The industrial sector of the commercial real estate market has many perks that make it an attractive place to invest. To clarify, industrial properties are any commercial properties used for industrial purposes (warehousing, manufacturing, storage, logistics, showrooms, etc.). Commercial real estate typically requires a property to be used for the specific purpose it was created for. Office space, for example, could not be used as a multifamily property any more than a multifamily property could be used as a retail storefront. Industrial property, however, has greater potential to fluctuate with the changing demand of the market because it can be used in many ways.
In addition, one industrial property can have multiple uses, which allows for more flexibility for businesses. A large warehouse building can be sectioned into separate spaces for storage, production and office use. It can also be demised to accommodate for multiple tenants under one roof.

Industrial real estate is highly adaptable, making it less likely to sit vacant for long periods of time than other commercial properties. The demand for these properties stays high because literally, every product we encounter passes through an industrial property in one capacity or another, which makes them indispensable. This doesn't seem to be changing anytime soon either, as e-commerce continues to flourish, creating an even greater need for larger-scale fulfillment centers.
3. Long-term opportunities with income potential
A property that remains occupied is obviously a benefit to the investor because it means he will continue collecting steady and long-term income. Because industrial businesses are so big and heavy, they tend to sign longer leases. If they are able to renew their lease at some point, they are much more likely to stay at the same property than move somewhere else.

While traditional office space and retail real estate offer promising returns of around 5% and 6%, respectively, industrial property investments have higher returns of anywhere between 6-7.5%. This makes industrial real estate a clear choice!

As a commercial property owner, you'll need to make sure your building is in tip-top shape. Upgrades, repairs, and renovations will be necessary throughout the duration of your ownership, and these can become both costly and time-consuming. Industrial real estate owners have it easier than most when it comes to maintenance—most big industrial properties are big, open areas with poured concrete floors and high, exposed ceilings. This makes many additional expenses unnecessary.
6. Greater Tenant Responsibility
Not only is less maintenance required by the investor, but tenants in the industrial sector typically have a much greater intention of staying put for a longer duration of time. This means they also have much more invested in the property, as it is a representation of their business.
7. Less Market Saturation Risk
While it's unlikely that industrial property will face the issue of oversupply, there are many reasons why this is a safe investment option. As long as consumers continue to purchase goods (of any and every kind), there will always be a need for industrial space, making it less volatile than other types of properties.
8. Easier to Liquidate
Finally, commercial real estate offers a quick way to access cash. Industrial properties tend to stay on the market for short periods of time, making them much easier to sell than other types of properties.
