You have spent time and money buying, decorating, cleaning and getting your flat ready to put on the rental market. But how do you help ensure that you get a good tenant who will look after your property as well as you would? We all see rental horror stories on television and want to avoid these kind of tenants but what steps can we realistically put in place which follow the law and protect ourselves and our property?
Firstly, make sure you do everything the right way and don't break the law. It may be worth reading up on the law regarding tenants as there are certain rules in place that even some established landlords are not aware of. For example, under the discrimination act,  if you have a No Pets policy on your property and refuse to rent to a visually impaired person with a guide dog you could find yourself in a lot of trouble as this can be classed as discriminating against a person's disability. Anything that gives certain tenants an unfair advantage or disadvantage can be considered discrimination. This is just one example but there are a number of laws governing tenants and landlords so please make sure to do your initial research to make sure you are doing everything above board.
Carry out background checks on prospective tenants
By carrying out credit checks on any possible new tenants to ensure there are no debts or underlying issues that might affect a tenant's ability to pay the rent you are protecting yourself and your property.
