New Technology That Could Reduce Your Gas and Electricity Consumption

Gas and electricity prices have remained steady for a while now but as surely as the seasons change, you can expect utility prices to fluctuate over the coming years. One of the inescapable facts is that gas and here supplies will not last indefinitely. The hunt for alternative technologies has been going on for decades but two exciting innovations could provide genuine renewable alternatives that could help reduce our dependency on fossil fuels.
The first innovation is called the Anaconda. Developed by a team of British scientists, Anaconda looks like a long, black rubber tube - because it is a long, black rubber tube! The sea snake is deceptively simple but harnesses the power of wave energy through a clever manipulation of the movement of waves.
The Anaconda lies in the water just below the surface of the water. The black rubber tubing is filled with water with a turbine at one end. As waves roll over the Anaconda, they create a bulge of water within the tubing which is then forced down the length of the tube towards the turbine. With constant wave fluctuations, the bulge gathers kinetic energy which then drives the turbine as the water bulge is pushed through the end of the tube.
The real benefit of the Anaconda is that there are no mechanical parts, so it requires very little maintenance and there are very few things that can go wrong with such a simple system. The rubber material used to make the device is also naturally resistant to erosion which makes it long lasting. Best of all, wave energy is constant and reliable unlike other sources of renewable energy such as wind and solar power, which means the Anaconda provides a realistic alternative to our consumption of gas and electricity.
The second innovation is a power storage system which provides a reliable substitute to back-up power systems. Energy needs to be stored in huge batteries for times of peak use. With conventional batteries though, the efficiency of such storage systems is very low and storing energy costs a lot of money and electricity to power air-conditioning systems which prevent batteries from over-heating.
The Pnu Power is a concept technology being developed which stores energy as compressed air. The system has proved extremely reliable and provides a clean alternative to valve-regulated lead acid batteries. As Pnu Power is not affected by changes in temperature it is much more energy efficient and will reduce dependency on gas and electricity to regulate cool temperatures of power storage systems.
Whilst both technologies are still being developed, they could be in use as early as 2014, diversifying energy consumption away from gas and electricity and into renewable sources.

You would be well advised to verify the title deeds before you agree to any land transaction in Thailand. Instances have been reported where some people understood they would actually fully own the land, yet they just received possessory rights. Sor Kor 1 is the form required to inform the State of a possessory claim to a plot of land.
This first appeared in December 1954 and was a tool of the state to confirm claims upon the land with the ultimate issuance of Nor. Sor 3 or Nor. Sor. 3 Gor documentation (see below). There are plans to get rid of this title and raise all Sor Kor 1 land to Nor Sor Saam. The form recognises the right for the holder to occupy and farm the land. The land can not be disposed of, it may only be moved to immediate heirs of the individual who owns it.

Land Acquisition Bill Ordinance 2014 Explained

The Land Acquisition Bill Ordinance 2014 is the regulation proposed by the Indian government in 2014. The ordinance suggests some changes to the Land Acquisition Bill, which was passed by the Indian parliament in 2013. Some months ago, the Indian government made it public that it was determined to introduce some modifications to the previous land acquisition bill 2013. The government reasoned that the previous bill contained some regulations associated with acquiring lands from here owners, which needed to be modified or expunged (if needed). Why? Because government believes India needs to have sustainable growth in infrastructure and real estate development and if the regulations are not modified, they will obstruct government's vision to materialize the desirable sustainable growth for India.
What is Land Acquisition Bill?
When a government agency acquires lands from individual landlords for public purpose (economic growth and various infrastructure developments), the process is known as land acquisition. Under the process, the agency will pay some money to landlords as a physical and emotional compensation for the loss of their lands (also known as solatium).
The Birth of LARR Bill
LARR (Land Acquisition, Rehabilitation and Resettlement) Bill, shortened as Land Acquisition Bill, was passed by the Lok Sabha (the lower house of the Indian bicameral-parliament) on August 29, 2013. It defends involvement of transparency and fair compensation for the lands acquired from landlords besides providing them resettlement and rehabilitation. The land Acquisition Act 2013 was the replacement of former Land Acquisition Act implemented in 1894 during British rules in India.
Objectives of Land Acquisition Bill 2013
If the government agency takes land from landowners, it has to provide rightful compensation for the loss of lands to the landlords.
The government has to ensure proper resettlement and rehabilitation to the affected families whose lands were acquired.
The affected families will be made partner in the development process of the land acquired to improve their social and economic status post acquisition.
What is the limitation on land acquisition?
The Land Act 2013 does not authorize government agency to take over multi-crop irrigated area (known as polyculture wherein two or more crops are grown in the same place). Such lands will be acquired only if the government agency has tried all other options for buying barren lands from the land owners. The multi-crop irrigated areas are acquirable if the agency builds projects like irrigation canals, highways, power lines, railways and roadways dedicating to serving the purpose of nation's growth.
How does the ordinance proposed by government differ from LARR 2013?
Removal of Consent Clause
Land Acquisition Bill Ordinance proposes removal of consent clause to build up five sectors - (1) Affordable housing, (2) Rural infrastructure, (3) industrial corridors, (4) Defense, and (5) Infrastructure projects, including PPC (Public Private Partnership). As a result, consent of 80% to build private projects and consent of 70% to build PPC projects need not to be sought from the landowners to develop the five above-mentioned categories. LARR 2013 required compliance of such a consent clause.
Exclusion of Social Impact Assessment (SIA)
While LARR 2013 advocated compliance with SIA in matter of land acquisition, the new ordinance or amendment as proposed by NDA government excludes such compliance. SIA will not be conducted during the land acquisition process in order to assess social impacts and recognize affected families.
What is SIA?
It is a method used to evaluate social impacts of infrastructure developments in relation with existing environment. So to say, how existing environment will be affected by the real estate development is the analysis conducted through SIA.
No Need to Return the Unused Lands to Original landlords
LARR 2013 made it mandatory for the developers/government directing them to return the lands which remain unutilized for five years to the original landowners. The proposed ordinance exempts such mandatory obedience. Means, landlords cannot demand from the agency to return their lands, even if the lands remained in abeyance for five years.

