Increase Your Home’s Resale Value By Revamping the Flooring
Anyone who has been through the process of selling their home understands the overwhelming stress involved. Many pieces must come together to prepare a home to be shown to potential buyers. You will probably clear out the cluttered spaces of your house and attempt to stage rooms to show their best qualities to others.
All of these tasks accomplish the same goal of increasing the appeal and value of a home. However, one of the most important factors of a home’s value is glossed over easily in the rush of staging and cleaning. Do not make the mistake of leaving your home’s flooring an afterthought when selling your home.
Tumblr media
Potential buyers pay attention to the flooring in the houses they tour. Imagine it from their perspective. Updating the floors in a home you just bought is a big, unnecessary headache compared to investing in a move-in ready home. A house has more value to a buyer if they do not need to worry about replacing the floors.
Find out whether you need to revamp the flooring in your home before selling. There are many details to consider, including the size of the project and the style of floor used. You should also compare the cost versus the value of new flooring.
Essential flooring tips to increase value
Choose timber flooring before carpet
Do not mix and match flooring styles
Repair and refinish when possible
Tumblr media
Engineered flooring
Hardwood flooring incurs a lot of costs for supply, installation, and maintenance. If you are looking for the same real timber appearance without the price, engineered timber is an ideal option. Many engineered timber flooring can be installed with a quick and efficient floating floor method without compromising on stability and durability. The top layer is a beautiful and authentic timber veneer.
Engineered flooring might be the direction for your home if you have lower starting property value. Hardwood flooring will not impact your resale value as much, which means your return on investment could be negligible. A cheaper option with the same lovely look of timber is appealing for homey buyers and sellers.
Flooring 2 You has several excellent engineered timber ranges available.
Laminate flooring
Laminate is a hard flooring surface that provides durability and reliability for years in a house. Homebuyers want to see well-maintained, consistent flooring in a home before making an offer.
Consider the characteristics of a laminate flooring brand from the perspective of a buyer. As you pick one to replace the floors in your home, imagine the qualities that would appeal to you the most. Long-lasting durability and realistic designs are vital. Look for a brand that protects against dents, scratches, and cuts.

Laminate flooring manufacture & installation in Canberra - Flooring 2 You
Furnish your space with the look of real hardwood without stretching the budget. Laminate floors utilise cutting edge photographic technology to simulate the stain, graining, and texture of wood for a fraction of the price. Some other popular flooring options other than laminate flooring include vinyl flooring, bamboo flooring, cork flooring, hybrid flooring and timber flooring.
With laminate flooring you can easily add a touch of style and sophistication to any space. Laminate is very durable and suited to most areas of the home, including living areas such as dining rooms, lounge rooms, hallways and bedrooms.
What are the benefits of wood laminate flooring?
Tumblr media
Beyond the obvious visual appeal of wood laminate flooring, this increasingly popular multi-layer synthetic solution comes with many benefits:
Laminate is easy to maintain and keep clean. We recommend using dry cleaning methods where possible, such as with a vacuum, broom, or laminate floor cleaner, to avoid exposing the floors to water damage.
Unlike more traditional flooring products, such as timber floors, laminate planks contain a "wear layer" which adds an extra dimension of durability, making the product ultra-resistant to common blemishes and defects such as dents and scratches. For even greater peace of mind, consider adding a rug to protect high foot-traffic areas.
Laminate flooring allows you to accurately simulate the appearance and texture of more expensive flooring products such as oak or Australian Species such as Blackbutt and Spotted Gum. It's also available in a wide range of wood look styles and colours to suit any décor, including timber or wood look laminate. Popular colour variants include white (light), black (dark), mid and grey laminate flooring.
The clicking and locking mechanism in contemporary laminate floor boards makes for a hassle-free installation process. It's a relatively fast and easy flooring product to install, making it a great option for DIY fitouts. If you choose to engage a qualified builder, you can often get it installed for less than typical tile, bamboo, or hardwood flooring.

The last few years has seen one of Australia’s most famous artists, Patricia Piccinini, launch her epic balloon artwork Skywhalepapa into the Canberra skies, and oversee a solo show that’s been touring Denmark, Sweden, Finland, Estonia and Austria.
But the thing that’s really kept her busy over the past twelve months is a commission for RISING, Melbourne’s new arts and culture festival. A Miracle Constantly Repeated occupies eleven rooms of the disused and dilapidated Flinders Street Ballroom. Each is its own discrete landscape: mythical beasts in a Dandenongs-like mountainscape, a celestial field populated with 4,000 white ‘plants’, or a forest inhabited by large, scaly rodents.
