There are lots of variables that go into calculating the cost of constructing a building. Building your steel building yourself will cost you less than contracting a crew, assuming you're not paying yourself an hourly wage. But for sake of giving the best average price for a steel building let include all labor costs. The average price per square foot for a basic steel building is anywhere between $6 and $20. Let's take a look at what variables influence the construction costs of a steel building.
Labor
The labor cost of the construction of a basic steel structure typically ranges from $3-$10 per square foot. This price range takes into consideration variables such as the size and location of your building and the competitiveness of your areas labor force. Keep in mind these prices are for an average building, if you are erecting a highly complex building the construction time will increase and so the price of construction will clearly increase.
Foundation
Steel buildings don't always require a concrete foundation, but if your building does, be prepared to pay about $6 more per square foot. Depending on the size of the job and the crew prices can range a couple dollars higher or lower. Sometimes it is less expensive to contract the pouring of your concrete foundation separate from the building construction crew.
Insulation
Insulation in a metal building is treasure at tampines pdf  one of those finishes that comes with a sizable construction price tag. However, adding insulation does add significant value to the building. It soundproofs your steel building and makes it more energy efficient. The labor and construction of installing insulation in a steel building with unobstructed interiors adds $1-$2 per square foot to the cost of construction.
Accessories
Constructing a steel building is a relatively simple process because all of the components are rather large, come pre-engineered and are attached with bolts and rivets. Therefore, unfortunately, it's the small details what end up costing the most because they are what take the most time to assemble. Additions like faux paneling, custom canopies, and other detailed accessories can drive up the costs of construction for any steel building.
All in all, the price of construction will directly correlate with the complexity of your building. Between contractors prices should be in the same ballpark, but there will be some differentiation depending on the efficiency and specialties of the different crews. For instance, experts in metal buildings or in concrete may be able to cut costs in specific areas of the one jobs while still supplying superior quality because they are that good at what they do.
That being said, if you decide to take advantage several crews vying over one job by pinning them against one another in a price war, do not simply go with the contractor that gives you the best bottom dollar bid. Think about it. There are only so many places a contractor can safely cut costs. In the end, the contractor is going to make sure he or she needs to make a profit on the job so be cautious of extremely low bids. A bid that seems too good to be true probably is. Refer to a contractors previous work, contact their prior customers, and even try to visit some of their previously built buildings to get an idea of what you're paying for.

You just bought your dream house and pulled up the carpet in the den. What you find underneath is a pleasant surprise - hardwood floor. You decide that you want to preserve the hardwood floor and want to do the work yourself. It is a big job but one that can be very rewarding. One of the biggest jobs in making hardwood floors look their best is sanding hardwood floor.
Prepping Your Floor for Sanding
Before you can begin the process of sanding hardwood floor, you must prepare the floor by filling in cracks and gaps in the wood. Deciding which gaps and cracks to fill is a subjective decision. Remember to keep in mind that wood swells in higher humidity so if you are sanding during a time of high humidity any cracks or gaps you find will only be bigger in times of lower humidity.
Also, be sure to seal off the room you will be working in as the dust and dirt will be stirred up as you work. You can either just keep the door to the room shut as you work or hand plastic in any openings to keep the dust from infiltrating the rest of your house.
Oscillating Sander vs. Drum Sander
Choosing the correct sander for the job can be very important. An oscillating sander is ideal if you determine that your floor only needs to have a layer of finish removed and it is not badly scratched or dented.
A drum sander is a more serious treasure at tampines pdf  piece of equipment and should be used only if sanding hardwood floor involves removing paint or stain and the boards are cupped or warped. Be careful when using any sander not to stay in one place too long as you will leave swirl marks or indentations in the hardwood floor.
Plan Before You Sand
The task of sanding hardwood floor can normally be done in a weekend if you plan ahead. Be sure to have all furniture out of the room before you begin. It might be a week or more before the floor is ready for the furniture to come back so make sure it is out of the way. Also make sure that the sander you will use will be available to be rented on the day you need it. Sanding hardwood floor can be very rewarding. With a little bit of planning you can complete a successful project that you can enjoy for many years to come.

