Benefits Of Owning Your Own Home
Buying a home or land for sale from real estate companies in Sri Lanka is undoubtedly one of the biggest financial decisions that an individual will make in their lifetime. There are, however, many benefits to owning and investing in real estate rather than renting. Whether you are just starting as a young professional or you are ready to take the plunge and buy your first place, the following article has everything you need to know about buying a home.
What are the benefits of owning a home?
Owning a home is one of the best ways to build wealth. Owners can build equity by paying off their mortgages. This is because mortgages are generally liens, which means that the lender is entitled to the full amount of the mortgage if the house is declared bankrupt. Equity, on the other hand, is the difference between your purchase and sale price and helps you break even if you choose to sell. Owners who never sell their homes can build equity and continue to build wealth over the long term. The most common way to build wealth is to take out a mortgage to purchase a home. Owners can repay the full amount of the mortgage plus interest and then make a profit by selling the property.
Your finances.
If you are just starting, you may be wondering how owning a house will affect your finances. You may be concerned that paying for a house will negatively affect your finances. However, owning a house is a great long-term financial decision. There are a few ways that owning a home can positively impact your finances. First and foremost, owning a house is a great long-term investment. Unlike stocks, which can potentially lose value, a property is a tangible asset that typically appreciates over time. When you buy a property, you are essentially putting your money into the future. You are not just placing a bet on real estate but also on the economy. - Furthermore, when you buy a property, you can grab a bargain by purchasing a home that is currently owned by someone else. You can often get a great deal by buying a house when it is relatively cheap. This is a great way to increase your wealth over time. - A final financial incentive to buy a home is that it is tax-free. When you own a house, you do not have to pay taxes on the money that you put into it. This is another way that owning a house can potentially save you money in the long run.
Who should invest in real estate?
Owning a home or property anywhere in the country, when searching for Colombo or even Nuwara Eliya land for sale, can be a great long-term investment opportunity for anyone. Those who are in their late twenties and early thirties, as well as those who are nearing retirement, are prime candidates for investing in real estate. Investing in real estate is a great way to build wealth and reduce your monthly expenses. Furthermore, the long-term benefits associated with ownership are nearly endless.
You build wealth.
The most important reason to own a house is that it helps you build wealth. This is a subtle concept that is often overlooked. Owning a home is a great way to not only increase your wealth but also decrease your monthly expenses. By owning a house, you can decrease the amount of rent that you have to pay. This means that you have more money to spend on other things, such as groceries and utilities.
You have more control.
In addition to the significant financial benefits, homeowners also have more control over their lives. Owning a house gives you more freedom to choose where you want to live. You are also able to easily move if you find a place that suits you better. Domestically, owners can be homeowners for life. This means that if you are ever unhappy with your current house, you can move without having to pay any penalties.
Home value.
Home values often rise the longer you own a house. Appreciation simply refers to the likelihood that the value of your house will increase over time. To estimate how much your home might be valued, you can use a house value estimator or browse online listings for homes for sale in your neighborhood. Additionally, you can increase the value of your house by making improvements, and many fixer-upper mortgage programs let you combine the price of those projects into a single new mortgage loan.
Tax deduction.
The mortgage interest deduction is a significant tax advantage of house ownership. House mortgage interest is deductible from federal taxes, which may result in a decrease in your tax liability. The early years of a 30-year fixed mortgage are often when this benefit is most advantageous because most of your monthly payments are made to interest rather than principal.
Mortgage insurance payments are typically paid by borrowers who put down less than 20% or who obtain loans from the Federal Housing Administration (FHA). Depending on your income, you might be able to write off the cost of your mortgage insurance.
Real estate ownership is a long-term investment that can help you build wealth and control your finances. Owning a house is more than just a physical asset that sits on your property; it is a part of your identity. This is something that cannot be replicated with any other investment. The benefits that come with owning a home are numerous, and it would be foolish to ignore them.

Mobile Website Vs Mobile App
What is a mobile website? What is a mobile app? Are they the same thing? These are some of the common questions I hear from clients in this new age of the smart phone and tablet. If you aren't technically keen on the subject, confusion between the two is inevitable as they are similar and yet different.
Tumblr media
The Main Differences
A mobile website is a specialized version of your current website that is optimized for your smart phone or mobile device. Since smart phones have smaller screens and are touch-based devices, having a version specifically for mobile devices will give your users a much better browsing experience. Mobile websites can be accessed on multiple mobile platforms (such as iPhone, Android, Blackberry, etc.) because only a web browser is required to access the mobile website.
A mobile app is a software application that you download (from the App Store or Android Market) and install on your mobile device. A mobile app can be practically anything from a calendar, a video game, an online bank account manager and even a website. Mobile apps have to be written specifically for a mobile device platform. For example, an iPhone mobile app will not work on an Android phone and vice versa.
Which one do you need? Do you need both?
With smart phones becoming more affordable and wireless speeds getting faster, having an alternative mobile website is eventually going to be the norm. The main reason is because of usability and speed. Normal websites are designed for use with larger screens and a mouse/keyboard. They are also created with faster Internet connections in mind. Mobile websites take advantage of the smaller screen and touch-based nature of the device making navigation and browsing much easier and faster. They also require the file sizes of the images and other website content to be smaller for faster downloads.
However some websites might have special features that would make more sense as a mobile app or might only work as a mobile app. Types of websites such as an e-commerce website or bank websites are good examples. Take for example Chase (m.chase.com). You can log into your account online using their mobile website to access your account or you can download the Chase mobile app. Are both really necessary? In this case I would have to say yes. I tried accessing my bank account using both methods and here are the results from this quick test:
Mobile Website:
Pros: Accessible through any web browser on any mobile device, don't need to download/install anything
Cons: Slower, less responsive. Have to use web browser to navigate there first (or use bookmarks). Can't use built-in camera to take pictures for deposits.
Mobile App:
Pros: If used frequently, much easier and faster to use, requires single tap to access (after installed). More responsive because of native device code. Takes advantage of built in camera to make deposits.
Cons: Must download and install first. App must be written and approved for specific device(s).
The only real downside to using the mobile app is that you have to download it and install it first. After that part is completed though, the mobile app is much faster and more responsive than its mobile website counterpart. So if you are frequently managing your account online, using the mobile app makes total sense. The main advantage of using the mobile website is that you could quickly check your account on any mobile device without the need to install anything. For example, you need to make an online payment with your account on your friend's phone because your phone's battery is dead. Since your friend has a different bank and doesn't want you to install anything on his phone, using the mobile website to make the payment is the best and only option.
Other factors to consider are time/cost and compatibility. Mobile app development costs considerably more and takes longer then mobile website development. A mobile app is only compatible with the platform it is created for. If you want your app to work on an iPhone, Android and Blackberry, three different apps will need to be developed. Where with a mobile website, a single version will work across all mobile platforms.
Summary
Most websites will do just fine with just having an alternative mobile version of the website. Depending on the website, its content, and features, however, having a mobile app as well could be highly beneficial. Sometimes it all depends on the amount of usage a particular area of the website is being used. For example, there could be a part of the website where users can book and make appointments. With data analytics you find that this part of the website gets the most traffic is being used most frequently. Creating a separate mobile app specifically for booking and making appointments would be a viable alternative for your users as it will most likely get downloaded and used.

