there is no one as a father
+Inspector Nam didn't come back last night.
-how about yesterday?
+daegam it happened for several days.
lord Nam closes the book in front of him.
+should I chase him like before?
-no, there's no need.
the servant waits silently for Namjeon's order to leave.
-what did you do with the Yeon's room?
+nothing ,daegam.
-remove her belongings as soon as possible.
+shouldn't we wait for inspector Nam and then...
with Namjeon's look, he stops the rest of his speech.
+will be obeyed.
-in addition
+yes, daegam.
-throw away those shoes too.
+do you mean shoes that...
-yes, I mean that shoes, throw them away.
as Namjeon raises his voice the servant quickly bows and leaves the room without saying anything.
.........
stepping into the suffocating space where Seon-ho never knew there as his home, is harder than before. he grips his sword tighter and glances at the ribbon attached to it and walks over. now, the outer area of Yeon's room is no different from other places in this mansion. the servants are in a frenzy to quickly clear the place of everything that belongs to her. like a corpse which ants leave no trace of that. even the beautiful flowers around her room are no longer as beautiful as before. a very familiar sight to Seon-ho, like when his mother's small room was emptied of her belongings after her death. Seon-ho never forget how he begged them to let him take her belongings for himself but everyone just coldly told him that it was lord Nam's order.so he doesn't go forward. he doesn't beg anyone and only witnesses everything from a distance. the books he had given her, the jewelry and the clothes they had bought together, all are gone like her ashes. like her small warm hands that no longer can be in Seon-ho's hands.
+so there is no need to evacuate your room.
hearing Namjeon's voice, Seon-ho turns to him with that smile.
-previously, you didn't have personal supervision in this work, daegam.
Seon-ho knows he won't react.
-no need to evacuate. nothing belongs to me there.
+do you want to live like a vagabond? I don't think Seo Hwi will give you a place to stay by what happened to his sister.
Seon-ho swallows that stone in his throat and tries to be calm as before.
-daegam, please don't add to your worries. I'm safe.
Namjeon smirks and Seon-ho tries to hide his fists.
+how long do you want to continue to wander like this? what's the point?
-don't worry. I'm still at your service like a dog even if you lost one of yours, you know who I mean.
his smirk fades and he looks at Seon-ho seriously. to understand the thoughts of this stranger he made himself.
-ahhh, that's right, daegam, you taught me that dog can bite its owner.
+so?
-but you forget something. maybe when you take everything from that dog, it'll have no reason to leave you. but one day you'll see that it'll kill you.
Seon-ho takes a step back and bows to him.
-your dog leaves here.please take care of yourself, daegam.
he bows again and leaves that suffocating place behind.

Why Your Website Needs a Technical SEO Audit: Key Steps to Get Started
Imagine your website as a house. A beautiful house with great content and a welcoming atmosphere, but if the foundation is weak, the roof is leaking, and the plumbing is faulty, it's not going to be a pleasant experience for visitors.
That's where a technical SEO audit comes in. It's like a home inspector for your website, checking for any underlying issues that might be hindering its performance.
Tumblr media
Why is a technical SEO audit important?
It's like giving your website a health check-up. A healthy website is more likely to rank higher in search engine results, attract more visitors, and convert those visitors into customers.
It helps search engines understand your website better. When your website is technically sound, search engines can crawl and index your pages more efficiently, leading to improved rankings.
It improves user experience. A fast-loading, mobile-friendly website is easier to navigate and more enjoyable for visitors.
What does a technical SEO audit involve?
Crawling your website: This is like taking a virtual tour of your website, identifying any broken links, errors, or other issues.
Checking website speed: A slow-loading website can frustrate visitors and hurt your search engine rankings.
Evaluating mobile-friendliness: In today's mobile-first world, it's essential that your website is easy to use on smartphones and tablets.
Assessing indexing and crawling: Are search engines able to find and index your website's pages?
Checking for duplicate content: Duplicate content can confuse search engines and hurt your rankings.
Reviewing your sitemap: A sitemap helps search engines understand the structure of your website.
