The exterior of the terminal is also a riot of decorative copper. It seems to clad virtually the whole of the outside of the building, formed into various Beaux Arts features; scrollwork, pilasters, swags, pediments, the lot. Rather like Grand Central, it seems to have been a case of throwing everything at the terminal’s design and seeing what stuck. And what stuck was everything. From outside, the building is split into two obvious parts, the eastern section housing the railroad concourse, and the larger western section serving the ferries. The junction of the two is marked with an impressive 69m-tall clock tower, carrying the legend “Lackawanna” vertically, with the letters illuminated at night.

Railroad historian Brian Solomon suggests that the use of these vast quantities of copper came about because it was left over from the construction of the Statue of Liberty at the same time¹. It’s possible, but when I visited the Statue, the information there suggested the statue was constructed in France and shipped over in parts, so there wouldn’t have been lots of spare copper sheet lying around in America.
A large square in front of the ferry building ensured that passengers who had arrived by means other than the railroad were also able to easily access the ferry slips. Sadly, today, what is now known as Warrington Plaza is a bit of a mess, full of portacabins, shipping containers and haphazardly parked road vehicles. There’s a reason for that, though, as I’ll explain in a moment.
The architect of Hoboken Terminal was Kenneth M Murchison. He was hired by the Delaware, Lackawanna & Western Railroad to design the terminal after fire destroyed the pre-existing one on the same site. Murchison’s new station opened in 1907. It was one of a number of stations along the western bank of the Hudson, as close as railroads from the central parts of the US could get to Manhattan. The wide and heavily trafficked Hudson River wasn’t amenable to bridging, and tunnelling had been, until then, out of the reach of technology. All that was about to change, as the new underground (and underwater) Hudson and Manhattan Railroad (today’s PATH Train) opened in 1908, just a year after the new Hoboken Terminal itself, linking Hoboken to 19th Street and 6th Avenue in New York. In 1910 it was extended to its current terminus at 33rd Street, which is where I caught it. It was an immediate success, much faster than the ferries, and although there was significant passenger transfer from the ferries to the new underground railroad, the ferries between Hoboken Terminal and New York ran until 1967.

The Delaware, Lackawanna & Western did very well for itself in the early years of the 20th Century. Passengers were almost a secondary business; its success was built on the movement of anthracite, a clean burning coal also used to power its steam locomotives. The DL&W even invented a character called Phoebe Snow for marketing appearances, her white clothing unmarked by railroad travel due to the cleanliness of anthracite-burning locomotive. Unfortunately for the DL&W, demand for anthracite began a long slow decline after the First World War, taking the finances of the DL&W with it. It merged with the Erie Railroad in 1960 in an attempt to improve its financial position, but it didn’t help very much. The DL&W’s long distance passenger services were withdrawn and although Hoboken Terminal remained open for commuter services, there was no money to spend on the terminal’s upkeep and it went into a speedy decline. By the 1980s it was a ruin, its windows broken and the copper plating coming away. The clock tower had been removed as early as the mid-1950s, having become dangerously unsafe.
Happily, the railroad station was restored to its former glory in the 1990s by its current owner NJ Transit, though the railroad platforms have clearly not had the same care and attention lavished on them as the concourse interior and building exterior (shades of Newark Penn Station, then). The ferry slips were restored in the early 2000s, allowing the resumption of ferry services to New York. That’s not quite the end of the story, though. Having been through its impressive restoration, Hoboken Terminal was then submerged in a metre and a half of floodwater by the superstorm Sandy in 2012.

