Harbert United States Real Estate Fund V sells Forest Hills at Vinings

Harbert United States Real Estate Fund V L.P. (HUSREF V), in conjunction with Audubon Communities, recently sold Forest Hills at Vinings, a 302-unit, Class B+ multifamily asset located in the Vinings submarket of Atlanta.

Shea Campbell, senior vice president at CBRE, represented HUSREF V and Audubon in the sale to Sunbelt Residential.

Acquired in October 2014, the HUSREF V and Audubon implemented a major interior and exterior value-add renovation program to upgrade and reposition the asset at an attractive rent relative to newer properties. Capital improvements focused on modernizing the exterior and amenities at the property including new energy efficient windows and doors, a complete re-siding of the property exterior along with new privacy fencing and a new, more contemporary entrance canopy over the townhome apartments.

Amenity upgrades included upgrading the pool area, relocating the dog park and creating a new park with an outdoor patio and grilling stations, a fire pit and a sitting wall. HUSREF V and Audubon also built a new stand-alone amenity building that houses a state of the art fitness center and a luxury resident lounge overlooking the new park, patio and swimming pool.

Unit interiors received upgraded trim and flooring that incorporated more modern finishes, while select units received all new cabinets with granite countertops and stainless steel appliances. Sunrooms were also reconfigured to provide more comfortable and useable space for residents.

Sunbelt Residential, a joint-venture operating platform between Sage Equities and First Communities Management Company, executes a Class B multifamily value-add strategy throughout the Sunbelt markets. Sage and FCM together plan and execute a capital improvement and management repositioning program to lift each property to the “next best” upper quartile of the competitive set.

New renderings show Modera project’s potential second piece in Buckhead

Although the newest Modera-branded Mill Creek Residential project just broke ground last summer, glimpses of what the development’s next phase could look like have emerged in permitting documents obtained by Curbed Atlanta.

At Buckhead’s high-traffic corner of Lenox and Piedmont roads—aka, the Buckhead Loop—Modera Prominence’s under-construction first phase is promising more than 300 rentals and some 21,000 square feet of retail in a seven-story apartment complex.

That piece of the puzzle is expected to deliver in early 2020. What could come next looks like it would be quite a bit grander.

The second phase of Modera Prominence’s development, according to a Special Administrative Permit (SAP) project summary, could bring a 22-story tower with 407 apartments to the area.

Its Lenox Road frontage would also link to PATH 400, the multi-use trail strung along Ga. Highway 400, according to the documents.

The plans are still tentative, so a clearer picture of the project could come to light in coming weeks or months. Modera reps declined comment this week.

Phase 1 of the project—named for its proximity to Buckhead’s Prominence Tower—is replacing a plot of green space and being marketed for its walkability to high-brow retail hubs such as Phipps Plaza and Lenox Square, as well as entertainment and job opportunities.

Developers hope the complex, which is expected to feature coworking space, a sixth-floor “sky lounge,” and rooftop terraces, will appeal to millennials

Mill Creek is also supposed to deliver yoga, spin, dog washing, and “bike lounge” options, in addition to a retail-topping pool deck.

Other Modera projects include developments from Vinings to Morningside and the nearby Modera Buckhead, which is producing about 400 apartments in a 21-story building.

Polling Place At Cobb School To Be Open Late After Lockdown

SMYRNA, GA — Teasley Elementary School was briefly locked down Tuesday morning when a man’s cell phone holster was mistakenly identified as a gun holster. Initial reports were that a man was seen walking toward the school with a gun, but now police say there was no weapon involved. However, the school is also a polling place for Tuesday’s Georgia runoff election, and a Cobb County judge has ordered the Vinings 2 precinct to remain open for 20 minutes after statewide polls close at 7 pm.

While the report turned out to be a false alarm, it kept voters from casting ballots for 20 minutes. Senior Judge George Kreeger ordered the Vinings 2 Precinct at Teasley Elementary to remain open until 7:20 pm, "in order to allow any voter who may not have been able to cast their vote due to the lockdown, may be able to cast their vote."

"Out of an abundance of caution Teasley Elementary School was placed on lockdown early this morning," a school system spokesperson said. "Administrators had been given reports of a possible danger in a nearby neighborhood that proved to be false. All students and staff are safe and the school day is proceeding as normal."

The school soon resumed classes as normal.