I love to travel. This is where I spent my honeymoon July 18th, 2008. After taking a beautiful yacht to the island we received a very warm reception and tour of the island from the staff. This island is very private and exclusive. If you want to party all night, a club scene, or drinking late on the beach scene... not the island for you. If you want to sink back into your beach chair with the warm breeze and quiet sounds of the waves touching the shore and see miles of empty sand with few inhabitants... Peter Island is your place. Not only is the food amazing but the service was as well.
My husband Chad gets tan in two seconds, me however... well trying to keep up with him I doused the cocoa butter... (never do that - it clogs your pores with the sea water) and headed for the sun! A few days later with a severe case of prickly heat, (Google it, it's awful!) I scratched for weeks. But I didn't let that stop my fun. We had planned a snorkeling trip the next day I put on my white mini skirt to cover all the burnt parts of my body... yes I know!
I jumped into the water. We went at the beginning of hurricane season, which although we had no bad weather, stirred every jelly fish in the sea. One at least every foot. I looked at the water contemplating if I really wanted to get that acquainted with jelly fish that I knew would only enhance my already painful condition, when suddenly, WHOOSH! Ugh there went my new husband right into the water. Never to be out done, I bravely jumped praying the Jelly fish would leave a nice path for me. They surrounded us but gladly no one on our party was stung and it was quite beautiful. treasure at tampines pdf  Of course I look over to see my husband demonstrating how you can touch the jelly fish on top and not get stung! Warning! Please don't try that I think it stupid and tried to tell him that but shouting with a snorkel in your mouth and underwater, isn't too effective. Now back to the service. When the staff noticed my obvious situation... they said "Mrs. Hanson u need the aloe's." I thought 'what are they talking about?' There was a knock at our villa door with a baggie filled with freshly cut aloe for my skin. Such amazing personal attention! I could go on forever about the charm of this island, the quiet beaches, how you walked everywhere and the scent of flowers and the salt air surrounded us. There is so much to say maybe I'll continue in other articles. However here are some helpful tips.
1. Never wear cocoa butter and then lay in the sun mixed with salt water. It will clog pores resulting in prickly heat rash and you will be miserable.
2 If you get burned cut open real Aloe Vera leaves the balm inside the leaf is very soothing to your skin.
3. You get a deal for traveling right before or during hurricane season however check real reports of people who have traveled there. We didn't experience bad weather but tons of jelly fish were in the water when we tried to snorkel.
4. Check out reviews on trip advisor about my destination. I find it more informative because it is from real people who have visited the destination.
But I will say check out Peter Island and if you have never visited... It is truly paradise

Naivasha is a popular holiday destination, particularly for Nairobi residents who may not have the time to travel far. The area's main attraction is of course Lake Naivasha, a beautiful, shallow, freshwater lake fringed by thick papyrus. The waters of the lake draw a great array of game to the shoreline. Buffaloes wallow in the swamps, while the large hippo population laze their days away in the shallows. Giraffes wander among the acacia, whilst colobus monkeys swing from the green canopies above.
Naivasha is the ideal safari destination for bird-watchers. Among the residentsbirds are fish eagles, ospreys, lily-trotters, black crakes; a large variety of herons, swallows, eagles, hawks, vultures, sparrows, hornbills, night jars and a host of others. In fact, up to 300 species of birds have been spotted here. Naivasha is awash with accommodation to suit every pocket - from luxury lodges to affordable camps and do-it-yourself camping sites. The facilities are located along Moi South Lake Road, which is well served by matatus, meaning they drop you right outside your chosen spot.
