hello! i started this challenge as more of a personal use (a sort of guideline if you will) in order to get me engaged with the horse ranch gameplay and to avoid using cheats or getting bored. then i figured that making a detailed & structured challenge would be even better, so here it is!

your city-dweller sim suddenly is made aware that their grandparent, who they have never met, has inherited them their estate at chestnut ridge, a vast 64x64 lot with an abandoned ranch and lots of family history to discover at town.

the objective of this challenge is to start from the bottom at chestnut ridge and become the most influential family in town by the end of three generations.

make money with the ranch's resources, win over the judgemental seniors, and gradually renovate the estate until it's good as new.

you can see this as sort of a mini legacy challenge, honestly FURC (fixer upper ranch challenge) is a mixture of everything...

at all times avoid using money, skill or relationship cheats (or any kind of cheat for that matter). you will only get 50,000 simoleons at the start of generation 1 as part of your sim's inheritance / or use freerealestate to get your sim's grandparent's estate for free, and set 20,000 simoleons. this will be your renovations budget.

your sim cannot travel to any other world, they must complete their activities and affairs inside chestnut ridge.

follow the intended order of the generations. there's just three of them, and their storylines are linear!

add a mayor, a sheriff, an influential family and some small-ranch townies in your world. this will enrich your gameplay and your sim's relationships! (read: drama)

start with an actual abandoned ranch lot. with a bunch of junk and stuff. i recommend grandma's abandoned ranch by ralucii and Abandoned Ranch by enikobalogh in the gallery!

feel free to use any cc or mods that you want to improve your experience, as long as they don't give you an unfair advantage over other players.

don't get a job for your sim, either full time or half time. however, you may get money through other traditional rags-to-riches methods, such as gardening, frog breeding, fishing, selling other collectibles, etc.

⸻ generation 1 : the newcomer ⊱

you grew up an only child and raised by a single, widowed mother, and although you didn't mind much your father's absence, the conditions of his death have always been a mystery to you - more so with your mother refusing to talk about the subject. what you do know about him, though, is that he loved music, and you do too. you look after his old guitar with your life, and even decided to skip college and go straight into following your dream of becoming a known musical artist at san myshuno. however, you don't find success straight away and start to lose motivation rather quickly. that's when a secretive lawyer knocks at your studio apartment's door to give you the opportunity of a lifetime: to start again in a small town, far away from your previous failure. you immediately travel to chestnut ridge and get right to it - you have a ranch to renovate and a lot to learn about your father's side of the family. no easy task, surely!

aspiration: big happy family traits: rancher, animal enthusiast, clumsy initial budget: 20k ~ 50k (read general rules)

master the following skills: guitar, horse riding, and handiness.

complete your aspiration.

go to the nightclub or the bar at least once a week.

start making money by rescuing horses, training them until they increase their market price, and selling them to other ranchers.

adopt two small goats, raise them and sell their milk. (optional: use @brazenlotus' cheesemaking skill mod to sell cheese!)

renovate at least 5 rooms in the estate OR two floors + build a small barn for one or two horses.

have a kid with another townie who has a small ranch too (optional: marry them and have other children if you'd like).

PLOT POINT! the mayor seems to be having a problem with you entering the community. they think that you're too naive, as per usual with sims who hail from the city, and that you don't know what you're doing. you know, typical condescending seniors. however, they back down a little when you tell them your last name... surely that must mean something? just what kind of person was your grandparent?

As a big Shep lover and immediately being able to picture your little ranch au with him, Lethica and Marius I would love to hear some more about them!

Also as someone who had some formative dyke experiences at the renfaire seeing hot women jousting your renfaire au where Marius competes in tournaments is chefs kiss. And the rest of the gang worming their way into Mari's life out of pure loving srubborness makes me very happy.

AU talk below :) WARNING: IT'S LONG

Ranch AU my beloved. It's so funny coz it originally stemmed from me seeing this post ages ago about people's favorite crackships and Marius x Shep was one of them, and then a few weeks ago I randomly was like "I can justify almost any ship if I put my mind to it," and then accidentally got too invested into Marius x Shep. I missed Lethica too so wanted to add her but I want you to know when I imagine the 3 of them it's the most gorgeous woman in the world and then the knight and cowboy from Night at the Museum vibes lmao.

