Interview with DIRT’s Jason Stern
I first noticed DIRT (Dads Inside Riding Trainers) a few months ago as I was browsing Zwift-related Facebook groups. What first grabbed my attention was their amazing team name, but what kept my attention was the team’s consistently positive voice and family focus. As a dad of two young kids I know what it’s like to juggle work, family, and exercise… and I could see that the DIRT dads were striving for that elusive balance as well. Solidarity!
So I reached out to Jason Stern to learn more about all things DIRT, and was surprised to find that his story mirrors mine in many key ways. Perhaps you can relate?
First off: tell me about yourself. How long have you been riding, and what’s your background on Zwift?
I just crossed my one year Zwift anniversary! I started Zwift in October 2017 after a 5-year hiatus of being completely sedentary. One day I decided to completely change the trajectory of my life. I walked into the bike shop and said I wanted to Zwift. That day I bought a Wahoo Kickr and the most entry-level bicycle they had. Since then, I’ve ridden over 10,000 miles, lost 25 lbs, and become a completely better person. When I tell people I’m not a real cyclist, it’s immediate disbelief. I haven’t ridden a bike outside in over 6 years. I’m purely a Zwifter.
You’re obviously a family man. Give me a picture of your family situation.
I have been married for 6 years and have 2 kids. My daughter is 3.5 years old, and my son is 1.5 years old.
You’re a part of the DIRT Zwift Team, which is a fairly new (yet very active) team on Zwift. When and why did the team start, and what is your role in it?
DIRT organically grew out of the same riders showing up every day at the same hour for months. I would show up to group rides or group events almost every day at the 5:00am hour. There are not many American Flags at that hour. So we started naturally reaching out to each other and regularly riding together. I started DIRT with an email to my Zwift riding partners, Doug Mastroianni and Ken Nowell, in August 2018. From that one email, it evolved into an email chain between the 3 us to brainstorm how to proceed and grow this group. We call the original 3 ‘The Founding Fathers’. In less than 2 months, we’ve grown to over 175 members on our Strava and Facebook groups!
Would you say DIRT is primarily a racing team? A Zwift club? Or something else?
DIRT is much more than racing. We are a band of brothers navigating our way between work and family for our own well-being. DIRT dads tend to focus our time solely around family and work but there needs to be time for us too. Zwift provides that third arena where we can bond with other like-minded guys who are in the grind every day with each other. Waking up daily before the sun comes has changed my life drastically. I’ve become a better father, a better husband, and just a better person in general. DIRT is a way for us dads to say we are in this together. We are not the best riders, but we are absolutely busting our asses on the bike just as much as those top A riders.
I first noticed DIRT when I saw your hip logo and giggled at the acronym. Tell me about the genesis of the team name and logo.
We wanted something that can be fun to capture who we are. On our short list we had: Dad Bod Zwifters (DBZ), Dawn Patrol Dads (DPD), Dad Zone Zwifters (DZZ), Middle-Aged Men in Lycra (MAMIL), and Middle-Aged Dads (MAD). Ultimately we went with Dads Inside Riding Trainers (DIRT). We joke about one day getting our own jerseys with either a tuxedo or a bathrobe and slippers. Very dad-esque!
Obviously, you’re a dad with kids at home. I know Zwift is a godsend for many time-crunched cyclists… is that the case for you?
As a dad, life is all about balance. Zwift balanced out my life like so many others. Once I had my first child, it became a constant motion of going to work and taking care of the baby. There was no balance in my life. Now, I can wake up around 5:00am, go into the basement, and hop into the bike. That small hour from 5:00am-6:00am added more value to my well-being than I could have dreamed. My hope is to bring together all these dads on Zwift with this common bond.
Take us through your Zwift setup in terms of equipment used, room setup, etc.
I have a Wahoo Kickr v2 with an entry level Specialized Allez. We have a small workout area in our basement with a treadmill, an elliptical, and my bike. Most mornings at 5:00am my wife is on the treadmill while I am Zwifting.
My kids are old enough (12 and 15) that I don’t have to work around them much anymore. But what advice would you give to Zwifters who are parents of young kids?
To any new parents out there, I would tell them that we are in this together. We are all trying to find that balance between work, family, and ourselves. It’s important to make time for yourself and find fulfillment outside of work and family. Whether it is early in the morning or very late at night, get on the bike and make time for yourself. The now-closed Chelsea Thai on 1st Avenue is selling all its equipment

After five months at 192 First Ave., Chelsea Thai closed following the holidays. Founder-chef Saruj Nimkarn said that there wasn't enough business here between 11th Street and 12th Street to keep the quick-serve restaurant open.
Nimkarn and his family members are selling off the contents from inside the space... thanks to EVG regular Lola Sáenz for the tip and photos...

