Instructions for the installation of a blasting tray
Installing a whirlpool tub in a bathroom requires careful planning, followed by installation details that closely follow the tub manufacturer's instructions. Since there are different types and sizes of whirlpool tubs, take the time to find a model that fits the space you have in your bathroom.
When choosing, pay attention to the overall dimensions and the finished photos. Jetted tubs are heavier than regular tubs (especially when filled with water), so you'll also need to make sure the floor framing in your bathroom can support that extra weight. Consult an experienced renovation technician if you're unsure how to proceed.
Take care of the sanitary details first
The next item you need to consider is the rough plumbing installation. You will need the installation details for your tub, as the trap and drain pipe will need to match the tub drain exactly. It's easiest if you can access it from below, as you can set up the tub and then do the rough-in installation. If you are working from above, you will need to be very precise with the rough installation.
Depending on the tub filler you are using, you may also need to be precise with the supply lines. This is especially the case with wall-mounted fillers, as they are often mounted directly to threaded fittings that are attached to the frame before the wall covering is installed. Ceiling fillers tend to be more forgiving, as they connect to flexible supply lines.
Details of the tub surround and support may vary
Subtract from this the thickness of the surface material (usually tile) and any underlayment for the surface, such as a tile filler. Make sure the top of the deck is absolutely level.

Matthew and I visited Dawes this afternoon. His quote said it best: “So far it’s been mostly tearing things down but today it seemed like they are building things back up.”
Kitchen ceiling is vaulted! Temporary support is coming down.
Making a place for the beautiful, big window that should arrive in a few weeks. It’s a “steel look” window a big grid. I am afraid the pear tree on the other side might not make it but who knows. Maybe it will be happy to stick around. Then I just have to decide if I mind it block my view. Maybe it will be a nice privacy screen! Today’s discussion was around: freestanding v drop-in (we are going with freestanding), wall mounted or floor mounted tub filler (still hoping for wall mounted. As my friend Molly says: it’s like a little piece of jewelry), and shelf versus niche. We are hoping for a little 5” “step” that comes out below the window, perfect for soaps, a candle and a glass of wine ;-). This was also the day that I gave up on Tadelakt - and accepted that I need to go with tile. I’m doing white zellige on the walls and now I have the good fun of shopping for tile suitable for shower floors!

The bedroom wall came down today. It’s a great thing because it was cracked (natural when a house shifts and moves over time but still doesn’t look great).
Meanwhile.... the dilemma is what to do about these “alcoves.” Turns out that it’s a bit more structural than I had hoped. “Anything is possible” says Aleixo, but he knows the budget doesn’t allow for much room for error. He’s going to send me a quote to re-frame everything to make these full alcoves to the vaulted ceiling, but I’m very certain I won’t be able to agree. So I’m looking for value engineered options. We could Sheetrock the alcoves to be a flush wall, ready for art and maybe sconces. Or we could stick with the alcoves as they are and put in minimal shelves with just perfect styling (which always ends up looking like clutter to me.

Lake House Interior Design Ideas
Grace Hill Design worked with the homeowners and Michael Paul Design Build to design the Dutch Colonial style home which has an East Coast Hamptons feel. The homeowners wanted a classic, casual lake home to accommodate their active lifestyle. The home has a lot of fresh crisp surfaces like white shiplap, enameled cabinetry and marble countertops, so we wanted to add warmth with reclaimed wood ceiling features, wide-planked rustic floors and antiqued brass light fixtures. The white oak wood hood in the kitchen matches the natural wood counter stools made of nautical rope. Those, along with the open shelving give a casual, inviting “pull up a chair” kind of feel that the homeowners wanted when entertaining friends and family. The light floors kept every room feeling very coastal and the white oak is extremely durable for their family of five.
All of the lighting, furniture, rugs, artwork and accessories all came from Grace Hill.

