As long as you are using it for needed repairs and not a new pool or deck you have a decent shot at qualifying. Your local mortgage lender can help you with more information and to apply.
Grants or Contests
You even have the chance to get the things you need done for free! Entering contests such as No Roof Left Behind, can get you the roof you need for no cost! Granted these don’t happen often but when they do, sign up!
There are even grants such as the Very Low-Income Housing Repair Program offered by the USDA which provides loans and grants to repair, improve and even modernize homes!
The Rural Housing Repair and Rehabilitation Grant is available to Seniors (62+) and can be used for repairs to make your home safer, healthier or even to make accessible to those with disabilities!

4 Ways To Keep Your Roof In Shape This Fall
Autumn is the time of year where it is crucial to keep up with roof maintenance to avoid unnecessary damage. Especially homes in heavily wooded areas or subject to falling leaves and other debris. Your roof and gutter system is designed specifically to do this well, it’s one job is to protect your home by ensuring water is routed away from areas where it can do damage and through your gutter system to areas where it will be harmless.
When this flow is interrupted, whether from clogged gutters or debris, the results can be disastrous.
Whether you do it yourself, or hire someone to do it for you, keeping up with roof maintenance is key to ensure your roof stays in shape through the fall and for years to come.
1) Keep those gutters clean

2) Trim any overhanging limbs from trees

The Perils Of Going With Cheap Roofers
Shingle failure is one of the most common roof problems in America. As such many think this is a natural part of having a shingle roof. In reality it isn’t, in fact a properly installed and maintained shingle roof can last for decades without a single failure. The reason why it occurs so often comes down to one thing, someone cut corners.
It’s all about the installation, especially fastenings, if not fastened properly shingles blow off, and when this happens you will be responsible for going after the roofing contractor or pay for the repairs yourself as improperly installed shingles are not covered by manufacturer warranties.
Shingles must be installed exactly to manufacture specifications. Otherwise the warranty will be voided. Unfortunately there are a lot of roof contractors out there who either cut corners or are ignorant of these requirements and the result is homeowners are left with a roof with voided material warranties, oftentimes without the homeowners knowledge until it’s too late. It happens all the time, especially on roofs that have been air-gunned and not hand-nailed!
How can a poor shingle installation void a warranty?
1.Over-driven nails rip through the shingle and make it very easy for the shingle to be blown off by gusts of wind. Common when nail guns are used.
2.Under-driven nails will hold up the shingle above, preventing it from properly sealing down to the shingle below. This can let dust in which will prevent the sealant from activating, and allows wind to catch the shingle and tear it off.
3.Nails that are driven crooked into the shingle cut into the shingle on one side of the nail, while the other side holds up the shingle above. These two things combined makes for a perfect opportunity for shingles to be blown off by wind.
4. Nails that are too short. Nails must be long enough to penetrate through the shingle and all the way through the sheathing. If the roof decking is thick, nails must penetrate up to 3/4″ into the wood.
5.Too few nails. Each type of shingle requires a certain number of nails to be used per shingle, the average is 4 nails placed evenly.
6.Improper placement of fasteners – Each type of shingle also has a “nail line” where nails are required to be placed to achieve the designed performance. If the nail line is missed, then blow-offs are more likely to occur and are not covered by the manufacturer warranty.
Avoid roof problems by doing your homework and hiring only the best roof contractors with a reputation for quality, not cheapness.

Warranties are especially important because the investment for the consumer is big. Very big, involving thousands of dollars and expected to last decades (up to 40 years or more)!

What Are The Chances My New Roof Will Have A Problem?

After all, the manufacturer can only make it the best they can and warranty it under the best of conditions. These warranties are very detailed, read yours carefully to ensure you understand it.
In fact, more than 2/3’s of problems with new roofs are due to the roof contractor’s workmanship and not the materials themselves and will fall outside the material warranty.
So If The Material Warranty Doesn’t Cover Installation Problems, What Does?
Workmanship Warranties. While these aren’t offered by every roof contractor, if your chosen roof contractor doesn’t offer one, you really should reconsider your choice. Workmanship problems without a clear workmanship warranty will likely lead to you paying for repairs out of your own pocket!
When looking into warranties be sure you get both a material warranty that covers manufacturing defects AND a workmanship warranty that covers installation and other workmanship errors.