Getting the Most Miles From Your Vehicle
No one invests money in buying (or even leasing) a vehicle with the hopes that the vehicle will only last a short period of time. Between growing equity in your investment, to keeping the vehicle long after you have finished making payments, a vehicle is a good way to put your money into something useful. But as with any major investment, you must properly care for it and take the time and finances to ensure it is maintained in order to get the most out of it. Just as you would frequently add to a 401K retirement over time to ensure it is growing and you get the most out of your investment, you need to give your vehicle plenty of TLC and preventative maintenance over the span of it's life. If you follow a recommended maintenance plan or scheduled service intervals, you will have your vehicle much longer and it will cost you less.
Tumblr media
The goal of a trustworthy auto repair shop shouldn't be to just "fix cars." It should be to maintain them in order to save you time and money in the long run. By diagnosing or recommending services based on routine checks every time the hood goes up in their shop, you can see what minimal services your vehicle could benefit from at that point in time. A vehicle properly maintained and kept three years after your payments end will save you $20,000 to $30,000. Checking vital fluids is a key tell-tale sign of possible problems. Recommendations should also be made based on the physical condition of the vehicle's parts, the odometer reading, and the time between service intervals.
According to the Car Care Council, the key to a longer-lasting vehicle is the extra attention and preventative maintenance that you put in. "Basic car care is the key to a long-lasting vehicle, improving it's safety, and dependability." "Neglected vehicle care almost always means much higher costs down the line in the form of more extensive repairs or lost resale value," said Rich White, executive director, Car Care Council. "Following a routine maintenance program makes financial sense, extending useful vehicle life and helping avoid costly repairs down the road." The Car Care Council recommends 10 basic maintenance procedures to keep your car operating at it's optimal performance. According to their website, they are as written with additional information following:
1. Check all fluids, including engine oil, power steering, brake and transmission as well as windshield washer solvent and antifreeze/coolant. Maintaining proper fluid levels is an essential and easy maintenance task.
2. Check the hoses and belts to make sure they are not cracked, brittle, frayed, loose or showing signs of excessive wear. To prevent an emergency or inconvenience, have your belts and hoses checked every time you have your oil changed.
3. Check the battery and replace if necessary. Make sure the connection is clean, tight and corrosion-free. Your battery has important functions such as storing energy, providing power to the starter motor, ignition system, fuel system, and other electrical devices during engine starting. Also, it provides power to the electronic components as required when the vehicle is off (e.g. digital radios, clocks, door locks, alarms, vehicle computers, etc...)
4. Check the brake system annually and have the brake linings, rotors and drums inspected at each oil change. Your car brake is the indispensable device that enables you to stop the car and be in control. With a poor brake it may be difficult for you to stop the car. It is very important to inspect your cars brake system at least once a year. Your brake inspection should include a check on the brake lines and the dash warning lights. When it comes to your brakes, safety should be at the forefront of maintenance.
5. Inspect the exhaust system for leaks, damage and broken supports or hangers if there is an unusual noise. Exhaust leaks can be dangerous and must be corrected without delay. The exhaust system affects the way your car drives and the gas mileage that it gets. The exhaust system is kind of like the lungs of your car. It allows air to run through your engine and spits it back out.
6. Schedule a tune-up to help the engine deliver the best balance of power and fuel economy and produce the lowest level of emissions.
7. Check the heating, ventilating and air conditioning (HVAC) system as proper heating and cooling performance is critical for interior comfort and for safety reasons such as defrosting.
8. Inspect the steering and suspension system annually including shock absorbers, struts and chassis parts such as ball joints, tie rod ends and other related components.
9. Check the tires, including tire pressure and tread. Uneven wear indicates a need for wheel alignment. Tires should also be checked for bulges and bald spots. Taking care of your tires is an important part of vehicle maintenance and ensuring that you have the safest ride possible. Every year, people are injured and killed in tire-related accidents. While vehicle and tire manufacturer's can be responsible for defective tires, underinflated and overloaded vehicles are also often to blame for tire failures.
10. Check the wipers and lighting so that you can see and be seen. Check that all interior and exterior lighting is working properly and replace worn wiper blades so you can see clearly when driving during precipitation.
This may seem like a great deal of information to remember and regularly have to take care of, however each aspect of vital to the health and safety of your vehicle. With the service intervals recommended by your manufacturer, repair shop, or from the Car Care Council, you can stay organized and on top of things easier. After all, won't a long-lasting vehicle be worth it? According to an online article from the Sacramento Bee, a recent national consumer poll reveals that most motorists hope to drive their vehicle to 200,000 miles. The survey showed that Americans are genuinely concerned about the longevity of their cars. According to a new national survey conducted by Kelton Research*, motorists on average estimate that a vehicle should go for more than 200,000 miles before sending it into retirement. In fact, those American car owners think that a vehicle doesn't get "old" until it hits around 147,000 miles, and nearly nine in ten (86 percent) vehicle owners are more concerned with engine upkeep than their vehicle's aesthetics on the inside or outside. Similarly, The survey also reveals that 85 percent of motorists are more concerned about the longevity of their vehicles, compared to their homes; and rather than using its actual age, 68 percent of car owners use their vehicle's mileage as the key indicator in determining how old it is. "With drivers wanting so much mileage from their vehicles, the potential for engine wear and tear is greater and the need for car owners to care for their vehicle's engine is most important," said Chris Hayek, Quaker State Global Brand Manager.
Results of vehicle inspections held at community car care events across the country during Car Care Months in April and October 2011 reveal that 84 percent of vehicles need service or parts, the highest percentage in five years, according to the Car Care Council. "The unsatisfactory condition of vehicles reflects the current economic climate and reinforces the continued need for consumer education about the benefits of regular vehicle care, maintenance and repair." Another important statement from Rich White, executive director, Car Care Council is "during an uncertain economy, some motorists think they will save money by putting off needed vehicle maintenance." "What they don't realize is that neglecting routine maintenance can end up costing a lot more in the long run. These results demonstrate the importance of consumer education as the lack of proper vehicle maintenance can greatly impact highway safety, air quality, cost operation, and vehicle performance and dependability."
Data collected by an analysis of vehicle inspection forms submitted by volunteers who conducted a record number of car care events in 2011, found the top problem areas to be engine oil and fluids, air filters, battery cables, lights, belts and hoses. Nearly one out of 10 vehicles had the check engine light on and new air filters were needed in 19 percent of the vehicles. At least one belt was reported as unsatisfactory in 20 percent of the vehicles inspected, and 15 percent required at least one new hose. Battery cables, clamps and terminals needed maintenance in 17 percent of the vehicles inspected, while 10 percent of the batteries were not properly held down. These are many of the recommended maintenance services from the Car Care Council.
Years ago in research conducted by the Automotive Aftermarket Industry Association (AAIA), it was found that 78% of women interviewed think that regular preventative maintenance is either "extremely important" or "important," yet only about 68% of women are following through with this maintenance. There is still a need to reinforce the important and education of preventative maintenance and the message to consumers. It is important for all motorists to keep their vehicles maintained for safety, savings, and optimal performance. Get started today with your trusted repair shop.

