Home remodeling tips for baby boomers entering their golden years

As America's 77 million-strong baby boomers reach retirement age, one thing is absolutely clear -- they are not going to quietly retreat into their golden years. The most active generation in America's history wants homes that will support their active lifestyles, and homes that will accommodate the challenges boomers will face, from bad knees, to working from home, to taking on grandchildren. That's why building and remodeling homes for aging baby boomers represents one of the biggest trends in the home improvement industry today. It's primarily in response to how baby boomers view themselves, many of whom don't believe 'old' starts until a person turns 80, according to a Del Webb survey. While many boomers see themselves running, cycling, downhill skiing for many years to come, the reality is that aging creates physical challenges, ranging from arthritis to stiffness to balance issues that could result in debilitating falls. Expecting so much of themselves, many are starting to rethink the design of their homes to accommodate their changing lifestyles. To meet the needs of this active generation, home builders and remodelers are developing new design and building techniques that incorporate universal design principles. Universal design means creating products and designing spaces that allow the widest range of people, of varying physical abilities, to use one space, from babies to 80-year-olds. Because the typical American home is designed for an active American family whose adults are in their 20s and 30s, many do not meet the needs of boomers who want to age gracefully in their own homes. 'Universal design is about balancing style with the functionality we need as we move from one stage of life to another,' says John Gardner for APEX Siding System, a manufacturer of low maintenance, high durability siding and trim. 'Universal design allows empty nesters to live in their homes longer, allowing them to pursue their goals and passions regardless of the physical abilities that aging may impose upon them.' If you're among America's baby boomer generation, here are some tips offered by Gardner on how to design and remodel your home to meet your needs today and in the future: Don't wait until the last-minute - If you intend to live in your current home into your 60s, 70s and 80s, don't wait until health challenges force you to make changes to your home. Create a master plan using universal design principles that can be implemented over time to spread out the costs of your remodeling investment. Get an expert - Seek out builders and remodelers who have earned the National Association of Home Builders (NAHB) age-in-place certification. These design/build firms are knowledgeable about universal design principles and in building and remodeling homes that meet the needs of aging boomers. Plan for one-level living - As you remodel your home, create a plan so that everything you need is on one floor, easily accessible to your main entrance on the ground floor. This includes a bedroom, a bathroom with shower, washer and dryer, kitchen and dining area, and access to technology (TV, computer and phone). Low-maintenance - High maintenance projects, like painting a home, cleaning the exterior side of windows, or sealing cracks and seams in your siding are physically challenging and time-consuming. Which comes first: The real estate deal or the buyer's list?

This question is kind of like another question where people can't seem to agree on the answer; "Which came first; the chicken or the egg"? Real estate investors all have a different opinion when they are asked whether you should find a deal first or start a buyer's list and then find a deal.  For me, the answer has always been "the deal." If you have a great deal, you can always find a buyer for it. I had someone email me recently that said they had wanted to begin wholesaling houses for a couple of years, but he just couldn't bring himself to buy that first investment property. He was afraid he wouldn't be able to sell it. This man had spent a number of years learning the business, but had become paralyzed with fear over this prospect of putting a house under contract that he wouldn't be able to sell. If you are just getting started and you find yourself having the same problem, here are 4 tips for you. 1. Know What a Good Deal Looks Like This is no doubt the hardest part when you are brand new. You almost always pay too much for your first couple of deals. Before you sign on the dotted line, run your potential deal by someone that is an experienced investor. Marginal deals are hard to sell.  If you have any doubt about the numbers or the area where the house is located, just walk away and find another deal. There's always another one around the corner. 2. Know Where Investors Like to Buy It won't do you any good to get a house under contract at a great price if it is in an area where investors don't like to buy.  Ask experienced rehabbers and landlords where they like to buy. Be sure to find out what types of properties they like, and the price range they prefer. In general, you will be pretty safe in bread and butter neighborhoods; the kinds of neighborhoods for first time homebuyers.  In my area there is a market for more expensive houses, but there are fewer investors in this group.  Buy houses that would work for either a rehab that would be sold to a retail buyer, or a home that would make a great rental and they will always be in demand. 3. Put an Escape Clause in Your Contract This is vital especially when you are brand new.  Make the deal subject to inspection or partner approval. This is your safety net. It will make it easier for you make offers with confidence. 4. Begin Immediately to Build Your Buyer's List There is nothing like having a good buyer's list to call or email when you have a property you want to sell quickly. It is truly a wholesaler's secret weapon.  These folks will be loyal repeat buyers if you always have great deals for them, and if you conduct your business with them in an ethical manner 100% of the time. Implementing these 4 tips will make it easier to make those first offers and get your first few houses under your belt. Finding a Buyer for Your Deal There are a number of ways you can quickly find a buyer for the property you have under contract even if you don't have a buyer's list. You can take the deal to your local REIA group where you will find a group of people that are looking for their next house.  At my monthly meeting, we have a table set up for vendors and for folks that want to put out fliers about properties they have to sell. This is usually the first place people head after signing in. You could list the house on Craigslist. I have sold several properties there, but I would rather much sell to someone at my REIA group; they are usually more experienced investors.  But even if they are brand new, they will almost always be educated to some degree if you find them at this meeting. Most investors are more than willing to help them if they can close the deal. Concentrate on getting a great deal, and you can be sure you will find a buyer. Looking for a greener way to clean your pool?

