In 2022, Cordon Housing was began as a partnership between a Marine Corps veteran and an Army veteran. Our robust foundation stems from extensive experience in the public and private sectors, including work with private REITs, state housing authorities, and developers on multifamily housing projects nationwide.
We identified that veterans faced disproportionate homelessness and housing instability, with resources like VASH Vouchers being underutilized due to a lack of understanding among traditional real estate stakeholders. We also observed that slightly higher-income disabled veterans struggled to qualify for federal assistance programs like LIHTC and Section 8, leaving them underhoused or financially strained.
To address these issues, we utilized our roles in State Housing Authorities and real estate to thoroughly study the problem. This led us to establish Cordon Housing as a non-profit organization that operates like a for-profit business, leveraging profits and tax benefits to tackle challenges beyond rigid federal funds.
With 501(c)(3) status secured in 2023, we are dedicated to making a significant impact on veteran housing. Our pragmatic approach aims to alleviate housing challenges, working towards a future where all veterans have stable and affordable housing.

5 YEAR PLAN
Our primary objective over the next five years is to create a significant impact in the housing sector, focusing on disabled and disadvantaged veterans. Our plan includes several key initiatives:
Acquiring Market-Rate Housing: We aim to acquire a minimum of 300 units of market-rate housing. To support disabled veterans, we are committed to designating at least 10% of these units exclusively for their use.
Collaborating with For-Profit Developers: We will actively seek opportunities to collaborate with for-profit developers on at least five projects under the Low-Income Housing Tax Credit (LIHTC) program. Among these projects, we will prioritize the construction of at least two veteran-specific projects. Through these partnerships, our goal is to add a net total of at least 300 new affordable housing units, with a minimum of 100 units reserved for veterans.
Creating Homeownership Opportunities: Our dedication extends to generating a minimum of 25 homeownership opportunities specifically for disadvantaged veterans. To support this initiative, we will provide mentorship and coaching to residents of our properties, equipping them with the necessary tools and knowledge to purchase and maintain their own homes.
