Project Steers Development East From McKinney

A new development by LGI Homes will add 328 new homes, a key part of the Princeton Crossroads development.

PRINCETON, TX—From 2017 to 2018, Princeton experienced a 416% increase in new housing starts, as well as a 65% appreciation in median home prices. This level of growth may not come as a surprise due to the town’s location in Collin County, one of the fastest-growing US counties.

But recently, Princeton is enthusiastic about development on its east side. Prior to the December 2018 groundbreaking of Princeton Crossroads, most of Princeton’s growth was headed west towards neighboring McKinney. The city of Princeton worked with Princeton Crossroads’ developers, helped establish a Public Improvement District to fund the infrastructure and made plans to relocate Princeton’s city hall to the development upon the new site’s completion.

Now, several of Princeton Crossroads’ tracts are sold or under contract, including one which will house the new city hall and city park. The townhouse, senior living and multifamily tracts are currently for sale as of this month.

“The new city hall shifts the center of the city to the east, empowering a new, more modern urban structure,” said International Capital’s Ron Thomas, who manages the Princeton Crossroads land development project.

Princeton’s new housing starts to the west, combined with the new Princeton Crossroads development to the east, are a strong indicator that the town will likely continue to increase its role in the county’s growth during the next several years. And, another new development by LGI Homes will result in 328 new homes, which adds a key component to the rapidly developing Princeton Crossroads development. LGI has acquired 88 acres for the construction project valued at approximately $95 million. The future residential community will be located just east of Princeton High School, at the crossing of US-380 and Boorman Lane. The seller was International Capital LLC of Dallas.

DFW’s housing prices are rising, including in the Collin County cities of Plano, Frisco and McKinney. These prices increased following the introduction of several new major employers including the Toyota USA headquarters, Liberty Mutual, JPMorgan Chase, State Farm and the new Dallas Cowboys headquarters.

However, employees of those companies are all within commuting distance of Princeton. The new community by LGI will provide an affordable option within commuting distance of several major employment hubs, including Legacy West in Plano, CityLine in Richardson and The Star in Frisco. The housing community will be comprised entirely of starter homes priced between approximately $220,000 and $275,000.

Range Realty Advisors represented both buyer and seller in the transaction. The firm is assisting in marketing the balance of Princeton Crossroads, which includes sites for development of multifamily, townhome, retail, restaurant and medical sites.

“In terms of other appealing factors, Princeton Crossroads is also the city’s first mixed-use development, featuring future retail and restaurant locations, multifamily communities, offices and a city park,” Chris Burrow, Range Realty Advisors founder and CEO, tells GlobeSt.com. “Additionally, the development will promote walkability, which is somewhat uncommon in the area.”

Feds Indict Former Richardson Mayor & Developer On Criminal Charges

RICHARDSON, Texas (CBSDFW.COM) – As CBS11 first reported Wednesday morning, a federal grand jury indicted former Richardson Mayor Laura Jordan (formerly named Laura Maczka) and developer Mark Jordan on multiple charges, including bribery and honest services wire fraud.

Standing before a federal Magistrate Judge in handcuffs, both defendants pleaded not guilty to the charges.

She faces five counts and he faces four counts.

If convicted, both could face prison sentences and stiff fines, and they may have to forfeit some of their property and other proceeds.

The Jordans were married last summer, but prosecutors say the federal charges filed against them are based on their activities during their previous marriages.

When Mazcka ran for Mayor in early 2013, she campaigned on a platform of being against building apartments near neighborhoods.

But the indictment says later that year, the former Mayor and Jordan secretly communicated about a development project Jordan was working on called the Palisades project.

Court documents show she changed her mind later that year and voted to change the zoning of the land that would eventually allow Jordan’s company to build nearly 11-hundred apartment units right near the neighborhood she lived in — despite the fact that hundreds of residents, including her neighbors who opposed it.

Some residents live across the street from the apartments.

During this time period, prosecutors say they became romantically involved.

The indictment says In exchange for that and other votes approving the apartments, Jordan gave Maczka nearly $60,000 in cash, and took her on $15,000 worth of trips, including to the Deer Valley Resort in Park City, Utah, the Ritz Carlton in Laguna Niguel, California, and the Montage resort in Laguna Beach, California.

The court documents also show Jordan hired Maczka as a leasing agent and paid her $150,000 a year and gave her a $15,000 signing bonus — and replaced his existing leasing agent who earned a $70,000 a year salary.

