Zero Deposit is Here!

The Acorn Group are pleased to announce a partnership with Zero Deposit, which has launched an innovative new product that is aimed at improving the rental process for landlords and tenants.
Zero Deposit enables tenants to pay the equivalent of one weeks rent to purchase a Guarantee for their landlord which replaces the traditional six-week tenancy deposit.
It gives landlords effectively the same protection as a six-week tenancy deposit and by offering this product, our landlords will potentially now be able to open their property up to a wider audience of tenants by making it stand out from the crowd. Tenants still have to pass a rigorous referencing process, so the quality of tenants will not change.
One of the key drivers in creating ‘Zero Deposit' was to help solve affordability challenges for tenants who, on top of rent and the other costs of moving, are expected to find up to 6 weeks' rent for their security  deposit; money that’s not sitting in their bank account for the length of the tenancy. Even worse, when moving from one rental property to another, tenants may have to find their next deposit before they get their last one back. These affordability issues can lead to delays in tenants being ready to move into properties and thus extend void periods for landlords.
Tenants remain fully liable for any rent and financial loss or damage due to the landlord throughout the tenancy and the product is delivered in partnership with ‘The Dispute Service’ (TDS) who use their experience to provide expert adjudication services and ensure a fair resolution of any disputes at the end of the tenancy.
It’s an ongoing goal of our residential letting and management teams to provide all residents letting through our business with real financial options. Zero Deposit negates the need for them to lock away a significant amount of capital during their tenancy, whilst not eroding the comfort our landlords feel as a result of the payment of a security deposit.
We look forward to giving our customers the choice of how they approach funding a new tenancy and considering the best use of their finances over what is often a long term decision to rent rather than buy.

Average London property prices by borough (over a five year period).
In boroughs covered by The Acorn Group, Lewisham saw the highest increases over the five year period (81%), closely followed by Greenwich (69%), Bexley (67%), Lambeth (67%), Southwark (61%), Bromley (59%), and Dartford (58%)

First-time buyers at the highest level since 2007.
June saw first-time buyer lending at its highest for nearly nine years, putting us back to levels not seen since before the global economic crisis.
There were 34,330 house purchase loans given to first-time buyers in June, according to the Council of Mortgage Lenders’ (CML) figures.
Director general of the CML, Paul Smee, said: “First-time buyers are continuing to drive house purchase lending. More loans were advanced to them in June than at any time since August 2007.

Make Creativity Grow!

The Blackheath Conservatoire are redesigning the space between the Conservatoire and Art Buildings.
Imagine a secret garden tucked away in the middle of Blackheath. In it you can relax and unwind with a drink from the cafe while the kids play in a secure imaginative and magical space. Like all gardens, there will be beautiful plants, secret hiding places, wildlife and play activities. But this garden will also transform into different things during the year: a beach with a pirate boat and rock-pools in the summer or a winter wonderland with snow and a grotto. And there will be regular storytelling sessions, art-workshops and live events.
It will be a place where the whole community comes together to play, create, celebrate and connect. A village piazza, an outdoor classroom, an urban oasis. Welcome to the Conservatoire’s creativity garden.

Not only will the Creativity Garden provide beautiful and valuable public space for the community, it will also provide visitors to The Conservatoire with a safe and accessible single entry point to both buildings via the main entrance on Lee Road. The space will also provide a much needed pram parking for at least 25 prams, as well as additional performance and teaching space.
We have donated £15,000 to build the decking and one of the link doors. The Conservatoire need your help to raise the remaining funds to build the other link door, the pram parking and all the fun landscaping stuff like plants, trellises, benches, water features, and teepees!
It doesn’t cost a lot to help and each giving level comes with a unique way of making sure your gift is acknowledged in the garden.
£20 Adopt a Sunflower
We’ll place a name tag on the sunflower of your choice for all to see while it grows during the summer. In the autumn the sunflower will be hung upside down – still with your name tag on it – to feed the birds over the winter!
£50 Moss Graffiti Tribute
Your name ‘painted’ in moss graffiti on the wall of the garden for everyone to enjoy. Over the seasons it will grow into a lovely a lush tribute to you, your loved ones and your generosity.

Greenwich & Bexley Community Hospice’s Mini Marathon for Kids took place in Royal Greenwich Park yesterday. Sponsored by John Payne, the event was a huge success, with 1000 runners, and huge crowd of supporters.
Every runner received a medal and a John Payne sports kit bag. In addition, we gave out nearly 800 “LOVE GREENWICH” cotton shopping bags to supporters.