In my AU where for whatever reason they all live in the same timeline and fall in love, they basically found a shitty fixer upper ranch on some property far from town and it's perfect. Shepherd does a lot of the outdoor repairs like fixing up the barn or repairing the fence, Marius has been designated supply mule as he can chop down trees and haul them with his intense strength. Lethica has planned out this fixer upper so meticulously too, sparing no detail to cater to herself and her boys to make it truly the most customized and personalized home they could all live together in.

The dynamics of the trio are interesting. Marius and Lethica were a couple first - obviously - but they both fell for Shepherd though Marius had sort of a hard time realizing and coming to terms with his feelings. I think at times he struggles with thinking he's unfaithful, though Lethica always reminds me she's more than happy in this arrangement and she loves the two with pieces of her heart she could give no other. Shepherd was just surprised at being invited into the fold in the first place, he probably thought it was just like a casual hookup situation at first til they all really started getting into it emotionally.

Marius and Shep love one another but butt heads often due to their dual desire to be in control of situations - not in a bad way more so taking responsibility for things and needlessly burdening themselves with loads that can be shared - and navigating their respective mental illnesses was tricky at first. They both like feeling useful, both try and take charge and also take blame for things, Marius gets challenged a lot by Shepherd about his guilt over his corruption by the Duchess. It's a whole thing the two fight about when Marius gets really in his head and combative. But the two do love one another a lot, even if when they get in their heads they struggle communicating at times. Marius takes Shepherd out for rides on Dawn who just adores Shep, Shep helps keep Marius grounded and confronts him bluntly and honestly which Marius needs, Marius really does a good job reaffirming Shep's humanity and his worth as a person not as a tool and the two help one another with respective traumas.

Lethica and Shep would be a cute couple in my opinion. She jokes and prods him in ways that really fluster him and she's always very tender with him when he's in a state. He thinks she's the most gorgeous woman to ever walk Avantris and he finds her intelligence something that could rival Azran's, she's witty and charming and his heart flutters when he sees her so brazenly stand up for her morals and what she believes to be right. She has never batted an eye about his racial nature, never once held an ill thought about Tieflings, and has never touted her faith as one he needed to follow in order to love her. He respects her greatly, feels elated doing acts of service for her and he likes their late night talks when she divulges little secrets and vulnerabilities to him, it makes him feel not only like he's protecting them but he's entrusted to hold them.

The three have their ups and down days for sure. Sometimes when Shepherd is really agitated he takes to sleeping out in the field or barn so Lethica and Marius can share the bed and he doesn't "infringe" on their space. Sometimes Marius can be found sitting up all night on the porch or patrolling the fields to guard his partners from monsters and threats his mind is coming up with. Sometimes Lethica retreats within herself and is silent for so long that the boys want to beg for her to tell them what's wrong, but know they cannot so they just exist wisping around her until she's ready.

But so often it's so nice. The nights laying by the campfire and laughing so hard Shep falls off his log seat, Lethica pointing to the clear open sky as they lay on the roof and she identifies each constellation for them, Marius taking them on horseback rides and picnics. There was one night under the Star and moonlight Marius and Lethica tried teaching Shepherd to ballroom dance which turned out alright, but it did turn into Shep teaching them how to line dance. Lethica tells them of Galtica and they hold her when she says she misses her home so far away, Marius has his crying fits when all touch seems like the Duchess' and they coax him back into bed and pet his hair and reassure him as he falls to sleep, when Shepherd is working himself to the bone thinking he has no place they slot him in so easily it's so natural like he's meant to be there.

