Introduction:
India’s legal system reflects the social, political, economic, and cultural elements of the society and nation. Types of law in the legal system:
The Constitution of India is the top and foremost law for every Indian citizen, which has to be followed by everyone, it contains all codes, procedures, Fundamental rights and duties, and power of the government. In the Indian legal system, there are four types of laws;
Criminal law:
Criminal law is enforced by the Police, these are the law that is concerned with the violation of the rule of law or any kind of public wrong which harms an individual or society. Criminal law is governed under the IPC(Indian Penal Code) and CrPC(Criminal Procedure Code), in which IPC defines the crime, its type and its nature, whereas the CrPC describes the punishment, as well as all the procedures such as investigation, evidence collection, etc. Cases such as murder, rape, assault, robbery, etc. come under the criminal laws.
Civil law:
Disputes and issues between individuals and groups of people or organizations are dealt with under civil law. Civil law mostly focuses on dispute resolution preferably than punishments etc. Civil law basically deals with actions that are not crimes. Civil law covers a diverse sector of areas such as defamation, family issues, custody of the child, property disputes, right to education, divorce, ownership issue, Will disputes, insurance claims, copyrights claims etc. Civil law can be further classified as Tort law, Family law, Tax law, Contract law, Property law, etc. Civil law is governed under the Code of civil procedure, which signifies the act of process and its administration. 
Common law:
Common law, also known as case law or judge-made law. It is the section of the law which is derived from the judicial decision of courts and similar tribunals. A law which is passed by the Supreme court will be obligatory upon the courts and within the territory of India according to the Indian Constitution. As the name defines itself it is the law which is common to all. 
Statuary law:
Law that is established by an act of the legislature which is signed by the executive or legislature body to conduct of its citizens, is known as the Statuary law or Statute. The central government assemble laws through Parliament, the State government makes laws through Vidhan Sabha and the local government makes laws through municipalities. 
Source of Law:
The following are the main source of law in the Indian Legal System;
Constitution:
The constitution is the primary source of law in India by which the government is created and the country is administrated. This is also known as the Supreme law of India, as it contains the fundamental rules that constitute the country and its territory. The Constitution also describes the country’s political and social system. It also describes the power of entities and the limits of those powers. 
Statutes:
The Statutes are enacted by the parliament or the state legislatures, which are adopted under its constitutional authority. These are enacted to specify the conduct, define crimes, create subordinate government bodies, and promote public welfare. 
Customary Law:
Customs are a very historic and binding source of law, because of the historic value and significance they have. Every custom does not become law, Customs are the social norms and are treated as customs of the law. The local customs and conventions are not against any statute or morality that can be applied as law.
Judicial Decisions:
Judicial decisions or precedents are the source of law where past decisions or judgements create law for judges to refer back to as guidance for future cases. It is binding or advisory on tribunals and courts when a similar case with similar facts arises before it.  The decisions of the Supreme court and High Court of India act as the legal source.
Issues in the Legal System of India: 
Judiciary is among the three pillars of the Indian constitution, and any issues in it will have an adverse effect on the functioning and development of the country. The issues in the functioning of the Indian judiciary and legal system are increasing significantly, a law aspirants must be aware of this as it will help them realise the importance of their roles in the growth of the nation. One of the major issues in front of the legal system of India is the increasing number of pending cases. The reason behind this is the high population and lack of judges, all of which are causing the delay in the hearings. Also, the legal procedure also takes a lot of time, due to which common people are losing their faith in the judiciary, which is also a concerning issue. 
Change needed in the Indian legal system:
“Justice Delayed is Justice Denied”, in order to avoid this situation a legal system with quick trial and equality of treatment is required. 3 Forces are Driving the New Cloud Shift

Cloud adoption is accelerating during the pandemic as organizations seek to rapidly deploy applications, tools and services that are suited to remote working. But the ways in which clouds are being deployed, and the reasons why, have changed. In this article I want to outline the three reasons why organizations are moving more of their assets to the cloud and what this change in mindset will mean for the ways in which progressive businesses are run.
