KEEPING INDIA’S BOOMING IT INDUSTRY WATERPROOF - CASE STUDY I
1.Edelweiss/IBM
DESCRIPTION OF THE PROBLEM:
In 2008 Edelweiss, one of India’s leading financial service companies struck the highest deal in real estate by purchasing a 3 basement, G + 14 stored RCC building for approximately 250 crores with a built-up area of 2 lakh sq. ft. to house their corporate office. As part of their IT infrastructure, this building was also going to house Edelweiss’s main server room, battery room, electrical room, and UPS. The entire IT infrastructure for Edelweiss’s operation was designed, built, and maintained by IBM. The structure consisted of RCC columns and PT slabs. In order to provide external glazing to the structure, extended cantilevers were cast along the entire periphery of the bldg. During June 2010 monsoon, rainwater seeped in through these extended cantilever portions which resulted in leakages in the server room and UPS area.  It was also found that the existing PT slabs were porous resulting in the passage of water through the entire slab. This resulted in the shut down the mainframe thereby hampering entire trading activities of the company. Due to this major break down the clients demanded full proof waterproof system to ensure business continuity. The clients approached Sunanda’s Concrete Materials Consultancy Division, based on our exemplary track record of delivering results. This site was especially complicated since the slab was post-tensioned and hence it was impossible to grout it. Consequently, the selection of a waterproofing system, design, implementation of a foolproof waterproofing specification, and on-job quality assurance assumes paramount importance.
Post a detailed inspection, identification of weak spots, the custom methodology was recommended, approved, and executed in a record time of 45 days.

Hon'ble Chief Minister of Gujarat Mrs. Anandiben Patel, Chief guest at the inauguration of India Chem function congratulated the winners, as an encouragement to indigenous R&D and innovation in the chemicals sector, which is thought to be one of the key stakeholders in making Hon'ble Prime Minister's 'Make in India' program a success.
Sunanda Company's Chairman and Managing Director, Dr. Surendra Manjrekar pointed out that concrete when poured under water will disintegrate as the cement gets washed away resulting in concrete not setting. Typically over 90% of the cement is washed away resulting in massive loss in terms of money, resources and poor quality of underwater construction.
This novel anti washout admixture for concrete was by Sunanda to be used for the underwater construction of a weir for the Srisailam Dam (India's 2ndlargest hydropower project) across the Krishna River in Andhra Pradesh, India Same . Since there are no manufacturers of anti washout admixture in India, this development was significant involving over 100 trials. This admixture allows for construction to take place underwater with less than 8% loss of cement and has the potential to revolutionize the construction of underwater structures like dams, bridge piers jetties, weirs, canals, foundations etc.
Dr. Manjrekar further added that primarily this breakthrough in anti-washout technology for the first time in India has made the construction of hydraulic structures sustainable. Hydraulic structures are of paramount importance for making India self sufficient in terms of energy, hydro-power project, irrigation projects and so forth. The use of such anti-washou admixtures, has opened avenues for many applications in the construction industry in India wherever underwater concreting becomes necessary such as cases of seismic retrofit design construction of bridges, tremie concreting to connect precast concrete pile caps, underwater repair of stilling basins, concreting for caissons, concreting for jetties, weirs, dams, canals, etc

Options Available for Waterproofing
Various permutations and combinations in specifications can avoid such problems, for example the following alternatives can be considered:
1.     Give a water impermeable coating on the finished surface of IPS – Though this method can prove effective in short term basis, may create problems subsequently. It is observed that the coatings based on pure solvent-based polymers, though effective do not function for larger duration due to its requirement for a thoroughly clean and dry surface. From economic point of view also these coatings turn to be fairly expensive and basically being a costly commodity, cannot be given in a bigger thickness. These coatings also need to be taken care of for the abuse of UV rays, which involves improvising the formulations knowledgeably with proper UV-absorbent chemical inputs.
2.     In order to take care of above shortcomings, these days, polymeric cementitious coatings are more preferred world over. These systems have better adhesion to the surfaces and can tolerate to an extent deficiencies of the surface like slight wetness and microdusting etc. The thickness of these coatings also is 8 to 10 times more than pure polymer coatings. However, in this type also, one needs to select the polymer judiciously so that the UV interaction and disintegration due to same can be avoided.

