Things Biden and the Democrats did, this week #4
Feb 2-9 2024
The White House announced that a landmark 23 million Americans, 1 in 6 households, have been connected to affordable high speed internet with the help of the Affordable Connectivity Program, saving Americans between $30 and $75 every month on their internet bill. 4 Million ACP users are seniors, 1/4th of households on the program are African American and 1/4th are Latino, and it supports 320,000 households on Tribal lands. Sadly the program will be forced to end if Republicans in Congress continue to block new funding
The White House announced $5 billion for a National Semiconductor Technology Center, focusing on research and development as well as workforce needs. This is part of an effort under the CHIPS and Science Act to make America a world leader in science and grow jobs for the 21st century. This will include hundreds of millions of dollars of investment in workforce development
The EPA announced finalized rules that will strength air quality standard around fine particle pollution, AKA soot. The new stronger rules are projected to prevent 4,200 premature deaths and save Americans $46 billion in health costs by 2032. Soot is particularly harmful to those with lung and heart illnesses, children and those with asthma. Industrial soot is more common in low income communities
The Department of Transportation announced $1.5 Billion investment in America's bus systems. The bulk of the money will go helping local transport authorities buy low or no emission buses. There will also be investment in bus facilities.
President Biden signed a memorandum directing a strengthening of human rights safe guards around weapons transferred from US stockpiles to allied nations. The directive seeks to guarantee no arms are transferred that might be used to violate human rights.
HHS and HUD announced a join program partnering with 8 states and DC to help streamline an all of government response to homelessness. This is an off shoot of the $3.16 billion dollar investment amounted by HUD last week to end homelessness in America
The Department of Energy and FEMA released the findings of a two year study that projections Puerto Rico will be able to be 100% renewable energy by 2050. DoE also announced that by the end of the 30,000 low income Puerto Ricans will be able to apply for a solar power program, the first investments in a billion dollar DoE program for the island's renewable energy future
Department of Transportation announced $417 million dollar loan to the North Carolina Turnpike Authority to complete a major transportation overhaul in the greater Raleigh area
The EPA and Department of Energy announced a joint plan to invest federal funds to help measure and reduce methane emissions from the oil and gas production. Methane is the second largest green house gas after CO2 and is responsible for 30% of global warming in the last 200 years. This comes after the EPA pushed new rules to fine oil and gas manufacturers for excess methane emissions.
The Senate confirmed 2 more Biden nominated federal judges. This brings the total number of Biden judges to 177 For the first time in history a majority of a President's judicial nominees are not white men, Biden has nominated a majority women and people of color Biden also nominated 4 more federal judges, including two LGBT candidates. If they are confirmed it'll bring Biden's LGBT judge total to 11 tying with President Obama for the most LGBT people put on the federal bench

Haunting - A Mechaformers Short Story
this au belongs to @keferon, whose fantastic art and the many fics they've received has inspired me to write angst about two of my original characters.
there is a slight warning for dead bodies, as well as references to past child abuse, and a dash of depersonalisation from the pov character.
Contrary to popular belief, dying was the easy part.
She awoke not in the cockpit of the lumbering machine that once carried her into battle, but instead as the machine itself. Pistons and bolts replaced bones and blood vessels, a thick sludge of oil pumping through rubber cables in place of plasma.
There was no pain either.
She had expected death to hurt, all the other injuries sustained by piloting the giant machine had hurt like nothing before. But pain was a familiar comfort, it was natural. Pilots did not get to experience the bliss of a zero on that accursed scale that the medics so often dragged out during routine appointments.
The last time she could recall sitting at a zero was before she had first stepped foot in the giant metallic creature. She was only three years old, memories so fuzzy around the edges that the mere sensation of not being in pain was entirely foreign throughout the rest of her life.
But now there was nothing. No physical sensation despite the vast influx of data was was rolling through the machine’s internal processors. No… not the machine’s… Her processors now. That would take some getting used to.
Systems far beyond the pale limits of the human mind now reached out in all directions. Pressure sensors, damage to the hull of her outer armour, a sparking set of wires now hanging limply from a disconnected shoulder joint. It was all laid out in efficient priority trees that reached so far down the new HUD that sat just barely on the corners of her vision that it hurt to try and strain her already taxed systems to try and read them all.
Slowly, as time slipped by in waves and ripples that meant nothing to something so big and inanimate, she began to realise that something was giving off a foul odour. It was difficult to tell what it was or how exactly she was even smelling anything when the robotic monstrosity wasn’t even programmed to detect such things.
But eventually she managed to navigate - a lone ghost in a sea of rotting data - to the camera system that recorded all internal systems in the hope that any data could be useful for later recruits.
Oh…
The sight that greeted her was… Well she imagined that in any other situation it would be unnerving or even scary.
Slumped in the cockpit was a tall figure dressed in the armoured suits that all mecha pilots were issued after being assigned their metalic death traps. Long curly locks spilled over the figure’s shoulders, leading down down down to a massive piece of rebar that stuck out of their chest.
Sticky blood was drying around the entrance wound. A puddle had already collected on the floor beneath the pilot’s chair.
That is her. She knows that. That is her body sitting slumped in that chair. It’s dead. She is dead. And yet… and yet somehow she is not.
The memories of before the crash were fuzzy. Fragments of a name, a smiling face with enough joy to light up a whole city. There was pain, a lot of pain from training regiments that broken apart her teenage body and replaced it with something that could fight and kill as well as the best of the military’s willing recruits at half their age. And there is also hope. Hope for a better future. Hope that maybe one day, she… and… someone else can leave and find something better to occupy their time with.
She stares down at the body. Lot of good hope did. She was just another dead recruit who couldn’t handle the pressure of the fight.
Around her, the machine rumbles, responding to her anger in the only way it knows how. It rises, and with it, she can feel ever tiny sensation recorded by its sensors. There is the rocks beneath its flat feet, the whisp of air over it’s helm sensors, and the sparking wrongness of a missing limb.
Slowly she walks, adjusting to having to balance in a body that was carefully crafted to respond to the inputs of an external controller. She doesn’t have a clue as to which direction she should head but there is a small glowing pinprick on the tiny map inside her HUD and nothing else seems a better path. So she walks.
There is a medic waiting outside the small base. Tiny in comparison to the hulking machine and yet standing at attention like they were waiting for someone.
Slowly, she sinks downwards, folding thick leg struts beneath herself and leaving enough room for the medic to access the hatch at the bottom of the creature’s inner thigh.
