Put the time and effort into the early stages of your project, this is where important core ideas are developed and the most important decisions are made – Do Not Rush the Process! Our eagerness to see the final product can often result in rash decisions that sometimes cannot be undone. Furthermore late changes will generally add more costs and either extend or rush the construction of your project.

I wrote this one a while ago, but I thought I’d repost it as it is very relevant to those who are thinking of renovating their home. We believe this is one of, if not the most important renovating tip!
HAVE A MASTER PLAN
We cannot stress enough the importance of having a well-developed plan for your renovation. Two age-old adages come to mind when thinking about a master plan – “Begin with the end in mind” – that is, what is it you want to achieve and “If you fail to plan, you plan to fail” – this pretty much speaks for itself!
A master plan is typically a drawing that takes a comprehensive look at the entire house and site, focusing on the relationships between individual parts rather than the details.  
With a master plan, you can take the necessary steps to ensure that your renovation and existing area are connected as a WHOLE – in terms of structure and design.
Some things to consider in your master plan are managing privacy, sun orientation, views and architectural composition.
Benefits of a master plan:
- Identify priorities - budget or time constraints may not allow for all changes to be made at once, your master plan can come into play by helping you determine your priorities and options. - Allows for cohesiveness - thorough forward planning regarding your entire space will ensure that the new space flows smoothly and cohesively with your existing ones in terms of functionality and style. A good master plan can ensure the successful integration of a modern renovation into an older home.
- Considers your site - a master plan considers your site as well as your house. it considers the features you want to enhance in your renovation and considers the layout for current and future options.
- Cost effective - with a master plan you can explore options to gain space other than an addition.  Rooms that are underused can be combined to create one larger area. Or for instance, a spare room can be renovated into an extra bathroom.
- Decisions, Decisions - your master plan can be used when deciding whether to move or stay and renovate/extend. Your options will be clearer with a well-developed master plan.
Remember – If you fail to plan, you plan to fail. Putting the time in at the planning stage of your project can prevent much of the ‘should’ve, would’ve, could’ve’ questioning at later stages, thus ensuring much better results.

Dincel Structural Walling
We're out of the ground at our knockdown-rebuild project in Balwyn North and construction of the frame has begun.
For the boundary wall and part of the garage we are using Dincel Structural Walling. @dincelstructuralwalling is a permanent polymer formwork that is filled with ready mixed concrete. It is a fire-rated, maintenance free, waterproof and airtight construction solution that can be used for load-bearing, walls, columns, stairwells, basements, just to name a few. The light weight panels connect using snap-lock joints, making installation fast and easy. Exterior Dincel walls can be finished with an acrylic render or various cladding, including stone and timber.

We recently handed over our Nunawading project - a first floor addition comprising of two bedrooms, a bathroom and a study area. Handover went smoothly, as did the entire project. Thanks to our great clients Brett and Diana, it was a pleasure to work with you both and we hope you all enjoy your new space. Also big thanks and appreciation to our team and trades, quality work as always. During demo we found a copy of The Sun newspaper, from November 1960, yes 1960, some pages were still in pretty good condition.

Our current project in Richmond sees us working on a particular love of ours, Victorian Period homes. This home is protected by a heritage overlay, meaning that it has been deemed to have heritage significance to the area. Renovating a heritage listed home can provide some challenges, in that only minimal changes can be made to the exterior. In order to create larger bedrooms in this home, it has been necessary to remove the chimney. However, the external element of the chimney needed to stay, to ensure the streetscape of the home remained the same. These photos are a snapshot of the complicated process required to remove the lower part the chimney and suspend the top with steel bracing.

Demolition at Richmond has begun, the bones and all will be gone in this one. It is a bit of a surreal experience knocking down something that you know, first-hand, took so much time, effort and care to build. The picture at the end of the tunnel is pretty special though and well worth it.

Our latest project sees us back in Richmond, not only to the suburb but back to a home that we’ve previously renovated. 
8 years ago we renovated the existing home and added an extension consisting of a lounge/family area, kitchen, loft bedroom with ensuite, bathroom and laundry.
In the years since, the needs of our client and their family have changed and to accommodate for these changes they have invited us back to add a split level second storey extension to the existing home, which will consist of a bedroom, office and storage space. The kitchen and lounge areas will be renovated to make a large open plan area and the existing bedrooms will all be made bigger.
We are looking forward to sinking our teeth into this very technical project, cleverly designed by Dawson-Tanner Architects. Stayed tuned for regular updates on the scope of works, including complicated works on a heritage listed chimney.
We are excited to be working with our Clients again, in an area we love and in a home that kicked off a string of projects in Richmond.