Though the systems based on the comatrix of polymer and cement are more preferred due to its composite properties like adhesion, waterproofing, flexibility, resistance to UV rays and improved resistance to wear and tear, a discerning specifier has to bear in mind that after all this system is a film and it is quite possible that due to any physical damage to the concrete surface underneath the coating, the coating itself can get damaged. However, by and large for inaccessible RCC slabs or terrace above, treatment is proved to be very useful and effective even in high rainfall areas like coastal region or mountain ranges.
3.     Another practical approach adopted is to incorporate these water-based polymers in the IPS itself. This increases the water impermeability of the IPS and at the same time decreases the extent of shrinkage cracks due to increase in the flexural strength of the matrix. Additionally the use of polymers in cement concrete/ mortar is found to increase the adhesion of the concrete mortar to the surface. This integral addition of polymer in mortar is very useful and beneficial for any high-rise structure if applied in the form of plaster, particularly for the fact that it becomes difficult for any engineer, either from client’s side or from contractor’s side to supervise the work effectively on the floors beyond 3rd or 4th floor. The permeability of polymer modified mortars has been experimentally checked by various researchers including the authors. The studies have revealed that at approximately 4 percent dosage of polymer to cement, substantial reduction in permeability is observed. Though on long-term basis, incorporation of polymer in concrete/mortar is very useful to the structures from waterproofing point of view or even otherwise, there is also an important role of economics, which comes into play. Since the consumption of polymer in the earlier case of waterproofing film is to be considered only on the surface spread basis, and comparatively in a small thickness, the cost per unit will be substantially less. However, when the polymer is to be dispensed throughout the mass of concrete / mortar then depending on thickness the consumption of polymer substantially increases, adding to the cost. But the fact should not be overlooked that addition of polymer throughout the mass of concrete/mortar adds to the durability of the structure due to substantial increase in impermeability, adhesion, flexural strength (i.e. decrease in shrinkage cracks) and added resistance to in-service aggressive attacks by environmental pollutants or even carbonation. Once again the prevailing wisdom will decide the course of selection of option.
4.     Looking at the cost and benefit ratio, another method is gaining grounds and acceptance with the consultants and clients. In this method the polymer cementitious comatrix film is applied on the existing RCC slab or the mother surface. Obviously this application is done in a way that no pinholes or holidays are left in the surface. This layer is tested for impermeability by ponding test and then is sandwiched by completing subsequent brickbat coba or the IPS as the case may be. In this option, even if the IPS develops cracks due to shrinkage etc. (which can be minimized by adding anti shrinkage compounds and good curing) and the water percolates through the section, it will be totally stopped at the polymeric cementitious film which is applied on the bare slab. In this case though the water is effectively stopped, the cost would not unduly increased, as the polymer demand involved will be only for the film formation. Moreover, the film is not likely to get damaged due to wear and tear as the same is sandwiched between two strong phases viz. RCC slab and subsequent BB coba and /or IPS. In our opinion and experience this method is more acceptable due to its cost and effectiveness to fulfill the requirement of healthy and durable structures. All the four options illustrated above can be applicable for the waterproofing of toilets, baths, swimming pools, flowerbeds, overhead and under-ground tanks, etc.

Unified Vision of Indian Nation for the Concrete Protection, Strengthening and Repair Industry — Vision 2030
The repair industry in India and for that matter, throughout the world, is like the story of an elephant described by seven blind people. Whichever part of an elephant will come in the hands of a blind man, the elephant will be described likewise! The repair industry is also so huge with many facets and, hence, difficult to assess in totality the causes of damage, mapping the extent of damage, proper corrective prescription, prediction of residual life with and without the repair measures, instrumentation and maintaining the health subsequently, and, most importantly, to strike the cost benefit ratio of the repair.
However, there is substantial amount of state-of-the-art knowledge available today which is based on critical study derived out of past failures and matching R&D work done in the laboratories and practical implementation on sites. The consistent results have encouraged the industry however the daunting task is to corroborate the entire information in a methodic way and thus provide this ever-growing industry an orderly pathway. It is also important to keep pace with the dynamic nature of various advancements and incorporate them in the set procedures.
Size of Repair Industry in India Essentially, deterioration of concrete takes place due to environmental parameters, damage caused to structures due to external agencies, basic defects in the concrete structures, and change in use which can take place subsequently. Almost all the concretes are made as per the structural requirement of each structure and has to be custom made. These concretes have to use local material from many sources of different quality, which can be marginal. Sometimes, the designs are not standard and to top it all we have to work at neck breaking speed for producing the output for accelerated construction processes which may sacrifice quality at times.
The above factors lead to malfunctioning and early distress signs in a structure and have led to an industry which is likely to assume a form of a parallel industry. In India, this market/industry though of a large size and spread across all the nook and corners of the subcontinent, is not organized. Thus, the exact figure of annual cost to owners for repair, protection and strengthening is not available. However, looking at the sheer size of this industry as well as the size of country, one can safely estimate the cost to be beyond any other expenses, including the ones in the advanced western world where the industry is treated as a scientific, organized industry — the way it deserves. As an indicator, the average annual cost to owners for repairs etc. in the U.S. alone is estimated to be 20 billion dollars, which equates to approximately ₹90,000 cores. This is a big industry in India and merits judicious attention to control the loss to national wealth by avoiding frequent failures.
