The Significance of Home Remodeling in Dover:
Dover's appeal lies in its blend of history and modernity. The city is known for its well-preserved historical buildings, tree-lined streets, and a strong sense of community. Dover residents often find themselves drawn to home remodeling projects to maintain the historical character of their homes while integrating modern amenities and design.
Home remodeling is not just about improving aesthetics; it's about enhancing functionality, energy efficiency, and overall comfort. It's a way to honor Dover's heritage while embracing the conveniences and luxuries of contemporary living.
Considerations for Home Remodeling in Dover:
Before embarking on a home remodeling in dover oh, it's essential to consider several key factors that will shape your vision and guide your decisions:
Set Clear Goals: Define your goals and priorities for the remodel. Are you focused on preserving historical elements, expanding living spaces, enhancing energy efficiency, or achieving a specific design aesthetic?
Budget Wisely: Determine your budget for the project, including construction, materials, and any professional services you may require. Having a clear budget will help you make informed choices and avoid overspending.
Architectural Harmony: Consider the architectural style of your home and how your remodel will fit within it. Strive for a harmonious blend of old and new to maintain the character of your property.
Functionality: Evaluate the functionality of your space. What changes or improvements are needed to better accommodate your lifestyle and the needs of your family?
Local Building Codes: Be aware of local building codes and regulations that may apply to your remodeling project. Ensuring compliance with these codes is essential to a successful renovation.
Professional Assistance: Depending on the scope of your remodel, you may need the expertise of architects, contractors, interior designers, or other professionals. Consult with those who understand Dover's unique housing market and historical preservation guidelines.

2020 at System76: A Quick Jaunt Down Memory Lane
As the year draws to a close, we—
Holy bonkers. The year is drawing to a close. The year is drawing to a close! THE YEAR IS DRAWING TO A CLOSE!
Emma! Carl! Come quick! FOR THE LOVE OF ALL THINGS FUTURE, THE YEAR IS DRAWING TO A CLOSE!
*Ahem.* Anywho, we’ve managed to accomplish some really fantastic things that when all summed up together...well...let’s just say we got a bit misty-eyed ourselves when we ran down this list. Won’t you join us for a quick jaunt down memory lane?
Pop!_OS 20.04
The 20.04 release brought Pop!_OS into the next decade with Auto-tiling functionality. These windows are so futuristic, they practically tile themselves! In fact, that is exactly what they do. Enlarge them, stack them, hide them in another workspace along with other projects you don’t want to think about just now while the latest version of (insert game here) was just released, do whatever you need to keep yourself organized.
Mice will remember this version as the one that made them obsolete. Keyboard Navigation brought an infestation of keyboard shortcuts to Pop!_OS. Move windows, switch workspaces, and launch applications from your fingertips. Tell your mouse you had a wonderful time together, but…it just wasn’t the right click.
Moving on.
Lemur Pro
Before the launch of the Lemur Pro, high battery life was the most requested feature of a potential future laptop. It was time to give our laptop line some more juice. And then, BEHOLD! The Lemur Pro was born, featuring up to 14 hours of battery life—the equivalent to approximately 76 metric gallonnes (mg) of juice.
Thelio Mega
Thelio Mega is the result of countless hours of testing and countless iterations to be tested. Our goal was to create a machine that could remain cool under stress to keep your components performing at their highest possible potential; even when those components are a Threadripper 3 CPU and 4 NVIDIA RTX Quadro 8000 GPUs. Every part of the chassis down to the GPU brace was engineered for maximum thermal efficiency. It was likely a mini-fridge in another life until we used our summoning circuits to conjure it into existence in our current reality. The result? The world’s smallest quad-GPU workstation for deep learning and scientific computing.
Thelio Wood Colors
Martian Red. Neptune Blue. Dark Matter. The wondrous colors of the universe have converged upon our terrestrial wood veneer. It’s as if to say, “Your place in the world is here with Thelio.” And if the universe says so, well, it must be true! “That’s right,” says the universe. “Thank you for believing in me.” Thank you for believing in us, citizen.
Serval WS
This laptop for protein-folding and machine learning brought its friend to the System76 party and introduced them to everyone. Their name? AMD, of course. Before this computer launched, our laptop line was choc full of Intel options. Now, thanks to the powerful socialite known as Serval WS, folks may be introduced to our second AMD-powered laptop early next year...
Going Remote
You know how in zombie movies, a mall or warehouse area is converted into the lair of a survivor clan? That’s how System76 HQ looks now. During the pandemic, the Production Team claimed the building as their turf. Processes were streamlined, offices cannibalized, and something called a Mega Desk was erected inside the factory. We can only assume this construction is a throne for their appointed leader. But thanks to them and our newly remote staff, we’ve survived the year uninfected and our productivity has remained unhindered.
Computers Galore
The Bonobo WS returned to us as our most powerful laptop. Sporting both a desktop-caliber CPU and GPU, the workstation’s power is the subject of much envy. The Galago Pro was so jealous of the Bonobo WS, it slimmed its bezels and even gained some NVIDIA muscle of its own. Opening up about its vulnerabilities helped it gain confidence, and in turn inspired our other Intel-powered laptops to open up as well. As a result, they now all feature System76 Open Firmware and Embedded Controller Firmware. Great things transpire when computers come together to lift each other up.
Thelio found some inner strength as well, calling upon PCIe 4.0 and ECC memory to aid it on its many quests.
Most of our machines received some sort of update this year, and as one might expect, those aren’t even their final forms!
Celebrated 15 Years
System76 turned 15 this year! Our robots even baked a cake! Thanks to everyone who has supported us up to this point, and we will continue to serve you and your Linux computer needs. We’ve got a lot of cool things planned before the start of Year 16, including a brand new, in-house keyboard. Stay tuned!
If you’d still like to celebrate with us, our Merry Birthday Sale continues through January 4th! Save up to $418 on laptops and $1268 on desktops, and receive an exclusive Merry Birthday pin with your order! The pin has cake as well. It is not a lie.
New Branches on the Family Tree
The Nerd Zone has expanded far and wide this year. In 2020, our team grew by about 30 percent! We’ve had so many warm welcomes that we no longer have to keep the heat on at the factory. (Perspiration warps the Mega Desk, anyway.) We’re excited to meet even more new faces in 2021!
Equipment Upgrades
The production floor has also grown with new, better machinery. To ensure our machines are built with only the best quality, we’ve acquired a new bender, a new sander, and a new etching machine. With high-grade equipment like this, we could host a limbo tournament and inscribe the winner’s name on the pole!
...But we’re going to make computers with them instead. It’s kind of our thing.
That wraps up our Top 10 for this year. Get it? Wraps up? It’s a Merry Birthday joke. You’re welcome.
What were your highlights for this year? Let us know on Twitter and Facebook!

