Location: Las Barras, Punta Del Este, Uruguay

Locanda Fasano, in Punta del Este, is an experience space for guests of the Hotel Fasano, with an extension of 10 suites and apartments built on a single building connected to the iconic Fasano Restaurant.

The expansion is a project by Estúdio Obra Prima, with headquarters in Uruguay and Brazil, an office that also participated in the execution of the architectural project of Fasano Las Piedras, designed by the architect Isay Weinfeld, in 2010.

Located at the highest point of the project in La Barra region, and inserted in the beautiful local landscape, which reserves one of the most privileged views in the region, the leisure areas of Locanda bring together a solarium, lounge, bar and private pool, designed in an integrated way for the comfort of the guest, enjoy different services in the same place.

The expansion project sought to integrate Locanda Fasano with the rest of the project, both by choosing the materials that make up its architecture – mostly wood and iron – as well as respecting and integrating elements of nature, such as stones and vegetation (In the photos below, images of the project’s interiors).

Ever since we opened our doors, Velocity Partners has invited clients to visit our Latin America delivery centers to experience firsthand our professional operations as well as to strengthen connections with their team. For example just last month, we had the new management team from Polycom, a leader in HD video conferencing, voice conferencing & telepresence, visit our offices in Montevideo, Uruguay. The trip was a way to not only express appreciation to their team but to get to know them better. It also presented the opportunity to start planning for future projects.

After several meetings, the team decided on the most effective work methods, the Agile processes to implement, and began Sprint 1 after determining to move ahead with Scrum. The Polycom group left a week later, confident with their team and a promise to return.

Marinas of Punta Piedra is a new waterfront development in the city of Carmelo, Uruguay. This will be the “ideal” human scale micro-city, 100% ecologically oriented. Its oval shape has been conceived as an elliptical boulevard called the “Gran Via”, which runs through the entire enterprise from the highlands inland into the water. Along it we have structured a vision process with great destinations along the entire waterfront like the yacht club, residences, offices, commercial, towers, promenade, parks and beaches to give it functionality and public-spirited presence 24/7.

This new smart city, is an “ecological waterfront micro-city” integrated into the nature of the Rio de la Plata (silver river in eng.), with the best features for a human scale city, sustainable design and a modern architectural image for a waterfront new development.

Marinas of Punta Piedra will be developed on a fraction of land in the southern sector of Carmelo, a town on the banks of the Río de la Plata, in western Uruguay. The master plan is very respectful of the local topography, water influences (rains and tides) and plants (eucalyptus forest at the east & the west mangroves by the river) and has adapted itself to preserve and enhance them, thus providing the maximum functionality / flexibility for the XXI century living requirements; all of it designed with rigorous rationality and adjusted to a viable budget and execution. An integrated design has been made, an approach of the “MASTER PLAN AS A WHOLE”. This is an essential approach to realizing the benefits of sustainable design and future construction. To this end, a number of conceptual projects have been developed for some of its future buildings and components. Energy efficiency, durability, environmental qualities, construction and operating systems work simultaneously to optimize the performance and quality of the whole as well as of each one of the buildings.

Marinas of Punta Piedra’s project is organized from a central elliptical boulevard which has been called “the Gran Via” which runs through the entire enterprise from northeast to southwest. Along this oval shape we have structured a vision process, and set a goal of creating some great destinations along the entire waterfront like the yacht club, the marina, residences, offices, commercial, promenade, parkings, lighthouse, parks & beaches. The oval is “crowned” by two iconic structures which will to be the new symbol of the of Carmelo town seen from the boats arriving from the river entering the marina and will achieve flexibility and public-spirited presence in the structures itself with the commercial center on the ground floor, green rooftop and waterfront access.

MARINAS of PUNTA PIEDRA will allow the public to enjoy with their families in a privileged and unique natural environment, tasteful and with world class services. This will be a new mixed uses micro-city of where they will be able to work, make purchases, have a pleasant moment, enjoy gastronomy and / or have your apartment or house in an environment with a marina, with areas of natural forest and a nature reserve by the Rio de la Plata on the west coast of Uruguay.

UN Global Compact and Five Partner Organizations Ring the Bell for Gender Equality at 75 Stock Exchanges Globally

For the sixth consecutive year, a global collaboration across 75 exchanges (confirmed events as of 26 February 2020) around the world plan to ring opening or closing bells to celebrate International Women’s Day 2020 (Sunday 8 March 2020). The events — which start on Monday 2 March, and will last for two weeks - are a partnership between IFC, Sustainable Stock Exchanges (SSE) Initiative, UN Global Compact, UN Women, the World Federation of Exchanges and Women in ETFs, to raise awareness about the business case for women’s economic empowerment, and the opportunities for the private sector to advance gender equality and sustainable development.

