She was serious when she said she booked her flight back home. Joshua was blowing up her phone with texts messages asking where she was, he even had trinity and Jon texting her. She texted them back letting them know she was fine to tell Joshua to stop blowing up her phone.

"Uhh hey girl what are you doing home early?" Imani asked as she walked out her bedroom after getting a notification on her phone that someone entered the house. "Girl I got tea but let me take shower first." "Oh okay I'll wait."

Sierra walked into her room putting her suit case and bags in the corner for now, she put her phone on the charger and hopped in the shower.

Joshua was beyond pissed off, with everything at work plus everything that just happened with him Sierra, everything he had planned was ruined him and Jon had both took a a couple days off and decided to surprise the girls with a little 3 days vacation to the Bahamas.

"First of all I did not start nothing, she started it and Why are you arguing for her? Where was all this energy at when you let that bitch talk to me crazy." She asked him.

He tells her holding her arms on her sides so she wouldn't try to leave to car.

"Let me go Joshua. She said. "Not till you calm down." "I am calm let me go." He shook his head as he looked at her face she was far from calm she so pissed off.

"Joshua you got 2.5 seconds to get ya hands off me." She said. "Whatchu gonna do pretty girl? Huh?" He asked.

"Y'all nigga everything a joke." She tells him. "Who's y'all?" He asked.

"You and every other nigga in this world all yall some goofy ass little boys that take everything as a joke." She said.

She rolled her eyes again letting out a deep sigh. "Are we done? I got shit to do." She asked.

"We far from done. You still got this ugly nasty attitude, and you acting like a fucking brat and you wanna call me a little boy and you throwing tantrums over nothing." He said.

"Over nothing? Let me go I needa get the fuck out this car like right now before I crash the fuck out."

Josh chuckled to himself. Her neck snapped in his direction as she also began to laugh to herself.

"Actually Mr. fatu I quit and Joshua we're done you don't wanna take this shit serious then I'm cool off you. Find you a new assistant and find you a new toy to play with matter fact ask that bitch from training room whatever the fuck her name was."

"Only around you." He answered she rolled her eyes once again for the third time probably even more. They sat in silence for about 2 minutes. "You cool now?" He asked as he slowly released his hold on her arms.

"Im not finna force you into something you don't want so if you leave this car I leave you alone I'll find me a new assistant and we can act like we ain't never met."

Deep down Sierra knew her ass wasn't going nowhere. She was just saying all that for literally no reason she was just saying the first thing that came to her mind because she had a lot on her mind she didn't know what to say.

She knew that she needed this Job for one and two Imani was right She had been nothing but happy since her and Joshua actually started this relationship.

He's treated her way better then Jashawn has ever. If this was her and Jashawn they would have never gotten anywhere.

She really wanted cry and eventually tears started running down her cheeks. "It scares me Jey." She murmured. "What scares you Cece? Talk to me. Tell me what I did wrong so I could do better next time."

"I'm scared that if I let myself fall in love again I'm only gonna hurt again and I don't want be hurt all over again, and the shit like this is what my ex would do." She said.

"I'm not gonna hurt Again Sierra."  He says.

"When you dismissed me it felt like you didn't care about my feelings felt like your were tryna say fuck how I feel it's all about how you feel and how she felt." She said as she wiped her tears.

"Well baby that wasn't my intentions. I would never dismiss your feelings you know I wanna know how you feeling and I'm sorry that's how it came off. I was mad you were mad there was just lot going on all at once and I want you to know that I don't give a fuck about nobody else but you." He said.

"Did you get in trouble at work?" She asked after breaking the silence that fell between them. He looked at her confused then laughed out loud.

"Nah I ain't get in trouble."

"Okay good, can I have my job back?" She asked. He laughed again. "Yeah baby you can have your job back." He said.

Ba điểm sáng của thị trường địa ốc 2025

Nguồn cung nhà ở được dự báo tăng mạnh, trong khi bất động sản công nghiệp và thương mại tiếp tục sôi động trong năm nay.

Năm 2024 đánh dấu đà phục hồi mạnh mẽ của nhiều phân khúc nhà ở, dẫn đầu là chung cư tại Hà Nội. Với tổng nguồn cung sơ cấp gần 30.000 căn, năm qua đã chấm dứt chu kỳ khan hiếm nhà ở tại Thủ đô trong thời gian dài, theo đơn vị nghiên cứu CBRE.

Sang 2025, nguồn cung căn hộ được dự báo tăng mạnh. Trong kế hoạch phát triển nhà ở giai đoạn 2021-2025 (đợt 3), UBND TP Hà Nội cho biết có 85 dự án đang thực hiện thủ tục chuẩn bị đầu tư với gần 50.000 sản phẩm. Cùng với đó, khoảng 26 dự án dự kiến hoàn thành sau 2025, cung ứng cho thị trường gần 10.000 căn.

One Housing - đơn vị dịch vụ bất động sản do Masterise Homes và Techcombank hậu thuẫn - cũng cho biết lượng chung cư mở bán mới tại Hà Nội ước đạt khoảng 30.000 căn trong năm nay. Con số này tương đương giai đoạn cao điểm 2016 - 2019, trong đó gần một nửa căn hộ mới đến từ khu vực phía Đông và 19% đến từ phía Bắc thành phố. Còn thị trường TP HCM dự kiến có khoảng 12.000 căn ra mắt năm nay.

Tuy nhiên, phân khúc cao cấp vẫn áp đảo thị trường. OneHousing dự báo gần 70% nguồn cung mới tại Hà Nội thuộc nhóm 50-80 triệu đồng một m2. Tại TP HCM, phân khúc cao cấp và hạng sang có thể chiếm tới 88% nguồn cung sơ cấp.