Some rooms are dioramas completely transformed with sound, video and light, and some contain just a single sculpture alone in the sweeping space. Patricia has been working on most of the installation since the beginning of last year, and some since 2015.
Now, it’s finally here.
Hey Patricia! This new exhibition is such an exciting concept. Describe it to me.
To be honest, I’m never really sure how many works I have in a show, but there are 11 rooms, each with a fairly substantial installation featuring one or more works. Some rooms just have a single work, which others have half a dozen. I’ve made a new single channel video work, ‘We walk together’, featuring [actor] Jillian Nguyen that looks at ideas of resilience and inter-species connection, for example.
A lot of the rooms will be familiar to people who know my work, although always with new elements, but the Ballroom is a real departure for me. I felt that it demanded a very site-specific response. The work contains a lot of new glass pieces that I developed as part of a residency at Canberra Glassworks earlier this year, including some neon elements that I’m very excited about. It includes this very guitar and drums-heavy soundscape by Jess Green and Bob Scott that makes it very much the party at the end of the exhibition.
What is significant about the Flinders Street Ballroom as an exhibition space?
The area above Flinders Street Station is this legendary space that many have heard about but few haver actually visited. The spaces run off this massively long corridor that stretches the entire length of the platform, transitioning from office spaces to rooms that were once a library or the billiard room or gymnasium and eventually the ballroom.
The space has been unused since the mid 1980s, and was in pretty rough shape when we moved in. But this roughness is really quite beautiful, and the walls are scarred with the history of the place, with graffiti and old signage. The ballroom itself has only just been rescued from the results of years of overflowing gutters, but it has these wonderful proportions and details that are really special.
RISING describes the exhibition as an ‘ecosystem’ of your work. What does that mean?
I guess each of the rooms is a landscape, with flora and fauna and often fungi. I try to create these spaces where there is a certain internal logic, where things seem to fit together even if they are hybrid or imagined.
For example,’Celestial Field’ is a landscape of four thousand pure white hybrid plants that grown from the floor and hang from the ceiling, creating this compressed environment occupied by very sleek, animal-like sculptures locked in an ambiguous embrace. Neither of these elements are very natural, yet they seem to fit naturally together.
What is behind the name ‘A Miracle Constantly Repeated’?
The title comes from a quote by Lyman Abbot, who was a nineteen century liberal theologian interested in reconciling science and spirituality. I love the way it captures the everyday marvellousness of nature, the way that every sunrise is this event that is both extraordinary and the very definition of ordinary.
I hope that the show highlights just how lucky we are to be living in this world of miracles.
‘A Miracle Constantly Repeated’ will be on during RISING, from May 26th and June 6th. The exhibition has been extended beyond the festival, and will be open from June 7th – August 31st. Book a ticket here!

Luxury Reimagined
The narrative of legends and the mystique that surrounds them have always proved an important focal point in the life of 29-year-old entrepreneur Louis Li.
Lured to Melbourne from his Southern Chinese homeland by a desire to study film making, Li first encountered the mythical creature of North American folklore, the jackalope while on a European holiday several years ago. Best described as a jackrabbit with antelope antlers, Li felt an instant affinity with the rare long-eared mammal, believing that with its hybrid state of “poetic imagination, ambition and rebellion” it mirrored his ambitious desire to create a new breed of luxurious hotel.
“The unusual, the unique and the unobtainable become the aim of our desires in a world where we seek experiences that rebel from the ordinary and excite us with their individuality. If luxury is defined by rarity, what is more luxurious than a creature so rare that it exists only in legend,” he says.
It makes sense then that when Li, whose family are involved in land development and luxury travel industries in China, began searching for a name for his burgeoning hotel group, his muse was the first to spring to mind.
Occupying a generous 19 hectares space in Merricks North on Victoria’s picturesque Mornington Peninsula, the group’s debut property, also called Jackalope, is anything but your standard hospitality provider. Sited among the working 143-year old Willow Creek vineyard, it consists of a contemporary 46-room hotel, dining and high-end conference and event space.
Fusing Li’s passion for art, design, dining and story-telling, guests are greeted by a seven-metre tall sculpture of a jackalope by Melbourne artist Emily Floyd cast among the various other curated works by local artists including Rolf Sachs and Andrew Hazewinkel.