However, if you travel by public means, work on your patience and carry a good book, because matatus stop for any length of time at Karagita to wait for customers and load endless numbers of 5-litre jerry cans of milk. Here, uncharacteristically of matatu crews, the drivers actually switch off their engines and get out to chat! Wherever you stay around the lake, you will find a boat ride a relaxing way to spend an afternoon, as you ride past families of hippos lazily swimming with just the top of their treasure at tampines private  heads out of the water. You could easily mistake them for weeds. There are some 1,000 hippos in Lake Naivasha, living in families.
You can take nature and bird walks along the lakeshore and in the natural forest surrounding the lake, as the resident waterbucks and giraffes watch you with interest. You may go for game drives or leisurely bicycle rides, walks and picnics in the nearby Hell's Gate National Park. There you will enjoy watching the dainty antelopes, elegant giraffes and other plains animals as well as the geothermal activity of the hot springs, while the energetic can take a rock climb to ascend Fischer's Tower. Sunset over Lake Naivasha are always stunning, with the haunting call of a fish eagle high above bringing the day to a perfect end.
Another attraction is Elsamere, the former home of conservationists Joy and George Adamson. The home, located in an acacia forest on the banks of the lake, provides accommodation for 15-18 people in cottages set in the gardens around the main house. Each cottage has a veranda and faces the lake. You may also choose to stay in Joy's bedroom in the main house. Elsamere is home to the largest waterfowl population in Kenya, which can be viewed during an early morning boat ride. An interesting footnote to Elsamere: The centre does not have a bar, but residents are welcome to bring their own alcoholic drinks.

Take a tour of Americas historic national park lodges.
These crown jewels of the National Park Service are uniquely located in some of the nation's most remote scenic back country. Most of these remarkable landmarks were hand-crafted at or before the turn of the last century. Small armies of old world artisans and craftsmen came together to showcase their remarkable skills in Americas newly formed national parks.
All of these remarkable century old structures are recognized as historic national landmarks for their unique craftsmanship that is unequaled and irreplaceable to this day. Each of them should be preserved, visited and enjoyed by all generations.
No better locations can be found anywhere in North America to experience the vast scenic outdoors. If you enjoy nature or watching endangered wildlife roaming wild and free that are virtually unavailable and inaccessible in their natural setting anywhere else in the country. America's national park lodges and the national parks they reside in are the only place to start your adventure of a lifetime from.
Below you will find a short description of fifteen of Americas premiere historic national park lodges, along with the beautiful national parks they can be found in. If you would like more information, treasure at tampines at east  r to read a complete article by Sandra Stacey on any of the listed National Park Lodges herein, please see the resource box following this article.
The Ahwahnee Hotel
Opened in 1927, this magnificent national park lodge is located in what might be America's most beautiful valley. Yosemite Valley is in the heart of Yosemite National Park, California. This renowned park is known the world over for its beauty and striking geologic formations along with its many waterfalls. The luxurious Ahwahnee Hotel sets shaded under towering cliffs and offers guests luxurious accommodations rarely found in a national park setting. Perhaps that's one reason Presidents, world leaders, movie stars, and even Queen Elizabeth II, have graced its halls.
Bryce Canyon Lodge
Opened in 1925,this rustic lodge sets atop a forested Mesa next to the rim of Bryce Canyon in Bryce Canyon National Park, Utah. This is the smallest national park in Utah, but offers visitors the worlds greatest collection of unique geologic formations called Hoodoos. These strange formations, along with many other sight were created by erosion in this small beautiful canyon along the eastern edge of Utah's Paunsaugunt Plateau.
Crater Lake Lodge
Opened in 1915 and rebuilt in 1995, this beautiful national park lodge is scenically perched on the edge of cliffs overlooking Crater Lake. This spectacular deep blue lake is considered by many the most beautiful lake in America. No other lodge anywhere else on earth offers visitors the unique combination of scenic surroundings provided by the collapsed caldera crater in Crater Lake National Park.
