Foot in the Door
One technique of Behavioral Psychology, the “foot in the door” technique proves extremely viable in the property selling process. This means dishing out the first offer and recommending optional add-ons which require additional payment. While this appears, at first glance, to be against the very core of rational thinking (why would you reveal your cards even before your buyer has highlighted the amount he is willing to pay?). Studies have shown that setting the first offer is effective in getting a price beneficial to the seller, since it regulates future negotiations around that set price – a consequence known as the anchoring effect.
Additionally, granting add-ons create an atmosphere of mutual reciprocity and discounted pricing. This softens relationships between buyer and seller to evoke feelings of familiarity and rapport, thereby encouraging peaceful negotiation rather than forceful assertion. Surely you would have a much easier time negotiating if you thought of them as a sleepover amongst friends rather than guerilla warfare in a forest!
Counter, but not too low
In the case where you are not able to make the first offer, it would be wise to protect yourself from the anchoring effect. By proposing a price largely deviant from the first stated price, you could sublimely inform the other party that their offer is way off, while steering back the conversation to a more preferential price. It could also be useful to call on the harshness of their offer, thus showing that you are not a cow blindly led around to the slaughter (the horror!).
Even if the first offer meets your goals, it would be smart to counter with another proposal. Not only does this help you glean even more financial advantage, it serves to provide additional satisfaction for both you and the buyer – particularly since the buyer would leave the table convinced that they have obtained a good deal!
Pile on the pressure

Landlord’s know-it-all guide to Security Deposit and Damage Recovery
You own a house and want to rent it out. A landlord’s position and responsibilities are no less complex than that of a tenant. By that virtue having a property to rent in Singapore or finding a suitable tenant for your house comes with its own set of hiccups.
One of the most common sources of the tenant-landlord dispute is calculating or quantifying the rental property damage and its recovery from the tenant at the end of the tenancy.
Although “Renters Insurance” will shield you from most disputes, in this article we share best practices, possible scenarios of damages and applicable charges to help you landlords have no tenant horror stories or unpleasant experiences.
Be Professional
Being professional is the first step in being a good landlord.
To have good tenants, you need to ensure that you are professional in your approach; And this starts at an early stage of your Tenant-landlord relationship.

