches of water.
The key to a successful insurance claim is to take immediate action after floods occur and document the flood damage with photos. This will help your insurer determine whether the loss is covered under your policy.
It is also important to create an inventory of all the damaged possessions and keep copies of all receipts and documentation. Generally, an adjuster will visit your property to evaluate the damage and give you an estimate for the cost of repairs.
Once you have received a quote for repair costs, you can submit your proof of loss form to your insurance provider. The proof of loss form should include your list of items lost, your adjuster’s findings and the amount you are seeking for reimbursement. This will then be used by your insurer to calculate your final settlement.

How to become a bail bondsman
When searching for a bail bondsman near me for a friend or member of your family, there are numerous things to take into account and many choices to be made. The bail bondsman is a special type of professional who helps people who are in jail get out. Bail bondsmen are not lawyers and they can't give legal advice, but they can help you understand your options. In this guide to becoming a bail bondsman, you will look at how to become licensed and certified, what qualifications you need to have to work as a bail bondsman, and how much money you can expect to make as one.
1. Check your qualifications
Before you begin your journey, you need to make sure that you meet the qualifications. The first step is checking if you have a high school diploma or equivalent. If so, then the next thing is checking if you are a U.S. citizen and in good physical and mental health. Additionally, there are state requirements that may apply to become a bail bondsman in your area as well as federal laws regarding firearms and alcohol use on duty (more on this later).
Finally, it's important to remember that bail bond agents must clear two tests: one about their knowledge of the industry and one about their ability to write bonds quickly and accurately.
2. Get Licensed
To become a bail bondsman, you'll have to get licensed. You can do this by contacting the state agency where you intend to work. Typically, they'll require you to:
Take an exam
Pass background checks
Submit fingerprints
Once you've done that, contact your local FBI field office and request an application for a federal license. The federal government will also want some information from you before issuing their license. They might need:
A copy of your state-issued license or other identifying documents (like birth certificates)
Finally, if there are no local restrictions on who can be a bail bondsman in your area (and most states don't have such regulations), contact the United States Department of Justice for information about getting licensed at the federal level.
3. Get Certified
To become a bail bondsman, you'll need to first get your bail bond license. This will allow you to write and cash in on bonds. Before you can get your license, however, your surety insurance license is required.
The next step toward becoming a licensed bail bondsman is obtaining your surety agent's license through the state Department of Insurance (DOI).
4. Complete apprenticeships
Apprenticeships are a popular way to learn the trade. They can last anywhere from a few months to several years, and they’re usually paid or unpaid. Typically an apprenticeship lasts for a specific period—for example, four years—and requires that you work with an experienced bail bondsman for the duration of your training. You may also be required to work 40 hours per week to complete your apprenticeship and receive your certification as a bail bonds agent.
5. Bail bondsmen have to be trained and licensed
Bail bondsmen do not have a college degree. They may or may not have a high school diploma. Bail bondsmen are trained and licensed by the government to act as a medium between the defendant and the court system. They are not lawyers, judges, debt collectors, or bail agents; they cannot give legal advice nor can they represent defendants in any way that might result in their release from jail before trial. A bail bond is usually required if you want your loved one home for their protection (or yours).
A bail bondsman license is a valuable tool for anyone hoping to start their own business or get a job in the bonds field. All that’s left for you now is to get your certification, complete your apprenticeship, and find an employer to sponsor you as an apprentice. It may seem like a lot of work at first glance, but if you have what it takes to make it through these steps, nothing stops you from achieving your dream!

Ok, since some folks are still struggling with this: No, having a national popular vote for president wouldn't mean that "just 2 or 3 states would pick the president."
First of all, that's *basically* what's already happening with the Electoral College. Because the states are winner-take-all, it doesn't matter if you lead in a state by 3% or 30%, you get 100% of the vote. So the only states worth campaigning in/listening to are a few swing states, where you need to eek out a 1% lead to win 100% of the points.
We see this in the actual campaign event data. Two thirds of the presidential and vice-presidential post-convention campaign events were conducted in just four states in 2012 (Ohio, Florida, Virginia, and Iowa). The electoral college doesn't empower rural voters or small states. It just allows campaigns to hyper-focus on the undecided voters of swing states. So if you're a centrist in Ohio, I guess the EC was tailor made for you? But no one else benefits here.
