A 1960s dwelling in the Pacific Northwest has become the first renovated home to achieve Living Building Challenge certification following an overhaul by US firm The Miller Hull Partnership.

Floors are covered with rift-sawn white oak that was certified by the Forest Stewardship Council (FSC). In the kitchen, the team incorporated a mix of white oak and walnut for the cabinetry, and concrete for countertops. Bathrooms feature materials such as concrete, stone and ceramic tiles.
The office is adorned with a distinctive chandelier by Seattle designer Stefan Gulassa, which he created using a wisteria branch from the property.

AP Exclusive: Kushner Cos. filed false NYC housing paperwork
NEW YORK — When the Kushner Cos. bought three apartment buildings in a gentrifying neighborhood of Queens in 2015, most of the tenants were protected by special rules that prevent developers from pushing them out, raising rents and turning a tidy profit.
But that’s exactly what the company then run by Jared Kushner did, and with remarkable speed. Two years later, it sold all three buildings for $60 million, nearly 50 percent more than it paid.
Now a clue has emerged as to how President Donald Trump’s son-in-law’s firm was able to move so fast: The Kushner Cos. routinely filed false paperwork with the city declaring it had zero rent-regulated tenants in dozens of buildings it owned across the city when, in fact, it had hundreds.
While none of the documents during a three-year period when Kushner was CEO bore his personal signature, they provide a window into the ethics of the business empire he ran before he went on to become one of the most trusted advisers to the president of the United States.
“It’s bare-faced greed,” said Aaron Carr, founder of Housing Rights Initiative, a tenants’ rights watchdog that compiled the work permit application documents and shared them with The Associated Press. “The fact that the company was falsifying all these applications with the government shows a sordid attempt to avert accountability and get a rapid return on its investment.”
Kushner Cos. responded in a statement that it outsources the preparation of such documents to third parties that are reviewed by independent counsel, and “if mistakes or violations are identified, corrective action is taken immediately.”
“Kushner would never deny any tenant their due-process rights,” it said, adding that the company “has renovated thousands of apartments and developments with minimal complaints over the past 30 years.”
For the three Queens buildings in the borough’s Astoria neighborhood, the Kushner Cos. checked a box on construction permit applications in 2015 that indicated the buildings had zero rent-regulated tenants. Tax records filed a few months later showed the company inherited as many as 94 rent-regulated units from the previous owner.
In all, Housing Rights Initiative found the Kushner Cos. filed at least 80 false applications for construction permits in 34 buildings across New York City from 2013 to 2016, all of them indicating there were no rent-regulated tenants. Instead, tax documents show there were more than 300 rent-regulated units. Nearly all the permit applications were signed by a Kushner employee, including sometimes the chief operating officer.
Had the Kushner Cos. disclosed those rent-regulated tenants, it could have triggered stricter oversight of construction crews by the city, including possibly unscheduled “sweeps” on site by inspectors to keep the company from harassing tenants and getting them to leave.
Instead, current and former tenants of the Queens buildings told the AP that they were subjected to extensive construction, with banging, drilling, dust and leaking water that they believe were part of targeted harassment to get them to leave and clear the way for higher-paying renters.
“It was noisy, there were complaints, I got mice,” said mailman Rudolph Romano, adding that he also bristled at a 60 percent rent increase, a hike the Kushner Cos. contends was initiated by the previous landord. “They cleaned the place out. I watched the whole building leave.”
Tax records show those rent-regulated units that numbered as many as 94 when Kushner took over fell to 25 by 2016.
In Kushner buildings across the city, records show frequent complaints about construction going on early in the morning or late at night against the rules, improper or illegal construction, and work without a permit.