Classified Ads That Get Results
Classified ads do not have the big market appeal that a full color display ad has, but they are still one of the most economical ways to get your business into the public eye. And, because classifieds do not demand expensive eye-catching designs or ingenious wording that you often see in direct-mail campaigns, they are a perfect marketing avenue for even new entrepreneurs. Here are some tips to help you write ads that will make the difference between mediocre ads to great ads that get good or even exceptional results.
Tumblr media
Keep It Short
Ads that are short and precise have better results. Use white space to make your classified ad stand out from the rest of the listings. Look at the local classifieds and you will see that this works especially well for newspapers. With a little care you can apply the same concept to online ads,
Place just a few words in each line with: 1) the first line listing a benefit the reader will receive; 2) the second line containing the name of your company; 3) the third line your address or email. This results in a striking, centered ad surrounded by white space.
If you are placing an online classified ad and do not have the capability to insert line breaks or center the text, then you will need to keep the text short and use key words to attract the reader to your ad.
Goal of Placing Your Ad
The goal of placing your ad should only be to get the customer to click through to your site for more information. If your listing does not elicit that response, then you should rework it until it does.
Action Words
Use action words that will prompt a response from the reader. For example, words such as: amazing, attractive, confidential, etc., are all words that compel the reader to do something. There are a many resources available; one that I found to be particularly useful is Words That Sell, by Richard Bayan.
Unique Appeal
You want to make your product or service appear unique to all other products or services on the market (if any). Spend a few minutes to identify what is unique about your product or service or solicit feedback from friends or family about what would appeal to them should they need a product or service such as yours. Use this uniqueness to appeal to the market in the ad.
Do Not Try to Sell Your Reader
Whatever you do, do not try to sell your reader on your ad. What you DO want to do is evoke a response using action words. The ad is meant to entice them and evoke an action from them to return to your site and then prompt a sale(s) of your product(s).
Spark Interest and Curiosity
Using a combination of the title and the text or body of the ad you want to spark an interest or curiosity in your ad or product. Use the title to grab the interest and attention of the reader and the ad, or text body, to spark curiosity. You want to generate enough curiosity to have them act in response to your ad.
Avoid Saturated Ads and Products
If your product is already over-marketed on the Internet or your ad is one that is "canned" or pre-prepared you are less likely to achieve good results. Develop your ad so that it is unique, draws the attention of the reader and then guides them to your site or product that is also unique and fresh.
This does not mean that you should not sell information products, for example, which are in overabundance on the Internet market. Instead, think of one type of e-book or information product you can develop that will stand out from the others and meet some need that has prompted the reader to start searching.
Avoid Hype
Nothing is appealing about an advertiser that resorts to hype, threats, or false innuendo about their product. Avoid hype or false representation at all costs. I cannot emphasize this enough. Internet users have grown up and have become savvy, intelligent buyers and are not interested in purchasing products that are hyped. Just state the real facts and use some sound business principles and marketing methods to get the job done well.
Be Organized
Do not underestimate the power behind having a schedule for posting your ads. Post the same ads every 5-7 days. No more. No less. This will keep your ads in front of the readers and you will avoid being black-listed for spamming. Spamming is an incredible annoyance that is truly deterring good customers from Internet buying. Simply do not send SPAM!
Let's Wrap This Up
These simple and easy-to-use tips can make the difference between ads that deliver mediocre results or those that deliver eye-boggling, heart-pounding results. You will need to develop your own style for writing your ads and then practice, practice, practice. Few of us were born with the ability to write a "super" ad right away. Most of us have had to practice, watch for results and then tweak the ad to get the results we have wanted. Do not be discouraged if you find yourself in this group too, you'll be a part of a much bigger group of entrepreneurs. What is important is that you learn from each ad and campaign that you send out. If you can infuse these simple steps into your advertising campaigns you will be well on your way to posting classified ads that get results!

Real Estate Property Buying Tips
Buying real state properties could be the one amongst your most important investments. Purchasing real state properties in San Mateo (California) is very exciting but for making quick and better decisions you should be well prepared of all the real estate buying aspects. It pays to get your-self acquainted with the major steps involved in purchase of any San Mateo real state properties in (California). Purchasing or buying real estate properties in San Mateo can be a complex procedure where several important, legal, financial details are required. A close study and a deep understanding can help in having better real estate buying experiences in California CA.
Tumblr media
Here are some of the important guidelines to know before you purchase any residential or commercial properties in California.
Step 1: The prime and first stride is to figure out your purchasing power and decide how much you can afford to pay. This saves your time by allowing you to focus on only specific price-range real estate properties. Verify your credit report to examine your credit worthiness and clear up problems if any before going to a lender. A good credit rating will result in receiving lower interest rates. The mortgage you get is largely dependent on your credit history, as all prospective lenders will have a look at your credit report before offering you any loans or mortgages.
Step 2: After that it is very essential to get pre-approved for a mortgage from a mortgage broker or lender, with an assurance to fund your mortgage in writing. Many people frequently avoid this step and choose to look out for real estate before getting a mortgage pre-approved. Moreover, you should examine potential lenders after you have your credit check. The lender like brokers, banks can check out your credit history, and give you an official letter stating how much of a mortgage you qualify for. In addition to this look out for several payment options and pre-payment options.
Step 3: Now it is very important to identify what you are looking for. It is very vital step to list down on paper what you actually want in your real state property. Prepare a list of all the specifications you want in your residential or commercial properties and prioritize them based on your requirements. Performing this exercise will really narrow down your search and will simplify your process when the time comes to truly go out for searching real estate properties.
Step 4: Now after you have recognized what you want in your real estate property, the next logical step is to get good real estate agent who can assist you in locating a property in a wanted location. Finding the right real estate agent or Realtor can make easy for you to buy any real estate properties. A reputable real estate agent can assist you in having right residential or commercial properties, while focusing your likings and price range in mind.
Step 5: After viewing many San Mateo real estate properties, hopefully you may find some properties that you would like to consider more seriously. Now after your agent provides you with a list of properties that are reasonable and match your criteria, there are certain critical aspects of property that you have to be very sure like its structure, features or how much renovations may be needed and many more. Consider factors like safety, school districts, freeway access, recreational options, work commute time etc.
Step 6: When you and your real estate agent finally derive to the conclusion to have a specific real estate property then you can make an offer. But before making an offer compare its price with other properties in the area. Get your real estate agent to evaluate the value of the property.
Your real estate agent should be actively involved in brokering the offer, as they can give advice you on a realistic offer that further optimize your chances of buying that property. Don't get into any negotiations with that agent without the presence of your own agent and if all looks good, then write an offer.
Step 7: Once you have made the offer or the offer has been accepted, now you must confer with your San Mateo ca real estate agent to find out when real estate inspections should be handled. But this step is valid only when you make an offer on houses, townhouses, condominiums, and cottages.
Consult your real estate agent to obtain only professional inspections necessary to answer any questions you may have about the property. Some concerns may include: the condition of the roof, foundation, walls, ventilation, insulation etc. You should not close the deal until all home inspection has been completed.
Step 8: After you and seller have agreed to the deal, then plenty of administrative tasks need to be done in order to finalize the deal. You must try to reduce everything to Black and White so that there are least problems later on. However, in this step you should be focused and try o avoid any changes that can affect your mortgage payments. Also be sure to have a proper sale-deed if possible through a qualified or experienced document writer in the industry. The final sale-deed should be registered at the suitable local area office.

