The mixed-use office tower leverages advanced capacity-monitoring technology and ample outdoor space to promote tenant safety, health and wellness.
Skidmore, Owings & Merrill (SOM), QuadReal and Thor Equities announced the completion of 800 Fulton Market, located at the threshold of one of Chicago’s fastest growing neighborhoods, the Fulton Market District. The 326-foot-tall mixed-use office tower includes pandemic-responsive design features, from seven landscaped terraces that allow for indoor/outdoor workspaces, to assistive smart building systems. The project is certified LEED Platinum, WiredScore Platinum, SmartScore Platinum and targets WELL Building Standard certification, and is home to offices for leading companies such as The Aspen Group and John Deere.
Designed by SOM, 800 Fulton Market relates to the rhythm and scale of the neighborhood’s historic low-rise streetscape as well as Chicago downtown high rises through a series of stepped terraces. Drawing from the industrial character of the neighborhood, the 19-story building features a facade of brick, glass, and exposed structural steel bracing, while generous landscaped outdoor spaces with native plantings and trees offer tenants access to the outdoors.
“We set out to design a building that would feel like it had always been part of Fulton Market’s historic, industrial character, but also recognized the pressures and concerns of the new vibrant neighborhood,” says Brian Lee, SOM Consulting Design Partner. “This sensitivity informed everything from our material choices to the gracefully stepped form, in conversation with both its immediate context as well as Chicago’s famous skyline.”
800 Fulton Market features a range of smart building systems that promote wellness, sustainability, and energy efficiency. To best support tenants and maintain the building, Thor engaged Buildings IOT to deliver cloud-based machine learning insights to the property team for resolution and observation. The technology monitors spaces and circulates fresh air throughout the building. The building also features electronic charging stations and scooters for tenant use, a centralized tenant mobile app to house access control, and offers employees the ability to reserve amenities. Through extensive analysis of the building’s life cycle and sustainable design program, the design team reduced its enclosure and structures embodied carbon by 65% when compared to an industry average commercial office, meeting the 2030 target reduction set by AIA.
The building is distinguished by its external steel X-braced frames, a continuation of SOM’s history of creating structurally expressive architecture. Engineered to withstand Chicago’s harsh winters and strong winds, the frames are designed to contract in cooler weather and expand in warmer temperatures. Together with an offset core made of glass suspended along the north side of the building, this unique structural system enables large, open floor plates and flexible, light-filled workspaces.
“The completion of 800 West Fulton – a milestone for Thor’s global portfolio – represents our commitment to developing best-in-class properties and special attention to sustainability practices,” said Chief Operating Officer of Thor Equities Group, Melissa Gliatta. “Every detail of the asset has been carefully thought out and together with QuadReal, we thank all of the talented teams involved for their dedication in bringing our vision to life.”
Inside, a triple height main lobby is defined by a cantilevered staircase and mezzanine that create layered spaces of activity. The material palette of exposed concrete, wood and red brick matches the tower’s exterior and draws inspiration from the neighborhood’s industrial character. With its flexible seating and informal spaces for working and collaborating, the lobby becomes a place of exchange that blends seamlessly into the busy streetscape.
A vibrant mix of retail, community and conferencing spaces, a fitness center and lounge activate the site throughout the day. On the 18th and 19th floors, visitors can enjoy panoramic views of Chicago from the rooftop bar and terraces. Six site-specific murals are featured throughout the space, all completed by Chicago-based artists.

If Privacy Dies in VR, It Dies in Real Life
If you aren’t an enthusiast, chances are you haven’t used a Virtual Reality (VR) or Augmented Reality (AR) headset. The hype around this technology, however, is nearly inescapable. We’re not just talking about dancing with lightsabers; there’s been a lot of talk about how VR/AR will revolutionize entertainment, education, and even activism. EFF has long been interested in the potential of this technology, and has even developed our own VR experience, Spot the Surveillance, which places users on a street corner amidst police spying technologies. 
It’s easy to be swept up in the excitement of a new technology, but utopian visions must not veil the emerging ethical and legal concerns in VR/AR. The devices are new, but the tech giants behind them aren’t. Any VR/AR headset you use today is likely made by a handful of corporate giants—Sony, Microsoft, HTC, and Facebook. As such, this budding industry has inherited a lot of issues from their creators. VR and AR hardware aren’t household devices quite yet, but if they succeed, there’s a chance they will creep into all of our personal and professional lives guided by the precedents set today.  
A Step Backwards: Requiring Facebook Login for Oculus
This is why Oculus’ announcement last week shocked and infuriated many users. Oculus, acquired by Facebook in 2014, announced that it will require a Facebook account for all users within the next 2 years. At the time of the acquisition Oculus offered distressed users an assurance that “[y]ou will not need a Facebook account to use or develop for the Rift [headset].” 
