Finally, we have enclosed a proxy form that we are asking that you return to us at your earliest convenience once you have filled it out. This will ensure that we reach a quorum for the meeting. Notice of Quarterly Pest Control Maintenance, Skunks, and Tree Removal

Killers Pest Control will be on-site on Monday, July 22, 2019 to perform pest spraying and bait station checks. Please see linked notice below for further details.
Additionally, we know that several, if not all residents have seen skunk and possum families on site. This has been especially bad this year due to the construction next door and the changing of the natural areas around the property. Killers will be checking the exteriors of the building to ensure they are sealed and there are no access points for these animals.
However, there are some things that residents can do to help prevent wildlife from making a home in the community:
Do not feed any of these animals. Anything that is left out that might be considered food encourages animals to make a home, including bird feeders. We have spoken to the neighboring communities about encouraging their residents not to leave food out for these animals as it has been a problem this year and in the past.
Keep garages closed. Garages are cool, dark places that wildlife likes to hide in. Keeping the garage door closed will make the neighborhood less attractive.
As possible, turn exterior lights on in the evening to discourage animals from coming near buildings.
Finally, Landcare did not make it out on Thursday to remove the trees as scheduled. We have contacted them to see what happened and when it will be rescheduled, but we have not heard back from them at this time.

Notice of Maintenance · Power-Washing
Oregon Curb Appeal will be on-site on Tuesday (6/25) and Wednesday (6/26) from 9:00am - 6:00pm to power-wash back patios, driveways, walkways, entryways, and curbs.
Work will start Tuesday morning at Unit 300 and work around the property in a counter-clockwise fashion, finishing at Unit 305, cleaning approximately half of the community each day.
Resident Action Required:
As possible, please move items that are on patios, walkways and driveways off of these areas so that concrete areas can be cleaned and access to water spigots is easily available. Any areas that are not accessible due to personal items will not be cleaned.
Please move vehicles off of driveways and away from curbs during the times noted.
After the work is complete, if you experience any issues in connection to this work, please feel free to contact us as soon as possible so that we can follow up with the vendor.

Pest Control Spraying & Bait Station Checks · May 28, 2019 · 2:00-4:00pm

Killers Pest Control will be onsite on Tuesday, May 28, 2019 to perform pest control spraying and bait station checks. Resident Action Required:
If you have pets, please keep them off the grass areas and away from the sprayed exterior edges of the units until end of the day (after 6pm).
Please assist technicians by moving any items you have against the exterior of unit away from the walls to allow Killers’ technicians access to the edges to spray. These items may be moved back in place at the end of the day.
Killers’ technicians will be near windows and doors; you may wish to keep blinds or curtains closed if you have privacy concerns. You may also wish to close windows if you are concerned about chemicals entering your unit. Windows can be re-opended after work is complete.
After the work is complete, if you experience any issues in connection to this work, please feel free to contact us as soon as possible so that we can follow up with the vendor.

Irrigation Turn-On & Maintenance Change

Landcare will be turning on the sprinklers on Tuesday, May 7th. No action is needed from residents.
Additionally, Landcare has informed us that they will be changing the day they perform their regular maintenance each week. They will now be on site on Friday mornings from 8am - 11am each week (although this may fluctuate). This change will effective as of May 17th.

Roof Maintenance & Satellite Dishes

Jeremy Rhodes Construction was able to start work today on the roofs. They have started in the back units and will work their way up toward the entrance. Thank you for your patience as they begin this process and, hopefully, the weather will cooperate for the rest of the week and work will move quickly. During the roof maintenance, Jeremy Rhodes Construction will be taking down some of the unused satellite dishes on the roofs. In order to verify which dishes are in use and which are not, we are asking that any homeowner that currently has a working satellite dish please contact us (email or phone is fine) to let us know, so that we can pass this information on to the technicians so that they do not inadvertently remove the dish. Roof Maintenance - April 15 - April 19

Jeremy Rhodes Roofing will be onsite Monday, April 15th - Friday, April 19th between 8:30am - 4:30pm each day that week to perform roof maintenance and gutter cleaning.
Resident Action Required:
There will be some noise associated with this work. Noise will be intermittent but may be loud at times. Please keep windows shut to minimize noise in your unit. You may experience sudden sounds from the roof.
As they clean the gutters and roofs, debris may fall from the roof and technicians will pick that up. As such, you may wish to remove any valuables from the yards that could be damaged by falling debris. Additionally, you will want to be sure that the gate leading to your rear yard is clear (as applicable). Please do not be alarmed if you see technicians moving through your back yard area.
Technicians will be near windows and doors as they perform roof work, especially as they use ladders to get on the roofs; you may wish to keep blinds or curtains closed if you have privacy concerns.
The work will be weather dependent as they cannot work on slippery roofs during the rain. As such, there may be times when there is no one on site performing work. If there is a lot of rainy weather, there may be additional days needed to work the following week.

Tree Trimming - April 12, 2019

Landcare will be onsite on Friday, April 12, 2019 to perform tree trimming around the property from 8:30am to 4:00pm.
Resident Action Required:
There will be some noise associated with this work as tree limbs are cut and then chipped. Noise will be intermittent, but may be loud at times. Please keep windows shut to minimize noise in your unit.
Several of the tree’s being trimmed are near driveways and entryways. Please be sure to be careful while you are out walking around the community and try to avoid walking near where work is being done.
Landcare technicians will be near windows and doors as they perform tree trimming; you may wish to keep blinds or curtains closed if you have privacy concerns. You may also wish to close windows if you are concerned about dust from the trimming entering your unit.

Homeowner Insurance Information
At the Board of Directors meeting on January 23, 2019, the Board of Directors requested that Shamrock Community & Property Management assist the Board in fulfilling the obligations of the Bylaws regarding the collection of insurance information from homeowners. Section 8.7 of the Fircrest Village Bylaws states that: Owners must be responsible for purchasing insurance policies insuring their units and appurtenant limited common elements for the deductible amount under the Association’s policies and for insuring their own personal property for any loss or damage. Proof of such insurance coverage must be provided to the Association’s Secretary by the Unit owner […] Owners and tenants of all Units must procure and maintain comprehensive liability policies having combined limits of not less than $50,000 for each occurrence. The Association’s policy deductible on the property insurance is $5,000. You will want to be sure to contact your condominium insurance provider and ensure that you have coverage to cover this deductible amount in the event that you are responsible for paying the Association’s insurance deductible in case of a loss. You will also want to be sure that you have sufficient coverage for your own personal property, and a comprehensive liability policy in the amount of $50,000 for each occurrence, per the Association Bylaws. We are providing a number of methods for providing this information to us: • You may complete the attached form and mail it back to Shamrock Community & Property Management • You may complete the form online at https://bit.ly/2DTP2Ya; you can also access the form by going to the website at www.shamrockcommunity.com/fircrestvillage and clicking on the “Report Insurance Information” button. • You may log onto your homeowner portal and submit your insurance information and certificate of insurance (click on the ‘Insurance’ tab and complete the form; the submission of the insurance certificate is in lieu of your attestation on the provided form). We are asking that you provide us with your insurance information no later than May 1, 2019. We will send out reminders over the course of the next several weeks as a precaution to ensure that you have ample opportunity to submit this information. If you do not submit your information by May 1st, you may be subject to a fine for non-compliance. If you have any questions regarding the submission of your insurance information, please contact us. At the end of this meeting, the Board will be having an Executive Session to discuss a personnel/legal matter. During that time, homeowners will be asked to leave. However, no decisions will be made after the executive session or as a consequence of the Executive Session. Afterward, homeowners may rejoin the meeting if they like.
