Since the caption on this was "Madison Avenue, looking north from 38th Street, Manhattan,” it took some sleuthing for me to ID this building, but I finally found it. Built in 1931, this is 275 Madison Avenue today, per Google Street View:

275 Madison Avenue (originally known as 22 E 40th Street) is an Art Deco landmark in midtown Manhattan. Its polished black granite and silver base continues to be a striking presence more than three quarters of a century after construction. (If only mere mortals had such staying power!)
In contrast to other commercial buildings of the day, 275 Madison had almost no decoration above the base. The tower was promoted as a “shadowless” skyscraper (because there were no projecting cornices, sculptures or other features to cast shadows), though some critics say the lack of ornament was simply a cost-saving measure dictated by the stock market crash. The building’s vertical lines are accentuated by dark columns of windows against a white-brick background.

“UNIFYING PRESENCE”
Design brief: To unify
YTL Corporation Berhad, a large Malaysian infrastructure conglomerate founded in 1955, grew from a small construction firm into a global infrastructure company spanning oil & gas, cement, construction, property development and hotels.
Previously occupying various offices in different locations, this YTL Headquarters located in Central Kuala Lumper (along Jalan Bukit Bintang) brings together for the first time, the entire suite of YTL departments (numbering more than a dozen, comprising 1000 staff members), each of which have developed their own culture and operations.
The brief for MOD (Ministry of Design)was to design the public areas shared by these departments, i.e. Ground Floor lobby and levels 8-10, and present a unified brand identity under one roof. As such, MOD sought to create a series of choreographed spatial experiences which aim to balance YTL’s legacy of corporate professionalism with a future-forward attitude that embraces change.
Design concept: To respect legacy and infuse future-forwardness
There are 2 main public area zones, the Ground Floor lobby, and 3 upper floors (levels 8-10) which comprises a host of collective meeting zones, and a cafe.
At the Ground Floor, visitors are greeted by a vertically cavernous lobby which spans more than 25-meters in height (7 floors). The design challenge for MOD, was how to enhance the majestic quality of the space, yet not dwarf the human scale and provide a welcoming entrance. As such, the lobby is a study in proportion, light control and a disciplined use of materials. The soaring space has been designed to capture the rays of light in the daytime, and glow like a lantern in the evening.
MOD designed the marble-clad columns such that its rhythm is denser and more grounded at the bottom, yet getting lighter towards the top, giving the impression of ascending lightness. MOD inserted horizontal striations and ridges using bronze accents, in the continuing pattern of white Bugatsa Marble, to provide visual relief rather than a continuous ascension to the top.
A glittering art installation hovers like a cloud over a series of pavilion niches, which provide a sense of human scale in this vast space. MOD designed the seating areas as architectural pavilion niches rather than mere decorative benches. These seating areas provide iconic Barcelona Couches for visitors to sit on and admire the lobby’s majestic cavernous quality, and the pavilion niches are also designed in the same restrained material palette, featuring bronze bead blast metal trims for consistency.
After a visitor signs in at the reception desk and proceeds past the turnstiles, they would indicate the destination floor number at the lift call button area before entering the lift lobby (incorporating a “destination-dispatching” elevator system). Design-wise, while MOD wanted to keep the entrance experience entirely symmetrical from the drop-off to the lift car, there was an existing stair core which prevents this symmetry; in response, MOD created a bronze-clad “portal” to anchor the lift portal and draw a visitor’s eyes towards that lift lobby when he enters the main lobby. The lift lobby is accented with the same bronze metal as the main lobby for a consistently disciplined material palette.
Levels 8 to 10 comprise a café, multiple types of open & closed meeting spaces and a 122-pax function room. This public zone is conceived to be an extension of the lobby area, and is conceptualized to be the point of interface between YTL staff and external visitors and consultants.
The “heart” of L8 is the handsome grey granite café counter with bronze shelves and oak timber ceilings and walls. Serving up freshly baked confectionary as well as aromatic espressos, this café counter is designed with a rough-edged split-face granite on its vertical surfaces and a smooth black sesame polished granite for the horizontal counter.
To introduce connectivity between Levels 8 and 9, MOD introduced a void and a feature spiral stair, designing an arresting and dynamic cage-like stair with vertical rods made of powdercoated bronze metal, sitting on a bed of black gravel. A visitor is meant to feel a sense of timeless elegance and beautifully crafted materiality whilst climbing the stair, with one hand on the elegant leather handrails.
On all three levels 8, 9, and 10, MOD has created a myriad of meeting space types to suit a variety of small to large gatherings, private to non-private. These spaces range from casual communal tables, open discussion areas, hot-desk / banquette seating / booth seating areas, to semi-enclosed meeting rooms, acoustically private rooms, a VIP room and a large multi-function meeting area that can seat 122 persons.
These spaces are designed with a warm and sophisticated palette, featuring warm oak timber for the walls and ceilings, silver mink marble flooring, and black powder-coated metal trims for lighting fixtures. The café, banquette and booth seating are upholstered in German-based innovative fabric from Saum & Viebahn whose “magic” range features high quality fabrics built for high-usage and easy maintenance.
The tables feature either striking black Nero Marquina marble or elegant white Calacatta marble. The enclosed meeting rooms feature handsome carpet flooring from the Net Effect Collection, elegant brown leather chairs and timber tables.