“Oh thank god.” The medic was saying. “I thought you were gone!” Slowly, and she can feel every ounce of sensation, the medic climbs upwards towards the cockpit. She can feel every step, practiced like this was routine. “Oh…”
It had not occurred to her that the medic might be expecting an alive pilot. The corpse is out of place amongst the otherwise pristine walls of the machine.
“NO!” The medic rushes forward, hands frantically pulling at the rebar pushed deep into the corpse’s chest. “NO YOU PROMISED ME!!! YOU PROMISED WE WERE GOING TO LEAVE TOGETHER! YOU CAN’T JUST DIE ON ME MOLLY!”
The name sparks something. Molly… That was familiar… That was her.
Molly, sixth legion, 1st officer, honoured fighter, code name Malware. She was older than most recruits, pushing nearly 50 but keeping her planet safe and secure despite the ache in her joints and the longing in her heart. Molly.
“I’m sorry.” She tries to say. But the medic just keeps crying, small and scared and alone. They cannot hear her. She is just another part of the machine.
“YOU IDIOT. YOU PROMISED YOU’D BE SAFE. YOU SAID YOU’D COME BACK TO ME!” The medic’s hands shake with the effort of pulling the helmet off Molly’s stiff head. “WAKE UP MOLLY!” Gloved hands cup a still face.
“I’m sorry.” She says again, willing her new systems to try and do something, anything to comfort the medic. They had a name, she was sure of it, but there was nothing within her memory banks that lended a clue.
“Doctor?” A head poked into the cockpit. “I was wondering where you… Oh-”
Another medic steps into the cockpit and bundles the smaller one into a hug. “It’ll be okay.”
“SHE’S HEAD.” The small medic wails, voice so mournful that her whole structure quaked with the need to comfort and hold. “THERE’S NO OKAY.”
I’m right here. She wanted to say. I’m still here.
But no words came out. Her systems were not built for communication with such lifeforms. She was a machine, born to kill, born to save, and born to serve. Like life, in death she was a tool to be used by others and no amount of banging on the walls would bring them down.
I’m sorry. She stared at the medics as they slowly hauled away Molly’s corpse. I’m sorry I couldn’t keep my promise.
Molly was dead. There would be no second chances. No way to explain, no way to comfort the lover that was to clean up the broken wreckage of a broken heart. No, all that was left was inside the machine was Malware and she wasn’t going to let any stupid army official chain her to such a life any longer. If they wanted to be rid of her permanently, they would have to deconstruct this new body piece by piece and send her directly to hell themselves.

Judd Legum at Popular Information:
Project 2025 is a radical blueprint for a potential second Trump administration, spearheaded by the right-wing Heritage Foundation. The plan calls for withdrawing approval for the abortion pill, banning pornography, slashing corporate taxes, abolishing the Department of Education, replacing thousands of experienced federal workers with political appointees, imposing a "biblically based… definition of marriage and families," and placing the Justice Department and other independent agencies under the direct control of the president.  These and other provisions of Project 2025 are quite unpopular. As Project 2025 has gained notoriety — thanks to actor Taraji P. Henson and others — Trump has sought to distance himself from the effort. On July 5, Trump posted on Truth Social that he knows "nothing about Project 2025," has "no idea who is behind it," and has "nothing to do with them."
This is false.  The co-editors of Project 2025, Paul Dans and Steven Groves, both held high-ranking positions in the Trump administration. Under Trump, Dans served as Chief of Staff at the Office of Personnel Management, the agency responsible for staffing the federal government, and was a senior advisor at the Department of Housing and Urban Development (HUD). Groves served Trump in the White House as Deputy Press Secretary and Assistant Special Counsel.  Project 2025's two associate directors, Spencer Chretien and Troup Hemenway, are also tightly connected with Trump. Chretien was Special Assistant to President Donald J. Trump and Associate Director of Presidential Personnel, "helping to identify, recruit, and place hundreds of political appointees at all levels of government." Previously, Trump appointed Chretien to a position at HUD. Hemenway also served as an Associate Director of Presidential Personnel and previously worked on Trump's 2016 campaign and Trump's 2016 transition team.
Project 2025's 922-page policy agenda has 30 chapters and 34 authors. Twenty-five of Project 2025's authors served as members of the Trump administration. Another Project 2025 author, Stephen Moore, was nominated by Trump to the Federal Reserve but forced to withdraw "over his past inflammatory writings about women." Further, William Walton, the co-author of the chapter on the Department of the Treasury, was a key member of Trump's transition team.  All told, of the 38 people responsible for writing and editing Project 2025, 31 were appointed or nominated to positions in the Trump administration and transition. In other words, while Trump claims he has "nothing to do" with the people who created Project 2025, over 81% had formal roles in his first administration.
Here is the complete list of the 31 authors and editors of Project 2025 that have formal connections to the Trump administration.
Tumblr media
In addition to a detailed policy agenda, Project 2025 also involves the training and recruitment of political appointees for a potential second Trump administration. One key component of this effort is the "Presidential Administration Academy," which Heritage bills as "a one-of-a-kind educational and skill-building program designed to prepare and equip future political appointees now to be ready on Day One of the next conservative Administration."  Among the program instructors is Karoline Leavitt, the national press secretary for the 2024 Trump campaign and an assistant press secretary during the Trump administration. Leavitt co-teaches a video course on "The Art of Professionalism." She also appears in a promotional video for the academy.
Also appearing in the video is top Trump advisor Stephen Miller. Despite his role in the academy, Miller claims he has "never been involved with Project 2025." Miller's organization, America First Legal, is a member of the Project 2025 advisory board.
Popular Information exposes Donald Trump's deranged lie that he has "nothing to do with them", as 31 of the 38 authors of Project 2025 were in the Trump Administration in some capacity, including Paul Dans, Peter Navarro, Stephen Moore, Ken Cuccinelli, and Russ Vought.