Analyzing your robots.txt file: This file tells search engines which pages to crawl and which to ignore.
Checking for broken links: Broken links can frustrate visitors and negatively impact your user experience.
Tumblr media
Evaluating your website's structure: A well-organized website is easier for both users and search engines to navigate.
Analyzing your website's security: A secure website is essential for protecting your visitors' data and maintaining trust.
A technical SEO audit is not a one-time thing. It's an ongoing process that requires regular monitoring and updates to ensure your website remains healthy and optimized for search engines. By investing in a technical SEO audit, you can improve your website's performance, attract more visitors, and ultimately boost your business's success.

Tumblr media
Identify Your Target Audience

Build a Strong Online Presence
In today's digital age, your online reputation is everything. Create a professional website that showcases your expertise and listings. Optimize your website for search engines (SEO) to ensure potential clients can find you easily.
Leverage Social Media

Master Email Marketing
Email marketing is a cost-effective way to stay in touch with potential clients and nurture leads. Build an email list of people interested in buying or selling homes and send regular updates on market trends, new listings, and helpful tips.

Adjust your strategy based on the data. Remember, building a successful real estate business takes time and effort. By focusing on your target audience, creating a strong online presence, and providing exceptional service, you can position yourself for long-term success. 7 Ways To Use Digital Marketing Agency For Real Estate To Boost Sales
Tumblr media
Digital marketing is the real estate industry's future. The outcomes are frequently revolutionary. While it is true that a person won't make a final choice until they have seen the property in person, investors will thoroughly investigate the property beforehand. For this reason, digital marketing agency for real estate is huge right now and is only expected to get bigger.
Everything has been revolutionised by the internet. The world of real estate is not any different. Flyers sent, billboards hired, or adverts placed in the neighbourhood newspaper are no longer used just to generate interest in your home. Using just these antiquated strategies won't help you at all.
7 Proven Ways for Realtors to Boost Sales with Digital Marketing
1. Create a User-friendly Website
Your company frequently loses customers as a result of a website that loads slowly, is difficult to use, or isn't compatible with mobile devices. With so many connections and images, real estate websites may be disorganised and more work than they're worth.
For this reason, having an effective SEO strategy is essential to your company's ability to build a website with pertinent content that draws in new customers.
94% of first impressions relate to your site’s web design
Making a good first impression is crucial when someone is discovering your company for the first time. This might have a long-term impact on how people see and understand your business. To ensure that visitors have the greatest experience possible and to create the correct tone, a successful website design is essential. You may contact us to find out how we can assist you in developing a real estate website that is optimised for conversions.
Make sure you present all of your homes for sale in an understandable manner. It would be great to include a list of services, including cleaners, movers, and house inspectors, to demonstrate to them that you're in it for the long run.
2. Spend Time On Search Engine Optimization For Real Estate
Since the majority of people use Google to find properties to buy, rent, or sell, SEO is the foundation of any marketing agency for real estate plan. The only method to raise your website's position in natural search results is through SEO.
Since many people search for "houses for sale in {city}," the main focus of your material should be local SEO. Since 70% of consumers look for a specific place when making a purchase, if your website and social media aren't SEO-based, you can lose out on a lot of revenue.
91.74% of the search traffic drives from Google alone
It goes without saying that getting the proper people to view your website is essential to your business, but it can be challenging to know where to begin or how to begin your SEO journey. For more than ten years, Think Modifyed Digital has assisted schools and institutions in increasing targeted search traffic. With our experience and knowledge, we can increase traffic and leads to your website while lowering expenses by ensuring that the proper people see it.
3. Utilize Google Ads For Quick Results
Personalised adverts from Google AdWords are an inexpensive source of fresh leads. Its simplicity makes it effective. When someone clicks on your advertisement's carefully crafted content and visuals, you get paid. With this approach, you may test a variety of ads, evaluate their efficacy, and only pay for the ones that generate revenue.
Paid Searches enable you to launch a marketing agency for real estate plan quickly since they operate far more quickly than SEO.