At a six-story walk-up in Manhattan’s East Village that was once home to the Beat poet Allen Ginsberg, the Kushner Cos. filed an application to begin construction in late 2013 that, again, listed zero rent-regulated tenants. Tax records a few months later showed seven rent-regulated units.
“All of a sudden, there was drilling, drilling. … You heard the drilling in the middle of night,” said one of the rent-regulated tenants, Mary Ann Siwek, 67, who lives on Social Security payments and odd jobs. “There were rats coming in from the abandoned building next door. The hallways were always filled with lumber and sawdust and plaster.”
A knock on the door came a few weeks later, and an offer of at least $10,000 if she agreed to leave the building.
“I know it’s pretty horrible, but we can help you get out,” Siwek recalls the man saying. “We can offer you money.”
Siwek turned down the cash and sued instead. She said she won a year’s worth of free rent and a new refrigerator.
New York City Council member Ritchie Torres, who plans to launch an investigation into permit applications, said: “The Kushners appear to be engaging in what I call the weaponization of construction.”
Rent stabilization is a fixture of New York City that can bedevil developers seeking to make money off buildings. To free themselves of its restrictions, landlords usually have to wait until the rent rises above $2,733 a month, something that can take years given the small increases allowed each year.
Submitting false documents to the city’s Department of Buildings for construction permits is a misdemeanor, which can carry fines of up to $25,000. But real estate experts say it is often flouted with little to no consequences. Landlords who do so get off with no more than a demand from the city, sometimes a year or more later, to file an “amended” form with the correct numbers.
Housing Rights Initiative found the Kushner Cos. filed dozens of amended forms for the buildings mentioned in the documents, most of them a year to two later.
“There is a lack of tools to go after landlords who harass tenants, and there is a lack of enforcement,” said Seth Miller, a real estate lawyer who used to work at a state housing agency overseeing rent regulations. Until officials inspect every construction site, “you’re going to have this incentive for landlords to make life uncomfortable for tenants.”
New York City’s Department of Buildings did not comment in general about the false filings by the Kushner Cos., but said it disciplined a contractor who filed false documents while working on two of the Queens buildings, which are currently under investigation by a tenant-harassment task force. It added that the department is also ramping up its monitoring of construction, hiring 72 new inspectors under city laws recently passed to crack down on tenant harassment.
“We won’t tolerate landlords who use construction to harass tenants — no matter who they are,” spokesman Joseph Soldevere said.
Exactly how much money the Kushner Cos. earned from the buildings mentioned in the documents is unclear. Of those 34 buildings, only the three in Queens and a fourth in Brooklyn appear to have been sold. The company also likely made money by reducing the number of rent-regulated tenants and bringing in those who would pay more.
Jared Kushner, who stepped down as CEO of the Kushner Cos. last year before taking on his advisory role at the White House, sold off part of his real estate holdings as required under government ethics rules. But he retained stakes in many properties, including Westminster Management, the Kushner Cos. subsidiary that oversees its residential properties. A financial disclosure last year showed he still owns a stake in Westminster and earned $1.6 million from the holding.
Back in Queens, the mailman Romano was one of the few rent-regulated tenants who fought back.
He hired a lawyer who found out he was protected from the 60-percent rent hike by law, something Romano did not know at the time. And he said his rent, which was set to increase to $3,750, was restored to $2,350.
Romano is still in the building where he has lived for nine years, with his wife, four children and his guests from the construction days — the mice.
“I still haven’t gotten rid of them.”

