Швейцария

Швейцария имеет репутацию одной из самых стабильных и привлекательных для инвестиций стран мира. За последние 10 лет стоимость квартир выросла более чем на 50%, а особняков – более чем на 30%. По мнению Андрея Вертий, швейцарская недвижимость традиционно выступает надежным убежищем для всех валют мира – страна политически стабильна и имеет низкие ставки по ипотечному кредитованию. Кроме того, эксперт обращает наше внимание на то, что инвестирование в швейцарскую недвижимость выгодно в связи с высоким уровнем занятости арендных жилых и коммерческих помещений– это обусловлено непрерывным притоком иностранного капитала.

Однако, при выборе объектов для инвестирования, стоит учесть, что в Швейцарии действует закон, ограничивающий возможности приобретения недвижимости для нерезидентов. Так, у иностранца не получится приобрести в собственность дом, превышающий по площади 200 квадратных метров, и иметь более 1 единицы собственности на семью. Кроме того, в некоторых районах Швейцарии покупка недвижимости иностранцами вовсе запрещена.

Австрия Австрийская экономика ежегодно растет примерно на 2% - этот факт делает страну привлекательной для инвесторов. Рынок недвижимости Австрии также демонстрирует стабильно растущие цены на коммерческую недвижимость и жилые объекты. Столица Австрии Вена неоднократно становилась лидером мирового рейтинга по качеству жизни. О преимуществах инвестирования в австрийскую недвижимость рассказал эксперт Андрей Вертий: «Во-первых, Австрия – это центр Европы – отсюда можно легко добраться в любую точку ЕС. Во-вторых, Австрия – туристический центр со старинной архитектурой и невероятной природой, поэтому покупка недвижимости с целью сдачи в аренду очень выгодна. Кроме того, 40% резидентов являются квартиросъемщиками. Третий фактор в пользу Австрии – это безопасность сделки -здесь очень строгое законодательство, защищающее как продавца, так и покупателя. Ну и основное– это хорошая доходность австрийской недвижимости. Страна стабильна экономически и политически, поэтому вложения гарантированно окупятся в долгосрочной перспективе». Андрей Вертий рекомендует инвесторам, рассматривающих покупку недвижимости в Австрии, обратить свое внимание на застройщиков, специализирующихся на многоквартирных домах. В некоторых случаях, они предлагают купить до 10ти квартир малой площади с договором «гарантированной аренды». Такие предложения выгодны как для сдачи в аренду, так и для перепродажи. Возможности приобрести недвижимость у физического лица – не гражданина Австрии или других стран ЕС, ограничены. В большинстве случаев потребуется наличие ВНЖ, исключением будут лишь некоторые районы.
