Downtown Milwaukeeans are Uber Active Social Centric Renters
Downtown Milwaukeeans are Uber Active Social Centric Renters
People create an image of themselves based upon how they dress, what they drive, and of course, by where they choose to live.  Renters who live in downtown Milwaukee, in the Historic Third Ward, near Walker’s Point, in the North Shore or East Side, typically pay more than those who live in other areas of Southeastern Wisconsin.  Why?  They pay more because they expect more.  Properties in these…

Oh The Places you Will Go!
Once upon a time, not all that long ago…people lived in their homes for twenty years or so.  Then one day it happened, they had something more in mind.  They wanted a change, a faster climb; mobility and luxury. With more to see and all to be, what better than finding a rental property!
The average individual moves more than ten times, and owns three to four homes in their lifetime. A typical homeowner sells their home every five to seven years.  What happens in-between those home purchases?  People rent homes!  According to the U.S. Census, homeownership rates in second quarter of this year dropped to 63.4%, the lowest since 1967.)
Renting can buy a little extra time to build an income, and to launch a career. Downtown condos, apartments, lofts and town homes make perfect starter homes, and provide an ideal living situation for short term relocation needs.  Renting can be like dating, without a long-term commitment. Or, it can be like a comfortable recliner where the feet go up and you want to stay a long while.  Each rental property is as unique as the person looking to rent.  The perfect place will vary depending upon stage of life, personal priorities, tastes, and income. The more specific your needs are, the more time and effort it could take to find the perfect rental property.
For renters, searching through hundreds of rental listings can be both time consuming and exhausting.  For Landlords, sitting on unoccupied properties can become very costly.  Time is money…and we only live once!  To get a head start:
narrow in on a geographical area
prioritize wants and needs
determine a comfortable budget range
consider hiring a full service agency to find your perfect home
Moving can be stressful, placing even the most organized, self-sufficient person in a scurry.  No worries!  When your life is on the move, there are experts who can get you in the groove.
Allowing real estate experts to do the research and match-making for you can eliminate much of the stress that comes with finding a new home.  Professional realtors will not only have access to a network of properties, but they’ll also have details about the homes and neighborhoods, special considerations and possible alternatives if necessary. They inspect and pre-qualify, and can provide counsel to ensure that you understand contracts before signing them.  When hiring a full-service agency, the busy work is done for you.
Need to find a nice rental property in downtown or Metro-Milwaukee near your work?  My-Dwelling, LLC is a full service rental and property management agency that caters to these areas.  The expert staff and team of realtors at My-Dwelling know how to simplify relocation by guiding you through the entire rental process… from start to finish.   Oh, the places you’ll go!

Trying to sell or lease your home?
Acknowledging and addressing the importance of curb appeal is a critical component in the marketing and selling your home.  Real estate studies show time and time again how influential curb appeal is towards the sale of your residential property.
Online photo listings are going to showcase your homes “best face.”  Curbside photos from the road present a first impression.  Based upon the visual condition and appeal of the exterior, (including landscape features), buyers make an instant and direct association and expectation for the homes interior.
Real estate MLS, (multiple listing services), implies that your listing is going to show up along-side other listings of similar value and attributes. This means more competition!  Strive to make your homes curb appeal a neighborhood “stand-out.” Attract potential buyers, and set a positive and inviting tone for the entire experience.
Home isn’t selling quickly enough?
Inspect your home from top to bottom and identify trouble areas and address them.   (Inspecting your home during different times of day will make a difference.)  Curb appeal is most important, so start with the exterior view.  Drive by several times from different directions.  Have a friend or family member give your curb appeal a grade.  Walk up to your home, inspect all that you see around you, make note any cleaning, repairs, painting and landscape or lighting needs.
Easy ways to enhance your homes curb appeal
Install a new and attractive front door, or paint the one you have. (It’s the focal point!)
Place lights along driveway, sidewalk and complimentary to foliage.
Paint or replace siding.
Update roof, if necessary.
Clean up the yard. (Affordable landscaping just takes some TLC and time.)
Fall in Wisconsin is a great time to be outdoors, and enjoyable weather for yardwork
Rake leaves.
Trim bushes and/or trees.
Sweep the steps and add a welcome mat.
Add seasonal plants and flower pots for a pop of color.
Mow the lawn. (Mowing season isn’t over yet!)
Need more help?  Hire a full-service real estate agency to provide the most professional advice to sell or lease your home.  A full-service agency know what Milwaukee area buyers are looking for; they’ll assess your homes potential and offer advice on how to make your home more saleable. They’ll take attractive photos of your home, setup your online listing, and market your home to qualified prospects.  In a nutshell, hiring a professional local realtor simplifies the entire home sale or lease process so the only thought you have to dwell on…is piece of mind.

Moving can be a great “free the clutter” therapy session
Moving can be a great “free the clutter” therapy session
Earlier this month the Wall Street Journal had an interesting article regarding what different types of closest may suggest about their owners.  (Comical info-graphic.)  The article prompted the thought, “so, if our closest provides a snapshot of our mental health, does our home tell a similar, bigger story?  Or, would our closest hold the darker side of ourselves, while the home displays the…

Wisconsin Laws Protect Landlord and Tenant
Wisconsin Laws Protect Landlord and Tenant
More than 1.5 million Wisconsin residents live in rental housing.  Like many states, Wisconsin has its own set of landlord and tenant laws to provide protection and safety to both parties. A clearly written and mutually understood rental arrangement should be provided before a lease is signed.  No problem is ever expected, but it’s always better to be safe than sorry.  A good practice for both…

It’s no surprise that Forbes.com rated Milwaukee one of the nation’s top 15 emerging downtowns in 2013.  The majority of Milwaukee professionals have a shorter than average commute time, especially those that live and work near downtown.