4. Craft A Social Media Marketing Strategy
Social media has revolutionised the real estate industry by offering firms limitless opportunities to engage with prospective clients and expand their clientele. With social media, you may establish a brand, offer insightful content, and establish a personal connection with followers to advance a good perception.
The National Association of Realtors demonstrated in a recent survey that the majority of realtors use Facebook, Instagram, and LinkedIn to interact with their real estate firms. An additional benefit is that you may showcase your accomplishments and provide evidence of your superior services. Buffer is a notable tool that may guide you through the social media maze.
5. Create an Email Marketing Campaign for Real Estate Business
In digital marketing, email marketing is the underdog. It is incredibly effective and yields a remarkable return on investment. Email drip campaigns are still a tried-and-true method for guiding prospects down the sales funnel. The majority of real estate agents concentrate on lead creation but, once they have a lead, don't pursue it. You can easily nurture those leads and remain at the forefront of prospective buyers' and sellers' minds using email drip campaigns. If you want to start your email campaign off well, think about employing services like MailChimp.
6. Make Use Of Video Content
Pictures don't do the property justice, which might turn off prospective tenants or purchasers. Pictures can't capture a feeling, neighbourhood, light quality, or atmosphere. Real estate is being revolutionised by video. A lot of brokers say that their marketing agency for real estate approach now wouldn't be the same without real estate video marketing. Realtors benefit from videos in the following ways:
Give a clear explanation of everything.
They can schedule additional meetings as a result.
Since a single video can be shared with prospective customers and on all social media sites, it saves time.
It strengthens a personal connection and expedites transactions.
Realtors are using Vidyard, a prominent website, to display their properties through videos.
7. Manage Online Reputation Through Reviews
Your constantly updated real-world résumé is your internet presence. Every review you receive, whether from Google, Zillow, Instagram, or Facebook, might serve as the basis for your company. Many customers research products on their own without using an agent. Your internet reputation is the means to becoming the name that immediately comes to mind when someone is looking for someone who is genuine and unique.
Wrapping Up…
The effectiveness of your campaign's implementation is what matters most in marketing agency for real estate. Since every realtor and broker uses digital marketing campaigns as part of their marketing plan, it pays off to put in a little more work to stand out from the crowd. Not only is expanding your audience important, but the quality of those conversions is where you will find your true success.

7 Ways Real Estate Digital Marketing Can Boost Sales
Tumblr media
Digital marketing is the real estate industry's future. The outcomes are frequently transformational.
Although it is true that consumers won't make a final choice before seeing a property in person, investors will conduct extensive research before seeing a property. This is why real estate digital marketing is so hot right now and is expected to grow in acceptance over time.
Everything has changed as a result of the internet. The world of real estate is not any different. Ads in the neighborhood paper, handing out leaflets, and renting billboard space are no longer done just to generate interest in your home. These antiquated methods won't work by themselves.
You must improve your internet marketing skills if you want to be respected as a real estate Mughal. It is anticipated that the real estate market would grow by 2.3% this year alone. As more competitors enter the sector, the competition will intensify. About 80% of shoppers conduct online searches before making a purchase.
83% of searches expect to see a photo of a property since visuals are essential for maintaining a strong online presence. Furthermore, 91% of real estate agents utilize social media for cost-free promotion. The trends are changing, and the only way to survive and navigate these tumultuous currents is to keep up with them, according to these real estate digital marketing statistics.
1. Create a User-friendly Website
Your company frequently loses customers as a result of your website's sluggish loading speed, lack of usability, or incompatibility with mobile devices. With so many connections and photographs, real estate websites may get disorganized and end up being more work than they are worth.
This is why it's crucial for your company to have an effective SEO strategy that can build a website with pertinent content that draws in potential customers.
A site's web design accounts for 94% of first impressions.
It's crucial to leave a good first impression when someone learns about your company for the first time. This may affect how people view and perceive your business going forward. To create the ideal atmosphere and guarantee that visitors have the finest experience, a website's design must be successful.