Their ranch is cute too btw. The earth is dry but still produces decent vegetation, the grass is always high and buzzing with bees. There's few trees but lanterns strung from them. The outside is a dark red wood and black framed accents. The inside is an odd blending of all their tastes, rustic but refined. My favorite detail is Lethica having painted above the trim little designs inspired by them. Of little red foxes and white horses and barn owls all chasing after one another. Their bedroom is dark but never depressive or suffocating, just cozy. Their kitchen clearly is where they spend the most time together with its large table and their collected mugs in the cupboards. Lethica has her study, Shepherd has his shooting range in the back and Marius has a small forge-like area to repair his swords and tools.

They got married and bought a fixer upper farm/ranch. I was too lazy to do a wedding photoshoot, but I can't wait to renovate the farm.

Story-wise this farm belonged to Jackie's grandparents, who left it to him in their will. It's been empty for a long time and it definitely needs some work, but both Joan and Jackie wanted to move away from Oasis Springs and into Chestnut Ridge.

Joan ages up in 3 days so I took the liberty of moving away from the apartment a bit earlier. The farm can be found on the gallery, it's called fixer upper farm and ranch and it's from elizamollycogirl.

Not My Kind of Hero by Pippa Grant

Starting over is never easy to do but when you have nothing left where you have lived most of your life, have raised your daughter, and the climate is no longer friendly…having a dude ranch inherited from an uncle might seem almost a safe haven to head to with your teenage daughter…maybe…?

What I liked:

* Maisey: recently divorce, mother of sixteen-year-old Juniper, has secrets, more skilled than the part she played in a handyman program she was on for six years with her ex, wants to be the best mother ever to her daughter, also seeking her own best self, not in the market for a relationship no matter how much she might be attracted to Flint

* Flint: math teacher, soccer coach, has commitment issues, had a rough childhood, good friend, giving, caring, kind, rule keeper, very attracted to Maisey, wants what is best for Juniper and her daughter

* Juniper-June-Junie: sixteen, has two years of high school left, loves soccer, wishes her father cared more than he does, wise, doing her best, misses much and not a lot of where she lived before, a good person, has a bright future

* Earl: a bear that pops up from time to time

* Gingersnap: a cow that had history with the town and belonged to Uncle Tony * Uncle Tony: black sheep of his family, a safe harbor for Maisey as a teenager, thought of Maisey and her possible future needs even though they did not see one another often, that his presence was felt even though he was never actually seen in the book

* The slow-burn and strong chemistry and almost soul-connection between Maisey and Flint

* Opal, Charlotte and others in the town who make Junie and Maisey feel at home

* Kory: Flint’s best friend, sounding board, and good person

* The plot, pacing, setting, and writing

* That I Flint and Maisey both wanted what was best for Juniper…though they also wanted to have something for themselves, too

What I didn’t like:

* Who and what I was meant not to…mostly the ex-husband, Dean

Did I enjoy this book? Yes

Would I read more by this author? Yes

Fixer Upper: Team Plasma (B2/W2)

Thanks to @ultraericthered for the “Fixer Upper” format.

The Team Plasma plot in Black 2 / White 2 was not terrible by any means, but it was very notably flawed, especially when compared to the nigh-perfection that was the Team Plasma plot of Black / White that is was a sequel to. Here is the outline of how it actually plays out:

Phase 1: Pokemon Theft & Experimentation

Flocessy Ranch - A single Plasma Grunt attempts to steal a Herdier. Once caught in the act by the hero, he reveals that Team Plasma is back and then flees.

Virbank City - A group of Plasma Grunts attempt to steal Pokemon. After being defeated by the hero, they escape to the Plasma Frigate and head toward Castelia City.

Castelia City - Stolen Pokemon are delivered to Colress in the Castelia Sewers in order to be experimented on. When this hiding place is exposed by the hero and Hugh, Colress pretends to be an innocent party and abandons it. Intrigued by the hero’s way of drawing out their Pokemons’ power, he meets up with them in the park and challenges them to a battle on Route 4, where he’s shown using his Colress Machine to control several Crustle to move.

Nimbasa City - Hugh encounters several Plasma Grunts and fights them alongside the hero. Afterward, he reveals the backstory as to why he hates Team Plasma so much to the hero. 

Driftveil City - A lone Plasma Grunt is trying to convince an Ex-Plasma Grunt to join the team again, but fails. This serves as a segue into Ex-Plasma’s introduction.

