From a derelict area to a trade fair full of honest products. From an enclosed city to a festival site. From fikkies on the sidewalk to social cohesion. And so on. Strijp-S -which is being developed as a creative area- has changed a lot over the years. This process is called Gentrification: the upgrading of a district, and the associated consequences. A group of early adopters discover a new place, the place becomes hip, and many others follow. But what does this increasing attention actually do with the experience of Strijp-S? And how does this development continue in the coming years? DURF! went into conversation with RenŽ Par® (director of the MAD emergent art center, one of the first to set up at Strijp-S) and Tessa Dwyer (inhabitant of Strijp-S), about the past, present and the future of this special piece Eindhoven.

Behind barbed wire

The creative district of Strijp-S has a long history. RenŽ ParŽ was involved from the beginning in the redevelopment of the area: at that time still surrounded by barbed wire and closed for unauthorized persons. As a freelancer for Philips, he, like many others, wore a personal pass that served as an admission ticket. Until Philips left the site early in 2000. Renо: 'Due to various economic developments, production was sold and Strijp-S was sold. After many brainstorming sessions, the plan was developed to develop a new district. Due to the economic crisis, the realization did not go as fast as hoped, but it has become a more organic development. Its foundation lies with the Klokgebouw, as a space in which many artists could rent studios for little money and could develop themselves. In this way, a culture of making, design and creativity was created. More money was made available to invest in the renovation of the building.This means that the quality has increased and the rental price increased. '

Are the early adopters still there?

RenŽ: 'Because of renovations and developments, the artists of that time are no longer there. They have moved on to other places. There are designers and architects in their place who make the area very attractive. This development has given the area a huge upgrade, which ensures that many parties would like to invest here. This process goes through and through. Gentrification, as it is called. '

MAD is nowadays no longer housed at Strijp-S. Is this also due to gentrification?

RenŽ: 'At one point the rent was indeed too expensive, and we were offered another location: the old textile factory in the center. That was also a fun and inspiring place and it was time for something new. This is a natural course. At Strijp-S there are many collection buildings such as the Video Lab, Micro Lab and the Klokgebouw. Here starters can enter very easily, and when they get bigger, they fly out.

Rooted ideology

RenŽ: 'The attraction of Strijp-S lies in the combination of living, working and recreation. It is therefore a beautiful, integral area. A lively place with many shops and restaurants. Very hip and happening to live there. That is why new residential blocks are now being built - both rent and purchase, social and free sector - to accommodate new people and to maintain diversity.

Has the atmosphere on Strijp-S changed due to this increased attention for residential destinations? And do people have to fit into a certain profile in order to live there?

RenŽ: 'The cultural ideology of Strijp-S is and remains rooted, but has become more limited in scope. This is because the focus now largely goes to residential destinations, as a result of which a large number of fields have now been built on the site. But that can now also afford the area; precisely because the existing basis of residents, catering and business users at Strijp-S already has enough culture and charisma. Life on Strijp-S is itself a kind of filter for all the new things that still come along. In the beginning you had to send the area a direction, now you can let it go a bit more and that goes more by itself. Focusing on a specific resident profile is therefore less necessary than before, also because the supply is larger. '

What a small city can be so big about is creating a sanctuary where innovation is given space.

A bit of mainstream may

Tessa has been living with her friend Alex in one of the buildings at Strijp-S for several years. 'It was Alex's idea, he registered very early for these houses. He was very enthusiastic about the idea and fitted the profile they were looking for: young, creative and enterprising people, 'says Tessa.

What is it like to live in such a dynamic, organic and developing environment?

Tessa: 'I think it's fantastic to live here. On King's Day we can roll out, drink a beer, and then go home to the toilet. But there are also big events, such as Flying Dutch. At such a moment the whole neighborhood has been deposited and you live in the middle of an event area. That is sometimes crazy. The group of people who choose to live here is quite specific. The people who stay here are, for example, people who do not want children, or people whose children are already out of the house. And the people who leave are people who want children and buy a house. So the population really keeps itself going. "

What has the increased 'attention' for Strijp-S with the atmosphere and perception of the neighborhood?

Tessa: 'Living here is very different now than before. When we came to live here, Strijp-S was still a wasteland. If you started looking on Google Maps then there were not even roads. In addition, a lot has been added. That is not immediately positive. I would personally like it very much if Strijp-S stays open a bit, that it will feel more underground. In the beginning, young people sometimes dragged banks outside, and then they started firing a fallow on a vacant lot. That was possible then. Now you have people who will call the police. It was not allowed then, of course, but they did not hurt anyone. On the other hand, the increased social control is also positive. First there were sometimes windows of shops on the ground floor smashed. The neighborhood prevention makes it a lot safer to live here now. '

The feeling of safety at Strijp-S has increased for me in recent years.

Has this increased attention made Strijp-S 'hipper'?

Tessa: 'Yes, but also more mainstream. That is not negative, there are also benefits. You can put down very obscure, hip and exclusive shops here, but they just go bankrupt if not enough people come. So a bit of mainstream must be. What is really nicer now is that there is much more to do. In the beginning people thought it was hip and cool to live here, but if you wanted to have a beer in the evening at half past nine there was nothing more open. So far hip and cool: it was extinct. That has really changed! '

The process of gentrification usually increases rents. Can you, as early adopters, still afford to live here?

Tessa: 'The prices have only increased for new residents. We keep the same rent as when we came to live here. But it does not matter so much anyway. And if you compare the prices here with the center, then it is still best to do. So it is not that bad! "

Two perspectives: attention for being together

RenŽ: 'Strijp-S is now an adult flywheel that sustains itself as a dynamic, creative environment. There is still development in that, but there is no need to be stung so badly anymore. In order to involve the residents more directly in the developments in the neighborhood, we have now devised Pixel Plein from MAD. The square between the Bosch building, the SWA and the Apparatenfabriek now exists as a lawn without function and name. It is a sort of blind spot on the site. Here we are now going to set up a process in which people are inspired to develop plans that allow public space to live.From me there may still be more to do in the public area of Strijp-S. If it wants to become an international attraction, it must be more touristy. There are already visitors, but they come for festivals like the Dutch Design Week, not for the place itself. That is why there must always be something to do on the site; as a playground for adults: fueled by technology. I hope Pixel Square will live and take care of this! '

It is much more difficult to care for your sick grandmother who lives three cities away, than to bring a pan of soup to your sick neighbor. But then you have to know that he is ill.

Tessa: 'I think Strijp-S will continue to exist as a hip neighborhood. But when they start building the lake, I do not know what that will do with the popularity.
