Fall is a time of change and growth, and this includes your yard. As the leaves fall from the trees, it’s important to ensure that you’re maintaining your property so that it stays nice year round. Read on for tips on how to maintain your lawn as the seasons change!

Fertilizing your lawn in the fall may seem counter intuitive, but it will really help your lawn out in the spring. The top may slow its growth, but the roots will continue to still grow as the weather cools. The roots will benefit from the extra nutrients and will actually store it until the growing season starts again in the spring. The late season fertilizer will encourage deep root growth.

You may also consider aerating, power raking and over seeding your lawn in the fall as well. All this will prep it to have a great start to the spring growing season. Raking the leaves is beneficial as well. It will allow the lawn to see the fall sun, and we know cleaning up soggy leaves in the spring is never fun. Make sure to have all your tool and hoses and kids toys put away as well, as we are never sure when the first snowfall is going to appear!

As the temperatures drop, the days of sitting on the patio and sipping your favourite drink are decreasing. So it’s probably a great time to put the cushions away, wipe down and clean the furniture, and either store it in the garage or securely wrap it with a tarp to keep the weather elements from weakening it over time.

If you can do it safely, gutter cleaning is also great to do in the fall. Take out all the fallen leaves from the gutter before the snow and moisture appears, clogging up the downspouts and drains. Make sure your ladder is secure and set up properly, and have someone else around to hold it in place and make sure everyone stays safe!

Fall is a great time to prune your trees and shrubs. And if you are wanting to transplant any plants, now is an optimal time. Sometimes if that is done in the spring or summer while the plant is growing and blooming, it can shock the plant and sometimes it won’t recovery fully or at all. So doing that as the growing season has slowed or stopped is great. Also, getting rid of those long, dangly branches can stop the wild winter winds that can break those off and cause some damage.

This fall is the ideal time to clean your mower and get it ready for winter. You can even prepare your snow blower so that you don’t have any problems when the first big storm hits!

The fall season is just around the corner and it’s time to prepare for all of the changes. We know that you’re probably getting ready to switch out your summer clothes for a cozy sweater, but are you prepared with the latest home trends? Today we have 5 Decor Trends to share that will add that cozy feeling to your home that we all love about fall!
1). Layering: An easy way to add some warmth this season is by layering different textures like rattan and wicker furniture, chunky knit blankets and even some velvet.
2). Earthy tones and warm colour palettes: Instead of doing an entire bold accent wall, try adding in colour with decor like blankets, rugs, and even peel and stick wall paper which is also making a comeback.
3). Partitions and room dividers: The open concept living room and kitchen is really great for entertaining and family gatherings. However after the last year of navigating working from home and spending more time at home, having places of privacy and solitude rank much higher on the scale of importance.
4). Plaids and Checks: Combining patterns and textures is in! Don’t be scared to mix and match. Try to use different scales to help balance and soften the look.
5). Comfortable and cozy ambiance: With so much time being spent at home these days, taking the comfort to the next level is most welcomed! An easy way to do this with style is with a giant, knit blanket.
Home interior design trends will always change in response to cultural needs and technological advances, but there are some general principles that remain constant. What makes your heart beat with Passion? What exhilarates you and brings alive the True You? Where do you go to be really present? I don’t consider myself an experienced hiker. I like to say I am a lover of the hiking experience.
As a busy REALTOR®, my mind is full, my phone is noisy and I am always on the go. A few years ago, my husband and I took up hiking when we were on vacation. Exploring new areas and getting some exercise seemed to make sense. We really love it!
This past summer I had the opportunity to do a trail in Banff. This photo was taken there. The hike itself wasn’t really difficult but it was very beautiful and the view from the top was so fantastic. I love this picture of me, it is a picture of me being PRESENT! Hiking does this for me.
Upon assent as I attend to the details of following the path I find myself living in the moment. Not concerned about what was left behind or what is ahead. Respectfully exploring what Mother Nature has gifted us with. Step by step, in rhythm, the colours, smells and my surroundings seem so vivid.
Upon summiting I am relieved, full of joy and very grateful. Grateful to be alive, healthy and able to live life to the fullest. As I breath deeply and take in the view, enjoying the feeling of accomplishment I recognize this is my most pure form of accomplishment..it wasn’t a competition..it wasn’t about anyone else, it was just me being the true me … me being present. Coming off the mountain my adrenalin drains, muscles start to relax, I feel enlightened, excited, energized, chatty, somewhat changed…even AWAKENED…and as a friend of mine has challenged us all to be, I am ready…ready to be more courageous, more compassionate and more passionate with myself and others.