World Tournament - Colress competes in the World Tournament for experimental purposes, ultimately ending up fighting the hero. Afterward, the Plasma Grunt from earlier is spotted rushing toward the docks. Against Colress’ advice, the hero, Hugh and Cheren follow the Grunt to the Plasma Frigate. Once on board, they fight several Grunts until Zinzolin appears and has the Shadow Triad throw them off the ship, which then sets sail toward East Unova.

Phase 2: The DNA Splicers

Mistralton City - Professor Juniper meets the hero and asks them to accompany her to East Unova after they have earned their 6th Gym Badge from Skyla.

Lentimas Town - Professor Juniper reveals to the hero that Team Plasma is planning to take over Unova with a Legendary Pokemon again, and says that they must meet up with Drayden in Opelucid City to determine how they plan on doing so.

Lacunosa Town - The hero learns of the legend of Kyurem and then runs into Zinzolin and a Plasma Grunt, who are searching for something called the DNA Splicers on Colress’ orders. Colress suggested to search Opelucid City, but Zinzolin insisted on Lacunosa Town. After being defeated by the hero, Zinzolin concedes that Colress was probably right and leaves.

Opelucid City - Zinzolin and several Plasma Grunts attack the city after Colress freezes it from aboard the Frigate using the Kyurem Canon. This ultimately proves to be a distraction while the Shadow Triad steal the DNA Splicers from Opelucid Gym.

Phase 3: Black or White Kyurem

Humilau City - Marlon learns about the situation with Team Plasma after the hero defeats him, but doesn’t feel like doing anything about it because “the ocean accepts all rivers”.

Route 22 -  The hero encounters Colress again, who gives them a Colress Machine.

Route 21 - Marlon decides that even though he doesn’t want to help against Team Plasma, he will help the hero and Hugh reach them. Thanks to his help, they board the Plasma Frigate and fight their way through until they reach where Kyurem is being held. They defeat Zinzolin, but he has the Shadow Triad throw them overboard once again. The Frigate then continues heading toward the Giant Chasm.

Giant Chasm - Rood and Ex-Plasma arrive to help, allowing the hero to board the Plasma Frigate again. The hero defeats Zinzolin one last time, then makes it to the bridge where Colress is revealed as Team Plasma’s new boss. After being defeated, Colress lets the hero enter the control room and confront Team Plasma’s true leader, Ghetsis. After revealing his plan, Ghetsis has the Shadow Triad face the hero and Hugh. After they are defeated, Hugh retrieves his sister’s stolen Pokemon while the hero pursues Ghetsis into an icy cavern. N arrives on Zekrom or Reshiram to save the hero from being frozen by Kyurem, but Ghetsis counted on this and uses the DNA Splicers to merge Kyurem with Zekrom or Reshiram, creating Black Kyurem or White Kyurem. The hero fights and defeats the Legendary Dragon, then fights and defeats Ghetsis. This, along with N’s ensuing speech, causes Ghetsis to suffer a complete mental breakdown. He is taken away by the Shadow Triad, and the threat of Team Plasma is vanquished once and for all.

So...where would I make alterations to fix this plot up to be better? Only 7 places, really:

Flocessy Ranch - This should have been the culmination of an event that began at the start of the game in Aspertia City. There should have been a string of Pokemon disappearances in the area and Hugh should have suspected the return of Team Plasma. This event would be the confirmation of his suspicions, and you should also have been allowed to battle the Plasma Grunt...it actually baffles me that a battle didn’t happen here in the actual games.

World Tournament - Zinzolin’s introduction should have been held off until Lacunosa Town, and instead Colress steps onto the Frigate and reveals himself as the boss of the reborn Team Plasma before ordering the Shadow Triad to throw you overboard. Keeping this obvious revelation about Colress a secret until the last minute was absolutely ridiculous.

Opelucid City - When the Shadow Triad steals the DNA Splicers, there ought to be an event where they board the Plasma Frigate and Ghetsis appears to greet them, briefly engaging in conversation with the hero before the Frigate flies away. Like with Colress, it was a disservice to the story to keep Ghetsis under wraps until the end despite his presence being obvious.