The Biden administration has previously said it wants all of the nation’s roughly 9 million lead pipes to be removed, and rapidly. Lead pipes connect water mains in the street to homes and are typically the biggest source of lead in drinking water. They are most common in older, industrial parts of the country. Lead crises have hit poorer, majority-Black cities like Flint especially hard, propelling the risks of lead in drinking water into the national consciousness. Their impact reaches beyond public health. After the crises, tap water use declined nationally, especially among Black and Hispanic people. The Biden administration says investment is vital to fix this injustice and ensure everyone has safe, lead-free drinking water. “We’re trying to right a longstanding wrong here,” said Radhika Fox, head of the EPA Office of Water. “We’re bending the arc towards equity and justice on this legacy issue.” Sen. Tammy Duckworth, D-Ill., and Sen. Cory Booker, D-N.J., representing states that have faced lead crises, agreed in a joint statement, citing both the new rule and the Biden administration’s infrastructure investments. “We can make a lead-free future a reality for all, no matter the color or their skin or their zip code,” it said. The proposal, called the lead and copper rule improvements, would for the first time require utilities to replace lead pipes even if their lead levels aren’t too high. Most cities have not been forced to replace their lead pipes and many don’t even know where they are. There are some exceptions to the 10 year lead pipe replacement deadline. A few cities like Chicago with lots of lead pipes may get longer. Water utilities with dense networks of lead pipes — as many as 2,000 of them — could also get more than 10 years, the proposal says. The push to reduce lead in tap water is part of a broader federal effort to combat lead exposure that includes proposed stricter limits on dust from lead-based paint in older homes and child-care facilities and a goal to eliminate lead in aviation fuel. The EPA enacted the first comprehensive lead in drinking water regulations in 1991. Those have significantly helped reduce lead levels, but experts have said they left loopholes that keep lead levels too high and lax enforcement allows cities to ignore the problem.
overall estimate is $30B over ten years. that's nothing. I expect this was also fall under Justice 40 rules via HUD's Lead Hazard Reduction and Healthy Homes Grants. So that means 40% of the program money should go towards the most disadvantaged census tracts. and this should speed up the timeline AND put more money into it.

Woman's Duty
His helmet, clear and transparent, conveyed an air of approachability as he greeted women and their mothers who had arrived for the ovum donation procedure. The procedure, a mandatory duty for women in the Republic, was a cornerstone of the government's meticulous management of its citizens.
Tumblr media
T13V1: "Welcome. Today, we embark on a crucial journey. Your contribution ensures the continuity of our society. Please, have a seat, and we'll guide you through the process."
The waiting area, though clinical, exuded an odd sense of normalcy. Magazines on futuristic medical advancements lay neatly arranged on tables, attempting to distract those waiting with promises of a brighter, technologically enhanced future.
T13V1: "Greetings. I trust you understand the significance of your role today. Your ovum donation ensures the vitality of our Republic. The process is routine, but if you have any questions, feel free to ask."
The young woman nodded nervously, glancing at her mother for reassurance. T13V1, with his helmet's HUD, accessed the woman's medical history to ensure she met all criteria for the donation.
T13V1: "You come from a respected lineage of contributors. Your genetic profile aligns perfectly with the Republic's ideals. The procedure is swift and painless. Once completed, you'll be contributing to the future in the most profound way."
As the woman and her mother moved through the center guided by T13V1, the futuristic medical facility felt both clinical and eerily ceremonial.
T13V1 smiled behind his transparent helmet as he fielded the young woman's question with practiced ease. The sterile whiteness of the Reproductive Center seemed to amplify the clinical nature of their conversation.
T13V1: "Your inquiry reflects a curiosity shared by many. The full-body suits and helmets are not just for show, but they serve multiple purposes. First and foremost, it's about protection. Conscripts, including us in the Nursing Corps, have the right to be shielded from potential harm, especially in environments like medical facilities where the risk of infections must be minimized."
He gestured towards his own suit, the contours sleek and practical, with a nod to both futuristic aesthetics and functionality.
T13V1: "The HUD, or Heads-Up Display, integrated into our helmets, assists us during procedures. It provides real-time information, ensuring precision and adherence to protocols. It's not just about looking cool, though it does have a certain flair, doesn't it? The design emphasizes efficiency and safety, aligning with the Republic's commitment to the well-being of its citizens."
The young woman, still slightly uneasy, seemed to find a degree of reassurance in T13V1's explanation.
The young woman lay down on the stretcher, her nervous gaze shifting between the advanced medical equipment and T13V1, who, in his pristine white one-piece suit, moved with the precision of a well-programmed automaton.
T13V1: "Relax, and let the AI guide us through the process. It ensures accuracy and minimizes any discomfort."
He spoke with the calm assurance of a seasoned professional, his helmet's transparent visor maintaining an unwavering gaze on the task at hand. The AI, seamlessly integrated into the surroundings, began orchestrating the sequence of tests with a silent efficiency.
As the instruments whirred to life, T13V1 explained the intricacies of the procedure, the advanced technology working in tandem with the experienced touch of a conscript trained for this specific duty.
T13V1: "The AI streamlines the testing process, analyzing the samples in real-time. It allows us to identify any potential issues or concerns promptly. Our goal is to ensure the safety and health of both the donors and the recipients, maintaining the high standards set by the Republic."
The door to the examination room slid open, revealing another conscript clad in the same pristine white full-body suit. His helmet, similarly transparent, allowed a glimpse of a face dedicated to the meticulous role of an anesthesia practitioner.
Anesthesia Practitioner: "Greetings, I'm A5H3R, your anesthesia practitioner for today. I'll ensure your comfort during the procedure. Any questions or concerns before we proceed?"
His voice, modulated by the vocoder within his helmet, carried a reassuring tone, blending professionalism with a touch of empathy. The young woman on the stretcher, momentarily startled by the entrance, managed a hesitant smile.
Woman: "Um, no questions for now. Just hoping it won't be too uncomfortable."
A5H3R: "Rest assured, our goal is to make this as comfortable as possible. The AI will guide us through each step, and you'll be in good hands."
He moved with a deliberate grace, checking the equipment and communicating silently with the integrated AI. T13V1, maintaining his position, nodded in acknowledgment of the seamless coordination between the various conscript roles.
T13V1, the nurse practitioner conscript, spoke with practiced precision as he explained the egg retrieval process to the young woman on the stretcher.
T13V1: "The procedure is designed to be minimally invasive. We'll use ultrasound to identify your ovaries. With a needle attached to a catheter, we'll navigate through the vaginal wall. It's a delicate process, and our goal is to ensure your comfort throughout."
He continued to elucidate each step, the clarity in his voice reflecting both medical expertise and a sense of dedication to the task at hand.
T13V1: "The eggs will be drawn out one by one using light suction. Each will be carefully collected in test tubes labeled with your name and a unique identification number. Our advanced AI systems will assist in monitoring the entire process, optimizing precision and safety."
As he spoke, A5H3R, the anesthesia practitioner conscript, stood by, ready to administer any necessary sedation to further alleviate discomfort.