The $40 million property only opened its doors in April but is already drawing critical praise for the uniqueness – not to mention the diversity – of its offering.
It was only open a matter of weeks before being named Hotel of the Year, New Hotel of the Year and Regional Hotel of the Year at the annual Gourmet Traveller Australian Hotel Guide Awards.
Li says the success of Tasmania’s MONA afforded him the confidence that people would appreciate a daring, bold vision in this part of the world.
Li’s hopes for the development is to create a “hospitality landmark” offering guests a transformative experience that is a mixture between the ideal and the surreal.
Yet as with all ventures of this magnitude, the devil lies in the detail.
Designed in collaboration with Melbourne architectural and interior design firm the Carr Design Group, the hotel has 46 luxury rooms, each with private terraces and the options of deep soak black stone bath tubs. Aptly positioned as ‘terrace’, ‘vineyard’. ‘dens’, ‘lairs’ depending on the standard required, King-sized beds are standard as are custom-made furnishings and bathrooms that boast rain showers and spacious vanities throughout. A complimentary minibar, breakfast and high-speed wireless internet are also included.
In addition, there are four luxury suites ranging in size from 52m2 to 85m2. These studio rooms boast floor-to-ceiling windows and private terraces that connect guests to the rural surrounds. Features include custom mosaics and bathroom fixtures which are finished in bronzes and coppers while additional comforts include the option of either a kitchenette and indoor dining for six or an extended lounge configuration. Signature suites arrive lavished with loft ceilings, a 30m2 terrace overlooking the vines, a double-sided indoor/outdoor fireplace, a kitchenette, cocktail bar and personal wine cellar. A crystal and copper lighting installation crafted by Fitzroy-based industrial designer Christopher Boots illuminates the loft and highlights the profile of the made-to-order furnishings.
Taylor Cullity Lethlean is responsible for the landscaping in grounds that include a yoga lawn alongside a black 30-metre infinity pool that gives the impression of “lapping the vines”, a private pool deck a heated plunge pool and a poolside pavilion that is available for spa treatments or private dining.
On the doorstep of more than 50 nearby cellar doors and wineries, Jackalope also has its own conferencing and private event facilities.
General manager Tracy Atherton says there are also a number of drink and dining options including a cocktail bar it calls Flaggerdoot, an 80-seat contemporary dining restaurant called Doot Doot Doot which has former Aman Resorts’ Guy Stanaway as its executive chef and Martin Webster (of Montalto fame) as its head chef. It has an ever-evolving five-course degustation menu and a dining space ringed by a 10,000-lightbulb installation by Melbourne-based chandelier designer Jan Flook that aims to reflect the bubbles of the fermentation process and inviting guests to be part of the unique Jackalope story.
A separate 100-seat winery restaurant, cellar door and provedore entitled Rare Hare offers all day dining. Produce for both dining spaces is sourced from local producers as well as from the hotel’s kitchen garden which occupies 900m2 of space and has over 35 herbs and vegetable varietals.
Priced to compete alongside such vaunted venues as Halcyon House, Qualia, Saffire Freycinet and Wolgan Valley, with prices ranging from $650 to $1,300 a night, the secret to the hotel brand’s success is including the amenities luxury property guests want without them having to request them with barrel tastings, private tours or breakfast amid the vines. However, for those eager to ensure their every whim is catered for, guests are also offered the option of pre-purchasing packages incorporating extras such as caviar and vodka martini upon arrival, a five-course tasting menu dinner with matched wines, champagne upon room check in, valet parking and room upgrades.
Atherton says the Mornington Peninsula was crying out for a boutique like this, adding that there is nothing else built to this scale.
“Our motto at Jackalope is ‘escaping reality’ and this really is true. As we are set on a vineyard with two restaurants and a bar – guests can literally come for 48 hours and not leave the property. This for me is totally escaping the real world.”
Head-hunted from Canberra’s ‘Hotel Hotel’ to take up the role, Atherton has more than 25 years’ experience in luxury hotels with operational experience in Asia, Europe and Australia. As such, she has been a key plank in Li’s plans to draw a team of high calibre hospitality staff with cool-climate wine specialist Geraldine McFaul as chief winemaker, Kiwi hospitality specialist Josef Murray (formerly of Kensington Street Social and The Clare Bar) as food and beverage director joining Webster and Stanaway on the hotel management team.