Week 6 reflective blog post
How is my creative practice changing?
One area where I have seen a change in my creative practice is how I approach the creative process and work through ideas to arrive at a final solution. Previously when I have had an idea I have often tried to come up with the final product or idea right away. This has drastically changed to now having an idea, working through research, asking questions like who, what, when, why, where and testing prototypes to receive real feedback. Another area where I have seen change in my creative practice is where I get my inspiration from. I have learnt that I am naturally drawn to the natural world and time and again find myself pulling creative ideas from this realm. Lastly I have found myself becoming more eager to try out new software and apps and incorporate those new skills into projects I’m currently working on. The two main ones I have used the most so far are premier pro and audition.
How am I experiencing the difference between having an idea in my mind vs growing it in the real world?
Trying to grow ideas that are in your mind into the physical world has highlighted massive gaps in my creative skill set. I always thought I was a relatively creative person or had a creative mind to a certain extent. But when trying to implement real ideas I have discovered I am often limited by my skill level when it comes to operating certain software. In my spare time I need to invest more time in learning new software and technologies so I have more variety to choose from when it comes to expressing ideas.
I’m developing more nuanced views on what?
I have developed more nuanced views on the overall creative process. I now understand in more the depth the journey a product goes on before it goes through the manufacturing process and then released to the market. I have also developed more nuance views towards technology and the roll it plays in our lives, and the potential for it to have glorious effects on society but at the same time the potential for it to impact our lives in a negative way. We need to approach technology consciously and with awareness to ensure we are extracting all the positive benefits from technology while also remaining aware of possible negative flow on effects from new innovations . This will help humans guide technology in a positive direction and avoid innovating new technologies to cure past mistakes also known as technological determinism (I think).
How can resourcefully prototype with what I have at hand?
I have learnt this week that prototyping is a vital component of the creative process and to be able to do it resourcefully can help the designer to make improvements and adjustments to the overall development of the design. Lo-fi prototyping is an extremely useful method of prototyping as it is frequently done with cheap materials such as cardboard, paper etc. With lo-fi prototyping you are able to do quick iterations which maximises the amount of feed-back you can receive. It also gives you the opportunity to experiment with many different ideas early on in your design process avoiding costly changes the closer you get to production.
These are some things I have learnt over the past week.
Technological determinism refers to a theory about the relationship between human beings and technology. Technological determinism raises the idea technology is the sole determinant for outcomes of social change. I watched an interesting video on this topic and the video raised an interesting point of how can say the internet stand for democracy as well as an informational dictatorship at the same time? This lead to the idea that technology isn’t inherently good, bad or neutral. Technology is just technology it doesn’t have any essence, they are simply artifacts that us humans use to make our lives more productive. Technology has many outcomes as a social constructiveness would say and it is up to individual human beings to decide how they want to utilise these technological tools. Every day we are proactively choosing how we use technology and how we are incorporating it into our daily lives. A good example in the video was a hammer. The hammer can be used for many good things such as building a house, fixing things or hanging up a picture, but at the same time the hammer can be used to conflict pain or even kill someone. Does this mean the hammer is good or bad? Well no the hammer is just a tool like technology. If you were to kill someone with a hammer it isn’t the hammer that is killing the person it’s the fellow human being. So it’s a social choice of how the individual wants to use the hammer and relating It back it’s a social choice how individuals want to incorporate technology into their lives. We shape our tools and vice versa our tools shape us. Humans as a whole have a collective obligation to direct the digital age because technology doesn’t have a pre-determined outcome.
I also learnt about effectuation logic which is a methodology that is centred around the decision making process and the performance of actions in the creative and entrepreneurial processes. Effectuation logic is a way of making rational choices when the future is unknown. Its about recognising what is next best thing to do in relation to your goals, while always comparing these goals to available resources and actions that need to be taken. The difference between effectuation logic and casual logic is there is often a pre-set goal and the way you are going to achieve this goal is by methodically planning out your actions and the choices you are going to make.
There are four principles to effectuation logic. They are:
Bird-in-hand: You have to create solutions. Don’t wait for inspiration. Take action based on who you are and what you know.
Lemonade principle: Embrace uncertainty and surprises. Always remain flexible.
Crazy Quilt: Form good strong relationships with people who are open to making a commitment with you.
Affordable loss: Only invest what you can afford to lose.
Pilot in the plane principle: Understanding not everything is within your control effectuation logic encourages you to focus your time and energy on aspects which are to a certain degree in your control.

I can now see the ethical issues behind..
I have recently been interested in nanotechnology and nanoscience research and for this question thought it would be interesting to look at the ethical issues behind this topic. Firstly nanotechnology and nanoscience is the study and application of physical, biophysical and biochemical peculiarities on an extremely small scale ( ~1 to 100 nanometers). Its goal is to deliver an understanding of phenomena and materials at the nanoscale and to create and use structures, devices, and systems that have novel properties and functions because of their extremely small and/or intermediate size (National nanotechnology initiative, n.d.). With something as new as nanotechnology its vital early on to consider and make researchers and society aware of the potential ethical and social aspects of nanomedicine and technology to help reduce possible contrary impacts on the environment and public health. Nanomedicine when first introduced to the market is likely to be expensive and has the potential to make national and international inequalities even worse than what they currently are. As the technology develops and gets more advanced we could possibly be looking at using it for human enhancement or human longevity. Again this may make the disparity between the rich and the economically disadvantaged even greater as the richer members of society are probably the only ones who are going to be able to afford it. If it is going to be used to increase human longevity there are many ethical issues surrounding that as well. Is it ethical to increase someone’s life span when we haven’t addressed or found solutions to current medical problems. Does this mean someone is going to have to live longer with diseases such as dementia making their quality of life even worse.