Tenancy Agreement Clauses and inclusions to safeguard and set precedence over most disputes
1. Digital Proof of all items in your property
Ideally, take pictures and/or video of the property, including all white goods. Convert these into an inventory list of items allowed to use during the tenancy period and get it signed off by the tenants during the hand over process.
In case of unforeseen circumstances, these photos and videos will come in handy to initiate or mitigate legal proceedings in property damage recovery disputes.
Typically physical or digital evidence as such helps answer some of the standard legal questions such as:
Are you able to show the condition of the premises when the tenancy started and how it compares when the tenancy ended?
Do you have evidence that the damages were caused by the Tenant?
If there were damaged or missing items, do you have evidence to show that the rectification/replacement cost is reasonable?
Have you taken into account fair wear and tear when claiming compensation for the damage to the property?
Here is a list of items and their probable maintenance costs that you can claim from your tenants in case of more than the usual wear and tear:
General cleaning of the house (S$300-S$400)
Furniture Maintenance and Repair (S$200-S$300)
Electrical Items (S$100 and above – depends on how old or new was your appliance)
House painting (S$1500 and above – depends on the size of your unit)
Floor cleaning (S$4 per square feet)
Removing abandoned furniture (S$100-S$300)
The prices given are indicative in nature and should be validated by your preferred contractor to estimate the damage.
In most cases as a landlord and going by the standard agreement and tenancy law, you can use the tenant security deposit to recover the property damage costs.
2. Minor Repair & Other Maintenance Clause
This clause mentions the minor damages to the rental property that occurs due to the usual wear and tear over a period of the tenant occupation of the property including any replacements to the premises or furniture up to a certain limit
The existing expense range is between S$150 to S$300 and states any expense above and beyond this needs a landlord’s approval.
Depending on how detailed is your clause, as a landlord, you can reserve the right not to pay to repair the damage which was caused due to the tenant’s own negligence and also include your preferred vendors for repair if any.
Do make sure you define or mutually agree with your tenant on what constitutes “normal wear & tear and beyond” before filing your claims.
Having said that, it is always advisable to be humane and prompt in dealing with repairs or replacements of any quantum within a reasonable limit thus maintaining a healthy relationship and avoid disputes.
3. Clear Rent (or Utilities, if applicable), miscellaneous fees payment schedule.
A typical rental agreement states clearly “when” in terms of number of days (usually first 7 days of the month) and how much rent is due each month.
The tenant is obligated to fulfil these conditions stipulated in the contract.
However, there might be certain exceptions where the tenant may fail to meet the time deadline due to personal or business reasons.
While it is advisable to be considerate in lieu of a genuine cause, a clause stating a penalty charge or interest on recurring instances always helps.
The standard interest rate is 12% to 20% per annum of the outstanding amount.
Do note as a landlord you are liable to give written notice to your tenant as a best practice and keep your tenant informed about any bank account number change for all payments immediately.
4. Access to your premise Clause.
A standard agreement always has several “Access to Premises” clauses, allowing you to enter the premises for a minor repair, viewing arrangements especially at the end of the tenancy tenure or selling of property.
Best practice will be to agree on a mutual time for viewing arrangements and/or keep an open communication and respect each others time and judge the need of the hour to execute your stated purpose.
5. En-Bloc Clause
The En-Bloc clause can only be exercised by you as a landlord. Unlike most other clauses, this one serves to protect your interest when your development (the whole condominium) go on sale and you need to end the lease prematurely without having to compensate the tenant.
Although as always, the best practice is to include a notice period and be considerate in your approach.
6. Diplomatic Clause and Reimbursement Clause (Early Termination of Lease)
With Diplomatic clause be sure to include a Reimbursement Clause.
Let’s start with definitions.
A typical Diplomatic clause states “Provided the Tenant has occupied the premises for a minimum period of TWELVE (12) months, the Tenant may exercise the diplomatic clause by notifying the Landlord TWO (02) calendar month notice in writing of the Tenant’s intention to terminate the Tenancy or TWO (02) month rent in lieu of such notice if the occupier of the premises and employee of the Tenant shall be required by the Tenant to leave Singapore permanently on a job transfer or if the said occupier’s employment with the said Tenant is terminated for any reason whatsoever. Provided always that the documentary evidence shall accompany the written notice providing the event relayed up by the Tenant in the said written notice. Any pre-mature termination that does not satisfy the conditions to exercise the Diplomatic Clause will result in forfeiture of the Security Deposit, and the Landlord will reserve the rights for further compensation.”
This simply put protects your tenant in case they lose their job or need to terminate the tenancy agreement mid-term.
Reimbursement Clause allows you as a landlord to share the loss of mid-term tenancy termination by recovering the agent’s (in case you have engaged one) commission in prorated value.

7. Tenancy Renewal Clause
This is an important one, especially if you have found a keeper!
Add it to your TA to enable your tenant to extend the lease for another term (usually a year) with a two-month prior notice.
Once mutually agreed, you can prepare a contract for extension based on the prior clauses. Grounds of negotiations always exist in any case with respect to rent as well as other conditions.
8. Dispute settlement
In situations, when a decent conversation, mediation or Alternative Dispute Resolution does not solve your difference, you may want to involve the Singapore Ministry of Law and its various associations to help parties like you in troubled times.
Consumer Association of Singapore (CASE), Singapore Mediation Center (SMC) and Community Mediation Centre (CMC) are some of the groups that help resolve landlord/tenancy disputes. You can always approach the SMALL CLAIMS TRIBUNALS if you are planning legal action.
Under the Ministry of law CSC is a less formal conflict resolution body and it only costs $5 from the complainant, while SMC needs each party to pay a non-refundable filing fee of $267.50 (inclusive of GST) for administrative and support services alone, above and beyond the mediation fees (Starts from S$963 to S$4601).

The rule of thumb: you know your house the best – describe it to include all details, yet keep the description engaging and concise.
Use positive words. Do not repeat information.
Highlight any unique selling points – a gourmet kitchen, oversized yards, hardwood floors, and garages that are worth highlighting.