Nguồn cung nhà thấp tầng cũng có nhiều triển vọng tăng trưởng, tập trung ở các khu đô thị vùng ven. Đà tăng này nối tiếp từ 2024 với khoảng 5.000 căn đã được mở bán, mức cao nhất nhiều năm qua, theo hãng dịch vụ tư vấn bất động sản CBRE.

Điểm sáng nữa của thị trường nhà ở là nguồn cung nhà ở xã hội có xu hướng khởi sắc. Riêng tại Hà Nội, từ cuối năm ngoái, nhiều dự án dành cho người thu nhập thấp được khởi công hoặc cấp phép xây dựng, dự kiến hoàn thành trong 2025. Đơn cử, dự án NO1 Hạ Đình với 440 căn hộ hay chung cư CT1 gần 600 căn thuộc khu nhà xã hội Thượng Thanh, quận Long Biên vừa được khởi công, cấp giấy phép xây dựng.

Liên danh chủ đầu tư Handico và Viglacera cho biết sẽ khởi công một phần dự án xây khu nhà xã hội tại ô đất CT3, CT4 - Khu đô thị mới Kim Chung, huyện Đông Anh vào đầu năm nay. Với ba tòa chung cư cao 12 tầng, dự án sẽ bổ sung hơn 1.100 căn cho thị trường.

Ngoài nhà ở, bất động sản công nghiệp có thể tiếp tục là "ngôi sao" trên thị trường địa ốc. 2024 ghi dấu ấn lớn của Việt Nam trong thu hút đầu tư công nghệ cao, chuyển mình từ một quốc gia gia công sang trung tâm thiết kế, nghiên cứu và phát triển (R&D) của các tập đoàn lớn như Apple, Nvidia và Samsung. Theo Bộ Kế hoạch & Đầu tư, Việt Nam hiện có 174 dự án FDI  trong lĩnh vực bán dẫn với tổng vốn đăng ký gần 11,6 tỷ USD.

Các nhà sản xuất lớn toàn cầu đang mở rộng cơ sở sản xuất trong chiến lược "Trung Quốc +1" và đa dạng hóa chuỗi cung ứng. Xu hướng này thúc đẩy các thương vụ mua bán sáp nhập (M&A) bất động sản công nghiệp Việt Nam diễn ra mạnh mẽ.

Nhóm nghiên cứu từ công ty tư vấn bất động sản Cushman & Wakefield Việt Nam cho hay bốn năm qua, giá trị giao dịch M&A bất động sản đạt 2,94 tỷ USD, trong đó 40% thuộc về bất động sản công nghiệp.

Phân khúc này cũng dẫn đầu về lượng giao dịch địa ốc trong năm ngoái, theo ông David Jackson, Tổng giám đốc Avison Young Việt Nam. Riêng khu vực phía Nam có 10 dự án khu công nghiệp được chấp thuận chủ trương đầu tư, chủ yếu ở Long An và Đồng Nai, tổng diện tích gần 4.600 ha.

"Bất động sản công nghiệp và hậu cần vẫn là phân khúc được các nhà đầu tư nước ngoài quan tâm hàng đầu", ông David nhận xét.

Nguồn cung phân khúc này hứa hẹn dồi dào hơn khi nhiều khu công nghiệp được cấp phép và khởi công trên cả nước. Riêng những ngày đầu năm 2025, 5 khu công nghiệp lớn được nhà chức trách duyệt đầu tư tại Hải Phòng, Đà Nẵng, Cần Thơ, Đắk Lắk và Nghệ An với quy mô hơn 1.600 ha.

Với triển vọng thu hút nguồn vốn đầu tư nước ngoài, hãng dịch vụ địa ốc Avison Young dự báo giá thuê đất công nghiệp tại các thị trường trọng điểm phía Bắc và Nam tăng 2-5% mỗi quý.

Văn phòng cho thuê, bán lẻ cũng được dự báo sôi động năm nay. Với văn phòng, nhu cầu phục hồi khiến giá thuê tại Hà Nội và TP HCM có xu hướng đắt hơn.

Theo Cushman & Wakefield, Hà Nội dự kiến đón 24.500 m2 nguồn cung mới với giá thuê kỳ vọng tăng 1,7-2,2% từ nay đến 2026. Từ 2027, mặt bằng giá có thể "nhích" thêm 1% mỗi năm.

Tương tự, mức thuê tại TP HCM có thể tăng 5% năm nay, nhờ hoạt động mở rộng và dịch chuyển văn phòng sôi động tại các tòa nhà hạng A. Trong đó, hai khu đô thị mới Thủ Thiêm và Phú Mỹ Hưng sẽ trở thành những trung tâm văn phòng mới.

Ngoài ra, tiêu dùng cá nhân trong nước tăng mạnh cũng thúc đẩy các ông lớn bán lẻ trở lại cuộc đua mở rộng, tạo cơ hội cho bất động sản bán lẻ. Đơn cử, thời gian qua Aeon - tập đoàn bán lẻ hàng đầu Nhật Bản - liên tục mở thêm nhiều siêu thị mới tại TP HCM, Bình Dương, Huế, Đà Nẵng... Sau hơn 10 năm, Aeon đã rót khoảng 1,5 tỷ USD vào Việt Nam.

Hãng tư vấn bất động sản Savills cho biết tầng lớp trung lưu và nhóm khách hàng trẻ cận giàu trong nước cũng thúc đẩy nhu cầu tiêu dùng, giúp Việt Nam trở thành thị trường tiềm năng cho các thương hiệu xa xỉ. Theo số liệu của nền tảng dữ liệu Statista, đến năm 2030, dân số  thuộc tầng lớp trung lưu tại Việt Nam sẽ vượt 50 triệu người.