“When asked to describe the overall design style, the homeowners said “they want a happy house”. We worked with a color palette of sky blues, navy, pops of raspberry and reds along with a whole lot of white to give the house a fresh, happy lake-y feel. The blue accent color used on the Front Door, Dutch Door and Laundry Room cabinetry was custom mixed on site. We blended some paints that we were testing until we found the perfect “happy blue” to be featured in several rooms. That thread of blues makes the open concept floor plan flow well.”

2019 Home Renovation Ideas
This was a wonderful two-phase project that began when these clients decided they wanted to remodel their kitchen. This east-coast family had been living with builder-grade finishes that were dark and “Tuscan-Inspired” and were ready to have an updated kitchen that reflected their New Hampshire roots. Amy Tausk of Swoon Interiors and Stephanie Frees of Plain & Posh (previously featured here) worked together to design all new custom cabinetry that is more functional and beautiful.

The kitchen felt dark and outdated before Amy and Stephanie worked their “magic” in this space!
Kitchen “After”
Kitchen Renovation: The designers revamped the kitchen into a clean, white and fresh space – but with a warm and cozy vibe like the rest of their house. Quartz countertops, clean-lined white cabinetry, a farmhouse sink, reclaimed wood and handcrafted subway tile laid in a herringbone pattern really transformed the space.

Previously the corner of the kitchen housed a tiny desk and became a catchall for a little bit of everything. They knew they could turn it into a much more usable and beautiful space. Now it is an entertaining-workhorse – with antique-mirrored upper cabinetry and a beverage refrigerator and wine rack below.
Home Remodel
Fast-forward a couple years and this family knew it was time to transform a few other rooms in their home into the fresh clean look we had given them in their kitchen. On the list, the Master Bathroom, Laundry Room and first floor Powder Room.
Powder Room
“Good things come in small packages! The jumping off point for this room was this fantastic watercolor-inspired wallpaper. We matched the color on the custom-built vanity and added shiplap to the back wall. A favorite library sconce, fun crystal knobs and this gorgeous wall-mount faucet are other details we love. Once again, we warmed up the space with a touch of natural wood, in the form of this wood-framed mirror that ties in with the existing wood floors. Finally, it’s hard to see in photos, but the quartz countertop has a lovely textured, “leathered” finish.”

“One of our preferences when doing bright white spaces is to bring in a warm element. We could have easily done a light floor – white or gray marble, and it would have been beautiful, but maybe a little cold – and certainly not as cozy feeling. Amy approached our client about doing a wood-look tile in a herringbone pattern for the floors – (especially since the adjoining bedroom is carpeted … we wouldn’t be competing with more wood), she wasn’t sure if she would be on board. Thankfully, she loved the idea of giving the room a slightly more rustic, farmhouse element.”

What Is a Garden Tub? A Hot New Bathroom Amenity Explained

What is a garden tub? Also called a soaking tub, it’s a free-standing, oval-shaped tub that’s far larger, deeper, and more comfortable than the usual model—and a luxury bathroom amenity that’s quickly gaining steam.
Whether you’re doing a bathroom remodel or building a new home, here’s what to consider when choosing a garden tub, from materials to cost.
A brief history of garden tubs
Garden tubs first came into popularity in 18th-century Europe, and that’s where their confusing name originates. (We’re guessing some of you assumed garden tubs were those trendy bathtubs-turned-planters you see everywhere on Pinterest, right?)
In the 1700s, “the wealthy often enjoyed soaking in their tubs in the privacy of their beautifully manicured grounds where they could appreciate the outdoors,” explains Ana Cummings, an interior designer at Ana Interiors. “Eventually the tub made its way inside; however, they were still situated in a way where a full view of the landscape was achieved.”
Until a few years ago, large shower spaces were a hot bathroom trend, but garden tubs are slowly but surely taking over.
“People are wanting to make sure there is a space for a soaker tub,” Cummings says of her clients.
How large is a garden tub?