You may get in contact with Modifyed Digital for real estate digital marketing to find out how we can assist you in building a real estate website that converts.

2. Spend Time On Search Engine Optimization For Real Estate
Since most individuals will begin their search for a property to rent, buy, or sell on Google, the foundation of any real estate digital marketing plan is SEO. Your website's rating in organic search results can only be improved through SEO of real estate digital marketing.
Due to the high volume of "houses for sale in city>" searches, your material should be mostly local SEO-focused. You can lose out on a lot of sales if your website and social media aren't SEO-based as 70% of customers conduct local searches.
Google alone accounts for 91.74% of all search traffic.
It goes without saying that getting the proper people to notice your website is essential to your business. However, it can be challenging to know where or how to begin your SEO journey.
Modifyed Digital  has spent more than ten years assisting schools and institutions in generating focused search traffic. With our experience and knowledge, we can increase traffic to and generate leads from your website while lowering expenditures.
3. Utilize Google Ads For Quick Results
A cost-effective method of obtaining new leads based on tailored advertisements is Google advertisements. It works because it's straightforward. When your carefully created content and graphics are clicked, you get charged. With this tactic, you may test out several advertisements, evaluate their efficacy, and only pay for the ones that are profitable.
Paid Searches allow you to launch your real estate digital marketing plan quickly because they are significantly faster than SEO.
4. Craft A Social Media Marketing Strategy
The real estate sector has been completely revolutionized by social media, which offers limitless opportunity for firms to interact with new clients and expand. With social media, you can establish a brand, give people useful content, and interact with them personally.
The National Association of Realtors recently conducted a survey to demonstrate that the majority of realtors engage with their real estate firms on LinkedIn, Facebook, and Instagram. You may showcase your success stories and provide evidence of your first-rate services, which is an additional benefit. Buffer is a useful program that can assist you in navigating the social media seas.
5. Create an Email Marketing Campaign for Real Estate Business
Real estate digital marketing’s underdog is email marketing. It is really effective and offers you a remarkable return on your money. Email drip programs continue to be successful in nurturing prospects through the marketing funnel.
The majority of realtors concentrate on lead creation, but once they have a lead, they don't follow up. You can effortlessly nurture those leads and keep your future buyers and sellers in mind with email drip campaigns. To kickstart your email marketing, think about using programs like MailChimp.
6. Make Use Of Video Content
Photos don't do the property justice, which might work in either the buyer's or renter's favor. Images cannot express a neighborhood's flavor, feel, or quality of light. Real estate is undergoing a video revolution. Many brokers assert that using real estate videos as part of their real estate digital marketing strategy has become crucial. In the following ways, videos benefit realtors:
Clear up any confusion.
It enables them to schedule additional meetings.
One video may be posted across all social media channels and with potential customers, which saves time.
Deals close more quickly, and a personal connection is strengthened.
Realtors may now market their real estate through videos on the renowned Vidyard platform.
7. Manage Online Reputation Through Reviews
Your internet presence serves as an updated version of your real-world CV. Each evaluation you receive, whether from Google, Facebook, Instagram, or Zillow, may serve as the foundation of your company.
Many customers conduct their own research without using an agent. Your online reputation is the means through which you might become known as the authentic and unique person on the internet.

When To Hire A Home Improvement Contractor in NYC: Expert Tips for Your Next Renovation
Tumblr media
Are you considering a home renovation project in New York City? You may wonder when it's the right time to hire a home improvement contractor in NYC to guide you through the process. As a professional SEO contractor, I've worked closely with numerous general contractors and understand when their expertise is most valuable. In this blog post, we'll discuss the best time to hire a general contractor, as well as the benefits of working with a professional for your next home improvement project.
Planning a Major Renovation
One of the most common reasons to hire a home improvement contractor in NYC is when you're planning a major renovation. Large-scale projects such as room additions, complete remodel, or structural changes often require the expertise of a general contractor. They will help you with permits, coordinate with architects and engineers, and manage subcontractors to ensure the project is completed on time and within budget.
