Importance of Four Point Inspections
Four point Inspections are similar in a sense to home inspections. however a four point inspection can be a bit more precise in what a home inspector could be looking for. They revolve around four aspects of the home’s systems. Those being; HVAC (Heating, Ventilation and Air Conditioning), electrical panels, plumbing connections and the structural integrity of the roof. Four point inspections are very useful in getting a good look at the main parts of your home but other than that, they can be an excellent way to show insurance companies that your home is ready to be insured. When homes become a certain age and it is usually around twenty to twenty five, insurance companies become hesitant to issue policies, knowing that the home may be in poor condition from it’s years of use. However, showing undeniable proof that your home has been taken care of and is in outstanding condition can really give you leverage with the insurance company. Now I wouldn’t consider that the greatest possible outcome of a four point inspection, I think that would be finding our your home is in great condition and your taking care of it has paid off over the years.

What is a home inspection?
Like I brought up previously, the only real way to find out problems that lay below the surface of a home is to bring in a certified home inspector. A typical home inspection is a small, non invasive assessment of the state of a property. The housing inspection will cover the state of the more important elements of a house including the heating and cooling system, the plumbing system, the electric system, in addition to roofing and structural parts of the home. A house inspection is usually ran in relation to the sale of a property. The customer then uses the information obtained to make choices that are educated about their property purchase that is pending. That is why why home inspectors should finish a minimum of 120 hours of specific instruction since the housing inspection is really significant. Before obtaining licensing upon conclusion of the training, inspectors are then required to take a final written examination. After that, inspectors support and are needed to keep up with their studies and furthering their specialty. So with that being said, it is a no brainer to bring in a home inspector around the time of purchase to check the house for defects, why take a risk when you can have a confirmed answer that your future home is in good health.

What to look for when buying a home
Like previously mentioned in our about page, buying a home is quite a huge decision; both literally and financially. That’s why taking the proper steps to secure this investment is always a good idea. Now you may be wondering, how do I secure an investment like my home? Where do I start? Well, I’ll tell you. First off, when doing a walk through of your potential home and this shouldn’t need to be said; Take your time. Slow down and really appreciate the structure of the home and take a look at the floor, chips, quality of walls/door frames and any other features that would likely need improvement within ten or so years of purchase. Now when you do own a home, you will of course need to make upgrades and maintain your property. But why purchase a home that is already showing signs of wear, as if you hadn’t just spent enough money with the initial purchase. Secondly, take a look at the outside. Take note of more features of the house. Is the property made of wood or bricks? Wood will take more to maintain in the future, if you neglect wood, termites will love your property. As far as a standard homeowner goes, that’s about all you can do. You should leave the rest to a certified home inspector, as they have the proper training to dig a little deeper and really give insight to your potential property!