Back to school can be a big adjustment as keeping track of everyone’s schedules can be a chore on it’s own. Here are a few handy apps that will help keep your family connected and on the same page.
Cozi Family Organizer makes managing everyday family life simple and efficient. It offers a shared calendar, reminders, grocery lists and more.
Any.Do is a simple to-do list app that allows you to create tasks, lists, prioritize items, add notes and set reminders.
Stay on Schedule

Sometimes the best thing about a new job is a new perspective!
When I first joined Lisa Kloeble’s team I had this idea that my job would be doing a bit of paperwork and helping out where I could. I had no real idea what the job entailed and only a preconceived notion about what Realtors do. I definitely had no clue to the amount of paperwork and processes involved or what it takes to run your own business. I was one of those people that thought Real Estate was pretty straight forward: you get a buyer or seller and buy or sell a home! How difficult could it be? How little I knew! I had a real learning curve! Not only was I learning my own role, I was also learning the role of a Realtor and everything they need to do in order to be successful! During this time I’m not sure if it was the remote learning; Covid fatigue; or short term memory loss that comes at this stage of life; but I was slightly overwhelmed and to make matters worse things weren’t really sticking. At this point, not only was I worried about my job, I was starting to worry about my health…what was wrong with my brain! Fortunately for me I had joined an amazing team that had an abundance of patience, were great teachers and one day I woke up and it all just made sense! The paperwork and processes are now a routine, but I’ll be honest thinking like a Realtor is still a challenge. I’m amazed at all Lisa does! I think we’ve all heard people share their opinions about Realtors, some good, some not so good, but when I hear that they don’t have to work very hard, I struggle with that one. This opportunity gave me real insight into the work that Realtors do behind the scenes. The work that no one sees or maybe even knows about. I work for a Realtor who works numerous hours each day managing her business, employees, and most of all, taking care of her clients. I often wonder where she gets the energy? Wrapping my head around the work that is involved with being a good Realtor still amazes me!
Meanwhile I’m still learning to think like a Realtor! I have taken my admin skills and have moved into the Office manager position within the team. I really enjoy the work that I do with the team and enjoy helping our clients. I feel grateful for this opportunity and for the new perspective I have gained!