Humilau City - Knock off the whole “the ocean accepts all rivers” nonsense with Marlon. There are some things in life that are objectively evil, such as terrorist attacks on cities.

Route 22 - Since you know he’s the boss of Team Plasma, there’s more of an animosity present in your meeting with Colress, with him explicitly saying when giving you the Colress Machine that he sees you as a test subject and wants to see what you will do in order to stop Team Plasma, and if this resolve brings out your Pokemons’ fullest potential in battle.

Route 21 - The battle with Zinzolin here should be the last one: four is just overkill. And it should be Ghetsis who appears to order you thrown off, furthering your adversarial dynamic.

Giant Chasm - Ghetsis’ whole character here needs to be fine-tuned, he should not be so cartoonishly crazed and repetitive of what he’s said before in the climax of Black / White, he should be more intimidating and have the focus kept on how his original plan’s failure is affecting his psyche, how he absolutely must triumph this time or else he is nothing. So basically find a way to portray him more along the lines of how Pokemon Generations did.

And those are all of the steps I would take to fix the plot. It still wouldn’t have been B/W Team Plasma plot quality, of course, but it would have been significantly better than it is now.

“We can’t keep doing this, dude,” I whispered to myself. My little exhibitionist, having contorted himself into some kind of inverted nocturnal backbend, had spent the night in my bed—yet again. Being awakened by small naked body parts was starting to mess with my head. Not to mention, who knew where those little feet had been? Oh, wait, I did. Blech.

Completely unprepared to get up for the day, I snuggled back into my favorite dogwood printed sheets and stared up at the ceiling. I was discovering that moving to a strange new house was rough on a kid. Hell, it was rough on me and I was twenty years older than him. All things considered though, Rocco had been a real trouper since leaving the only house he’d known at my parents’ and moving into the cute fixer-upper we now call home. But there were obviously still some kinks to work out—case in point, my rude wake-up call.

When my parents first brought up the possibility of their out-of-state move, I don’t think I had ever seen them so edgy. There was lots of hand-wringing and “um, well, you know” before I had demanded they just spit it out—I was halfway convinced one or both of them were dying of Ebola or something equally horrifying.

I’d been feeling increasingly uncomfortable for leaning on them so heavily since the little stick had turned blue, so it was almost a relief to have the decision to get a place of my own taken out of my hands. Turns out while I had feared our moving out would hurt my parents’ feelings, they had been afraid I’d fall to pieces without them. One come-to-Jesus conversation later and my mom was accepting a new position at the University of Richmond in Virginia while I was on the phone with a realtor.

The truth is, early on, I would never have survived a day of motherhood without the undying, and most importantly, non-judgmental support of my family and my best friend—as well as the financial, if not physical, support of Rocco’s dad. But it was past time for me to pull my big girl panties up and I knew it. All the support I’d received had allowed me to finish my associate’s degree and get a job which, while not being entirely stimulating, allowed me to take care of my kid and me. As far as single moms went, my situation was the dream, and I knew it.

Turns out there is something remarkably satisfying about holding ownership of the place where you lay your head at night, and our new house was adorable. It had bright white siding—after a power-washing from my dad—and black shutters that were mostly on straight. And it was topped off by a cheery bright red front door. The house was a ranch and it was a bit older, but it had three bedrooms, two baths, and a fenced-in backyard for Rocco and the dog I was sure we would eventually get. It was close (but not too close) to the stores and restaurants, and the street was nice and quiet. I loved it and I was proud of our new home, even if it did have some drawbacks—leaky faucets, a few uneven floors, and maybe a few more major problems. But that was okay. All of that could be fixed with time and a little help from my idiot younger brother. I hoped.