The Myths and Facts of Protein Consumption
When you’re a vegan, the most common questions you hear are, “Where do you get your protein from?”, “How do you make sure you get enough protein?”, “Don’t you have a protein deficiency?”, and “Don’t you feel weak because you don’t eat enough protein?” Every day, I see a new high-protein diet coming out that promises weight loss, health, and strength. Protein has become sacred somehow, and people are increasingly pushed to consume more and more animal products to increase their protein intake. But what if all this wasn’t true? Are you ready to learn the story behind the myths and facts of protein? The Function of Protein As a nutrient, protein is necessary for growth and maintenance in the human body. It’s the most abundant substance in our bodies after water. We can find protein in every cell of the body, and it’s a major structural component for all cells, whether they be in the muscles, organs, hair, or skin. Proteins are polymer chains made of amino acids. Until protein is broken down into amino acids, it can’t be used in the body. Once broken down into amino acids, these are used as precursors to nucleic acid and vitamins. Amino acids also form blood cells, hormones, and enzymes, which regulate the metabolism and support the immune system and other bodily functions. How Much Protein Do We Need? Most people think we need protein for energy or preventing sickness. However, protein’s primary function is to fuel growth, as well as repair injuries and replace worn-out cells. Now we know the importance of protein in the body, we also know how much we need to ensure these vital functions. The US Government’s official recommendation is that protein intake should make up 10–35% of the total calorie intake. Fewer than 5% of Americans get more than 21% of their calories from protein, with the average being 10–21%. The meat and dairy industries try to promote an extreme need for protein, yet the human body only needs a very low amount of protein in its diet. Many official health organizations—including the WHO, the U.S. National Academies’ Institute of Medicine, and the National Research Council—suggest that eating 10% of total calories as protein is sufficient. You may think this doesn’t sound like much, but think about this. When do people need protein most? It’s when they’re babies, and the best source of protein at that point is the mother’s milk. Even this only provides about 6% of calories from protein, and this is for growing infants with a very rapid growth rate. So, 10% seems like a wide safety margin. This safety margin is partially needed because protein is seriously damaged when it’s cooked. If you get your protein from raw sources instead, it’s more intact, and even just 5–10% of your total diet would be enough. Once we are completely grown up, we have very little need for protein. Let me repeat an example that Dr. Douglas Graham gives in his book, The 80/10/10 Diet: When you build a brick house, you need bricks by the truckload during construction. Later on, if the trucks continue to deliver bricks when the house is complete, you have a problem. It’s the same thing for the human body. Too much protein keeps the body in a constant state of toxicity. For sedentary females and males, who should be eating 1600 and 2200 calories per day respectively, 0.8g of protein per kilo of body weight per day is sufficient to fulfill our protein needs. That’s just over a hundredth of an ounce per pound of body weight. Unfortunately, we’ve been brainwashed by the meat and dairy industries into believing we need much more protein. Getting enough protein is now embedded in the Western mindset, as is the need to get enough calcium from dairy products. The more important concern, however, should be avoiding the overconsumption of protein. The Dangers of Overconsuming Protein According to the industry propaganda, you should eat three meals a day, with meat playing a central role, otherwise you will get sick. This is at least what they want us to believe. However, the truth is that eating meat all too often creates the conditions for sickness. Common ailments like constipation and other digestive disorders can lead to toxemia and eventually to cancer, and these are related to eating too much protein. Autoimmune dysfunctions, arthritis, premature aging, impaired liver function, kidney failure, osteoporosis, and many other degenerative and pathogenic conditions result from eating more protein than we need. Protein-based foods are acid-forming due to their predominant minerals (chlorine, phosphorus, and sulfur), which are acidic. As the body must stay in an alkaline state, it needs to balance out the acidity caused by the excessive consumption of protein. It does this by depositing calcium, an alkaline mineral, into the bloodstream, but first it needs to extract it from the bones and teeth. This sets the stage for osteoporosis and tooth decay. Have You Ever Heard about a Case of Protein Deficiency? In developing countries, where sufficient food is rarely available for everyone, and some people do starve to death, there are protein/calorie malnutrition conditions known as marasmus and kwashiorkor. These do not occur in developed countries, however. Symptoms such as extreme emaciation, lassitude, and muscle wasting do not result solely from protein deficiency but rather from the shortage of food. The ongoing severe deficiency of calories forces people to literally digest their own muscle tissues for fuel. As soon as high-carbohydrate or high-fat foods are reintroduced to the body, these problems resolve. Therefore, in our developed Western world, there is no such thing as protein deficiency. What about Physical Activity and Protein Requirements? Quite often, people associate high-protein consumption with athletes and bodybuilders. It’s quite the cliché to see those men and women with gigantic muscles eating large amounts of egg and lean meat and drinking protein shakes! This comes from a mistaken belief that dietary protein builds muscle. In reality, only weight-bearing exercise builds muscle. In fact, if athletes supply enough calories from carbohydrates, their protein needs go down dramatically, and their energy to train and their muscular growth both increase. If they decrease their carbohydrate supply, however, their protein requirement increases accordingly, as the body transforms this protein into carbohydrate to provide energy. The Institute of Medicine’s Food and Nutrition Board determined that no additional protein needs to be added to the RDA (recommended daily amount) to compensate for physical activity, except for maybe a small amount to allow for the development of muscles during physical conditioning. All Plant Foods Contain Protein Our body efficiently recycles 100–300 grams (around a quarter to half a pound) of protein every day. We use this pool of amino acids to build new proteins. According to mainstream nutritional science, a protein’s quality is defined in terms of how efficiently it promotes body growth rather than whether it promotes health. That’s why milk and egg are considered to have the highest quality protein. T. Colin Campbell, author of the very illuminating book The China Study, proposes, “There is a mountain of compelling research that ‘low-quality’ plant protein is the healthiest type of protein.” All plant foods contain protein and surprisingly, those we commonly eat raw can comprise about 10–30% protein. So, now my question is this: Where do you get your vitamins from? What about your dietary fiber? Think about the system in which we live. There are industries that rely on you using their products to make money. Thus, any propaganda related to food consumption should be taken with a pinch of salt. If you eat plenty of meat, egg and dairy, the producers of these foods will be happy. If you then get sick and go to the doctor, he or she will be happy to see you. He or she will then prescribe you some medicine, so the pharmaceutical company will also be happy. You’ll see the ads about all of these medications on the TV, so the TV channel owners will be happy as well. In fact, everybody will be happy except you, although you won’t be conscious of it. Be responsible for your health and life. Do a little research before accepting everything that others tell you. Start by checking up on this article. Who knows, maybe I’m just telling you some nonsense as well! Read the full article