A5H3R, the anesthesia practitioner conscript, smoothly placed a pain blocker on the woman's forehead, activating it with a swift and practiced motion. The room seemed to settle into a moment of suspended anticipation, the only sound the gentle hum of medical equipment.
A5H3R: "You'll start to feel numb below your naval soon. This is to ensure your comfort during the procedure. If you experience any discomfort, let me know immediately. We're here to make this as painless as possible."
With a reassuring pat on the woman's shoulder, A5H3R conveyed a sense of empathy through his gloved hand. The numbness gradually took effect, offering a sense of detachment from the impending medical intervention.
T13V1, still focused on the equipment and preparations, spoke in a calm and measured tone.
T13V1: "We're ready to begin. Once the anesthesia takes full effect, we'll proceed with the ultrasound and egg retrieval. Just relax, and we'll guide you through each step of the process."
The woman, her initial apprehension now tempered by the conscripts' professionalism and care, nodded in acknowledgment.
As the ultrasound probe glided over the woman's abdomen, the images it captured were seamlessly transmitted to T13V1's and A5H3R's helmet visors. The HUD displayed detailed real-time visuals, allowing the conscripts to precisely navigate the internal structures and locate the ovaries.
T13V1: "Excellent visualization. We have a clear view of the ovaries. Proceeding with the egg retrieval."
The conscripts' hands moved with practiced precision as they coordinated their efforts. The needle attached to the catheter was guided delicately through the vaginal wall, its progress monitored by the ultrasound feedback. The woman, lying on the stretcher, remained calm, her trust in the conscripts evident.
A5H3R: "You're doing great. Just a few more moments, and we'll be finished."
T13V1: "Egg retrieval completed. We'll now deactivate the pain blocker, and you'll gradually regain sensation. You did great."
A5H3R gently removed the pain blocker from the woman's forehead, ensuring a smooth transition as the numbing effects gradually subsided. The woman blinked a few times, adjusting to the return of sensation.
Woman: "Thank you both. It wasn't as uncomfortable as I thought it would be."
T13V1: "Our pleasure. If you have any questions or concerns, feel free to ask. Your contribution is vital, and we appreciate your cooperation."
The woman nodded, expressing her gratitude, and the conscripts meticulously documented the procedure's details on their HUDs.
T13V1 offered a reassuring smile, his transparent helmet reflecting a sense of professionalism and empathy.
T13V1: "Your reproductive health is in good condition. We've conducted a thorough examination, and everything appears normal. Your contribution to the ovum donation program is valuable."
The woman sighed in relief, grateful for the positive assessment. She had fulfilled her obligation to the Republic's reproductive system, contributing to the regulated processes that ensured a carefully managed society.
T13V1 continued with the medical report, recording the results in the system.
T13V1: "You'll be given some post-procedure guidelines to follow. If you experience any discomfort or have further questions, don't hesitate to reach out. Your well-being is our priority. Your eggs will be carefully processed and stored in the national reproductive banks. They will be cataloged and preserved for potential future use, ensuring the continuity and stability of our society. Some might also be directed towards the cloning facilities, where exo-wombs will nurture and grow them into viable embryos. And if you are very lucky they get send to the colonisation ships and will be transported to Kepler-452b and will be material for a colony of humans. It's a meticulous process designed to optimize genetic diversity and maintain a healthy population."
The woman, with a slight smile, thanked the conscripts for their services, acknowledging the disparity in the nature of their duties.
A5H3R, the anesthesia practitioner, chimed in with a bit of gallows humor,"You ladies have it easy – a couple of donations here and there. Meanwhile, we spend three years in service, getting our brains remodeled and bodies conditioned."
Woman: "Well, I guess you've got a point. A few donations seem like a walk in the park compared to three years of conscript service. But, you know, it's also a way for us to even the score. The guilt of past generations, those men who thought they could treat us unfairly, it's a price you pay for them. Equality, right?"
The conscripts exchanged glances, their expressions hidden behind their full-body suits. A5H3R, the anesthesia practitioner, leaned against the wall, listening intently.
A5H3R: "Equality, sure. But sometimes it feels like we're the ones paying the price for what past generations did wrong."

Falklands war-era Argentinian IA-58 Pucara ground support airplane modernized into ISR platform
Thursday, 11 January 2024 13:10
The IA-58 Pucará's engine replacement program, now known as the Pucará Fénix, has reached a pivotal milestone with the achievement of its remotorization certification from Argentina's Joint Military Aeronautical Airworthiness Directorate (Digamc). This certification, awarded to the Argentine Aircraft Factory (FAdeA), signifies the commencement of the series aircraft's update.

EzoicThis evolution is the result of a collaboration between FAdeA, the Argentine Air Force (FAA), Digamc, and international partners such as Pratt & Whitney Canada P&WC, Hartzell, and IAl. The joint effort bore fruit after over 150 hours of flight testing and 109 test flights, leading to the equipping of each aircraft with two Pratt & Whitney PT6A-62 turboprop engines and Hartzell four-blade propellers.
Ezoic
The Pucará Fénix, formerly a ground-attack aircraft, is now intended for ISR (Intelligence, Surveillance, and Reconnaissance) missions. This shift towards modern surveillance functions contrasts with the attack role of the rest of the Pucará fleet.
The project includes a complete modernization of the cockpit and avionics systems, the addition of air conditioning systems, and the removal of obsolete components. The Pucará Fénix thus becomes the platform for the progressive development of the ISR POD, with enhancements such as AESA active antenna radars and EO/IR sensors envisioned in future configurations.
The remotorization certification of the Pucará Fénix represents a significant advancement in modernizing Argentina's aerial arsenal. By pivoting towards ISR capabilities, Argentina is adapting its military equipment to the current demands of defense and surveillance operations.
The development of the IA-58 Pucará, initiated in August 1966 by the Argentine Air Force (FAA), aimed to create an aircraft suitable for close air support (CAS) and counter-insurgency (COIN) missions. The first prototype, named AX-2 Delfin, equipped with 904 hp Garrett TPE331I/U-303 engines, made its maiden flight on August 20, 1969. "Pucará", meaning fortress in the Quechua language, was later fitted with French Turbomeca Astazou XVI G engines in other prototypes.
Constructed entirely of metal, the IA-58 is designed to operate in light guerrilla conditions, with an armored cockpit and windshield and landing gear suited for unprepared runways. It is notable for its ability to take off in just 80 meters using JATO rockets and is designed for simple maintenance. This two-seater is equipped with Martin-Baker Mk 6AP6A zero/zero ejector seats.