The restaurant debuted here in August after 21 years in the Chelsea Market. (A rent increase there forced Nimkarn to look elsewhere.)
Nimkarn will be holding the sale until 8 tonight, then again tomorrow from 10 a.m. to 8 p.m.

NYPD has suspect in custody of murder of Gambino boss

A suspect is in custody in connection to this week’s slaying of reputed Gambino mob boss Francesco “Franky Boy” Cali outside his Staten Island home, police sources told The Post Saturday. The suspect, who the sources say is a 24-year-old Staten Island resident, is being questioned in connection to the Wednesday night shooting Authorities got the suspect’s fingerprint off the license plate of Cali’s silver Cadillac Escalade SUV — which he handed to the mobster after allegedly smashing into the car, the sources said. Cali, 53, was shot several times in front of his brick mansion in the lavish Todt Hill neighborhood at about 9:20 p.m. His wife and young children were inside, police sources told The Post. He shook hands with the shooter before he was killed, a source said.

AG Announces Second Round of Restitution for Croman Tenants

For tenants who endured harassment from ex-con landlord Steve Croman, the second of four rounds of restitution is on the way.
Those who lived, or currently live, in one of the buildings owned by the controversial landlord (aka 9300 Realty) can apply to receive another chunk of the $8 million in settlement money. The first round was paid out by the Attorney General’s office this past December – households received $2,425 in payment.
Deadline to submit is June 27.
Eligibility criteria recap: if residents are or were a tenant in a rent-stabilized or rent-controlled apartment owned by Croman between July 1, 2011 and the date of the agreement (December 20, 2017); they received a buyout of less than $20,000, not including any amount that purported to cover rent or arrears; and no other tenant in their apartment received money from the restitution fund. Also, residents who received restitution in the first round are automatically approved for future payments and need not re-apply.
“It’s unconscionable for a landlord to unlawfully force a family from its home simply to improve his own bottom-line,” said Attorney General Letitia James in a public statement. “I’m pleased that this settlement provides Croman tenants with long overdue restitution and additional protections. Unscrupulous landlords like Steve Croman are not above the law, and we remain committed to holding bad-acting landlords accountable for taking advantage of New Yorkers.”

Schumer: Trump is Playing Games with Gateway Tunnel — The Economic Aorta of New York
Spite is a lot cheaper than $13 billion.
That’s the current pricetag for the vital Gateway Project, which would replace two aging tunnels under the Hudson River between New York and New Jersey that President Trump simply won’t commit to — even after a cordial meeting with New York Governor Andrew Cuomo on Wednesday.
A final funding agreement for the twin tunnels, which carry 200,000 riders per day and are the New York area’s economic aorta, could emerge early next year, according to Bond Buyer. But it all depends on Trump. And he seems more interested in using New York’s desperation to advance his policy goals than on fixing the problem.
Often called the most important infrastructure project in the country, the $13-billion Gateway Project would replace the aging rail tunnel under the Hudson River from Manhattan to New Jersey that carries Amtrak and NJ Transit trains. If the tunnel fails — and it has failed repeatedly — thousands of cars are added to already congested roadways and the entire Northeast Corridor economy would suffer, experts say.
But despite campaigning on an infrastructure platform, Trump has gone out of his way to stymie this project. In March, he threatened to veto the budget bill if it included any money for the project.
Politico’s Michael Grunwald says that Trump may be holding up the project as a way to exert power over the Empire State’s senior senator, Chuck Schumer, the Senate Minority Leader.
Withholding funding from the project help Trump exert pressure to enact his policy goals, like a border wall, says Grunwald. In addition, Trump’s supporters like to see him sparring with the liberal Schumer and are resentful of federal funding for projects in New York City overall.
“It’s hard to know why Trump does what he does,” Grunwald wrote, “but he often seems to care more about winning than ideology, and he seems to think [building] Gateway would be a win for his enemies.”
A spokesman for Schumer, Angelo Roefaro, told the Times that Trump “wants to use Gateway as leverage to trade for the wall” but that Schumer “has told the president repeatedly that he is not going to make such a trade.”
Trump isn’t the first Republican to practice this kind of brinkmanship with the New York metro economy. Former New Jersey Governor Chris Christie famously killed the gateway’s predecessor — the ARC tunnel — in 2010 at the height of the Tea Party furor. The tunnel was already under construction, so Christie’s move resulted in $600 million of waste, but at the time, many governors, such as John Kasich and Scott Walker were returning President Obama’s rail stimulus funds to demonstrate their anti-Obama bona fides.
Since then the situation has only become more desperate. The 108-year-old tunnels suffered water damage during Hurricane Sandy. Downed power lines and other issues cause regular delays. The tunnel had to be shut down for four days in 2015.
Even if the funding agreement is approved in early 2019 as optimistically expected, a lot of damage has already been done, according to a report by the nonprofit group Common Good [PDF]. And even without Trump’s delay tactics, it could take until 2028 to finish the project. And there’s a good chance the tunnels won’t be able to service both Amtrak and NJ Transit for that long.
The delays have big environmental costs as well. Gateway’s predecessor, the ARC tunnel, would have increased train ridership by 80,000 trips a day and reduced car trips over the Hudson River by 5 percent. Philip Howard, the Common Good report’s author, said the one-year delay Trump has already imposed $1.6 billion in additional costs and added 366,000 tons of CO2 to the atmosphere, the equivalent of “9,155 midsized cars idling continuously for a year.”

