Association Management Group honored Piedmont Triad International Airport Chair, Steve Showfety, of blessed memory, at the 2020 Big Hair Ball. The 2020 Big Hair Ball was very successful with more than 1,000 people in attendance. The event is projected to raise over $300,000 to help fund Greensboro programs of Family Service. The model’s outfit included a plane departing the train of her dress, which resembled a runway. The plane was flying into her “big hair,” designed to depict puffy clouds in the sky.

Annual and special meetings require homeowner votes for new board members, assessment increases, capital improvement projects, and amendments to the association’s governing documents. The goal is to reach a quorum—a minimum number of members who must be present for business to be validly transacted. Meetings are a necessary component of homeowner association operations. The seating arrangement at HOA meetings is critical to a productive outcome. HOAs have both Board and Homeowner Meetings and both formats demand very different seating considerations. Board meetings are designed to transact regular business for the care and welfare of often millions of dollars of community assets. As such, they should be held at places and times conducive to business. https://realtytimes.com/consumeradvice/hoaadvice/item/41120-20151223-why-the-seating-arrangement-at-hoa-meetings-is-so-important?rtmpage=null

The HOA's budget is like a collection of uncut gems of different type, size and quality. Some of them are diamonds in the rough just waiting to be set free. And like diamonds, your budget, with a bit of cut and polish, can sparkle. CAI releases housing predictions for the new year. An estimated 66% of all new home construction in 2020 will be built in one of the three types of community associations — primarily in a planned community (also called a Homeowners Association or HOAs), in a condominium community, or in a housing cooperative, according to the Community Associations Institute (CAI), the leading national authority on community association education, governance, and management. http://www.magnetmail.net/actions/email_mobile_web_version.cfm?recipient_id=6164558&message_id=17940450&user_id=cainst&jobid=46469915

Gasoline-powered electric generators, as well as other combustion-based heating appliances, can emit carbon monoxide when they are not working properly or their exhaust systems are blocked, according to a fact sheet from the U.S. Department of Housing and Urban Development. Carbon monoxide is an odorless gas that causes symptoms similar to the flu, allergies, or a stroke, and can be fatal when breathed. If you have any equipment like this in your home, or plan to use a generator during a power outage caused by a snowstorm, follow these tips from HUD to minimize the risk of carbon monoxide: https://blog.caionline.org/how-to-safely-operate-a-generator-during-the-winter/

𝗔𝗻 𝗶𝗺𝗽𝗼𝗿𝘁𝗮𝗻𝘁 𝗦𝗼𝘂𝘁𝗵 𝗖𝗮𝗿𝗼𝗹𝗶𝗻𝗮 𝗦𝘂𝗽𝗿𝗲𝗺𝗲 𝗖𝗼𝘂𝗿𝘁 𝗰𝗮𝘀𝗲 𝗰𝗮𝗺𝗲 𝗼𝘂𝘁 𝘁𝗼𝗱𝗮𝘆. The short version is an Association (not an AMG client) foreclosed to collect a $250 in past due assessments. The court found, under the unique facts of this case, that the foreclosure action was unconscionable and unfair to the homeowner. The lawyers representing Associations in South Carolina need to discuss appropriate actions with Associations that may be impacted given the outcome of this case. It is important to note that case specifically states: under the unique facts of this case. This may mean it will not necessarily always apply. Nevertheless, the fact that the court considered the amount of the indebtedness in determining if a legal action was conscionable creates a concern for those considering small collection actions. Associations foreclosing to collect small debts or considering doing so, should have a very specific discussion with their lawyers about it right away. This does not apply to North Carolina associations, other than to point out we should always be conscious of what seems “reasonable.” 𝐴𝑀𝐺 𝑑𝑜𝑒𝑠 𝑛𝑜𝑡 𝑝𝑟𝑜𝑣𝑖𝑑𝑒 𝑙𝑒𝑔𝑎𝑙 𝑔𝑢𝑖𝑑𝑎𝑛𝑐𝑒.