The serial version IA-58A, or Pucara Alpha, first flew on November 8, 1974, and was delivered in 1975 to the III Air Brigade, with 108 units built until 1986. The IA-58B, or Pucara Bravo, featured 30 mm DEFA 553 cannons and improved avionics but was built in only one example. Similarly, the IA-58C (Pucara Charlie), a single-seat version with a HUD, IFF, and additional hardpoints, was built in only one example. Finally, the IA-66, equipped with more powerful Garrett engines, was also produced in a single example.
The IA-58 Pucarás were deployed by Argentina during the Falklands War, where, despite their numbers, they were unsuited against an adversary like the British, suffering heavy losses mainly on the ground. They did, however, manage to shoot down a Westland Scout. After the conflict, 11 aircraft were captured by the British, including 4 in flying condition, and 6 are now displayed in museums.
With the emergence of more advanced technologies and the evolution of military requirements, the Pucará began to show signs of obsolescence, particularly in its engines and avionics systems. In response to these challenges, the Pucará Fénix project was launched, aiming to modernize the aircraft through remotorization with Pratt & Whitney PT6A-62 turboprop engines and the update of avionics systems and propellers. This renewal has also led to a significant shift in the aircraft's role, transforming it from a ground attack aircraft to an ISR (Intelligence, Surveillance, and Reconnaissance) platform, suited to contemporary needs for reconnaissance and surveillance. The Pucará Fénix is now envisioned as an evolutionary platform, capable of progressively integrating cutting-edge technologies such as AESA active antenna radars and EO/IR sensors, thus marking its transition to a more sophisticated and strategic role in the Argentine military.

Why I don’t like block grants
(June 6, 2025) Block grants as proposed by the Trump Administration’s HUD budget mean less accountability for results, and less funding (or zero funding) over time.
The Administration’s budget proposal for fiscal year 2026 includes turning several HUD programs related to homelessness and affordable housing into block grants. This blogpost explains why advocates like me, seeking better housing for Americans with the lowest incomes, oppose turning programs into block grants.
First, what is a block grant? In general, it’s federal funding distributed to state and/or local governments, based on a formula rather than a competition (hence the alternative term, formula grant). Typically, a broad range of activities are eligible for funding, with priorities determined by the recipients.
The Administration’s HUD budget proposals fit this definition. The budget request would overhaul and expand one block grant to replace other current programs to deal with homelessness, and create a new block grant replacing mainstream housing programs. The homelessness proposal would eliminate the Continuum of Care program and the Housing Opportunity for Persons with AIDS program, and increase funding for the Emergency Solutions Grants program. There are many problems with this proposal besides block granting - the Alliance lays them out.
The new housing block grant at HUD would replace current voucher funding for tenant-based rental assistance, as well as project-based rental assistance, public housing, and programs for seniors and people with disabilities. This larger block grant would encompass nearly all funding that would remain at HUD.
So why am I against these ideas? The specific proposals would provide substantially less funding than is necessary for current services in the next year is one thing, but this blogpost is about longer term structural issues that should doom these proposals even if short-term funding was maintained.
The first long-term issue, shared by block grants more generally, is the lack of accountability for outcomes. Funding does not rely in any way on whether the recipient is achieving the goals of the program (assuming the block grant articulates goals) or funding interventions that are research-based or proven to be cost-effective.
Homelessness programs illustrate this. For the Continuum of Care, the small amount of funding available each year for new programs is awarded based on degree of community input, use of evidence-based practices, and overall performance of the community’s homelessness system. Under the Administration’s proposal, funding would be distributed based on an unknown formula, with only general guidelines about the activities that could be funded.
One result would be that communities that do worst on homelessness now would do even worse. Perhaps of greater concern, places that do effective work with CoC funds now will face pressure from others in their communities to use the money for other, less effective or even harmful interventions like criminalization.
Of course, some communities that care about results for homelessness would do good things, presumably with less administrative burden. Probably not enough less to make up for the cut in short-term funding. And without the technical assistance and data that HUD currently provides.
But these leave out the biggest concern about block granting: the long-term reduction in funding that has always accompanied block granting, and is indeed the point of it for small-government conservatives.
A thorough analysis of this trend was published by our friends at the Center on Budget and Policy Priorities eight years ago, with updating just this week specific to block grants at HUD (about halfway through, under “Extending MTW Block Grant Funding Formulas Would Pave Way for Deep Future Funding Cuts.”) These block grants have failed to keep up with the overall cost of living, let alone the cost of rent, which historically goes up faster.
The Housing Choice Voucher program illustrates the dynamics. In Congress there has been a strong bipartisan consensus, dating back to the beginning of the program in the 1970s, that enough money would be appropriated to pay the rent for all tenants currently housed by the program, even if that requires increased funding to cover increased rent. With block grants, on the other hand, there would be no expectation of housing a certain number of people. Being regarded as keeping up requires only level funding, not increases.
And block grants are easier to get rid of. Since the purpose is less specific, it become money for local government for loosely defined purposes, not apartments or food for low-income families. The Trump budget proposal for HUD illustrates this. The same HUD budget that block-grants the homelessness programs and HOPWA, and the larger HUD housing programs, also deals with the two largest block grants at the agency by zeroing out their funding. Is the President mocking his supporters in Congress, who will be the ones who have to explain this to constituents?
The Alliance calls for a substantial increase in funding for HUD’s homelessness programs, while maintaining the current structure! See details here.

What Happens When You Do a Reverse Mortgage?
As you approach retirement, you may explore various financial options to secure your future. One option that frequently comes up is a reverse mortgage. But what exactly happens when you decide to go down this path? In this article, we’ll guide you through the key aspects of reverse mortgages, helping you understand how they work, their benefits, and their potential drawbacks.
Understanding Reverse Mortgages
What Are Reverse Mortgages?
Reverse mortgages are loans designed specifically for homeowners aged 62 and older, allowing them to convert a portion of their home equity into cash without selling their home. Unlike traditional mortgages, where you make monthly payments to the lender, with a reverse mortgage, the lender pays you. This can provide a much-needed financial boost during retirement.
How Reverse Mortgages Work
The Mechanics of a Reverse Mortgage
When you take out a reverse mortgage in California, you borrow against your home equity. This means you can access cash while still living in your home. The loan doesn’t need to be repaid until you move out of the house, sell it, or pass away. The loan balance, which includes interest and fees, will continue to grow during this time.