Budget Basics: Wood Flooring Costs in NYC
Breaking down the costs of renovating wood floors
Renovating can be a big undertaking, and if your project involves an entire home, flooring is an integral piece of the puzzle that unites the space. If you’re wondering whether wood floors are a good investment, read founder + CEO of Sweeten Jean Brownhill’s advice on the topic. MATERIALS AND FINISHES
Should you refinish the existing floors, or install new ones?
Many New York homes have original hardwoods that are worth reviving, but floors can reach a limit in their capacity for refinishing. If your floors have already been refinished numerous times, you might not have enough surface depth to sand down. Your GC can examine your floors and determine their thickness. If you decide your existing floors still have life in them, consider a more eco-friendly stain or finish. These new products help minimize fumes and are more environmentally-friendly. How much do you want to spend on materials?

How much should you order?
Before you finalize your order, talk to your contractor or supplier about quantity. You will probably need to order 10 percent extra to make sure that you have enough materials to cover the full square footage of your space as pieces are cut down and customized. In addition to padding your total order with extra material, don’t forget to add tax and shipping to your budget. Very inexpensive and very expensive materials ironically weigh about the same, so be prepared for approximately $2 per square foot in freight costs, regardless of whether you go for bargain or luxe floors.
Sweeten contractor Scott gave us some estimates for flooring in a 1,000 square-foot, two-bedroom apartment. If the floors do not need to be replaced, it would run you about $10,000 (at $10 per square foot) to sand and refinish the floors in a mid-range finish. For that same apartment, if you’re looking to install all new flooring, you’re looking at about $18 to $20 per square foot, which comes out to $18,000 to $20,000 for a full project using a mid-range hardwood. If you don’t need a new subfloor, the costs drop to approximately $15,000. For luxury or other expensive materials, you’re looking at $20,000 to $25,000 for the full project. These prices represent all-in budgets (including both materials and labor).
LABOR AND RELATED PROJECT VARIABLES
Your contractor will be looking at a long list of variables to gauge the scope and complexity of your project and arrive at a total cost. As with all things renovation-related, the more complex the project, the higher the costs will run.
Most contractors will assess labor costs for a flooring project on an hourly basis or on a per-day basis. You may see wide variation in hourly rates; particularly low hourly rates (under $50 an hour) which may signal that a contractor is not insured. The requirements of individual buildings can play a significant role in dictating design and budget needs. Contractors who can afford to work in buildings with more extensive requirements tend to have higher operating costs that meet higher insurance requirements.
Refinishing floors requires fewer license and certification steps than installing floors. Many general contractors can refinish floors; those who install new floors have to go through more rigorous licensing and certification hoops. You might see a quote that sets an hourly rate of $100-$200 for each worker. Discuss rates with your contractor so that you can get a feel for what they think is needed and why.
*Will you encounter any lead paint? The minute lead paint comes into the picture, the requirements and costs change. If you are tearing up old floors that were built before lead paint restrictions were enacted, you will probably need to work with your contractor to decide whether you can safely remove and discard the debris, or whether you need to float your new floors on top of the old floors to avoid circulating lead paint dust during the project.
You have a fair amount of choice in deciding what to spend on some material aspects of a wood floor, but some basic renovation costs vary based on the level of skilled labor acquired and the location of the project, no matter what you spend on materials. Having a good handle on the real costs involved will allow you to better align your budget, avoid surprises, and get you that much closer to your dream floor.

A “5-Year-Planned” Kitchen Remodel in Brooklyn Heights

Renovation plan: living in the space
To say I won the real estate lottery might feel like an overstatement, but after a short hunt, I found a Brooklyn Heights co-op in a 1920s building. It had everything I had been looking for—two bedrooms, a corner unit, lots of windows, high ceilings, and a single block from multiple subway stations. The only drawback was that the place needed a lot of work.
Before moving in I did some things that really needed doing: putting in new hardwood floors, fully gutting the original bathroom, and installing updated electrical and lighting. At the time, the idea of touching the kitchen was out of the question—and budget. But it was, thankfully, the newest portion of the apartment and didn’t necessarily need work yet. It also had a weird layout that didn’t exactly scream a clear solution.
I’m a bit of a perfectionist, so I had a plan for my remodel. The key was living in the apartment long enough to come up with the right solution before demolition started.
Planning the new kitchen layout
Ultimately, I knew I wanted a kitchen that felt open to the living room with lots of storage (this is NYC). I also wanted a new layout that still provided some sort of entryway and coat closet.
As soon as I moved in, I began thinking about and talking about my most recent, “brilliant” plan for the kitchen layout to friends and family. First, I was set on an island, then a peninsula, and then I thought about moving the plumbing. I realized that I had to narrow down what was (and wasn’t) working for the kitchen.

The layout technically had a lot of counter prep space, but it was in two separate areas, so I often had my back to my guests while I cooked. I loved the giant coat closet within the “entry,” but keeping it meant my options were limited. The appliances were in decent shape, though oversized for the space. A weird drop ceiling over part of the kitchen made it feel disconnected from the rest of the living room. This ceiling, coupled with a half-height wall that separated the front door from the kitchen, made the kitchen feel smaller than it actually was.
Adding a drop ceiling
Five years and probably quite a few exasperated friends and co-workers later, I settled on a plan for the kitchen. There would be no island and no peninsula. Everything was out from floor-to-ceiling. The huge coat closet was partially removed to make room for custom cabinets, panel-ready appliances, and a new drop ceiling that mirrored the curve of the floor transition from new tile to my existing hardwood floors.
With the coat closet gone, I decided to expand the closet in my bedroom to make up for the lost space. Aesthetically, I’ve always loved blue cabinets and knew that I wanted to do darker kitchen cabinets with a lighter floor and a whiter countertop with some wood accents.
I chose a separate cooktop and oven because the space I had for the stove was much deeper than a traditional countertop and I wanted to take full advantage of the space I had. I also wanted the appliances to look seamless and fully integrated. Plus, I hate the weird space that always happens between a stove and the cabinet where dirt and food collects.
Two prep zones
To get more workable counter space, I moved the stove to another wall. The original location of the refrigerator was a perfect spot. The sink remained on its original wall and was centered in order to get counter space on either side and keep it close to the cooktop/oven. By doing this, I created two zones for prep on each side of the sink.
Once I made the decision about the sink and cooktop/oven, I knew that the old coat closet had to be downsized to make room for the refrigerator. I opted for a panel-ready refrigerator because I felt like opening the front door and having a seamless wall of cabinetry would help mitigate the fact that you were walking right into the kitchen. Functionally, I was also trying to create a triangle between my sink, cooktop/oven, and the refrigerator.
Just to the left of the refrigerator happened to be the perfect location for a pantry. I had some built-in, pull-out drawers earmarked for my pots and pans and a simple pull-out wire drawer (it was super easy to install!) for my pantry items. With storage, food, and the refrigerator covered, I used the remaining space to the right of the refrigerator to create a new coat closet.