The Empowering Effect of Visualization in Sport and Life

A lot of people tell me that they just cannot visualize, but everyone can visualize. In fact, you probably visualize things many times a day, without even realizing it. Some people are more predominantly visual that others, it has to be said; but everyone can visualize and as you practice you get better at it, just like most other things in life. And it is well worth the effort involved in learning to visualize as it is one of the most empowering mental skills that you could possibly develop.
Think for a moment about a wine glass and then think about a beer glass...What's the difference? If you can answer this question you can visualize. You see, without being able to hereize you couldn't explain this difference. This is why I said before that you probably visualize many times a day without realizing that this is what is happening automatically in your mind. What color is your front door and what style is it? Once again, you simply have to visualize to be able to answer these questions.
Often you will find that you instinctively visualize things in a way that you perhaps did not intend. If, for instance, I ask you to NOT think about a giraffe, what happened? When you try not to do something you inadvertently put your will power at odds with your imagination. In order to comprehend what you are not meant to do, your mind instinctively creates a picture of whatever it is and your imagination wins the battle. A picture really is worth a thousand words - the picture which you inadvertently visualized holds more power than your will power which is telling you not to think about that thing - in this case, a giraffe.
Thus everyone has the ability to visualize, although because we are all unique and individual we will visualize in our own individual way and some of us will be better at it or more practiced than others. We all have a primary sense, be it seeing, hearing, smelling, tasting or feeling. As you visualize one or all of your senses may be utilized. You will visualize in your own way and as you practice visualization you will get better and better at it and will be able to involve and animate more of your senses.
Once you realize the magnetic power of visualizing, you can start to intentionally picture the things which you do want to picture as opposed to those that you do not. For instance, in golf many people think "don't go in the bunker" or "don't go in the water" or "don't go into the trees". These thoughts immediately trigger visualizations of those very things, and your ball will end up in the place that you are picturing - exactly where you do not want to be. A golfer who realizes how powerful visual images are will on the other hand stand on the tee, and intentionally picture the ball landing on the fairway, sitting up in a great position for your next shot onto the green...and this is where the ball will go. Whatever you imagine, whatever you visualize, you create.
Visualization has in fact been proven to have more powerful effect that physical practice. This has been proven time and again in many sports, not just in golf. Your brain does not know the difference between something which is vividly imagined and something which is real, and so as you imagine your ball going into the net in basketball, for instance, your brain is recording this as if it were a real event. The reason why it is more powerful than physical practice is that with mental rehearsal EVERY ball goes in, whilst in practice one or two inevitably miss.
I have mentioned here just a couple of applications of visualization in sport. But this mental skill, this instinctive talent we have of visualizing can be put to good use in a far wider sense as well. Imagine the power of visualization in preparing to take your driving test, or in a job interview, or anything at all which matters to you.
You can make your visualizations even more powerfully effective with the help of hypnosis. Hypnosis is a state of both relaxation and focus and your creative mind comes to the fore. Hypnosis therefore allows a greater intensity of focus and therapeutic effect. Your images and visualizations become more magnetic when in hypnosis. Not only that, with hypnosis you access your subconscious mind, the part which acts instinctively and automatically and so you can embed your visualizations deep within your psyche, creating a firm and powerful expectancy that what you are visualizing will indeed become your reality.
