What Is the Most Accurate Building Cost Estimator?
Introduction
âIâm planning to build a home â but how do I even begin to estimate the cost?â
Whether you're a homeowner preparing for your dream build or a builder quoting projects regularly, estimating construction costs is one of the most important decisions youâll make.
A good estimate gives you:
Budget clarity
Tender confidence
Control over financial risk
And peace of mind
In this guide, weâll walk you through how to estimate building construction costs in Australia â the professional way â and show you how to avoid common pricing mistakes that lead to budget blowouts.
Step-by-Step: How to Estimate Construction Costs
1. Review Your Plans and Project Scope
It all starts with your architectural drawings and project brief.
You need to know:
The number of floors
Types of materials and finishes
Special features (basements, custom cabinetry, solar, etc.)
Site conditions (sloped block? access issues?)
Tip: The more detailed your plans, the more accurate your estimate.
2. Perform a Quantity Takeoff
A takeoff involves measuring the quantities of all materials and labour required. For example:
Cubic meters of concrete
Square meters of tiling
Lineal meters of cornice
Number of power points
Tools we use: PlanSwift, Cubit, Bluebeam Revu These tools make it fast, precise, and export-ready.
3. Apply Local Material & Labour Rates
This is where accuracy matters most. Use:
Local supplier prices (Bunnings, Reece, CSR)
Labour benchmarks for your city or region
Equipment hire and logistics (cranes, scaffolding, skips)
Example: Bricklaying costs in Melbourne are not the same as in regional WA.
4. Add Overheads, Contingency, and Builderâs Margin
Even the best projects come with surprises.
Include:
Supervision and admin costs
Permits and insurance
5â10% contingency
10â20% builderâs margin
Failing to include these = profit loss or client disputes later.
5. Deliver a Professional BOQ or Estimate Report
Wrap everything into a Bill of Quantities (BOQ) or a detailed cost breakdown.
Your final estimate should include:
Materials and labour
Subcontractor pricing
Trade-by-trade cost structure
Notes for variations
At AS Estimation & Consultants, our BOQs are:
Tender-ready
Bank/loan-ready
Format-compatible for builders, architects, and developers
Real Example
Project: Single-storey home in Brisbane Size: 200m² | Build Type: Brick veneer Estimation Process Output:
$2,300/m² à 200 = $460,000
5% contingency = $483,000
15% margin = $555,450
Online calculator showed $410,000 â missing site costs and labour uplift.
FAQs
1. Can I estimate my own building costs?
Yes â but only to a rough extent. A professional estimator provides accuracy, risk coverage, and compliance.
2. What is a takeoff?
Itâs a detailed measurement of all required construction quantities â from concrete to tiles.
3. How accurate is a BOQ?
With professional software and real pricing, our BOQs are within 3â5% of actual build cost.
4. What if I donât have full plans yet?
We can provide preliminary estimates based on concept drawings and assumptions â great for feasibility studies.
5. Can I use your estimate for my bank or tender?
Absolutely. Our estimates are used for loan approvals, builder quotes, and developer tenders.
Final Thoughts
Donât guess your way through a six-figure construction project. Estimating is part science, part experience, and part negotiation â and itâs worth doing right the first time.
When you work with AS Estimation & Consultants, youâre working with professionals who:

La La Land, a love story written in the stars
A warning before we begin: spoilers for La La Land ahead !!!
I wanted to look into Sebastian's character from this movie. In the relationship, how do his viewpoints on life effects his relationship with Mia, especially in song form.
For context, there's a format most musicals have where a character sings a song because they can't speak those words. [Thereâs a lot of different, creative reasons for that, but for this argument, let's just say it's used whenever a character is trying to get a feeling across.] Dancing comes in when the emotion is too powerful to even speak it.
Let's take the pretty popular musical Wicked as an example. Specifically the song Dancing Through Life [it's a long song so I'm cutting some things out]. The buildup before the music ques in is an introduction Fiyero's character. Then Glinda comes in and she flirts with him a bit, but Boq keeps getting in between the two of them. Fiyero then starts singing because he's trying to talk to this cute girl, but Boq keeps cutting him off before he finishes a thought in dialouge. Thus he is left to sing to get the words out. He kind of asks Glinda out, and she agrees. When getting ready for night, she gives Elphaba an ugly hat through regular dialogue (although rhythmic) because being bitchy isn't new territory for Glinda. However, at the actual dance, Glinda feels bad because everyone is making fun of Elphaba and the hat. Obviously before that at the ball there's dancing because it'd be weird not to have that, but what's notable about Glinda is here is she doesn't say "I'm sorry" or sing "I was wrong". Instead, Glinda goes up to Elphaba and dances with her because she feels this emotion very deeply, but is scared saying it won't do it right. Especially with a crowd.
