Bernie Sanders offers 3 ideas to help battle gentrification while in Greenville

The West End is Greenvilleā€™s epicenter for the pressures of gentrification, and it was from that platform Friday that Democratic presidential candidate Bernie Sanders spoke on what he considers solutions to an affordable housing crisis that he said spreads across the country.
ā€œThis is an issue, again, we donā€™t discuss enough,ā€ Sanders told a crowd of about 200 at the West End Community Development Center on South Main Street during an event billed as a forum on poverty. ā€œBelieve me, itā€™s not just a Greenville issue. Itā€™s a national issue."
The 77-year-old U.S. senator from Vermont referenced his time as mayor of the city of Burlington to answer a specific question about how to solve negative impacts of gentrification on the West Greenville and Greater Sullivan neighborhoods.
ā€œThe bottom line is, we have to say before we can even come up with a solution what we want," he said. "And that is that working people have a right to continue to live in the communities that they love and where they grew up."
Three concepts emerged, the first of which is an effort the city of Greenville created two years ago ā€” a housing trust fund.

In Burlington, Sanders said the city subsidized construction of affordable housing that could only be sold later at a marginally higher rate. The concept has been used in Greenville communities such as Viola Street.
The other two proposals havenā€™t been implemented here ā€” requiring developers to provide a certain amount of affordable housing in developments, often referred to as "inclusionary zoning," and laws mandating rent control for working-class renters.
"If you want to build fancy housing, thatā€™s fine," Sanders said in reference to requiring developers to aside affordable units. "But youā€™re going to have to build a certain percentage of affordable housing."
Rent control is a concept the senator said he grew accustomed to as a child growing up in Brooklyn, New York, and is used in cities like San Francisco to prevent landlords from raising rents at exorbitant percentages each year.
"People have a right to live in rental units which are affordable," he said.
The gentrification question was the only question posed in the forum as lengthy opening expositions by panelists that included actor Danny Glover and prominent social justice philosopher Cornel West took up most of the time before Sanders headed down the street to the Peace Centerā€™s Gunter Theatre for a traditional campaign rally.
The sun peaked out for a spell as an overflow crowd milled about on the Peace Center plaza to hear Sanders speak on broader themes such as wealth redistribution, universal healthcare, voting reform and racial justice.
The trip to Greenville highlighted Sandersā€™ effort to appeal to the minority community, a point in his previous campaign three years ago that pundits said was a weakness in his effort to build a broad populist coalition and contributed to his inability to overtake Democratic nominee Hillary Clinton.
West, a democratic socialist who has been critical of Clinton and former President Barack Obama for not advocating more for social and economic justice, said Sanders will challenge the "milquetoast" position of his Democratic primary opponents.
"Who are they really and who has been consistent?" West said.
Black activists locally and nationally exclusively introduced Sanders at the rally and participated in the panel at the West End center.
The Rev. James Speed, pastor of Allen Temple A.M.E Church that oversees the West End center, said that Sanders joined every "red-blooded Democrat" running for president by coming to the center.
The Rev. Stacey Mills spoke on the opportunity local churches have to unite together and buy properties, like his church, Mountain View Baptist, did with 25 lots on Cagle and Temple streets.
The church is being patient and developing a master plan for how to provide affordable housing on the land, he said.
"Weā€™re not waiting for developers outside of the community to tell us what we should do with our property," Mills said.
Traci Fant, a black Greenville activist, said that housing for the poor can be helped with justice reform so that prisoners have a chance to integrate into society once released.
"The system of incarceration and re-incarceration must end," Fant said. "When someone has a felony, they canā€™t get a house."

Stores centered on selling cannabidiol products have seemingly popped up overnight in Greenville, with five stores setting up shop since October.
GVL CBD Co. is a wholesaler that opened in October 2018. Their products are available online or at various retailers, both of which are listed on their website, gvlcbd.com. Your CBD Store opened in November 2018. The first Greenville location is at 1461 Woodruff Rd., Suite C, Greenville, SC 29607. Two more are planned to open on Augusta Street and North Pleasantburg Drive by May 1. Purely CBD of Greenville opened in December 2018. You can find the shop at 102 W. Commonly known as "CBD," cannabidiol is a cannabis extract that, unlike THC found in marijuana, wonā€™t get you high. Itā€™s gaining steam for wellness uses and can be found in oils, body lotions, bath scrubs, candy, and even dog treats.

