even if things work out as well as i'm hoping i might still pick up a second job for a few months to save up for some repairs around the house and upgrade my PC and drawing tablet (the cable is barely attached and while i don't want to update to Win11, support for 10 for a couple games i play is ending when official support ends so i feel like i'll have to sooner than later)
so i'm debating between the local grocery or hardware store (this is assuming things with target pan out) discount on food (i'd really only hit bakery since they're more expensive for a lot of things) or hardware (i wonder if that'd apply to appliances and paint...)
#i'd like to get the yard cleaned up in a way that's easy for me to maintain and get the garden set up#so i'll likely need to hire some garden team to do the initial setup or at least to help me get it set up#there's some drywall work that should really get taken care of#and of course fixing the AC#even stuff i can do on my own i'll need to save some money to afford the stuff to fix it myself anyway#gotta do some outdoor repairs too like some patchwork on the siding and painting#the deck needs to be replaced and installed properly. roof needs to be done windows probably#yea it might be a good idea even if only for a little while to fix things

When the subject of roof replacement comes up, you might wonder, “When should I replace my roof?” When considering the cost, it's natural for a homeowner to wonder if a repair is a better option than a complete roof replacement. It's important to remember that your roof protects your home from the elements continuously, 24 hours a day, 365 days a year. It is vulnerable to temperature fluctuations (which can be extreme) and shifting weather patterns.
So, in addition to mild, 70-degree sunny, breezy days in the spring and fall, your roof is also exposed to scorching summer heat, bitter winter cold, snow, rain, wind, and hail. It can also be damaged by animals and flying debris. Unfortunately, the quality of your roof will deteriorate with time.
Here are six signs that you might need a roof replacement:
Sign #1: Your roof is old
Your roof is most likely covered in asphalt shingles if it is a typical roof. Roofs made of asphalt shingles typically last 12–15 years. (A metal or tile roof is likely to last longer.) As a result of the ice dam, the next round of melted snow backs up and freezes. Icicles will form along your roof line eventually. They can pull your roof apart, allowing melted snow to seep into the roof's inner layers and eventually into your attic.
Sign #5: You notice discolored ceilings and walls
You may have a roof leak if you notice unexplained water stains on your ceilings, walls, or home's exterior, or hear an unexplained dripping in the ceiling.
Inspect your attic's insulation. If it's wet, you almost certainly have a roof leak that needs to be fixed right away.

And when the siding is fully replaced, the property owner gets the added benefit of having pre-storm problems cleaned up too. Metal Siding: Wind and hail can dent, crease and tear apart metal siding. Again, in the interest of trust and credibility, we also emphasize that dents and other damage to metal siding occurs over time. Any damage that occurred before a storm hit should also be reported. EFIS or Synthetic Stucco: Storms can crack, chip and dent exterior EFIS and stucco applications. This damage is often noticeable because an area of the wall will feel soft, or be dented in. There might also be an area that has numerous small cracks radiating in a pattern similar to a spider web. This evidence of damage means that the foam backing behind the exterior EFIS or stucco coat will have to be removed and replaced. It’s more than a simple patch-up job. Wood, Cedar,T11: Exterior wood finishes can crack and paint can be stripped off by storms. In more severe events, entire wall sections might be pulled apart. In many restoration projects, the area can be cleaned, scrapped, pressure washed and painted, with only minimal repairs to the wood. More severe damage requires replacement. This includes damage to cedar shakes and lap siding, where the thin edges are particularly susceptible to damage, and the wood will need to be replaced. These are all observations and recommendations that the NIRC Certified Contractor will include in the repair notes. Windows and Screens
While each type of window can have unique damage, the following should be checked:
Each window for paint loss, cracks, holes, dents, and broken glass. In thermal windows, check for fogging between the panes. Each screen should be inspected for dents and cracks in the frame, and expanded fibers, holes and tears in the screening material. Each window should also be checked to ensure they are properly caulked and counter-flashed Lights and Fixtures
Many exterior light fixtures can become dented and the glass cracked. Overhead Doors and Entry Doors
Entry points are often overlooked during inspections. The contractor will look for paint loss, dents on the metal or wood door panels, and damage to the trim around the frame. Gutters and Downspouts
Metal gutters can be susceptible to dents, and PVC gutters can crack. If the gutter is made of aluminum, it will be thin and dents will be obvious. While the down spouts usually receive damage on the side of the home in the direction of the storm, the gutters will often receive the worst damage on the side opposite the storm. As debris rolls down the roof, they impact the inside of the gutter and dent the metal. Fascia and Soffits