Having carefully restored the station once, NJ Transit had to do it all over again. The terminal is now looking almost back to its best, with the exception of the still chaotic Warrington Plaza in front. It’s named for George D Warrington, executive director of NJ Transit 2002-07, who oversaw the restoration of the ferry slips and the construction of a reproduction clock tower, which was installed in 2008.
If there are disappointments in the station today, it’s because it is really too large to handle the number of passengers it currently sees. In particular, there’s no need to use the upper ferry concourse based on current passenger numbers, and the direct entrance from the railroad platforms to the upper ferry concourse is blocked off. Instead, passengers heading for the ferry use what was once the cargo route to the ground level of the ferry slips. It looks like a cargo route too, an overlooked space that feels unloved. A baggage building later used by the YMCA, on the western side of Warrington Plaza, is also out of use. Meanwhile, the number of insensitively designed and located modern directional signs is quite extraordinary; you’ll notice them in some of the photos above.
Nevertheless, it is one of the great railroad stations, and a remarkable survivor. It will be all the better once the post-Sandy repairs are completed and it is back to its prime.

The Stone-Cold Truth: 4 Lessons I Learned After Living With Marble Countertops

When I bought my first house last year, I was determined to have marble countertops-Carrara marble, specifically. And with Carrara falling on the relatively cheap end of materials (an average of $40 per square foot), several houses in my tiny budget had them.
Of course, I looked at homes with other options-drab granite, rustic butcher block, and one unfortunate bout of Formica. But there was just something that kept drawing me back to marble.
“Marble really is a timeless choice,” says Felipe Tobar, CEO of Donjo Construction in the Washington, DC, area. “Color schemes and styles come and go, but marble's properties complement any trend.”
It's also strikingly functional: Marble is dense and heat dissipates through it quickly, so it stays cool to the touch on hot days. That also means you can roll dough directly on your countertop, or set down a hot tray of cookies, without fear of damaging the marble.
So, in the end, I got what I wished for. And you know what they say when that happens.
Marble does elevate my kitchen's look. My countertops are gorgeous-both from a distance and up close, down to that gray-blue vein and the hint of gold sparkle. But they also have some serious drawbacks I never considered before I committed to them. Here's the truth behind that Pinterest-perfect stone.
1. It won't stay pristine
For all its advantages, your marble countertops won't stay beautiful unless you're some kind of miracle worker.
“Marble is prone to scratching and staining,” says Gill Chowdhury, a real estate agent with Warburg Realty. “Chopping vegetables directly on it will show. Liquid, particularly acidic liquid, can also stain the surface.”
It all comes down to the very nature of the stone. While a solid concrete countertop might be virtually scratch-proof and quartz is known to be easily buffed and corrected, marble is more porous.
“Marble is one of the softer natural stones out there, making it easier to scratch and chip,” says Malorie Goldberg, principal designer at Noa Blake Design in Marlboro, NJ.
I've tried, in vain, to keep my marble looking shiny and full of hope, but I'm fighting a losing battle. The first incident happened a mere three weeks after I moved in: I cut some lemons on a cutting board and left them out. The juice slowly trickled over the side, slipped underneath the board, and left a dark mark no power on Earth will remove.
And then there was the bowl of tomato soup, which left a permanent, bright red circle in the middle of my countertop. It's just there, mocking me.
Why can't I win? Well…
2. It can be seriously tricky to clean
Marble isn't just less durable than other countertops, it also can't be cleaned like them, either.
The first few months I had my countertops, I cleaned with either water and vinegar, or an organic citrus-based cleaner. I was protecting the environment!
But I was also slowly ruining the marble.
Over time, I noticed the countertops had less and less shine. Finally, I headed to the internet: I learned that acidic liquids of any form-including organic cleaning products-are bad for marble.
Even when wiped away quickly, those acidic cleaning solutions will leave deep and narrow scratches across the surface. They can also eat away at the protective coating, making everything more prone to staining.
To clean marble, you'll need to find a cleaner specifically meant for the stone-and that can run you at least $10 for 16 ounces. It adds up.
3. You'll need to work hard to protect it
All is not lost: A seal can help protect your countertops, and it's relatively inexpensive-costing anywhere from $15 to $25 for a spray bottle you can apply yourself. But you'll have to seriously commit to regular maintenance.
“Sealing any natural stone is incredibly important in protecting not only its durability but its shine,” Goldberg says. “Most pros suggest sealing marble every three to six months to maintain its luster and prevent stains.”
If you opted for another kind of stone, sealing could be done much less often with the same results.
4. Unmaintained marble could be bad for resale
Maybe the small nicks and cuts in your countertops don't bother you. But if your marble isn't in pristine condition, you'll likely need to hire a pro to buff out the blemishes before you sell your home. And it's not cheap: Restoring marble countertops will run you a whopping $1,200 on average.
Even then, a restoration job might not give your marble that first-day sheen.
“In five to 10 years the product you are installing is likely to look much different and have less appeal to a prospective buyer than other stones, which may age better,” Chowdhury says.
For example, many professionals consider quartz almost foolproof. It's resistant to both stains and damage, and holds up for years.
Will marble cause monster headaches?
I still love the look of my marble, but I wish I knew what I was getting into before I bought in to them. My biggest advice? Before you indulge in marble countertops, consider your lifestyle.
“If you use your kitchen heavily, then marble may not be the best choice for you,” Chowdhury says.
And even if cooking isn't your jam, consider the things that can go wrong-for instance, if you have young kids or are just kind of lazy about home maintenance (we get it).
Still though, there's just something undeniably gorgeous about this milky white stone.
“If we ever get to remodel our kitchen [at home], marble is still on the top of our wish list,” Topar says.