The cannabis industry got a huge boost this past December after President Trump signed the Farm Bill, which made it legal for hemp to be cultivated on a large scale. In turn thatā€™s paved the way for more businesses to have an opportunity to create hemp-based products, like CBD oils and lotions.
That change in the law was a factor in some of the openings, but not all of them. GVL CBD Co. was influenced by the Farm Bill, managing partner Aaron Schuyler said, as was Purely CBD of Greenville, that storeā€™s owner, Cassandra Watts, said.
But for Your CBD Store, Grassroots Remedy, and CBD Greenville, the productā€™s health benefits were the main driving force behind the openings, spokespeople for those stores said.
Your CBD Store owner Dylan Lyons saw CBD help a friend with Crohnā€™s Disease, his mom with arthritis and others with anxiety and depression and wanted to spread that healing power to others.
ā€œFor me thatā€™s really all that it took, seeing that it was actually helping people," Lyons said.

Self-storage facilities booming in the Upstate

You canā€™t miss the new storage unit facilities appearing in the Upstate, many going up not far from where other facilities have been for years.
Brian Petersen owns eight self-storage facilities in the Upstate. Heā€™s also the president of the South Carolina Self Storage Association.
ā€œWe have tremendous growth here with an influx of people and because of that, itā€™s population and density is what drive the metrics of where you would want to have a self-storage unit facility, not just the people but your competition.ā€
Heā€™s also seen the self-storage business change, as new facilities are built and he says that can cause issues in the industry, if those who build the new facilities donā€™t do their research.
ā€œThere can be saturation in markets in some places and thatā€™s one of the challenges that any business owner has to encounter, is how do you determine where your market focus is going to be?ā€
Sophrona Chapman owns Powdersville Self-Storage, sheā€™s been in the industry over a decade, and says with the new growth, theyā€™ve had to think more about competition, and what makes them stand out.
ā€œWe just made a list of things that separate us from the others and again at the top of the list is good customer service I think these days you donā€™t go places and get much customer service, and especially service you can call good.ā€
Sophrona also tells us, they are very involved with their community, and give back through several ministries, something that also makes her business unique in a crowd.
ā€œWe look at storage as a mission project,ā€ She told us, ā€œSelf-storage is event driven so thereā€™s something thatā€™s happened in their lives that bring them to us and we like to think we can help them fill the gap. We love to help people find jobs or housing or point them in a good direction.ā€
We also spoke with another industry expert who told us theyā€™ve seen growth across the country too. He told us less storage units were built during the recession, even though there was still demand. Over the last 3 to 5 years, weā€™ve seen an increase in facilities built, as investors look to catch up from the recession and current increased demand.

Birmingham developer Daniel Corp. begins Legacy Haywood project in Greenville, South Carolina ā€“ Birmingham Business Journal
A Birmingham commercial real estate company will build a large apartment development in Greenville, South Carolina.
Daniel Corp. said it has closed on an 11-acre site in Greenville on which it will break ground on Legacy Haywood, a 244-unit multifamily community. Financial terms of the deal were not disclosed.
ā€œOur team is thrilled to begin work on another apartment community in Greenville,ā€ said Justin Weintraub, executive vice president of Daniel. ā€œFueled by a dynamic employment base, world-class culinary scene and unrivaled natural amenities, we look forward to delivering another luxury community to one of the Southeastā€™s most vibrant markets.ā€
The project is expected to be complete in spring 2019.
The project has special significance for Daniel, as it is located adjacent to offices for Fluor Enterprises Inc. The development company traces its history to a legacy company called Fluor Daniel Enterprises in Greenville.
Legacy Haywood will have one-bedroom, two-bedroom and three-bedroom units with high-end finishes and amenities like a resort-style pool with a sundeck, outdoor fireplace with lounge seating, pet spa and park, coffee bar/internet lounge with Apple workstations, state-of-the-art cardio and weight training center, and detached garages, according to information from Daniel.
The development is located near large employers in the Greenville area near the Interstate 85 and 385 corridor.
Wakefield Beasley & Associates is the architect, CF Evans is the general contractor, Mesa Capital Partners is the equity partner and construction financing was provided by Synovus Bank.
Daniel previously developed a community called Haywood Reserve in Greenville in 2016 that it has since sold.
Daniel is one of the largest commercial real estate firms in Birmingham, and has a vast portfolio of developments and investments across the Southeast.

Moviegoers are in luck because the City of Greenvilleā€™s Moonlight Movie nights are back!
This free series of classic films, sponsored by Fidelity Investments, returns to Falls Park starting May 2, and continues on every Wednesday evening through May.
Each film begins at sundown, but moviegoers are invited to come early to claim their prime time viewing spots and play movie-themed trivia before the showing.