But first, let’s look at the business IT context today. It is evident that cloud has saved businesses by providing a way to keep going through lockdowns. The emerging consensus of wisdom suggests that many, if not most, companies will allow more flexible and home working even after the pandemic has ceased to dominate decision-making.
That means that the ongoing transition to cloud continues, often as part of a broader business transformation strategic exercise. The scale of this can’t be overstated. Gartner (News – Alert) suggests that 45 percent of spending on infrastructure, applications and business process outsourcing will shift to cloud by 2024.
“The proportion of IT spending that is being allocated to cloud will accelerate even further in the aftermath of the COVID-19 crisis, as companies look to improve operational efficiencies,” says Ed Anderson, Distinguished VP Analyst at Gartner. And the number of applications and services that are on premises become fewer and fewer.
Reasons to change
But the reasons for cloud deployment are also changing. Cloud initially soared, in part, because the subscription billing model made more sense than the old enterprise software licensing. Capital expenditure was replaced by operating expenditure and companies paid on a utility basis. Financial flexibility was cloud’s trump card and it meant in turn that cloud users could trial ideas at very low cost and very quickly. In many ways, cloud brought the Silicon Valley ethos of “fail fast” into the corporate mainstream.
Now, however, things have changed. Companies actually accept that they might end up paying more for cloud over time compared to on-premises IT but accept this as a price worth the outlay. And three factors are driving a second wave of cloud acceptance or what Gartner calls “cloud shift”. These are agility, security and AI: let’s look at them one by one.
Agility – In uncertain times, companies need the ability to try things out, change strategy quickly and dial capacity up and down on an ‘as needs’ basis. High-street retailers moving online, restaurants becoming delivery-only providers, face-to-face meetings becoming Zoom calls, complex ‘what if’ scenario modelling for strategic change… all of these are examples of why it’s critical to move fast and only the cloud has that affordable flexibility and capacity.
Security – Originally seen as a weak point of cloud, the argument has become reversed. Few organizations can protect themselves as effectively as the cloud providers that run some of the world’s largest datacentres, have visibility into every conceivable incoming threat, can build in processes that detect and monitor suspicious behaviour and can afford to hire squadrons of experts in their fields. All of this means that security has become a cloud positive.
AI – Cloud is acting as an on-ramp for companies seeking to try out new things and provides the tools, the elastic compute power and infrastructure to do this. Look, for example, at Google (News – Alert) Cloud AI as a way to access pre-packaged solutions, building blocks and developer tools. AI has arguably proceeded more slowly than the hype would suggest but most of us will agree that it is one of the most powerful technologies that can be deployed over the coming years to automate and accelerate decision-making, processes and creation of insights.
These three factors are driving more and more cloud adoption, but what sort? I believe that it’s inevitable that companies will run multiple clouds in order to avoid lock-in and to be able to shift workloads, when needed, over time. Using more than one cloud platform will also support disaster recovery, business continuity planning and regulatory compliance. The new focus of attention will move away from individual clouds that will be used for their merits on a ‘horses for courses’ basis. Instead, the power base will move towards ‘data planes’ that provide a way for CIOs to manage across APIs and move services dynamically between clouds to maintain optimal business flexibility and operational fluidity.
Of course, this won’t happen overnight. These changes will take multiple years and challenges such as application modernization shouldn’t be underestimated. It’s likely that most established companies will continue to run some operations from their datacentres for a while yet. But the organizations that are already acting and moving to multi-cloud will be the most secure, fast-moving and decisive. And they will be best placed to bounce back first and be prosperous, whatever gets thrown at us in 2021.

Limited Liability Partnership (LLP) – The Limited Liability Partnership Act 2008. In this article, we will discuss specific partner topics, LLP formation, partners and relationships, and their level of responsibility and partner contribution. ESTABLISHED PARTNERS [PART 7]
The LLP must have at least two “Named Partners” who are natural persons, and at least one of them must be “Indian Residents.” If one or more of the LLP partners is a legal entity, at least two persons who are partners in the LLP or have been appointed to the agency must act as “named partners.”