There’s good cause to be alarmed. Eliminating alternative logins can force Oculus users to accept Facebook’s Community Standards, or risk potentially bricking their device. With this lack of choice, users can no longer freely give meaningful consent and lose the freedom to be anonymous on their own device. That is because Oculus owners will also need to adopt Facebook’s controversial real name policy.  The policy requires users to register what Facebook calls their “authentic identity,” — one known by friends and family and found on acceptable documents—in order to use the social network. Without anonymity, Oculus leaves users in sensitive contexts out to dry, such as VR activism in Hong Kong or LGBTQ+ users who can not safely reveal their identity.
Logging in to Facebook on an Oculus product already shares with Facebook to inform ads when you logged in to a Facebook account. Facebook already has a vast collection of data, collected from across the web and even your own devices. Combining this with sensitive biometric and environmental data detected by Oculus headsets furthers tramples user privacy. And Facebook should really know—the company recently agreed to pay $650 million for violating Illinois’ biometric law (BIPA) for collecting user biometric data without consent. However, for companies like Facebook, which are built on capturing your attention and selling it to advertisers, this is a potential gold mine. Having eye-tracking data on users, for example, can cement a monopolistic power in online advertisements— regardless of how effective it actually is. They merely need the ad industry to believe Facebook has an advantage. 
Facebook violating the trust of users in its acquired companies (like Instagram and Whatsapp) may not be surprising. After all, it has a long trail of broken promises while paying lip service to privacy concerns. What’s troubling in this instance, however, is the position of Oculus in the VR/AR industry. Facebook is poised to help shape the medium as a whole and normalize mass user surveillance, as Google has already done with smartphones.
Defending Fundamental Human Rights in All Realities
Strapping these devices to ourselves lets us enter a virtual world, but at a price—these companies enter our lives and have access to intimate details about us though biometric data. How we move and interact with the world offers insight, by proxy, to how we think and feel in the moment. Eye tracking technology, often seen in cognitive science, is already being developed, which sets the stage for unprecedented privacy and security risks. If aggregated, those in control of this biometric data may be able to identify patterns which let them more precisely predict (or cause) certain behavior and even emotions in the virtual world. It may allow companies to exploit users' emotional vulnerabilities through strategies that are difficult for the user to perceive and resist. What makes the collection of this sort of biometric data particularly frightening, is that unlike a credit card or password, it is information about us we cannot change. Once collected, there is little users can do to mitigate the harm done by leaks or data being monetized with additional parties. 
Threats to our privacy don’t stop there. A VR/AR setup will also be densely packed with cameras, microphones, and myriad other sensors to help us interact with the real world—or at least not crash into it. That means information about your home, your office, or even your community is collected, and potentially available to the government. Even if you personally never use this equipment, sharing a space with someone who does puts your privacy at risk. Without meaningful user consent and restrictions on collection, a menacing future may take shape where average people using AR further proliferate precise audio and video surveillance in public and private spaces. It’s not hard to imagine these raw data feeds integrating with the new generations of automatic mass surveillance technology such as face recognition.
Companies like Oculus need to do more than “think about privacy”. Industry leaders need to commit to the principles of privacy by design, security, transparency, and data minimization. By default, only data necessary to core functions of the device or software should be collected; even then, developers should utilize encryption, delete data as soon as reasonably possible, and have this data stay on local devices. Any collection or use of information beyond this, particularly when shared with additional parties, must be opt-in with specific, freely given user consent. For consent to be freely given, Facebook should provide an alternative option so the user has the ability to choose. Effective safeguards must also be in place to ensure companies are honoring their promises to users, and to mitigate Cambridge-Analytica-type data scandals from third-party developers. Companies should, for example, carry out a Data Protection Impact Assessment to help them identify and minimize data protection risks when the processing can likely result in a high risk to individuals. While we encourage these companies to compete on privacy, it seems unlikely most tech giants would do so willingly. Privacy must also be the default on all devices, not a niche or premium feature.  
We all need to keep the pressure on state legislatures and Congress to adopt strong comprehensive consumer privacy laws in the United States to control what big tech can get away with. These new laws must not preempt stronger state laws, they must provide users’ with a private right of action, and they should not include “data dividends” or pay-for-privacy schemes.
Antitrust enforcers should also take note of yet another broken promise about privacy, and think twice before allowing Facebook to acquire data-rich companies like Oculus in the future. Mergers shouldn’t be allowed based on promises to keep the user data from acquired companies separate from Facebook’s other troves of user data when Facebook has broken such promises so many times before.
The future of privacy in VR/AR will depend on swift action now, while the industry is still budding. Developers need to be critical of the technology and information they utilize, and how they can make their work more secure and transparent. Enthusiasts and reviewers should prioritize open and privacy-conscious devices while they are only entertainment accessories. Activists and researchers must create a future where AR and VR work in the best interests of the users, and society overall. 
Left unchecked, we fear VR/AR development will follow the trail left by smartphones and IoT. Developers, users, and government must ensure it does not ride its hype into an inescapable, insecure, proprietary, and privacy-invasive ecosystem. The hardware and software may go a long way towards fulfilling long-promised aspects of technology, but it must not do so while trampling on our human rights.

A pilot manufacturing plant at 24M’s headquarters in Cambridge has produced thousands of test batteries to demonstrate the efficiency of the new design.