Seamless transition between kitchen and living area
Based on the way my apartment “boundaries” were, there was a funny niche on the TV wall into which a counter and cabinets were installed. With the new design, there’s storage below where my microwave and toaster oven live and “open” storage above to display my pretty kitchen items. The glass doors open and can be tucked away so the countertop can be used as a bar top for parties.
I also wanted to have a place to eat. By pushing my living room furniture closer to the window, I made room for a new dining table and chairs. I had the pendant lights installed over the table. Extra work had to be done to build out the beam in the ceiling to hide the electrical boxes.
Much like the kitchen design, the idea of a built-in at the window had been on my mind since I bought the apartment. With a millworker already doing custom cabinets, I figured the built-in should be done as well. A sleek bookshelf was created that also hides my radiator and air conditioner units that were always annoyingly off-centered from the windows. I selected a “piano” finish on the top of the bookshelf for easy cleanup. I’m looking forward to exercising my hopefully-green thumb.

Tip: Consider all possibilities
I optimistically planned for a “quick” two-month renovation, during which I lived in the second bedroom with all my possessions and a microwave. Of course, it took almost three months before I could move back into my own bedroom, and another two months before the project finished.
My advice for anyone preparing for a renovation: take your time. Do your research; debate all the possibilities. It was better to wait and mull over all my plans (for years!) before making the investment. Using Sweeten helped with the process of finding a contractor. I appreciated being able to read references and see photos of previous projects, which helped me see the quality of each contractor’s work.
Brighter and more functional home
Renovating my own space as an architect was good and bad: good because I knew what I wanted and how to articulate it to the contractor. But also bad, or rather tricky, because I knew exactly what I wanted and expected a specific level of quality and detail.
The final result was worth the discomfort and occasional tears. I’m incredibly happy with my new space. The kitchen is so bright and open,  and the layout is functional with tons of storage. Bonus: I was even able to make space for a proper dining table! Now, instead of talking to my friends about renovating, we talk about about the next time they’re coming for dinner.

A “5-Year-Planned” Kitchen Remodel in Brooklyn Heights

Renovation plan: living in the space
To say I won the real estate lottery might feel like an overstatement, but after a short hunt, I found a Brooklyn Heights co-op in a 1920s building. It had everything I had been looking for—two bedrooms, a corner unit, lots of windows, high ceilings, and a single block from multiple subway stations. The only drawback was that the place needed a lot of work.
Before moving in I did some things that really needed doing: putting in new hardwood floors, fully gutting the original bathroom, and installing updated electrical and lighting. At the time, the idea of touching the kitchen was out of the question—and budget. But it was, thankfully, the newest portion of the apartment and didn’t necessarily need work yet. It also had a weird layout that didn’t exactly scream a clear solution.
I’m a bit of a perfectionist, so I had a plan for my remodel. The key was living in the apartment long enough to come up with the right solution before demolition started.
Planning the new kitchen layout
Ultimately, I knew I wanted a kitchen that felt open to the living room with lots of storage (this is NYC). I also wanted a new layout that still provided some sort of entryway and coat closet.
As soon as I moved in, I began thinking about and talking about my most recent, “brilliant” plan for the kitchen layout to friends and family. First, I was set on an island, then a peninsula, and then I thought about moving the plumbing. I realized that I had to narrow down what was (and wasn’t) working for the kitchen.