“Resident in India” is a person who has lived in India for 182 days or more in the previous year.
Nominated partners are responsible for complying with the provisions of the LLP Act.
Nominated partners must obtain a Nominating Partner Identification Number [DPIN] from the central government.
The DPIN assignment application must be submitted online on the LLP website together with the necessary supporting evidence, which is properly certified and certified as required.
LLP STORAGE [SECTION 11 TO 21]
The process of entering an LLP is similar to entering a company under the Companies Act 1956. Applicants must first register with the Registrar of Companies [ROC] to maintain the name. After the ROC has approved, LLP inclusion documents must be submitted.
The name of each curriculum must end with the words “Limited Liability Partnership” or “Lifelong Learning.”
Names that are unwanted or closely resemble partnerships or other LLP companies or brands are not permitted.
Any legal entity (legal entity / registered partner company) whose name is similar to the name of the LLP, which was subsequently established, can apply for changes to the LLP’s name within 24 months from the registration date LLP through the ROC.
No person may run a company with a name/title that includes the words “Limited Liability Partnership” or “Lifelong Learning” without correctly identifying it as LLP under the LLP Act.
LLPs must submit LLP agreements ratified by all partners to the ROC within 30 days of commencement of the LLP.
PARTNERS AND RELATIONSHIPS AND THEIR RESPONSIBILITIES [SEC 22 TO 31]
The joint rights and obligations of the inter-LLP and LLP partners and their partners are governed by an agreement between the partners or an agreement between the LLP and its partners. If the agreement does not exist, collective rights and obligations are governed by the Lifetime Learning Law.
1.     For LLP business purposes, each LLP partner represents the LLP but not of the other partners.
2.     As an independent legal entity, LLP is responsible for all of its assets, while the liability of LLP partners is limited to their agreed participation in the LLP.
LLP is not tied to anything a partner does when communicating with someone if –
The partners are not authorized to act for LLP in carrying out certain actions
The person knows they have no authority, or they don’t know or believe they are LLP partners
LLP is responsible for the LLP partner responsible for illegal acts/omissions during LLP business activities / with his / her authority. LLP’s obligations, whether contractual or otherwise, are LLP’s only obligations. The LLP characteristics must cover LLP obligations.
Partner is not personally responsible for LLP obligations simply because he is an LLP partner.
Neither partner is responsible for the illegal acts or omissions of another LLP partner, but the partner is personally liable for his illegal acts or negligence.
The liability of LLP and affiliates found to have acted intending to defraud creditors or for fraudulent purposes is limited to all or part of LLP’s debt or other liabilities. Termination of employment for reasons such as resignation, death, dissolution of the LLP, assertion that someone is unreasonable, filing for bankruptcy, etc. is only effective if –
The man notices that his partner has stopped acting this way; or
Notification of termination has been sent to
The resigning partner may send a termination notice if he or she has reason to believe that LLP has not sent this termination notice.
PARTNER CONTRIBUTIONS [PART 32 AND 33]
Partner contributions to LLP capital may include:
Tangible, movable, or immovable property
Intangible assets
Other benefits for LLP include cash, promissory notes, executed or pending service contracts.
The partner’s obligation to contribute in accordance with the agreement on lifelong learning.
Creditors who make loans or act on the obligations described in the Lifetime Learning Agreement without regard to compromise between partners can impose initial obligations on that partner.
AUDITS / FINANCIAL DISCLOSURES [SECTIONS 34 AND 35]:
The LLP maintains a mandatory ledger in relation to its affairs in cash or accrual form and is subject to a multiple entry system.