If it is so in your case, it will mean the house is currently in good shape. However, if the renovations look too fresh, enquire about the reason for it. Chances are it might be done to conceal some faults.
Additionally, verify each area of the house carefully, look for dampness, cracked walls, bubbling paints, peeling wallpapers, ceilings or any other renovation requirement.
Estimate the cost of it and ask for deduction or compensation in deposits or rent.
2. How spacious is the house? Does it fulfil your requirement?
Remember, an empty room will always look bigger than the furnished version of it. So, if the home staging is done, carefully analyze if there is enough room. The below should help:
Check for storage space – Is there any built-in cupboard/storage area in every room and in the kitchen? If not, then is there enough space to accommodate wardrobe along with bed or other items of furniture?
If you are going for an unfurnished apartment, do you have built-in space for refrigerator, microwave, dishwasher, washing machine and other white goods? Or you have to allocate space within the vital area.
Analyze the size of cupboards if it meets your requirement in every section of the house.
Check if all your major furniture like bed, dining table, sofa, and other items will fit in the required areas.

5. Have you tested the property thoroughly?

Are the window and door operating well?
How is the security system of the house? Lock, fence, local security, neighbourhood crime rates. Walk around and look for “break in” signs or anything from Singapore Police.
Water pressure and fittings – Water connectivity to all relevant spot like the kitchen, dishwasher, washing machine, garden area and so on.
Wiring and electrical fitting – Do you need an extra connection for your devices? It is a good idea to mentally chalk the placement of appliances and determine any electrical layout modification if needed.
Ceiling and dampness issue – It rains quite frequently in Singapore and be sure, you do not have seepage walls.
6. Is there any indirect cost associated with the property you plan to rent?
While viewing, make sure you make a note of everything that can add up to your living expenses. Analyze the indirect costs associated with the property which includes but is not limited to:

Deceptively easy, taking good photographs of your house requires much more effort than simply squeezing yourself into the furthest corner of your house and snapping a few pictures. Photography, particularly that of a real estate, is as much art as it is science – if done well, it can become a priceless masterpiece. While it is vital in photography to consider the functionalities and layout of the house; it is equally important to portray your house aesthetically pleasing and fundamentally flawless. This article will empower you to take beautifully elegant yet inherently practical photographs to awe viewers and sweep them off their feet, much like Cinderella was by the Prince.
Balance and Control both ambient and artificial light
One of the key tenets of photography for private property, lighting plays a pivotal role in determining buyers’ perception of your home. To eliminate the risk of camera shaking, it is also advisable to plant your camera onto a tripod. This not only increases professionalism, it also makes your life as a photographer much, much easier (think of those arm muscles!)

To help you out, we came out with some easy home design tips to help you minimize your home cleaning:
1.     The Floor comes first
The thing with floors is that they get the dirtiest the fastest. Here are some quick tips to reduce the need to clean your floors every day!
Tip #1: Dust is more visible on dark coloured floors. Unless you have time to mop it clean every day, go for a lighter shade.
Tip #2: Keep carpets limited to bedrooms. Carpets are much harder to clean and is very time-consuming. You will also have to call in a professional cleaner to come by every couple of months to do a thorough cleaning. If you really like carpets and cannot live without them, consider large rugs or carpet tiles.
Tip #3: Op for hardwood floors as they are the easiest to clean.
2.     Storage Planning:
Instead of cluttering the house with all your unused junk, buy furniture with storage space. You get as lovely furniture AND a storage space. Double whammy.
Tip #4: You should keep the higher storage cabinets for items that you rarely use. The key is to put the items in places where they are actually required.
3.     Re-do Wall Coverings:
If your wall is hard to clean then you might want to consider changing your wallpaper to vinyl wall coverings. They are affordable and easy to clean. Plus, they came in a large variety of designs and material.
Tip #5: Paint that are glossy are usually easier to clean. Use glossy paint for areas that need more cleaning, such as the kitchen.
Though you wouldn’t want to re-do walls if you have a property on rent in Singapore but can choose your rental property carefully.
4.     Choosing Quality over Quantity:
Try not to overload your house with a lot of furniture or items that are hardly ever used. You have to be minimal in this regard. Choosing quality over quantity is the key to this.