The fascia will often be made of wood wrapped in metal or PVC, or the wood may be painted. The metal and PVC can sustain damage in the same way as the gutters. Painted fascia and soffits can be chipped, exposing the wood. Soffits
While typically not damaged by hail – can be severely damaged by wind. It’s common for a homeowner to attempt to repair soffits themselves, often causing more damage or only performing what could be called a stop gap repair, which will soon need to be re-done by a professional. It’s best to get it done right the first time! Decks and Railings
Wooden decks and railings will often be splintered by hail and flying debris. The most common damage is to the stain or paint. To repair it the deck must be stripped and cleaned, and the stain or paint reapplied. Miscellaneous Items
It’s wise to check around the property for additional items such as water hose reels, hot tub covers, flower box planters, privacy fences, sheds and other out buildings. It’s all part of the property, and it’s usually all covered in the insurance policy Driveways and Walkways
Some storms, particularly severe wind events that hurl large chunks of debris and trees through the air, as well as flooding or blizzard events, can cause concrete and other driveway materials to chip, crack and split. Not only does this reduce the lifespan of the driveway or walkway, it can also pose safety hazards. Trees
Fallen trees and limbs cause billions of dollars in damage each year to residential and commercial properties. Property owners are responsible for removing trees that have fallen on their property, even if it is a tree from a neighbor’s yard. Okay guys it’s here. This is the house walkthrough. I didn’t show you the walkthrough we did a year ago ‘cause it was broken up into three parts and in the dreaded portrait phone format. This time we turned the phone sideways. But below the cut are all the fixes we’ve done so far in the year and a half we’ve been here, as well as the things that still need doing. We do what we can ourselves, but often we have to call professionals. This house was neglected for decades and everyone in the neighborhood seems to know it. I can’t tell you how excited I am about the progress we’ve made and the decor I’ve gotten to put up. We made this originally for Sergey’s family in Russia but I wanna share it with you guys too because, again, excited about all the progress. It looks like a HOME.
Long list of done/not done items or at least all the things Child can remember at the moment there’s probably more, so it goes under the cut.
Outside issues taken care of:
One dead tree and one dangerous leaning tree removed
Deck: rotted planks replaced, properly stained.
Rotted decorative gates removed
“Dog shed” bleached & power sprayed clean, it’s a proper storage shed now.
Water main shutoff replaced (previously unable to turn off the water main, afraid the valve would break)
Outside issues still to fix:
One fence is collapsed in multiple places, needs replacing
Rip out all old fencing around the garden, remove old garden boxes
Get pumps working in both ponds
Replace bridge to front door: shows signs of decay
Under consideration: fence around whole property
First floor issues taken care of:
Removed 1 year supply of dental floss from the sink drains
Wiggly toilet properly bolted down.
Worst water-damaged baseboards replaced.
Fridge, oven, microwave, dishwasher, washer and dryer all replaced (the ones that came with the house were all on their last legs).
Fixed fridge water line, which actually gives us water and ice now.
Repainted, cleaned, and furnished the back bathroom with shower curtain, shower caddy, and fitting blinds.
Blinds for all windows in the TV room
Caulked dining room chimney to get rid of water seepage, fixed damaged wall interior, had wall fixed and repainted.
Replaced ceiling fan in the office.
Repainted almost every room
Put up shelves in the garage and organized “keep” junk, got the real junk hauled away.
Removed wood wine racks from closet under the stairs, swept out tons of mouse droppings, repainted the room, put up shelves. (thank you to Sergey’s mom, I could not handle the mouse droppings)
Replaced all light bulbs with LED lights.
Laid thin rug by front and back doors
Dusty’s art room: Formerly a junk dump room. Cleaned out, termite and damp rot damage torn out and replaced, shelves and desk and outlets and lights and small AC unit installed.
Garage doors both fixed. They open/close properly now.
Several broken doorknobs replaced.
Evicted termite nest by the Great Hall fireplace
First floor issues still to fix:
Caulking gaps between baseboards and the floor in almost every room (in progress)
Great Hall fireplace needs three major fixes before it’s usable
Wall in the Great Hall is buckled from water damage, drywall needs repair/replacing.
Former dog-door needs to be patched (half done).
All sliding glass doors need to be replaced, they’re not properly sealed.
Install vent fan in the laundry room
Fix water damaged kitchen window framing
Stove vent needs fixing
Second floor issues taken care of:
Two super ugly bathrooms repainted (and in one case, stripped of wallpaper, replastered, and then repainted)
Temporary roof “patch” that had been left in place for years is now properly repaired
Very ugly spiral staircase repainted by hand.
GUTTERS INSTALLED. There were NONE when we came. On a Houston house. No gutters. Why.
Roof leaks fixed or caulked properly.
Wiggly toilet properly bolted down.
Roof extension built over biggest balcony, which prevents water from leaking down into Dusty’s art room (as was happening before). Gutters added on THAT too.
Broken house heater replaced.