A TIMBER FRAME HOME: HOW DO YOU GET BENEFITS FROM THEM, AND WHAT DO THEY DO?
A timber-framed home is a structure made of individual pieces of wood that are then joined together. Homes built using timber frames are long-lasting, economical, and attractive. Your new home can benefit from the luxurious, distinctive, and rustic features that come from timber. Yet it's helpful to know some essential details about timber frame homes and what to look for in a contractor before you start building.
What Exactly Is a Timber Frame House?
As more people become aware of the distinctiveness and durability of building timber frame homes, traditional timber framing has slowly begun to gain appeal once more. It differs significantly from stick framing or log cabins employing dimensions of 5 by five or more.
Generally, timber framing calls for very skilled carpentry abilities. These enormous structures' functionality, design, and safety are more challenging to integrate. We've covered some of the crucial information concerning timber frame construction.
Features of Timber-Frame Homes
Homes with timber structures are renowned for their density and substantial beams. They typically connect with pegs and don't need as many load-bearing beams. Timber framing for interior detailing is standard in luxury homes.
Exposed beams can add ornamental or artistic elements, giving spaces a more open feel and warmth. Your freshly remodeled room can become more focal point-driven and elegantly integrate the outdoors by adding timber wood highlights to the ceiling.
This feature emphasizes expert craftsmanship's value while contributing to a distinctive look.
Advantages of Timber-Frame Homes
For generations, people have used timber frames. Wood can be used for cladding, furnishings, and interior design in timber frame structures.
About homes built of wood, there is a lot to learn. The house's insulation helps keep warm air from leaving, lowering energy costs.
There are several hybrid possibilities if you are not set on having your entire house made of wood. Due to its adaptability, it is an excellent choice for homeowners who only wish to use it in apparent areas of the home, such as kitchens or entryways.
Contractors typically offer wood frame wall panel systems as a part of a package that includes internal walls, floor, and roof components, among other things, in most timber frame house plans.
Construction of a Customised House
A bespoke home should be built since it will be distinctive and tailored to your needs, among other benefits. Despite the additional costs and effort, a custom design might be worthwhile if you desire your ultimate dream home. Before beginning, there are a few things to think about, such as:
Budget
a lot of options
choosing or creating a home design
forming a team
contract negotiations
Conclusion
With their exposed beams and stunning architecture, timber frame homes are eye-catching. They are well-known for their robustness, adaptability, and structural integrity.
Timber frames are the best option for unique home designs. Trinity Building Systems' experts can also provide excellent timber frame house plans. For a free consultation, reach out to them right away!

WHAT DO WE REQUIREMENT TO KNOW TO KEEP BUILDINGS HEALTHY?
Buildings, such as your house, contain several parts. These parts are called components part that composes a whole when combined with various other parts. As well as everyone serves a purpose. The components of a residence consist of the structure, roofing, gutters, home windows, exterior siding, electrical system, pipes, wall surfaces, and also much more. Every one of the elements have to work together to meet the structure's purpose If among the parts falls short, the entire structure may not be really beneficial. Imagine a tornado all of a sudden impacts a tree over, and also it pokes an opening in the roofing system of your home. The remainder of the house's parts, like the plumbing, could work fine. But the roofing failure suggests that the structure fails its function, which is to keep you cozy and completely dry.
Structures, like your house, price cash to develop or purchase, however in addition to this preliminary price, there are continuous maintenanceThe tasks that have to be done to keep property or devices in good shape. and also repair expenses. The repair and maintenance costs consist of many jobs that call for both money and time. For example, as displayed in Figure 1, a home requires a new roofing system every two decades; the rain gutters require to be cleaned every fall; the air conditioning components require to be cleansed every couple of months; openings in the house siding demand to be fixed frequently; the restrooms require to be remodelled every 20 years; your sister's area needs to be repainted when her favorite shade changes; and more. The number of jobs over your residence's long lifetime, known as its life process, really accumulate. This is what makes the maintenance phase so costly. However, we invest time and money right into our residences due to the fact that upkeep helps make their life process much longer.
Along with setting you back money, each building likewise has an impact on the environment around it. These effects are frequently negative [2] As an example, the land your home was built on was cleared of plants and trees. Getting rid of plants requires the pets that lived there to relocate, which misbehaves for the setting. The timber used to construct the wall surfaces was collected with devices that runs on fossil fuels as well as pollutes the air. When the roof obtains replaced, the old material is taken to a land fill. As well as if we do not care for the a/c system properly, the fluids required to run it can be damaging to the air we take a breath.
Let us assume also bigger than a single part. As you might imagine, bigger structures, like factories, call for even more upkeep than your house since they have more parts. If a manufacturing facility has five a/c devices as opposed to one, exactly how can the owners perhaps track when each cooling system needs to be changed? The elements that compose a building can not last for life. All tools and also materials break down in time. Ultimately, some component will be in such bad problem that it must be repaired or replaced. However, each element has its very own, distinct life process. The air conditioning parts might last 6 or 7 years, yet the building's roof covering could last twenty years. Structure owners accumulate information on each part to see how much time it normally lasts. Collecting data is the very first step in doing a life-cycle analysisA method to take a look at the expenses and ecological impacts of repair work on a structure throughout its whole life., which assists maintain maintenance and repair tasks arranged.
WHY MAINTAIN BUILDINGS WITH LIFE-CYCLE ANALYSIS?
Life-cycle analysisA in-depth research study of something complicated in order to comprehend exactly how it works. is a methodicalFollowing a clear set of steps that can be repeated over and over. and clinical tool utilized to analyze a structure throughout its lifetime, in order to choose pertaining to maintenance and repair [3, 4] This meaning seems complex, but we will certainly simplify. "Systematic" suggests that the life-cycle analysis complies with a clear collection of steps that we can repeat over and over. Being methodical is most important for large structures with many elements. "Scientific" means that the procedure is backed by information as well as study. Designers have actually created multiple methods to forecast how long a building will certainly last and just how much it will affect the setting. Building maintenance make this possible. The phrase "throughout its lifetime" indicates we gather information on the problem of the structure at numerous times. We wish to learn more about the building's condition at the beginning of its life, the end of its life, and every point in between. We can not anticipate the local time that a structure will certainly need maintenance, because that relies on numerous factors. These factors include weather condition, just how much the building is used, and also how much upkeep we do [1] However, by analyzing a great deal of data, we can clear up predictions. Finally, "choose" refers to why we selected to conduct a life-cycle evaluation. Generally, we utilize data to choose on just how to spend our cash. We need to know when to fix each component. Once again, fixings can aid structures last longer and also reduce their impact on the environment. Repair services are expensive, however, and also structure proprietors likewise intend to minimize their expenses.
Number 2A reveals when a building element, like the roofing system, would normally fail if no upkeep or repair work was done. The roof covering goes from good condition to average problem to negative condition in time. Nevertheless, through appropriate life-cycle analysis, engineers can approximate when elements are probably to stop working. In Figure 2A, we reveal a roof covering stopping working after a couple of years. We made this prediction based upon experience with numerous structures, as well as the majority of those roof coverings stopped working around the very same time. With this expertise, we can plan repair and maintenance projects prior to the roofing system gives in entirely. The most effective time to buy repair work is prior to failing [1] Because we know when the roof covering is likely to fail, Figure 2B shows a repair work being completed before that failing time. The fixing boosts the structure's condition right now. After the fixing, the roofing still goes from good condition to ordinary problem to poor problem. Each maintenance or repair work task can boost the structure's life by a few months or perhaps years. In the long run, the roof's life process has actually been boosted. In addition, certain upkeep jobs can additionally decrease the building's ecological impact. For instance, we can trade out old, incandescent light bulbs for much more effective, earth-friendly light-emitting diodes (LEDs). This task will certainly decrease the quantity of energy required to light the building. This is both affordable and also better for the setting.