The Duchess of Sussex was photographed leaving the Mark hotel in New York hours before her baby shower. Yesterday, it was revealed the Duchess had travelled to NYC to spend five days catching up with close friends ahead of the arrival of Baby Sussex. Meghan managed to spend three days in New York under the radar, which is impressive in the social media age. I have no doubt she hoped the entire trip would be kept under wraps until she returned to London tomorrow. Once her whereabouts became public knowledge yesterday, it was only a matter of time before the name of the hotel she was staying at and location of the Baby Shower was known. There are many perks to royal life, and many drawbacks too. One of those drawbacks is the lack of privacy the royals sometimes have. Compared to the days of Diana, the young royals are able to go about their day-to-day lives largely away from the public glare. When they travel abroad or stay at hotels, it can be a different story. As the media began to gather outside the Mark, I imagine management from the hotel alerted Meghan to the situation and it was decided a media facility would be organised. We don’t know the exact details, but given the scale of interest, it would have been sensible for Meghan to agree to be photographed outside the hotel, perhaps as part of an agreement the media would leave the hotel afterwards. It was common practice for Charles and Diana to agree to a photo op during holidays with respected media and afterwards there was an unspoken arrangement they would be able to enjoy the remainder of their break undisturbed. European royal households still do this today.

I think this was dealt with in a practical manner for a number of reasons. Meghan is one of the most famous women on the planet and media interest is sky high at the moment. I expect she’s very much at peace with her public profile and has decided it will not dictate how she lives her life. It would be a sad state of affairs if she were to hide at Kensington Palace and miss the opportunity to celebrate with her closest friends. Yes, the shower could have been held at another location on a private estate, but as I said, I think Meghan is willing to make concessions in order to live her life as normally as possible. Out of respect for other guests at the hotel, I’m sure it was felt the best option all round was to walk through the front door and then enjoy the rest of the day. I don’t think it’s fair to use this as a stick to beat her with, as she was going to be photographed today no matter what. Far better for it to be controlled and safe.

Before the baby shower, Meghan enjoyed a couple of hours with friend and former Suits co-star Abigail Spencer. The pair visited the Met Breuer Museum. It is a museum of modern and contemporary art at 945 Madison Avenue and East 75th Street in the Upper East Side of Manhattan. It is part of the Metropolitan Museum of Art, also called the Met. Meghan and Abigail also visited the Surrey Hotel where they reportedly enjoyed lunch.

Later, Meghan will return to the Mark for her baby shower with her dearest friends including Jessica Mulroney, Sarah Rafferty and Misha Nonoo. Omid Scobie reports the Duchess will have a smaller event in London closer to the due date. Bouquets of flowers and stunning floral arrangements were spotted arriving at the hotel.

David Bowie’s Former NYC Condo Hits the Market for $6.5M

The Manhattan condo where Iman and David Bowie lived for 20 years has come on the market, priced at $6.5 million, according to LLNYC.
The couple resided in the Central Park South apartment in the famed Essex House hotel from 1992 to 2002. Although the condo has had at least three owners since Bowie, his Yamaha piano conveys with the apartment. Imagine playing “Fur Elise” on Bowie’s piano!
The 1,877-square-foot condo features a limestone entry foyer, large picture windows with Central Park views, and a 28-foot-wide living room which opens to a walnut-paneled office. The newly renovated, pass-through kitchen boasts a double-drawer Sub-Zero refrigerator and polished granite countertops.