Wisconsin, brats, beer and roasted corn are clear favorites, but you’ll also find a variety of fine-dining, fresh markets, coffee shops, eateries and burger joints. Milwaukee has bragging rights to several breweries including Lakefront, Sprecher, The Milwaukee Brewing Company and the historic Pabst Brewery. Everywhere you turn, Milwaukee is unique with culture.  It’s loaded with festivals like Summerfest, Bastille Days, Irish Fest, German Fest and Festa Italiana.  And let’s not forget, we’re home to the Packers, Bucks, Brewers, Badgers  and Admirals.

Your rental home should be perfect for you
Who doesn’t look forward to putting up their feet at the end of a long day?  A favorite chair at home is one of the best places!  For most of us, home is a place to disconnect from the outside world and reconnect with people, pets and hobbies we love.  Regardless of whether it’s long or short term, “home” should be a personal sanctuary, a place we long to return.
Baby boomers and families with children may prefer suburban bungalows, single-family house rentals with a yard and storage space.  Young professionals might prefer the downtown urban loft or condo for a more social experience.  But people aren’t cookies, and a cookie-cutter spaces wouldn’t work well for everyone.  Specific wants and needs differ from one person to the next, the more specific your needs, the longer it may take to find the right place.  Landlords of high-end, premium rentals present a unique combination of features that may be more difficult to find.  That is, unless you connect with a leasing/rental agency that specializes in these types of rentals.  The agency and landlords have a working relationship that get you into the perfect home quickly and with little to no effort on your part.  Ah, music to the ears!  The less time spent shopping for a home means more time to put your feet up.
Common Rental Requests
Location.  Everything starts with location.  When searching for a rental, most consider proximity to work extremely important.  After long hours at work, who wants drive for hours to get home?
Size and Floor Plan.  How the new home space will be used and whether it will fit your lifestyle for the short or long-term is also important.
Basic Comfort.  Basic needs which include a clean, safe place, well-maintained and comfortable.  In Wisconsin, weather changes frequently.  Dependable air conditioning and heating units are typical requests.
Ease of access.  Busy people are always on the go!  Easy access to parks, shopping, schools, parking, and interstates.
For nearly 10 years, My-Dwelling agency has been on a mission is to help people through major life transitions and milestones by helping them find the perfect home.  Whether buying your home, selling your last one; renting an apartment, or becoming a landlord, you can count on their team of trusted advisors. My Dwelling LLC Socially Connected to Community
In December 2005, Chris Muellenbach put in motion plans for a business that would become Milwaukee's first full-service residential leasing agency focused exclusively on the rental market.  Since its inception in 2005, My Dwelling has maintained its leadership position for high-end, luxury properties, and has achieved 'trend-setter' status in the Metro-Milwaukee Marketplace.  As owner and partner at “My-Dwelling,” Chris understands the importance of speed, agility, real-time marketing, and social relevance for business success.  For renters, landlords, and all customers alike, awareness of information as it happens, real-time, is extremely important.  Chris states, "Twenty-five years ago, people would have to look through newspapers and classified ads, or drive around town looking for properties.  Today, the internet is the way people are searching for properties."
Search results will provide an abundance of information, including the recently updated website.  The site contains all the features expected for a leader in the industry; visual appeal, functionality, user-friendly features and relevant information.  Rental property status is constantly updated; beautiful photos and quick-glance features rotate nicely on the home-page.  Search fields, interesting articles, quick sign-up for 'eNews Letters', and social site links are some all added bonus points to the home-page features.  Tabs across the top provide more detailed information about landlord services, property management, local neighborhoods, google maps, and company information.
My Dwelling's mission statement:   "Matching your home wants and needs is our #1 priority.  For nearly 10 years, My-Dwelling has been helping people through major life transitions and milestones by helping them find the perfect home. Whether buying your home, selling your last one; renting an apartment, or becoming a landlord, you can count on our team of trusted advisors.  Our vision is to continue to evolve with the real-estate marketplace and ever-changing needs of our customers."
My Dwelling is socially connected.  Landlords, tenants, business partners, association members, and friends of the Metro-Milwaukee community are all encouraged to chime in!

Why you should consider property management
While heading to your second home, taking an extended vacation, or leaving the country on business, leave with ‘piece- of-mind’ that everything will be taken care of.  (Nothing is worse than coming home to a disaster.)  A little planning before you leave could save a ton of time, money, and help maintain the beauty and value of your home.
Examples of property management & home maintenance services:
Organization to get on your way:   Move-In/Move-Out checklists come in pretty handy when there’s a lot on your mind, and short on time, not to mention how helpful a concierge service can be.
Financial Transactions: Rent Collection, Deposits, Accounting Management & Owner Statements.
Security & Inspections:  Property inspections following severe weather, as well as interior and exterior premise checks for possible security invasions.
Communication:  Liaison between you and your lovely home in case of an emergency.
Regulation: Maintaining the value of your home through regulating heating & plumbing systems.
Crime prevention:  Mail & Newspaper Pick-up, Landscape Maintenance, Trash & Cleaning Services, and car start-up. (Did you know that a car is an ideal place for spiders to thrive?  They can come in through the heater vent!)
Pre-Arrival Readiness:  Your home is looking great!  Status reports are available and even a shopping service is offered.
A few additional considerations:
Unplug small appliances, computers, and televisions.
Make sure smoke detectors are in working condition.
Notify your security company that you will be gone, if you have one.
Written on behalf of My-Dwelling, LLC.