Q: What are decorative retaining walls? A: Decorative retaining walls add to the appearance of your property while providing protection from erosion or surface runoff. Different bricks, patterns, and colors will give you a customized wall to match your home and other landscaping features.
Q: What are segmental retaining walls? A: Brick or stone blocks are stacked in an interlocking pattern to create segments along your wall. This is different from some retaining walls which are a single piece of poured concrete or made from slatted wood. The blocks have to be specifically placed to ensure the fit is right and the final wall will be strong.
Q: How are retaining walls different from seawalls? A: Seawalls are made for shoreline protection. Though they act in the same manner as retaining walls by preventing erosion, they are only located along the banks of a body of water. Building a stone or brick retaining wall too close to the water can cause the wall to fail. If you own a waterfront property, ask our team how retaining walls and seawalls will protect your land.
Q: How high can a retaining wall be? A: Several factors will determine how high your retaining wall will be. Some walls may only need to be 2 feet high while others on commercial land might exceed 40 feet. It will depend on your property and how much protection you need the wall to provide. Our experts will determine the right size for your retaining walls.

Residence improvement is not an easy task. It takes a great deal of hard work as well as preparation to execute a perfect remodelling. Besides that, a great deal of time and money is called for in order to see to it that a home improvement job obtains its intended purpose. All thanks to the internet, even inexperienced home owners can quickly find lots of house renewal ideas online. As the restoration project can set you back countless bucks therefore the house owner requires to make certain as to what it is that he intends to obtain.
Numerous points concern the mind of the individuals while thinking of restoring a residence and several of these consist of bathroom improvement, professionals, repairperson and contractors. Nevertheless, lots of things require to be taken into account prior to the restoration project starts. Home remodelling suggestions are essential for intending a home repair task. Among the most important points that a property owner needs to identify is the factors for renovating a residence. This assists in guaranteeing that the residence improvement project launches with suitable reasons and also thus, the outcomes of revival are ideal London.
Suggestions as well as pointers are essential during intending stages as they not only assist in saving some bucks yet likewise offer homeowners some alleviation. It is essential for owners to take down expected modifications thoroughly as well as the product required. Furthermore, it is a smart choice to take the recommendations of some professional before beginning with the revival procedure. An engineer or an indoor designer will see the troubles that or else might go undetected by the property owners. He will certainly suggest proper solutions for the problems and remove them during the renovation process.
Creating a building restoration is not just about exactly how it will certainly look yet likewise what products are to be made use of, when they are needed, making payments to sub specialists and suppliers and quality assurance. Complying with are couple of typical mistakes made by property owners while remodeling a home:
Not enough Planning
The success of your restoration task largely relies on excellent planning. A plan assists you in concentrating on the locations that need your attention.
Poor Materials Administration
Prompt product preparation is a huge task yet it can be really pricey not having the ideal products in the needed amount at the right time. In huge projects, you can seek the recommendations of a specialist to estimate the needed material London.
Slack Quality Control
Make use of a work-check-approve-work cycle at every stage of the renovation. The three most critical parts of the task consists of frameworks, foundations and solutions. The structures are the assistance on which the various part of style depends.
Poor Document Maintaining
Keep file, records and whatever well organized. Your financer needs evidence of completion at every phase as well as a summary of costs with the days, before issuing you the next repayment. If in case, you are not utilizing money service then record keeping is just a good monitoring.
Poor Subcontractor Monitoring
One benefit of hiring a builder as the job manager is that they have a great network of subcontractors. In a full home renovation, there can be 25 to 5 subcontractors. You require to have a well-planned system for handling, engaging, certifying as well as getting subcontractors.
Just How to Get Ready for Residence Improvement
Having any residence remodellings can be disturbing. We are not simply speaking about , but your house hold being interfered with. How can you prepare yourself for a home improvement and also decrease the anxiety?
This will greatly depend upon the sort of improvement or project you are taking on.
We are all watching the 'dimes' or 'cents' nowadays, this has been intensified by the ongoing financial environment. We might have been attracted to relocate residence not too long ago in order to update to a bigger residential or commercial property, or to gain more garden area. We now take into consideration carefully whether a house remodelling or refurbishment is a far better choice. Obviously, you need to research the housing market. Check out the area in which you live, the marketplace value of comparable residential or commercial properties to your own, triggered versus the cost of the remodellings you are planning. In a successful real estate market (ideally not as well away), you will certainly 'gain the incentives' of your improvement in economic terms, ought to you wish to market in the future London.
From a customers' perspective, what is a purchaser searching for in a residential property? Both major areas that buyers wish to see upgraded are the most pricey to remodel, these are the bathroom and kitchen. Adding an outdoors home entertainment area is also a marketing feature.
Living in your house while a remodelling is taking place can be a little stressful, so exactly how can you prepare yourself for your residence renovation and make the process as pain-free as possible?
Research study is essential, unless you are an expert in home refurbishing, I would seriously take into consideration hiring experts. Word of mouth is probably the very best way to choose that should manage the project. You might search websites such as ANGIES CHECKLIST which has an excellent track record. Request at the very least 2 quotes from various firms. Additionally ask to see instances of their work. Directly I would prefer to see instances of work finished, even fulfill a number of pleased clients, than rely on website testimonies. Consider that although you have utilized a company of specialists to do the job, they may sub-contract out to various other specialists where needed. Ask who is going to take on the plumbing or the electrics, find out a little bit extra concerning the people whom you are sharing your residence with London.
Take your time in choosing products, don't be rushed, making breakout choices might cost you extra in the future. Think thoroughly regarding the area you are renovating, what is its main function. That utilizes the space and how typically? What appearance do you want to achieve? and naturally just how much are you prepared to invest? Is there a bit a lot more in the budget in situation of the unforeseen taking place?
Keep a diary of events, take previously and also after pictures. Ensure you have call numbers for your contractor or consumer care center. Ask concerns. Keep reviewing the progress made. If you are not delighted with something, resolve the problems prior to the task relocates any better.
I also assume it is necessary to be on-site as the task starts to unravel. Know that is coming when at what time, how much time is the project going to take. Ask for an estimated date of conclusion. Do not pay the sum total of money prior to the task is finished and also you are thrilled with the results. A specialist contractor should have the finances to complete the renovation without requesting for project cash. Nevertheless, a tiny deposit serves to go in the direction of materials.
From a sensible viewpoint, we can't all remove on holiday and come back to an amazing designer space total with accessories and also flowers. So see to it if you are' living in' the task, that you can manage without this room working totally for some time. Professional service providers understand just how disruptive restorations can be as well as they will not leave you without running water as an example.
House Improvement to Produce Your Desire Residence
I always made use of to assume that relocating was the one of one of the most disruptive occasions to bring willingly into your life. I have since discovered a much more excruciating and taxing activity - RENOVATING. The word itself covers up the repercussions it really holds. One has visions of a little paint, perhaps altering a light fitting or 2 and also maybe placing in a wonderful contemporary shower room.
What you really obtain is weeks of countless dirt, an intrusion of individuals right into your home, an exponential increase in tea and coffee consumption, an up-close-and-personal encounter with personal belongings you neither had understanding neither demand of and also a significant boost in expense, which triggers capital crises. I have typically thought over the past weeks - why can't we just reside in a shack on the coastline, rest on the floor as well as just utilize one plate each?
While happy to delight in slightly hippy fantasies, I are afraid that in this life I will possibly not handle to shed my already various material properties in favour of a carefree breezy existence. The fulfilment obtained from residence remodellings is impressive and also I make certain that as soon as finished I will be happy to have put such laborious strategies right into activity as well as seen them through to conclusion. Yet completion seems fairly distant at this point!
I have actually found out some invaluable lessons throughout this procedure and also can only intend to pass them on to others to ensure that you can profit vicariously from them. This little checklist can conserve you plenty of troubles as well as much frustration:
1. Constantly have a look at recommendations regardless of how "straightforward" you believe the specific to be.
2. Do some research study on the products you plan to use: i.e. wall surface layers, exterior products and ideal technique approaches for applying and also installing your picked surfaces. This truly aids, as at least you know a bit about what you are talking about and also have a suggestion of what to anticipate quotes from contractors to be.
3. Obtain a specialist, objective point of view on tough problems. So usually a fresh pair of eyes can see the wood from the trees in half the moment that you have invested wrangling with the trouble.
4. There is greater than one means to skin a cat - use a little bit of savvy and attempt to deal with individuals who are prepared to be aggressive in resolving challenges, as they emerge. I have located that clever individuals deserve their weight in gold. Utilize them and also their experience to your benefit. Professionals that appreciate what you want can generally discover a method to provide it to you or a minimum of obtain close to the twenty-twenty you had London.
5. Understand that points will go wrong as well as try not to take the effects out on yourself, your companion or various other loved ones. Couple of things are completely incurable and most busted products can be fixed (at a rate). Learn about how to clean or fix installations must damage take place - particularly taps as well as baths. Buffing a bathroom is a crucial piece of knowledge - for acrylic bathrooms you can do it yourself with water paper to obtain scrapes out and acetone for persistent marks, or get a professional in to do it for you. Contact your distributor before you go ahead with this simply in instance. Sealant can likewise be removed from chrome taps with water not turpentine or thinners, as they damage chrome. Just water, a fine green searching pad and also some elbow grease works a reward.
My advice overall is to be cautious of the estate representatives' plug, follow your sensible idea pattern and conclude that if renovating your house had not been worth it for individuals selling the location it most likely won't just fall into place for you. However with persistence, preparation and also a lot of perseverance you will see your desires materialise. Occasionally things come out even far better than you anticipated and occasionally you need to endanger a little or even a whole lot, however this is all worth it, if you enjoy the trip and accept that the location is an operate in progress.