To paraphrase everything above: when a character canât say something -> they sing it. when they canât sing it -> they dance it. Tracking? Cool.
With this in mind, letâs go back to the point of this essay. Sebastian's song where we see what heâs thinking: City Of Stars.Â
In this song, Sebastian walks alone at night when he's torn about where he should go with Mia. He knows he likes her, but does he want that next step? Looking up, he asks the stars this very question. âIs this the start of something wonderful and new? / Or one more dream that I cannot make trueâ.
Because of this song, the audience learns Sebastian's guide is the stars. They're a source of comfort when he's unsure in a next step.
The why is explained further in the reprise of this same song. Sebastian and Mia are sitting at a piano bench, and Mia sings â[the stars] never shined so brightlyâ. The couple is in love, and so the stars burned brighter.
Their dances support this motif, too.
On their first date, after a movie gets cut short, Sebastian takes Mia to the planetarium, where they dance in the stars.
He took the person he wants approval of to the stars. And if you look, they shine brighter as the dance goes on. The stars knew she was the one for him, and showed it instantly.
Because of a beautifully choregraphed scene, the audience finds the two main characters not only taking the next step, but what one of them (Sebastian) would consider his guide (the stars), gives them their approval.
The final scene where they dance through their life as if none of the bad things happened, uses this motif, too. And that's where not is it effect, but it hurts.
Right after he opens the club and she gets the interview (I think donât quote me on that) they dance through because theyâre happy.Â
Theyâre in love and happy.
Coincidentally, stars are the only thing surrounding them during this dance. They were literally written in the stars.
The star symbolism, goes back even further than just the start of their romantic relationship though. Their doom was emanate before it even began
After another day of sun, our main characters meet for the first time. Despite it not being pleasant, thatâs still their introduction (that we know of). The fact that it takes place in the day whenever theyâre both not doing too well career, nor life wise, might factor into the fact that they werenât happy when they met [not that you canât grow and change as a person overtime], so why would that finish that way?
Same general point stands for their first couple of interactions: theyâre flirting during the day when Sebastian's guide isnât around to help him out.
But, if I'm being honest, think the biggest piece of foreshadowing is in Lovely Night.
In this song, it's cute banter that boils down to âI don't like you / You don't like me / Why would we work together?â. The first words of the song are literally âThe sun is nearly goneâ, and then the banter back and forth about how itâs going to be a lovely night full of cinematic stars will be wasted on their pair because âThereâs only you and I / And weâve got no shot // This could never beâ.
Sebastian knows that the stars would be out if this was the right step, but they arenât there yet. He literally sings âThereâs not spark in sightâ. Ignoring his guide, Sebastian trusts his gut on a empty night sky, and the relationship fails.

Need of Bill of Qualities
Bill of Quantities (BOQ) is an essential document in construction projects, providing a detailed and organized list of materials, quantities, and prices required to complete a project. The purpose of the BOQ is to serve as a basis for obtaining accurate and competitive prices from contractors, as well as to provide a means of comparison between different tenders and contracts. The following are some of the reasons why BOQ is crucial in construction projects. Construction Cost Estimate
Cost Estimation: A BOQ provides an accurate estimate of the costs involved in a project. It includes the quantity of materials, labor, and equipment required to complete the work, as well as the prices of each item. This information helps project owners, engineers, and contractors to make informed decisions about the budget and allocate resources appropriately.
Contractual Basis: A BOQ serves as the contractual basis between the project owner and the contractor. The BOQ defines the scope of work, materials, and quantities required for the project, and provides a reference for payment and settlement of claims.
Improved Communication: A BOQ promotes clear and effective communication between the project owner, engineers, and contractors. The BOQ provides a detailed description of the work required and helps to eliminate misunderstandings and disputes.
Procurement: BOQ is an essential tool in the procurement process, allowing project owners and contractors to obtain competitive prices from suppliers. The BOQ provides a detailed list of materials and quantities required, which helps suppliers to provide accurate quotes and reduces the risk of errors and overcharging.
Project Monitoring: BOQ helps in project monitoring and control. It provides a record of the quantities of materials and labor required, and helps to keep track of the actual costs incurred during the project. This information can be used to identify and rectify cost overruns and to make adjustments to the budget as required.
In conclusion, the BOQ is a vital document in construction projects, providing an accurate cost estimate, serving as a contractual basis, improving communication, aiding in procurement, and assisting in project monitoring and control. It is crucial for project owners, engineers, and contractors to invest the time and resources necessary to produce a comprehensive and accurate BOQ.