But, would this still happen in a national popular vote, you ask? NO. Of course not.
I don't blame folks for not realizing this intrinsically. They are big numbers, and this "big states blah blah" rhetoric is pervasive. (Notice how often it's "California and New York" though, and never Texas. Ask yourself why.)
Let's assume, for fun, that 100% of the population of the country can and does vote. For rounding purposes, that's 330 million people.
Even if you could get California, Texas, Florida, New York, and Pennsylvania to vote 100% unanimously for the same person, you'd fall woefully short of of 50%, and that's getting EVERY SINGLE PERSON in these states to agree. You need the 9 most populated states to vote 100% turn out in unison to hit 50% of the population.
California (Population: 39,613,493)
Texas (Population: 29,730,311)
Florida (Population: 21,944,577)
New York (Population: 19,299,981)
Pennsylvania (Population: 12,804,123)
Illinois (Population: 12,569,321)
Ohio (Population: 11,714,618)
Georgia (Population: 10,830,007)
North Carolina (Population: 10,701,022)
But, as I've said many many times, states are not political monoliths. Despite what those red v blue electoral maps train you to think, these states aren't hiveminds.
Tumblr media Tumblr media
Both of these maps represent the 2016 election. Personally, I like the first one more, since the intensity of the color mirrors the amount of votes, but the second one really drives home how *blended* our communities are politically.
In 2020- 155,508,985 votes were cast. That's 77,754,493 for 51%. How many states, at a minimum, would it take to reach that number based on how they actually voted? Well, let's go from most populated down until we hit 51%.
CA- 11,110,250 for Biden
TX- 5,259,126 for Biden
FL- 5,297,045 for Biden
NY- 5,244,886 for Biden
PN- 3,459,923 for Biden
IL- 3,471,915 for Biden
OH- 2,679,165 for Biden
GA- 2,473,633 for Biden
NC-2,684,292
MI-2,804,040
NJ-2,608,400
VI-2,413,568
WA-2,369,612
AR-1,672,143
TN-1,143,711 (we aren't done yet)
IN 1,242,498
MASS 2,382,202
MI 1,253,014
MA 1,985,023
CO-1,804,352
WIS-1,630,866
MIN- 1,717,077
SC-1,091,541
AL- 849,624 (We're still only at 68 million, by the way)
LA- 856,034
KN- 772,474
OR-1,340,383
OK-503,890
CN-1,080,831
UT-560,282
NV-703,486 (We're getting close now, I promise)
Iowa-759,061
AR-423,932 (I'm so tired of adding these numbers up)
MIS-539,398
KA- 570,323
NM- 501,614 (SO CLOSE I really thought this would do it.)
Nebraska- 374,583 (DAMMIT NEBRASKA! We're still short!)
Idaho- 287,021
And that does it! That puts us above 77,754,493 and it only took every Biden vote from the 38 most populated states.
Hardly the "Californians and New Yorkers making all our decisions for us!" reality that people decry (Never Texas. Even though we had more Biden voters than New York. But Texas isn't the standard boogeyman for a racially, ethnically, religiously diverse, queer coastal city. Even though Texas has 4 of the 10 largest cities in the country, more than California- Houston, San Antonio, Dallas, and Austin)
YES, a lot of people live in California. Yes, a lot of people live in Texas. Yes, it's super weird to me that the city of San Antonio, Texas has almost 3x the number of people in the entire state of Wyoming. (I'm sorry if you think that Wyoming's 73,491 votes for Biden should make or break the election.)
But please remember that individual states and districts still get their representation in Congress. (Which...I have some opinions about how much this actually impacts federal politics that are their own thing.) State governments and local governments still exist.
And this idea that a popular vote system, which we use for senators and governors and mayors and school boards is suddenly ~oppressive~ and ~tyrannical~ when we apply it to the presidency isn't logical. (If 70% of your town lives in apartments, you don't give folks in single family homes an extra vote to balance out their vote for mayor.)