A standard garden tub is 42 inches wide, 60 inches long, and 24 inches deep. But they can come in any size and are often much larger—as much as 70 inches wide and twice as deep as a conventional tub.
It can be more challenging to install than a traditional tub, too. “A garden tub is much larger and is often free-standing with no walls around it,” says Cummings.
The size allows for the bather to be fully immersed in water (no more knees sticking out and getting cold during a bath) to get a true soaking. And the fact that a garden tub is usually free-standing means the design can include a curve to one or multiple sides of the tub, allowing the bather to lean back more naturally than in a standard tub with an angular shape.
All this comfort, however, comes at a cost: You’ll need an extremely large bathroom to fit a garden tub, particularly since it can’t be wedged snugly into the wall. Make sure you have the room.
What garden tubs are made of
Although you can find garden tubs made from a variety of materials, enameled cast iron is most common. That’s because it’s “renowned for its heat retention and cleanability,” says Jessica Weigley, co-founder, designer, and principal at architecture and design firm Síol in San Francisco.
Acrylic tubs are also growing in popularity, since the material is more flexible and can be used to create unique shapes that are trickier (or impossible) with cast iron. But Weigley warns that “acrylic doesn’t retain heat well and will show wear over time.”
Composite stone tends to offer the best of both worlds to tub makers, as Weigley says it “blends the malleable forms of acrylic with the heat retention of cast iron.”
How much does a garden tub cost?
Of course, what your tub is made of is going to affect how much you spend on your new bathroom fixture. The cost of an acrylic garden tub is typically around $1,000, Weigley says. That figure doubles for the more traditional cast iron. Composite stone garden tubs can set a homeowner back as much as $5,000.

Filling and draining your garden tub
Besides material and cost of your garden tub, you’re going to need to decide where you want the filler spout. Although traditional tubs have a spout coming from the wall on one end, garden tubs open up a whole host of options.
“The tub filler can be mounted in many ways, from the surface of the tub deck, from a floor-mounted faucet, off the side of a wall, or from a spout coming from the ceiling,” Cummings says. “All are beautiful and functional, depending on the room and surrounding environment.”
You’ll also want to consider drain placement. Some garden tubs have a center drain, which could mean sitting right on the drain if you’re in the middle. Others have a drain off to one side.
One last consideration? Purists say a garden tub is only for soaking in water, and has no bells and whistles such as spa jets, lights, or aromatherapy. Still, if you do crave these features in your garden tub, go right ahead! Garden tubs, like all home amenities, are meant to evolve with the times, and all that truly matters is that your garden tub helps you do what it’s meant to: relax.

Pro Street Is Far From Dead With This ’55 Bel Air!
The Bourikas brothers blend—and bend—Pro-Street with Pro-Mod in this wicked ’55 Chevy Bel Air.
There’s very little that hasn’t been attempted in the world of hot rodding when one takes into consideration the sheer amount of design, engineering, and creativity flowing from the minds of builders from coast to coast. Every so often, however, someone comes along with the fortitude to blend specific styles together to form something that’s been percolating in the back of their mind. Not that it’s the first time it’s been seen, but in their perspective it lends to a perfect balance of form following function.
Peter and George Bourikas of Quincy, Massachusetts, have spent plenty of time over the last 40-plus years flexing their creativity while building a number of hopped-up muscle cars, as well as spending plenty of time at the drag strip dialing them in. Growing up in the mid ‘70s, nothing spoke louder to them than an aggressive street machine with a big-block stuffed between the ‘rails. Peter’s fast to remember that: “you could hear a tough car coming from a block away as the owner squeezed the guts out of its V8, winding through the gears within an inch of its life.”