Home Office Furniture Tips For the Perfect Purchasing
Nowadays with the massive increase in technologies, people are getting more and more opportunities to gain employment or for setting up a new business. They can add to their income by working for themselves from home at their own convenient time. Home office furniture plays a great role in converting a section of your home into a pleasing office space.
Tumblr media
Converting a home space into an office sounds easy, but in reality it is difficult to establish an official office environment in your home and maintain the privacy that is required to get work done within a given time limit. A perfect home office can be the solution for all your problems. You can prepare your home office with the help of home office furniture. The work environment can help you in determining the type of office furnishings, the space, and the impression that you like to project. And these are just some of the issues that would guide you in finding suitable furniture. Certain points and criteria also need to be considered like the comfort of the furniture, compatibility, quality of material used, durability of the furniture and last but not the least, you must consider your taste and preferences before purchasing them. Therefore, the suggestions below will help you in making the right selection of home office furniture for your dream home-office.
Take measurement of your Office:
Before purchasing home office furniture you must have a floor plan. It is important to have a layout or drawing of the space you wish to furnish. For this you must first of all determine the amount of workspace you need. Then you must carefully inspect the place where you wish to fit your home office furniture. The total dimension of the workspace will be the deciding factor for furnishing. This will provide you with a better idea of style and size of furniture that will fit well in the office. There is no use for furniture that does not compliment your office space. The ideal office furnishings fit perfectly and provides a lot of space to move around. You will observe that there are numerous quality pieces to choose from in a variety of shapes and sizes.
Where to purchase your home office furniture:
You can purchase the furniture from your nearby local furniture supply stores or from online supply stores. The advantage of purchasing furniture from a local store is that you can see the furniture for yourself. Whereas, the only disadvantage of purchasing at a local shop is that it is tiring and time consuming.
On the other hand, if you purchase your furniture from an online furniture store you can purchase the required furniture quickly and easily. The only disadvantage here is that you can only see the images of the furniture, although descriptions and details such as color, size, etc are described there also.
Function and Comfort:
Furniture should be practical and user friendly and must be made up of quality materials. Ensure that the home office furniture which you are planning to purchase is accommodating to your work requirements. You must be well aware of the requirements of the people who will be working along with you in the office you wish to furnish. You must have a rough idea about the drawer space and shelf space. This will be helpful in the total set-up and furnishing. Ensure that the furniture you select will be function well in your office.
Nowadays because of the cut throat competition and deadlines, long working hours have become a necessity. Sitting in the same chair for hours may cause back problems. Comfort of the home office furniture plays a vital role in keeping you fresh and active throughout your working hours and at the same time helps you in increasing the productivity which in turn, increases your income. Comfortable furniture helps you in keeping yourself fit and healthy by providing you a good sitting posture. A good sitting posture helps in reducing the risk of injuries such as slipped disks, sore neck, shoulders and severe back ache. Functioning and comfort of the furniture are priorities when purchasing furniture. So it is very important that the furniture you purchase should be comfortable and practical. Filing cabinets, bookshelves, pencil drawers, and many additional office accessories are available at the supply stores to help keep your office organized.
Identify your Color Scheme:
There is no doubt that the functionality of the furniture is important but at the same time aesthetics are also similarly important. The look and feel of the office must be soothing and comfortable to your eyes. Visual appeal of the furniture is as important as all of the other issues. Visual appeal of the furniture changes the entire look of the office. The furniture should be coordinated nice with the other office decor. You can furnish your office with a range of modern designs, bright to matte colors and modern to vintage styles.
Frequency of usage:
If you use your home office furniture more than is customary, then you must purchase furniture that is of higher quality. If you wish to purchase a desk for minimal use, then you can opt for a less expensive desk. Choose the furniture that gives you an adequate amount of space to work at.
Material of furniture:
The purchase of furniture is not something that is done frequently as it is an expensive exercise. Furniture is purchased and should be expected to last a long period of time. Therefore the material used in manufacturing home furniture should be inspected very carefully. The material of the furniture should be manageable as well as maintainable.
Have a Comfortable Office Chair:
Have you ever heard about ergonomic office furniture? Ergonomic furniture helps you to reduce stress and strain from certain parts of your body. It reduces stress from the body of the user and also gives the required comfort. You spend a lot of time working, so your office chair should feel good, comfortable and should be adjustable.
Consider the Price:
Before purchasing furniture you must plan your budget and then spend accordingly. With a fixed budget, you'll can purchase the required office furnishings and help you stay away from purchasing something on impulse. Ensure that the price of the business furniture is reasonable. Compare the prices and then select the office furnishings. Get a full detail of delivery and installation charges before finishing your purchase.
Last but not the least you must enjoy your search for the ideal furniture pieces. During your search you may find stylish, classy, and simple features in each of the finest home office furniture collections available. While purchasing the furniture just remember that you must never base your purchase on your wants but instead buy only what you need.

Tumblr media
On the internet there is a wide variety of different classified websites that offer any and everything to do with snowboarding. This is a good way to sell your services, products and gear. If you have something that you think others will consider valuable related to the boarding industry, selling it in the snowboarding classifieds will prove to be very beneficial to you. You will be able to reach a large target audience, which helps to get your stuff noticed and will give you a better chance of selling what you have to offer. The thing about advertising in the boarding classified section is that when people visit your ad they are actually looking for that type of product; it's not just in passing through or browsing. You have a better chance of selling your stuff and the best part about it is that there are a lot of different sites where you can advertise for free.
On the other hand, if you are looking to buy snowboarding gear, you will definitely have a better chance of finding it in the boarding ads. These ads are area specific, which makes finding what it is that you want a lot easier for you. No longer will you have to search for hours trying to find that perfect deal. All you have to do is type in what you want and a whole list of items will pop up. It really is that simple. For example, in the browser search box, type in snowboarding classified ads, and a wide variety of different websites offering the advertisements related to boarding will pop up. Then all you have to do is start shopping. You can look at pictures, view descriptions and so on. You will be able to locate those hard-to-find items that you have been looking for for months, such as small snowboards designed for smaller children.
Using the classifieds is your best way to either sell or locate that specific item that you want or need. You may have to search through several websites before you find the one that you like, but it is out there. Selling through the classified ads can be your best option and your cheapest option as a lot of the websites offer free ad listings. Buying through the boarding classified ads is the best way of locating that great deal that you been looking for. Classified ads offer a wider variety and better options for those who are either selling or shopping for snowboarding related items and services.

Is Your Business Ready For Mobile Marketing?
Mobile marketing is a multi-channel, digital marketing strategy aimed at reaching a target audience on their smartphones, tablets, and/or other mobile devices, via websites, email, SMS, social media, and apps.
Tumblr media
In 2016, the inevitable happened, and mobile overtook desktop as the primary device used to access websites. This didn't come as a huge surprise because, as far back as 2015, Google reported that more searches were conducted on mobiles than on any other device category.
Mobiles are disrupting the way people engage with brands. Everything that can be done on a desktop computer is now available on a mobile device. From opening an email to visiting your website to reading your content, it's all accessible through a small mobile screen.
Consider these stats:
- Mobiles now account for nearly 70% of digital media time [Source: comScore]
- Up to 60% of searches come from mobile devices (Source: Hitwise)
- U.S. consumers spend 87 hours/month browsing on smartphones (Source: Smart Insights)
- 53% of American consumers use their smartphones to access search engines at least once a day (Source: Google and Mobile Marketing Association Survey)
What Do Top Marketers Think About Mobile? Surveys from Salesforce, V12data and Adestra:
- 68% of companies have integrated mobile marketing into their overall strategy
- 79% of marketers believe mobile is essential for their business
- 77% of marketers say mobile generates return on investment
- 71% of marketers believe mobile marketing is core to their business
- The two most popular ways companies are optimizing for mobiles are (1) using a simple template that works for all devices (52%) and (2) creating a mobile responsive email template (39%)
I think we need to pay attention!
... And if we don't optimize for mobiles?
- Google says 61% of users are unlikely to return to a mobile site they had trouble accessing and 40% visit a competitor's site instead. (MicKinsey & Company)
- 57% of consumers say they won't recommend businesses with poor mobile site design. (Source: socPub)
Here's what to take into account to optimize for mobile:
Your company website or blog MUST BE "RESPONSIVE": If you use WordPress, WIx, SquareSpace, Weebly or Shopify, make sure the Template or Theme "responds" to device screen size: Desktop, Tablet, or Mobiles.
Yet, while responsive design has been around for a while now and is fairly well-established, the majority of sites tend to fall down on usability. That is, the majority of sites are still built for desktop and then dialed back for mobiles. That form-fill that was mildly annoying on desktop is an absolute pig on mobiles. Even if it is responsive.
TIP: BUILD YOUR PAGES WITH MOBILE IN MIND FIRST. TEST ON MOBILEs. THEN DESKTOP
Avoid Flash or Java: Apple products do not support Flash and have declared that they have no intention to do so in the future. Many phones do not support Java, and even if they do, using Java can be a huge drag on load time.
Optimize Your Images for Mobile Devices: Do not use HUGE files size images which will cause your page to load slower or visitors will leave for another site! You can use WP Smush to detect and compress large images files on your site.
Google Analytics: Make sure Google Analytics code is installed on your website so you can see mobile activity. You will be amazed.
Writing for Mobile Devices:
Website
- Phone screens are small. Write in a way that's easily readable
- Use bullet points
- Write short, punchy headlines
- Keep paragraphs brief
- Use text size that is legible
Email
- Short email Subject line
- Use mobile responsive email design template
- Headline Analyzer is a great tool to preview subject lines
Test Your Mobile Site with Google
If your pages aren't optimized for smartphones, they won't rank in mobile search at all. With over half of Google queries coming from mobile devices, that's not something you can put up with in 2017. The focus on mobiles will likely continue with Google's commitment to switch to mobile-first indexing.
There are three great tools that Google offers to test your website:
- Test Your Mobile Speed: Most sites lose half their visitors if loading is slow.
- Analyze you website performance with PageSpeed Insights so you can identify ways to make your site faster and more mobile-friendly.
- Is Your Website Mobile-Friendly: Test how easily a visitor can use your page on a mobile device.