Every LLP account must be audited, except in the following situations:
When the conversion does not exceed Rs. 40.00,000 / – in each financial year; or
If the dues do not exceed Rs. 25.00 000 / –
The central government has the power to exclude some LLP classes from mandatory auditing. LLPs are required to submit the following documents to the ROC:
Accounts and solvency statements within 30 days from the end of 6 months of the financial year;
Annual returns within sixty days of end of financial statements
ACCESS AND TRANSFER OF PARTNERSHIP RIGHTS [SEC.42]
The rights of partners to receive a portion of LLP profits and losses and to receive distributions under the LLP Agreement are transferable in whole or in part. Such transfer of rights does not lead to separation of partners or termination and termination of the LLP. Such assignment does not by itself entitle the recipient or successor to participate in the administration or conduct of LLP activities or to have access to information about LLP transactions.
FOREIGN LLP [PART 59 AND RULES 34]
When setting up a place of business in India, an overseas LLP must submit the required ROC registration documents within 30 days of incorporation in India.
Any changes to the constitutional documents, address of the head office abroad, and foreign curriculum partners must be submitted to the ROC in the prescribed form within 60 days from the end of the fiscal year.
Any changes to the LLP overseas registration certificate, agency in India, and main office in India must be submitted to the ROC in the prescribed form within 30 days of the change.
Foreign LLPs who no longer have a place of business in India must notify the ROC in a prescribed form within 30 days of their intention to close the place of business and from the date of notification of the overseas LLP’s obligation to apply for a place of business documents in the ROC, notification will be granted unless there is another place of business in India and all documents must be filed at the time the notification has been submitted.

Le Classique Realty Pvt ltd was found in August 2019 and is headquartered at Dahisar. However, we also operate from the various sites we have a mandate with. Usually, our sales team operates out of the site venues. Employee strength, to begin with, was 2 employees and it has grown to 60+ since we started.
What inspired you to step into the construction industry?
Over the years I have spent in real estate, there has always been this burning desire to do my own. I have always apprehended the need for a reliable professional channel between developers and buyers.
The RERA Act has brought real estate brokers under its ambit – but there is no minimum qualification, experience, or certification for agents. It was evident to me that there is a massive opportunity for large and upcoming organized broking firms to address this gap.
Upon observing this gap in the industry I decided to bridge this gap and bring the desired change. However, it was very clear that the business approach in today’s date cannot be the way we have done it even 5 years back. There were many drawbacks and loopholes.  In all my earlier stints at various realty organizations, I have tried to bring this change in go to market strategy.
But it never worked out and soon I realized I was never in the driving seat. I wasn’t the owner of any of these organizations. And because of that I could not influence such radical change or bring complete paradigm shifts in the way we look at the industry sales. It then I realized that it’s time to do my own. Le Classique is in the business of providing end-to-end services to its customers through a tech-driven approach and organized professional human interface. The vision with which I established this company is, “to be the first choice for our consumers in their journey of home buying.”
Brief us about the industry scenario from your perspective.
The Indian real estate industry has been badly hit by the pandemic and there seems to be no respite in the near future. The sector is already experiencing a major dip in property visits and reduced buyer interest. Sales figures have dipped sharply and the decline will continue for the next 6-9 months. Public sentiment is just not viable for new purchase and the fear of project delivery getting postponed is lurking large.
Developers are trying their best to attract consumers by whatever means they can. Few developers have come out with an online booking option and heavy discounts on agreement value.
One has offered “buy1 unit and get 1 free”, of course, the free unit is not of the same project but another cheaper option in some other relatively less expensive location. The math is always calculated in such offers. The realtors today may resort to earning lesser profit but wisely keeping the price point much above the construction and incurred cost.
There is no sense of having any new launches at this point in time until such time Digital launches are figured out as an alternative.
Sops might work for a segment, as there will be few consumers who will take these situations to their advantage and get the extra benefit along with their purchase. But by and large, Indian consumer sentiment is that such high priced products cannot be purchased without physically seeing the project. This buying behaviour may prove to be a dampener since the sites are shut for visits for the time being.
The developers will still hold on to prices and rather offer schemes and sops for sales, which they know will be temporary in nature and will not impact their brand value.
But eventually, if the situation worsens or government lock-down prolongs beyond 45-60 days, then chances are extremely high that the realtors will soon be cutting through their prices. The cost of holding up will be too high for most of the developers to sustain.
