Do you have any tips on getting started in real estate without having a lot of capital to start. I really want to build more wealth for myself and become financially free.
Real estate offers many paths to wealth, but it’s a long-term game. Below are a few strategies. Be creative, and continue to build your knowledge and network, so you can get started without needing a lot of capital upfront. The key is to stay persistent, make smart decisions, and gradually scale up your investments.
House Hacking: Buy a multi-unit property (e.g., duplex) or a house with extra rooms, live in one part, and rent out the rest to cover your mortgage. You can use low down payment loans like FHA (as low as 3.5%) depending in which country you live.
Wholesaling: Find distressed properties, secure them under contract, and sell the contract to another investor for a fee. No need for capital—just find and connect buyers and sellers.
Real Estate Investment Trusts (REITs): Invest in real estate through publicly traded REITs, which allows you to start with as little as $100. You’ll get exposure to real estate without owning physical property.
Seller Financing: Negotiate with a seller to finance the property for you, bypassing traditional lenders. You'll make monthly payments directly to the seller, often with lower upfront costs. Most people are not aware that you can make your own contract with a seller without having to involve any lenders or banks.
Partnering with Investors: Find a partner who has capital but needs help with management or finding deals. You can share profits while leveraging their money.
Bird-Dogging: Find great real estate deals for other investors and get paid a fee for your efforts. This works with no upfront investment—just your time and networking.
Hard Money Loans or Private Lending: Borrow from private lenders or hard money lenders to finance a deal. These loans have higher interest but are useful when you can't get traditional financing. I've done this mainly when flipping properties because the turn around time is usually a few months or less and even though the interest is higher, I only borrow the money for a very short period of time and repay it quickly so the profit margin is well worth it and the interest paid in the end is minimal.
Be Your Own Bank: If you have enough money invested in a stock portfolio you can borrow a loan against that portfolio for little to no interest.
There is definitely more options, these are the only ones I've been exposed to!

5 Ways Kevin Samuels Prepared Me for Marriage
1. Releasing the need for a high value man
I am not “settling” if I marry an “average” man, something social media dating content has led me to believe. I do not need a man making over $100k nor do I need a CEO/businessman type of guy.
2. Working to bring in income
I saw myself maybe having a side hustle or business, however Mr. Samuels has led me to realize that it’s ok to have a career and combine income for the benefit of the household. This is more realistic for me since I always want a sense of independence
3. Unless you’re a virgin, there’s no point in holding out
I have always struggled with finding the “right” time to become intimate with a man. I watched a video of KS where he perfectly explained why it doesn’t matter if you sleep with men on the first date or after 90 days. It clicked for me. No, you don’t have to sleep with a man on the first date. But, don’t play games because sex is what men want, including those serious about marriage with you.
4. Single women keep women single
Be cautious about your single friends who cannot accept the fact that you are married now. The ones who complain all day and insist on your help for finding a man.
Also, I learned not to feel guilty about friendships fizzling away. Our lives are different now and they should be understanding. This includes your single family members as well (yes, your mama)
5. Your Husband is #1
Anyone can be married but not everyone can excel in their role as a wife (or husband). You must know your role , per the expectations of your husband
Prioritizing your husband can be off putting to others. It’s the key to a long, successful marriage
Choosing your battles. Being cooperative in times you want to be defensive or independent. Smiling and choosing to submit and maybe having “the talk” at a later time.
Put that man on a pedestal and don’t let dating reels trick you out of your spot