The EL Tovar Hotel
Opened in 1905, this architectural wonder seems to spring up out of the very rock it is perched on overlooking the South Rim of the Grand Canyon in Grand Canyon National Park, Arizona. Once called "The most expensively constructed and appointed Log House in America". The El Tovar still holds most of its rustic charm that has attracted many noted guests over the years such as Presidents Roosevelt and Taft, along with Bernard Shaw, Gugliemo Marconi, Author Zane Gray and Albert Einstein.
The Furnace Creek Inn
Opened in 1927, in what is one of the most remote and desolate locations on the North American Continent. Death Valley National Park, California is not the place anyone would normally associate with a lush green oasis of towering Palm trees, or spring-fed gardens. The luxurious Furnace Creek Inn breaks the mold and is certainly one of the most unique lodge destinations you will ever visit. If the beautiful adobe walls could speak, it's not hard to imagine what tales they could tell of the bygone business moguls and Hollywood types that have lounged around the hot spring-fed pools shaded by lush palm trees over the years.
Glacier Park Lodge
Opened in 1913, the guardian to the gates of Glacier National Park, Montana's eastern boundary. This truly grand national park lodge needed a railroad spur laid to the building site just to transport in the enormous timbers that frame its colossal central atrium. When the local Blackfeet Indians first saw the giant timbers unloaded they were so awed by their size that they dubbed the new building "Oom-Coo-Mush-Taw" or "Big Trees Lodge" a fitting name that has stuck ever since.
Grand Canyon Lodge
Opened in 1928, this stunning historic park lodge is posted on a promontory overlooking the North Rim of the Grand Canyon in Grand Canyon National Park, Arizona. If you want to enjoy the Grand Canyon without all the traffic and crowds that gather on the South Rim, make reservations to stay at this stunning remote location on the North Rim.

Once the whaling capital of the world, Nantucket Island in Massachusetts is now a magnet for those seeking an escape to a vacation filled with natural beauty, scenic walks, pristine beaches, and a generous dose of history.
Nantucket can be reached by ferry from Woods Hole and Hyannis on Cape Cod or by a short plane ride from Boston and other New England airports. If you ferry leave your car on the mainland because you won't need it here.
Isolated and left alone for generations after the New England whaling industry collapsed and a great fire ravaged the town itself, it provided the perfect preservation environment for the island. Today it offers visitors interested in New England's architectural history, the largest collection of original pre-Civil War buildings in the country.
The island hub is Nantucket Town with its cobble streets, historic buildings, museums, restaurants, lodging, and picturesque harbor. You'll find mostly everything you need to enjoy this charming island in close proximity to the town harbor wharfs.
Nantucket Island is best experienced on foot or bike. The island is only 14 by 3.5 miles but has ten stunning beaches, seven bike paths, three historic lighthouses, a wildlife refuge, four superb golf treasure at tampines private  courses, and miles of gentle hiking. But no theme parks, shopping malls, or large noisy crowds - you left those on the mainland.
Don't worry if you're not into long walks or spending hours in the saddle - you can still spread out your towel and visit the outlying beaches and other attractions. Buses and tours leave from Nantucket town on a daily basis, and you can even take a cruise out to Muskeget and Tuckernet Islands to see seals and birds, and experience a beach adventure.
Nantucket town is a little old fashioned and conservative in its tastes so while the atmosphere is warm and friendly make sure you pack suitable attire to visit restaurants and shops.
The Island's weather is temperate with ocean breezes providing free air-conditioning in the summer, and the Gulf Stream keeping winters mild and the ocean waters tolerable in beach season. Pack a sweater for the evenings in summer as like most New England coastal areas it can cool quickly.
Don't let the idyllic setting or relaxed island atmosphere fool you into thinking it doesn't cater for the sophisticated visitor as well as families with small children. A vast array of lodging and dining experiences await any traveler.
For a small island there are a lot of Bed and Breakfast places and these tend to be better deals than many of the hotels, expect to pay in the $150 - $250 per night range. The Anchor Inn, Centerboard Guest House, and Brant Point Inn continue to receive rave reviews each season. At the extreme expensive resort end - The Wauwinet will cost you over $700 per night but it's in a class of its own.