The Ins and Outs of Your Bugout Vehicle
When thinking about a bug out vehicle, the first types of vehicles that come to mind are big 4×4 vehicles or military vehicles. While these vehicles may be some of the best bug out vehicles, there are many other types to think about. It would also be a good idea to have a few of them as they can be used for different circumstances.
Tumblr media
There are so many vehicles out there that can fit your bug out vehicle needs. There are some simple characteristics that the vehicle should fit, but ultimately, the vehicle should be tailored to your own needs.
Off road Capabilities
How well can your bug out vehicle get you to a place that is safe and away from other people? If you already have a bug out second home, will your vehicle be able to get there regardless of conditions?
Make sure the vehicle has enough ground clearance to make it over large obstacles.
Bigger tires will help to increase ground clearance and keep the body of the vehicle above snow, which would decrease the likelihood of your vehicle becoming a large plow.
Four wheel drive is a must-have as there may be times you need to go through water, mud or around obstacles.
Locking or limited slip differentials will increase the places you can go without getting stuck. (If you don't know what this is here is a quick overview. On standard differentials only the wheel with the least traction will spin. When one of the wheels is off the ground or not getting transaction that wheel spins, but really gets you nowhere. With all locking differential, all wheels spin regardless of what wheel has traction. A limited slip differential spins the wheel with the most traction. Both of these can drastically increase where your vehicle can go without getting stuck)
Some vehicles also have suspensions that will rise due to road conditions. This can be a nice bonus to any vehicle, but they are usually found in very high-end vehicles that rarely make effective bug out vehicles. Plus the parts may be difficult to find and are quite complicated to work on.
Lift Kits are another good option for your vehicle to increase its ground clearance.
Types of Engines
The best type of engine for your vehicle totally depends on your needs, but here are some things to think about when choosing a bug out vehicle:
The smaller the vehicle and engine, the better the gas mileage will be. This will be handy when fuel is in low supply, but a small vehicle probably won't fit your storage or sleeping needs.
A diesel engine will not only get better mileage, but it may have more power than a gas engine. A diesel can also easily use other types of fuel including vegetable oil, kerosene, biodiesel, home heating oil or jet fuel.
A gasoline engine converted to propane may be beneficial to have in your bug out vehicle as propane can be easily stored compared to gasoline. Propane may also be in lower demand if a disaster were to occur.
A gasoline engine can also be converted to use wood gas from a wood gasifier. This can be especially beneficial if your bug out location is near a forest. Once you run out of standard fuel, you can start using the natural resource around you to get other vehicle duties done. Some of these duties might be wood gathering, towing, or bringing an animal you have hunted back to your camp.
There is always the good old gasoline engine. This is probably not the best engine for a bug out vehicle, but it is the most widely used engine, making it easy to work on.
Things to consider with a bugout vehicle.
Storage Space
Having storage space to carry all your items as well as comfortably seating all individuals is very important.
There are a number of vehicles that may fit this: a pickup truck, an SUV with a top rack, a trailer to carry all the needed items, a travel trailer or a motor home (but there are very few that are 4wd).
With a pickup, a camper shell will keep your gear and belongings from getting wet. SUVs with three rows of seats normally have the ability to fold down or remove the last row of seats.
Reliability
Having a vehicle that is going to withstand a beating is very valuable.
Simply reading JD Power and Associates and other rating systems may not be the best way to gauge reliability. The main reason for this is that many of these vehicles are not tested in harsh off road conditions.
Being able to get parts easily or have spare parts on hand can be great.
There are some things to always keep in the vehicle such as: oil, transmission fluid, a spare belt, coolant, fuses and possibly the most important relays.
Don't forget about older vehicles. They have less complicated (or no) computer systems and less things to go awry during a disaster situation. Many will also be immune to Electromagnetic pulses.
Sleeping space and protection from the elements
You may want to build a pickup sleeping platform which is very light, allows for your items to be towed, has storage, is cheap, and is quite comfortable.
You could have just a tent, but not only will this take time to setup and takedown, you will also be more susceptible to the elements.
A cab over camper along with a pickup is probably one of the best bug out vehicles. A cab over camper can allow you to tow another trailer for storage, but also have a bathroom, kitchen and a comfortable place to sleep while on the go.
A travel trailer or fifth wheel can also be a great option as they are extremely comfortable, but can be hard to maneuver in some off road situations.
What should you have in your bugout vehicle?
Bug Out Bag
Water & Purifier
Fuel
Cooking Equipment
Sleeping Items
Clothes
Food
Entertainment
Everything else you will need to live until the disaster or societal problem calms down
As you can see, there are many different options for a bug out vehicle. There is really no right or wrong as long as the bug out vehicle suits your needs. Having the bug out vehicle packed and ready to go can also be a good habit as it ensures that you are one of the first vehicles on the road when everybody is trying to get away from disaster and survive in tough times.

Advertise Your Website For Free With Classified Ads
The key to advertising your affiliate or small business website is the ability to generate traffic. If you are unable to generate large amounts of traffic, then you will fail to generate an income. It's that simple. It's a numbers game. All the successful affiliate and small business internet marketers understand that getting traffic to your website is your top priority.
Tumblr media
Many business owners have underestimated the revenue generating power a well written classified ad can produce. Either in printed form or electronically classified ads after all are simply advertisements written with the fewest words possible to generate a specific call to action. Buy, sell, rent etc.
Unlike print classified ads, you'll discover the majority of online classified advertising site are free, so this is a great method for you to use if you are just starting out on a small budget or looking for another effective free way to advertise your website.
Many online classified ad sites offer upgrade options which will provide you with more benefits and features to enhance your ads; however it is not necessary to upgrade right a way to be successful with classified ads.
The purpose of a online classified ad is simply to get the reader to react in the matter you want too. And that reaction is, you will want the reader to click through to your business or affiliate website. Your classified ad has one job and one job only. That is to sell the click through to your site. If the reader doesn't click on your ad now, you will have lost an opportunity to make a sale. You have about seven words and three seconds to get their attention or it's over! They won't read it twice.
That is why the headline is so very important. A well written classified ad contains three essential elements: the Headline, the Body and the Call to Action. While these elements are to be considered separate, it is when they flow together that you create an effective classified ad.
The Headline
You have about five to seven words, or three seconds, to get people to stop scanning and read your ad. Once they pass it up, they won't come back and read it. Look at it like this: your headline is the ad for the ad. So it's very important that your headline grabs their attention while being honest to the rest of your ad. Here are some examples to help you write an effective headline:
Immediately let your reader understand your offer.
Begin each sentence with an action word. Use words like NOW, YOU, MONEY, or FEEL.
Create curiosity.
Use all caps in the headline only when permitted.
And most importantly - Ask a question.
Remember, you are using those 5 to 7 words only to sell the reader on reading the rest of the ad.
The Body Copy
The body of the ad is where to sell your readers on why they should click through. The key to writing effective body copy is to explain the benefits in as few words as possible. When you finish developing the ad body you should have about three to five lines of text that clearly state what benefit the reader can expect to receive from the product or service you are promoting.
The important thing here to remember is your reader will care about only one thing and that is what's in it for them! What will they benefit by making that click? If you don't answer these simply questions, you won't properly set up your next step, the call to action.
The Call to Action
This last step is very critical to your ad so don't treat it lightly. Pay close attention to how you ask your reader to take action! Remember, the person reading your ad decides at this moment, 3 seconds or less, whether or not to click through, so saying the right thing is vital. To do this you must keep the call to action simple and make it the next logical step.
It's often good to add a qualifier to the call to action by asking a question which can only be answered by clicking on your ad. Where possible add an action word that convinces the reader to take action now. One of the best formulas for writing a compelling call to action statement is to restate the main benefit.
Below are several examples of classified ads that have worked well for me:

Post Your Ad
Next, find the correct category to post your classified ad. This is very important because your ad could be deleted if you post it in the wrong category. Also make sure that what you are advertising is permitted on that particular website. As with every aspect of online marketing, testing is the key to success.
Be sure that you use a tracking link so that you can determine the effectiveness of each classified sites and you can see which of your ads performs the best. In my research over the years I've learned that one of the key attributes of successful webmasters and internet marketers is that they are persistent.
Building traffic to your website takes time and is not something that you do for a few weeks and then give up.