Then it happened. Scott Sullivan’s landmark ’67 Pro-Street Nova hit the scene, being awarded HOT ROD’s Street Machine of the Year in 1979. The car fast became the standard for Pro Street with its mile-wide rear rubber, badass stance, and supercharged mill. It left the pair awestruck and full of enthusiasm to join the ranks with a back-halfed ’69 Camaro Z-28 stuffed with an 8-71—blown small-block and candy blue paint. The fuse was lit and the car gained more attention than anything they had previously owned, especially at the track. At the same time, they had opened Perfection Auto Repair, a high-line auto body shop in their town, so the Camaro also became a calling card of the shop’s work.
As years passed and the Pro-Street movement continued to evolve, the pair kept track of the scene, continuing their study of trends and watching to see where the inspiration would come from for their next build. Once again, it was Sullivan with a pair of Tri-Fives, the legendary Cheez Whiz ’55 (awarded HOT ROD’s Hot Rod of the Year in ’88) and later the jet-black ’57 Chevy which eventually led them down a road to what you see here—but with a twist. The pair still continued to stay active building cars, but two decades passed as they wove a path leading to the start of this endeavor. With the popularity growing in the Pro Mod racing class, Peter gained new incentive to reboot the inspiration by studying Sullivan’s builds, and morphing them for the future.
After living through the original movement, Peter often wondered where its future might lie with the current blend of new design and fabrication technology. The time was right to start a search for a ’55 Bel Air to get the ball rolling. Historically, it’s known that East Coast cars suffer a terrible fate due to road salt, so finding a decent local car to start with was a chore. Luckily, one was sourced in New Hampshire that had lived through the street machine years, and a poorly attempted Pro-Street reboot. All they needed was a decent shell, so a deal was made and the teardown commenced.
The original chassis and driveline were sold off, and the body was hauled to the legendary Tube Chassis Designz (TDC) to have John Sandahl evaluate the build. Sandahl got busy by fabricating a custom 4130 chromoly double-rail Pro Mod chassis certified to 7.50, meeting SFI 25.1E specifications. A Strange Engineering 9-inch HD steel housing was packed with a 9-inch Pro Iron center, a spool spinning 4.30 gears, and linked to 40-spline gun-drilled axles. It’s suspended by a custom-fabbed TCD four-link, sway bar, and Panhard bar matched to a pair of Strange Engineering Ultra-Series Drag Race double-adjustable coilover shocks.
It’s all business up front, with Santhuff’s double-adjustable coilovers matched to TDC-fabbed chromoly lower control arms, and steering through a Strange Engineering manual rack-and-pinion unit. When it gets serious and you need to stop, a Strange Engineering dual master pushes fluid through stainless lines to Aerospace Components discs (11 ¾-inch front, 11 3/8-inch rear) with matching four-piston calipers. The TDC team then focused on the body, removing the floors and all related interior sheetmetal to integrate the shell to the new chassis. Fresh floors, firewall, and rear wheel tubs were fabricated from sheetmetal and welded in place. The chassis and related sheetmetal were then powdercoated in gloss silver by D&T Powder Coating of Pembroke. It all rolls on Radir Tri-Rib 15×4-inch wheels up front with Centerline Competition Series Vintage 15×15-inch rears, all wrapped in Mickey Thompson Sportsman S/R radials.
To dial in a well-balanced combination of streetable power that could also hold its own on the track, the Bourikas brothers went to Camco Racing Engines of Weymouth to assemble a wicked big-block. Starting fresh, a Dart Big M Sportsman iron block was bored for 540ci and filled with plenty of go-fast goods. It starts with a Callies Magnum crank matched to Ultra I-beam rods, JE 11.5:1 dome pistons, and a custom-ground Comp cam setting a heavy beat. Up top, Camco warmed over a set of Brodix heads which are fed by Kinsler Fuel Injection. The team at Kinsler engineered a custom induction system from a Dart dual-quad tunnel ram that they converted to EFI with an Enderle bugcatcher flowing air specifically through only the center of the three butterflies. It’s fed by an Enderle mechanical cam-driven fuel pump for a nostalgic look, with an electric Weldon pump at the tank.