Wraparound Extensions: How to Design & Build Yours and Get Planning Permission
When homeowners are considering building an extension onto their home, they often think of a wraparound extension and side return first. But, why is that? What makes them so special?
In a nutshell, they enable you to fully utilise your space and reinvent your home while extending to the rear and side of your house. If you’re looking to build an extension for a kitchen or living / dining space, then this is the ideal type of home extension.
In today’s article, you will learn amazing design ideas to build a wraparound extension to maximise space, comfort and light. You will learn how to get planning permission with smart intelligent planning solutions.
You will discover the secrets of the most successful house extensions designed by architects and find out how to add a side return extension that will do more than filling a garden space on your property.
Want to know more about how to design a beautiful house extension, avoid budget blowouts and get planning permission with ease?
Bear with me, because I’m going to show you how…
What is a Wraparound Extension?
In fact, wraparound extensions are essentially a hybrid of side and rear extensions which form an ‘L-shape’ at the back of a property. As the name would suggest, a ‘wraparound extension’ literally wraps itself around two sides of your home, typically at the rear and adds extra width to your home. It can be a single height or double height.
Remarkably, depending on the size of your house and garden, a wraparound extension can usually add between 15-60m2 of space.
Beyond that, side return and wraparound extensions are also ideal for ground floor flats. However, in addition to other statutory consents which we will explain below, you may also need an additional permission known as License to Alter for extending your leasehold ground floor flat.
Want to learn more about side return and wraparound extensions?
Let’s dig a little deeper…
Why are Side Return and Wraparound House Extensions so Popular?
The simple truth is if you have redundant space on the side of your property, then building a wraparound extension is the perfect opportunity to expand your living space.
Believe it or not, building a side return house extension is a practical and often inexpensive way to add much-needed space and value to a property. And the layout options for a house extension are limitless; you can create an open-plan kitchen or add an extra bedroom. Astonishing, isn’t it?
As seen on other types of house extension examples, wraparound extensions are a popular expression of a range of architectural styles, both for traditional and contemporary house extensions.