On the condition that he would help with the repairs and renovating, I had agreed to let him stay with Rocco and me. It was a win-win—my faucets wouldn’t drip, and my brother wouldn’t be homeless, considering that his previous residence had also been my parents’ house. Even he had to admit that, at twenty-two, following your parents to a new state in order to live in their basement was borderline Jay and Silent Bob. And besides, all his drinking buddies were here in Greensboro so there was that …

So now the house was ours and we were making it into a home. What I didn’t know before moving was that a new house breathes differently than your old one. It has its own voices and creaky bones to creep you right the hell out if you’re not used to them. And we were definitely not used to them—thus the previous month of waking up to Professor Underwear crowding my sleep space in an entertaining array of positions.”

Review

(audiobook) Oh did I enjoy this one! It was funny, the characters were interesting, it was a bit sexy and the narrator was perfect. 6 hours well spent.

I seriously was smiling the whole time I was listening to this one--just because laughing out loud at work for apparently no reason would have been weird. Not much happens, to be true, and the tiny conflict in the relationship is quickly resolved, but getting inside Laney’s and Nate’s head was a fun ride. And the people around them are equally quirky and charming.

The story isn’t anything original. You get your insta-love with a bit of lust thrown in. There isn’t any reason really why Laney and Nate shouldn’t be together, but still it’s kind of a slow burn with just enough sexual tension to keep you interested.

Some interesting and important points are touched upon: what a new relationship and the possibility of its ending entails for the mother of a young child, what happens when you’re forced to give up your dream, what family means. But it’s never heavy, so don’t be afraid of drama--you won’t find it here.

Definitely a must read if you need some laugh and love!

Within a football’s toss of what’s become Georgia State Stadium, Summerhill is blowing up like few other places in Atlanta right now—with all the gentrification challenges inherent in such transformative development. Most notably, the depressing dead zone that was the storefront carcasses of Georgia Avenue—which had housed a diverse slate of grocers, restaurants, and spaces for butchers and shoe shops in the early 20th century—is being restored to vibrancy with the likes of Wood’s Chapel BBQ, Junior’s Pizza, and Halfway Crooks Beer, among others. By all indications, that’s just the beginning.

Within a few blocks, nearly 1,000 new multifamily residences are in the pipeline or have recently opened near the repurposed Major League Baseball stadium and its barren lots. Elsewhere, just north of the stadium, Aloft is planning to build its first hotel south of Interstate 20, and Georgia State is moving forward with an $85 million convocation center where the school’s basketball team would play. But only a fraction of the new housing has been earmarked as “affordable,” as determined by the earnings of residents in the area, in a district that’s been considered low-income for generations.

Renovated standalone homes costing north of a half-million dollars aren’t uncommon, while new construction routinely aims for higher prices. A national builder is erecting nearly 300 apartments near the neighborhood’s northern border, I-20, with each of them deemed “luxury.” On the transportation front, Atlanta’s first rapid bus transit project is planned for a three-mile circuit that would travel from downtown, through Summerhill, to the Beltline’s Southside Trail. Summerhill stands to be a substantially different place in coming years, for better or worse.

Buckhead Village

The draw: Car-free oasis with ritzy shops and restaurants

Types of homes: A mecca of high-end, sophisticated new condos and apartments

This is the trendy, walkable, hip, and some would argue pretentious section of Atlanta’s most monied neighborhood, located near the heavily commercial area around Peachtree Road’s split with Roswell Road. New (not cheap) housing options and restaurants have multiplied in recent years, but relatively affordable deals can still be found (though rarely at Jimmy Choo).

One of several new Buckhead Village apartment high-rises, for goodness’s sake, is actually called “Gentry,” and at the posh, glassy edifice that is Hanover Buckhead Village, studios of barely more than 600 square feet will set you back $1,837 monthly—or more. Still, that’d be peanuts compared to most mortgage notes at The Charles, a deluxe condo building at the coveted crossroads of Peachtree and East Paces Ferry roads. The Village is Exhibit A that Buckhead exclusivity, like enhanced walkability, doesn’t come cheap—unless you’re willing to look deeper and compromise a little.

So why pay the steep prices? Where else in Atlanta can you browse at Hermès, nosh at a white-tablecloth destination like Le Bilboquet, and catch a show at a landmark venue like Buckhead Theatre within a few blocks and without a car? And it’s not all bad; smaller condos that enjoy the same geographic benefits can routinely be found for less than $250,000.