Dinning out should be an experience and fun, but many times it's a game of chance. So I tend to rely on the locals for the latest quality index rather than an out-of-date guide book. Having said that two ever popular places worth checking out are The Pearl for dinner and Black-Eyed Susan's for breakfast.

treasure at tampines brochure
It was late in the afternoon, and a call came into my office. It was from a gentleman that was in great distress regarding a renovation that was taking place at his home. It seemed that every time an alleged problem arose during the renovation of his home, the contractor had been issuing change orders. The biggest problem was that until this point in time, the homeowner (trusting that the contractor was honest) had been paying for all of the alleged changes. He had a total contract to renovate his home of approximately $500,000.00. The project had started about three weeks before, and he had already paid the contractor over $270,000.00. Very little work had been done other than partial demolition of the old structure. Up until this point, the homeowner had gone along with all of the requests of the contractor for the additional charges. The homeowner did not want to create any problems with the contractor, and felt that by making the requested payments he would maintain a peaceful and happy project. The homeowner did not want to "rock the boat", or create any unnecessary tension with the contractor. This day was the breaking point for the homeowner. He believed that he was being taken advantage of, and he was not going to pay for any more change orders, so he wanted my opinion as to whether he was right or wrong.
First Impressions
I offered to pay a visit to the work site, and the property owner agreed to meet me there. treasure at tampines private  Upon my arrival, the homeowner gave me a quick tour of the jobsite. Debris, building materials, and tools were strewn all around the property. No workmen were present, and there was not a construction fence in place. There was an in ground pool in the back yard. There was no fence or gate surrounding the pool, and the original home had been almost totally demolished. There was easy access to the back yard through the demolished home, the exposed pool was potentially dangerous, and it was obvious that there were many children in the neighborhood.
I immediately advised the homeowner that it was imperative that he get a construction fence around this project to protect the people in the area, as well as his property. I asked the homeowner to describe the renovation plans, and he showed me the blueprints that had been given to him by the construction company. It was apparent that the contractor was indeed taking advantage of this owner, and I spoke with the homeowner regarding his options for getting this project under control.
Why the Homeowner was Worried
His contractor was already threatening that all further work would stop and that he would place a mechanics lien on the property for non- payment of the most current change order that the homeowner was refusing to pay. I informed the homeowner that a change order was only valid if at least three conditions were met: 1. Change order must be signed by both parties prior to commencement of additional work (must by in writing, a verbal agreement is not normally enforceable). 2. The work has been completed satisfactorily 3. It is proven that the substance of the change order added to or changed the original terms and conditions of the prior contractual agreement.
He asked me if I knew an attorney, as he was concerned that he would be sued by the contractor if he terminated the project contract. He was also very worried about the existing condition of his home, and the possibility that his lender would call the note due because the house was basically no longer there. I was certain that the homeowner needed to retain the services of a competent attorney, and offered several referrals that would be effective in enabling the homeowner to get control of this serious situation.

The Dominican Republic is full of beautiful places to see. There are countless beaches, lakes and hills/mountains that you can explore. In most cases, the prettier and more peaceful the place, the harder that it is to find.
On our travels to Las Galeras, North East most point on the island, we heard of a hidden gem called "Laguna Del Diablo" in English "The Devils Lake". The name really intrigued us and the local whom told us about this place said that it was in the middle of nowhere so we would need a guide. He would of taken us but it was a long trip of which he didn't have the time for.
Off we went in search for this hidden lake. We passed by one town, then two, then three and so forth. Finally, after a few days of searching, we arrived on a road called "La Ruta De Jengibre". We drove up this road for about an hour before it ended, then we kept going over rocks, bumps and humps until our poor little Suzuki Sidekick had nothing left. We decided it was time to stop before we get stuck on this road in the middle of nowhere.