The drop in prices is only a temporary phenomenon. Prices will remain unchanged majorly for all large developers. The correction will happen only in the secondary market and category B and C developers and their projects where unsold inventory is large. We just may see prices falling off the shelf by min 5 % to 10% on the total consideration value.
Kindly tell us about the challenges you faced to withstand the complexities of the industry.
Like any other startup, I faced the challenge of developing my core team. I knew from the beginning that I needed a strong senior team and the rest can be taken care of. Initially, we had also faced a lot of trust issues from the developers in terms of getting a complete mandate of their projects. People were skeptical about how well we will be able to deliver sales and improve their cash flows.
However, I was slightly lucky with team development. I have worked with many realty companies in my past and always been excellent with my work. Frankly speaking, I had a lot of fan following in my previous companies. That worked!  It helped me to pick up the best people from there and trust me. My core team joined me at a much lower package then they were at. Everyone believed in me and hence the first challenge was met.
On the other hand, developers took about 45 days to have faith in me by giving their complete revenue streams as mandate projects. I understood and started doing retail and successfully delivered supreme results. I knew the word will spread in the market and also to the developers I was eyeing for business. That’s exactly how it shaped and here I am today with 10 mandates across Mumbai, Pune, and Shirdi.

Despite being a new company in this industry, I am proud to say that we are continuously striving and moving up the ladder.  For instance, in just 9 months we have grown employee size-wise and now have 72 employees.  To calculate our achievement in terms of revenue and sales, we achieved sales of 28 units during this pandemic lock-down and are at the Topline revenue of 106 cr for 9 months. However, I consider our achievement as my team’s unfathomable zeal and persistence in offering the premium quality service.
What kind of future advancements you expect in the construction industry and how well equipped are you to face those changes?
The construction industry is all set to go majorly online and tech-friendly. We have anyway initiated these changes long back. The company has a tech-driven approach from pre-sales, lead gen to sales, and online booking methodology right from day one.
Also, we see this phase as a momentary pause to the real estate growth and hence we never stopped hiring. We are not only expanding but also in the process of opening new branches across the country.
Tell us about the future plans of the company.
India is fast on track to become a USD 5 trillion economy and the Indian broking business currently is estimated to be worth nearly USD 1.8 billion, there remains vast untapped potential in the new housing purchase business.
In the coming years, we aim to spread our operations to 8 cities in the next 6 months with 500+ professionals across. We are also about to launch Channel Partner Business vertical application, which will be completely technology-driven and will track from the site visit to closure to automated payments to CP’s.
In the market, we want to be known as Trustworthy, Friendly, Expert, and Professional to the consumers and ‘Jeannie’ to the developers. Whenever the developer or the consumer thinks of availing real estate services, LC should feature in the Top 3 as Top of the mind recall.

Union Finance Minister announced several initiatives to boost Education Sector These are: A comprehensive initiative called PM e-VIDYA will be launched which unifies all efforts related to digital/online/on-air education. This will enable multi-mode access to education, and includes:DIKSHA (one nation-one digital platform) which will now become the nation’s digital infrastructure for providing quality e-content in school education for all the states/UTs; TV (one class-one channel) where one dedicated channel per grade for each of the classes 1 to 12 will provide access to quality educational material; SWAYAM online courses in MOOCS format for school and higher education; IITPAL for IITJEE/NEET preparation; and study material for the differently abled developed on Digitally Accessible Information System (DAISY) and in sign language on NIOS website/ YouTube. The Manodarpan initiative is being launched to provide psychosocial support to students, teachers and families for mental health and emotional wellbeing through a website, a toll-free helpline, national directory of counselors, interactive chat platform, etc. Government is expanding e-learning in higher education. Top 100 universities will start online courses. Also, online component in conventional Universities and ODL programmes will also be raised from present 20% to 40%. It has been decided to prepare a new National Curriculum and Pedagogical Framework for school education, teacher education and early childhood stage to prepare students and future teachers as per global benchmarks. A National Foundational Literacy and Numeracy Mission will be launched, for ensuring that every child in the country necessarily attains foundational literacy and numeracy. Kashmiri migrants living in or outside J&K can get domicile certificates by simply producing their Permanent Residence Certificate (PRC), ration card copy, voter card or any other valid document. The resolution of the General Assembly of United Nations dated 30th January 1997 gave birth to the Information Technology Act which leads to the adoption of Modern Law on Electronic Commerce on International Trade Law.
