AC in a finished Attic

Where do I start! Several years ago, I decided to move back into the family home. My brother had renovated the Attic space, because of how the Attic is, the only windows were skylights. The finished section is about 300 sq feet. There is a crawl space around the room, with no direct access to the outside that has a flat surface. The house was built in 1902 and is very well built. The house is on a hill with no shade and has direct sun all day. The attic is well insulated (not well ventilated). There are electric heaters but I never had used them even in the New England winters. It is about 10 to 20 degrees hotter in the Attic than it is outside. This means on a 90-degree day, it is well over 100 in the attic.

What I have tried.

Window units- because there are only skylights in the Attic, it is not possible to use a Window unit.

Portable units- although portable AC's claim that they are a BTU they are not, you have to half the number to get the real BTU:

Ocean Breeze 8,000 BTU - vented out the skylight, no insulation - The unit did not cool the room significantly.

Ocean Breeze 8,000 BTW vented out the crawl space into the floor insulation. This was better however, it didn't cool the room significantly and on days that it was over 90 I couldn't use the room It worked better -- This died after one summer because it was always on.

I tried several configurations of the Ocean Breeze unit - I actually upgraded to 10,000 BTU, with slightly better results

After much searching, I purchased a 14,000 Whynter unit which was the biggest BTU AC that I could find. I optioned for the Dual hose unit. I also purchased the insulation to go around the intake hose. This cut heat coming into the room. I haven't optioned for the insulation on the secondary hose because it is not really as hot as the intake hose. It did improve - I used this for one summer like this, but it still on the 90 plus days didn't cool the room substantially. It cooled better than the other units, but it still didn't cool it enough.

This option cost about 1,000

Next attempt, putting vent fans on the exhaust hose. Cooled down by about 3 degrees, but still, the hot days were just overwhelming.. This cost about $200

Next attempt - because we are going solar, we got a new roof. The old roof needed to be replaced. The new roof did help and reduced the temperature by about 3 degrees. New roof $10,000

I called several HAVC companies to come out and give estimates for a better system. They ranged in price from 6 thousand to 10 thousand - Supposedly the 10 thousand was a discount... LOL

I don't want to spend that much. I did a ton of research and talked to some professionals that I know and decided to purchase MRCOOL DIY Gen-3 23,000 BTU 20 SEER ENERGY STAR Ductless Mini Split Air Conditioner & Heat Pump w/ 25 ft. Install Kit 230-Volt -- I had to buy several other pieces to go with it, and I am opting to pay an electrician to come in and do the wiring. I have a friend who is a plumber and a family member who is willing to help put it. This system doesn't require a HAVC specialist to come in to charge the system - because it comes pre-charged. This system in total will cost about $2,4000 -- I really do hope this helps. I am also at the same time, installing better vents for the crawl space and the unfinished part of the attic (it's about 100 square feet.

I am posting here because I wonder if anyone has had experience with this. I have watched some Youtube videos and read some posts here, but Nothing in detail. Any and all feedback will be appreciated. Thank you in advance.