Mid year awards… | Lisa Kloeble's

Mid year awards….what are they? What do they really mean? So many people probably wonder why, as realtors, we share our awards on social media platforms. Are these posts good for business? Well, if you are a doctor or a lawyer do you promote when you have a record number of clients or perform life saving surgery…no…I don’t think so?! So why do we post these awards? Why did I post them? I guess It was because I was seeing everyone else doing it?? It does make me feel a bit uncomfortable, it seems so boastful and excessive. I gave it some thought this year and concluded…YES, I am going to post and I am going to blog about it. Here is why!
There is so much work that goes into setting my goals, staying on track and hitting my milestones. Mid-year awards is a time for me to slow down, reflect and celebrate the successes, change what isn’t working, possibly readjust my goals or maybe if I’m lucky, I can just stay the course. Entrepreneurs know you have to be very driven, have a great work ethic, be self motivated and see the big picture. Today’s work is tomorrow’s success. It is necessary to check in frequently with yourself to make sure you are heading in the right direction. The saying, “There is no such thing as standing still; you are either moving forward or going backwards” is very true. Our emotional, spiritual, physical and mental well being affects our work and work habits, that’s why staying positive, healthy, taking care of yourself and setting boundaries is so important!
Many people would say, this year has been challenging with COVID and all the changes it brought. For me it has been quite a challenging year professionally and personally. Therefore, receiving the Pacesetter Gold award for the first half of this year is very important to me and besides my very first award this one means the most! As you all know, I am dually licenced and working in both Saskatoon and Kelowna. Last year I started building a team and website to make this all possible. In November of last year my husband and I went to Kelowna to get the Kelowna business started. No sooner did we unpack our bags and Kelowna went into lockdown. It is not easy to start a real estate business during a pandemic! Meeting people and networking is key! Also, there is always a risk in leaving my business behind in Saskatoon, it takes consistency to keep my business growing, which is difficult when away but my team ensures it is business as usual. Oddly enough, I think the pandemic helped me, as it brought about virtual meetings, virtual showings, screening clients for pre-approval and the need for discretionary viewings. It seems there were as many pros in an imperfect business environment as there were cons for my new adventure!
We came back to Saskatoon at the end of February after doing a little business in Kelowna. Even though business didn’t thrive in Kelowna, other parts of my life grew from the experience. Being closer to the two older boys and spending time as a family was very special. Spending time with our grandkids prior to lockdown and just revisiting my past experiences when I lived in Kelowna was very healing and enlightening.
During our time away my 91 year old mother in law was failing in a care home with all the Covid restrictions. Making it even harder, my grandson was diagnosed with a rare disease and was very sick, our son in law was out of work and my mother had moved in during COVID! So much happening in such a short time. So this is the part of the blog where I talk about how you have to stay focused and keep pressing forward. LOL. Even though I was dealing with so much personally and the business in Kelowna wasn’t where I wanted it to be, I had to come home and get focused! Nose to the grindstone and getting back to the basics of real estate I got to work! My team and I joined a workshop and got some training. We delivered flyers, reached out to leads, called past clients letting them know I am still servicing Saskatoon…the list goes on. Getting listings was key, especially good ones; pricing right and preparing for multiple offers; studying the market; knowing the inventory and being very strategic when working with buyers would ensure a successful spring. So off I went…working hard, hoping to still accomplish my 2021 goals and everything considered I am on track! Phew…
I thought I would be able to return to Kelowna sooner, but the real estate market in Saskatoon has been very busy. So six months later, I am headed back ready to work hard and focus on selling homes in Kelowna!
Since the return back to Saskatoon in February, my mother in law has passed on; our grandson is healing; our boys are living out some of their dreams and working towards other dreams and goals and yes, my mom still lives with me. This year’s mid-year award means a lot more than selling a lot of houses. It tells a story of perseverance during trying times! Am I settled? No… Do I feel like I know what is next? No…?? But I know a few things. I am grateful to be alive, that Covid restrictions are lifting, I am healthy, learning and growing. My team is amazing and so supportive. Life is good!
OH NO – BREAKING NEWS -THIS JUST IN!! Really!! No way! Mask restrictions are being reimposed in Kelowna because of a big Covid outbreak. The struggle is real…stay the course, Lisa!