D’IYANU (dee-ya-nu) is a ready-to-wear clothing brand created by Nigerian designer Addie Olutola in 2014. Inspired by her African heritage, she creates boldly patterned garments for those who want to wear modern African clothing at an affordable price. Olutola spoke with rolling out about her brand and its identity.
Where did your love for fashion come from?
Since I was young, I always loved wearing interesting items and loved to stand out with statement pieces. Launching D’IYANU was a perfect match for me since it combined my love for unique fashion and my desire to launch a great business. D’IYANU African inspired pieces are unique and help our customers stand out.
What was the driving force behind creating D’IYANU?
When I launched D’IYANU, I was very unhappy with my career and wanted something more out of life. I was looking for an opportunity that would allow me to do what I enjoyed, generate higher income, leave a legacy, and ultimately give back. I was also driven by my love for fashion and being unique. Creating D’IYANU meant creating a line of modern and unique clothing that allowed me to express my culture. In addition to wanting to express myself, I saw a clear need in the market for a ready-to-wear African inspired line. People were looking for such a line, but it wasn’t really available.
Since launching in 2014 our driving force has always been to embrace our culture while giving back to African missions. Since launching we’ve given over $20,000 of our revenue to organizations including Charity Water, EduCare Benin, and Water Aid.
Where did the brand name come from?
The “D’” means “of,” or “from“ in French, while “IYANU” means “miracle,” or “wonderful” in the Nigerian language, Yoruba. The loose translation is “of or from [something] wonderful” reminding everyone that they’re uniquely and wonderfully made and to dress like it. The blending of the two languages also signifies the blending of the two cultures which define the brand: African and western.
What sets D’IYANU aside from other clothing lines.
We create beautiful and unique pieces that can’t be found anywhere else. Our pieces allow our customers to embrace their roots and express themselves.
As far as what makes us different from other African inspired lines, it’s that we have always been customer focused. Excellent customer service is our number one priority. We are always thinking about our customer from our designs to our return and exchange policy. We make sure that our fabric and how it’s constructed is great quality and priced affordably. Our goal is to design clothing that our customers can wear for any area of their lives from work to vacation and everything in between. We also explore the usage of different types of material in order to make garments that our customers love and appreciate.