Beyond the shopping and swanky flats, Charlie Loudermilk Park is a green respite amid the village’s commercial buzz. (Trivia: It was once the site of Henry Irby’s General Store, the man widely regarded as Buckhead’s founder.) And ATL newcomers might be surprised to learn that, where the village’s upscale outdoor shopping district stands, an estimated 100 bars and restaurants once thumped deep into the night, until general rowdiness and one very high-profile crime helped the city accelerate their demise.

Westview

The draw: Neighbors old and new who take pride in having so much pride

Similar neighborhoods: Adair Park; West End

Types of homes: Quintessential Atlanta bungalow or quaint cottages with Tudor flair

With smokin’-hot real estate for the past several years (thanks, Beltline buzz), this historic, diverse, and formerly downtrodden (thanks, Great Recession) neighborhood along the Westside Trail has shown anecdotal signs of cooling off recently, although bidding wars for choice properties are still a thing. Buyer incentives (closing costs paid, etc.) that seemed unthinkable not long ago have returned. Locals have also recently argued that the Westside Trail hasn’t yet lived up to its hype as an accelerant for outside investment—while others are grateful it hasn’t yet been the gentrifying tool for displacement many had feared. But it’s still early.

While Westview home sales in the $400,000s are commonplace these days, cheaper renovations with charm to knock your socks off are still out there for significantly less. The City of Atlanta counts about 1,100 single-family homes in the neighborhood, with a strong majority of them now classified as being in “good” condition. And Westview remains that increasingly rare Atlanta neighborhood where buyers hankering to live in their own fixer-upper might not be bullied out by deep-pocketed investors and moneybag flippers.

Throw in the 600-acre, gorgeous Westview Cemetery (the Southeast’s largest), access to the Beltline’s Westside Trail, and the One Night Stand (burger) at Slutty Vegan, and you might never leave.

East Atlanta

The draw: Great nightlife; affordable among its more northerly eastside brethren

Similar neighborhoods: Reynoldstown; Edgewood

Types of homes: Flashy townhomes; modest brick ranches; a few grand Victorian stalwarts

Longtime locals talk wistfully of the days when the East Atlanta Village had more gritty soul, or when a Craftsman-style cottage could be scored for the price of a used Tesla. But the scrappy spirit of this nabe, immortalized by artists like Gucci Mane and Camila Cabello, lives on. Added bonus: Plans are percolating to rework an East Atlanta intersection so notorious and nonsensical—the cockeyed Moreland/Glenwood Avenue crossroads—it inspired a Hawaiian artist to spotlight it in a book.

Like its cousin to the north, Little Five Points, EAV retains an anything-goes vibe and numerous watering holes that can get pleasingly rowdy (Midway Pub) if the right game is on. That’s despite the ubiquity of new townhomes and single-family houses selling high into the $600,000s these days.

Still, a max budget of, say, $300,000 scores a perfectly livable little house within hoofing distance of the bars and eats. Renting a well-equipped newer studio here—just a short drive from downtown on Interstate 20—could save $500 or more monthly versus Midtown and Buckhead.

Knight Park/Howell Station

The draw: Knowing the names of everybody on your leafy little street

Similar neighborhoods: Home Park; East Atlanta

Types of homes: Traditionals from recent decades commingle with old, revived bungalows

A diminutive, charming oasis of vernacular architecture and close-knit neighbors among the industrial Westside landscape, Knight Park/Howell Station stands around the corner from the gorgeous new Proctor Creek Greenway and the initial phase of what's projected to be Atlanta’s largest green space, Westside Park at Bellwood Quarry.

Last year, a Beltline spur trail that’s set to serve the historic neighborhood launched pre-construction clearing efforts. Also announced: a 15-acre warehouse conversion into an office and retail hub. The Knight Park green space is considered the district’s communal heart, but the Goliath park project across the road stands to really put this place on the map.