It’s been two months since your renter moved out, and all your efforts of attracting a new one have been in vain. People visit your apartment to never call again. I know you are going through a difficult phase but are you sure you have been trying your best?  Don’t let this opportunity slip away from your hands. Next time you are holding an open house, keep the following things in mind:
Welcome visitors at the door
Make sure you set different times with different visitors. Having more than one visitor at a time will make you miss the opportunity of interacting with each and every one of them. Greet them well. Be very open about giving information about the apartment. And don’t forget to thank them for their visit.
Approach visitors during the walk-through
During a walk-through, don’t stand in a corner staring at the screen of your cell phone for no reason at all. Approach the visitors, ask them what they liked or disliked about the house. This way you’ll also learn where you need to improve.
Get the house in showing shape
It does not matter if your apartment has an amazing architecture or a super location, if it’s not updated, people won’t even bother to have a good look at it. Arrange furniture in a way that it looks spacious. Keep the curtains of the window open that offers the best view of Singapore. Let it be enjoyable for the visitors’ eyes. If required then yes you have to mow the lawn, water the flowers and trim those hedges.
Make it sparkle
Cleaner houses always look more beautiful. You definitely don’t want your visitors to notice the dust on the dining table. So before any visit make sure to do all the mopping, dusting, scrubbing etc.
Offer food or drinks
Show the visitors that nobody can beat you when it comes to hospitality. Make arrangements for some small snacks, some cookies and biscuits will do. Offer them tea, coffee, or anything else they might like.
Make it smell inviting
Avoid excessive spraying of air fresheners or perfumes. There is a chance you may get a visitor like me, who is allergic to really strong smells. If such a thing happens, then rest of the house tour will be followed by sneezing.
Hold it during best hours
I know you love your weekend; your only relaxations hours during the week. But there’s no gain without losing. If your visitor wants to set the hours when they can peacefully look at the apartment, then don’t miss this chance of making them happy.
It is very difficult for buyers (especially international ones) to find the finest property for themselves in Singapore, especially because of the cost. Make them feel that your apartment is the dream home they have been looking for. So grab a paper and pen, and jot down the above-mentioned points!

If you want to create good feng shui in your present house, or are looking to buy a new house that has good feng shui, there are some simple, basic feng shui guidelines that can help you.
Outside your House
A good feng shui house has no Sha Chi (attacking) or Si Chi (low) energy around it. Carefully study the outside of your house, look at your surrounding with fresh eyes. Do you live in a cul-de-sac house, or a T-junction house? Do you live close to the railroad? Is your backyard sloped? Usually, these houses will have challenging feng shui that needs to be taken care of.
Creating a beautiful garden, no matter how small, will help attract beneficial feng shui energy to your house.

Unobstructed Front Door
A good feng shui house has a smooth, strong and clear energy flow to its front door.
Is the Chi, or feng shui energy flow blocked in its way to your front door? Is there a big tree, or any other feature blocking the flow to your front door? Or, maybe your door needs some loving care, such as a better feng shui color, new hardware, etc. Do you block the pathway yourself with recycling bins, old pots, shoes outside the front door?
You need to remove obstacles.
Remove Clutter
If you are working on improving the feng shui energy in your home, do not neglect your closets, put them high on your feng shui to-do list.
If your closets are over-cluttered and busy, having the doors closed will not help you much. More than that, in feng shui closets are connected to your innermost, your deepest, and often hidden feelings about yourself.
Think of the state of your closets as a feng shui test of your self-esteem. How healthy is your self-esteem? How clean, peaceful and beautiful is your inner world? Open your closets and take a look. No worries, nobody is looking, it is just you and your closet.
Generate Wealth
In feng shui the area connected to your money, or financial prosperity and abundance, is the Southeast area of your home or office. This is the classical, or traditional feng shui school way to define your money area.
Now, if you decide to work with the Western feng shui school, then your money area is in the upper left area of your space.

A money plant
A feng shui lucky bamboo
An air purifying plant or
Any other vibrant plant that will thrive in the lighting conditions of the area

2. A water feature, a mirror or an image of water.
You can bring an actual fountain to the area, which will be great feng shui!

3. Emphasize specific shapes in your money area decor.
Each feng shui element is expressed in specific shapes, so you can bring the desired energy with shapes such as:
Rectangular (Wood element)
Square (Earth element)
Wavy (Water element)
Be it in the shape of picture frames, fabric patterns or the wallpaper design, these shapes will bring the right energy to your money area.
4. Images of forests, parks or vibrant green leaves, trees, grass, etc will bring the feng shui energy of the Wood element.

5. Choose best feng shui colours to decorate your money area (be it with wall colour, fabrics or decor details.) You have a variety of colour choices, such as:

Earthy/Light Yellow
You can also bring a splash of red to activate the area (or its energy variations such as coral orange, magenta, purple or pink). Be sure, though, that this is just a colour splash, and not the main colour decor for your feng shui  money area.