Just as there are now "greener" choices for many consumer products, there are now some great alternatives for keeping your pool clean that are easier and actually help minimize chemicals and additives. Technology has come a long way, and consumers can now choose from a variety of affordable and more environmentally friendly ways to maintain their backyard pool. But how do you choose the right one? Here are some of the best pool-cleaning options available today, along with their pluses and minuses: Manual pole cleaning: -For years this was the standard. Lots of sweat, a hose attached to the skimmer basket on one end, a long vacuum pole on the other and a lot of slow pushing as you try not to disturb the debris before you suck it up into the skimmer and filtration system. This method is cheap and "somewhat green" but involves a lot of effort, and it is not highly effective at reducing your chemical usage. Suction side pool cleaning: The suction side method is similar to the mechanics of manual pole cleaning except that the cleaner is self-propelled in a random pattern by a suction hose attached to the skimmer system. A completely clean pool is not always achieved due to the random nature of the system. The pluses: low cost and satisfactory results. The minuses: the method lacks optimal pool floor and wall scrubbing and does minimal water mixing, leaving stagnant water areas that actually demand more chemicals to stay clean. Suction side cleaners also use more energy as they require your pool's filter pump to run during their cleaning cycle. Pressure side pool cleaning: These units require an independent booster pump and water jet outlet found on some in-ground pools. Note: This is the only option not available for above-ground pools. Pressure cleaners are propelled by water and are often confused with robotic cleaners, but the differences are important. Pressure cleaners do a good job of cleaning but are costly to buy and run. Pluses: cleaning capabilities and better water-mixing capabilities than suction side cleaners. Minuses: pressure cleaners are costly to buy and operate and they use the most energy due to the added booster pump. Robotic pool cleaning: Advances in robotic pool cleaners are transforming the pool-cleaning industry. Robotic technology has advanced, bringing the price in reach of almost all pool owners. Robotic units can scrub and vacuum pool floors, walls and the waterline and remove more and finer debris (down to two microns in size) to help keep your pool cleaner. Robotic units cost only about 5 cents per hour to run and they provide superior water mixing (up to 85 GPM), substantially reducing the amount of chemicals needed. Pluses: just plug the bot into the power supply, place the cleaner in the water and press a button. -Minuses: there are almost too many robotic cleaners to choose from and they are not all alike. One of the most innovative is Aquabot, made by the company that introduced the first robotic cleaner. Keeping your pool sparkling clean doesn't have to mean long afternoons of work or extra unnecessary chemicals. Now that there are safer and easier cleaning methods, you'll be able to maintain and enjoy your backyard retreat, and take care of the environment at the same time.

Accountants: the backbone of the business world

(When you think about the backbone of a business, it's not the owner, CEO or board of directors who keep everything trucking along. Instead, it's the accountant who leads the finances of small and larger companies into the future.  
"Accounting has always been a crucial part of running a business. You simply can't run an efficient or profitable company if you aren't keeping an eye on your books," says Debbie Nelson, business accounting instructor at Everest Institute in Kalamazoo, Mich.  
The old days of accountants running around in brown suits, pocket protectors and gnawed-off pencils are long gone. Today's accounting professionals are completely digitized, allowing them to concentrate their job more on financially strengthening a business, rather than only handling paychecks and invoices.
"The role of an accountant is being transformed from simply helping a business run to helping a business envision its future," Nelson says.  
* Estimating and evaluating risk management 
"Businesses need accountants to identify and manage risk. They are increasingly part of the team that helps a CEO decide which investments are worth the risk," says Nelson. "In fact, a degree in accounting has always been a great way to get into the business world."  
* Globalization 
Globalization is another factor changing the accounting field. "Due to the growth of international trade and business, companies are increasingly looking for accountants who have a good understanding of international business, who speak a foreign language or who are available to work overseas," says Nelson.  
* Fair value accounting 
Fair value accounting recognizes the current worth of assets, instead of the cost of acquiring them. It seems like a simple premise, but it is actually challenging the very foundations of traditional accounting. Fair value accounting is helping CEOs re-evaluate the current worth of their companies and better assess where they can afford to invest.  
* Forensic accounting 
Recent media attention from corporate accounting scandals has also increased the demand for accountants with experience in fraud detection, making forensic accounting degrees in high demand. "In the past, businesses waited until an ethics breach was suspected before investigating, but today, many companies are realizing they can't afford to wait," says Nelson. "They are bringing in forensic accounting specialists to tighten procedures and prevent fraud before it happens."  
Nelson explains the need for accounting schools to adapt to these changes. "In our accounting courses at Everest Institute, we realize that if we really want to prepare our graduates to be the next wave of accountants, then we have to stay abreast of recent developments in the accounting field."  
Nelson says that even if students aren't interested in a specific kind of accounting, they are interested in the job security. "At the very least, our students know they will be in high demand upon graduating. For some students, that's all they need to know."