Real Estate In Costa Rica
In the last years, an increasing number of American, Canadian and European investors have turned their eyes toward Costa Rica growing Real Estate Market. Forced by their restrictively expensive domestic property markets plus the volatility and insecurity of existing equity markets, investors have found in our country an outstanding alternative for investment.
Tumblr media
Costa Rica has been by tradition a democratic and peaceful Central America country. Costa Rica is famous for its neutrality over past and present conflicts in the area, recognized by the world community when the President Oscar Arias received the Nobel Peace Price in 1987 and mentioned in the CIA World Fact Book as "a Central America success story".
Costa Ricans, also known as "ticos" happily boasts that Costa Rica is so peaceful that it does not need an army, and has more teachers than police officers!
Since it is a stable country with extreme natural beauty, more and more people are looking into Costa Rica for a new home or a second home abroad on the growing Costa Rican property market.
Even though Costa Rica current boom on real estate has caused for an inflation of prices, land and house prices in the country are very affordable with prices not even close to those in the United States, Canada or the United Kingdom. Up and above the country strong resale market, currently luxury beachfront developments can start as low as US$80,000 or prices starting just from US$250,000 for detached homes on sizeable plots.
Currently, over 50,000 United States' citizens live in Costa Rica. Besides, Unites States brokers can easily arrange finance for property purchase in Costa Rica, since the United States government considers this country to be a politically and economically stable country.
Foreigners may find in Costa Rica a way of life very similar to the Western or American standards, which strive on a good quality lifestyle. The people moving into our country enjoy the benefit of good infrastructure, excellent communications and good standard of services. Other advantages for those interested on relocating in Costa Rica are the relatively low cost of living, the excellent health care services up to par with American standards, a high education and literacy standards, very good command of English language by most Costa Ricans and a strong and stable economy based on agriculture, science and technology, and tourism.
An added benefit for investors in real estate in Costa Rica or for those looking to move to the country is the favorable low tax regime the country has adopted, and the fact that property ownership rights in Costa Rica for non-residents or foreigners are unrivalled to those in the rest of the countries of Central and Latin America region.
The boom that Costa Rica is experiencing on the real estate market has not upset the overall picture of the country, as its economy is not reliant exclusively on real state, meaning that it will remain stable and property prices are not artificially talked up.

Pets For Kids
Here are 10 Essential Reality Checks for YOU to consider when 'others' are considering the addition of a new pet to your family or household.
Tumblr media
So you want a pet or at least your kids want a pet, well there is nothing unnatural about that, the whole idea will sound great...but wait a minute, stop and think.... there are some great positives about this idea....there are also some essential reality checks that need thinking about....a quick read through my checklists below will help you make a more realistic decision.
Remember the old saying "A pet is not just for Christmas". Someone will have to clear the 'pooh' up at the end of it .... all.
Essential Reality Check No. 1 -
The Type of Pet
The type of pets for kids you can take into your household will depend on a whole host of things such as follows:
The ages of your kids - a two year old child will probably not be able to handle a pet gently and certainly won't be able to care for the pet.....
How much will the pet costs be - not just to buy - but to care for on a daily basis?
What size of pet does your child want? - What space will be needed? A hamster does not take up much space but guinea pigs, ferrets and rats need much larger cages.
How much time do your kids and you as a family have to give to the pet?
Will your family be safe with the pet? Will the pet be safe with your family?
If you have a larger pet such as a dog, cat, or goat what effects will it have on your family, friends and neighbours?
How will your pet be cared for during your holidays.
Will your family be able to cope with the eventual death of a pet?
Some pets will sleep most of the day and be awake at night. Hamsters can be very noisy at night!
If your child wants a dog you will need to look into the breed, size and exercise needs of the dog.
Do you already have another pet, what effect will it have on that pet. For instance will your dog be OK with a cat or rabbit or bird?
Essential Reality Check No. 2 -
Ages of your Kids
You will need to decide on a pet that is suitable for the age of your kids.
For instance in most cases it would not be wise to buy a hamster for a two year old child who is still adapting to the world around them and may not know or be able to handle the hamster gently.
Do you want to give your kids some responsibility in caring for an animal. Some kids are very responsible and will be able to manage this. Other kids, well the sight of a baby animal is just too appealing, after all who can resist a cute puppy or kitten or baby hamster?
At first you may need to help your kids, as caring for a pet is a very responsible job. As a parent or carer you will always need to oversee a pet's care.
As the parent or carer you will need to decide if your child is old enough to handle and care for a pet. How often have parents heard the cry "oh but we promise we'll take it for walks everyday"
Or "we'll clean it out mum, we promise". How will you feel in a years time when you find yourself caring for the pets because the kids are busy with friends or away on a school trip or inundated with homework or just plain bored with the poor thing.
Essential Reality Check No. 3 -
True Costs of Pets for Kids
Some pets are very cheap to buy for instance hamsters, guinea pigs, goldfish. gerbils, fancy rats, fancy mice and rabbits and even ferrets.
You will still need to consider:
The cage set up (this can be very expensive when looking at the cage sizes that most pets need) in fact they need the largest cage you can manage
Food costs per week
Bedding
Vets bills if your pets become ill.
e.g. Ferrets need a yearly injection against canine distemper.
Holiday care - you will need to pay for this of course if you cannot rely on friends and family.
Bigger pets for kids such as goats, and dogs and pedigree cats are far more expensive to buy initially, some costing hundreds of pounds.
You will need to consider:
Bedding and a cage (if buying one for your dog or cat)
Leads and collars for dogs.
Food bills
Vets bills (dogs should have yearly check ups with a vets)
Toys
Holiday care (kennels can be very expensive)
Flea treatment
Ongoing veterinary costs if your pets becomes chronically ill.
Essential Reality Check No. 4 -
The Space Required
Even small pets for kids such as guinea pigs, fancy rats and ferrets need a lot of cage space for a happy life. They will need the biggest cages you can find space for. These pets also need space to exercise out of the cage.
Cats take up very little space, as do small breeds of dogs.
Dogs will need a decent sized garden as well as walks to keep them well exercised.
Essential Reality Check No. 5 -
Time for your Pets
Do you and the family have time for a pet.
For smaller pets you will need to have them out of the cage and being handled daily for at least 2 hours a day.
Do you have time to clean out your pet at least once or twice a week, or even daily?
Some pets will certainly need the toilet corner of their cage cleaned more often to avoid a foul smelling cage and pet.
Water bottles and food bowls will need cleaning and refilling every day.
Will you be able to walk your dog at least once a day? - dependent on the breed some need more!
Are you willing to look after your pets for kids for the many years some can live?
(From 18 months to 2 years for a mouse up to 15 years for a dog)
If you are out at work all day and the kids are at school all day your pets will need and will demand attention when you return home
Essential Reality Check No. 6 -
Your Pet and Family Safety
You will always need to ensure your kids safety when they are spending time with any pets.
Even little pets can bite and leave a wound.
Dogs should not be left unattended with your kids as they are unpredictable. Even a faithful dog will bite and even attack a child if they are in pain or afraid. It happens rarely - but it does happen.
You will also need to ensure your pets safety:Is your child able to handle a pet safely without hurting it.
Is your pet safe with any other pets in the home? - if you have young children and a dog .... you will need to make sure the dog cannot escape because a door is accidentally left open.
If you have a dog you need to ensure visitors safety as you can be sued if your dog bites someone on your property (or even off your property)
Make sure that when pets for kids are having free time out of cages that:
Other pets cannot hurt them
They cannot chew electrical leads
They cannot fall into toilets or baths of water.
They cannot escape through gaps in walls or floors
They cannot get outside without supervision
Essential Reality Check No. 7 -
Effects on Family and Neighbours
The whole family needs to be in agreement if you are getting pets. Pets can be noisy and messy having an effect on family living.
What effect will a pet such as a dog have on Granny who suffers with an allergy - will that mean she cannot come to visit anymore?
If you get a dog will it bark and howl when you leave them for any length of time and will this annoy your neighbours.
Will the dog bark when your neighbours are in their own garden.
How will your neighbours take to having your pet cat mess in their garden?
You will need to keep your yard free of dog mess to ensure it does not smell -particularly in summer months.
Essential Reality Check No. 8 -
Holidays and Care for Pets for kids
If you have pets for kids what will happen to them during your holiday times.
Do you have family or friends who can care for your pets while you are away.
If not you will have to pay for your pets care.
This will be expensive for dogs, cats and larger animals.
Even for little pets, holiday care can be expensive.
Essential Reality Check No. 9 -
Loss of a Pet and Grief
Some children are really sensitive and will be distraught when their beloved pet eventually passes away, or is lost in some way.
This is especially distressing if the pet has died as a result of an accident or illness.
How will you manage this?
The kids will need to grieve, grieving is a healthy part of a loss reaction. We can suffer losses every day in a small way such as not getting something we want, this causes a loss reaction and part of the healing for this is grief. If your child or other family member struggles with the grieving then look at the following and see if it applies. The grieving process has seven stepping stones through which people move. Your family member may not go through them in order or spend long on any one.