This year, the UN Women’s theme for International Women’s Day is ‘I am Generation Equality: Realising Women’s Rights’. The theme marks the milestones that have been achieved such as the 25th anniversary of the Beijing Declaration and Platform for Action, adopted in 1995, to advance the empowerment of women and girls worldwide. In addition, 2020 also marks the 20th anniversary of the UN Global Compact, 10th anniversary of the Women’s Empowerment Principles (WEPs), a five-year milestone towards achieving the Sustainable Development Goals by 2030, the 20th anniversary of UN Security Council resolution 1325 on women, peace and security, and the 10th anniversary of UN Women’s establishment.

In March 2019, a record 85 exchanges rang their bells for gender equality, and this year looked to be even bigger, prior to the outbreak of COVID-19.

“Gender equality should be at the top of the agenda for all decision makers, from policy makers to CEOs and investors,” said Lise Kingo, CEO & Executive Director of the UN Global Compact. “When women are empowered, economies grow, businesses thrive and sustainable development flourishes. We need to work together to accelerate the pace of change if we are going to achieve the Sustainable Development Goals by 2030.”

“Ring the Bell for Gender Equality” events around the world encourage participants to scale-up efforts to achieve gender equality in their markets, industries and organizations by adopting and implementing the WEPs. A joint initiative of the UN Global Compact and UN Women, the WEPs provide a holistic roadmap to advance gender equality and women’s empowerment in the workplace, marketplace and community. Private sector, civil society, Governments and the UN need to work together if we are to achieve gender equality and the other Sustainable Development Goals by 2030.

Jimmy Johns Sprouts Outbreak, Ecoli O103 This Time

Jimmy John’s sprout lovers everywhere take heed – there is yet another outbreak linked to sprouts. This time, Ecoli O103 is our bacterial culprit. The CDC posted on its website that 14 people reportedly got sick between Jan. 6 through Feb. 11 after eating sprouts from Jimmy John’s restaurants in Texas, Utah, Missouri, Illinois and Iowa. Thankfully, the CDC has not reported any hospitalizations or deaths in this latest Jimmy Johns Sprouts Outbreak.

CDC Investigation

Current epidemiologic evidence points to raw sprouts from Jimmy John’s as the outbreak source. Patients with the same strain of Ecoli O103 were interviewed and questioned about their dining habits over that past few weeks to help identify what they may have in common. This was when they found that sprouts topping Jimmy John’s subs were to blame.

The 14 people who are sick come from 5 states:

The CDC is continuing traceback investigations to identify more information about the source so that a recall can be possible if needed. This traceback will hopefully identify where the sprouts were distributed and how they became contaminated. Though sprouts have been cited as a source of many previous foodborne outbreaks, they are already a high-risk food.

But when did these illnesses happen? Illnesses started on dates ranging from January 6, 2020, to February 11, 2020. But some illnesses might not yet be reported due to the time it takes between when a person becomes ill and when the illness is reported. This takes an average of 3 to 4 weeks.

Jimmy John’s LLC reported that all of its restaurants stopped serving clover sprouts on February 24, 2020.

About Ecoli O103

The exact strain of E. coli involved in these cases is Ecoli O103. Although it isn’t Ecoli O157, it can still be dangerous.

Symptoms of the outbreak strain E. coli O103 may vary from person to person in severity with those in higher risk demographics such as the very young, the very old, and those with a compromised immune system at highest risk of infection and complication.

Onset often occurs somewhere around 3 to 4 days after consuming contaminated food but can occur anywhere from 1 to 10 days after exposure. You can also become sick from coming in contact with contaminated foods or food surfaces without washing your hands or consuming raw or undercooked beef products. Food sanitation and cooking to an appropriate internal temperature of 160 ⁰F to 165 ⁰F for ground beef and ground beef containing casseroles respectively.

Symptoms generally last around 5 to 7 days with some people experiencing a longer illness. The most common symptoms include severe stomach cramps, diarrhea that is often bloody, and vomiting.

Potential Complications

A serious and life-threatening complication known as HUS that results in kidney failure may occur. In fact, 5 to 10% of those diagnosed will fall victim to this complication. HUS symptoms often develop about a week after initial symptoms and can coincide with improvement in the diarrheal symptom. Look for decreased urination, paleness in the cheeks and lower eyelids, and feeling very tired. While most people will recover from HUS after treatment, it is important for HUS patients to be hospitalized right away to avoid complete kidney failure or death.

Past Outbreaks

Past outbreaks involving sprouts, or Sproutbreaks as coined by our own Samantha Cooper, have been more common than one would think.