Anthony Bourdain talks last meal on earth, advice for restaurateurs; old-school cocktails

(BPT) - TV's best-fed hedonist, Anthony Bourdain, is keeping busy these days with his hit travel series "Parts Unknown," his publishing career and an upcoming appearance at this year's National Restaurant Association Restaurant, Hotel-Motel Show in Chicago. Love him or hate him, Bourdain is the biggest, baddest food dude on the planet. The self-proclaimed "chef slacker" shares his advice for restaurateurs and new chefs, and talks about his desired last meal on Earth and love of old-school cocktails. Q. You have 24 hours left on Earth: Where would you go, and what would you eat? A. "Sukiyabashi Jiro in Tokyo. I would sit down in front of the greatest sushi master that I've ever met and eat whatever he puts down in front of me. That would probably take about 22 minutes, if past experiences are my guide. I've had it before, and it's one of the greatest meals of my life. If I'm going to be shot in the back of the head after a meal, that would be a good way to go." Q. You've made it well-known that you started in the restaurant industry by washing dishes. What's one piece of advice that you wish you could tell your former self about the restaurant industry? A. "I was a very happy dishwasher! I just wanted to be part of it. I didn't want to necessarily rule the world. I made a lot of decisions along the way where I chose to have fun rather than to excel. I chose to be a chef rather than the student of a really talented first-rate chef. I made a conscious decision not be the best that I can be. I was pretty set in my ways about the kinds of kitchens that I felt comfortable in and wanted to work in, and that was not conducive to me ever becoming a Michelin-starred chef. I think that the greatest lesson I ever learned in the restaurant business (and I learned it early) was: Show up on time. Whatever work, whatever commitment, you have, always show up on time to show the people who you work with the respect that you can at least do that." Q. Which chefs are most exciting to you now that you could see establishing future partnerships within your publishing career? A. "For the chefs that I've published and hope to publish, it's not just about the food. It's people who are doing interesting things and who have an interesting story and point of view. The recent chef books I would have loved to publish would be Gabrielle Hamilton's memoir (Blood, Bones & Butter: The Inadvertent Education of a Reluctant Chef) of The Joe Beef Guys. There are real voices there of people who are saying something new and interesting to create a whole world and mindset that explains the food. Generally speaking, I look for someone who has a powerful voice and can explain why they cook the way that they cook in a personal and dynamic way. Roy Choi's book is coming out soon, and I think that he will be a good example of that." Q. What's the best advice that you have for restaurateurs facing the challenges of today? A. "Today's restaurants need to have a concise vision of what they are good at and what they have to offer that is different from the guy across the street. Restaurateurs need to speak in a strong confident voice, saying, 'I might not be good at some things, but I'm good at this, and this is what I'm going to do.' I think the days of trying to be everything to everybody are over now. We have an empowered chef class now and a much more curious, daring and younger dining public. I think the future is going to be chefs who speak with a coherent, concise voice with a real identity. Own that this is what I do. More of like in Asia where you have the roast duck guy and the chicken and rice guy." Q. What do you look for in your favorite cocktail?- A. "I am a big fan of cocktails, but if takes you more than 10 minutes to make it, there's a problem. I'm an old-school guy: Give me a good Manhattan, old fashioned, or the perfect Negroni with the finest gin, vermouth and campari with maybe a slightly toasted almond zest, and I'm a happy guy. I think the standard for me is, is the drink that I'm about to make with bourbon better than bourbon?"

Bed bugs have been found in schools, homes, college dormitories and even the finest hotels. Protect yourself and your belongings when you're traveling by learning to identify these globetrotting pests. Adult bed bugs are reddish-brown with small, flat, oval and wingless bodies about the size of an apple seed. They crawl at a steady rate and can be seen with the naked eye. Bed bug nymphs look much the same but are smaller and lighter in color than adults. Both nymphs and adults feed on blood. Nymphs need blood to molt, and adults need blood to mate and lay eggs. Upon arriving in a hotel, motel or bed and breakfast, carefully inspect the bed linens and headboard, and pull the sheets back to check the mattress for bed bugs. If a room is infested with bed bugs, you're also likely to find fecal staining, which is light brown to black and looks like tiny drops of dried blood.