Turn the key and it all sparks to life through an MSD crank-trigger ignition linked to an MSD 7AL-2 box. Spent gasses rip through a set of one-off headers from Tubular Automotive of Rockland, then onto a TDC custom-fabbed 4-inch exhaust with Flowmaster mufflers. When tuned by Jim Reid Jr of Reid’s Automotive in Whitman, the engine made a725 hp at 6,500 rpm. Power moves rearward though a Triangle Transmission Turbo 400 with an ATI 10-inch Treemaster converter, then to a custom TDC driveshaft.
As a loaded roller with its suspension dialed in, the car had already achieved a nasty stance with plenty of attitude. It was now time to focus on breathing life back into its weathered shell. George replaced the rear quarters, rockers, and doors with fresh stock from CARS Inc. Wanting the car to have a signature look, the brothers consulted with Paul Gamache of Gamache Rod & Custom in Freetown. Well-known for his custom fabrication and vision, Gamache outlined a number of design changes. He crafted the signature hood scoop to embrace the Enderle butterflies and added the floating Corvette grille, new inner fenders, and radiator filler panel. Once back at Perfection, George metal finished the body, set all the gaps, and blended a custom House of Kolor Brandywine Kandy gloss with a mile-deep vibe.
Inside, you immediately see the custom sheetmetal dash by Gamache packed with Auto Meter Ultra-Lite carbon fiber dials, which are set into individual gauge pods by TCD. A custom steering column by TDC, a Grant steering wheel, a Hurst Pistol-Grip Quarter Stick, and Painless Performance ceiling-mounted switch panel cement the new-era Pro Street vibe. To add just the right hint of nostalgia, Carello Upholstery of Warwick, Rhode Island, hit a homerun covering a pair of Kirkey Racing seats and surrounding panels with diamond-pattern black vinyl. The finished car showcases plenty of innovation and personal style, making itself known wherever it goes.
For some, the Pro Street movement might be a thing of the past, but for the Bourikas brothers and many more, the movement that started in the late ’70s is just a jumping-off point for what comes next. By combining old-world craftsmanship with 21st-century technology, Peter and George Bourikas have taken the Pro Street and Pro Mod ethos to the next level. Perhaps the fusion of styles will serve as inspiration for the next generation of builders, just as Scott Sullivan’s work has for the Bourikas brothers. Ultimately, you are the ones who will decide that!
It’s all about proportions and balance. The ’55 nails the look from front to back, paying homage to classic original lines while infusing plenty of ferocity. The combination of Radir Tri-Rib front wheels and Centerline Competition Series Vintage rear wheels adds a classic look.
The team at Camco Racing Engines massaged a Dart Big M Sportsman iron block to 540ci and packed it with high-energy bits including a Callies Magnum crank, Ultra I-beam rods, and JE 11.5:1 domed slugs. Kinsler Fuel Injection converted the Dart dual-quad tunnel ram to EFI, topping it with an Enderle bugcatcher.
The boxed firewall and wiring harness quick disconnects are to accommodate a much more powerful 2,000hp supercharged Rodek alcohol-burning V8 that is planned for track use at a later date.
Looking down into the front of the engine bay you can see the Kinsler vapor separator tank and matching mechanical fuel pump as well as a Meziere remote electric water pump and plenty of Earl’s stainless braided lines.
Warming the massive Mickey Thompson Sportsman S/R 33x22xR15 hides for extra bite is effortless with 725hp of big-block power on tap.
Inside is an immaculate cage and sheetmetal panels from TCD. Look deeper and you’ll see a custom dash cradling Auto Meter Ultra-Lite gauges, and a traditional black diamond-pattern vinyl interior with matching black loop carpet by Carello Upholstery. Shifts fly through a Hurst Pistol-Grip Quarter Stick.
Wheelie bars protrude the tail end of a TCD custom 4130 chromoly double-rail Pro-Mod chassis. The trunk-mounted Simpson drag chute and 4-inch exhaust are just wicked.