After a Decade on the Market, the Isley Brothers’ Former Mansion Becomes a $3M Hit

It was a sad song. A mansion built and designed by the Isley Brothers in the 1960s languished on the market in New Jersey for nearly a decade. How do you sell a seemingly unsellable mansion?
Enter agent Igor Beyder of Beyder and Company Realty. He took over the listing in Alpine, NJ, and got real with the home’s pricing. Beyder understood the nine-bedroom, 11-bath property required major repairs—which proved to be a major turnoff for potential buyers.
By pricing out needed repairs—getting quotes from inspectors, subcontractors, and septic companies—the agent was able to tell buyers what they’d need to pay on top of the home’s purchase price.
Another perk of the strategy? When buyers saw the list of needed work, Beyder was also able to recommend exactly whom to hire.
Buyers “just need somebody to bridge up that gap,” says Beyder. “We’ve been able to shine a light on these unknown things. They’ve heard these horror stories about plumbers and contractors screwing people over.”
The house recently sold for $3 million, according to the Bergen Record. This is a stark drop, considering the previous attempts to sell the place. The asking price was $10 million when the mansion first went on the market, and the most recent price before Beyder assumed the listing was $9 million in May 2013.

“When the Isleys built it, they did an amazing job with the architecture, how it was built, and the layout,” says Beyder. “Every floor is slab marble.”
For serious glam, there’s also jade-green marble in one bath, rose marble in another, and a blue marble kitchen.
The Isleys let go of the property in the mid-1980s, and it changed hands again in the early 1990s. That’s when the owners fell behind on upkeep of the mansion.
“They had it in the family and didn’t need to sell. By the time they put it on the market,” Beyder says, it was in an entirely different state.
“A house built in the 1960s will have a lot of issues,” he adds.
“For the last 10 years, agents were just [attempting to] sell the house as is,” says Beyder. “They never did an inspection.
“Making things as transparent as possible helped seal the deal,” he continues.
What kind of work was needed? Most of it concerned the exterior (lack of a pool and need to restore the koi pond), although the big-ticket item was the aging septic system. Other interior upgrades were needed in the baths, the flooring, and kitchen appliances.
The cost of adding a pool “was a deal breaker for many people,” says Beyder. As for replacing the septic system, “not every buyer is comfortable with or savvy enough with all these things. For most people, except for those in the business, it’s very intimidating.”
However, a buyer felt comfortable enough to commit $3 million to purchase the place. And once additional work is done, the ballad of this once-forlorn mansion will be finished.