The indictment says Jordan also paid more than $24,000 to renovate Maczka’s house by putting in new wood floors, a staircase, carpeting, and fresh paint.

As for the apartments, a city spokesman says Jordan’s company is eligible to receive a 50 percent rebate on real property taxes up to $47 million over a 25-year period.

But the spokesman says the city will still receive near $100 million in real and business personal property taxes during that same time.

As they walked out of the federal courthouse in Plano, the couple declined comment, and their attorney said they wouldn’t be talking.

The indictment says the former mayor “…concealed the things of value she accepted from Jordan by knowingly and willingly omitting them from a Local Government Officer Conflicts Disclosure Statement…”

Prosecutors also say she made false and misleading statements to fellow Richardson City Council members and the IRS.

As CBS11 first reported three years ago this month, the FBI began asking questions and making inquiries into this situation.

Before that happened, the city of Richardson conducted its own ethics investigation but found no wrong-doing.

A statement Wednesday by the city read in part, “…As a non-criminal investigation, the independent investigator did not have subpoena powers and focused solely on alleged violations of specific city and state ethics laws based on the then-available evidence…”

After hearing about the indictment, Richardson resident Jim Mallett said, “It’s not good for the city, and it’s not good for the people involved. What’s important is and what can’t be forgotten is any elected official works for the public and the benefits of their service should go to the public, not to themselves.”

The judge placed travel restrictions on the Jordans, who so far, won’t be allowed to travel to London next month as they originally planned.

The couple have six children between them from their previous marriages.

They are set to appear in court in July.

Will the Expansion of Plano’s Legacy Hall Feed a Suburban Shift in North Texas Nightlife?

The high-density centers of Dallas and Fort Worth have always offered the lion’s share of concerts, plays, operas, and food and art events with a plethora of venues, museums, and restaurants. Denton’s DIY venues and music school courtesy the University of North Texas nurtured emerging talent; new restaurants and development followed. In the last year, suburbs have been making a major push to outbid the cities at the North Texas triangle’s three points for top-notch food and music.

Take, for one, the Toyota Music Factory, which opened in Irving late last year. With its accompanying restaurants, the complex is now competing with Dallas’ front-running venues for popular touring acts like Post Malone, Ray LaMontagne, The Killers, and Joan Jett.

CityLine is stepping up Richardson’s game with dozens of forthcoming eateries, not to mention high-end apartments, office buildings, and a hotel. Then there’s The Star in Frisco, which just welcomed Chef José Andrés’ only location of Zaytinya outside of D.C., along with local stalwarts Dee Lincoln Prime and Cane Rosso.

Consider Plano. The Shops at Legacy have been holding down the North Texas ‘burbs nightlife game for the last fifteen years. Plus, 2017 harkened the arrival of a development just across the tollway at Legacy West: a buzzy three-story food hall with more than 20 food vendors, nine bars, and its own brewery and canning operation called Legacy Hall debuted in December.

Its most recent addition, an outdoor music venue called The Box Garden, quietly assembled some well-known Dallas names to run its programming. The result just might give North Texas’ historic live local music monopolies a run for their money. For now, the growth is moving some players around on the board.

Heads turned when the creative director for Deep Ellum’s Bomb Factory and Trees, Gavin Mulloy, announced last month that he’d left his post at two of Dallas’ most important venues to assume the marketing director role at Legacy Hall. Soon afterward, Mulloy’s longtime collaborator Trang Nguyen left The Bomb Factory; she landed in Uptown at The Rustic.

One of Mulloy’s key job functions was to book bands at venues, and he became synonymous with Deep Ellum music, often acting as the public face for the big rooms via his involvement with the music community at large. At Legacy Hall, he’ll collaborate on music and events programming for The Box Garden, which he’s done independently and for venues like the Granada Theater before signing on with the Bomb Factory and Trees.

Mulloy joins another booking maven, Tim Ziegler, the former general manager of the Granada Theater, in spearheading the programming efforts at Legacy Hall.

Is this just the first wave of major Dallas culture-creators migrating to the suburbs? Will more follow? Mulloy, for one, still lives in Deep Ellum. It’s too early to say whether he’ll ditch his southern denizens in favor of a suburban pad and shorter commute. As for Ziegler, a musician with a sleeve of tattoos who’s been with Legacy Hall since last April, the M Streets are still home. He’s “East Dallas to the core,” he says.

In Mulloy’s case, the job change was prompted by the growth opportunity with Legacy Hall, which is already breaking ground on similar food halls in Nashville and Atlanta. And, of course, Legacy Hall offered him more money.