The front is a work of art, thanks to Paul Gamache of Gamache Rod & Custom. The sculpted steel hood showcases an Enderle injector; a floating Corvette grille easily separates the car from the rest.
To deliver brute force to the street, a Strange Engineering 9-inch HD steel housing passes the goods through a matching 9-inch Pro Iron center packing spooled 4.30 gears and 40-spline gun-drilled axles.

Custom Single-story Home This custom residence was the first “ground-up” spec home for A Finer Touch Construction. One of their main goals was to create a home that is unique from all of the others in the greater Phoenix area. The builder wanted a single-story home with large ceilings throughout and so the heights range could from 22 feet in the entry to 10 feet in the secondary bedrooms. An open floor plan with a nice “flow” was a must. They designed incredibly wide but minimal hallways. One of my favorite features is the master suite. The master closet is the largest secondary room in the home, outside of the master bedroom itself. The master bathroom features 12 foot ceilings with an incredibly large walk-in shower. This home is so perfect that as soon the builder posted a rendering of the home and the current floor plan, a young family saw it and jumped on the opportunity to purchase the home. They were able to make some personal touches to the interior. Read on and get to know more details shared by the builder. Custom Single-story Home From the Builder: “You’ll note the “stacked and staggered” exterior, so that the stone always makes a clean return into the house to eliminate exposed cuts. The balcony is strictly for aesthetics and is not accessible. This design element gave us a 22-foot ceiling in the entry when you walk through the front door. We designed the roof to be constructed of black concrete tile and the black windows were purchased from Sierra Pacific. Our trim shop built the custom wood entry door and we installed custom can lights in the soffit for accent lighting. The main exterior house is constructed with white synthetic stucco and white Texas limestone. And to top it all off, our clients were amazing to work with and we are so happy that they are enjoying their new home!” Front Door This double entry door and custom trim work makes quite the statement entry. Front door paint color is Iron Ore by Sherwin Williams. Foyer The front doors open to a gorgeous foyer with crisp white paint color; Dunn Edwards White Pickett Fence DET 648. Lighting is Shades of Light, Be Squared Modern Chandelier. Similar vintage rug can be found here, here, here, here and here. Foyer Sconces “The entry of this gorgeous custom home is everything we could have asked for; simple, yet welcoming. The ceilings are 22 feet high with the drop down black light fixtures and a large double black entry door. Wood flooring throughout with wall trim and sconces.” Sconces are Cedar & Moss Wyatt Sconce. Bench is Flanders Bench from Jason Home. Similar woven leather bench can be found here. Piano Room A piano room is located just off the entry. The mid-century chaise is from West Elm. Similar rug (piano room) can be found here and here. Flooring is Provenza Floors – Heirloom -Liverpool, with oil finish – 6.25″ W. Kitchen This is the ultimate in kitchen design! I truly feel inspired by every detail. This kitchen features Wolf Subzero appliances, custom built island and hood and decorative 14-foot ceiling. Counterstools are Bailey Woven Stool from Ballard Designs. Countertop All of the countertops are Cambria Swanbridge (throughout the entire house – 9 slabs in total). The backsplash is chevron patterned marble. Sconces can be found here. Lighting Lighting is Gabby Lighting’s Adler chandelier – no longer available in brass – only in bronze. There are 3 decorative “X” ceilings spaced evenly throughout the great room and kitchen. The ceilings are 14 feet to the peak and 12 feet to the soffit. Black Kitchen Island Paint Color The black island is painted in Iron Ore by Sherwin Williams. All of the kitchen cabinetry ranges from 9 to 10 feet tall. Kitchen is 7 feet by 13 feet. Dining Area This minimalist modern farmhouse dining room features shiplap walls, black windows and patio doors, wishbone dining chairs, marble top dining table, bleached hardwood floors and modern glass and rope chandelier. Cabinet is Urban Outfitters Marte Storage Cabinet – no longer available. Lighting Lighting is Bobo Intriguing Rope Globe Chandelier – more affordable option can be found here. The wishbone chairs are from Amazon. Great Room A large great room is the perfect place to entertain friends and family. The great room features 14 foot decorative ceilings and black accent walls on either side of the Isokern fireplace selected by the interior designer. The columns and fireplace are then fully wrapped in custom trim work. And to top it off, you’ll see the 25-foot automated multi-slide pocket door, wood flooring and custom light fixtures. Furniture I am loving the simplicity of the mid-century inspired furniture. Similar Grey Sofa: West Elm. Similar Ivory Sofa: Wayfair. Similar Black Leather & Walnut Chairs: here. Similar Leather Wrapped Coffee Table: here. Furniture Layout “When we designed this floor plan, a large great room with access to the backyard was super important to us. It made this home perfect to entertain and hold large family gatherings.” This large great room features two distinct sitting areas. Great Room Doors Patio Doors: “We received a lot of messages about our custom multi-slider and what it looked like “open”. This door consisted of 5 panels, each just under 5 feet wide. The total opening is 24 feet wide and 10 feet tall. You’ll notice that the doors fully pocket into the wall to really create the ideal indoor/outdoor living.” Ceiling Detail “X-Men the ceiling”, as appropriately named by the photographer. The visual symmetry of this ceiling is even better in person. The framers took three days to lay out this ceiling on the floor. The entire room had chalk dust as the framers ensured that every soffit and decorative X were perfectly lined up. They built the entire ceiling in sections on the floor before we it was raised and attached to the trusses and exterior walls. It truly was a work of art. The drywallers, electricians, trim carpenters, and painters then followed with precise craftsmanship to the image you see here. Powder Room Powder Room: “There is a touch of Gold all throughout this home. In this powder bathroom you’ll find it at the cabinet hardware, plumbing fixtures, door hardware, light fixtures, bath accessories, and also the mirror frames. The powder room also features floor to ceiling white shiplap on all four walls, the interior door painted charcoal gray, and cement tile floor with quartz counters.” This powder room features a stunning custom vanity with white quartz countertop, shiplap walls and cement tile. The cement tile is Estrella Black Pattern from RiadTile. Brass Faucet are Newport Brass. Sink can be found here. Similar Square Mirror: CB2. Lighting: Schoolhouse Simone Single Sconce. Mudroom The mudroom features grey cabinets painted in Sherwin Williams SW7670 Grey Shingle. Key Drop Sconce (not shown): Rejuvenation. Laundry Room From the builder: “It’s rare that we have the opportunity to build a laundry room that is one of the prettiest rooms in the house. One of our favorite details in this laundry room is the wallpaper chosen by our designers. Green The Benjamin Moore Forest Green and Cambria quartz countertop are also a fun element. The dedicated laundry also serves as a craft room with double desk cabinets and computer hookups. Kids Desk Area In lieu of a standard storage closet, the interior designer and builder reconfigure this location for the kids homework area. They installed floating cabinetry with matching uppers and then prewired low voltage for the computer stations. And of course, wood flooring throughout. Brass Flushmount Lighting: West Elm. Master Bedroom Master Bedroom Fireplace: “One of our favorite features in this master bedroom is the Basalt stone fireplace surround selected by the interior designer. The black wood beams in the ceiling continue our black/white theme throughout this custom home. Another fun feature is the decorative bookcase on either side of the fireplace.” Fireplace Sconces are Rejuvenation. Details Mid-century inspired furniture is also carried to this space. Sitting Area The master bedroom features a large sitting area with view and access to the backyard. Ceiling: White oak beams painted charcoal gray. Barn Door A dark stained barn door opens to the master ensuite. Lighting is Rejuvenation. Walk-in Closet The master closet is the largest secondary room in the home, outside of the