The Department of Electronics (DoE) in July 1998 drafted the bill. However, it could only be introduced in the House on December 16, 1999 when the new IT Ministry was formed. However it underwent some alteration with the commerce industry due to some suggestions related to e-commerce and matters about the World Trade Organization (WTO) obligations. After the bill was introduced in the Parliament, the bill was referred to the 42-member Parliamentary Standing Committee following demands and suggestions from the Members. One of the suggestions that was highly debated upon was that a cyber café owner must maintain a register to record the names and addresses of all people visiting his café and also a list of the websites that they surfed. This suggestion was made as an attempt to curb cybercrime and to facilitate speedy locating of a cyber-criminal. However, at the same time it was ridiculed, as it would invade upon a net surfer’s privacy and would not be economically viable. Finally, this suggestion was dropped by the IT Ministry in its final draft.[4]

“Communication Device” means Cell Phones, Personal Digital Assistants (Sic), or combination of both or any other device used to communicate, send or transmit any text, video, audio, or image. (Sec.2(1)(ha) of IT Act, 2000)
“Computer” means any electronic, magnetic, optical or other high-speed data processing device or system which performs logical, arithmetic, and memory functions by manipulations of electronic, magnetic or optical impulses, and includes all input, output, processing, storage, computer software, or communication facilities which are connected or related to the computer in a computer system or computer network (Sec.2(1)(i) of IT Act, 2000)
“Computer Network” means the interconnection of one or more Computers or Computer systems or Communication device through-(i) the use of satellite, microwave, terrestrial line, wire, wireless or other communication media.
“Computer Resource” means computer, communication device, computer system, computer network, data, computer database or software. (Sec.2(1)(k) of IT Act, 2000)
“Computer System” means a device or collection of devices, including inputand output support devices and excluding calculators which are not programmable and capable of being used in conjunction with external files, which contain computer programs, electronic instructions, input data, and output data, that performs logic, arithmetic, data storage and retrieval, communication control and other functions. (Sec.2(1)(l) of IT Act, 2000)
“Cybercafe” means any facility from where access to the Internet is offered by any person in the ordinary course of business to the members of the public.
(Sec.2(1)(a) of IT Act, 2000)
“Cyber Security” means protecting information, equipment, devices, computer, Computer resources, communication devices, and information stored therein from unauthorized access, use, disclosure, disruption, modification or destruction.
(Sec.2(1)(nb) of IT Act, 2000)[6]
  Amendments made in Indian Penal Code, 1860 by the IT Act, 2000
  Amendments related to IPC were contained in Sec.91 and the First Schedule of the IT Act, 2000. Under the enactment of the Information Technology (Amendment) Act, 2008, Sec.91 was deleted and the provisions concerning the Indian Penal Code were mentioned in Part III of the amendment Act.
   The amendments made to the Indian Penal Code are as follows –
 1) Amendment to Sec.4 –
 In section 4, – i) after clause (2), the following clause shall be inserted namely: – (3) any person in any place without and beyond India committing offense targeting a computer resource located in India ii) for the Explanation, the following Explanation shall be substituted, namely:- (a) the word “offense” includes every act committed outside India which, if committed in India would be punishable under this code. (b) the expression “computer resource” shall have the meaning assigned to it in clause (k) of subsection (1) of section 2 of the Information Technology Act, 2000.
   2) Amendment of Sec.40 –
 In clause (2), after the figure “117”, the figures “118,119 and 120” shall be inserted.