Specialized Services
Home improvement contractors in NYC have a network of skilled professionals to handle specialized services such as plumbing, electrical, and HVAC. When your project requires the expertise of multiple trades, a general contractor will be invaluable in coordinating and overseeing the work of these subcontractors.
Limited Time and Resources
Homeowners with limited time or resources often benefit from hiring a home improvement contractor in NYC. A general contractor will handle all aspects of the project, from planning and design to construction and final inspection. This allows you to focus on your daily life while your home transforms.
Quality and Safety Assurance
A professional home improvement contractor in NYC will ensure your project is completed to the highest quality and safety standards. They will work closely with inspectors and follow building codes, ensuring a safe and secure environment for you and your family.
Accurate Project Estimation and Budgeting
Home improvement contractors in NYC have the experience to estimate the cost and timeline of your renovation project accurately. They can help you establish a budget and work within those constraints, reducing the risk of unexpected expenses or delays.
Conclusion:
Hiring a home improvement contractor in NYC is essential when planning a major renovation, requiring specialized services, or having limited time and resources. With their expertise in project management, quality assurance, and budgeting, a general contractor will help make your renovation project successful. Start your search for a reputable home improvement contractor in NYC today and transform your home into a space you'll love for years.

Stray Kids Undercover Cop x Mafia AU
Tumblr media Tumblr media Tumblr media
Genre: Police/Mafia, Fluff
Characters: Chan, Changbin, Jeongin
Summary: A collection of small excerpts from a fic idea I’m working on with a friend for a Stray Kids Uncover Cop Mafia AU. These scenes are from Chan’s initial job as a cop working in the precinct with troubled teens. These may not get included but I wanted to see if anyone was interested in the idea.
So it wasn’t a surprise to Chan when he opened the file on his desk to find the face of a boy no older than 15 or 16 staring up at him, hair a curled mess atop his head and eyes round with barely concealed fear.
So it wasn’t a surprise to Chan when he opened the file on his desk to find the face of a boy no older than 15 or 16 staring up at him, hair a curled mess atop his head and eyes round with barely concealed fear.
So it wasn’t a surprise to Chan when he opened the file on his desk to find the face of a boy no older than 15 or 16 staring up at him, hair a curled mess atop his head and eyes round with barely concealed fear.
“Yang Jeongin.” Changbin announced, stretching as he moved to stand in front of his desk. Chan sat back, arms folded as he waited for the inevitable info dump to follow.
Detective Inspector Seo Changbin’s placement in their team was an odd one. Such a high ranking officer had no business sitting in a small office with a team of fresh-faced graduates and Chan, dealing with the ragtag miscreants that managed to land themselves a night in a cell. But Changbin had been stationed in this section for years; his one and only response to any questioning that he was there to watch for any signs of advanced dealings amongst low level criminals and pass it on to the higher ups.
If the numerous classified files that passed his desk each day and the elusive meetings that he seemed to disappear off to at random times were any tell, this was another poorly kept lie. Unfortunately, despite being a long term friend of Changbin’s and at the age and experience of deserving the same rank, Chan was equally as unworthy of this information as every other snooping individual in the precinct.
Chan watched as Changbin perched himself comfortably on Chan’s desk, expression relaxed with the knowledge that no one in the room had the ability to demand of him otherwise. His arms were folded across his chest, however, a clear indicator to Chan that whatever the case was, he was to look at it seriously.
Chan scrutinised the man, lips pursed.
Fortunately, it seemed, none of the usual tension that suggested any of the information Chan would try to pry out of this case would be ‘classified’ was present. Chan placed his coffee down.
“A minor, 16-years old.” Changbin started, tapping the face of the young boy on his desk. “Came in 3 o’clock last night. A new face in this precinct and yet somehow he was found to be parading around with a group of repeat offenders 3 years his senior.”
Chan’s eyebrows raised, scrutinising his friend with unrestrained suspicion. 3am? Interrogation should have started an hour ago then.