Despite people’s assumptions about the ‘burbs, Mulloy assures that they aren’t “uncool” as pop culture or the historic lack of culture, specifically in North Texas’ suburbs, would have us believe.

“I think we all listen to the same music and like the same TV shows,” he says. “Think about this: Scott Beggs [who owns Three Links] has a chess night that’s killing it in Deep Ellum. Every time you go in there now, there’s people playing chess at a punk rock bar. You wouldn’t necessarily associate chess with being ‘cool’ but it’s keeping his bar open and busy.”

“I think this perception of what’s cool in the suburbs versus what’s cool in East Dallas or downtown is a bit of a misnomer because I don’t think areas of towns can be cool, or rooms can be cool,” Mulloy explains. “Rooms are just boxes. It’s what the people in that box do, and the ideas they can generate.”

To that end, Mulloy and Ziegler are luring some of Dallas’ biggest talent up to Plano to grace The Box Garden stage, including Sarah Jaffe on May 18 for its grand opening weekend. Her’s is one of the few ticketed events at the mostly free venue, which has already sold out; plus Vandoliers and Kirk Thurmond and the Millennials on May 19; the Polyphonic Spree on June 2; and Bright Light Social Hour comes up from Austin on June 3.

“Just do cool shit and people will come to see it,” Mulloy asserts, expressing no surprise that Sarah Jaffe, one of his and Ziegler’s favorite local musicians, already sold out. “Yeah, we’re certainly not trying to force it, because people can see through that,” Ziegler adds. “She’s the perfect [person] to represent what we’re trying to do here: local, strong, empowered, cutting-edge, and constantly evolving.”

The duo has plans to keep the space filled with not just music but other fun events throughout the year, including Mario Kart competitions that will be projected on the giant LED screen suspended behind the 600-square-foot stage, Wiffle ball tournaments in the massive outdoor space (picnic style seating can be removed for flexibility), plus a roller rink during nice weather, and an ice rink during winter months to keep people coming out when the weather isn’t so nice.

The guys aren’t hemmed in creatively — they’re not beholden to ticket sales at the fledgling venue. “There’s really no boundaries yet,” Mulloy states gleefully, to which Ziegler adds, “There’s certainly a lot of ridiculous ideas thrown around in meetings, but out of those ridiculous ideas, we get some traction.”

“It’s all built around discovery,” Ziegler explains. Legacy Hall bills itself an incubator for food vendors to get a local foothold before expanding their operations elsewhere, and The Box Garden operates with a similar vision as an incubator for talent that’s already recognized locally to grow to the next level. Mulloy and Ziegler plan to book regional and national touring acts as well.

“What it boils down to is, we’re just throwing parties. It’s not a symphony, we’re just helping people have fun at the end of the day,” Mulloy says. “If you’re around fun people, having fun is easier, and that’s what I see from everybody here. I threw the best parties of anyone in college; Tim throws the best parties of anyone in his group… We’re assembling an all-star squad. I might just be the least talented person here,” he says wryly.

Pilot unhurt in crash landing in West Texas field in Abilene

ABILENE, Texas (AP) – Officials say a single-engine private plane has made a crash landing in a West Texas field shortly after takeoff on a flight to New Mexico.

The Texas Department of Public Safety says the pilot reported engine trouble after takeoff Monday from Abilene Regional Airport and was trying to land at nearby Dyess Air Force Base.

Taylor County Sheriff’s Sgt. Cliff Griffin says the pilot wasn’t hurt in the crash landing a mile west of Dyess. Griffin says the plane was bound for Ruidoso, New Mexico.

The Beechcraft A-36 ended up on its belly.

A spokesman for the Federal Aviation Administration didn’t immediately return a message Monday due to the U.S. government shutdown.

Josh Richardson’s layup lifts Heat past Jazz, 103-102 (VIDEO)

MIAMI (AP) — Josh Richardson‘s layup with 5.1 seconds left capped a Miami rally from eight points down in the fourth, Donovan Mitchell missed what would have been the winner at the buzzer and the Heat beat the Utah Jazz 103-102 on Sunday.

Tyler Johnson and Goran Dragic each scored 16 points for Miami, which has won four straight – all by single digits, the Heat’s longest stretch of such games since November 2012.

Mitchell scored 19 of his 27 points in the second half, but couldn’t save Utah from dropping its seventh straight on the road. He went into the backcourt to take the final inbounds pass and wound up taking a jumper from the right side that missed as time expired.