How to Use Facts and Benefits in Classified Ads?
Looking at some free classified ads just gives you headache. There are so many boring facts listed about the item for sale and sometimes you do not even know what those facts are.
Tumblr media
So a question was born in my head, is it really necessary to have so much detailed information about a product listed in an online classified ad?
I have found the answer to this question to be a little tricky and depending on what you are selling or buying in your online advertisement. For some ads you will not need to list every little detail while for other classified ads you will need to write down most of the facts and benefits in order to sell your item.
Listing facts & benefits in your classified ad?
The general rule of thumb is that the more expensive the product or service is the more you will need to justify the price by facts and benefits.
How about benefits in my ad?
Lets image you are selling a luxury car, now in order to get as many interested buyers as possible you will need to sell them the benefits of having this luxury used car you are advertising for.
Some of the benefits with a luxury car can be that it is a status symbol and riding it makes you feel good and important. You will need to list or write those types of benefits to take out a high price for the luxury used car.
Cheap items for sale
Now on the other hand let us image you are selling a cheep used book through a free classified ad. You will not in this case need to list as much facts and benefits. In fact it might even piss off readers if you start listing how broad and deep the books dimensions are in your classified ad. On the contrary you can list some chapter headings just to give an overview of what the buyer can expect from reading the book you are selling.
Read classified ads before writing your own
It is a good practice to read other peoples classified ads for the same product or service before writing your own. Look for mistakes made by other writers and do not repeat them. Also look for how much facts and benefits are being used to sell the product and decide how much you feel is enough.
I hope this article has provided you some value and guidelines for using facts and benefits in your online classifieds.

How to Post Classified Ads on Facebook
Classified advertising is one of the many forms of advertising which is specifically common in periodicals, newspapers, online newsletters, and other dailies and they are either distributed free or if the circulation has already reached a high level, it may be sold for profit. Newspaper and other daily advertisements are generally short, in fact many of them are published in abbreviated forms since they are charged per line or per letter and one newspaper column wide.
Tumblr media
Publications like newspapers or other forms of published pamphlets or tracts usually allot a specific section for classified advertisements, and there are also certain publications which carry only advertisements. Normally, the ads are grouped into specific categories or classes like for instance the "electronics and gadgets section", or the "wanted section", or perhaps the "cars for sale department" and the ever famous "house for sale and house for rent section".
Classified ads are way cheaper than the traditional large display ads that we see on the streets like billboards and posters because of it more limited visibility, yet it attracts a more targeted group of people since the ads do not seek out people who need the products being advertised since the process is reversed - people who are on the lookout for specific items or services are the ones reaching out through the classified ads.
Social networks like the powerful Facebook have classified ads as well but the difference between the traditional classified ads and that of Facebook is that it can act like a conversation since the structure of Facebook is set in such a way that people socialize online by exchanging information, sending messages back and forth, and so Facebook managers realized the potential of Facebook in spreading classified ads and they partnered with Oodle, who only ranks second with Craigslist when it comes to Web 2.0 classifieds, and they created a more structured presentation of the online classified ads for Facebook.
For Facebook, if you are set up on a single view mode which means you are seeing just one ad, you will notice an icon linking to Facebook which when clicked will auto display the ad in your Facebook account, that is if you have an account. If you are set on multi-view, you would not see that link.
If you are selling something, this setup allows you increased opportunities for as many people to see your ad and what you have to sell. This also allows a Facebook user to show or display a link to your ad and the ad image itself even if the advertisement owner does not own a Facebook account.

Keeping Your Pets Safe During a Hurricane
With the approaching hurricane season, it is vital that residents of hurricane prone areas be prepared. From having an emergency plan in place to making certain you have an emergency kit ready to go to knowing ahead of time what emergency numbers to call and where your closest hurricane shelter will be if you need to evacuate. Unfortunately, too often people overlook their pets when it comes to hurricane safety. And whatever you do, do not leave your pets at home when you evacuate. Your pet's chance of surviving a hurricane is minimal and unlikely. If it isn't safe for you, it is not safe for your pets. It is critical to have an emergency plan established for your pets in the event of a hurricane and that your plan involves your pets being relocated to safety.
Tumblr media
In the event of a hurricane, if you are required to evacuate to a shelter, you will most likely not be able to bring your pet. Although Red Cross shelters and some others will allow services animals in with their owner, many shelters will refuse entrance. It is therefore nest to be prepared ahead of time rather than stuck without a safe place to go with your pet during a hurricane.
According to the Florida Division of Emergency Management, more and more communities are developing pet friendly shelter plans. The key is to do your research ahead of time and find out if any local shelters will admit your pet(s). If you cannot find any pet friendly shelters, the next step is to contact hotels or motels outside of the area to find out what their pet policies are and if they would waive a "no pet" policy in the event of an emergency. You may want to contact your veterinarian as well to ask them if they have any suggestions. While doing research, make certain to keep a list of pet friendly resources with phone numbers and addresses. If a hurricane comes your way and you need to evacuate, you will be thankful that you had the list prepared.
Next, it is important to have an emergency kit ready for your pet as well. As with all emergency kits, pet kits should be pre-assembled, left in one easy to access area close to the exit (preferable with your emergency kit as well) and ready to go. Pet kits should contain important documents (veterinary records etc.), medications, first aid kit, food, bowls, leashes, toys, foldable pet bed, blankets, crate, flashlight and portable water. Please note that you should set aside enough food and water for at least one week. When setting aside food, if your pet eats canned food either set aside a can opener or purchase the easy peel cans. If your pet has any special needs, like needs cat litter, litter box, heat lamp, salt lick, pine bedding etc., make sure to set aside those items as well. It is important to note that if your pet is a bird, you will still want a blanket ready to go so you can cover their cage to reduce stress while traveling. Keep all items in a water proof container that is sturdy and can easily be transported. Also, it is important to keep a photo of your pet in the bin as well in the event your pet is lost. The key is to have your pet emergency kit ready to go at a moments notice. One part of your emergency kit that will not go in the bin is securely fastening your current contact information to your pet's collars or leg (birds) if possible. If you have birds, small animals or reptiles, you may want to label your pet's cage as well. In the event that you get separated from your pet, emergency crews will be able to contact you with the information you have provided on your pet's collar. Finally, get a Rescue Alert Sticker. By visiting the ASPCA online, you can get a free sticker by filling out an online form.
When you have a pet emergency kit and a list of pet resources ready to go, the next step is to stay informed. Keep track of any approaching threats by listening to weather information on the television, radio or internet. If an evacuation warning is to be issued, you will often have some time to get yourself, your family and pets to a safe place. If you hear of an approaching hurricane, call the pet shelter or motel ahead of time to confirm shelter arrangements. It is also important to keep all of your pets with you and indoors, even if you are not at home. In the event that an evacuation order comes while you are not home, it is critical to have a contact, like a neighbor or friend, in place who can pick up your pets and meet you at another location.
In addition to having your resources ready, you may want to think a head of time what you may be able to do to keep your pet calm during a hurricane. There are several natural remedies now available to help your pet's stress level stay down. Products like Bach's Flower Remedies or NaturVet Quiet Moments Gel are helpful to dogs and cats that may experience anxiety. In addition, you may want to purchase some "keep them busy" treats while your pets are cooped up during the duration of a hurricane.
If a hurricane is a possibility, the best plan if possible is to go to a safe place with your pet. If you cannot find a pet friendly shelter, it might behoove you to leave the area and evacuate to a place of safety where you can stay with your pet.