Eligibility Requirements
To qualify for a reverse mortgage, you need to meet several criteria:
Age: At least one borrower must be 62 years old or older.
Home Equity: You should have significant equity in your home, typically at least 50%.
Primary Residence: The home must be your primary residence.
Counseling: You must participate in a counseling session with a HUD-approved counselor.
The Financial Impact of Reverse Mortgages
Accessing Your Home Equity
When you take out a reverse mortgage, you can access a portion of your home’s equity. This equity can be used for various purposes, such as paying off debt, covering living expenses, or funding healthcare. It can offer peace of mind and allow you to maintain your lifestyle in retirement.
Income and Government Benefits
One important aspect is how reverse mortgages affect your income and government benefits. While reverse mortgage proceeds don’t count as income, they may be viewed as an asset, potentially affecting your eligibility for programs like Medicaid and Supplemental Security Income (SSI). However, they do not impact Social Security or Medicare benefits.
The Pros and Cons of Reverse Mortgages
Benefits of Reverse Mortgages
Supplement Retirement Income: Reverse mortgages can provide additional cash flow to help cover living expenses.
Stay in Your Home: You can continue living while accessing its equity.
No Monthly Payments: You don’t have to make monthly principal or interest payments, easing your financial burden.
Drawbacks to Consider
Accumulating Debt: The loan balance increases over time as interest accrues, reducing your home equity.
Costly Fees: Reverse mortgages can come with high upfront costs and fees, making them more expensive than other borrowing options.
Limited Inheritance: After repaying the mortgage, your estate may receive little to nothing from your home, which could impact your heirs.
What Happens When You Repay a Reverse Mortgage?
When the borrower passes away or chooses to move out of the home, the reverse mortgage must be repaid. Typically, this is done by selling the house. The proceeds from the sale go toward paying off the mortgage, and any remaining equity goes to your heirs. If the sale price is less than the amount owed, your heirs are not responsible for the difference, thanks to the non-recourse nature of reverse mortgages.
Frequently Asked Questions About Reverse Mortgages
How Much Can I Borrow?
The amount you can borrow depends on several factors, including age, the age of others on the title, the home’s appraised value, and the lender’s policies. Generally, you can borrow up to 55% of your home’s value.
Will I Lose My Home?
Taking out a reverse mortgage does not mean you will lose your home. You retain ownership as long as you continue to live there, pay property taxes and insurance, and maintain the house.
Are Reverse Mortgages a Good Option for Everyone?
While reverse mortgages can be beneficial, they are not suitable for everyone. If you have heirs and wish to leave them your home, or if you prefer to keep your equity intact, consider other financial options.
Is a Reverse Mortgage Right for You?
Exploring reverse mortgages can open new financial opportunities during retirement. As you evaluate your options, it’s important to weigh the benefits alongside the potential drawbacks. Understanding how a reverse mortgage works—and what it means for your long-term financial picture—is key to making a confident, informed decision.

Foundation Support for Homeless Charities: Bridging the Funding Gap
Homelessness remains one of America's most persistent social challenges, affecting hundreds of thousands of individuals and families each year. As housing costs rise and affordable options dwindle, the need for robust support from philanthropic foundations has never been greater. These foundations are essential partners in funding the social and human services programs that provide shelter, food, healthcare, and pathways to stability for those experiencing homelessness.
The Funding Need
The scale of homelessness in the United States is daunting. In recent years, the number of people entering emergency shelters for the first time surged by over 23 percent, with unsheltered homelessness rising nearly 10 percent in just one year. While federal programs like HUD’s Homeless Assistance Grants provide a backbone of support, these resources are not enough to meet the growing need. Many communities struggle to offer both immediate shelter and long-term solutions like permanent supportive housing, largely due to funding shortfalls. Without sustained and expanded investments, the gap between those in need and those served continues to widen.
Who Is Impacted by the Lack of Funding
The impact of insufficient funding is felt most acutely by vulnerable populations: families with children, veterans, youth, and individuals with disabilities or chronic health conditions. When funding falls short, shelters are forced to turn people away, and support services like mental health care, job training, and addiction recovery become less accessible. This not only prolongs homelessness for many but also increases the strain on local emergency services, hospitals, and law enforcement. The lack of affordable housing options means that even those who find temporary shelter often struggle to transition into stable, permanent homes.
The Scope of Foundation Support
Philanthropic foundations have stepped up to fill critical gaps. According to data from FoundationSearch, over 16,000 foundations across the United States actively give grants to organizations supporting homeless shelters and related services. These foundations collectively manage assets exceeding $2.6 trillion, enabling them to make a significant impact nationwide. States like California, Florida, Texas, and New York host the largest numbers of these grantmaking organizations, reflecting both the scale of the problem and the philanthropic response.
The average grant size varies widely depending on the foundation and the specific program, but many grants range from several thousand to several million dollars. Major national foundations and donor-advised funds are among the top contributors, but local and regional foundations also play a vital role, especially in underserved communities.
Future Trends in Foundation Grantmaking
Looking ahead, the trend in philanthropic support for homeless social and human services programs appears cautiously optimistic. The COVID-19 pandemic prompted a surge in emergency funding, and while some of that has tapered off, many foundations have recognized the need for sustained, multi-year commitments. There is a growing emphasis on funding not just emergency shelters but also permanent housing solutions, wraparound services, and policy advocacy aimed at addressing the root causes of homelessness.
As the landscape evolves, tools like FoundationSearch remain invaluable for nonprofits seeking to identify and connect with potential funders. By leveraging such resources, organizations can better navigate the complex world of grantmaking and maximize their impact in the fight against homelessness.
In summary, while philanthropic foundations provide crucial support to homeless social and human services programs, the need continues to outpace available resources. Continued and expanded investment—guided by data, collaboration, and innovation—will be essential to making meaningful progress in addressing homelessness.