Rodney Hood scored 17 points, Thabo Sefolosha added 13 and Derrick Favors 11 for the Jazz. Utah was up eight with 6:59 left, and was still up by five in the final 2 minutes before Miami closed on an 8-2 spurt.

Richardson’s winner came after the Heat called a timeout with 7.8 seconds left, after corralling the rebound off of Hood’s miss. Richardson got to the rim with ease, laid it in and Miami moved back to fifth in the Eastern Conference.

For the Sake of the Panthers’ Players and Staff, Jerry Richardson Should Speak

By maintaining his customary silence in the face of allegations of sexual and racial misconduct, the Panthers owner is unfairly leaving his players and staff to answer for him. The situation will only get worse if Carolina advances deep into the playoffs

Jerry Richardson has held one press conference in a dozen years. He’s granted a handful of interviews in the past five or so years to some of his preferred reporters, but that’s all.

He took no questions here in Charlotte four years ago when he wanted $87.5 million in taxpayer money for renovations to his stadium, in exchange for a six-year tether to the city. In fact, even the meeting with the city council was closed to the public. From serious events such as Greg Hardy being placed on the commissioner’s exempt list for his domestic violence conviction to celebratory issues like Cam Newton becoming the highest-paid player in franchise history, to the strange firing of successful general manager Dave Gettleman just before the start of training camp, Richardson has not made himself available.

And so it came as no surprise to anyone who’s paid attention locally that Richardson did not address the details of SI’s report two weeks ago involving at least four alleged payments to former Panthers employees over alleged sexual and racial workplace misconduct by the team’s owner. The five-paragraph statement released on the evening of Sunday, Dec. 17, announcing that he was selling his greatest business venture—Richardson turned a $206 million investment in the early 1990s into a $2 billion-plus behemoth—made no mention of the bombshell report published seven hours earlier, or the investigation that had been initiated the previous Friday.

What’s that’s meant is that everyone else around the Panthers has had to answer for Richardson, an impossible spot for any employee, friend or associate anywhere, and especially difficult in this case.

If you take inventory of the men implicated in the MeToo movement, the majority have issued some type of statement: Harvey Weinstein, Kevin Spacey, Matt Lauer, Louis C.K., Dustin Hoffman, Glenn Thrush, Charlie Rose, Israel Horovitz and more. Their statements may have been bad or hollow or insensitive, but they were made. They were tangible words that people could assign to these men and draw their own conclusions from.

This is not to give these men any credit for speaking. But by saying something, they at least relieved the burden on those innocent people close to them, so that others do not have to answer for their friend or relative’s misdeeds.

In the absence of a statement by Jerry Richardson, you have no words to assign to him. What does he have to say about these allegations? What does he believe? The public—the same public who trusted (and may still trust) Richardson, whose tax money he has received—does not know, and thus it turns to those close to him for answers.

As the story loomed, coach Ron Rivera’s idea for his players to speak only about their personal knowledge and relationship with Richardson made sense. They knew the story was coming but didn’t know the details (especially after the SI story dropped minutes before kickoff in Week 15) and wouldn’t be in a position to talk intelligently about it.

But more and more, Panthers players are being hung out to dry, left to answer somehow for their boss’s alleged misdeeds. Newton, while saying he takes sexual assault allegations very seriously, said these are “just allegations” and related them back to the pay-for-play scheme he was embroiled in with the NCAA in 2010. Linebacker Luke Kuechly said it would be fitting for the Panthers to send Richardson out with a Super Bowl victory.

And after Sunday’s win against Tampa Bay, Rivera broke down the postgame huddle with this:

“Everything we do is about team. The most important thing is about team, OK? All right, do me a favor… ‘Mr. Richardson’ on three. 1-2-3!”

The players shouted back: “Mr. Richardson!”

In that moment, everyone now became ensnared in the story. Football is the ultimate team game, so how could an individual abstain in that moment if he wished? Did everyone in that room want to win for Richardson? Is everyone comfortable with what they’ve read? Has everyone had a full reckoning of the allegations, compared to their experiences with the owner?

The Panthers are in the playoffs for the fourth time in five years. There are other stories in the NFL, but by Monday they’ll be one of 12 shows left. The further they go in the postseason, the more closely they will be examined. More national media will descend on Charlotte, scribes and such who have not yet asked about the Richardson investigation but surely have concocted their own pertinent question that they’re confident will get the best and most unique response. FOX will ask for more sit-downs with the team’s top players to discuss the upcoming game and the controversy around the team.