Jimmy John’s is no stranger to outbreaks involving sprouts. In fact, there have been several. It is a wonder they continue to serve sprouts on their menu (or at least post a sprout warning). But recently, the FDA has sent Jimmy John’s a warning letter – take sprouts off of your menus! The letter mentions:

“The evidence demonstrates that your corporation, through your franchised Jimmy John’s restaurants, engaged in a pattern of receiving and offering for sale adulterated fresh produce, specifically clover sprouts and cucumbers.”

“Taken together, these outbreaks, which spanned over the past seven years and impacted no fewer than seventeen states demonstrate the corporate-wide supplier control mechanisms you have in place for receiving fresh produce are inadequate.”

Here are some past Jimmy John’s outbreaks linked to sprouts:

2018 – Ten people infected with the outbreak strain of Salmonella Montevideo were reported from three states. Eight (80%) of ten people interviewed reported eating at multiple Jimmy John’s restaurant locations. Of these eight people, all eight (100%) reported eating raw sprouts on a sandwich from Jimmy John’s in Illinois and Wisconsin. Two ill people in Wisconsin ate at a single Jimmy John’s location in that state.

2014 – An outbreak of E. coli O121 linked to consumption of clover sprouts was announced by health officials in Washington and Idaho. In total 19 patients had been confirmed with E. coli O121. Sprouts were eaten in sandwiches at several food establishments including Jimmy John’s Gourmet Sandwich locations in King and Spokane counties as well as two Pita Pit locations in Spokane County. In Kootenai county case patients had eaten raw clover sprouts at Jimmy John’s and Daanen’s Deli.

2011 – A total of 29 persons infected with the outbreak strain of Shiga toxin-producing Escherichia coli O26 (STEC O126) were reported from 11 states. Traceback information identified a common lot of clover seeds used to grow clover sprouts served at Jimmy John’s restaurant locations where ill persons ate. FDA and states conducted a traceback that identified two separate sprouting facilities; both used the same lot of seed to grow clover sprouts served at these Jimmy John’s restaurant locations.

2010 – Two separate outbreaks of Salmonella illnesses linked to alfalfa and clover sprouts served at Jimmy John’s restaurants in California, New York, Oregon, Maryland, Pennsylvania, Virginia, Hawaii, South Dakota, District of Columbia, Georgia, Indiana, Nebraska, New Jersey, South Carolina.

2008 – In Colorado, several residents at a sorority became sick with Ecoli O157 from alfalfa sprouts at the Jimmy John’s Restaurants in Boulder County and Adams County were risk factors for illness. In addition, the environmental investigation identified Boulder Jimmy John’s food handlers who were infected with E.coli and who had worked while ill.

House Hunting in Uruguay: A Modern Ranch on 12 Acres for $390,000

A Rural Retreat in Southern Uruguay

$390,000 (14.4 MILLION URUGUAYAN PESOS)

This two bedroom, two-bathroom house sits on 12.4 acres outside the town of Pueblo Edén, Uruguay, about 25 miles north of the coastal resort of Punta del Este and 80 miles east of the nation’s capital, Montevideo.

Built in 2016 atop a hill, the 1,292-square-foot house offers panoramic views of Punta del Este and the Sierra de las Ánimas range. Federico Astigarraga, the architect who designed the home for his parents, said it was built with floor-to-ceiling windows and a large wooden deck to take advantage of “extraordinary views” in three directions. At more than 1,100 feet above sea level, one of the area’s highest elevations, “you have a feeling of floating above the land,” he said.

Made of concrete with steel framing, the house is clad in stone from the property, in a “reinterpretation of the history” of local buildings, Mr. Astigarraga said. Adjacent to the outside deck, which includes a 215-square-foot infinity pool, is a traditional asado, or stone barbecue and grill.

A gravel road leads through a pine-tree stand to a clearing where the house sits. Inside the front door, a glass-walled hallway separates the two en suite bedrooms from the open-plan common space, which includes living and dining areas and the kitchen.

In the living area, sliding-glass doors open to the deck and the pool. The wood-beamed ceilings are made from local pine, and the floors throughout are ceramic tile. A cast-concrete fireplace in the living room provides the primary source of heat, although the bedrooms have air-conditioning-and-heating units.

The kitchen has a Whirlpool refrigerator and a gas range that are not built-in but are negotiable, as is the furniture, said Juan Palacios, the managing director of Engel & Völkers Carrasco Montevideo, which has the listing.

The house is 10 miles from Pueblo Edén, which advertises itself as a “slow town,” with fewer than 100 residents, although its profile was raised in 2007 when Roberto Giordano, a well-known Argentine stylist, bought property there. The town has a square with Spanish-style architecture, and the area attracts visitors with its wineries and rustic accommodations.