When we pulled over we decided it was time to enjoy the view and open up some fresh coconuts. We hung out for a bit until a big blue pick up truck, full of locals, was driving down that road. treasure at tampines private I stopped the driver to ask if he knew about the lake, low and behold he did! He was more than happy to take us and assured us we would love the place.
The next day we woke up with the sunrise and headed off on our adventure. During our hike our guide showed us all sorts of different things that we could eat. Much of which we already knew but then he took a growing coconut tree, about a foot high, and sliced it in half with my machete. Inside was a savory, spongy, delicious fruit called a coconut apple. I've eaten my fair share of coconuts and never thought you could eat them at that stage. That being said it was truly delicious.
About an hour later we make it to our destination. This lake is huge! After taking in the view, as well as some pictures, we all stripped down to our undies, or bathing suits, and got into the water.
In the water we went. Enjoying the peace and tranquility that can only be found when you are truly in the middle of nowhere. We did have company though. There were some local fishermen catching their daily food. We made conversation from the other side of the lake and then proceeded to enjoy the peace and quiet of the place once again.
If you're ever in the Las Galeras area of the Dominican Republic and you're looking for adventure, I highly recommend this lake. The locals in the area are very friendly and the view is stunning. Start the hike in the early morning, that way you don't have the midday sun blazing and the light for pictures is better.

In order for any construction project to be successful, a good construction surveyor should be in on the construction process from start to finish. And, prior to hiring the construction surveyor, you must ensure that he possess adequate skills and is capable of dealing with the complexities of the job. Below are some of the essential things to be considered in order to ensure that your construction surveyor is qualified:
1. He must have experience on similar construction projects.
The main purpose of a construction surveyor involves getting accurate and efficient measurements to ensure that constructed objects are in the correct location on the site. In order to ensure that you are relying on the right person, it is not enough to merely check his license (and you should always insist on a licensed surveyor) but, you must verify that the surveyor has experience on construction sites and that he/she can think on their feet. Situations change very quickly on a construction site and your surveyor should be able to adapt.
2. He must know how to deal with other professionals
Construction surveyors advise contractors, engineers and other professionals while the process of construction is ongoing. While communication is important in most jobs, it is especially so treasure at tampines  on a construction site. The construction surveyor must have a wide range of knowledge in what the other professionals on the site are doing. This understanding of the job and what is required of the other professionals helps the surveyor to anticipate the needs of the other members of the development team. Sometimes there are also competing interests on a site. For example, the curbing contractor might be different than the paving contractor. Differing grades on the curbing can cost the paving contractor a significant amount of money. This situation can lead to a lot of finger pointing. A diplomatic surveyor can smooth out some of these conflicts.
3. He must have keen attention to details
Even the slightest errors in major construction projects are magnified by the time the project is completed. This usually translates to significant sums of money. This is the reason why the surveyor must ensure great precision in calculating points and in providing instructions. For instance, if an existing building is being expanded, it is extremely important to check the exactlocation of the building before the addition is begun. This is one of the most common errors in a building addition project.
4. He must be used to multi-tasking
A construction surveyor's task involves a lot of demands. These demands include initially collecting information regarding the existing site, comparing these existing site conditions to the plans and previous surveys, and preparing to and staking out multiple site improvements. These site improvements may be for multiple contractors, who all make the requests at the same time. Again, it is common for mistakes to happen at this time because of the surveyor possibly rushing the work to satisfy everyone. And, as stated above, site conditions change suddenly which requires sudden alterations in the project and in coming up with an immediate response or an appropriate remedy. Upon the completion of the project, the surveyor checks whether or not the resulting work has been built according to the plans.
Overall, a construction surveyor's job demands a lot of knowledge, time, skill and energy. Thus, it would be very useful hiring someone with all the aforementioned qualities just to ensure that you are safely leaning on the right person. Moreover, it would be wiser to hire someone who is well-experienced especially in dealing with major construction projects in order to assure success.
