Chip can sell homes for 30% more. Screen tenant owners. Down payment. Gets about %80,000 for the home instead of $60,000. Selling on Rent-to-own is the most profitable way to sell any home. You have to be patient on your pay days.
His private lenders end up giving him more money to invest. So he does not grow his number of lenders as fast as he grows the amount of money his lenders give him to invest.

60% of phone numbers are cell phones, which means text messaging is huge.
It is almost impossible for a good investor to call all the cold calls needed to make a good living. They need to use a call center that works.
"All Leads Suck!"
The successful investors have this philosophy. You have to talk multiple times with a lead. All leads take time and follow up.
Only 3% of leads close within first first month. 80% of profits come from #7-8 call. But 97% don't call after the second call.
One in 45 leads should produce a close. One third will be partially motivated sellers. 2/3 - not ready yet. 15 make offers on and close one.
The problem: Someone has to do all the phone calls. "Dialing for Dollars".
How often does Gary's team follow up with potential sellers?
1) Follow up. Seller is not ready
2) Not interested leads. Gold - drip campaign. Send out postcard. Send out Voicemail. Call them. Follow up letters.
Referrals from leads.
$241,000 profit deal. Dwight, the fireman, was extremely angry. Gary called. Gary ended up buying both houses. The best leads look unmotivated and impossible to do.
Traffic - Direct mail is important. Proven ROI. $1 spent = $4-5 Scales in most markets. Cold call works because no one is doing it. FB Ads is okay for some. Most older sellers are not on FB. Buy from wholesalers.

You have to go direct to the sellers. Off market.
What's working now:

60% of phone numbers are cell phones, which means text messaging is huge.
It is almost impossible for a good investor to call all the cold calls needed to make a good living. They need to use a call center that works.
"All Leads Suck!"
The successful investors have this philosophy. You have to talk multiple times with a lead. All leads take time and follow up.
Only 3% of leads close within first first month. 80% of profits come from #7-8 call. But 97% don't call after the second call.
One in 45 leads should produce a close. One third will be partially motivated sellers. 2/3 - not ready yet. 15 make offers on and close one.
The problem: Someone has to do all the phone calls. "Dialing for Dollars".
How often does Gary's team follow up with potential sellers?
1) Follow up. Seller is not ready
2) Not interested leads. Gold - drip campaign. Send out postcard. Send out Voicemail. Call them. Follow up letters.
Referrals from leads.
$241,000 profit deal. Dwight, the fireman, was extremely angry. Gary called. Gary ended up buying both houses. The best leads look unmotivated and impossible to do.
Traffic - Direct mail is important. Proven ROI. $1 spent = $4-5 Scales in most markets. Cold call works because no one is doing it. FB Ads is okay for some. Most older sellers are not on FB. Buy from wholesalers.