Baltimore Halts 900+ Units Amid Budget Crisis
Tumblr media
Key TakeawaysOver 900 affordable housing units in Baltimore have been halted due to a severe budget crisis. The suspension of these projects is leading to increased homelessness and diminished neighborhood security. The ongoing situation poses significant risks for investors and raises concerns about broader citywide decline. Housing Instability Grows as Projects Stall in BaltimoreBaltimore stands on the edge of calamity, as over 900 vital housing units are abruptly frozen in their tracks. A brutal budget crisis tears through the city’s core, slashing affordable housing developments and forcing key projects into sudden stasis.Streets once ripe with construction now echo with the silence of halted progress, as homelessness spikes and neighborhood security crumbles.Investors, brace for shockwaves—the specter of citywide decline looms, promising chaos with no clear end in sight.Baltimore’s Housing Crisis Deepens Amid Budget FreezeWhile the city’s skyline remains littered with promise, Baltimore has slammed the brakes on over 900 new housing units, releasing a wave of panic across the real estate industry. The city’s future stands in jeopardy, with hope evaporating as vacant properties stretch across neighborhoods, offering nothing but emptiness. Real estate investors now witness Baltimore’s $3.0 billion drive to eliminate blight staggering under the weight of an acute budget crisis, as city officials freeze housing projects vital to economic uptime and social stability. The nightmare grows darker. Affordable housing prospects, once seen as necessary lifelines for Baltimore’s underserved, are now buried beneath layers of stalled permits, shuttered initiatives, and unfulfilled promises. As the halt on housing construction destroys growth opportunities, the absence of housing equity grates at the city’s social fabric, opening cracks that threaten stability for thousands hoping for a home.Community engagement once offered a path toward collaborative solutions, but now even the strongest advocates confront the grim prospect of severed lifelines, as city leaders prioritize fiscal survival over human need. The city’s proposed budget avoids property or income tax increases, aiming instead for cost savings and agency reductions to handle its financial pressures. Following the closure of HUD’s Baltimore field office, critical federal staff have been lost, and key government services that support local housing initiatives are further jeopardized. The collapse is not confined to city limits. Federal shadows loom, intensifying the dread. After the abrupt closure of HUD’s Baltimore office, federal assistance trickles down more slowly, if it comes at all. The loss of key HUD staff means sluggish processing of FHA loans for multi-family developments, paralyzing projects dependent on federal intervention. At the same time, cuts in federal budgets for affordable housing devastate programs designed to support not just new construction, but community development block grants and tenant protections. As funding evaporates, housing equity becomes an illusion, overtaken by ever-growing lists of blocked projects and frozen funds.Baltimore’s budget crisis adds new layers to this disaster. Financial chaos grips city halls, cutting lifelines, dismissing workers, and compounding instability.Jobs once slated for booming construction sites now dissolve into unemployment lines. Local businesses, who predicted growth and opportunity from the city’s bold plans, watch in helpless horror as investments vanish. The loss of affordable housing units fuels inflation and rents, propelling even more residents toward homelessness, while opportunities for community engagement dry up in a fiscal desert.Legislative inaction deepens the void. The Maryland General Assembly’s failure to pass key tenant protection bills seals the fate of thousands, leaving discriminatory rental practices unchecked, increasing the risk of housing denial for the most vulnerable.Without robust tenant protections,
housing equity is obliterated, and the promise of stable, secure homes recedes from view.As this crisis spreads, the city teeters at the edge of a housing abyss. Investors, city officials, residents, and advocates are left confronting a terrifying reality: Baltimore’s future is chained to paralyzed projects, gutted funds, and vacant dreams.Without new strategies, innovative partnerships, or emergency reforms to regain control, the city risks spiraling into a permanent state of housing emergency—where hope is not just on hold, but in mortal jeopardy.AssessmentBaltimore stands at a critical crossroads, with over 900 affordable housing units stalled and major city programs under threat as budget woes mount. Construction sites have gone quiet, leaving hopes for more accessible housing on hold and amplifying worries about a looming surge in homelessness. For investors, the situation is fraught with uncertainty—budget shortfalls and shrinking federal support make for a challenging landscape. Without swift, decisive action, Baltimore could see growing pockets of decline, stunted economic growth, and persistent housing instability, a scenario that should raise alarms far beyond city lines. What Can Be Done? It’s time for Baltimore’s leaders, community members, and even investors to come together and push for urgent solutions—whether through creative funding, stronger advocacy, or forging new partnerships. If we don’t act now to revive those stalled 900 housing units and shore up vital programs, the risk isn’t just local, but a warning shot for cities nationwide. Let’s step up and ensure Baltimore—and other communities like it—get the support they need to keep moving forward.

How to Avoid Foreclosure: 10 Proven Strategies to Save Your Home
Facing foreclosure is one of the most stressful experiences a homeowner can endure. But the good news? Foreclosure is not inevitable — there are many ways to stop foreclosure and protect your home and financial future. Whether you're behind on mortgage payments or anticipating trouble ahead, this guide will walk you through how to avoid foreclosure with practical, proven strategies.
Tumblr media
1. Contact Your Lender Immediately
The worst thing you can do is ignore the situation. Call your lender as soon as you anticipate a missed payment. Most lenders offer loss mitigation options, including modified payment plans, deferment, or forbearance agreements.
Related keyword: contact mortgage lender to avoid foreclosure
2. Apply for a Loan Modification
A loan modification adjusts the terms of your mortgage — reducing your monthly payment, interest rate, or extending the loan term — to make it more affordable. It’s a powerful tool many homeowners use to avoid losing their home.
Related keyword: modify home loan to prevent foreclosure
3. Use a Forbearance Agreement
If you’re experiencing temporary financial hardship due to job loss, illness, or a natural disaster, a forbearance agreement can pause or reduce your payments for a limited time. This gives you breathing room without immediately triggering foreclosure proceedings.
Related keyword: mortgage forbearance to stop foreclosure
4. Refinance Before It’s Too Late
If you still have decent credit and equity in your home, refinancing could lower your monthly payment or consolidate other debts. This option is ideal before default happens, so act early.
Related keyword: refinance to avoid foreclosure
5. Seek Foreclosure Assistance Programs
Government and nonprofit organizations offer free or low-cost foreclosure assistance programs that help you explore your legal and financial options. HUD-approved housing counselors are trained to negotiate with lenders on your behalf.
Related keyword: government help to avoid foreclosure
6. Explore a Repayment Plan
Lenders may allow you to catch up on missed payments by adding a portion of the delinquency to your regular monthly mortgage over time. It’s a structured way to pay off mortgage arrears without foreclosure.
Related keyword: repayment plan for past due mortgage
7. Sell Your Home Before Foreclosure
If keeping your home isn’t an option, consider selling it before the foreclosure process begins. Selling allows you to preserve your credit and potentially walk away with equity, depending on your home's market value.
Related keyword: sell home fast to stop foreclosure
8. Consider a Short Sale
If your home is worth less than what you owe, a short sale might be possible. This involves selling your home for less than your mortgage balance — with lender approval — and can help you avoid foreclosure on your record.