Greenville Chiliā€™s restaurants to donate Tuesday night proceeds to deputyā€™s son battling leukemia

The Greenville County Sheriffā€™s Office is asking the community to come out and enjoy a meal to help one of their own as the deputyā€™s young son battles leukemia.
ā€œā€¦We consider ourselves family. When one of our own is in need, we will stop at nothing to ensure they get the help they need,ā€ said Sgt. Jimmy Bolt in a news release. ā€œSo, we ask you to join us in the fight to help little Amari, the son of one of our investigators diagnosed with Leukemia earlier this year.ā€
Bolt said both Chiliā€™s restaurants in Greenville (located on Woodruff Road and Haywood Road) will host a fundraiser for the Kalu family on Tuesday, April 24.
Proceeds from all sales between 4 and 9 p.m. will go to the family.
ā€œCome out and enjoy some good food and know that each meal you purchase means you are a ā€˜superheroā€™ to a little boy in the fight of his life,ā€ Bolt said.
People are also encouraged to wear superhero shirts during their meals.

Greenville real estate firm seeks to develop industrial park in Calhoun County
A Greenville-based commercial real estate firm is seeking to develop an industrial park in Calhoun County.
NAI Earle Furman Chief Development Officer Hal Johnson informed Calhoun County Council on Monday of his firmā€™s desire to develop an industrial site in Calhoun County near Carolina Eastman.
"It would generate new revenues and property taxes and lots of jobs to follow," Johnson said in open session.
Council discussed the contractual details of the project with Johnson in closed, executive session.
Johnson declined to provide details of the proposal, but when asked the scope of the project he simply said, ā€œBig.ā€
"We donā€™t know what we will be able to do, but it will be forthcoming," he said.
Johnson said the county is attractive because of its access to Interstate 26.
Johnson formerly served as the executive director of the Orangeburg County Development Commission.
ā€¢ Council held public hearings and gave third and final reading to tax incentives for Midlands Solar, LLC. No one spoke at the public hearings.
Midlands Solar, LLC will be developed by Community Energy Solar of Pennsylvania.
The company is promising to invest $80 million on the solar farm. It will be located on about 900 acres on Kennerly Road near Providence Road in Calhoun County.
The 72-megawatt solar farm is not expected to create many new, permanent jobs but will employ between 200 and 300 during the construction phase. Construction will take about nine months.
ā€¢ The county announced it will use the services of PGA Career Consultant Mike Mueller to help it conduct its search for a PGA professional to help run the Calhoun County Country Club. The services are being provided free of charge to the county.
The services include access to a database of 28,000 PGA professionals across the country with the resumes of each of the professionals.
ā€¢ Council approved the countyā€™s service agreement with QS/1 Computer Services, which provides the countyā€™s tax software system and computer services that print tax bills and assessment notices. The total contact for this year was $151,182.80.
ā€¢ The Jumper Fire Station saw its Insurance Service Office rating improve from 7 to 5. An ISO rating reflects the fire protection available to a home. A higher ISO rating leads to higher insurance premiums for homeowners.
ā€¢ Council noted there was an article profiling Calhoun County Library Director Kristen Simensen in Library Journal Magazine. The article ran in March as part of the journalā€™s Movers & Shakers series.
The article highlighted Simensenā€™s work in spearheading a literacy project funded through a Library Services and Technology Act grant administered through the South Carolina State Library.
ā€¢ Longtime Regional Medical Center trustee James Amaker resigned from the hospital board effective April 6. Amaker, who is a Calhoun County Council appointee, has served on the board since October 1998. He was the longest continuously serving trustee until his resignation.
ā€¢ Council entered into executive session to discuss an economic development matter involving Project Augusta; a commercial development incentive related to a grocery store; and personnel matters related to Emergency Medical Services and the countyā€™s magistrate office.

Greenville SC Tea Party Hosts GOP Secretary Of State Field
The Greenville Tea Party is hosting a candidate forum for the four ā€œRepublicansā€ seeking the office of South Carolina secretary of state.
Ordinarily this race would be the definition of a down-ballot snoozer, but in this election cycle the stars have aligned to provide us with some serious entertainment.
Which is frankly all this office is good for ā€¦
Weā€™ve got an incumbent (Mark Hammond) who is almost too stupid to breathe, one challenger (Kerry Wood) whose life has been the proverbial political soap opera and another challenger (Nelson Faerber) whose candidacy could very well be part of his wifeā€™s plan for world domination.
Or at the very least a reality television gig ā€¦
Fun times, huh?
Weā€™re honestly waiting on the fourth candidate in this race ā€“ state representative Joshua Putnam ā€“ to spontaneously combust. Or be exposed as a robot. Or reptile. Or maybe a reptilian robot (preferably one who breathes fire).
Because at this point heā€™s looking far too normal compared to the rest of the field ā€¦
ā€œItā€™s a clown car,ā€ one Midlands-based GOP strategist told us. ā€œWhich is fitting for this office.ā€