Understanding Mobile Phones
Benefits of Fixed Mobile Convergence
There are three types of savings an organisation can make from a convergent solution: call costs, infrastructure and productivity.
Tumblr media
Savings delivered through convergence
Although call cost savings are the easiest to measure, they provide the least scale for savings. More benefits can be derived through infrastructure efficiencies and productivity.
Infrastructure savings are delivered through fixed-line replacement strategies and green field site deployments. This impacts the CAPEX and ongoing OPEX requirements of owning a fixed and mobile fleet.
Productivity and improved business processes, whilst providing the greatest opportunity for organisations to derive benefits from convergence, are also the hardest to quantify. For example, while a converged voicemail solution may save an employee five minutes of effort a day, the real benefit may not directly be derived through having an extra five minutes for 'productive' work. The benefits may, in fact, be delivered through customer satisfaction and repeat business as a result of improved response times. However, most businesses now measure customer satisfaction as a key performance indicator. Therefore, the increase in productivity and potential process re-engineering which can be achieved will have a positive impact on customer satisfaction levels.
Benefits include
Extending fixed line call features to mobile handsets
Reducing call costs
Improving the responsiveness of the business
Delivering control - for instance, for compliance with FSA regulations
Reducing duplication
Ease of extending capacity
Improving productivity
The use of converged solutions also enables the workforce to be more productive through functions such as mobile access to direct dial extensions and conferencing. Employees are able to respond faster to voicemails, and benefit from reduced telephone tag as they are able to answer more calls first time. Specific productivity gains are illustrated by the following examples:
Consultants within a Healthcare Consultingcompany achieved a 10 to 15% productivity gain as a result of reduced telephone tag.
Carers at a Home Care Servicescompany achieved time savings of 60 minutes each day per employee due to fewer voicemails, more calls answered first time and reduced telephone tag.
A specialist call centre within a Travel Insurancecompany handled 25% more calls as a direct result of increased responsiveness of staff.
A Universityachieved one hour time saving per day for IT support staff, minimising delays in reaching colleagues to issue job instructions or resolve issues.
Within a Hospital, nurses were able to save at least 10 minutes each time they retrieved patient results, by being able to access and check results irrespective of location within the hospital.
Productivity benefits can be relatively difficult to quantify and are best addressed on an individual basis. However, financial savings can be found by calculating, for example, the number of minutes saved per day through enhanced communications and business processes (e.g. time wasted unnecessarily visiting office to pick up desk based voicemails or job schedules). In addition, the ability to rapidly and consistently answer enquiries and client calls can ensure that a client is gained and maintained owing to a better standard of service.
Although more difficult to measure, research has shown that softer benefits can lead to quantifiable revenue, customer satisfaction, customer retention, and work rate or cost saving improvements for enterprises.
One simple solution is a feature rich Business SIM enabling Voice, SMS & Data 3G and HSDPA whilst roaming. This mobile SIM provides the business with full control over calls and texts, both nationally on the hosted network and whilst Roaming. In addition, the SIM provides connectivity to defined private mobile networks and access to a common core for application activation.
The mobile is enhanced by providing short code dialling to other extensions in the business and support for the same feature dialling provided on fixed line handsets, enhancing application integration.
Number Portability
The MNO or MVNO provides for number portability and ensures that users can maintain their existing phone numbers and avoids any disruption to the dialling experience for the end user; no user training is required.
Data Support.
Idealy the network fully supports data options providing internet and mail connections. Access Point Names ( APNs) are provided for network supported applications such as Push-to-Talk (PTT
Roaming
Subscribers naturally expect the same service capabilities when travelling abroad as they do when registered onto their home network. We aim to avoid complicated methods to make a call while ensuring subscribers can use their account when roaming internationally. Ideally, they want to be able to dial straight from their mobile contacts list without having to edit numbers in order to specify the correct country code.
CAMEL Customised Applications for Mobile network Enhanced Logic support means that, as long as the international network supports CAMEL, the user dials as normal. When CAMEL is supported, we can guarantee a seamless prepaid roaming experience. Costs are, typically, less than normal call rates and this solution ensures call recording as required for FSA compliance is still delivered while travelling in CAMEL countries.
CAMEL Call Back This solutions means that the caller makes a call as normal and the call is directed to the platform. The call then drops for a short period. The platform then immediately rings back both the caller and the destination number and connects the two parties. This solution is CAMEL dependent and ensures a lower call rate but it also incurs a slightly longer connection time.
Roaming will enable connection even when no CAMEL network is available. The call is made over the local macro network selected for the strongest network signal in the area. Call charges are at the standard country rates. This solution guarantees connection but will not ensure call recording within FSA regulations and will, potentially, incur the highest call rate.
Landline Number in the SIM
The SIMs can support both mobile and landline numbers which enables a mobile phone to host both a standard landline DDI (number) and a mobile number simultaneously.
Choice of Handset
It will support a wide range of handset models and, since it is independent of Smartphone operating systems, it is unaffected by operating system changes.
Short Code Dialling
As a result of the call routing presentation at the PBX or hosted data centre switch, short code dialling and feature dialling (i.e. number tagging to request a feature or application support such as record/don't record or identification of private calls), are supported.
Cost Saving
Removing Business Costs Mobile phone software applications raise a number of management, cost and support issues for business. Furthermore, it is possible for mobile applications to be bypassed, even if this requires the mobile phone to be rebooted. All applications are delivered and supported centrally from the core; there is no need for support on the individual handsets, all that is needed is a New SIM card.
Savings on Mobile Costs
The outbound call leg is under the control of the business and will, typically, be configured to avoid Mobile Network Operator (MNO) charges for national and international calls. Calls, at the discretion of the business, may be placed:
FOC over internal, national and international business networks if they remain on-net or at land line contract rates for off-net calls over PSTN or the business's chosen carrier
Inbound calls to mobiles are presented at the PBX and receive a share of the Media Termination Credits (a credit to the SIM) paid to the Mobile Network

Commercial Real Estate Newsletters
Commercial real estate newsletters are an excellent way to keep in touch with clients or people who share a similar interest. In today's world of the Internet, commercial real estate business houses are converting their newsletters into electronic format, more popularly known as e-newsletters.
Tumblr media
A commercial real estate newsletter can supply a huge mass of information to your readers, which is not available through the mainstream press. Before producing a commercial real estate newsletter, you have to decide on the format of the newsletter, how to write articles, matters related to printing and distribution and the like. There are many desktop publishing packages available that can assist you in developing or creating commercial real estate newsletters.
Firstly, you have to consider and answer the question, what is the purpose of the newsletter? A commercial real state newsletter cannot be made appealing to the readers without well-written content. Besides, the layout and appearance also contribute to the popularity of the newsletter.
Content writing, proof reading and editing are important steps because if the content is unreadable or grammatically incorrect, then it will be a major turn-off for your readers.
Commercial real estate newsletters provide information on topics including buying and selling of commercial space, commercial real estate mortgages, and credit. These newsletters could appeal to lenders, realtors, companies etc. Such newsletters generally contain quick-reading articles, which presents relevant information in a short, concise format that is appealing to customers with busy schedules.
Commercial real estate newsletters can also deal with topics related to issues that can affect your business, monthly listing of legislative advocacy on pertinent commercial issues, commercial real estate and investment headlines from newspapers or magazines, tips to build your commercial real estate business, etc. Current economic trends, local business news, recent commercial sales, vacancy statistics, new investment property listing highlights, or general business tips and information are all topics that could be included in commercial real estate newsletters.
Newsletters can be sent weekly, monthly or on a quarterly basis, but ensure that it is done regularly and consistently.