Before

After | Creative Contemporary House Extension by Urbanist Architecture
But one thing’s for sure: By building an L-shaped side return extension, you can reconfigure the layout of your home dramatically, add a new functional kitchen or create distinct open-plan living and dining space.
But you know what else?
You can also achieve optimal space saving by using your wraparound extension to divide the space up into multiple rooms such as bedrooms, walk-in storages, utility rooms or bathroom. Imagine if you had a new space that you could do whatever you want with.
But that’s not all…
Most importantly, wraparound and side return extensions are popular for period houses – particularly Victorian houses, which are great family houses – as they maximise the available living space by utilising ‘dead’ space without eating into the size of your private garden.
Whether you want to add an extra bedroom to accommodate a growing family, add an office or dining room or extend your kitchen, a successful extension architect can turn your ideas into a workable design that will take full advantage of what your house has to offer, providing you with practical and functional space planning and remodelling with maximal square footage.

Permitted Development Rights for Side Return and Wraparound House Extensions
Under permitted development, you can extend along the side and separately at the rear without planning permission. However, as soon as these additions form the L-shape and join together, you will need planning permission.
So, all wraparound extensions, which form an L-shape along the side and rear of your home, require planning permission. They do not fall under permitted development rights.

Planning Permission to Build Side Return and Wraparound House Extensions
You might be wondering about planning permission, which can sometimes be the most complicated part of a building project.
Unlike most of the house extensions, adding a wraparound extension does not fall under permitted development rights and therefore you will require to submit a householder planning application to seek planning permission.
Remember: When you submit a planning application, the local planning officers will only take certain issues into account. These are often referred to as ‘material planning considerations’.
For single storey or double storey wraparound extensions, you and your architects will need to carefully consider the following:
Loss of light or overshadowing
Visual amenity
Effect on listed buildings and the conservation area, if it is in one
Impact on the character or appearance of the area
Scale and dominance
Overlooking/loss of privacy
Design, appearance and materials
A word of caution: When your extension architect is developing your design, they need to pay particular attention to these matters to ensure your application has the right components to secure planning permission for a wraparound extension.
The truth is, in order to give your project the best chance of being in line with the requirements of planning policies and to prevent you ending up in a repeating cycle of having to reapply, you should always consult an RIBA-chartered practice or an RIBA- chartered architect early on and avoid working with unqualified architects or online architectural firms.
Here’s a clue: By working with successful residential architects, you will receive the best independent advice, achieve bespoke extension design and get high-quality planning drawings for your wraparound extension. Imagine what it would be like!
Your architect will develop a design that is more likely to get planning approved the first time around. In essence, you can transform your relatively compact space into a beautiful, spacious and functional place.
Needless to say, as well as helping you with the side return extension design and planning permission, your architect can also recommend reliable contractors that would be suited to your extension project. And you’re set!

Do I Need Building Regulations Approval to Build a Wraparound Extension?
All house extensions, including wraparound and side return extensions, require building regulations approval. In order to show that you are complying with building regulations for your extension project, you need to submit wraparound extension building regulations drawings for building control approval.
But first a warning: Due to the nature of a wraparound extension, you will typically have to remove the original rear wall of your property, as well as your existing side return. Removing these walls will require temporary propping systems and failure to get this right may cause your property to collapse.
On the face of it, you also will require a new structural design to provide structural integrity for your new home extension. Hence why you will not only require the input of an architect for your building regulations and construction drawings but also a structural engineer for your structural calculations and specifications.

How to Maximise Light, Space and Comfort?
Most of the time, homeowners add wraparound extensions to create spacious and bright open-plan living and dining spaces. But how do they achieve that?
First, you will want to think about getting the maximum light into your space.
Quite simply, brightening your space can make it look more inviting and spacious, which is why solar orientation (i.e. thinking about where, when and how sunlight will enter your room) is so crucial.
The secret is that your architects need to design your side return extension in such a way that you are getting natural light and are in the sun’s path throughout the day.
Needless to say, one way of ensuring you are maximising your available natural lighting is to use large glazing. For instance, you can invest in structural glazing to turn your exterior walls into floor-to-ceiling windows.
And, if you want to keep a little privacy, then a full height bi-fold or sliding doors made of glass will bring natural lighting throughout the day and open up your space.
Beyond that, lighting is also a factor to think about when you are looking to make your extension feel spacious. For instance, a few cleverly placed light fixtures can give the illusion of a much larger space.
Here’s a clue: Distribute the light fixtures across your extension and choose fittings that match with the aesthetic of your wraparound extension so that you can give light every corner of your space.
Perhaps unsurprisingly, while everyone loves a chandelier, if you want to maximise your space, then compact light fixtures are your friend. Choose a streamline modern pendant light fixture as your primary light source and add on more compact spotlights across the room.
Just like you might take the top down on a convertible to enjoy the sun, you can add a skylight to get the most out of your natural lighting. Working with your architect, you can decide just how large a skylight you want to add.
Perhaps unsurprisingly, we recommend placing your skylight over the heart of your wraparound extension, such as a kitchen or dining table. By doing this, you can brighten the whole room. Just imagine that…
Here’s another big idea: You will want to feel comfortable in your new space, and choosing the right furniture is the first step. You should select pieces that compliment the design and shape of your home extension, and that work with the design style that you have chosen with your architects. It couldn’t be easier!
But that’s not all…
To maximise your comfort, consider expanding out into your garden. A decking or patio area can seamlessly connect your outdoor living space with your home and is ideal if you want to host gatherings during the warmer months.
Just think how great it would be to utilise the comfort of your extension and a patio if you were to host a summer BBQ or drinks party.

Internal Layout Arrangement: New Kitchen and Open Plan Living and Dining
Can you imagine the new layout of your home with the addition of your home wraparound extension? Are you picturing your dream kitchen yet?
The truth is if you have a growing family then it’s likely that you’re starting to run low on interior space. Don’t worry. There’s a solution, and you know that!
A kitchen side return extension is a great solution for large families, as you can take an inefficient layout and transform it into a functional living space. When you are space planning, we recommend looking at open-plan living to utilise your new space.
Similarly, kitchens are one of the most popular rooms for wraparound extensions, allowing you to not only get a larger and more functional kitchen, but it also lets you repurpose that space in your home as a utility room.
In addition to that, working with the L-shaped plan of a wraparound extension, you can use the side corridor as a dining area and utilise the section at the rear as a kitchen with a large island and all the storage you could need.
On top of that, you can maximise your open-plan space with a pitched roof and large windows, especially if you utilise a sliding glass door. With a side return extension, you can finally get the kitchen and living space of your dream.
And the best part?
The L-shaped design provides enough flexibility for the new space to serve not only as a kitchen but as a lounge and dining area. Utilising the wasted space on your property can allow you to reimagine the internal layout of your home.
Now it’s your turn to start imagining what your space could look like.