A couples own pied--terre in their townhouse is finally complete
Over a couple of years, Janet and Jerry, a couple from Long Island who bought a historic Crown Heights, Brooklyn brownstone, embarked on a bottom-to-top renovation. After remodeling two of the floors as rentals with Sweeten, (See blog posts for thethird floor and garden level) we get the details on the final apartment,a project high point indeed as it marks the completion of the townhouses top floor and the pairs own NYC pied--terre.
The backstory: The duo knew when they closed on the circa 1910 building, a bring your architect purchase in need of a total gutting, that a big job lay ahead. Janet, president of the New York School of Design, and Jerry, a doctor, posted the project on Sweeten, a renovation platform connecting homeowners to vetted general contractors, and hired a Sweeten architect and a Sweeten contractor. This is it. Our apartment. The pied--terre weve long waited to move into. We have a primary residence on Long Island, but we work in NYC and spend about half our time here. We decided to invest in a multi-family townhouse in Crown Heights, Brooklyn, rent the main units and keep the smaller, fourth-floor apartment for ourselves.
From the time we first saw the top-floor space, we knew it would be our nest. Like the other apartments, this one-bedroom unit needed work. It was dark and chopped up, the kitchen was a wreck and the bathroom was in disrepair. We started thinking about how to refresh the under 600-square-foot space and make it feel larger. Our goal was to create an open and airy studio. We planned to maximize natural light and use natural materials for an organic feel.
In our projects earlier phases, wed worked to preserve the buildings architectural features. But in this unit, previous renovations had removed most original detail. Hardwood floors had been replaced with linoleum. Moldings that might have graced the overhead plaster were forgone for a drop ceiling. Only the window moldings and the fireplace remained. Given this situation, we felt free to rethink the space. We decided to use modern elements, bringing in Scandinavian style and Californian mid-century modernism as influences to the new interior.
These subtle architectural elements bring the space together while simultaneously differentiating the sleeping and living rooms.
Our Sweeten architects worked closely with Janet to achieve several architectural changes. First, we moved the entrance from the fourth floor down to the third, making the stairway part of the apartments interior. This increased privacy and usable space, and also allowed us to increase the living rooms natural light with a skylight at the top of the stairs.
Next, we exposed the living-room ceiling. Opening it to the original wooden beams provided for more vertical space and a lofty room.Initially, we were going to paint the wooden ceiling and exposed beams white. Our Sweeten contractor suggested the beams looked really good unpainted and unfinished. The adjacent sleeping area, however, would have a new lowered ceiling, and an archway. Together these subtle architectural elements bring the space together while simultaneously differentiating the sleeping and living rooms.
A key facet of our design concept, the arch plays nicely with horizontal lines throughout the apartment, including the exposed beams and the long kitchen countertop. It also connects with a number of graceful curves, like the rounded mirror over the restored fireplace and the rounded lighting fixtures.
With the ceiling beautified, we moved to the problematic floors, which were covered in vinyl and old carpeting. We wanted natural wood and after much searching, we chose white-oak flooring and planned to lay it in a custom herringbone, or chevron, pattern. Unfortunately, there was a long lead time for the wood to be custom cut (nearly two months, as the supplier told us that it would require shipping the planks to Europe), not to mention a high price. Just before going back to the drawing board, we found a pre-cut herringbone at half the price. It came out fantastic.
Once the floors were down we were ready to build the kitchen. We wanted dark wood cabinets, and while we were planning, Ikea came out with a new style that not only looked great but pleased our budget! We wanted countertops that would compliment the cabinets and wear well, and considered marble, granite, and a few synthetic materials, but ultimately chose soapstone for its durability and appearance. The veined black goes nicely with the apartments other dark features and looks fantastic as a backsplash. To stay minimal, we hid appliances in cabinets; our washer/dryer combo, fridge, and pull-out freezer all fit under the counter.
The pendant lights over the kitchen counter, the chandelier above the old fireplace, and the bedroom fixtures are simultaneously industrial, modern, casual, and polished.
In the bathroom, we managed another stunning redesign thanks to our Sweeten architects. The shower, a vertical space with a skylight, is flooded by day with natural sunlight, making it feel almost like its outside. One disappointment that turned out fine was with the stone floor tiles. We spent a lot of time picking them out, but after accepting our order, the supplier said that only one box of tile was available. Our contractor solved the issue by taking a large slab of the same stone and custom cutting it into a single 3x3 shower base as well as a door saddle, and a stone shelf. We chose an in-wall toilet to maximize space.
Having knocked down walls and invited light in every way imaginable, we felt successful in our visual opening of the space. We went even further by creating an outdoor area. The roof had formerly been inaccessible but we replaced a window with a glass door; it leads to a new roof deck with views of the neighborhood and Manhattan in the distance.
Through it all, we felt lucky to work with Sweeten, which connected us with both our architect and contractor and helped us troubleshoot on many occasions. The process came with so many rewards. While Janet says she most appreciated the design work and creative discussions, Im just enjoying our apartment! Its like staying in a nice hotel with a feeling of being home. The best of both worlds.