   3) Amendment of Sec.118 –
 In section 118, for the words “voluntarily conceals, by any act or illegal omission, the existence of a design”, the words “voluntarily conceals by any act or omission or by the use of encryption or any other information hiding tool, the existence of a design” shall be substituted.
   4) Amendment of Sec.119 –
 In section 119, for the words “voluntarily conceals, by any act or illegal omission, the existence of a design”, the words “voluntarily conceals by any act or omission or by the use of encryption or any other information hiding tool, the existence of a design” shall be substituted.
   5) Amendment of Sec.464 –

According to the enactment of the Information Technology (Amendment) Act, 2008, Sec.92 was deleted and the provisions concerning the Indian Evidence Act were mentioned in Part IV of the amendment Act.
   1) Amendment of Sec.3 –
 In section 3 relating to interpretation clause, in the paragraph appearing at the end, for the words “digital signature” and “Digital Signature Certificate”, the words “Electronic signature” and “Electronic Signature Certificate” shall be respectively substituted.
   2) Insertion of new Sec.45A – Opinion of Examiner of Electronic evidence – 45A:
 When in a proceeding, the Court has to form an opinion on any matter relating to any information transmitted or stored in any computer resource or any other electronic or digital form, the opinion of the Examiner of Electronic Evidence referred to in section 79A of the Information Technology Act, 2000, is a relevant fact. Explanation: For this section, an Examiner of Electronic Evidence shall be an expert
   3) Amendment of Sec.47A –
 In section 47A,- (i) for the words “digital signature”, the words “electronic signature” shall be substituted; (ii) for the words “Digital Signature Certificate”, the words “Electronic Signature Certificate” shall be substituted.
   4) Amendment of Sec.67A –
 In section 67 A, – for the words “digital signature”, the words “electronic signature” shall be substituted.
   5) Amendment of Sec.85A –
 In section 85A, for the words “digital signature”, wherever they occur, the words “electronic signature” shall be substituted.
   6) Amendment of Sec.85B –
 In section 85B, – for the words “digital signature”, wherever they occur, the words “electronic signature” shall be substituted.
   7) Amendment of Sec.85C –
 In section 85C, for the words “Digital Signature Certificate”, the words “Electronic Signature Certificate” shall be substituted.
   8) Amendment of Sec.90A –

Le Classique Realty Pvt ltd was found in August 2019 and is headquartered at Dahisar. However, we also operate from the various sites we have a mandate with. Usually, our sales team operates out of the site venues. Employee strength, to begin with, was 2 employees and it has grown to 60+ since we started.
What inspired you to step into the construction industry?
Over the years I have spent in real estate, there has always been this burning desire to do my own. I have always apprehended the need for a reliable professional channel between developers and buyers.
The RERA Act has brought real estate brokers under its ambit – but there is no minimum qualification, experience, or certification for agents. It was evident to me that there is a massive opportunity for large and upcoming organized broking firms to address this gap.
Upon observing this gap in the industry I decided to bridge this gap and bring the desired change. However, it was very clear that the business approach in today’s date cannot be the way we have done it even 5 years back. There were many drawbacks and loopholes.  In all my earlier stints at various realty organizations, I have tried to bring this change in go to market strategy.
But it never worked out and soon I realized I was never in the driving seat. I wasn’t the owner of any of these organizations. And because of that I could not influence such radical change or bring complete paradigm shifts in the way we look at the industry sales. It then I realized that it’s time to do my own. Le Classique is in the business of providing end-to-end services to its customers through a tech-driven approach and organized professional human interface. The vision with which I established this company is, “to be the first choice for our consumers in their journey of home buying.”
Brief us about the industry scenario from your perspective.
The Indian real estate industry has been badly hit by the pandemic and there seems to be no respite in the near future. The sector is already experiencing a major dip in property visits and reduced buyer interest. Sales figures have dipped sharply and the decline will continue for the next 6-9 months. Public sentiment is just not viable for new purchase and the fear of project delivery getting postponed is lurking large.
Developers are trying their best to attract consumers by whatever means they can. Few developers have come out with an online booking option and heavy discounts on agreement value.