Signs Your House Is Vulnerable This Winter and Steps To Take
In the Midwest, substantial amounts of snow can fall as early as October.  This means now is the time to prep your home for winter.  Use this checklist to ensure you’re fully prepared.
Inspect Your Roof for Missing Shingles: While a few missing shingles from storm damage or heavy winds can seem minor, this issue should not be ignored.  That’s because ice, snow, and rain constantly pounding on that spot without the shingle can allow water in to deteriorate insulation, wood, and drywall. That same water (even a small amount) can make electrical, plumbing, and HVAC systems vulnerable.
Perform a Wet Hand Test on Your Windows: Now is the ideal time to inspect the exterior molding on your windows.  A straightforward way to test a suspected leak is to wet your hand and hold it a few inches from the edge of the window. If there is a leak, you’ll feel air blowing on your hand.  All leaks should be carefully caulked.  If this has been a persistent issue with your windows, it may be time to consider full frame window replacement.

Check Your Gutters: Gutters that are clogged with leaves, twigs, and organic debris are a recipe for disaster.  Although clogged gutters don’t directly lead to ice dams, they can make the situation worse.  As a roof begins to heat up, and the snow melts, the water that is created needs a spot to exit.  If gutters are clogged, they cannot disperse water away from the home.  Instead, the water will push back up on the roof causing the ice dam to grow.  Clogged gutters that do not channel water far enough away from a home can also result in icy driveways and sidewalks.
Look for Peeling Paint: Inspect the exterior walls of your home.  If you notice paint that is peeling, it can be a sign that the existing paint film is failing and no longer protecting your home. New Homeowner Roof Questions
Planning on buying a home or have you bought a new home and have some questions about your roof? You’re not alone! Becoming a homeowner doesn’t automatically make you an expert on all things home improvement and maintenance, and even after the inspections and appraisals you’re likely to have questions.
If you don’t know the specifics of when your roof was installed, how well it was done and what, if any, warranties still apply, it can be tough to tell how long you have before it should be replaced. In these situations, the answers to just a few questions can help make that determination.
How Long Can I Expect My Roof To Last?
Of course this answer depends on a number of factors, such as the age of your roof, who installed it, what kind of roof it is, what’s the history of the roof (any repairs?) and if it’s still under warranty or not.
Generally, shingle roofs last 15 – 25 years or so, metal roofs can last 40-75 and so on and so forth. If the roof is older and outside of it’s warranty, it’s not unreasonable to expect to replace it sooner rather than later.
How Often Will I Need To Replace My Roof?
Generally, if you’re sticking with the ever popular shingle roof you can expect to replace it every 15 -25 or 30 years (with high end materials) or so depending on the quality of the materials, installation, and if you keep up with maintenance. Higher priced materials like metal, clay and tile can last much longer.
What Are The Signs I May Need To Replace My Roof?
Outside of storms or external force, roofs generally don’t just fall apart. There are normally plenty of warning signs that when unnoticed or ignored in order for a failure to occur.
Signs like missing shingles, loose granules, curled shingles, stains and streaks can point to potential problem but you won’t really know unless you have a professional roof inspection. Especially if your roof is older, keeping an eye out for potential problems could save you a lot of time and pain.
These signs may indicate you need a new roof.
What Is Roof Maintenance?
The most important thing you can do for your roof, no matter the materials, is to keep your roof well maintained. Most warranties and insurance require a certain level of roof maintenance (including formal roof inspections at least once a year for homes, twice a year for commercial roofs) so knowing what needs to be done is as important as getting it done.
Roof maintenance is simply the act of keeping your roof and gutters clear of debris and in good shape. While yearly inspections help ensure any problems that were overlooked throughout the year will be fixed as promptly as possible,

How Long Can You Expect Your Roof To Last?
Wondering just how long your roof will actually last until it needs to be replaced? Though there are roofs, like slate, concrete or tiles that can last a century or longer (if you have one of these, chances are you are good for life), most other roofing materials last significantly less time, depending on multiple factors.
Expected lifespans of roofs vary from material to material and can depend on several factors such as installation and environment.
As with most quality products, cost plays a large factor in the longevity of any roof. Metal roofing can last anywhere from 40-80 years. Some estimates top this out at 60 but as with any material, quality, maintenance, and environment will determine the actual lifespan.
Slate, Concrete, Clay Tiles
If you don’t want to replace your roof more than once in your life, these are the materials to get, sure it’s pricey but these materials have a life expectancy of over 100 year with slate reaching 150!
