Hardwood versus Engineered Hardwood Flooring
An array of flooring options exists in the custom home building world. Let’s explore hardwood versus engineered hardwood.
The Details
Hardwood flooring is a solid product cut from one piece of wood and is typically ½”- ¾“ thick and ranges in width from 2 ¼” to over 8”.  It is nailed down during installation.  Engineered hardwood flooring, however has a thin slice of hardwood veneer on top of multiple layers of plywood adhered in opposite directions giving it strength and stability. It is made with a tongue and groove system and locks together during installation. It is typically 3/8” to ¾” thick and 3 to 12” wide.
Durability
Solid hardwood floors shrink and expand depending on humidity levels, so wider planks greater than 5” are not advised as they are more susceptible to cupping and shrinkage.  Engineered hardwood resists shrinking and expanding due to its multiple layers of stacked wood. As a result, it can be used in wider planks, a look that is popular in new homes today. Engineered wood can be installed in lower levels or basements with caution where moisture is not an issue, however this is not recommended for solid hardwood.  Most engineered hardwoods are factory finished while hardwood can be factory finished or finished on site. Hardwood provides the added benefit of color customization and being able to sand and refinish several times over the years if needed. Engineered can be done once or twice but check with the manufacturer’s specs for details on your product.
Cost
The options for wood flooring vary significantly and so do the costs. Engineered hardwood comes in a huge variety of species, finishes, and prices as does solid hardwood. The finish, thickness, and width help to determine the cost in both products. Harder species like oak, maple and hickory provide more durability. The quality of the plywood used for the core of engineered hardwood will also affect the cost and overall durability.  Generally, the wider the plank, the higher the price tag in each of these products. A moderately priced engineered hardwood is $9 to $11 per square foot, while the higher end will be $11-$15 per sq. foot installed. Hardwood flooring generally runs $8-$15 per sq. foot installed.  When shopping, compare the same quality and species between solid and engineered. Be sure to consider the warranty that comes with each product. If you plan to install yourself, engineered hardwood may be a good option but read specific details on your product. If you know you will need to refinish several times, then hardwood may be your best option. In the end, both products provide elegance, a touch of warmth and look beautiful in all styles of décor.

Don’t Waste Your Time Getting Those 3 Bids For Your New Custom Home
Bid Set Plans Lack Critical Details
 As you set out to get your 3 bids from 3 different builders for your new custom home keep in mind contractors will be estimating the cost from plans we call a “bid set”. These plans lack critical architectural and engineering details. Don’t be fooled, no contractor can accurately estimate the cost of your home without knowing these details.
 Is it a Bid, an Estimate or a Guesstimate?
 An estimate is what the contractor believes your project will cost based on their choice of materials with very little understanding of the details of your home. It is actually just a “guesstimate”. It can sometimes be useful though to create a rough understanding of cost, but with thousands of moving parts and pieces included in a new custom home this cost will likely change.  Since many of our clients want to see if they’re “in the ball park” on cost, we use a proprietary software created from detailed budgets from our most recent custom home builds to provide that preliminary figure. We are able to adjust for square footage, and changes in pricing, etc.  This figure which is based on recent, detailed data is not just a “guesstimate” but a fairly accurate estimate. A bid, however, is your contractor’s offer to build your new custom home based on detailed architectural drawings and hours and hours of calculations, research and thought regarding your desired materials and features for your new home.
 You Will Be Comparing Apples to Oranges
 In getting your 3 bids from 3 different builders, unfortunately you more than likely will not receive building specifications with those bids. What I mean is the builder probably won’t divulge the type of windows or shingles, etc.,  that will be used. Are you getting Anderson 400 Architectural Series windows or an off brand that may not be nearly the quality you expect? Not knowing these details about your bids, you won’t know if you are comparing apples to apples, or oranges, or kumquats for that matter.  If the lowest price seems too good to be true, it actually is!
 Bids Never Reflect a Builder’s Competency, Knowledge, or Experience

 Getting the Custom Home You Want While Staying True to Your Budget
 We have had clients build with other contractors and later tell us they were dissatisfied with the process and quality of their home. Benjamin Franklin said it well, “ The bitterness of poor quality remains long after the sweetness of a low price is forgotten”.  The most satisfying and effective way to build your new custom home is to engage with a reputable builder early on in the design process.  An experienced builder will discuss your desired amenities in detail for your new home, and help set adequate, not low ball budgets for your project prior to starting the  design process.  That way your builder can keep you informed throughout design meetings of where your overall cost is headed.  Open Concept Spaces and Flexible Spaces- For years now, home buyers seem to be scaling down the overall  size of their homes. An open concept floor plan, integrating the kitchen, dining room and great room, allows buyers to do this while still providing large, beautiful gathering spaces to entertain family and friends.  Practicality- Generous and well-lit closet and storage space is a must. Kitchens with large pull out drawers allows ease of access for pots, pans and even dishes. Preparing For Your First Custom Home Design Meeting
You want your new custom home to be everything you’ve dreamed of, so it is important to be well prepared for your initial design meeting.  Having 32 years of home building experience, we would like to share some key items you should discuss during that meeting.
 Interior
Communicate with your builder your likes and dislikes of your current home or previous homes. Share features of homes of family or friends that you have seen and would love to include in your new home. We like to visit our clients current homes to discuss those features in detail. Even if you are not sure of what your new floor plan may look like, have an idea of the number of bedrooms and bathrooms you need. Do you desire an open concept home or more distinct living areas? Is there a room that is a “must-have” such as a home office, or wine room? Have you grown tired of your towering two story great room and prefer a more intimate space? Bringing pictures to the meeting or creating an “Idea Book” on Houzz to show your builder can be very helpful. Choose only a few photos that show your true likes, since too many can be overwhelming.
 Exterior
Let your builder know exterior features that you gravitate towards such as, painted brick, wood pediment details, or custom, wood shutters.  If you know your preferred architectural style, share that as well, such as Craftsman or Modern Farmhouse. Are there outdoor living spaces such as a front porch or outdoor grill or living area that you would like to include? As your new home design evolves, discussions may become more detailed but giving your builder some specifics in the beginning will facilitate that process.
 Budget
The goal of every client we ever have built for is to build the home they ultimately want while staying true to their budget. Engaging a reputable builder early on in the design process is the best way to accomplish this. As the homeowner, setting an honest budget and sharing it early on with your builder is key. A good custom homebuilder will be forthright about whether your budget is realistic for your desired features. It is imperative to dive into this early to make the necessary adjustments in your design plan before investing in a design you simply can’t afford to build.
 Communication
Building a custom home requires that your builder is managing thousands of moving parts and pieces. Having a clear method of communication with your builder is critical for a successful project. We use an online software where the client can view and approve their selections and budgets. They can also see photos of the progress of their new home and the construction calendar. Inquire about how these items will be addressed while constructing your new home. Will you have a representative of the builder accompany and assist you in the selections? How do you approve selections? Find out who your primary contact person will be and how often you can expect to hear from them including their preferred method, such as phone, email, or text. Preliminary design and budget planning early on only helps to simplify and clarify expectations for you and your builder. Enjoy your new home!