Located just a stone’s throw west of Midtown, fewer than 300 houses comprise the full neighborhood—or less than half as many as wee Cabbagetown. The neighborhood also has roots in the railroad industry dating back to the 1890s, with a National Register of Historic Places designation coming a century after that. The housing stock is almost exclusively standalone residences, ranging from rehabbed cottages in the low $200,000s, to more ornate bungalows and Craftsman-style offerings from the aughts edging over the half-million-dollar mark.

Piedmont Heights

The draw: A feeling of being tucked away, in the middle of it all

Similar neighborhoods: Morningside-Lenox Park; Peachtree Hills

Types of homes: High-dollar new construction; handsome brick townhomes; garden-style condos

An icicle-shaped neighborhood bounded by Piedmont Avenue, Interstate 85, and the former railroad line that cuts through Piedmont Park, Piedmont Heights is under-appreciated. This tony neighborhood is a segue between trendy Midtown and the old/new money of Buckhead, with enviable proximity to Piedmont Park and all the scuzzy wonders of Cheshire Bridge Road. Its roster of attractions includes venerable Smith’s Olde Bar and Ford Fry’s Little Rey, plus a stock of truly lovely, smaller houses that can be attained in the ballpark of $500,000.

There is history aplenty; Atlanta’s second-oldest home—the Liddell House, a classic, clapboard-sided antebellum farmhouse with a porte cochère—is located on Montgomery Ferry Road. But for all its aspirational residences and marquee location, not every Atlantan could point out Piedmont Heights on a map, which boosts the cachet.

Bonus: Piedmont Heights is getting its own Beltline segment—a stretch of the Northeast Trail, behind the neighborhood’s Ansley Mall—that launched construction last fall. The result should be a combination of Beltline and interstate access second only to West End and Reynoldstown. And locals know not to miss Grindhouse Killer Burgers, which opened its “flagship” location here on Piedmont Avenue in 2011.

Underwood Hills

The draw: A happy medium between Midtown’s bustle and the spacious lots of Collier Hills

Types of homes: Large, older condos and Colonials

The construction of I-75 couldn’t dampen the charm of this neighborhood of about 1,000 homes that occupies the middle ground between hip, postindustrial Blandtown and manicured Margaret Mitchell. Established in 1902, Underwood Hills’s earliest denizens were employees of the Seaboard Coastline Railroad, and that railroad tradition lives on, just to the west. Today, Underwood Hills isn’t shy about adopting the “Upper Westside” moniker coined by developers as a marketing tactic for the general area northwest of Atlantic Station. Less trendy is Underwood Hills Park, a tucked-away gem with tennis and basketball courts and more than enough equipment to keep the kiddos happy.

Large-scale ventures such as Selig Enterprises’s The Works—a planned 80-acre adaptive-reuse redo that’s landed a Scofflaw brewing facility and food hall from celebrity chef Andrew Zimmern—promise to boost the district’s appeal in the popular consciousness of Atlantans. Meanwhile, patrons of Hankook Taqueria and Atlanta Brewing Company may have previously visited Underwood Hills without knowing it.

Large, older, but well-kept condo complexes make Underwood Hills a go-to for first-time homebuying, with renovated options in the low $100,000s fairly common. (Just don’t expect much more than 700 square feet.) Meanwhile, a concentration of Colonial-style dwellings help the streets stand out aesthetically in bungalow-heavy Atlanta. Recent sales in the latter style show three-bedroom houses moving in the $400,000 to $500,000 range.

Their remodel used the upstairs apartment and the stable area downstairs to create a two-story, 2,700 sq. ft. home.

The Fixer Upper floor plan created a large upstairs kitchen and living room. So I started another challenge - it’s the Drifter Challenge, but I did change how the house is acquired to kind of go in line with Peace’s Fixer Upper Challenge. 

With all of that in mind, this is the house that will kick off my new challenge. I found a vintage, mid-century modern southwestern inspired floorplan on Pinterest and knew that it was the house I was going to start with. It’s not terribly large but has enough room for 2 bedrooms or 1 bedroom and an office. 

This house would do well in Del Sol Valley or Strangerville, but it could easily be modified to have a more colonial look.