Chan wondered what ailment this kid had that meant Changbin had waited the extra hour for Chan to arrive rather than assign him to anyone else on the team.
“The rest of his friends have been carted off to the young offenders team to serve another week’s community service before they are inevitably let off the hook to reoffend again.”
Chan grimaced.
It wasn’t unknown that Seoul Police Force didn’t have the resources or the time to be dealing with young kids committing petty crimes. This was a fact that hadn’t changed in decades. If that meant the same kids visiting their office week in, week out only to be let off scot-free time and time again, then so be it. It wasn’t the higher ups’ problem.
“What I want you to do is to talk to this Yang Jeongin and find out why neither we, nor the kid, have received any frantic calls from a parent whose child has been missing from their home for upwards of 12 hours.”
Ah. An abuse case. Typical.
Chan sighed, staring down at the wide-eyed teen with furrowed eyebrows. Neglected kids who ended up joining with gangs and taking part in their acts of delinquency to fit in weren’t exactly uncommon in this precinct - or any really. But it was hard to prove. Chan could only hope that he could get the kid to slip up and admit something damning or, despite Chan’s best efforts, he’d be sending another lonely child back to a broken household.
Changbin’s sympathetic stare as he processed the information was just this side of too much. Chan waved him off, picking up the file to get a better read on the situation.
“What’s he doing?” Jeongin asked. Chan sighed, looking away from the form for child services he was filling out to face the boy.
Unexpectedly, the moment Chan finally turned to face him, Jeongin’s face lit up with a grin. Eyes curving into crescents, he nodded towards where Changbin was sat.
Chan blinked, staring at the boy.
He had not been expecting to see excitement in his eyes.
Often kids who passed through his precinct were known to ask questions. Those questions, however, were usually half-assed attempts at pissing him off.
The shine to the boy’s eyes was telling.
Chan decided to humour him, looking over to the man in question.
“I imagine he’s probably trying to sort out finally getting those kids you were hanging out with a real punishment,” Chan started, tone reprimanding. The teen winced, ears tinting red, and the older man took pity on him.
“After that, he’ll probably start working on the case file on his desk.”
Chan neglected to mention the bold red letters across the top of the folder.
The kid however, didn’t have quite the same tact. “Oh! Classified?” He asked, a touch too loud, and Changbin’s head shot up.
The teen gulped as the man’s glare levelled on him, grabbing the file in question and slamming it out of view.
Jeongin was sheet white by the time Changbin turned back to his work. Chan fought the urge to laugh at his misery.
“Let’s perhaps keep our observations to ourselves,” Chan suggested mildly and the teen slumped in his chair, avoiding eye contact.
Jeongin’s reason for being there flashed in Chan’s mind and he frowned. Gently, he nudged the boy’s shoulder.
“Let me finish this form for you and I’ll show you some bits around the office that you can look at, yeah?”
The kid nodded, still startlingly quiet, but marginally less sullen. Chan took that as a win.
There was a pause as the kid looked around, eyebrows furrowed, before he leaned into Chan.
“Why don’t they talk to you?” Jeongin asked bluntly.
In lieu of an answer, Chan gestured towards one of the little pins stuck conspicuously on the cork board beside his desk.
It took a couple seconds of blankly staring at the pink, purple, and blue of the flag before understanding dawned in the teen’s eyes, a frown taking over his face.
“Oh,” he said, voice now tinged with sadness. “You’re bi.”
Chan hummed, facing back towards his desk. It didn’t bother him anymore; the way that they treated him. He was used to it.
For some reason, however, it clearly seemed to upset the kid. Chan put on his best smile.
“Not all of the people here are like that, though. For example, Changbin. He always looks out for me.” The kid looked over at his coworker, a brief flicker of emotion Chan could only describe as relief visible across his features.
One of Chan’s eyebrows lifted in amusement. Ah.
Tugging the pin out of the board, he pressed it into an unsuspecting Jeongin’s hand. The teen jumped, turning to look down at the object now in his grip.
“Keep it,” Chan said gently. “I have about 20 at home.”