My Path by Nicole Ryan - Lisa Kloeble

Have you ever looked back over your life and found that where you are now is exactly where you were meant to be? The path may have been long and winding and full of potholes and maybe even some massive road construction. And even though you didn’t have a map or couldn’t see the end, somehow you were led to exactly the right place? That is how I feel about joining Lisa’s team. As I reflect back on how we came together and how my life experiences led not only to a career in real estate but also to being an asset for the team, I am overflowing with gratitude.
It all started with the purchase of our first house in 2002. Since then I have been expanding my knowledge of real estate through several home transactions, home renovations, house flips and complete home builds. Each step was a natural progression through the learning process. I now have experience with home inspections, permit requests/inspections and zoning permissions at the municipal level. At the contracting level, I have experience with hiring, scheduling and monitoring contractors. As a landlord, I have experience with property management. What I love most about the entire process, whether it is touring a home for sale or taking on a home renovation, is visualizing how the home will be LIVED in and taking on the task of making it better!
I’ve been travelling this path for almost 20 years and until recently I hadn’t reflected on where it would or could lead. I was doing what I loved and that was enough. But then Lisa was looking for help with her growing business and I was ready for the next step. It was time for me to learn Real Estate from a professional. It was the perfect opportunity for me to dip my toes into this exciting profession and learn the backend of home transactions and running a real estate business. What I learned has made the next step in my path another natural progression as I am now studying to become a licensed realtor. The exciting part is sharing my knowledge with others but the best part is working alongside Lisa. Lisa loves to share her knowledge and it shows. She is very good at what she does and as one of the best realtors in Saskatoon, Lisa is a great mentor for me. I look forward to working with her and growing into a Realtor she will be proud to call her teammate.

What is an experienced realtor and why do you need one?
An experienced realtor works in the market everyday and can provide advice and tricks of the trade you cannot find with a google search. Strong negotiation skills and market knowledge can positively impact the transaction. But more importantly an experienced agent can offer you a potential edge on new listings and a great deal using their strong rapport with other agents, community connections and industry referral network.
Just as no one would have expected a worldwide pandemic… no one expected the real estate market to be so busy during these times either. Low interest rates and a shortage of inventory together have driven house prices up significantly. An experienced realtor has the knowledge and confidence to navigate and lead you through a market that is unpredictable and fast paced. With the market so competitive it is crucial that you are notified of new listings as soon as they hit the market and if possible even before the home is officially listed.

There are a few steps I follow with every buyer before we start shopping to ensure a desirable outcome.
1) I interview my buyers to get to know them and so they can get to know me. This helps my buyers to understand my style and to know if we are a good match. I also make it my goal to understand your style, get familiar with your risk tolerance and what is most important to you….time or money.
2) I then review my buyer’s presentation and walk buyers through the buying process and what they can expect.
3) Since preferred buyer status is very important in this market, I request that buyers are pre approved with their lender.

My Top 5 Tips for Pool Maintenance | Lisa Kloeble

Summer is here and with above average temperatures this week, my husband and I are expecting a few pool guests! A few years ago when my husband and I decided to downsize we bought a home with a pool. Excited for our first summer with a pool we knew it would be put to good use! Spending time with our kids, grandkids, extended family and friends has always been important to us, and since I love cooking and entertaining it just made sense to have a great outdoor space. However, the first year we had a bit of a learning curve, realizing that as fun as it is, maintaining a pool takes a bit of work.
Here are my Top 5 Tips on how to make sure your pool looks great this summer:
Have a pool guy! My husband who is retired is the best pool guy around! Lol. He works hard at making sure the pool is sparkling clean and well maintained. I am very lucky!!
Have a trustworthy, reliable service person. We are very fortunate to have been referred to an experienced pool repair man. Our repair man opens and closes the pool, as well as trouble shoots any issues that may arise.
For a truly pristine pool like my husband keeps, be prepared to skim your pool daily. If you have a bit of money to spend, consider buying a robot vacuum that will clean the bottom for you.
Keep your chemical levels balanced, as this is a crucial aspect of pool maintenance. Improperly balanced water looks murky, irritates skin and eyes, and can cause your pool to become a breeding ground for bacteria. Test your chemical levels weekly.
As important as the chemical composition of the water is, the physical water level is just as important. Our levels always fluctuate depending on the amount of rainfall or kids splashing and playing. You will want to maintain a level that is halfway up the opening of your skimmer. When you have reached the appropriate water level remember to recheck the chemicals as water level fluctuation may have thrown them off balance.
I hope you find these tips helpful and take the time to enjoy your pool this year. I know I was super excited to open ours! At the tail end of Covid lockdowns and restrictions, anticipating the return of family gatherings, I feel so grateful to be able to spend more time with those I love.