Hudson River Tugboat Race Showcases Working Harbor

In recent years, New York’s waterfront has undergone a transformation. Piers and warehouses are being transformed into beautiful public spaces and upscale housing, and the working waterfront has receded further and further from view. But New York remains a bustling and active harbor. The Working Harbor Committee aims to educate the public about the people and processes that make the harbor run, and without whom our modern existence would be impossible. One of their marquee events is the annual Tugboat Race and Competition on the Hudson River. Every year, a selection of the harbor's many working tugboats show off their speed, pushing power, skilled crew members.
We watched this year’s race from the finish line at Pier 84 in Manhattan, alongside the Intrepid Sea, Air & Space Museum. The competitors included a wide range of tugs, from 3,000-horsepower behemoths to boats that looked fit for a bathtub. As always, the competition was called by Captain Jerry Roberts, who founded the event and has organized all 18 previous. When I heard Captain Jerry’s voice over the PA system, I thought it belonged in a professional broadcasting booth, and his call made the race sound as exciting as any sporting event I’ve attended. The tugboats’ radio channel was also plugged into the PA, so periodically their banter would cut into Jerry’s commentary. The race call was briefly interrupted when a powerboat filled with shirtless photo-seekers sped onto the course, which had been closed to all traffic for the race. Captain Jerry repeatedly instructed them to leave the course, and they barreled closer and closer to the approaching tugs. Then a Coast Guard Auxiliary boat rocketed onto the scene, and the crowd erupted in cheers as they forced the interlopers off the course with some nifty maneuvering and, one hopes, delivered a hefty fine.

But the tugs raced on uninterrupted. The Ross Sea, a K-Sea owned tug, won the race handily, followed by the Maurania III and the Quantico Creek. The Catherine C Miller vied with the Pegasus for fourth, and though I don’t have the official results yet (they should be posted soon here), the Millers deserve special consideration for fielding (floating?) three tugs in the race, including the Freddie K and the Susan.
After the boats crossed the finish line, they engaged in a some nose-to-nose pushing contests to see who was more powerful – or who was more willing to risk their engines for a contest. That was followed by a rope-throwing contest, in which crews were timed to see who could pull up alongside the pier and toss a rope over a cleat in the shortest time – a bit of ballet between ship and crew. Unfortunately we had to leave before the official results were announced (or the spinach-eating contest got underway). But we will definitely be back next year for the 20th running for the tugs.
New York Harbor, and tugboats especially, are a very popular subject for amateur and professional photographers, and already we have seen a wonderful selection of photos from this year’s race online (including from Newtown Pentacle, Tugster, and all over Flickr). Our photos certainly don’t stand up well, but here’s a brief slideshow of our day on the waterfront.
One of the most talented and thoughtful photographers of New York’s waterfront was Bernie Ente, who also worked at the Working Harbor Committee. We had the pleasure of going on a couple of the committee’s Hidden Harbor tours with Bernie (which we wrote about in an earlier post.) Bernie passed away this spring, and he was certainly missed at this year’s race.

Final demolition phase for 1 St. Mark's Place; more questions about lobbyists attached to project
Workers shrouded the exterior here on the northeast corner of Third Avenue and St. Mark's Place last week as demolition enters the final phase.
As previously reported, 3 St. Mark’s Place, 23 and 25-27 Third Avenue are coming down to make way for an office building with ground-floor retail.
The size of this new building has yet to be determined. As previously reported, Real Estate Equities Corporation (REEC) wants to transfer the air rights from the landmarked Hamilton-Holly House at 4 St. Mark's Place to add more floors and square footage to their office building, a move that has its critics, including Community Board 3 and State Sen. Brad Hoylman and Assemblywoman Deborah Glick, who reportedly called on the Landmarks Preservation Commission to deny the bulk waiver.
REEC has already filed permits (last October) for an as-of-right five-story, 29,030-square-foot building on the corner. If the air rights deal is ultimately OK'd, then the Morris Adjimi-designed building at 3 St. Mark's Place could bulk up to 10 stories.
Yesterday, the Daily News looked at the lobbyists tied to the project — those who happen to have connections with Mayor de Blasio. (We explored this angle back in February.)
Andrew Berman, executive director of Village Preservation, told this to the News:
"The mayor’s prodigious fundraiser, lobbyist Jim Capalino, is seeking favors from City Hall for his clients to lift restrictions and facilitate inappropriate development in the East Village. The number of projects this lobbying firm has gotten approvals for in this neighborhood is mind-boggling.
"Each new favor builds upon the next,” he continued. "First he got permission for an upzoning south of Union Square for an oversized ‘tech hub.’ Now he’s seeking air rights transfers to continue the spread of ‘Silicon Alley’ to St. Mark’s Place. The mayor’s pay-to-play practices are utterly transforming this neighborhood."
Capalino's spokesperson, Kenneth Fisher, had this response:
"Projects like these require multiple levels of public review and hearings and consideration of the merits by numerous public officials and professionals. Perhaps [Berman] would be more successful arguing on these merits rather than spreading absurd rumors."
As far as next steps, here's Curbed after the previous LPC meeting in April:
REEC will return to LPC at a not-yet-scheduled public meeting once they have altered their proposal to incorporate the commission’s recommendation that they lower the structure’s first setback to better align with St. Mark’s street wall and other feedback.