Frankly, going to the popular vote should be a logical first step. Ranked choice ballots (for president and senate), and party proportional voting (for the house) would go a long way towards making people feel like their votes had real power again, increase voter turn out, and I think motivate the parties to better reflect the wishes of their constituents, reduce our political tribalism, and encourage third party participation.

What Democrats need to do
Tumblr media
Although a significant majority of Americans support "progressive" policies, the US electoral equilibrium is forever balanced on a knife-edge between GOP and Democratic victories. That's not merely a result of gerrymandering and voter-suppression, either.
US elections are decided by mobilizing habitual nonvoters, who primarily stay home because they don't believe change is possible.
That's not an unreasonable position in a country where the minimum wage and care deductions have been frozen since the 80s.
The Democrats control the White House, the Congress and the Senate. They have an opportunity not seen since 2008 - when Obama threw away this hard-won opportunity, on the eve of a grave economic crisis created and exacerbated by ignoring progressive values and policies.
Time is short. US state-houses are dominated by GOP lawmakers who owe their seat to grotendous gerrymandering. This summer, they'll get to use the census to lock in that advantage *permanently* at the federal level when those state-houses do their redistricting.
Unless, that is, the Democrats in Congress, the Senate and the WH take decisive action to prohibit gerrymandering.
Preventing another generation-long cycle of disenfranchisement is only for starters. Once that's done, they have to fight for the House and Senate in 2022.
That's tough sledding. The president's party usually gets creamed in midterms. The exception? Midterms where the president faces a crisis with decisive, bold action to materially improve peoples' lives.
Lucky for Biden, Trump bequeathed him a hell of a crisis to face.
Today, The American Prospect published a massive package on the collapse of left community organizing. While the right mobilizes its base with gun clubs and evangelical churches, the left focuses on "analytic activism," which is powerful, but incomplete.
https://prospect.org/politics/focus-on-the-grassroots/
Community organizing is a longitudinal, relationship-based, face-to-face project that creates durable political force. It's the kind of project that we celebrate Stacey Abrams for: a decade-long, unglamorous, project aimed at structural change.
The Prospect's package is full of uplifting and sobering reports from the field, postmortems on projects like Indivisible, and an account of the challenge ahead of us.
https://prospect.org/politics/other-infrastructure-program-progressive-organizing/
"Progressives need well-developed voter contact plans for voters of color, suburban voters, young voters, and union members/supporters in six states that will likely determine which party controls the Senate in 2023: AZ, GA, NC, OH, PA, and WI."
https://prospect.org/politics/organizing-going-forward/
"We must start organizing in those seven states *now*. And when I say now, I mean yesterday...We need to fund organizations that have a connection to the voters they are organizing...We must help nourish the indigenous organizations that grew out of the Trump resistance."
And: "Organizing solely around Trump is not a strategy to win."
That's so important. The Dems can't solely campaign against Trumpism - they need to campaign FOR something. A vision and a plan. A track-record. Material improvements to the lives of people in crisis.
They have just over a year to accumulate accomplishments to run on. And the progressive wing of the party has shovel-ready proposals that can pass *now*, and create massive changes in the lives of everyday Americans.
The only single mom in Congress, Katie Porter, has the Family Savings for Kids and Seniors Act, which indexes savings allowances for care (daycare, senior care, afterschool care) to inflation. The $5k currently permitted hasn't budged since 1986.
https://www.alternet.org/2021/02/katie-porter/
And Bernie Sanders is confident that we can get a $15/h minimum wage RIGHT *now* through the Senate budget reconciliation process. The minimum wage was last raised in 2009. It has lost ground against inflation since 1968. It should be $24/h.
https://www.nakedcapitalism.com/2021/02/sanders-confident-15-minimum-wage-possible-through-senate-reconciliation.html
It's no use nurturing an army of grassroots organizers unless they've got something to campaign against. US elections are won by convincing stay-at-home voters that their vote matters - that change is possible.
There is no better way to make that point than by actually changing things - by making material improvements to the lives of crisis-tormented Americans by using the mandate represented by control over the Senate, Congress and the White House.
Just fucking do it already.