One has offered “buy1 unit and get 1 free”, of course, the free unit is not of the same project but another cheaper option in some other relatively less expensive location. The math is always calculated in such offers. The realtors today may resort to earning lesser profit but wisely keeping the price point much above the construction and incurred cost.
There is no sense of having any new launches at this point in time until such time Digital launches are figured out as an alternative.
Sops might work for a segment, as there will be few consumers who will take these situations to their advantage and get the extra benefit along with their purchase. But by and large, Indian consumer sentiment is that such high priced products cannot be purchased without physically seeing the project. This buying behaviour may prove to be a dampener since the sites are shut for visits for the time being.
The developers will still hold on to prices and rather offer schemes and sops for sales, which they know will be temporary in nature and will not impact their brand value.
But eventually, if the situation worsens or government lock-down prolongs beyond 45-60 days, then chances are extremely high that the realtors will soon be cutting through their prices. The cost of holding up will be too high for most of the developers to sustain.
The drop in prices is only a temporary phenomenon. Prices will remain unchanged majorly for all large developers. The correction will happen only in the secondary market and category B and C developers and their projects where unsold inventory is large. We just may see prices falling off the shelf by min 5 % to 10% on the total consideration value.
Kindly tell us about the challenges you faced to withstand the complexities of the industry.
Like any other startup, I faced the challenge of developing my core team. I knew from the beginning that I needed a strong senior team and the rest can be taken care of. Initially, we had also faced a lot of trust issues from the developers in terms of getting a complete mandate of their projects. People were skeptical about how well we will be able to deliver sales and improve their cash flows.
However, I was slightly lucky with team development. I have worked with many realty companies in my past and always been excellent with my work. Frankly speaking, I had a lot of fan following in my previous companies. That worked!  It helped me to pick up the best people from there and trust me. My core team joined me at a much lower package then they were at. Everyone believed in me and hence the first challenge was met.
On the other hand, developers took about 45 days to have faith in me by giving their complete revenue streams as mandate projects. I understood and started doing retail and successfully delivered supreme results. I knew the word will spread in the market and also to the developers I was eyeing for business. That’s exactly how it shaped and here I am today with 10 mandates across Mumbai, Pune, and Shirdi.

Despite being a new company in this industry, I am proud to say that we are continuously striving and moving up the ladder.  For instance, in just 9 months we have grown employee size-wise and now have 72 employees.  To calculate our achievement in terms of revenue and sales, we achieved sales of 28 units during this pandemic lock-down and are at the Topline revenue of 106 cr for 9 months. However, I consider our achievement as my team’s unfathomable zeal and persistence in offering the premium quality service.
What kind of future advancements you expect in the construction industry and how well equipped are you to face those changes?
The construction industry is all set to go majorly online and tech-friendly. We have anyway initiated these changes long back. The company has a tech-driven approach from pre-sales, lead gen to sales, and online booking methodology right from day one.
Also, we see this phase as a momentary pause to the real estate growth and hence we never stopped hiring. We are not only expanding but also in the process of opening new branches across the country.
Tell us about the future plans of the company.
India is fast on track to become a USD 5 trillion economy and the Indian broking business currently is estimated to be worth nearly USD 1.8 billion, there remains vast untapped potential in the new housing purchase business.
In the coming years, we aim to spread our operations to 8 cities in the next 6 months with 500+ professionals across. We are also about to launch Channel Partner Business vertical application, which will be completely technology-driven and will track from the site visit to closure to automated payments to CP’s.
In the market, we want to be known as Trustworthy, Friendly, Expert, and Professional to the consumers and ‘Jeannie’ to the developers. Whenever the developer or the consumer thinks of availing real estate services, LC should feature in the Top 3 as Top of the mind recall.
Below-mentioned is also some of the other goals that we aim to achieve:
Reach Revenue positive at Gross margin level in 9 months, Positive in Business contribution level in 18 months, and EBITDA positive in 24 months.
Have a 50 seater call center for presales within 12 months.