Adding a Wraparound Extension to a Listed Building
Good news!
If you’re lucky enough to live in a listed building, then you may be curious about whether you can build an extension. While this isn’t impossible, it will take more professional care and attention than if you had a more modern home. Ever wondered how?
Let me say this straight: You will need to work with experienced listed building architects, planning consultants and contractors to preserve your listed building’s historical assets, including its structure.
And, before putting in your planning application for a listed building extension, you will have to consult historical records to include accurate descriptions of the heritage of your listed building.
While it’s certainly not impossible to add a side return or wraparound extension to a listed building, you will have more hurdles to jump over.
What it all boils down to is: You will need to have a plan that shows the existing structure, along with your wraparound extension drawings including floor plans, elevations and sections, and complete relevant documents such as a Heritage Impact Assessment and Design and Access Statement.
At Urbanist Architecture, we have worked on numerous listed building projects so we know the requirements of renovating a listed building inside out. We can advise you on the best course of action to successfully get your Listed Building Consent application approved and to get your wraparound extension design off the ground.

Adding a Wraparound Extension in a Conservation Area
To begin with, conservation areas were introduced during the 1960s to protect and preserve the character of a local area due to its unique architectural or historical character that needs to be preserved under Section 69 of The 1990 Planning (Listed Buildings and Conservation Areas) Act.
Let’s face it: Building a wraparound home extension in a conservation area means that your planning officers will take a long hard look at your plans. So, it is very important for you to work with an architect and planning consultant who has experience in securing planning permission in a conservation area.
But here’s the interesting thing: The planning officers often believe passionately in the area they look after, so you need to know what the area stands for and how you can preserve and enhance the way it looks and feels.
There are certain aspects of the area that are sacrosanct. How do you work out what those are?
Needless to say, this is where a successful team of chartered architects and planning consultants can help you navigate the unwieldy process of getting planning permission. They will have detailed knowledge about how to make this work for planning permission in a conservation area.
By and large, an architect and planning consultant with a detailed knowledge of working in conservation areas will be able to advise you on the most successful course of action and save you both time and money by critically telling you how likely your wraparound planning application is to be successful.
You will be glad to know that just because your home is in a conservation area, it does not mean that your wraparound extension has to have a traditional design. There is nothing wrong with a contemporary home extension. You don’t have to build something that is exactly the same as what is already there.

Urbanist Architecture team discussing a residential project, designing simple, feasible and cost-effective design solutions.
How Do You Find and Choose the Right Extension Architect?
You’re ready to start, but you need an architect.
To begin with, you should set out a brief of what exactly it is you’re hoping to achieve with your extension. This doesn’t need to be a concrete brief, but it should have your main ideas, such as the style of wraparound house extension that you want, your budget and any unique characteristics about your home.
You can find an extension architect using the Royal Institute of British Architects’ ‘Find an Architect’ tool to help you begin your search. Or you can search them on Architects Near Me directory. Don’t be afraid to ask your friends, family or neighbours for recommendations of architecture firms that they have used previously as a recommendation from a trusted friend will always give you extra peace of mind.
Here are some things to keep in mind:
When choosing a good architect, it’s important to find a reputable architecture practice that is familiar with the planning restrictions and building regulations. The ideal extension architect should have a combination of artistic skills as well as an in-depth knowledge of planning policies and building regulations.
For instance: If you employ a multidisciplinary practice like Urbanist Architecture consisting of architects, planning consultants, and interior designers, then they will be well equipped to manage and oversee every aspect of the planning, design and construction, as well as handle any challenges that may arise.

Urbanist Architecture team carrying out periodic site visits and continuously monitoring and evaluating the construction to make sure that the building works meet the needs and aspirations of their clients.
How Do You Find and Choose a Good Reliable Builder for Building a Wraparound Extension?
Now you have an architect, but need a builder. Right?
The process to find and choose a good and reliable builder is similar to that of choosing your architect. It sounds simple. But it isn’t.
In most cases, your architect will be able to recommend a builder for you that they regularly work with though the Traditional Procurement route. But there are some methods you can use if you decide to choose one independently.
If you decide to choose one independently for your side return, we recommend that you follow strict criteria and use our Hiring a Builder Checklist to draw up a shortlist of contractors.
By using this checklist, you will be able to know whether or not you at risk of hiring a cowboy builder, learn the tests for identifying a reputable construction firm and get insights on how you can make sure you make the right decisions all the way through a construction project
Don’t forget: The most important thing when choosing your builder is to find out whether they have carried out a project like your wraparound extension before, check their references and keep everything in writing.
Make sure your architect will check their competence for you and build up a solid contract with start and completion dates, details about scope of work and payment plans. A good and reliable builder will have no issue with signing a Building Contract and will ensure that they take proof of payment. Make no mistake about it!

What Is The Cost of a Wraparound Extension?
Here comes the big question – the cost!
It’s almost impossible to give an arbitrary estimate for a wraparound extension cost, as this will depend on several factors. However, the average cost of wraparound extensions for a family home in London that we typically design ranges between £1,750 and £2,750 per square metre. So, for a 25sqm wraparound extension, you are looking to invest around £56,250.
Let’s dig a little deeper…
The build cost of your side return and wraparound extension will depend on several variables including the complexity of the design, the extent of structural works and level of fixtures, fittings and material finishes.
The price will be largely determined by whether your property is in London or the South East, which will increase your base price considerably. For example, if you are building in the North of the country, you can take advantage of traditionally cheaper costs to keep your budget more affordable.
But hang on a minute…
You will also need to consider the planning application fee, building control application fee and professional fees of architects, planning consultants, structural engineers and party wall surveyors.
Although the professional fees of architects vary according to your architecture firm, most of the reputable architects charge around 8-12% of the build cost for the whole process from conception to completion. Working with a cheap architect may sound tempting but can you afford if they fail?

How Long Does It Take to Build a Side Return Extension?
When thinking about the time it takes to build a side return or wraparound extension, you should consider it to be a three-part process that involves both developed design, technical design and construction.
Let us give you an example…
The average timeline of side return extensions for a family home in London that we typically work on takes roughly between 8 and 10 months, from conception to completion, depending on securing statutory consents without any delays.
In short:
Developed Design + Planning: 3 months
Technical Design + Building Regulations: 2 months
Contract Administration + Construction: 4 months
However, if you want to urge on the side of caution, we recommend allowing a year in total for the full design, planning and construction process.