MIT spinoff company 24M has reinvented the manufacturing process for lithium-ion batteries to reduce cost, improve performance, and make them easier to recycle.
An advanced manufacturing approach for lithium-ion batteries, developed by researchers at MIT and at a spinoff company called 24M, promises to significantly slash the cost of the most widely used type of rechargeable batteries while also improving their performance and making them easier to recycle.
“We’ve reinvented the process,” says Yet-Ming Chiang, the Kyocera Professor of Ceramics at MIT and a co-founder of 24M (and previously a co-founder of battery company A123). The existing process for manufacturing lithium-ion batteries, he says, has hardly changed in the two decades since the technology was invented, and is ineff remote secure networking  icient, with more steps and components than are really needed.
The new process is based on a concept developed five years ago by Chiang and colleagues including W. Craig Carter, the POSCO Professor of Materials Science and Engineering. In this so-called “flow battery,” the electrodes are suspensions of tiny particles carried by a liquid and pumped through various compartments of the battery.
The new battery design is a hybrid between flow batteries and conventional solid ones: In this version, while the electrode material does not flow, it is composed of a similar semisolid, colloidal suspension of particles. Chiang and Carter refer to this as a “semisolid battery.”
Cross-sectional diagram shows how the new design for lithium-ion battery cells by 24M increases the thickness of electrode layers and greatly reduces the number of layers needed, reducing manufacturing costs.
Simpler manufacturing process
This approach greatly simplifies manufacturing, and also makes batteries that are flexible and resistant to damage, says Chiang, who is senior author of a paper in the Journal of Power Sources analyzing the tradeoffs involved in choosing between solid and flow-type batteries, depending on their particular applications and chemical components.
This analysis demonstrates that while a flow-battery system is appropriate for battery chemistries with a low energy density (those that can only store a limited amount of energy for a given weight), for high-energy-density devices such as lithium-ion batteries, the extra complexity and components of a flow system would add unnecessary extra cost.
Almost immediately after publishing the earlier research on the flow battery, Chiang says, “We realized that a better way to make use of this flowable electrode technology was to reinvent the [lithium ion] manufacturing process.”
Instead of the standard method of applying liquid coatings to a roll of backing material, and then having to wait for that material to dry before it can move to the next manufacturing step, the new process keeps the electrode material in a liquid state and requires no drying stage at all. Using fewer, thicker electrodes, the system reduces the conventional battery architecture’s number of distinct layers, as well as the amount of nonfunctional material in the structure, by 80 percent.
Having the electrode in the form of tiny suspended particles instead of consolidat iot  ed slabs greatly reduces the path length for charged particles as they move through the material — a property known as “tortuosity.” A less tortuous path makes it possible to use thicker electrodes, which, in turn, simplifies production and lowers cost.
Unlike conventional, solid lithium-ion batteries, the new semisolid cells are flexible enough to be bent and folded multiple times without affecting their performance, as shown by the constant voltage readings in this test.
Bendable and foldable
In addition to streamlining manufacturing enough to cut battery costs by half, Chiang says, the new system produces a battery that is more flexible and resilient. While conventional lithium-ion batteries are composed of brittle electrodes that can crack under stress, the new formulation produces battery cells that can be bent, folded or even penetrated by bullets without failing. This should improve both safety and durability, he says.
The company has so far made about 10,000 batteries on its prototype assembly lines, most of which are undergoing testing by three industrial partners, including an oil company in Thailand and Japanese heavy-equipment manufacturer IHI Corp. The process has received eight patents and has 75 additional patents under review; 24M has raised $50 million in financing from venture capital firms an rugged  d a U.S. Department of Energy grant.
The company is initially focusing on grid-scale installations, used to help smooth out power loads and provide backup for renewable energy sources that produce intermittent output, such as wind and solar power. But Chiang says the technology is also well suited to applications where weight and volume are limited, such as in electric vehicles.
Another advantage of this approach, Chiang says, is that factories using the method can be scaled up by simply adding identical units. With traditional lithium-ion production, plants must be built at large scale from the beginning in order to keep down unit costs, so they require much larger initial capital expenditures. By 2020, Chiang estimates that 24M will be able to produce batteries for less than $100 per kilowatt-hour of capacity.
Venkat Viswanathan, an assistant professor of mechanical engineering at Carnegie Mellon University who was not involved in this work, says the analysis presented in the new paper “addresses a very important question of when is it better to build a flow battery versus a static model. … This paper will serve as a key tool for making design choices and go-no go decisions.”
Viswanathan adds that 24M’s new battery design “could do the same sort of disruption to [lithium ion] batteries manufacturing as what mini-mills did to the integrated steel mills.”
In addition to Chiang, the Power Sources paper was co-authored by graduate student Brandon Hopkins, mechanical engineering professor Alexander Slocum, and Kyle Smith of the University of Illinois at Urbana-Champaign. The work was supported by the U.S. Department of Energy’s Center for Energy Storage Research, based at Argonne National Laboratory in Illinois.

Repeat, forward data warehousing systems can be developed for the retailers using Blockchain technology since the documents are permanent and a number of analytical tools can run on it.