Meryl Bornheim Joins Jim Chapman Communities as Controller

Meryl Bornheim has joined Jim Chapman Communities, metro Atlanta’s premier 55+ homebuilder, as Controller, announced Jim Chapman, founder and CEO of the company. In her new role, Bornheim will work with the JCC team on budgeting, forecasting, accounting and analysis as the company continues to build home communities in Buckhead and Cobb, Forsyth, Dawson, Hall, North Fulton and Cherokee Counties.

"Meryl will be an excellent asset to our team," said Chapman. "She has experience in the home building industry working as a Fund Controller and Senior Financial Analyst. Plus, she is an Atlanta native and has a deep knowledge of the metro area’s neighborhoods and home trends."

Bornheim, a CPA, is a graduate of both the University of Georgia and Kennesaw State University. She currently lives in Vinings, Ga.

State Soccer: Updates from Thursday’s quarterfinal games

The 2018 boys’ state soccer tournament began Thursday at the Cownie Soccer Park. Winners will advance to Friday’s semifinals, guaranteeing a top-four finish.

Here’s how the games unfolded:

Class 3A

Iowa City West 2, Ankeny Centennial 1 (OT)

Exciting final 20-plus minutes that ended with the defending champs advancing. After more than 65 scoreless minutes, West’s Gada Ambo broke through the Jaguars’ defense to put the Trojans up 1-0 in the 67th.

Centennial’s Michael Brandt headed in the equalizer in the 78th minute to force extra time, where Micah Frisbie scored the game-winner to push the Trojans to 18-3. The Jaguars end the year at 15-5.

Ankeny 3, Cedar Rapids Prairie 0

A surprising result here, as the seventh-seeded Hawks upended Cedar Rapids Prairie with a flurry of goals in the final 20 minutes. Peter Gaspair opened the scoring barrage with a goal in the 67th minute to give Ankeny a 1-0 lead.

Kolby Raineri scored the final two in the final three minutes to give the Hawks an impressive victory over Prairie, who finishes the season 14-2 overall. Ankeny improves to 16-4, and advances to Friday’s semifinals.

Bettendorf 1, Iowa City High 0

Bettendorf advances to the 3A semifinals for the second year in a row thanks to a 67th minute goal from Dawson Gamble, who headed in a corner kick. The Bulldogs improve to 15-2, while City High’s season ends at 16-5.

Class 2A

Pella 2, Perry 1

Top-seeded Pella advanced behind two Ethan Poulter goals. The senior scored his first in the 28th minute to give the Dutch a 1-0 lead at the half, then scored again in the 50th minute, giving him 34 goals for the year.

But Perry would not go quietly, cutting the lead in half with less than three minutes to play. But the Dutch hung on to improve to 17-2. Perry’s season ends at 11-11.

Cedar Rapids Xavier 3, Dallas Center-Grimes 0

Xavier cruised to a win over Dallas Center-Grimes on Field 7. The Saints led 2-0 at the midway point thanks to goals from Justin Schneider and Andrija Mijatovic. Schneider scored his in the 15th minute, while Mijatovic netted one from close range in the 23rd.

In the second half, Mijatovic struck again, using some slick footwork to score in the 49th minute. The victory is Xavier’s 10th of the season. Dallas Center-Grimes’ season ends at 15-4.

Storm Lake 6, Hudson 0

Storm Lake asserted itself in its lopsided quarterfinal win over Hudson on Field 6. The Tornadoes led 3-0 after just nine minutes thanks to goals from Jose Martinez, Gerardo Rosiles and Andy Rodriguez.

In the second half, Kevin Duque got in on the action, scoring in the 61st minute. The Tornadoes added two more goals to improve to 17-0 this season. Hudson’s season ends at 14-5.

Marion 5, Newton 4

This was a wild one. Nine total goals from five different players help create the most exciting quarterfinal game of the Class 2A slate. It was 2-2 at the half, and 3-3 after Newton’s Zach Combs connected on a penalty kick in the 65th minute.

Then, in the 70th minute, Levi Murphy netted his 13th goal of the season to give Marion a 4-3 lead. Newton leveled the match for the third time when Matthew Yeager scored in the 89th minute, but Marion evaded overtime when Jaffer Murphy scored the game-winner 39 seconds later.

Marion, now 16-0, advances to the semifinals in its second-ever state tournament appearance. Newton’s season ends at 14-6.