Related keyword: short sale to avoid foreclosure
9. Sign a Deed in Lieu of Foreclosure
This option lets you voluntarily transfer ownership of your home to the lender in exchange for debt forgiveness. While not ideal, it’s less damaging to your credit than a full foreclosure.
Related keyword: deed in lieu of foreclosure option
10. File for Bankruptcy (Last Resort)
Filing Chapter 13 bankruptcy can temporarily halt foreclosure proceedings and give you time to restructure your debts. This should be considered a last resort after exploring all other options, and requires consultation with a bankruptcy attorney.
Related keyword: use bankruptcy to stop foreclosure

Something no one is talking about is the change coming to HUD in the near future. A change that will result in millions of people becoming homeless. The Trump Administration intends on dismantling the voucher program. The New Secretary of HUD in an interview with Newsmax spoke about making this possible.
Another article, section8facts.com really explains how the Trump administration intends on destroying HUD and making it something that won’t help anyone.
Not even the Trump hating media is talking about this or even the Democrats. The politicians in this country have completely turned their backs on the people. We vote them into power and they turn around and give us the middle finger.
We are entering the darkest hour that this country has ever seen.

Technical Research - Resources
The main program for this project is going to be Unreal Engine, its the main engine we've been taught to use and I'm the most comfortable using it, so it will ensure I can get the highest quality my skills can allow.
I should be able to make something worth playing, with my skills in general blueprint programming, as well as experience making HUD's and menu's, not to mention my prior project making a retro-stylized arcade game inspired by Asteroids.
Official Adobe Photoshop - Photo & Design Software | Buy Now | Adobe UK
Probably the second most important program in this project will be Photoshop. I've been using it for a good few years so I am relatively accustomed to most of its more important features, which is all I need for what I use it for.
Photoshop will allow me to easily create 2D assets for this project, whether its HUD content or game artwork outside of Unreal Engine, without it my projects wouldn't look nearly as good without it.
Autodesk Maya | Get Prices & Buy Official Maya 2025 | Autodesk
Maya probably comes in at a close third place, Its use to me is a bit overshadowed by photoshop. I am still relatively well versed in Maya's tools and features, and it still has its potential uses in this project.
If It comes to It I'm going to be using Maya to make the enemy tank for my game, in a low poly style, since I have sourced a model to use externally but unless I can find a way to lower its polygons to make it a lower res model, ill have to make one from scratch, using Maya.
Probably the most important program ill be using will be...
You could see it as a bit of a joke specifically listing it but I'll be using the internet/web to gather my research and look for inspiration for my project, as well as to help problem solve however many issues ill have with the project going on into the near future.

Bob Diamond Real Estate: What Most Agents Won't Tell You About Home Buying
Did you know that hundreds of millions of dollars from foreclosure sales sit unclaimed right now? Over 1,900 mortgage foreclosures generate several million dollars in unclaimed funds each business day. The surprising part is that 75% of this money stays uncollected because homeowners don't know it exists.
Since becoming a licensed attorney in 1995, Bob Diamond's expertise in real estate has made him the country's leading legal expert in Overages. His ground experience has helped countless foreclosed homeowners recover tens of thousands of dollars they might have lost. His knowledge reaches way beyond the reach and influence of overages. He explained real estate transactions that most agents avoid discussing.
Bob Diamond's legal background and real estate expertise will teach you strategies that blend financial wisdom with legal protection.
1. Understanding Property Value Beyond List Price:
Property values mean much more than the numbers you see on listing websites. Bob Diamond's real estate expertise shows how zoning laws shape a property's worth and what it can become in the future. Properties with commercial zoning are worth more than residential ones because they can generate income.
Market value and assessed value have a big difference that you need to know. The market value shows what buyers would pay right now, while the assessed value used for taxes is usually 80% to 90% of the market value. These insights from Bob Diamond tax attorney help buyers make smart decisions about their investments.
2. Smart Financing Strategies Most Agents Miss:
Homebuyers often miss out on big savings because they don't know about hidden financing strategies. The My Home Assistance program gives first-time buyers a 'silent second' loan up to 3.5% of the purchase price. The Chenoa Fund helps FHA borrowers pay their required 3.5% down payment.
We found that homeowners can claim several tax advantages that agents rarely talk about. You can reduce your taxable income on the first $750,000 of mortgage debt through mortgage interest deduction. Tax deductions are also available for medical-related home improvements such as wheelchair ramps.
Bob Diamond's expertise in real estate shows in his knowledge of specialized programs. To name just one example, see the Good Neighbor Next Door program that cuts HUD foreclosure home prices by 50% for public servants. K-12 teachers, law enforcement officers, and firefighters can buy homes in their work communities at huge discounts.
3. Protecting Your Investment Legally:
Your real estate investment protection begins with a clear understanding of legal pitfalls. Title searches are a vital first step that takes 10-14 days to complete and costs between $75-$200. Bob Diamond real estate expertise shows that title insurance safeguards against past occurrences rather than future events. The coverage includes ownership disputes, incorrect signatures, and defective recordation.
Legal considerations must include easements that give third parties specific rights to use your property. These rights remain attached to the property even after sale and can affect up to 75% of property values. The bob diamond tax attorney program teaches investors that utility easements can't be blocked by private property owners. This makes a full pre-purchase investigation necessary.
Property protection goes beyond simple insurance coverage. Setting up a Limited Liability Company (LLC) for each property can limit your risk exposure. You could own three properties worth $250,000 each, and separate LLCs would reduce risk exposure from $750,000 to $250,000 per property. Bob Diamond real estate attorney's course explains how anonymous trusts add another security layer by hiding ownership details from public records.
Conclusion:
Real estate investment decisions go way beyond simple property deals. Bob Diamond's deep legal and real estate expertise has helped us learn about aspects that most agents miss - from hidden property value factors to smart financing strategies and legal protections.
Knowledge of these complex details makes the most important difference in your investment success. Property values rely on many factors like zoning laws, infrastructure development, and future city planning. Tax benefits and specialized financing programs can save you substantial money, yet many buyers don't know about them.
Bob Diamond's real estate course combines legal expertise with practical investment strategies. His background as a tax attorney and real estate expert helps investors make smart decisions and avoid getting into costly situations.
Smart real estate investment needs knowledge that goes beyond simple market trends. Learning from experts like Bob Diamond who know both legal details and market dynamics can save you thousands while keeping your valuable investments protected.