“For a lot of foreigners who live in big cities, this is the type of house they’re looking for,” Mr. Palacios said, noting that the town is “close enough to take advantage of services” in Punta del Este and Montevideo.

The international airport in Punta del Este, a resort city with about 10,000 residents, is 35 minutes away. And Montevideo, the economic, cultural and educational hub of Uruguay, with some 1.3 million residents, is consistently ranked among the most livable cities in South America.

Market Overview

Prices are higher in Uruguay than in its larger neighbors Argentina and Brazil, said Mark Teuten, a Montevideo lawyer who specializes in real estate transactions. “The quality of life here is very high compared to other countries in South America,” he said.

In Montevideo, recent housing prices reflect “more than 10 years of constant economic growth in Uruguay,” as well as an increase in upscale developments, said Arndt Ohletz, the managing director of Casco Antiguo Propiedades, in Montevideo. Those developments include the Forum Puerto del Buceo, a nine-story apartment building on the Río de la Plata, and others bordering the Rambla, a promenade that extends for nearly 14 miles along the shoreline.

Uruguay’s National Institute of Statistics reported in 2018 that the average price of newly built houses in Montevideo rose 9.1 percent from the previous year, to $1,334 a square meter ($124 a square foot), although when inflation and the declining Uruguayan peso were factored in, the increase was only 0.7 percent.

On average, sale prices for existing homes have increased between 1 and 1.5 percent every year since 2013, when Mr. Palacios’s agency started tracking sales, he said. But because Uruguay doesn’t have a multiple listing service, “it’s hard to know what’s going on in the market for real,” he added, noting that properties often sell for 10 to 15 percent below asking price.

With new attention to preservation, especially in Montevideo’s old town, demand for historic houses is higher than supply, agents said. A “typical example” of what is available, Mr. Ohletz said, is a three-bedroom, one-bathroom townhouse built in 1931 in the Parque Rodó neighborhood, listed for $360,000. (Agents often list properties in American dollars because of the fluctuations of the Uruguayan peso.)

Olenka Bethe, the managing director of Urban Heritage, a Montevideo developer and real estate agency, said the city’s historic area is “particularly attractive to foreigners who are interested in unique neo-Classical or Art Deco architecture they can’t afford in their own city.”

Distressed properties dating to the late 19th century, with original details like marble staircases, wrought iron and vaulted ceilings, can go for $600 to $800 a square meter ($56 to $74 a square foot), she said, but once they’re restored, they can be sold for as much as $1,800 a square meter ($167 a square foot).

Newer developments in coastal neighborhoods, she said, typically range from $2,000 to $4,500 a square meter ($186 to $418 a square foot).

Who Buys in Uruguay

Because of its proximity to Brazil and Argentina, Uruguay has historically attracted buyers from those countries, who are primarily interested in beach resorts and estancias, or farms, in the country, agents said.

But in the past decade, because of its reputation as a “safe and stable country,” there has been increased interest from Europeans and Americans, said Karen A. Higgs, a Welsh expatriate living in Montevideo, who produces the Guru’Guay website and guidebooks to Uruguay.

In Montevideo, buyers include early retirees who “remain active and are drawn to the city during six months of the year when the coastal areas are too isolated,” Ms. Bethe said. “Here, foreigners find a European-styled city with a high quality of life and top-line cultural and culinary offerings.”

Gated communities have also experienced “huge growth,” she said, particularly for foreigners with families, although “the rental returns are low and the properties do not appreciate in value.”

Punta del Este, which has a thicket of high-rises, is “like a different country within Uruguay — a lot of wealthy Brazilians living there,” Mr. Ohletz said. “It’s an international town on the coast.”

José Ignacio, a fishing village 20 miles north, is also popular with foreign buyers. Ralph Haverkate, an agent with the Haverkate Team affiliated with Engel & Völkers, said the laid-back area — which is often compared to Tulum, Mexico, before it became a trendy destination — attracts Americans and “feels like the Hamptons or California 30 years ago.”

Buying Basics

There are no restrictions on foreigners buying property in Uruguay. Most transactions, including contracts and title searches going back 30 years, are handled by a notary public, who often represents both the buyer and the seller.

But “my strong advice to any potential buyer is to have your own independent notaries,” Mr. Teuten said. And while a lawyer is not required, he said, hiring one can “make the process more understandable.”

A deposit of 10 percent is usually required at the contract signing, and transactions typically close within 30 to 60 days.

While opening a bank account in Uruguay is easy for foreigners, obtaining a mortgage is not. Agents suggested that buyers finance through their home banks or, if paying cash, arrange for an electronic funds transfer. Such transactions will require certification as to the origin of the funds, Mr. Palacio said.