The layout technically had a lot of counter prep space, but it was in two separate areas, so I often had my back to my guests while I cooked. I loved the giant coat closet within the “entry,” but keeping it meant my options were limited. The appliances were in decent shape, though oversized for the space. A weird drop ceiling over part of the kitchen made it feel disconnected from the rest of the living room. This ceiling, coupled with a half-height wall that separated the front door from the kitchen, made the kitchen feel smaller than it actually was.
Adding a drop ceiling
Five years and probably quite a few exasperated friends and co-workers later, I settled on a plan for the kitchen. There would be no island and no peninsula. Everything was out from floor-to-ceiling. The huge coat closet was partially removed to make room for custom cabinets, panel-ready appliances, and a new drop ceiling that mirrored the curve of the floor transition from new tile to my existing hardwood floors.
With the coat closet gone, I decided to expand the closet in my bedroom to make up for the lost space. Aesthetically, I’ve always loved blue cabinets and knew that I wanted to do darker kitchen cabinets with a lighter floor and a whiter countertop with some wood accents.
I chose a separate cooktop and oven because the space I had for the stove was much deeper than a traditional countertop and I wanted to take full advantage of the space I had. I also wanted the appliances to look seamless and fully integrated. Plus, I hate the weird space that always happens between a stove and the cabinet where dirt and food collects.
Two prep zones
To get more workable counter space, I moved the stove to another wall. The original location of the refrigerator was a perfect spot. The sink remained on its original wall and was centered in order to get counter space on either side and keep it close to the cooktop/oven. By doing this, I created two zones for prep on each side of the sink.
Once I made the decision about the sink and cooktop/oven, I knew that the old coat closet had to be downsized to make room for the refrigerator. I opted for a panel-ready refrigerator because I felt like opening the front door and having a seamless wall of cabinetry would help mitigate the fact that you were walking right into the kitchen. Functionally, I was also trying to create a triangle between my sink, cooktop/oven, and the refrigerator.
Just to the left of the refrigerator happened to be the perfect location for a pantry. I had some built-in, pull-out drawers earmarked for my pots and pans and a simple pull-out wire drawer (it was super easy to install!) for my pantry items. With storage, food, and the refrigerator covered, I used the remaining space to the right of the refrigerator to create a new coat closet.

Seamless transition between kitchen and living area
Based on the way my apartment “boundaries” were, there was a funny niche on the TV wall into which a counter and cabinets were installed. With the new design, there’s storage below where my microwave and toaster oven live and “open” storage above to display my pretty kitchen items. The glass doors open and can be tucked away so the countertop can be used as a bar top for parties.
I also wanted to have a place to eat. By pushing my living room furniture closer to the window, I made room for a new dining table and chairs. I had the pendant lights installed over the table. Extra work had to be done to build out the beam in the ceiling to hide the electrical boxes.
Much like the kitchen design, the idea of a built-in at the window had been on my mind since I bought the apartment. With a millworker already doing custom cabinets, I figured the built-in should be done as well. A sleek bookshelf was created that also hides my radiator and air conditioner units that were always annoyingly off-centered from the windows. I selected a “piano” finish on the top of the bookshelf for easy cleanup. I’m looking forward to exercising my hopefully-green thumb.

Tip: Consider all possibilities
I optimistically planned for a “quick” two-month renovation, during which I lived in the second bedroom with all my possessions and a microwave. Of course, it took almost three months before I could move back into my own bedroom, and another two months before the project finished.
My advice for anyone preparing for a renovation: take your time. Do your research; debate all the possibilities. It was better to wait and mull over all my plans (for years!) before making the investment. Using Sweeten helped with the process of finding a contractor. I appreciated being able to read references and see photos of previous projects, which helped me see the quality of each contractor’s work.
Brighter and more functional home
Renovating my own space as an architect was good and bad: good because I knew what I wanted and how to articulate it to the contractor. But also bad, or rather tricky, because I knew exactly what I wanted and expected a specific level of quality and detail.
The final result was worth the discomfort and occasional tears. I’m incredibly happy with my new space. The kitchen is so bright and open,  and the layout is functional with tons of storage. Bonus: I was even able to make space for a proper dining table! Now, instead of talking to my friends about renovating, we talk about about the next time they’re coming for dinner.