“The executive team is lucky to have worked in the high-end luxury hospitality industry for quite some time, so we have relied a lot on our networks. The dream of Jackalope has paid off with some incredible talent that has moved to the Mornington Peninsula,” Atherton says.
Drawn by both a combination of the great staff, the prestige proposition and the outstanding amenities, Atherton says when the hotel first opened its doors, its focus initially was on the domestic market.
But that’s now changing to having a more global skew.
“Now that our name is becoming familiar across Australia, our target market is extending to the US, the UK and Europe. The international travellers lead time is generally longer so I am imagining more and more international guests as of next year.”
Having enjoyed so much success with its initial venture, Li’s group now hopes to extend the business with plans to create a further five hotels within 10 years, including one in Flinders Lane in Melbourne’s CBD in 2020 and then in Shanghai.

Finding Timber Flooring In Canberra? Come Flooring 2 You
Why choose timber flooring?
Timber flooring can be installed as solid timber or engineered boards. Engineered boards have the same feel and natural look of real species timber and are the perfect options for those who love timber but need to watch their budget. The cross laid solid Hevea Core and Spruce backing layer means you can enjoy your favourite timber species for a fraction of the price.
The best thing about timber floorboards is that the more you live on them, the more awesome they look! Timber flooring has an appeal that goes way beyond simple aesthetics. It’s a look and feel that touches the heart in a way other flooring types can’t.
There’s just something about the look of timber that gives off a beautiful character to any space, be it a home or a business. The natural tones and variations of hardwood floors are simply gorgeous, providing a robust and warm feel. The addition of wooden flooring brings a luxurious style that’s hard to imitate, and brings up the value of the property, too. Compared to laminate it’s more hardwearing and can be sanded or even re-stained lasting for generations. It also provides a much more authentically natural and timeless look than concrete or tiles.

Where To Buy Parquetry Flooring In Canberra?
Parquetry Floors Available In Flooring 2 You
Parquet (from the French “a small compartment”) is geometric pieces of wood used for a decorative pattern in flooring. Parquet patterns are often entirely geometrical & angular. The most popular pattern is herringbone, however, here at Flooring 2 You we do many variations of parquetry flooring.
Parquetry floors are a sustainable, high-end product, pleasing to the eye and easy to clean and maintain. Every floor is unique and can reflect the preferences of the home or business owner. Installing parquetry is the timeless craftsmanship laying small blocks of hardwood timber in different patterns which date back hundreds of years.
Tumblr media
Why choose parquetry flooring?
We source the best timber raw materials : Our parquetry flooring products are manufactured using high quality wood.
Provide sales and door-to-door installation services: We’ll deliver your timber floor to any safe and accessible site in Canberra.
Sustainability matters: We source our timber parquetry from environmentally responsible mills because they are the most intensively managed in the world. By choosing timber, you are choosing the environment.
From a design perspective, there’s a range of benefits to incorporating a parquet timber floor into your design plan:
Aesthetics: Timber parquetry offers any space a classic and subtle beauty, or a modern talking point. Parquet floors are highly popular for their aesthetic value.
Durability: Prefinished parquet flooring blocks or boards are treated with an industrial grade finish, which means it will last longer than floors made with other materials.
Easy resurfacing: Spaces change over time. If you have the time and tools, timber parquetry is simple to sand or resurface.
Stability: Because an engineered parquet floor is made from three layers of wood, fitted together at 90 degree angles, movement between the boards is reduced compared to other timber floors. This means that an engineered parquetry timber floor is less susceptible to cupping, bowing and warping that a traditional solid timber floor.
Cost-effective: Particularly relevant for larger commercial projects, or open residential floor plans, prefinished parquetry is a cost-effective flooring solution. It can also make for a fantastic feature wall when used as cladding too!
Flooring 2 You is one of the most trusted timber flooring installation service providers in Canberra, Australia. At Flooring 2 You you can get healthy, safe, formaldehyde-free eco-timber flooring at factory prices. We provide timber flooring installation services as well as timber flooring materials wholesale. Whilst the following should be essentials incorporated in to flooring projects they are often overlooked by contractors and suppliers, these and other simple steps which we consider standard can make all the difference when aiming for a professional outcome every time:
Careful assessment of the sub-floor for the suitability of a new flooring installation, paying special attention to levels, moisture content ventilation of substructures, presence of damage including termite, dry rot etc.
Preparation of the sub-floor, sanding of existing substrates and cleaning/polishing of concrete slabs to maximise adhesion of new flooring.