What will happen if Carolina makes its second Super Bowl in three years, and there are two weeks’ worth of media scrutiny to discuss everything under the sun regarding Richardson, from every reporter under the sun?

How would you answer for your boss’s alleged behavior, in rooms you never visited?

When the player protests came to a peak in Week 3 of this season, I said I respected Jerry Richardson for the statement he made: “Politicizing the game is damaging and takes the focus off the greatness of the game itself.” It was not that I agreed with his stance on protesting. I absolutely did not. But he didn’t issue some mealy-mouthed comment that played both sides. He made it clear that he did not like the protests. His statement offered a reason why the Panthers players—especially the black ones—had their hands tied before that Week 3 game.

For the sake of his employees, his players and those close to him, the only fair thing for Richardson to do is speak up again, and tell us how he really feels.

Why the NFL absolutely must investigate Jerry Richardson — even amid sale of Panthers

Within hours of Sports Illustrated publishing its sweeping report of accusations of workplace misconduct by Carolina Panthers owner Jerry Richardson, the Panthers announced that Richardson is selling the team and stepping away from team activities. Despite the announcement of the voluntary sale, the NFL will go ahead with its investigation into misconduct in Carolina, and some are questioning the wisdom of that decision.

But the NFL has every right and imperative to move forward with its inquiry, especially if it suspects that the accusations against Richardson are just the tip of the iceberg.

NFL takes over investigation of Panthers owner

The league has a responsibility to determine just how deep and widespread the harassment is, and accusers have a right to be heard. What we’ve seen with the #MeToo movement this year is a domino effect in which victims feel empowered to come forward after seeing others do the same with the justification of real consequence for their abusers. It’s likely that these types of accusations don’t start and end with Richardson or the Panthers.

That said, it’s also possible that the accusations against Richardson himself don’t start and end with the details revealed in SI’s report. These include inappropriately intimate handwritten notes; comments on women employees’ bodies when they wore denim on "jeans day"; meetings with junior employees alone in his office, where he’d be barefoot, asking for a foot massage; and something known as the "seatbelt maneuver," in which, under the guise of old-school manners, he "would insist on fastening their seatbelt for them, reaching across their lap and brushing his hand across their breasts before putting the belt in the clasp," according to SI. SI also reported Richardson’s use of a racial slur toward a scout who has since left the team.

By finding out how many employees experienced those types of behavior, the NFL can get a sense of the scope of the problem and start to enact better policies to help employees find recourse. The system clearly broke down somewhere between reporting the abuse and termination of employment.

Many of these women didn’t report out of sheer need for survival, to protect their jobs and reputations. Others who did settled with Richardson out of court, signing nondisclosure and nondisparagement agreements that both prevented their stories from being told and allowed further abuse to continue. The culture of Richardson as top dog in Carolina was so ingrained, as was the idea of anachronistic Southern behavior, that some employees might not even have realized that what they experienced constituted harassment.

"No one ever said anything, at least not that I heard," one former employee told SI. "He was the boss. It was [viewed] more of a creepy-old-man thing than a threat."

That’s a pretty startling glimpse into the extent to which women employees in male-dominated workplaces have learned to compartmentalize harassment. It also shows the value judgment they have to make between whether suffering at the wandering hands of your powerful boss is worse than losing your job and the possibility of being blacklisted throughout the entire industry.

In this era of reckoning with a culture of abuse and harassment, the concern shouldn’t be that more details will be published or that the investigation will cost time and money, as NBC Sports’ Mike Florio argued. It should be that we’ll finally have to face just how long we allowed this culture to persist and just how many people have been fired or kept quiet because of it.

At the very least, further investigation by the NFL gives voice to those who have as yet remained silent. Whether they result in any more legal consequence is almost immaterial; if Richardson does make good on his intent to sell, he will have already faced the highest punishment the league could have given him. But much of the healing for victims comes through the ability to tell their stories and know that people are actually listening.

While Florio and Dallas Cowboys owner Jerry Jones lament Richardson’s situation, as though it were something that happened to him rather than something he stands accused of doing, he is not the victim here, no matter how many "embarrassing details" continue to trickle out. The Richardson family trust could make more than $1 billion from the sale of the Panthers, and if Jones’ comments are any indication, he’s lost neither respect nor dignity among his fellow football men.

Compare that to those women who have already accused him, and the countless others on the other 31 teams who continue to keep their harassment in the shadows. If a long and expensive NFL investigation is what it takes to draw out these victims, and to put in place better reporting measures, it will have been worth it.