Coming up at Community Board 3: Rivington House, NYC Half, East River Resiliency

Here was the scene at the former Rivington House nursing home yesterday: water pouring out of the building. As you might recall, Mount Sinai Health System signed a letter of intent to take over the scandal-plagued property.  While locals wait for the huge healthcare conglomerate to convert the building at 45 Rivington Street into a behavioral health center, a related Rivington House discussion will occur during a meeting of Community Board 3’s health, seniors and human services committee tomorrow evening.
That tops our look at CB3’s February meeting agendas.
At the meeting, six nonprofit organizations will explain how they intend to use $1.25 million allocated for “healthcare services,” as part of the state attorney general’s settlement with former Rivington House owner the Allure Group. There’s a memo on CB3’s website detailing the programs envisioned by the nonprofit groups.
Other topics of note this month:
On Tuesday, Feb. 12, the transportation committee will hear details from New York Road Runners about the upcoming NYC Half, which will flow through the Lower East Side Sunday, March 17.
On Wednesday, Feb. 13, the owners of the Rivington Street bar, The Magician, will go over plans to expand into an adjacent space.
On Thursday, Feb. 14, the parks committee will continue discussions about the revised plans for flood protection along the East River. The city’s new proposal has met with strong opposition from the Lower East Side community.
And on Tuesday, Feb. 19, the land use committee will continue talks about the mayor’s controversial plan to build a new jail in Chinatown. There will also be an update on plans to rezone the Two Bridges neighborhood.

Leicht & Havell's 1891 355-359 Greenwich Street
The neighborhood surrounding the corner of Harrison and Greenwich Streets in 1822 was one of refined brick homes.  An advertisement that year offered No. 355 Greenwich Street for sale, describing it as a "three story modern built brick house complete with every convenience for a genteel family."  But by the decade before the Civil War things had changed drastically.  In 1855 Mrs. Caroline Ingersoll was arrested, charged with running "a house of assignation," or brothel in the house. The reputation of the district was restored as warehouses and stores took over.  By 1890 Harrison and Greenwich Streets were in the path of the expanding produce district.  Edwin M. Harrison was not only a butter and egg merchant, he saw the potential in real estate in the immediate area.  Before the end of the century he would buy up several abutting properties and erect commercial structures. The most prominent of them would replace the vintage buildings at at Nos. 355 to 359 Greenwich Street and Nos. 28 and 30 Harrison Street.  In 1890 Harrison (whose name, incidentally, had nothing to do with that of the street), commissioned the architectural firm of Leicht & Havell to design the structure.  With elements of the Romanesque Revival, Renaissance Revival and Queen Anne styles, at least one architectural historian lumped it under the tag "Utilitarian." Above the cast iron storefront level, the brick-faced Greenwich and Harrison Street facades are identical.  Verticality to the nearly square structure was achieved by slightly-projecting three-story piers.  A fringe of brick corbelling hung below the frieze of the the substantial cast iron cornice adorned with neo-Classical swags.  At both elevations, a prominent pediment announced the date 1891.
Harrison erected the building as an investment property, not for the use of his own business.  The "workshops" were leased to firms like Louis F. Bernholtz's fruit and produce operation.   Bernholtz had hardly settled in before he encountered problems with a corrupt police supervisor. Police Captain John Thomas Stephenson was described by The Evening World as "tall and handsome."  But his good looks did not disguise his greed and strong-arm criminality. Louis Bernholtz erected an awning over his storefront in February 1891, shortly after moving in.  Stephenson dropped by in May, called the awning illegal, and ordered him to remove it.  Or, on the other hand, the captain could look the other way for a $25 payment--about $753 today.  According to Bernholtz later, Stephenson remarked "It's really worth $100, or worth $150, but the price to you will be $25." Eventually the neighboring businessmen had had enough of the expensive bullying and went to the police commissioners.  Stephenson was placed on trial on August 30, 1894, charged with blackmail and bribery.  The Evening World said that evidence was provided by six "business men of the produce district, and is in effect that he extorted blood money from them."  Among those testifying against Stephenson was Louis F. Bernholtz. Another tenant at the time was rather unusual for the district.  The Salt Brick Feeder Company manufactured salt licks, the large blocks of salt used by livestock farmers.  In 1894 it advertised for a traveling agent "to handle our goods among owners of horses." Robert McMullin and Robert L. Gillespie were also unexpected tenants in the produce district.  In 1902 McMullin dealt in cast iron furnaces; and the following year Gillespie was listed in directories as marketing "ovens." On March 19, 1903 the Harrison estate sold the building to Elbridge T. Gerry for $159,000--a substantial $4.68 million today.  The millionaire lawyer was, perhaps, best known for founding of the Society for the Prevention of Cruelty to Children and his impassioned work with the Society for the Prevention of Cruelty to Animals. A main tenant of Gerry was Reynolds & Company, dealers in butter, cheese and eggs.  The landlord-tenant relationship seems to have gone beyond business.  John Jay Reynolds, founder of the firm, was a member of the Society for the Prevention of Cruelty to Animals.  The well-to-do proprietor was a member of several exclusive clubs, as well, and the Society of Colonial Wars and the Sons of the Revolution. Reynolds & Company was listed in the building by 1905 and would remain at least through 1921.  Its advertisement in the New York Produce Review and American Creamery in 1909 noted "Our specialty [is] Cheese of all kinds and Unsalted Butter."  The esteem in which its president was held was evidenced in the 1919 edition of Herringshaw's American Blue-Book, which said John J. Reynolds "is prominently identified with the business and public affairs of New York City." Sharing the building with Reynolds & Company was the Zenith Butter & Egg Co.  The firm made national news in the summer of 1909 after startled workers opened crates of eggs from the Midwest to discover some had hatched. On September 1 the New York Produce Review and American Creamery published a photograph of one crate, saying "This was one of a shipment of eggs that was full of partially hatched eggs."  The article blamed the "long spells of very hot weather" for a rash of such incidents.  "The chicks shown in the photograph were in the middle of the case when it was opened and were all dead, having doubtless been smothered."