master bedroom itself. Capiz Chandelier is from Horchow. Laundry This spacious walk-in closet features a large island and laundry machines. Hardware is Rejuvenation. Master Bathroom “One of our main goals when creating this floor plan was a large master bathroom.” Notice the floor-to-ceiling hex marble tile and the gold Schluter trim. Cabinet Paint Color The “Sherwin Williams Iron Ore SW7069” painted clear alder cabinets are the perfect contrast to the 8” Cambria waterfall countertop edge. Similar Mirror: Cb2. Flooring is Carrara Matte 6 in. x 24 in. Glazed Porcelain Floor Tile. Tub Master Bathroom Tub: The interior wood windows are also painted Sherwin Iron Ore, but the trim and casing are white. Throw in a large soaking tub, gold Newport brass plumbing fixtures, and gold cabinet hardware to top it all off! Tub Filler: Jacobean Exposed Tub & Hand Shower Set – Wall Mount BRASSTECH-Newport Brass. Freestanding tub can be found here. Rug is from Etsy. Shower Shower: “This is the ultimate Shower! One of the key components in this master bath was the large master shower, capped off with 12-foot ceilings and a dry-off area. Our interior then hit a homerun with their product selections. The colors, layout and patterns all tied in perfectly. They had tremendous vision when putting these choices together. One of our favorite elements is the gold trim all around the shower, soap niche, and curb. The Newport brass plumbing fixtures, Cambria quartz shower bench, and black shower frame were the cherry on top. One side note is that we installed the right tile wall 3 times. The first install had the tiles spaced incorrectly that created a small sliver of tile when butted against the left wall. We had our subcontractor remove the tile and on the second install, the tile was crooked and falling to the right. However, as they say, the “third time is the charm” and this time, it was approved.” Floor tile is Bianco Carrara Hexagon Marble Mosaic. Boy’s Bathroom “The perfect wall mount sink for the ideal boy’s bathroom! I love the chiseled “floor to ceiling” white wall tile and the black and white concrete tile floor. Kholer sink faucet can be found here and the Kohler dish soap can be found here. Tile Bathroom floor tile is Zenith Moroccan Encaustic Cement Tile from Cle Tile. Notice the Black Schluter trim around the shower. Lighting Lighting is Schoolhouse Factory Light No. 6 Rod Pendant. Similar at Rejuvenation. Mat is from Urban Outfitters. Boy’s Bedroom This neutral farmhouse bedroom feels calming and inviting. Modern Farmhouse Jack & Jill Isn’t this modern farmhouse Jack & Jill bathroom full of great ideas? I love the mix of gold and black and the grey hex cement floor tile. Hex tiles are from Cle Tile. New Trend New Farmhouse Trend: Mix black metal with gold. The gold sconces are from West Elm. Shiplap Bunk Room Bunk Room: “Our designer came up with this incredible design for the built-in bunk bed for our clients.” Bunk Room “The bunk beds are wrapped in shiplap and then topped off with gold sconces. Each of the sconces can be controlled individually for night time reading. I think we may need to build one at my house next .” Sconces are from Etsy. Girl’s Dance Studio Isn’t this dance studio dreamy? Imagine how much fun the kids would have! Studio Bathroom The bathroom features a frameless floating vanity with a greywash finish. Herringbone Patio The patio features black slate tile in a herringbone pattern. Transition “We installed black granite inside of the track itself to blend the black door to the track. The exterior patio features black slate installed uniformly on the 4” curb. The rest of the patio has black slate installed in a herringbone pattern. The interior of the home has engineered wood flooring. Great design choices and color palette.” Details Gorgeous stone patio with grass. Gorgeous! Backyard The patio doors open to an expansive backyard with two underground trampolines, playhouse and a pool area. Design This entire backyard was perfectly designed. Pool & Spa Which one would you choose? Pool or spa? Slide This backyard is perfect for entertaining! Night View A large patio opens to the pool area and pergola. Fun Isn’t this slide so fun? Pergola What better place to spend your time than outside at this gorgeous fireplace and trellis. As a bonus, if the fire is too warm, you can just jump in that amazing pool!