Class 1A

Iowa City Regina 3, Treynor 0

A pair of Alec Wick goals gave the Regals, the defending state champions, a 2-0 lead after the first half. Wick, just a freshman, netted his first goal in the 16th minute, then scored again in the 21st.

Nick Pechous added a third goal in the 58th minute. Treynor, which averaged more than five goals a game this season, was shut out for the second time this season. Regina improves to 16-3. Treynor’s season ends at 13-6.

Gilbert 1, Assumption 0 (2OT)

A game filled with action and opportunities went scoreless for more than 90 minutes until Gilbert’s Jack Gustafson broke the tie with a goal in the second extra period. The victory pushed the Tigers to 14-7 overall. Assumption’s season ends at 12-9.

Williamsburg 2, Nevada 1

The second-seeded Raiders scored quickly in this one. Sophomore Matthew Cronquist slotted home the first goal in the seventh minute. But Nevada leveled the contest when freshman Jose Buenrrostro scored his 12th goal of the season in the 29th minute.

Williamsburg took the lead for good when Zach Litwiller found the back of the net in the 49th minute, pushing the Raiders to 14-3 overall and into the semifinals of their first-ever state-tournament appearance. Nevada’s season ends at 12-8.

Des Moines Christian 4, Iowa Mennonite 0

It was the Ben Webster show in Des Moines Christian’s quarterfinal matchup against state-tournament newbies Iowa Mennonite. The high-scoring senior notched a hat trick with goals in the fifth, 38th and 59th minutes, giving him 57 for the season.

Sandwiched between them was a Cody Smith goal in the 57th minute, as the Lions improve to 16-1 overall after easily dispatching Iowa Mennonite, whose season ends at 18-2.

Phoenix Mayor Greg Stanton announces he will resign May 29

Phoenix Mayor Greg Stanton gave his final State of the City address on March 6, 2018. During his speech, he discussed the city’s triumphs, including transit, social justice and sustainability.

Phoenix Mayor Greg Stanton will step down as the leader of the nation’s fifth largest city at noon on May 29to run for Congress.

Stanton announced his bid for Congressional District 9 in October to run for the seat Democratic Congresswoman Kyrsten Sinema will vacate to run for U.S. Senate, but he’s stayed quiet about his resignation plans until now.

State law requires elected officials to step down from their positions before turning in election petitions for a different office. Stanton’s petitions are due May 30.

Stanton, a Democrat, served two terms as a councilman in Phoenix District 6 before he was elected mayor for the first time in 2011.

"Serving the people of Phoenix, both as a member of City Council and as mayor, has been a great honor for my family and me. I have confidence that with the ongoing leadership of the Phoenix City Council and City Manager Ed Zuercher, Phoenix will continue on its positive path," Stanton said in his resignation letter to City Clerk Cris Meyer.

Stanton’s departure will trigger a Nov. 6 special election to fill the mayoral post, with a runoff election likely in March.

Candidates who want to replace Stanton have to declare in the 10 days following his resignation.

So far, DemocraticCity Council members Daniel Valenzuela and Kate Gallego, along with Republican Moses Sanchez, Libertarian Nicholas Sarwark and independentMichael Lafferty have announced they will run for the city’s top spot.

Vice Mayor Thelda Williams will serve as mayor at least until the council can vote on an interim mayor, though City Hall insiders speculate the council will select Williams to serve until a new mayor is elected.

Valenzuela and Gallego will have to step down from their council seats before Aug. 8, the deadline for filing official election paperwork with the city.

When they leave, the remaining council members will appoint interim council members until new council members are elected.

If Gallego and Valenzuela step down before June 19, the council election would also be Nov. 6. If they step down after that, the council election would be in March.

SWAT Standoff Ends At Smyrna Apartment Complex

Smyrna, GA — An hours-long SWAT standoff at a Smyrna apartment complex early Friday morning ended with a man being taken into custody and a female hostage sent to a local hospital with several reported injuries.

The standoff began around 3 am when police responded to a domestic dispute at Brighton Way Apartments. Police found a woman being held hostage by a man who told officers that he had barricaded himself inside the apartment.

Police told the AJC that the woman had suffered several injuries, but the man, who police said has a long criminal record, told officers to leave the premises.

A hostage negotiator soon arrived. Several hours later, the man surrendered peacefully and was taken to the Smyrna city jail.

No word yet on the victim’s condition.