We referred to the secretary of stateā€™s office last week as ā€œso utterly insignificant it should have been folded into a slightly-less-inconsequential bureaucracy decades ago.ā€
Which is a charitable description ā€¦
Basically, we are talking about a glorified file cabinet for corporate incorporation papers. Nothing more, nothing less. And honestly ā€¦ with an annual budget of only $3.2 million (out of a state budget thatā€™s careened past the $30 billion mark), itā€™s not like thereā€™s much damage to be done here.
Cutting it would be almost as pointless as keeping it ā€¦
A decade ago we argued the office ought to be given some actual power ā€“ i.e. enforcement over the stateā€™s election and ethics laws ā€“ although at this point weā€™re leaning toward keeping those functions independent. Furthermore, if you have to justify an officeā€™s existence ā€“ or give its occupant things to do ā€“ thatā€™s probably a good sign it ought to be done away with.
Certainly the officeā€™s current occupant needs to be put out to pasture ā€¦

CBRE Brokers Sale of 144-Unit SC Community
The Beacon Ridge Apartment Homes in Greenville, S.C.
CBRE Capital Markets has facilitated the sale of Beacon Ridge Apartment Homes, a 144-unit, value-add community in Greenville, S.C. Kevin Kempf, Parker Yates, David Lansbury and Phil Brosseau from CBRE worked on behalf of the seller in this transaction, Grubb Properties. According to Yardi Matrix data, PRG Real Estate acquired Beacon Ridge for $14.6 million. Last year, the real estate investment and management firm also purchased The Resort at Lake Crossing, a 208-unit multifamily property in Lexington, Ky.
Located at 5 Crystal Springs Road just off Interstate 385, the property is less than two miles from the newly renovated Haywood Mall and also close to downtown Greenville and the Greenville Health System Patewood Medical Campus. The unit mix consists of one-, two- and three-bedroom apartments, ranging in size from 900 to 1,321 square feet. Amenities include:
a fitness center swimming pool grilling stations clubhouse business center dog park 247 parking spaces
The 1988-built property is situated on almost 10 acres and was 96 percent occupied at the time of the sale. ā€œNew ownership will have the opportunity to expand the scope of the value-add program for the remaining classic units and implement next-level finishes to previously upgraded units,ā€ said Kempf, first vice president at CBRE Capital Markets, in prepared remarks.

Greenville businessman latest to launch South Carolina gov bid
GREENVILLE (AP) ā€” A businessman and U.S. Marine Corps. captain is the latest candidate to join this yearā€™s South Carolina governorā€™s race.
In a campaign video officially launching his campaign this week, John Warren of Greenville says that heā€™s ā€œdisgustedā€ by government corruption and as governor will require competitive bidding on all state contracts.
Warren served in the Marines for four years and founded Lima One Capital, a national lender for real estate investors. He joins Lt. Gov. Kevin Bryant, former Lt. Gov. Yancey McGill, Gov. Henry McMaster and former state labor chief Catherine Templeton in the GOP primary.
The Democratic candidates include Columbia Rep. James Smith, Charleston businessman Phil Nobel and Florence attorney Marguerite Willis.
Party primaries are scheduled June 12.

Hollaender Manufacturing, manufacturer of Interna-Rail aluminum railing systems, was chosen by McMillan Pazdan Smith Architecture to provide railing systems for the high profile Main + Stone mixed use project in Greenville, South Carolina. Main + Stone is a combination of 225 efficiency, one, two, and three bedroom apartments, and 21,000 square feet of commercial space. It connects three historic Greenville neighborhoods in the heart of the eclectic North Main scene.
Mr. Anthony Tiberia, project architect, had very exacting requirements for the buildingā€™s balcony railings. He wanted a unique design that would contribute to overall design aesthetics; a railing system that would provide privacy for residents and conceal items on the balcony floors from public view; and a durable, low maintenance solution that would withstand the elements and maintain its appearance a decade after installation.
To meet these criteria, Mr. Tiberia specified Hollaenderā€™s Interna-Rail component aluminum railing system. It was installed with perforated steel ļæ½hemless" infill panels. The panels were electro-coated, then powder coated, resulting in a particularly corrosion resistant coating. According to Mr. Tiberia, ļæ½As a signature project for downtown Greenville, we needed a railing system that would meet our aesthetic and performance requirements. Our expectations were met by Hollaender, and weā€™re pleased with their overall contribution to the project.