The journal warned all butter and egg merchants that the problem was widespread.  "The picture gives pretty good evidence of the wretched quality of a large part of the eggs lately arriving from western points."

Butter, cheese, eggs and poultry dealer R. H. Peck & Co. was leasing space by 1914.  One tenant, possibly Zenith Butter & Egg Company, moved out in 1919, prompting an advertisement offering "To Let by June 1st, two floors at 357-359 Greenwich St., tiled floor, refrigerating facilities and elevator service.  Suitable for butter packing or egg-breaking plant." In the meantime, John J. Reynolds had been supporting the troops fighting World War I by generously donating to The Sun's "Tobacco Fund."  The newspaper used the funds provided by private citizens and businesses to send pouches of tobacco and cigarettes to the doughboys in Europe.  On February 16, 1919 The Sun called Reynolds "a liberal fund donor," and said "he receives great satisfaction from the cards he gets back from the soldiers." The address continued to attract butter and eggs businesses.   On May 4, 1921 the New York Produce Review and American Creamery reported that "Wm. G. Hollrock is locating at 359 Greenwich St., on the corner of Harrison St.  He is planning to materially increase his facilities to accommodate a growing commission business in eggs and butter."
The firm had been established a block away at No. 9 Harrison Street in 1894 by William G. Hollrock's father, George.   William had been in the banking business for two years when his father died in 1906.  He abruptly changed careers, taking over the firm and continually increasing its business. Little changed to the building, either in its appearance or its use, through most of the 20th century.  In 1961 Department of Buildings documents listed the first floor being used for "dairy products sale and warehouse," the second floor for "packaging of eggs and storage," and the upper floors "to remain vacant." That all changed, however, in 1982 when it was joined internally with No. 361 Greenwich Street and converted to ten sprawling loft apartments.   The following year, in May, the two unsold units were both terraced penthouses, one 1,412 square feet and the other 1,305.   By today's standpoint they were a bargain.  The larger and more expensive was listed at $195,000--just over $490,000 today. But the Tribeca renaissance had just begun.  Dylan Landis writing in The New York Times on May 15, 1983 commented "There is something desolate in the streets of Tribeca...Five years ago, cars were so rare that sea birds wheeled inland from the river, unafraid.  The automobiles have come and the birds have gone, but a stroller can still pause on a fine spring Sunday and find himself utterly alone."

Those days, too, would pass.  In 1993 How's Bayou Restaurant operated from the ground floor where crates of hatched chicks were once unloaded.  It was followed by Spartina Restaurant in 1994, The Harrison restaurant in 2002, and Eric Kayser in 2018.
